The SpaceA beautiful, modest, and well-appointed getaway in New York's Columbia County, adjacent to the Berkshires and the Hudson Valley. The house is a small "eyebrow colonial" (the earliest parts built in 1807), with 800 square feet over two floors. There is a comfortable, brand-new pull-out sofa, and a lofted bedroom. The bathroom has been recently remodeled and the sit-down shower is a dream. It has a full kitchen, and a separate small 3 season dining room. It has all of the accommodations of a house, but with the feel of a cozy country cabin. Perfect for people who like nature with many state parks within 5-10 miles, and outdoor activities, but also for those who might like to catch a movie at the local triplex, or enjoy a nice meal at one of the well-regarded upstate/Berkshire restaurants...or both. The house is right on a main road, which makes it easy for trips to nature or culture. The house is centrally located, and easy to find. Very close to the center of town, with the Crossroads restaurant, grocery store, etc. Also in Hillsdale is our personal favorite, Rodger's Book Barn, which, for self-respecting bibliophiles and casual readers alike, is simply not to be missed. Hawthorne Valley Farm and Farm Store are about 15 minutes north of the house, with other farms and farm stands all around. The quaint and welcoming town of Great Barrington is also just down the road a piece. 5 minutes to Catamount Ski Area 15 minutes to Great Barrington, MA 20 minutes to Millerton, NY 30 minutes to Hudson, NY 45 minutes to Rhinebeck, NY Close to many swimming holes, trails, state parks, etc. including Bash Bish Falls Day trips to MassMOCA and other Berkshire destinations 35-40 minutes to MTA/MetroNorth Wassaic train for guests (car recommended), 25-30 minutes to Hudson Amtrak The house is not appropriate for small children (see pictures of sleeping loft), but would work for an infant. PLEASE NOTE: WE CANNOT USUALLY ACCOMMODATE LAST MINUTE REQUESTS. Interaction with GuestsWill not be present during stay. Other Things to NoteThis house is on a main road, which is very convenient for visitors.

The SpaceBuilt in 1818 and originally known as the Pixley-Foster General Store, our farmhouse has known only four owners in almost 200 years. Quirky and beautiful, you can emphasize quiet or fun, depending on your mood. The rooms are a mix of single, double and queen beds - with a few hidden trundles - that can comfortably handle up to 15 guests. The house is a product of every era - the downstairs has an early-19th century ruggedness, while the upstairs still maintains the charm of its past as a bed & breakfast from the 1950s. The master bedroom was once the carriage house, with the original horse-feeding windows now converted to triple-paned glass. Pixley Knob Hill Farm can be a quiet setting for a couple, a getaway for a family (especially with a new baby), or a reunion for old friends looking for a place big enough for endless conversations and games. We have 5 acres surrounded by 21 protected acres, including a hill giving 360-degree views of Columbia County: the Berkshires, the Taconic Valley, even a little slice of the Catskills. Milk cows wander just outside the kitchen window. Catamount Ski Resort is visible from the living room couch. Summer, spring, winter or fall, it has been a great place to gather for 198 years. Guest AccessA hot tub is available just off the kitchen. Between the house and barn is a monkey bars/swing/clubhouse play structure. We have high-speed wireless internet, and a projecting home theater setup with DirecTV and AppleTV. Weather permitting, responsible guests can spend time in the barn: downstairs has a pool table, ping pong, foosball, darts and a stereo. (note: though the barn has a woodstove, it's not fully winterized, and the upstairs is usually closed after first freeze.) Interaction with GuestsThe three of us are back and forth between the farm and our work environment all year, so we're available by phone or text 24/7. We also have helpers in the area ready for problems that might come up during your stay. The NeighborhoodHillsdale is still rural even in this day and age, but Gt. Barrington, MA and Hudson, NY are just 20 minutes away. The list of things to do is enormous: Catamount Ski, Butternut Ski, Jacob's Pillow, Williamstown Theater Festival, Mass MOCA, Tanglewood, Mahaiwe Performing Arts Center, driving range, miniature golf, go-karts, ziplines, and tons of high-end restaurants and shopping in Hudson and Gt. Barrington. Getting AroundWe're 25 minutes from the Hudson Amtrak station, and about 35 minutes from the Wassaic station on the Metro-North line. Other Things to NoteSome things to know: it's a very old place with quirks. If you're looking for a ultra-modern, plug-n-play experience, we might disappoint! We've striven to make everything a no-brainer, and it usually is, but a little dose of know-how and flexibility goes a long way. We are a working farm during the summer (we make jams and jellies harvesting our fruit trees) and the early spring (we tap our maple trees for maple syrup, sugar and other candies), so don't be surprised if you see some interesting hardware around. We keep everything super safe for guests (especially kids), but we like to DO and MAKE things at Knob Hill Farm and sometimes you'll see a stray sap container or a pile of old wood waiting for the stove! The spa is semi-do-it-yourself; we have a new system that doesn't use harsh chlorine or bromine, and requires guests to add a couple spoons of sanitizer, all of which is clearly marked and easy (no complaints yet!) Also, guests that plan to use the woodstove need to follow directions carefully for the best experience. Babies and kids always have a terrific time here, but keep an eye on them in the barn...

