The Space A small lovely "Doll House" in a rural location. It's our guest house, across the driveway from the main house, and we're the only two residences situated on 16 acres in the middle of Finger Lakes wine country (five wineries are within walking distance!), Just a mile from the Finger Lakes National Forest and two miles from Seneca Lake, it comes with free parking, high-speed internet, cable TV, heat, A/C, double bed, a fully equipped kitchenette with coffee beans for the grinder, and a small deck overlooking your own back yard. Sturdy shoes will take you through our woods and to Sawmill Creek gorge which runs across our property. Perfect for a romantic getaway, peaceful respite or writer's retreat. Guest AccessGuests will have access to almost our entire property, including a trail through our woods to a gorge, and one to a fire pit and nature pond. There's a table, chairs and a barbecue on the Cottagette deck and a hammock just beyond. A playhouse in the yard is never used by our grandkids when guests have booked, but guests are more than welcome to slide and swing if the spirit moves them! Interaction with GuestsWe only interact with our guests at their discretion. You are welcome to arrive on your own schedule any time after 3 pm. Often we are able to greet guests personally, but otherwise, we leave our guests to themselves. We are available, though, 24/7 should there be any problem. The NeighborhoodAmid the homes of country folk there's a convenience store and gas station, a church, two restaurants and a diner within walking distance, yard sales in the summer, as well as the Hector Parade (fire trucks, tractors and more plus candy thrown to the kids) then the Hector Fair begins. Very safe neighborhood. Getting AroundBecause we're in a rural area, there is no public transit. Other Things to NoteWe're not birders, but we've been told there are many kinds of birds on the property.

The SpaceTwo story open floor plan. First floor has a queen size futon that could accommodate other guests with permission from owner (and at additional cost). There is a full bath on the first floor. The second floor is an open master suite with full bath and 360 degree views of vineyards and Seneca Lake. Guest AccessThe surrounding property is private. We ask guests to not wander through the neighboring vineyards. We do own nearby vineyards and would be happy to give tours and allow hikes if feasible with our vineyard work schedule. Many local restaurants and winery tasting rooms to enjoy! Finger Lakes National Forest hiking and trail rides. Local lake access for swimming. A treasure of a spot! Interaction with GuestsWe live in the main farmhouse on the property and make ourselves available if our guests have any questions or need anything. The NeighborhoodHector New York is a food and wine mecca! World class wines and fresh local food that will excite your senses. Enjoy local favorites within walking distance; Hazlitt 1852 Vineyards, Hector Wine Company, Red Newt Winery and Bistro. Or venture to enjoy over 30 wineries around Seneca Lake. Many local establishments offer live music weeknights and weekends. Getting AroundDrive yourself with a designated driver, or hire one of the local touring and limo companies. Other Things to NoteWe have a nearby volunteer fire house. At times you may hear a loud siren notifying emergency responders. Please do not be concerned. So far we have not had any guests that were awakened by the sound.

The SpaceOur home is right in the heart of wine country and overlooks Seneca Lake from the east side, so the views are amazing and the sunsets are often filled with spectacular colors. Set among summer cottages and homes in a rustic/country-style neighborhood, our property has 70 feet of spacious lake frontage and a 10 foot wide dock. Depending on the weather and day of the week, the atmosphere on this uncongested lake ranges from calm and peaceful to joyful and fun. Our home is fully furnished and features an Arts & Crafts-style living room. There are hardwood floors in the living room, kitchen, dining room, and master bedroom, slate floors in the hallway, and carpeting in the second and third bedrooms. The master bedroom, living room, and especially the dining room (with its eight windows) all have clear, broad views of the lake/sunsets. The community areas are large too (living room: 17' x 22', kitchen and dining room: 22' x 22'). Up to six people can sleep comfortably in the three bedrooms with one queen, one full-size, and two twin beds. The kitchen is fully stocked and the house has air conditioning. There is enough parking for two or three vehicles. Just outside the house is an intimate yard with a gas grill and a patio set that has cushioned seats and an umbrella. On the lakefront, there's a bonfire ring and a picnic table with an umbrella. You can borrow the owner's 2 kayaks, peddle boat, and row boat, and use life preservers and extra chairs that are kept in the boat shed. There's something for everyone, including swimming, boating, kayaking, floating/lounging, long walks along a dirt road through vineyards, fishing, and romantic evenings watching the sun set and drinking local wine. You can borrow the owner's kayak and row boat, or use the floats/tubes, life preservers, and extra chairs that are kept in the boat shed - access to the lake frontage from the yard is by way of a sturdy staircase or by a short road that goes around the neighborhood (about 