    The SpaceThe cabin offers you a private space with a double bed (with electric blanket) and a jug, toaster, microwave, small fridge and heater. I provide you with toast, cereal, tea and coffee so that you can make breakfast. Your own shower and toilet on the deck attached to the main house. You can use the washing machine, dryer, freezer, BBQ and back deck. Your cabin has a little outside deck with a table and chairs and there are tables and chairs in the garden from which you can talk to the gorgeous chooks! I live in a World Heritage area in the mid Blue Mountains, New South Wales, one hour and a half drive from Sydney . I am close to local walks or 10 minutes walk to shops and the station, with easy access to Katoomba, Blackheath and Wentworth Falls also Sydney and the Central West NSW. Off street parking out the front of my home. Pick up from the station can be arranged if you don't have a car. Lawson has a small shopping centre with cafe, pub and restaurants. I am happy to welcome you any time after 1pm and can offer a late check out at midday. I love being a airbnb hostess and look forward to meeting you. Guest AccessThe back deck and BBQ. The National Park is accessed from the Golf Course across the road from my home Getting AroundThe train station is a 10 minute walk away. Trains run every hour to Sydney and the west. You can access most popular tourist destinations this way. A car is good for getting to more remote places. Other Things to NoteWill drop you off to local tourist spots. Happy to offer a 4 hour tour for $200 a couple and $120 a single. This includes visiting the most scenic spots available.     The SpaceKookaburra Cottage - Blue Mountains. Self contained one bedroom cottage on 3 acre family property in Blue Mountains, West of Sydney. 2 single beds and a fold up bed for extra $10 per night. Linen including towels and t towels - provided. Kitchen, bedroom, lounge room , dining area, bathroom with shower, back veranda overlooking property.There is a pool on the property but sorry this is for our family use only. The Cottage is a separate dwelling to our family home which is also on the acreage. We live on bushy acreage with many native birds to be seen and we also see the occasional Wallaby on our property. Travel cot available. 15 mins walk to Woodford station, 3 kms to local shops at Hazelbrook. We are really only suitable for those with their own transport. We are in the Blue Mountains World Heritage Area. We are just 20 mins drive from Katoomba, 15 mins from Wentworth Falls, we live opposite the Transit of Venus walking tracks which lead to a number of Waterfalls. There are many beautiful bush walks, outdoor activities and tourist attractions very close to us - we can provide information about these as we are keen bush walkers, kayakers and cyclists. The Cottage does not offer luxury accommodation but it does offer a reasonably priced, clean comfortable self contained cottage in the lovely Mid Mountains. Interaction with GuestsWe are a busy family out and about a lot, we may not see you during your stay at The Cottage....but that's fine come, relax and enjoy the beautiful Blue Mountains.       The SpaceThe garden flat is a very modern, comfortable one bedroom little home which opens onto a lovely verandah. The separate living kitchen area means you can completely self cater if you feel like staying in. Sip wine or tea on the deck whilst you listen to the birds, observe the night stars to the sound of the Mopoke and enjoy the experience of life in the Blue Mountains. The flat is suitable for a couple or really close friends who don't mind sharing a comfortable bed! Guest AccessGuests will be able to relax on the verandah and share the garden. Seasonal vegetables and fresh eggs collected from the chickens, will be available. The garden is shared with us but we are friendly! The NeighborhoodWe live in Lawson which is the mid Mountains. I have lived in the Mountains for a long time and am still finding new and beautiful places. Lawson offers easy access to transport and beautiful walks past waterfalls as well as a small but thriving retail precinct. We are close to the larger towns of Leura and Katoomba which offer a range of great restaurants and dining experiences, fantastic coffees and the spectacular views of the Three Sisters... but in Lawson, its the real mountain experience. Getting AroundWe are a short 5 minute walk from the train station which can take you into Sydney in an hour and a half and up the mountains in the blink of an eye. Buses and taxis are available near the station.