The SpaceThis house is cozy and comfortable with a woodstove in the livingroom, all amenities in the kitchen and a clawfooted tub and separate shower in the bathroom. We love the country setting but we also like being near good food and having access to cultural outlets, Warren Street in Hudson, yoga in Great Barrington, Tanglewood and Jacob's pillow in the summer. The porch overlooking the garden is one of our favorite places to be in the summer. While the house can accommodate 6, we reserve that number only for families. This house is not suitable for party weekends or larger gatherings. For holiday weekends we prefer a three-night stay. Interaction with GuestsWe will not be physically on the premise and so will not serve breakfast, but we try to answer all questions promptly and make your stay comfortable. The NeighborhoodWe love the rolling hills of Columbia County, the swimming holes (Bash Bish) the hiking and the railtrail bike path. We can recommend a stable for horseback riding and of course in the winter Catamount is 5 minutes away. In the summer there's an aerial adventure park in it's place with zip lines and climbing. Getting AroundThe nearest by Metro north station is in Wassaic (35 minutes away) and Amtrak in Hudson (25 minutes) but once here you would definitely need a car to get around. There's an Enterprise car rental office in Hudson. Other Things to NoteThe house has a somewhat steep open staircase to the second floor and this is something to keep in mind for elderly people or families with small children. The upstairs rooms have pitched ceilings and the highest point is only about 6.5". There is a bedroom downstairs with a queen bed and a higher ceiling so you may want to sleep there if you're a tall person.

Outdoors, you can enjoy a game of soccer, croquet, volleyball, on the back lawn, or have fun jumping on the trampoline (in the summer). Or you can head down the hill for swimming, canoeing or fishing (catch and release only, please) in the lake. On snowy winter days, the hill makes a fantastic sledding slop. * In winter please be advised the drive is steep and you will need an AWD or 4WD vehicle. Guest AccessGuests will have access to the entire property other than a small cabin near the entry of the property. Please feel free to use books, games, or videos, and toys for children can be made available upon request. Interaction with GuestsWe are happy to communicate as much as desired to share suggestions for shopping, restaurants, local activities and attractions. We also have a manager available to help with any practical issues. The NeighborhoodWe have the best of both worlds - complete privacy and unbroken views with easy access to restaurants, cultural attractions, shopping and plenty of activities in every season. The nearest town is the hamlet of Hillsdale, an 8 minute drive from the house. There is a grocery, hardware store, a handful of diners and restaurants, a wine store and some charming boutique shops. In the summer you can hike the trails of the Taconic State Park, visit the waterfalls at Bash Bish, challenge yourself to an aerial obstacle course at Catamount or enjoy numerous theatre performances, music festivals, fairs, or visits to historic estates and sites. Plus there are countless farms where you can buy fresh produce and meat. In the fall you can pick apples and pumpkins at the one of many orchards nearby and enjoy the vibrant colors as the leaves change, and in winter there is plenty of skiing, cross country and downhill. We are a 2 1/2 hour drive from NYC. We’re a 30 minute drive to either Great Barrington, MA or Hudson, NY, and a 20 minute drive to Millerton, NY. We are 15 miles from the Taconic State Park, and just 10 miles from Catamount Ski area. Getting AroundThere is an Amtrak station in Hudson, NY with service from NYC to Montreal. The SpaceThe house is surrounded by farmland and forest. It's discreetly hidden yet 2 minutes to all amenities in town. Tall pines, classic corn fields, a veggie garden -full in summer- and a spacious southern sky await you. You are in nature with all it's beauty. There's a double bed in the main bedroom and a twin in guest bedroom. Both are new mattresses. There is a full sized air mattress to accommodate two additional sleepers. So you can sleep 5 total. The house is a 1940's cape style with 3 large sliding windows bringing light and nature in. The house has been updated and is well insulated, mold free, and toasty warm in winter (with the wood stove). It's secluded yet convenient to all necessities, with a circular driveway for several vehicles. Guest AccessThere are downhill and cross county skis, snow shoes, a very long kayak (you need a proper car rack with tie downs to transport it). The kitchen is well stocked with tools, pots, dishes, blender, and there are plenty of towels and linens. Please help yourself to the garden's produce. Picking helps more to grow!! Upstairs is off limits as is the motorcycle in the garage. Please do not use any power tools as they are potentially dangerous!! If something needs fixin', let me know! NO HUNTING allowed! Interaction with GuestsI'm available by phone to assist your concerns. Please don't hesitate to ring or text me. I've a handyman nearby to do repairs or jump start your car!! I will not be there unless I've let you know by prior