1/4 mile to our frontage). The staircase has about 70 steps. The run for the steps is 11 inches, which is nice, and there are three decks with benches, in case anyone needs to rest or wants to see the view. It's also very handy to be able to drive down if you're carrying coolers, towels, suntan lotion, or are taking some small kids down all at once. The road is for limited use, especially on crowded weekends, but it is there when needed. Note: Internet is available at the lakehouse, and you can use up to 1.75 GB of data per week, or 0.25 GB of data per day, for free. That should be way more than enough, unless you're downloading a lot of U-tube videos, playing video games, or watching movies online. Video is usually the only thing that uses so much data. I almost always use less than 1.75 GB in a whole month, and I'm on email and the internet many times a day. If you or your children use more, then we will take $2.50 out of your security deposit for every 0.25 GB of your usage above your allotment. If Verizon didn't charge us for extra data usage, we wouldn't need to do this, so we hope you understand. Interaction with GuestsAt first, I usually interact with guests mostly via email, as they're deciding whether to book our lake house, and when they have a lot of questions or want to book it. Then, at least about a week before their arrival date, I email them with directions to the house and some pre-arrival information such as how to get into the house when they arrive, what to bring, etc. My husband and I also live in the same neighborhood as the house, so it's very convenient for us to drop by to help out if something is needed. Once or twice a day, guests might also see me walking our dog, Seneca, along the gravel road that leads down to the house, and they usually recognize me or our dog and stop to say hello. I really enjoy meeting our guests, and Seneca loves it even more. We usually like to let people have privacy when they're enjoying time with their family and/or friends at the house or on the lake frontage, unless they want to talk to us. The NeighborhoodOur lake house is located in a small neighborhood, with about 15 other properties. Most of the other cottages are seasonal, and so their owners come about every other weekend during the summer. So, it's often very quiet and peaceful in the Spring, Fall, and Winter, as well as in the middle of the week during the Summer. On weekends it's more lively with a lot of activity though. Seneca Lake is the widest and largest of the Finger Lakes, and so it tends to have more sailboats (as opposed to motor boats and jet skis) than are on the other smaller, more congested finger lakes, making the atmosphere a little more quiet and peaceful. Other Things to NoteThe area is great for - antiquing - boating - cycling - fishing - hiking - hunting - mountain biking - restaurants - sailing - shopping - swimming - water skiing The surrounding area is incredibly dense with wineries overlooking the lake. You can have a great time touring the area and tasting wines. THERE ARE 10 WINERIES AND A BREWERY WITHIN A 10 MINUTE DRIVE, AND ONE WINERY WITHIN WALKING DISTANCE. The property is 15 minutes from Watkins Glen, home of the Watkins Glen International Race Track, Watkins Glen Gorge, and Glen Harbor Marina. It's also surrounded by the Finger Lakes National Forest, with many nice hiking trails. You-pick fruit orchards and honor-system fruit and vegetable stands are available frequently during the summer and fall. Skyland Farm, a fine-craft gallery with items from over 500 artists and a feeding farm, is a must-see. The cuisine in the area is delicious with dining atmospheres ranging from casual to elegant. Two miles across the lake, the Rainbow Cove Restaurant has slips for boats. Here are some of the local events. - Finger Lakes Wine Festival, July - Nascar races at Watkins Glen International Racetrack, Watkins Glen, NY - Lodi Bluegrass Festival, October, Lodi, NY For those willing to drive a little farther, other attractions include the Museum of the Earth, which is 35 minutes away, and Ithaca, NY (a 50 minute drive), with many musical venues and a wide variety of international cuisine. The Corning Museum of Glass as well as the Rockwell Museum are also 50 minutes away in Corning, NY.       This luxurious Sunflower Apartment at Sunrise Landing is at ground-level. It boasts a magnificent view of the lake and sunrise through the wall of windows in the living area and the French doors in the bedroom. Both the French doors in the bedroom and the glass door in the living room lead out to the private patio. The equipped kitchen area is at one end of the combination kitchen, dining, and living room and features beautiful oak cabinets and an oak trestle table which seats four comfortably. The sofa in the living area, opens to a full-size bed (this becomes another private sleeping room separate from the bedroom). Other inviting, comfortable furnishings, an electric fireplace, and a Satellite TV/VCR complete the room. White wicker accents the other white furniture in the yellow bedroom, and a romantic, white iron, queen-size bed completes the look. The bath with tub/shower is convenient to both the living area and to the bedroom. This apartment suite is approximately 600 square feet, large enough to be comfortable for two - four adults for five nights, a week, or longer . The owners will consider a shorter rental period if that is all that is available