      The SpaceThe Church is a modern, luxurious home renovated from a 100 year old disused church with beautiful stained glass windows, decorative cornices, gothic wrought iron and luxurious wood paneling. It is a unique property that offers a friendly and comfortable atmosphere with technological amenities, a linen service, home made bath salts and other unique touches intended to spoil our guests. Close to the railway station, the church is situated on the Great Western Highway and does experience some traffic noise. Guest AccessGuest will be sent a unique code which will allow them access to the property during their stay. The code will either be sent to their mobile or email address. Interaction with GuestsWe are always available on email or by phone to assist with anything the guests require, from recommendation for local dining to how to work the in house movies. The NeighborhoodWoodford is a beautiful small Blue Mountains town, rich with nature and walking tracks. Two doors down the mountain is Blue Mountain Bikes who will assist with bikes and tracks. The people of Woodford are friendly and warm, the imagination, craft, and love of nature is evident around the mountains with boutique restaurants, shops and gardens speckled between magnificent natural phenomenon, historical attractions, water holes and bushland. Getting AroundThe Church is within walking distance to the train station. A short walk from the church is a delicious little cafe.       The SpaceOur studio is ideal for those wanting a base from which to explore the Blue Mountains for a weekend, a week or more! It is completely separate from our main house with private access as well as blinds to block sight lines to the main house. Having a car/hire car is recommended. Perfect for couples, singles or families of up to four. We recently renovated the space to include a kitchen (four-burner stove, oven, microwave, fridge), bathroom (with views of the bush), walk-in wardrobe and brand new contemporary furnishings. Plus it has a brand new reverse cycle heater/air-conditioner, so it's beautifully warm or cool no matter what time of year you visit. One of the main highlights is the bathroom - where you can enjoy a shower or bath while taking in the beautiful views. There's something magical about being so close to nature in the bathroom! We also provide tea-light candles to make your bathroom experience even more beautiful. The space is combined kitchen/dining/living/bedroom, and there is plenty of room for all visitors to escape to their own nook. The pitched ceiling creates an airy, light-filled atmosphere, and the creature comforts we provide give that extra feeling of luxury. Bring your yoga mat, your journal, a good book, your guitar or anything that you don't usually have time for - and enjoy it in our serene space. You will also have access to the downstairs deck of our house, which provides the same bush views as the studio in a shaded outdoor area. Getting AroundThere is a train station at Bullaburra; however we recommend having a car or rental car if staying at our studio as that will make it much easier to get around to the sights of the Blue Mountains.       The SpaceThe 'Shouse' has become popular as a meditation and yoga retreat, for board games and conversation by the fire. It is also an excellent base for bush walking. Overlooking a pristine bushland valley, it is a passive solar, rustic straw bale and mud structure. Cool in summer and cosy in winter (with the help of a combustion fire). It is clean, high- tech and entirely off-the-grid. It has one large living room with an earth floor and a king size bed enclave, kitchen facilities, shower and toilet. It also has a beautiful, airy and light upstairs loft with 4 more beds - accessed by steep ladder stairs. Being both high and steep the loft area is not suitable for small children, for people who sleepwalk, for the infirm or people who are drunk or impaired in some way. While central for Blue Mountains bush walking, the property itself also has its own creek and waterfall as well as other interesting natural features including a hanging swamp. We have a chicken yard, honey hives (and two free ranging guinea pigs too, now carried away by wedge tailed eagles). Alternative & organic but pragmatic too Named 'The Shouse' because it was originally intended as a studio, but over the course of the building process, developed into a very comfortable 'house' which our family lived in for 2 years. Guest AccessGuests have all the advantages of a self-contained kitchen. It has a bathroom, a wood heater for winter, a writers desk overlooking the valley, a growing library of books, board games, a table tennis table and an imperfectly tuned piano and guitar. Bush walking and transport information. Instead of a tv you will find a beautiful view of the valley, board games, books and a writing desk. For access to the internet you will need to bring your own dongle (the reception is fine)or log in at one of the local cafes. We can also orgainse a private astunga yoga session or massage to come to you. The ladder stairs to the loft makes that sleeping area less suitable for elderly or disabled guests and unsuitable for young children and/or unsupervised older children. No dogs or cats allowed - as we have chickens, lots of wild birds and wallabies. Interaction with GuestsOur family home (another strawbale building) is 50metres down the hill so your privacy is as assured as you wish it to be.       