The SpaceSleeps 10. 5 bedrooms and 4 bathrooms. Tiptoe is located 5 miles from Brockenhurst and 7 miles from Lymington, with beautiful coastal walks a few minutes drive away in Barton on Sea. The cottage has direct forest access through the gate in the back garden and a lovely pub with a great children's play area a few hundred yards up the road. Penny Post Cottage is both child and dog friendly, has WIFI and both a log burner and an open fire for cosy wintery evenings. Please note the nightly pricing shown on AIRBNB is based on a weeks stay. We do accomodate shorter stays (weekends/long weekends) but typically charge these at around 70 percent of the weeks price, please enquire for pricing as it is seasonal. Guest AccessPenny Post Cottage, originally built in the 1800's used to be the local Tiptoe post office, it has been sympathetically extended and re-purposed over the years into a lovely family home. The cottage has picturesque gardens and comfortable living spaces with an open fire for cosy winters evenings. There is off road parking for two cars and more parking available at the rear of the property as well as a lockable double garage (perfect for bike storage). There is a great pub a short walk up the road but it's real selling point is the peace and quiet being situated on the edge of the National Park. It's just a short drive to the coast and the ever popular market town of Lymington and of course Brockenhurst which is at the heart of the New Forest. There are ample riding schools, golf courses, bike routes (on and off road!), children's activities and of course freedom to roam across the expanse of the New Forest. Fabulous local produce available in nearby farmshops. Wifi available. We would note although the cottage can sleep 8 adults and 2 children (Please note the bunk beds are only 6 foot, child sized). the dining table can only seat circa 8/9 comfortably. Interaction with GuestsAs much as needed! We do not stay onsite but are available via phone at any time. The NeighborhoodPeaceful Rural Location Surrounded By New Forest Wildlife With Great Walking, Riding And Cycling Getting AroundA car is recommended as it is about 1.5 miles to the nearest shop and there are some great places to visit nearby (but it is only a few hundred yards from a pub!). Other Things to NoteThe cottage has charming gardens with mature trees, a patio and a gate that leads you directly out into the New Forest National Park (please keep the gate closed or cows and horses will come in!). There are bountiful apple trees and blackberries when in season - ideal for making a home made crumble while you are staying. Barbecue available stored in the garage. The garden is fully enclosed so you can safely let your dog out in the garden.

The SpaceA 300 year old cob wall thatched cottage with light oak exposed beams everywhere. Situated right next to the New forest, a beautiful old place (with full mod cons) which provides so much peace but at the same time offers so much fun for all to have – with the many sporting facilities in the vast grounds. The cottage sits in an established large garden and cannot be seen from the road and is not overlooked. It is therefore very safe for younger children. We have plenty of activities including a new tennis court, a full sized snooker table, boule court, 5-a-side football, plus a large tree house for plenty of fun! We also have a great outside BBQ with outdoor speakers for great group cooking! Guests will have access to the full house including all bedrooms, and common areas. (Fire place is out of use) Guests will also have access to whole garden including tennis court and snooker room. Upon arrival, guests will be met by someone to welcome them and show them round. They will then be left alone for the duration of their stay. In case of any problem, she will be able to help! The neighbourhood is really nice and quiet and away from any neighbours with the cottage and grounds in a remote location. The New Forest is right on your doorstep, great for bike rides and beautiful walks! New Milton town is 5 minutes away for your local shops, and Lymington is only 20 minutes away for eating out and shopping! Train station is New Milton and is 5 minutes away from the cottage. Its 90 minutes from London Waterloo. Guest AccessGuests will have access to the whole house and all the grounds including the tennis court and snooker room. Interaction with GuestsOnce you move in, you will be left alone for the duration of your stay.On your arrival you will be met by someone to hand over keys and show you around. After that she will be available if you have any problems. The NeighborhoodThe cottage is in a remote location by the new forest with no immediate neighbours. Right next to the New Forest, you can go on lovely walks and bike rides! 5 minutes drive for the beach, and 2 minutes from New Milton town for your local shops. 20 minutes from Lymington for eating out and shopping! Getting AroundClosest station is New Milton which is £5 and 5 minutes away Other Things to NoteParking outside the front fits a maximum of 3 cars. For more parking please drive up the side path to the right of the cottage and park in the top field which belongs to us. We also require a £500 security deposit which we will return to you after you leave and our cleaner has confirmed everything is ok. Finally there is a cleaning bill of £130 on top of rent price regardless of length of stay.

