Below is a detailed summary of the house and and surrounding area. I have also provided answers to many frequently asked questions to ease the booking process and make your stay more pleasant. Please review this information to ensure this listing meets all your needs. My calendar is always up to date. My home is a 4 bedroom, 2.5 bathroom house in a great neighborhood with a fenced in backyard and a driveway with plenty of room to park on the street. I'm a very clean person, have no pets, don't smoke, socially drink and enjoy traveling, meeting new people, cooking in and visiting new restaurants/bars, sports and doing anything active. — Checking In / Checking Out — I've made the process quite simple in the event that I'm not here. A code will be provided to you on the day of your arrival with instructions on how to get inside. If I'm here during your stay and you have special check in or check out requests please discuss it with me prior so we are on the same page. — Your Bedroom — Located above the garage, the bed is a traditional Queen 80in x 60in and sleeps two comfortably. You will find many reviews commenting on how comfortable the bed is. If you wish not to share the bed or a 3rd person stays I have a twin air mattress under the bed that fits in the space remaining. It makes for a tight fit, but has been done many times. If you're only here to sleep it shouldn't be an issue. If you feel the temperature is either too hot or too cold please let me know at anytime. I have a Nest Thermostat which I can control from anywhere or feel free to adjust it yourself. There is a SmartTV which can show Netflix, Amazon Prime Video, Hulu Plus, YouTube and other video services as well by entering your account information as a full length easel mirror. I have a clothes bar hanging from the closet door and there is an ironing board/iron under the bed. Please be extremely safe if using and make 100% sure the iron is turned off after using. — Your Bathroom — While your bathroom is private for you it's not en suite. It's located in the hallway. I make a conscious effort if I'm home and I know someone is in the bathroom to not cross paths with you. There will be fresh towels and washcloths for the number of visitors as well as some body wash if you need it. If you need more please check the closet in the hallway or the bottom drawer in your bedroom dresser. — Working the Shower — To work the shower, turn on the water, then pull down on the ring directly where the water is coming out. This will engage the shower head. — Downstairs Bathroom — I have a half bathroom located at the front door that is shared. — Kitchen — I have a large variety of coffee and a single cup Keurig. Simply lift the top, fill it with a mug of water, lift the front so the water goes into the unit, insert your coffee, close, power on, hit flashing button, wait for it to brew, lift lid and discard the used coffee container and power off the unit. If you need a cup for water please use a tumbler located in the cabinet to the left of the sink. They have card symbols on them. These cups don't sweat and can't leave a water ring on any wood surfaces. — Cleaning Supplies — There will be cleaning supplies under the bathroom sink. In the event that the carpet gets stained there is a product that can be sprayed directly on the area and should help. If you need a vacuum cleaner for any reason there will be a small one under your bed. A more heavy duty one is in the room to the right of your bathroom. Guest AccessAll downstairs is common area. If I'm not here and you want to watch television I have instructions on the coffee table or on the entertainment shelve. The other upstairs rooms besides your room/bathroom are off limits unless otherwise specified. Interaction with GuestsI do work for myself so if I'm home I will be at my desk or laptop somewhere in the house. If you want to do your own thing and keep to yourself that's no problem. The NeighborhoodThere are plenty of restaurants, shops, etc within a mile and a great area called Carytown and The Fan is only five miles. There is a grocery store, ABC, Corks & Kegs (Beer & Wine), Starbucks, CVS, gas station, many ATMs, a nice selection of restaurants all within a 1 mile radius of my house. It's called the GRTC - ridegrtc (d-o-t) com It takes about 20 minutes to get here by car from the airport and is 16.7 miles door to door. We also have Uber. If you've never used it before entering my code UberChadWilliams will get you your first ride for free up to $20. Other Things to Note— Dining Out — My family owns 6 restaurants in the area so I can always give you good food recommendations. You will find detailed info in your room or you can G-o-o-g-l-e Richmond Restaurant Group. I also made a Guidebook with a lot of great restaurants, places to see and things to do. — Nest Camera — Please take note that I have a Nest Camera in my kitchen on top of the fridge. This is the only camera. It is in plain view and serves two purposes. One is it lets me know when it sees movement. This is good for me when I'm away so I know when a guest has arrived. It's also for security in the event someone was to break into my house. If you feel uncomfortable with it please just place a cup over it when you are there. When you leave the house for any reason please remove the cup and make certain it's removed when you checkout. I hope you enjoy your stay. The SpaceOur home has lots of goodies: wifi, 42" TV, good cable, nicely landscaped yard, brick patio, sweet front porch, lovely dining room, comfy chairs for relaxing, and the eat-in kitchen use. There's a cupboard for your food. We have a big bag of RVA brochures for you. Ask for other things you need. There are three upstairs bedrooms for guests- we can Bedroom One has 1 queen bed and a twin, Bedroom Two has a three-quarter bed, and Bedroom three has 1 double bed. You may enjoy the eat-in kitchen, den, living room, dining room, pool table on lowest level - walk-out to patio for picnic table and front porch. With early request we provide breakfast materials! Coffee & tea is always available. (Re pictures: Red chairs are in the den instead of the red sofa. Sofa is cream colored.) The entire house has hardwood floors, plus the first level has random-width floors. Every room has crown moulding and chair railing, which gives an 80's home the feel of an historic establishment. All organic linens are provided. The property is over an acre bordered by a creek, woods, and large old trees. From March through September you will find blooming flowers and shrubs. All season you can enjoy the old and stately English boxwoods. Your home is twenty-five to thirty minutes from downtown, except for rush hour, twenty minutes to VA Historical Museum and the Virginia Museum of Fine Arts. You can participate in biking, running and walking along the James River, Cap to Cap Trail or in our neighborhood. *You may like to know that we donate 3% of your fee to Fair Trade efforts, supporting artisans in Uganda and Northern Thailand and "Dining for Women," a non-profit supporting women in need. "Your home away from home!" Guest AccessGuests have full access to public rooms of the home - kitchen, living room, den, and dining room. Porch and patio. There is the pool table in the gameroom and a lovely patio with a picnic table. Interaction with GuestsModeration or whatever your needs require or request. I am always just a text away The NeighborhoodUpscale colonial styles homes on the street. Neighborhood has perfect safety record. You'll find lots of walkers in the morn and eve. When you get the address, check is uit on (website hidden) Earth! Getting AroundYou will need a car or good bicycle legs. I am about 2.5 miles to I64, 10 minutes to University of Richmond, 20 minutes to VCU, about 25-35 minutes most times of day to downtown or Richmond airport, one hour to Monticello,1 hour to Colonial Williamsburg and College of William and Mary. Other Things to NoteI, Linda, the female owner, live on the main level in-law. Guest accommodations upstairs. I am frequently away.