The SpaceAn elegant colonial two storied house in a quiet no through road. The décor is just as Grandma left it. Central heating and electric blankets on all beds. Accommodation comprises 4 bedrooms, 2 bathrooms and double living area. Downstairs is a spacious double bedroom with en suite (the Pink Room), upstairs comprises two queen bedrooms (the Yellow Room and Blue Room) and a twin room (Lilac Room). Also upstairs is the large bright and airy bathroom overlooking the rear garden. The living areas have windows on three sides making the space light filled and airy with views out on to trees and garden and filtered views of the distant Grose Valley. Clearview Cottage is in the mid mountains village of Hazelbrook right in the centre of the beautiful Blue Mountains World Heritage Listed National Park of NSW - with bushwalks just at the end of our street. A very easy drive of just over an hour and a quarter from Sydney CBD or a one and a half hour scenic train journey in double decker air conditioned comfort from Central Sydney Rail Station (let me know if you are arriving by train and I will pick you up at Hazelbrook station). Large flat screen TV with DVD player and a generous assortment of DVD titles in lounge, as well as CD player in living. Ever changing birdlife and even the occasional early morning wallaby in the large back garden means you are sure to find tranquility, peace and privacy here. All linen supplied, self catering or Bed and Breakfast for an extra $15 pp (one week's notice required available for up to 4 persons). Restaurants (Thai, Pizza, Chinese) and shops within one kilometre and the train station is one kilometre from the house.       The SpaceThis self-contained space looks out onto beautiful mountain bushland. Comfortable double bed, ensuite, basic kitchen, large dining table, own sitting room, own private verandah, separate access. Close to railway station, 5 mins from marvellous bush walks, cafés and restaurants of Wentworth Falls. Please note that Bullaburra itself is a small village with no cafes or shops. In the living area is a sofa bed which will comfortably accommodate an extra person or couple. There is also a fold-up camp bed on which a child could sleep. Pre-school age children are accommodated free. Be aware, however, that the back garden has steep slopes and is not suitable for children to play in, and that young children would need to be supervised on the verandah. The inside space has plenty room for children to play and is quite suitable for older children and for short stays with young children. If there are five of you, just send me an enquiry prior to booking and I'll make it possible to book for five. A quiet, tranquil spot, with King Parrots and honeyeaters at your door. Enjoy breakfast or an evening drink on your own private verandah overlooking bushland. Your own sitting room, with comfortable sofa, has views of the bush, as does your bedroom. A basic kitchen includes electric jug, toaster, microwave and toaster oven. Breakfast provided - cereal, toast & spreads with butter or margarine, fruit, juice, plunger coffee, a range of teas, plenty milk. Free Wi Fi. Access to TV and laundry in the main house can be negotiated. Use of the upstairs kitchen may also be arranged if you need to use a hot plate or a large oven. I'll be upstairs if you need anything... extra towels, local information or just a chat. How much we interact is up to you, so please, if you feel like talking, do wander upstairs and say hello. I love the quiet and tranquility of this part of Bullaburra. My own bush garden with its banksias and angophoras looks across to wild bushland across the valley. It's a three minute walk to the railway station, then a short train trip to Wentworth Falls, Leura and Katoomba. On-street parking is perfectly safe in this quiet neighbourhood and you will be only ten minutes drive from fabulous bush walks, cafés, restaurants in Wentworth Falls and Leura. This downstairs retreat is simple but comfortable. With its plain bathroom fixtures and basic kitchen, it would probably rate as 3.5 stars in hotel-speak, but the quality mattress, the line-dried sun-scented cotton sheets, the spacious living area, the comfy armchair and Persian carpets and the lovely outlook from your large verandah will make it a 5 star experience. Guest AccessAccess to the upstairs kitchen and laundry is negotiable. Interaction with GuestsThe guest area is completely self-contained and guests have their own key. How much interaction we have is up to the guest... I'm delighted to chat and drink tea or wine with guests on my upstairs verandah; if they wish to be alone on their own verandah, that's fine too. Other Things to NoteThe house is in Bullaburra, 13 kms from Katoomba. If you wish to stay in the heart of Katoomba, this is not the place for you. If you want a tranquil hideaway with a lovely outlook and no highway noise, you'll be happy here.