when you wish to come. The Sunflower Apartment at Sunrise Landing is half of ground level of a beautiful home, located on a bluff, overlooking Seneca Lake, with stairs down to 200 feet of waterfront for guests to use. Rental guests share the use of the waterfront, dock, kayaks, and paddle-boat with other guests in the 4 unit property. Water shoes are advised if one is using the lake. Bed Linens and Towels are provided and the queen size bed and full size sofa bed are made up when you arrive. A roll-away can be made available for parties where an additional separate beds is desired.. Laundry facilities are available by arrangement. Owners live on the property and are available if needed. Cleaning before and after is included in the rate. An optional cleaning can be provided for $55 during one's stay. The beautiful Sunflower Apartment at Sunrise Landing is located in a rural area. Approximately 60 wineries surround the lake, many famous, offering world class wines. Seneca is the deepest of the 11 Finger Lakes at 645 feet, and one of the largest. It is centrally located among the other lakes; a trip over to Keuka Lake (and more wineries) is approximately 20 - 30 minutes, and Canandaigua, is 45 minutes - both to the west where guests will find the Finger Lakes Wine and Culinary Center. Cayuga is 45 - 60 minutes and Skaneateles is approximately 90 minutes, both to the east. The area is known for its beautiful parks and waterfalls: Watkins Glen State Park with its amazing gorge and waterfalls is 15 minutes from the Iris at Sunrise Landing. The Finger Lakes National Forest is approximately 35 minutes, and both Taughannock Falls State Park and Robert H Treman State Park are not too much further. Many other hiking trails are nearby. Seneca Lake is dubbed the Lake Trout Capitol of the World and those interested in fishing will find guides to help you find all the best spots or can explore on their own. Sailing Charters and Dinner boat cruises are available or venture out on the kayaks available to our guests. Good golf courses are available for those whose vacation is not complete without several rounds of golf. Watkins Glen - a mere 12 - 15 minutes away is home to the famous Watkins Glen International Raceway with events all summer and most of the fall. Sunrise Landing has parking adjacent to the house - and overflow parking a short distance away.

            The SpaceThe cottage, though built in 1903, has many modern appliances and amenities. With 5 bedrooms and two baths, it comfortably sleeps eight. Highlights include a covered front porch with comfy seating looking out over the lake, with an uncovered wrap-around porch increasing the potential for outdoor seating, with two chaise lounges and a gas grill. High ceilings and finished wood floors in the downstairs dining and living rooms give a lodge-like feel to the cottage. The kitchen has two refrigerators, a gas stove, microwave and double sink. The water in the house is all UV purified and sediment filtered. There is a washer and dryer in the cellar. A steep 1/4-mile walk down an old jeep road (not to be driven, given its lack of maintenance) will bring you to our waterfront, where there are two docks and a shed with beach chairs and a refrigerator. The beach is shale (so wear shoes!), and the lake bottom is carpeted with sharp zebra mussels (so WEAR WATER SHOES!!), but off the dock the water is deep and refreshing, typically clear and cold (65-75 degrees from June-August). The trail through the woods and steps to the lake may each be slippery from wet leaves and moss, so care must be taken on the descent. Guest AccessThe entire house, except an owners closet and attic space upstairs and a wood room below the porch, is available for guest access. The NeighborhoodGlenora is a small community off of Route 14, near Dundee, NY, located 26 miles south of Geneva, 8 miles north of Watkins Glen. Ithaca and Elmira are each about 45 minutes away by car; Rochester, 90 minutes. There are numerous farm wineries, craft beer microbreweries, and distilleries in the area, making touring by car a pleasure, especially during the Autumn when trees are turning. This cottage lies near many neighbors that live in Glenora year-round and enjoy their peace and quiet. If you are looking for a place to call "!party-central!", then this is NOT the place for you. If you are planning on entertaining the bridal party or large group with a brunch or dinner, then please allow time to perform an initial clean-up before departing, sorting the recycling from the trash, please. We will take care of the vacuuming, sweeping, and laundry. Thank you for your consideration. Getting AroundHaving your own transportation is pretty much essential around here, though buses do run up and down Route 14, and taxis can be had for a price.                 