The SpaceThe double bedroom is in a bungalow in Sway, a quiet village in the New Forest National Park. Just 5 minutes walk from our front door, you will step into the beautiful heathland looking out for highland cows, donkeys, ponies and Shetland ponies. It has gorgeous surroundings for cycling, walking and photography. Stand in our back garden on a clear night, and you can see the milky way. Although only one private double room is listed, you're welcome to watch TV in the living room and enjoy a cozy fire. You're also welcome to use the kitchen to cook a quick meal or make sandwiches or store food. We have one bathroom, so this will be shared. The bedroom is at the back of the house and extremely quiet. We will provide fresh linen and Wi-fi password for you to be connected. If you're interested in green things then we have a wood burning stove heating the living room, LED and CFL lighting in most rooms, a composting loo, solar panels, eco paints throughout the house and fruits/veggies growing in the garden (if we're lucky!). We have a 7kW Type 2 electric car charging point. We charge our Renault Zoe with this and you are welcome to use it. :) Guest AccessBedroom, living room, bathroom and kitchen. The NeighborhoodThere are two pubs in the village as well as a cafe and a village store. The village is located 3.5 miles from gorgeous town of Lymington, and two miles from Brockenhurst. We are also just a short distance from the south coast and ferries to the Isle of Wight. The gourmet village of Milford on Sea is also just a few miles away. The beautiful village of Beaulieu and its world famous Motor Museum is also close by. And if you come when the sun is out, there are sandy beaches not far away at Mudeford, Boscombe and Bournemouth. The NeighborhoodWe are set back from the quiet "main" road running through Hordle which is conveniently set between the Forest and sea (each 2 1/2 miles from our house) and has a Co-op shop, a pub/restaurant and a Chinese takeaway all within half a mile walk. The sea is just two miles away with cliff paths, from a car park, to the seaside villages of Milford-on-Sea and Barton-on-Sea. The New Forest is just 2.5 miles inland with the village of Tiptoe closest to us with it's Forest car park, walks and bike rides . The Georgian town of Lymington with its yachting quay, shopping and restaurants is just 4 miles away from us. Getting AroundThere is a rather infrequent but reliable bus service to Lymington and, in the other direction, New Milton, Christchurch and beyond.

    The Barn is a Grade 2 listed building which has been renovated to an extremely high standard to provide modern bright accommodation in a beautiful rural location. It is set in fourteen acres, off a quiet country lane, adjacent to the owners property Kings Farm, within the New Forest National Park. The property is close to the villages of Sway and Brockenhurst, and the Georgian sailing town of Lymington with its Marinas, Saturday Market and great shops. The property sleeps 4-6, with a maximum of 4 adults. There are 2 Bedrooms, one double, and one twin with pull out beds, to sleep 2 extra children. A large open plan well appointed reception room with a dining area and small kitchen, and a fabulous games room on the ground floor with table tennis, table football and a half sized pool table, perfect for entertaining children on rainy days! The Barn provides the perfect base for a cosy retreat or an outdoor active break. There is so much to do; exploring the magical New Forest by foot, bicycle or horseback, and enjoying the beautiful beaches of the South Coast, the famous Beaulieu Motor Museum, the Sammy Miller Motorcycle Museum, and so much more. For small children there is Paultons Park with Peppa Pig World, and Longdown Activity Farm. Moors Valley Country Park with its steam train and Go Ape high wire adventure, and Liberty's Owl Raptor and Reptile centre are within easy reach. The Isle of Wight with Carisbrooke Castle, Osborne House, Ventnor Botanic gardens, Garlic Farm and the Dinosaur Expeditions Centre, is a forty minute ferry ride away! In the Winter The Barn is available for short breaks of 3 nights or more, and in the Summer months for a minimum of a week. We welcome families with small children but they must be closely supervised as there is an open staircase in the Barn, and a pond and stream in the grounds. We do not provide cots or a high chair.           The SpaceOriginally the feed room for ponies built onto the back of an existing garage, it has now been converted into a comfortable Apartment On the ground floor there is a lounge area with sofa and lounge chairs and a kitchen area. A further door leads to the shower room with wash hand basin and loo. A spiral staircase takes you upstairs to a 9 metre long bedroom with double bed and spare bed for adult or child. Bedding is of a high quality and, for winter months, a luxurious King Size 12 tog down and feather duvet. Please let us know if you are allergic to feather and we will gladly change for a polyester filled duvet. Because of the spiral staircase and the safety aspect, the accommodation is not suitable for young children. A balcony overlooks your lawned area and the pony paddocks. A dog is usually