Lawson swimming pool is open during the summer and only a few minutes drive from here. It is a great place to cool down on those hot days or just have a relaxing swim. The NeighborhoodWoodford is a pretty village in the heart of the Mid-Blue mountains, around 90 kilometres west of Sydney. Its elevation is 609 metres (1,998 ft) above sea level. It is situated on the Great Western Highway and has a railway station which was first opened in 1868 as Buss's Platform. Woodford has a population of around 2000. The site was originally known as Twenty Mile Hollow. In the 1830s an inn called The Woodman was built there. Ten years later the inn became known as the King's Arms. Sydney businessman Alfred Fairfax converted the building into a private home some time later and renamed it Woodford House. The railway station adopted the name Woodford in 1871. Woodford House later became Woodford Academy, a private boys' school and is now a heritage-listed building, and the oldest building in the Blue Mountains: (URL HIDDEN) One local walk takes you along one for the few remaining stretches of Cox's highway. William Cox, an extraordinary engineer, assembled a team of thirty convicts and eight guards to build a road across the Blue Mountains in 1814. William Cox was assisted by two Aboriginal men: Colebee from the Darug Tribe and the Boorooerongal Clan and Joe from the Mulgoa Clan. Starting at Emu Plains on the 18th July 1814, in just four months the team had completed a road covering a distance of 47 miles to Mount York. Woodford is well known to mountain bike riders and walkers as the start point for the renowned Oaks and St Helena tracks. It is also the finish point for Andersons and Ingar fire trails, also popular with mountain bike riders and walkers. Each June or July, Careflight International raises money by conducting the Woodford to Glenbrook Classic, a cycling and running race from Woodford railway station to Euroka picnic area at Glenbrook in the Blue Mountains National Park. The Classic follows the Oaks and Bennetts Ridge fire trails, and is 25 km in length. The area also presents opportunities for bushwalking and photography in places like Murphys Glen and Wilson Glen (on the south side of the highway) and Mabel Falls Reserve (on the north side). Great coffee and meals are available at the local cafe, Transit Espresso, about five minutes walk from our place. They also prepare lunches for walkers and cyclists. There are garden festivals throughout Spring in the mountains. The 31st annual Hazelbrook and Woodford Garden Festival will run on two weekends in September (13/14th and 20/21st) this year, while the 2015 Leura Gardens Festival will take place from Saturday, October 3 to Sunday, Octob(PHONE NUMBER HIDDEN). Woodford Academy holds regular events, as does Springwood's (10 min drive) new cultural hub. The Blue Mountains Cultural Centre in Katoomba has an excellent library and regional art gallery. Getting AroundIt's a two minute walk from our place to the nearest bus stop and Woodford railway station. Other Things to NoteOAKURA COTTAGE, WOODFORD Welcome to Oakura Cottage. The following information will help you make the most of your time here. Wifi The wifi account is 'geordie's wifi'. Password is 'frangipani'. Music There is a SONOS speaker in the kitchen which you can access using the wifi. You will need to download the SONOS app (free download) from the App Store and then simply connect using your phone, iPad or other device. You can also access Spotify via the SONOS app. Appliances Oven: the best setting for all round baking and roasting is fan forced. This is the 7th setting (turning clockwise). Allow time to preheat as sometimes it can take a while. TV (main house): ensure TV is turned on at wall. Normal free-to-air stations can be accessed using the white remote control. You can also access a range of movies we have on the external drive which is connected to the TV. Simply turn to channel 1 and then one channel down from there is 'side'. Then, turn on using black remote, wait for the raspberries icon to show and then select it, then toggle right to select 'movies'. From there, you can scroll though the movie files available and select the one you want. TV/PS3 (studio) for PS3 only: Turn the TV on by the square button on the control panel