The SpaceThe Old Rectory is set right in the middle of its grounds so you get a real sense of being in the countryside but still very close to the city center and all it's amenities Guest AccessGuests will have their own area within the house upstairs a bedroom, bathroom and toilet. Downstairs a sitting room with an open fire which is used in the winter, TV and DVD player. We will also serve breakfast in that room. Guest can also make full use of the garden and may even enjoy a early morning swim in the river.

A beautiful cathedral, lots of museums including the Castle. Plus theme parks, zoo's adventure zones and more all close by. We love the Sainsbury centre - 5 minutes away and The Norfolk Show Ground events - 5 minutes the other way. Getting AroundAll our three barns have a private parking bay plus there is also visitors parking - bike hire is available on request, but feel free to bring your own - you can get around really easily here. Plus we are 10 minutes walk to the closest bus stop and a 15 minute taxi fare away from the train station. The Airport is only 15 - 20minutes away offering car hire on arrival. Other Things to NoteBawburgh is a small village with gastro pub, a river with free fishing and the infamous St Walstons Well & Church - - lots of walking nearby including Geocache plus being in the heart of East anglia you can choose North, south or East to access the many BEACHES only 30 - 40 minutes away.

A wildlife conservation are but only 10 minutes in to Norwich city centre. Guest AccessAll barns have their own private patio garden but you have access to 2 acres of grounds including picnic areas, wildflower meadow, playground and woods, lakeside paths and seating areas plus ample parking with own parking bays. Interaction with GuestsWe are only next door so here to help with any information or issues plus we are both Norwich Ambassadors so can recommend all the good places to see. The NeighborhoodBawburgh village is 3 mins up the road - where you'll find the village green, a gastro pub and St Walston's well. Bamford the next village along also has a great pub and Longwater retail centre is just 5 minutes drive away. Pus we are close to the NHS, UEA and the Norfolk show ground. Getting AroundA car is handy but we are only 15 minutes taxi ride from Norwich Airport (car hire if wanted) or 15-20 minutes from the Railways station or 10-15 from the bus terminal. Biking is great - plus a bus stop is 10 minutes walk on to chapel Break road. Other Things to NoteA great location - right bang in the middle of East Anglia so you can drive to any beach in 30-40 minutes, North Norfolk is just 45 minutes away plus we have so many amenities, restaurants and family things to do in Norwich.     Bawburgh is a beautiful Norfolk village with a gastro pub and river setting. We are on the outskirts of Norwich within the grounds of a Jacobean farmhouse surrounded by Bawburgh Fisheries and county wildlife site, yet only 10 minutes drive from Norwich city centre. We have three holiday barns with LakeView being available for a great holiday with fantastic views. You can have use of an acre of grounds including child's playground, zip wire, picnic areas, bird-hide with pond dipping. The barns have been lovingly restored to a high 4* quality with solid oak furnishings and contemporary art and fittings. Each barn has a private enclosed patio garden with table, chairs and B.B.Q. and its own parking spaces. We want our visitors to have a great holiday. Everything is included - under floor heating throughout. Bawburgh is a quaint Village only 10 minutes from the city with a park and ride opposite the Norfolk Show Ground only a few minutes round the corner next to the A47 - home of the Norfolk Show and many festivals. Bawburgh is home to a few hundred residents with a local pub, village hall with playground, small school and river green. Longwater retail park is only 5 minutes drive away with the largest Sainsburys in the area, Marks & Spencers, etc Restaurants and fast food outlets. A short whip round on the A47 gets you to Riverside for restaurants, clubs, pubs and Odeon Cinema. Bawburgh has youth club, a Summer Fete and Duck race and a bonfire party night at the village hall. We also have a lovely medieval Church and St Walstons well. The UEA, NHS hospital, John Innes Centre and Sainsbury centre are all 5 mins drive away.

Getting AroundCar is best - everything i in easy reach here. the closest bus stop is on Chapel Break a 10 minute walk away - taking you in to the city. A taxi is £8-12 in to the city. Norwich train station is a 15-20 minute trip round the ouster ring road. Norwich airport is 15 mins away - - -So you can enjoy the country without being stuck in the sticks! Choice of homemade bread/toast, full English Breakfast, porridge, cereals, Kedgeree, yoghurt etc. Michael is a very keen cook and has even done a Rick Stein course! Walk along the broad sandy beaches or on the cliffs, see the seals on a boat trip from Blakeney Point and investigate the charming seaside resorts like Wells-next-the-Sea, Blakeney, Sheringham, Cromer and Mundesley with their little lanes full with shops, restaurants and galleries. The Suffolk coast is within a 55 min drive from Church Farm Barns Bed & Breakfast. Visit the delightful towns of Dunwich, Aldeburgh or Southwold and enjoy a long walk along the sandy beaches. Interaction with GuestsI am happy to help with local knowledge etc. Remember this is a family house with pets and children and therefore occasionally chaotic. We can provide a basic breakfast of tea/coffee, toast and cereals. The NeighborhoodMarlingford is a quiet village to the west of Norwich. We are situated on a quiet lane 2 minutes from a lovely village pub. Access to Norwich is excellent. 20-30mins drive to the centre. 10mins from UEA and Research Park. Good access to A11 and A47. Getting AroundA car is essential. Other Things to NoteThe bathroom is NOT ensuite but will be yours for the duration of the stay.

Each room has been lovingly furnished to make your stay as enjoyable as possible. Stay in, go out, we can offer the best of both worlds. ~Lounge ~Double bedroom ~Kitchen ~Bathroom ~Patio's and garden area ~Off street parking The bedroom is a large double room with an incredibly comfortable double bed, wardrobe with hangers and plenty of drawer space. The kitchen is fully equipped with cooker, microwave, fridge/freezer, dishwasher and washing machine. There is also a breakfast bar. A selection of tea and coffee will be available. Whilst breakfast is not provided, there is always a selection of items left in the kitchen so you can arrive without having to worry about shopping that day. The bathroom is conveniently located next to the bedroom and has a slipper bath for a bit of luxury. There is a range of toiletries available, in case you have left yours behind. The lounge is very large and full of light with two floor to ceiling Windows and a pair of French doors leading out to the private patio and garden area. Norwich is 20 minutes by car or an hour to the beautiful North Norfolk coast. 45 minutes drive to Kings Lynn, 40 minutes drive to Thetford Forest. N&N and UEA are both 12-15 minutes drive, as is Norfolk Showground. Kimberley Hall is 10 minutes.

Getting AroundThe nearest bus stop is around a 5 - 10 minute walk. Taxis can typically be arranged within 15 - 20 minutes, other than busy periods which could be longer. A taxi in to the City Centre is unlikely to cost more than £9 - £10 at 2016 prices. Waitrose and our local pubs / restaurants are a 20 minute or so walk, or 5 minutes in the car. Other Things to NoteThe flat is an annex to the main house which is also a Guest House and family home, and there will be some coming and going. This has never been a problem to any of our guests though, as far as we know.

            This substantial Queen Anne property is situated in 12 minutes from Norwich, with easy access to the medieval city centre, with its magnificent Cathedrals, 12 century Castle, which hosts a great museum for rainy days. Wonderful beaches 40 minutes away such as Winterton has a beautiful sandy and unspoiled Norfolk beach. Where the dunes are so peaceful that the Tern colony has moved here in recent years. Parking and a cafe is available right next to the beach. The North Norfolk Coast is one hours drive.