welcome, depending on type. Guest AccessWe welcome guests from 3.30pm. Nearer to your arrival day I will be in contact to get an up to date arrival time. So we can service Acorns In preparation for our next Guests, we ask you vacate by 10.30 am, unless a later time has been agreed. As well as the Apartment, Guests can have access to some of the pony paddocks and gardens, once we have shown you around. We are in a quiet location off the road down a private tack. There is ample safe parking and bicycle storage. * Although generally, we offer a minimum 2 night stays sometimes just a Saturday night is vacant. In such cases we would consider a single night booking. Please check first. * Most Tuesday's are blocked off for general maintenance purposes. On your arrival we always plan to be available to welcome you to Acorns and usually around during the days to offer advise on where to go and what to see during your visit to the New Forest. The NeighborhoodIf you have never been to the New Forest before, you will love to see the wild horses that roam free over the Forest and along the roads. There are plenty of cycling tracks and maps can be obtained from the Tourist Information Centres spread through the area. There are local beaches to visit or travel to Bournemouth just 15 miles away. Shop with ease in Southampton with all the main stores and ample parking. This is just taster - you will just have to come to see all the other things there are in the New Forest to delight you. Getting AroundSway in on the main railway line from Waterloo and Sway station is only a 5 or 6 minute walk from the Apartment. Bicycles can be hired from several outlets, but we do also have some available, but you would need to supply your own helmets. A bus comes through the village to either the Bournemouth or Southampton areas and if you are coming from afar we have Bournemouth and Southampton are our local airports. a short dist Other Things to Note* There is an abundance of good eating places in and around Sway. Southampton and Bournemouth are just 15 miles away, and there are local beaches a short drive from us. * Whilst we happily supply towels for use within Acorns, we kindly ask that you bring your own towels for use on the beach. * Should you consider making a reservation, you will notice from the availability that, in general, Tuesday's are blocked off. This is flexible so please do check with us as it is more than likely we can make Acorns available for Tuesdays. * We asked for minimum 2-night stays but if a Saturday only, between two existing bookings was available, under these circumstances we would certainly be able to offer just this one night.

          The SpaceOur cottage provides everything you will need on your holiday; it’s our own home and therefore is fully equipped for family living! The cottage is on the edge of the village near the playing fields and the village playground. The entrance area has space for coats, shoes and boots and leads into the main open plan living area. The lounge includes 2 comfy sofas, TV and DVD player; the dining area includes seating for 8 and opens into the kitchen which is fully equipped with American style fridge freezer, dishwasher, electric range cooker, microwave and all the kitchen accessories and utensils you would expect to find. The dining area has French doors leading onto the patio and a large south facing garden. There is an outside table with seating for 6, a BBQ, wood store, and trampoline and large areas of lawn for outside games. A further room downstairs, known as the snug, has a desk and open stairs leading up to the landing (Please note that the open stairs may not be suitable for very small children, please refer to the picture). Upstairs there is a main bedroom with king-size bed, built in wardrobes and newly refurbished en-suite shower room which overlooks the garden. At the front there are two further bedrooms. One double bed and a single child’s room. Finally there is a bathroom with bath and shower attachment. We will make ample room available in the drawers, cupboards, wardrobe, fridge etc however as this is our own home some of our personal belongings will still be in the house, unlike a more traditional holiday cottage let. The property and garden are perfect for one or two couples or a family, and the surroundings of the New Forest and South coast offer a huge range of outdoor and cultural activities to explore. Snug – desk, keyboard and washing machine in the cupboard under the stairs. Guest AccessWi-Fi, all kitchen utensils, bedding and towels, breakfast and welcome hamper of basic provisions to help you settle in on your first night. Guests are welcome to use our DVDs, books, CDs and children’s toys Interaction with GuestsGuests would be staying here alone, but would have contact details in the case of any questions or emergency. There will be a host to check-in on day of arrival. The NeighborhoodSway is a lovely village set within the New Forest National Park. It has all the benefits of rural life, combined with the facilities of a thriving village: a shop, 2 pubs, coffee shop, hair dressers, pharmacy, doctor’s surgery, flower and gift shop and post office. All the facilities are within 5 minutes walk from Rose Cottage. There