underneath the screen. When the TV turns on (it will take a few seconds) press the MENU button on the control panel and using the PROGRAM/CHANNEL buttons, navigate to the bottom option in the first column (on the TV screen). You should now be on INPUT. Using the volume buttons, go across twice to the far side of the screen. It should have three options: TV, AV and COMPONENT. Use the channel button to select AV. Press MENU twice to get rid of the display. Turn the PS3 on and you are ready to play games or watch DVDs. Please note, no channels are installed on the TV so it is only used for gaming and/or watching DVDs. Dishwasher: is happiest on 'normal' setting but if you find that the dishes are not perfectly clean or you have a particularly dirty load, use 'intensive'. Washing machine: is located in the garage. Only cold wash is available. The best setting to use is 'cottons'. Ensure dial is set to 'cottons', press the temperature button (look for the thermometer) until it reads 'cold' and then press start. The cycle takes around 47 minutes. Dryer: we have a clothesline with pegs behind the studio but if you need the dryer, you simply have to press the gaffer tape down to keep the door closed! The kitchen fireplace If you want a fire, there is newspaper and kindling in the basket. Fire wood is up near the garage. Adjust the fire by opening and closing the flu at the front. Things for kids Apart from the many toys in the yellow room, there are two bikes and a scooter in the garage. Behind the studio you will find a sandpit and sandpit toys, trampoline, seesaw and swing. The seesaw and swing are made of hardwood and so are very heavy. Please take care when using. Please try and put toys roughly back where you found them Rubbish and recycling The external rubbish bin (red) and recycling bin (yellow) live in the garage. If you are staying for a week, the rubbish is collected early Friday morning so you'll need to have the bins out on the curb to the left of the driveway (yes, all the way down the driveway!) by Thursday night. Things to do locally Transit cafe is a 5 minute walk away. Cross the highway using the overpass from the train station and then head up (west) the highway until you see the cafe. Hazelbrook also has a cafe with good coffee and three great vintage/antique stores. Drive all the way up Railway Parade, cross Park Rd and continue until you see the cafe and the Pink Flamingo (open Thursday- Sunday). There's a 40-50 minutes return bushwalk just beyond the train station. Head past and then slightly up Buena Vista Rd. You will soon see a stone plinth/arch with Wilson's Glen written on it. This is the start of the walk. Head down the stairs and follow the path. When you hit the fire train, turn left and follow that path all the way (keep left) until you get to a water hole. Return home the same way. But the best thing to do is to sit in the garden and watch the birds. We have the most amazing variety of birds that call our garden home. If you're lucky, you might even see some glossy black cockatoos at the end of Old Bathurst Rd where there is a stand of casuarinas. The NeighborhoodThe mid-mountains has so much to offer: in our village is the historic Woodford Academy (the oldest building in the Blue Mountains), the start of the famous Oaks Fire Trail for mountain bikes, many bushwalks including the Transit of Venus track and Murphys Glen, the secret Woodford Lake, 20 Mile Hollow Cafe etc. In nearby Hazelbrook and Lawson (5 mins drive away) are beautiful waterfall walks, antique shops, cafes, etc down the road at Faulconbridge is Norman Lindsay Gallery then 10-20 drive mins up the mountains are the major attractions of the Blue Mountains such as Wentworth Falls (about 10-15 mins drive), Leura village (about 15-20mins drive) and the Three Sisters at Katoomba (about 20mins drive). Many attractions are accessible by public transport, although it is easier with a car. Getting AroundWe are in a little private valley surrounded by bush, yet only a few minutes from the Great Western Highway. By car, it's easy to find us and get around and you will have your own car space on the property. Getting around from our place will definitely be easier travelling by car, so we recommend that. If you're using public transport, Woodford is about 1hour 