arrangements. The NeighborhoodHillsdale is situated between the Berkshires and Hudson. So you get the best of both worlds. I call Hudson country eccentric, and Great Barrington educated farmartsy.Yet both are fabulous...couldn't pick one over the other. The immediate neighborhood is that of forest and farmland. There's an old farm down the street, and beautiful cottages along Collins St. Wildlife abounds and the animals do come by, so be alert. Great hikes, aside from Hillsdale's scenic Roeliff Jansen, are the Appalachian in Egremont, High Falls in Philmont, Bash Bish, Guilder Pond, Prospect Lake, Copake Lake, Lake Tagconic and many more... Skiing is two minutes away at Catamount or one can go to Butternut in MA. Restaurants are many. I love Local 111 in Philmont, Swoon in Hudson, Aroma in Great Barrington. Hillsdale has a diner, nice restaurant, bar (great pizza there too), ice cream parlor, wine store, Kitchen shop/school, gift shop, home decor stores, supermarket, best hardware store, library, and a holistic facial! Summer sports a farmer's market. The arts are well supported as are places for inner discovery. From Kripalu to Mass Moca to the Mahaiwe and Tanglewood, there are numerous festivals and cultural spots. The grocery stores are Guido's in Great Barrington, all farmer markets and stands, and Hawthorne Valley Farm in Harlemville. Shop Rite, Foodtown, and IGA are lower priced yet the others have better quality and variety. The little vintage shops and tag sales are where the Hudson shop keepers uncover their FINDS, so make sure you dig around first! Hudson is a gay friendly and stylish scene, and club Helsinki will likely have a fun night in store for you. The beauty of the area and the gifts of this earth are ever present in our area. One cannot help but be happy anytime of year here! Getting AroundThere is Metro North or Amtrak, but one needs a car to do anything of value. Other Things to NoteWood stoves are hotter than and burn differently than a fireplace. These instructions are to keep you safe and assist you in getting the stove going. If you have any trouble or questions please contact me, any time, day or night. I will keep a copy of this by the fireplace too. 1. Always WEAR THE GLOVES and NEVER touch the metal 2. The handle does not stay in the door. It is inserted to open and close. It is the steel “L” sitting on the side table by the sofa. 3. Leave HOT ashes inside the stove, do not put them outside. For a cold start: -slide lever (under door) all the way to the RIGHT. This opens the air fully -crumple 9 sheets of newspaper and put inside stove. -put 3-5 fire starter sticks inside with small twigs, splits, and bits of wood. -light the kindle and let it burn with the glass door slightly ajar. 5 minutes. -WAIT and when hot, add one or two SMALL pieces of wood, keeping the door slightly ajar so the air current is great. -when ashes are white, add one or two smaller wood logs and then close the door completely with handle. You should see this catch fire within 12 seconds. -as it burns you can slide the lever to the left to lower the heat and slow the burn time. When adding a new piece of wood, slide lever to the right for a bit to get it going. For a hot start: -while ashes are hot, use the small metal poker (hanging from fireplace mantel) to stir cinders towards the front window. -slide lever all the way to the right. -add small pieces of wood and kindle, and shut the door. If it doesn't light, try opening the door slightly to allow more air. If hotter, you can add a larger stick of wood. There is a knack to it, and yet everyone has their own technique. Please DON'T PRY the door or scratch it! Use the gloves and the handle! BE careful not to touch your arm to the metal. A fan automatically turns on when the temperature reaches a certain point. This pushes the heat to the rest of the house. When leaving PLEASE LEAVE ALL ASHES in the stove and keep the door shut all the way!! DO NOT DUMP HOT ASHES ON GROUND. Let them completely cool (over 30 hours) before taking outside to remove or leave in stove if in doubt. ALWAYS LEAVE HOT ASHES IN STOVE.

Lakeshore apartments are built into an Historic 19th Century, antique Ice House. Our pristine, private lake with pure, clean water served to create ice in the winter months that was then harvested, brought indoors, and buried in straw, a natural insulator, so that fresh ice could be sold throughout the long, hot summer months. What a difficult endeavour in those old, non-mechanized days. Our apartments have brand new renovated kitchens with granite countertops, stainless steel refrigerators, convection ovens and microwaves, as well as newly renovated bathrooms. All freshly painted, decorated, and ready to go. Fine dining is available in all our local towns like Hudson, Kingston, Great Barrington and Stockbridge, to just name a few. Skiing and other winter events are available localy at Catamount and Butternut Basin. If you drive just 35-40 minutes, you can ski in Vermont at Jimminy Peak. Summer events include antiquing, hiking, biking (on the famous Rail Trail) and, the famous summer stock available throughout the Berkshires. Plus, we are just a short drive to Tanglewood (be sure to buy your tckets well in advance via the internet). Please call us for any additional information. We are here to serve you.