is a playground and football pitches opposite the cottage. As Sway is within the National Park you will be surrounded by outstanding natural beauty including ancient woodlands, heathlands and the iconic New Forest ponies. Sway is ideally situated for exploring the southern part of the National Park. You can easily do lots of different walks and cycle rides from the house without getting in your car. There are lots of other places locally to explore and other activities that you might like to participate in such as horse riding, canoeing, sailing. The popular New Forest villages of Brockenhurst (3 miles), Burley (6 miles) and Lyndhurst (7 miles) are only a short drive away. The coast is also within easy reach, with several beaches 5 to 10 miles away (10-20 minute drive) such as Milford on Sea, Highcliffe, Avon Beach and Mudeford Spit. The beautiful Georgian market town of Lymington is 4 miles from the cottage. The town is world renown as a sailing resort and it has a number of interesting independent shops including some designer boutiques and numerous pubs and restaurants. Areas in the North of the Forest are also only 20 minutes away. Sway is also an ideal base if you wanted to go further afield on day trips. Bournemouth with its large expanse of sandy beaches and other facilities is only 22 minutes on the train. Wightlink operate a car ferry from Lymington to Yarmouth if you wanted a day trip to the Isle of Wight. The Beaulieu Estate and its famous motor museum are 20 minutes away, whilst Paulton's Park with Peppa Pig World is also within striking distance (14 miles). We can provide you with information on all the local places to visit and will provide leaflets etc on all the various activities, visitor attractions, pubs and restaurants that the area has to offer. Getting AroundSway has a train station with direct lines to Dorset, Southampton and London and other stops within the Forest. The train station is 7 minutes walk from Rose cottage. There are regular bus services around the New Forest and taxi companies nearby. Bikes are recommended and there are cycle hire shops in nearby Brockenhurst. Other Things to NoteWe have a minimum of 5 night stay. Ideally guests should check in on Friday 5th August so the host can meet and greet and show you around the property.

The Beaulieu Motor Museum, Paultons Park with Peppa Pig for younger children, and many beautiful beaches are within easy reach. The famous Georgian town Lymington is 3 miles away with it's busy Marinas, fantastic shops and Sunday market. The Isle of Wight is just an easy ferry ride away! Getting AroundWe are 3 miles from Brockenhurst train station which has a good service to London Waterloo via Southampton Central and Airport, and Winchester. Sway station is closer but has a more irregular service. Southampton airport is 40 minutes away by car, (less by train) Bournemouth Airport half an hour. Guest AccessA detached cottage set in its own half-arce of private beautiful gardens. The garden has something for everybody, and for all times of year. For sunshine there is a barbecue and patio dining area. For cool evenings, there is a fire pit with a seating area around it. The NeighborhoodTiptoe Cottage is located in the heart of the New Forest National Park, with it's own private gate from the garden directly onto the forest. You will regularly see New Forest Ponies wandering past as you eat alfresco in the garden, deer, buzzards, pigs and badgers have also been spotted and noted in the wildlife book. Favourite guest days out have included crabbing at Mudeford, visiting a local beach only 20 minutes away, Peppa Pig and Paultons Park. Getting AroundThere are so many close days out. Walk straight from the back gate onto the forest, 10 minutes to the local pub, jump on one of the forest hop-on-hop-off buses or hire a bike to explore one of the many cycle tracks. Other Things to NoteBookings are for a minimum of 3 nights. Changeover days are Mondays, Tuesdays and Fridays. Main arrival days are Monday's and Friday's. Weekday arrivals can be accommodated in low season and non-prime weeks, please ask.

          The SpaceOur cottage is idyllic, set on a quiet road with open forest a few hundred yards away. With two large double bedrooms and a separate sitting and dining room, there is plenty of space. The property and garden are perfect for couples and families, and the surroundings of the New Forest and coast offer a huge amount of outdoors and cultural activities. The NeighborhoodSway is a beautiful New Forest village. It has all the benefits of rural life, combined with the necessary facilities of a village: a shop, pubs (one also has an amazing restaurant), pharmacy, doctors surgery and post office. All sorts of outdoor activities are readily available from Sway: walking, cycling, running, horse-riding, and if you drive for 10 minutes you have access to the coast, and all that has to offer, including the sailing facilities of Lymington. Sway village is surrounded by open forest and heathland. Getting AroundSway has a train station with direct lines further along the coast and into Dorset, and also into Southampton and London. There are regular bus services around the New Forest and taxi companies nearby.