30mins from Central station by train and we can usually pick you up from Woodford station which is 5 mins by car or a 20mins walk. There is also a local taxi service if we are not available to pick up. Be mindful that trains run only every hour outside of peak, so if you are using the train we recommend you research and plan your trips ahead to make most of the day. Generally it's easier to see the Blue Mountains by car, but do-able by public transport with a bit of patience. A few of the local bushwalks, the Woodford Academy and the 20 Mile Hollow cafe are walking distance or you can borrow our mountain bikes for a short ride. Other Things to NoteMobile phone reception is a bit patchy here as we are in a little valley. Most people think that's a good thing! Depending on your carrier you will have coverage in certain spots in the rooms, we can show you where. We speak German, French and Persian as well as English. We are inclusive & LGBTQI friendly There are many optional extra's: Breakfast: A continental breakfast (juice, fruit, yoghurt, cereals, toast, condiments, tea/coffee) is available for $6 per person per day. We lead busy lives but are happy to provide you with information about places to visit, where the good food is and not to be missed experiences in the Mountains. The NeighborhoodHazelbrook is nestled in amongst beautiful National Park. Only a 20 minute drive from the world famous Three Sisters at Echo Point we are also close to some hidden gems including walks, waterfalls, lookouts and even a waterhole which we will be happy to direct you to. Hazelbrook has a small shopping precinct with a supermarket, cafes, Thai & Chinese, Pizza etc. Lawson is only a couple of minutes away with a chocolate café (yum!), wholefood cafés and an organic store among other shops. Further up the mountains lies the picturesque town of Leura and Katoomba homes of great dining experiences, great coffees and spectacular views. Getting AroundParking is available in a carport above the Studio. We are situated only a 5 minute walk from the train station. With easy access to both methods of transport as well as buses this is the perfect location from which to explore the Blue Mountains.

Interaction with GuestsI have a fully equipt artist studio so if you would like to do an art workshop in printmaking, painting or drawing, organise this with me prior to arrival. I have been a practising artist for 26 years. I am happy to give you advise on great bush walks in the area and if I'm not too busy I would be happy to come along if you don't have much experience. The NeighborhoodI am situated in the middle of the beautiful world heritage Blue Mountains. There are many beautiful lookouts, waterfalls and bush walks close by. A great place for lunch after a bushwalk is Conservation hut at Wentworth falls. There are Thai, indian and Chinese restaurants within 5-15 min drive. Getting AroundThe train station is a 10min walk, 2 minute drive. The line travels up the mountains to Lithgow and down directly to Sydney which takes 1.5 hours. If you are wanting to explore the mountains but have no car. Catch the train to Katoomba, 15 mins and there is a trolley car that takes you to the major attractions cost $25 per day to hop on and off as much as you like. Guests will have a key and full usage of the space for the duration of their stay. Interaction with GuestsWe live directly upstairs and are available either in person or via text for any needs. We will be there to meet you in person, but afterward the place is yours to come and go as you please. The NeighborhoodWe live in a cul-de-sac street in a no through area, which means the only traffic is people from our street. Getting AroundThe house is situated just 10 minutes drive from the town of Hazelbrook where there is a train station. It is approximately 30 mins walk to the station. There is a bus stop 15 mins walk away. Other Things to NoteAt times you may be sharing the outdoor space with some friendly geckos. They won't bite you and will probably scuttle off before you even realize they are there. Inside in the corners of the front room you may find the odd Daddy Long Leg and his web. As quickly as we dust them away they are busy building them again. These to will not hurt you and they're helping to keep any mozzies away.