The SpaceGreat house on a main road with easy access to City and interstate. I always have two other room mates that live here in a five bedroom house and we always have a guest room available that I call the Paris room. Since I travel most of the time during the winter season, the house is fairly quiet.I play golf a lot and My ex-girlfriend used it as a crash pad for airline people and they loved it. The house is like a bachelors pad now. We provide new sheets and towels upon arrival. We are in a very safe neighborhood and there is shopping facilities around the corner. University of Richmond is around the corner within a mile from the house and VCU and downtown Richmond is 4 miles east. There is a city bus line that comes out here that is 2 blocks away and is the last stop, it runs 5am to midnite daily. At the bus stop is a shopping center with Starbucks and Martins foods and well as restaurants and shops. The rooms are furnish with high quality furniture and has wireless internet throughout the house. Linen is the 500 thread (URL HIDDEN) does make a difference when you sleep.

The SpaceLegend has it, this was the first house on Patterson Ave. Built in 1905 by German brothers, this stone and stucco craftsman style home has three bedrooms with two full baths, one upstairs, the other located downstairs near the laundry area. The kitchen has been renovated with new cabinets and stainless steel appliances including a gas stove. The rooms have 13 foot ceilings with original crown molding showcasing the craftsmanship of an earlier era. All of the interior doors are original with charming crystal handles. One of the most unique aspects of the property is the double staircase. One set of steps is in the dining room and one in the kitchen, which join together on the way up to the second level. For energy saving purposes we replaced the old windows with triple pane, durable,and cost efficient windows, which are decorated with beautiful 2 1/2 inch white plantation shutters. The floors are original hardwood. The basement has a dressing area, with full length mirror. There is a professional steamer for your use. The laundry area has a front loader washer dryer. There are many reasons to come to Richmond, whichever yours may be, thanks for considering Patterson Place.