          The SpaceWhether you want a relaxing romantic few days or a more active sightseeing holiday our shepherds hut will offer a peaceful retreat in the New forest national park. Our luxurious shepherds hut is placed on the edge of our oak wood overlooking our lake. We are placed in sway 3 miles from the Georgian market town and fishing port of Lymington with its many pubs restaurants and bistros. Being centrally based, it is only a short distance to any number of activities in the New Forest be it cycling, riding, sailing or just walking the many miles of open countryside and coastline. There are also many local beaches to enjoy it is only a short drive or train journey to either Bournemouth or Southampton. Fitted out to a high standard with egyptian cotton sheets,soft fluffy towels it has a separate shower and loo and a log burner for those more chilly evenings. Enjoy a relaxing soak in your own hot tub with a complimentary bottle of Proseco. In the morning there is a hamper full of breakfast goodies including eggs from our own chickens, locally sourced free range sausages and bacon with organic breads. With a range of jams and honeys you can enjoy your breakfast on the decking or if its a little chilly you can stay inside for a more cosy feel. You will find many places to eat and within walking distance is the award winning pub the Gordleton Mill. This has a bar menu and a fabulous restaurant serving all home cooked food. The New Forest is a beautifully preserved corner of the English countryside planted over 1000 years ago and set aside by William the Conqueror as royal hunting grounds. Much of the countryside remains little changed over the years and the forest towns and villages retain a charm all of their own. The Court of the Verderers still administers the law of the forest, and deal with such rights as the grazing of livestock. The Ponies and cattle you see are owned by commoners, people who own land in and around the New Forest have what is known as 'commoners rights'. This leads into a downstairs cloakroom toilet and a utility room which has a washing machine and dryer. Upstairs is the master bedroom it has a luxurious king size bed and TV.                 OUR HOME Cosy converted stable set in two acres of paddocks in the grounds of our family house in the heart of the New Forest. Ideal for family holiday or romantic break. Stunning, tranquil rural location - walk out of our back gate onto miles of open forest - magical woods for exploring/mountain biking/picnics and forest stream nearby for paddling and pooh sticks. Downstairs kitchen diner with coffee machine, dishwasher, washing machine, fridge, freezer and microwave. Iron and ironing board. Downstairs toilet. Upstairs, 3 bedrooms - 1 super king size/twin; 1 double, 1 bedroom single/double or single + cot as required. In addition a double sofa bed in the living room. Cosy living room with flatscreen TV, DVD player, Bluetooth wireless speaker and wifi. Shower room. Selection of kids toys including brio train track, Lego, picture books and DVD's. Access to concept 2 ergometer in outside stable. There is no formal garden at the cottage but you are right on the open forest. THE AREA THE FOREST The New Forest National Park is a stunning area for mountain biking, walking and riding. All can be accessed from our back door. There is a riding school within a mile of the house and miles of mountain biking tracks are available for exploring the forest. The living room overlooks the open forest and wild ponies gather outside our back gate daily. THE COAST We are 10 minutes drive from the coast and Lymington and/or Christchurch where you can rent boats to sail or explore the solent. You can also take a car or passenger ferry to the Isle of Wight from Lymington to explore the sailing meccas of Cowes or Yarmouth. Sandy beaches are 15 minutes drive away in Highcliffe, Hengitsbury head and Mudeford. If you want to explore a bit further afield, you can visit the stunning natural harbour in Poole (30 minutes drive away) and get the chain ferry from Sandbanks to the Studland Bay Nature reserve. For those interested in nature there are several bird reserves in the area and the New Forest Otter Sanctuary. KIDS ACTIVITIES Peppa Pig World and Paulton's amusement park are a twenty minute drive away. Moors valley nature reserve has outdoor wooden adventure playgrounds and tree climbing, as well as a miniature train.                   Hoburne Bashley is a superb 100 acre woodland setting on the edge of the New Forest, and 1 mile from the nearest town of New Milton and 3 miles to the nearest beach (Barton on Sea). The mobile home has a large spacious lounge, dining area and fully fitted kitchen with full sized fan assisted oven and halogen hob. Also provided is a kettle, microwave, toaster, pots and pans with ample utensils. We have a nice shower room with separate toilet. The double bedroom has a comfortable memory foam mattress and there are a further 2 twin rooms with 2 x single beds in each room. Duvets and pillows are provided but you will need to bring your own bed linen (sheets/duvet covers/pillow cases) and towels. All beds have mattress and pillow protection. There is a small weekly fee of £42.00 per week or £10.00 daily (for up to 6 people) for those wishing to use the clubhouse facilities. This includes wifi useage and can be arranged direct with Reception when you arrive.