Sydney View is only 14 km from Wentworth Falls, 18 from Leura and 20km from Katoomba so it is an easy drive to all the iconic Upper Mountain attractions as well. Perhaps not as well-known as its sister suburbs in the Upper Mountains, there is still plenty to do in Woodford and surrounds: • For the serious bushwalkers try Murphys Trail an 18km, 6 hour medium grade track from Woodford to Wentworth Falls. • Mountain Bikers get a great downhill run on the Oaks Trail from Woodford to Glenbrook offering dazzling scenic views, heath and delightful picnicking near Glenbrook. • Visit Antique barns in the Lower Mountains towns of Hazlebrook, Glenbrook and ”Mountains Shed” of Woodford • Further West, turn off Woobury Street to Waterhouse Park where you can walk to Mabel, Edith and Hazel Falls.         Located in the beautiful Blue Mountains West of Sydney, Bronte Cottage in Bullaburra is a fully self contained modern French provincial style country house, perfect for a romantic weekend away, a family or any group looking for a great holiday. Approximately 90 kilometres from Sydney, Bronte Cottage is set in 1 1/2 acres of beautiful gardens and bushland, conveniently located for bushwalking, close to all Blue Mountains scenic attractions. The cottage also has access via a short walkway to the Common (4 acres of established gardens and two acres of easily accessed bushland). Shared by four other cottages, within the Common is a duck pond with koi carp and a full size tennis court (racquets are available within the cottage). On arrival, burning log fire is set, beds are made up complete with electric blankets. The cottage has a basket of fresh fruit, flowers and chocolates awaiting your arrival. The kitchen is stocked with a traditional country style breakfast platter. The bathrooms have an ample supply of fluffy towels and bath toiletries. STANDARD TERMS AND CONDITIONS OF TEMPORARY HOLIDAY ACCOMMODATION - Payment of the rental deposit constitutes the client’s acceptance of these Terms and Conditions. - Variances can be agreed on, but only by written arrangement with the owner. - Your payment/s are non-refundable and are required to secure the booking. - Your credit card details will be held on file for security bond on this property and as agreed, will be automatically debited (for any calculated amount) if the Terms and Conditions are not met or if there is any damage to the property (internal or external) or its contents. - Balance of the rental amount is non-refundable and must be received in full on your day of arrival. If not, the owner has the right to cancel the booking and attempt to re-let it. - If cancellation is caused by the client, the money paid is non-refundable, unless the property is re-let for the entire period. If the property is re-let for the entire period, a refund is made due to the property being re-let. A $55 cancellation fee will apply. - The owner will make every effort to ensure the property is available as booked. However, the owners reserve the right to make alterations to bookings due to unforeseen circumstances. - To maintain a good standard for our guests, we require certain conditions to be complied with. We appreciate most will respect our property, but the occasional abuse requires that we state the following conditions. * Number of guests should not exceed the number stated in the confirmation email notice or subsequently agreed in writing or email. * Fees will apply for excess guests not agreed with the owners in advance, or termination of your booking with no refunded tariff. * Lost key replacement will be charged to your credit card at $55 per key. * Parties and functions are strictly prohibited. The price charged is for domestic use only, not commercial use. * Accordingly, this rate does not allow for the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc. * Use contrary to this will result in termination of rental and loss of bond. * Damages, breakages, theft and loss are the tenant’s responsibility during their stay. - The property is to be left in a clean and tidy manner, similar to the condition when you arrived. An excess cleaning fee will apply (min $110.00) if property is left in an untidy manner and will be charged to your credit card. - During your stay please keep noise to a minimum. Noise should be restricted after 10.00pm for consideration to neighbours. - Disturbance to our neighbours, including excessive noise, is prohibited and may result in termination of rental and loss of bond. - No smoking inside the accommodation.