The SpaceWhen visiting the Seneca Lake area of the Finger Lakes region, nature lovers, race enthusiasts, wine and beer lovers, and vacationers alike will discover authentic charm in one of a kind log cabins. Originally built in the 1920's for early visitors, the Rustic Log Cabins are one of the oldest lodging establishments in the area. All four of our cabins have a great farmers porch on which to relax and enjoy your favorite local wine or beer and watch gorgeous sunsets over Seneca Lake. Afterwards sit by your own fire pit and enjoy a quiet and starry evening - a feature of cabin life that our guests tell us brings them back year after year. The cabins are situated on three beautiful park-like acres with plenty of room for games of all kinds. The view from the grounds takes in an apple orchard, rolling vineyards and Seneca Lake - a perfect setting for a small wedding or reunion if you rent all four cabins. Built of whole pine logs all four are spacious one-room cabins with electricity, hardwood floors and stone fireplaces. The cabins are equipped with table, chairs, comfortable beds, dressers, stove and fridge. Two of the cabins will accommodate three persons and the other two will accommodate up to 6 people. A Bath House in the center of the campsite is convenient to all four cabins and contains a separate mens and women section with showers, toilets and sinks. Guests are encouraged to provide their own towels and bed linens to avoid per bed linen fee. The Rustic Log Cabins are located on the east side of Seneca Lake on Route 414 in the town of Hector. We are central to the Finger Lakes National Forest, wineries & breweries, Watkins Glen State Park and also the towns of Corning, Geneva, Ithaca, Seneca Falls and Hammondsport NY. The large, open area upstairs contains two dining tables and living room furniture. The lower level includes more living space, books, and even a piano! The washer and dryer in the basement are complimentary for guests to use. The house will sleep eight people comfortably, yet is small enough to feel close and welcoming. Note: The maximum number of guests for this rental is eight. No additional guests will be permitted without prior approval from Lapp Group. Much of the area tourism is driven by the lakes; however, the area is also famous for its wine industry. With several internationally-recognized wine producers in the area, the Finger Lakes is a popular destination for wine connoisseurs from all over the country. In addition, the Watkins Glen International Speedway attracts a large volume of visitors during the summer race season. The Finger Lakes is also known for its natural beauty, boasting such sights as the Watkins Glen State Park and Treman State Park. Vacationers looking to shop for local wares often visit the Windmill Farm and Craft Market, which has a large selection of area goods and souvenirs. Getting AroundPersonal vehicles are definitely recommended. Seneca Vista is easy to reach by car, and the driveway has enough parking space for 2-3 vehicles.                 The SpaceCozy Cottage is exactly what its name implies: a small, cozy lake cottage perfect for a weekend getaway. This home about half a mile down a winding dirt road, far removed from traffic noise. Sit back and enjoy the lake from the large deck on the front of the cottage. Cozy Cottage also has a dock by the waterfront that is perfect for fishing. The cottage will sleep two guests, and contains a full bathroom with a full tub/shower combo. The cottage also has a washer & dryer. Guest AccessGuests will have access to the entire cottage, as well as the dock and lawn down by the lakefront. We ask that guests do not attempt to enter the small shed beside the cottage as well as the shed down by the waterfront. The NeighborhoodTo put it simply, it`s beautiful! The natural beauty of the Finger Lakes region is a huge attraction for many people. The surrounding hills create plenty of sights for beautiful views of the lakes. One of the most beautiful views, in my opinion, is the old Garrett Chapel on the Bluff of Keuka Lake. It`s an old stone chapel set in the trees, with a beautiful view of the lake below. The Finger Lakes are also famous for wine production, boasting several internationally-recognized resident wine artists and manufacturers, including Dr. Konstantin Frank, Anthony Road Winery and several others. This, coupled with the beauty of the natural setting, helps make the Finger Lakes one of the most popular destinations for wine connoisseurs worldwide. Personally, I love the local villages and their history. The area contains 200+ years of history, some of which can be found by visiting the Dundee Historical Society and the Oliver House Museum in Penn Yan. If you`re looking for a place to purchase local goods and trinkets, the Windmill Farm and Craft Market on Route 14A is a popular venue. Open every Saturday from Spring through Fall, the Windmill attracts a large crowd of visitors every year. This is just the tip of the iceberg! Come to the Finger Lakes, and talk about your personal experience! Getting AroundCozy Cottage has parking for one vehicle. Personal vehicles are definintely recommended, as there are no public transportation options in the area., The closest commercial airport, located in Elmira, is about 35 minutes from the cottage. Other Things to NoteThe road down to Cozy Cottage is long, and steep in several places. Four-wheeled vehicles are definitely recommended, especially for spring reservations. Guests are free to use the washer and dryer; however, there is a fee of $5 per load for using the washer and/or dryer. The steps going from the cottage to the lakefront are very steep and treacherous. Please use caution when going from the cottage to the lakefront. Please do not attempt to carry canoes, kayaks, lawn furniture or any other large items down the stairs. One more thing: please leave us a review! Please keep in mind that this is a working farmhouse and there are older storage buildings on site with a lot of junk in them. Guest access to outbuildings is not permitted.
