The SpaceWe've got a BIG fire pit for your bonfire + 2 smaller fire rings. Bring some marshmallows, s'mores, have a great night in the country in a real old-fashioned 1840's farmhouse! We are shabby chic, fun and down to earth! Plenty of room to kick back your heels, walk barefoot on our organic lawn, and be country! There is no TV, no radio, no cable. It is a good place to be unplugged. There is high speed wifi throughout the house and grounds. Cell phone reception: Verizon best, ATT good. T-mobile barely to not at all. Not a good place if you like a vacation home with all the usual modern entertainment options! For entertainment, we go on walks, hikes, visit local attractions, watch the birds and butterflies and grass grow, smell the flowers, go fishing and swimming, meditate, contemplate our navels, visit with friends and neighbors, cook, sit around the fire at night, watch the stars and full moon rises, read, write, create art... Old-fashioned country stuff. Well - it's a quiet neighborhood, so you can't get too loud! But you can sure enjoy the fire, ambiance and good fun. *** If you are a group, family gathering, retreat group, we can make you a SPECIAL COMBO PACKAGE of whichever rooms, apartments, tent and RV space you need. We'll quote you a special price. Please inquire with type of gathering, length of stay, # of people, pets (if any), special needs, etc. There is also a 5% local room tax. We will send you a reservation alteration request with this 5% tax after you book. *** GROUP COMBO - choose available rooms, apartments, tent and RV space. Note we are in residence and tend the fire, help you with logistics, troubleshoot, answer questions, etc to make your stay the best possible. There is additional space on a 1-2 person small futon sleeper. If your group is informal and want to bring sleeping bags for the others, there is floor space throughout the house to bunk out. In any event, guests would have to bring extra blankets, sheets and pillows beyond what we have. We also request groups to each bring their own towels. The SpaceWith a 4000 square foot house, 5 acres of land, and several outbuildings, you can imagine we can use all kinds of help! Guest AccessWe're always interested in work trades for help with yard and mowing, cleaning house, repairs, carpentry, fix-its, special projects firewood gathering and stacking, etc. In exchange, we offer a room or tent space to a qualified individual. In the past, we've had international students, retired persons, traveling contractors, artisans, designers, painters, cleaners stay with us in exchange for helping us with their talents. The exchange is a room or camping space in exchange for 2-3 hours help/day. We leave it flexible, as some people work fast and steady, and others like to set a more leisurely pace. It has a separate entrance through a little garden path, a little old-fashioned stove and sink dating from the 1940's and a vintage 1970's avocado green refrigerator! Great for time travellers! The whole feel of this unit is old fashioned country down-home cabin-bungalow. The WIFI is good - Time Warner high speed. There is no TV, no radio, no cable. It is a good place to be unplugged. Cell phone coverage varies: Verizon is best. ATT usually OK. T-Mobile VERY spotty. The wifi is usually on - but especially in storms in may cut out for an hour or so here and there. The SpaceWith a 4000 square foot house, 5 acres of land, and several outbuildings, you can imagine we can use all kinds of help! You can choose to "glamp" in one of our out buildings (you will have to fix it up), tent camp, or stay indoors - or some combo. We also have some gazebo frames inside the pool enclosure that you can fix up for a nice outdoor experience. We also have indoor rooms - choice will depend on guest use. All facilities include shared kitchen and bathrooms, front porch use, fire pit, wifi, parking. Guest AccessWe're always interested in work trades for help with yard and mowing, cleaning house, repairs, carpentry, fix-its, special projects firewood gathering and stacking, etc. In exchange, we offer a room or tent space to a qualified individual. In the past, we've had international students, retired persons, traveling contractors, artisans, designers, painters, cleaners stay with us in exchange for helping us with their talents. The exchange is a room or camping space in exchange for 2-3 hours help/day. We leave it flexible, as some people work fast and steady, and others like to set a more leisurely pace. The bottom line, is things get done that need doing! Work traders provide their own food and make a small contribution towards utilities (gas, hot water, wifi, electric, telephone). Note the airbnb platform requires a minimum charge of $10/day. We can negotiate that amount for longer stays depending on your contribution. There is no financial stipend of any kind. Some of the wonderful people who've stayed and helped include: a recent divorced person going through transition, a vet adjusting to life outside of service, several international students, designers from Europe who transformed a few rooms and did nice painting, a contractor who remade Apartment # 1 into a cute rustic studio, a retired person looking to “volunteer” and keep busy... This trade is for people who are good workers and can work independently, are friendly and have good boundaries. And, of course, they should like and agree with the policies and rules of maintaining a quiet peaceful space for quiet people. No smoking, nothing illegal, etc. And they must have real skills and be willing to apply them honorably. In other words, no slackers! Interaction with GuestsWork traders must have good boundaries. We start with a one week get-acquainted period. If we are a good match and everybody is happy with the arrangement, the work trade offer will be extended week by week. The SpaceThis yard is on the sunrise side of our house. It is surrounded by stone walls on 2 sides, It is fairly flat. There are big shade trees on the edge. During the daytime, the camp yard is sunny. At night, you can see the moon and stars. Non-camping friends can also book rooms INSIDE our big Old Fashioned Farmhouse. Message us for a combo price of tents and inside rooms for your group. Include # of people, ages of children, pets (quiet, clean), special needs, etc. We can put together a special offer price from our available rooms on