Full size bed with quality designer linens. Kitchenette has microwave and refrigerator. Guest AccessThe Carriage house is accessed through the alley only. The backyard is for the main house guests. The parking space for the carriage house is the one to the left. The NeighborhoodThe neighborhood is beautiful and safe. Near U of R, coffee shops, stores, and restaurants. Centrally located with close access to 64 and Huguenot bridge.

The SpaceWe love a lot of the nicer food things in life, so if you want to do a bourbon tasting (for example) we can set one up in-house so you don't have to drive anywhere afterwards! Or take a walk down to the local Deep Run Park and see the turtles and ducks! Guest AccessThe entire house is an additional 1 bedroom, 1 bathroom, 1 loft, 1 office, and a garage - but those are for us! We're a doctor/teacher couple, and will probably not be around when you are - so make yourself at home! you have the entire run of the downstairs, porches, private bathroom, laundry room, etc - and we have a separate upstairs master suite. The SpaceThis cozy house is full of charm. It has hardwood floors throughout, corner cupboard built-ins in the dining room and arched entry between the living and dining rooms. The NeighborhoodThe tree-lined, wide street has easy parking and is very safe. Neighbors leave porch lights on for night walking. The home is on 1.3 acres with wooded area in back and lots of grass and peace. Ask for badminton, croquet or bikes. Getting AroundYou need your own car, as public transportation (bus) is 3 miles away at Regency Square shopping. There' shopping 1 mile in two directions and 2 miles in another. 4 miles to Short Pump shopping, 6 miles to URichmond events. Over 200 miles of James River hiking trails are within easy drive. Check out the James River Hikers Meetup. In season kayaking and rafting are available on the River. Kings Dominion Park is about 30 minutes and Busch Gardens Park is in Williamsburg, an hour away (Entertainment Parks). If you really want a bus downtown, you can catch one at Regency Square Mall near Sears entrance, 2 miles away, all the way to the Capitol. Amtrak is 15 minutes from my home on Staples Mill Road.Sometimes it's possible for me to meet the train or you can lease a car with Enterprise and they'll pick you up at the station! Other Things to NoteIn the summertime you can enjoy rocking on the front porch or sitting on the brick back patio. There is a picnic table. Hopefully, if you ask, you will receive all you need, when I am in town or away. Your Departure: You missed in your life that you start days off on a happy note, that serving others is a key to happiness, that giving good vibe and feelings brings pjoy. On your departure please put your bed linens, bath and kitchen linens in pillowcases. Just leave them in the front hall. Leave the back porch, front porch, back hall, and stove lights on. Be sure to replace the key in the lock box. By the way, There are trash cans beside the driveway. You'll find extra bags in the bottom of the kitchen island. You'll find storage in the kitchen cabinet beside the refrigerator. Extra toilet paper, games, are in the back hall closet by the den. Call to locate anything else you need and thank you. By the way, in case of an emergency you might want vacation insurance.

The SpaceThis is a lovely and huge space on the ground level of my home-- private entrance is in the back of the house. There is a big bedroom with a full-size bed, couch, chair and sitting area. There is also a large living room with sectional sofa, large screen tv w/ cable, and a full bath. Guest AccessWifi, large screen television with cable, microwave, fridge, and coffee maker. Interaction with GuestsI am out a great deal so you may not see much of me. I have two dogs that stay inside while I'm not home. The NeighborhoodThis is a quiet residential neighborhood in the West End of Richmond, in Henrico County. Getting AroundI'm 3 miles from the University of Richmond, 6 miles from Short Pump Town Center and less than 15 min from downtown, VCU, and Carytown. Just 2 miles south off I-64.