any given night. There is also a round glass table, several yard chairs, and a nice shady area under the willow trees. Bring your own BBQ grill and equipment, marshmallows, tents, sleeping bags, folding tables, more chairs, etc - as you like. Parking is adjacent. Campers use the house shared small kitchenette and bathrooms (UPSTAIRS), front porch, grounds. There is free high speed wifi in the house and grounds. In the event of lightning or high winds, we request all campers to bring their sleeping bags and "slumber party" inside - wherever we have space - depending on other guests occupancy. There is a streetlight that gives a little nighttime light to see by. It's not too bright. There are usually other guests and residents. The NeighborhoodOur neighborhood is quiet and residential. Properties are at least 5 acres and somewhat spread out. We respect the privacy, quiet and good relations with our neighbors. We are on a paved town road. Getting AroundYou can get around with a car or bicycle. Nearest grocery stores are at least 7 miles. There is scant public transportation. Taxis are expensive - can be $20 US minimum each way to go to grocery stores. Your own car is most convenient - though we have had backpacker travellers, too. Other Things to NoteOur little garden shed has been summer home to a poet and gardener, an artist in transition with 2 lovely dogs. It is on the edge of our big yard. You can park closeby. You have freedom to organize your little tiny shed as you wish. Nice for a quiet time-out for an otherwise busy life. You have use of the house facilities and we have good Time-Warner wifi throughout. There is also a mosquito net you can hang over your cot for un-interrupted sleeping. Sometimes traffic is busy on certain days. Nights and weekends and late days tend to be quiet. Everything is the Catskill mountains slows down after Labor Day weekend! We also offer this little shed to those wishing to offer a work trade and help us out with projects in our house and grounds. We're especially looking for a carpenter right now for various projects. The SpaceAs described in Wood Design and Building magazine, this house is a "refuge, situated on the edge of land and water, [it] connects the active life and the contemplative life". This is a stunning custom built home (also featured in Wood - Architecture Now 2) that offers a view of the lake from every room in the house. It is situated at the end of a cul-de-sac which ensures not just privacy but complete peace and quite. The house is open plan which creates a good energy and flow throughout. The spacious kitchen contains everything you need for easy, convenient meal preparation and clean up. Dining can be at the kitchen island or, for a more formal experience at the dining table. The living room is geared around a view of the lake with a large sofa and several armchairs and ottomans for your comfort. A propane stove turns this open airy space into a cozy enclave on a cold night. The 42" TV can stream Roku channels (e.g Netflix and Amazon Prime Video) but there is no basic cable service. The bedrooms are simple but comfortable with a king bed, dressers and a closet being available in the master bedroom and a queen bed, dresser and office space (with large monitor and laser printer) being available in the second bedroom. The master bathroom consists of a deep jacuzzi tub with a hand held shower. A half bathroom which contains laundry facilities is situated next to the second bedroom. A deck stretches the entire length of the house, providing seating areas outside each bedroom and the living room. It also serves as an excellent place to perform your daily yoga routine so bring your mat! There is also a lower level patio for additional seating areas. On the deck there is a coffee table which you can easily transform into a fire pit when the weather is chilly. There is a BBQ for your use around the side of the house. The lake itself is a private, spring fed, non-motor lake. This results in a safe, quiet and little used lake that on many days will seem like it is yours alone. A kayak is available for your use but must be used in conjunction with a floatation vest (not provided). There are also multiple floatation beds and noodles available for use on the lake (you can find these in a storage bin on the deck). In the winter months, ice fishing is a popular pastime but you will need to bring your own equipment. Guest AccessAll areas of the house and yard will be available for guest use but the garage will be locked and unavailable. The lake can be accessed from the dock. Please note there are steps from the driveway to the house which would not be suitable for people with mobility constraints. Interaction with GuestsI will be available to interact with guests via text or phone during their stay but I will not be in a convenient location to visit the property. The NeighborhoodThere are numerous activities in the local area that you may want to explore. These range from hiking all over the Catskill mountains; antiques shopping in some of the cute local towns; skiing at a small family resort 15 minutes from the house or at Hunter mountain which also has a kickass zip lining course (open all year round) about 1 hour away; events at Bethel Woods (the sight of the Woodstock festival) along with the Woodstock museum which is a must-see and is only 20 minutes away; and leaf peeping, let's not forget that, it is as stunning as you would imagine in this region. There are also a number of good restaurants for you to explore within a reasonable distance. The entire southern Catskill region is on your doorstep and these are just a few of the things available. Of course, once you sit yourself next to the lake in this beautiful home, you just might not want to leave! Getting AroundYou will need a car to get around and if you are visiting in the winter I recommend you use a 4 wheel drive vehicle. Other Things to NoteThis is a very quiet neighborhood and you are asked to respect that during your visit. If you are looking for a party lake and atmosphere there are probably other places in the vicinity that are more suitable for your vacation. A cleaning fee of $100 will be applied to each booking. If additional cleaning is required as a result of smoking in the house an additional $500 cleaning fee will be applied. A security deposit of $1000 will be applied to each booking.
