The SpaceEnjoy living the country lifestyle! Feel free to explore the farm. Guest AccessThere is a tree house, trampoline and small swing set for children within the fully fenced house yard. Interaction with GuestsThe property runs Angus cattle and Wiltipol Sheep. There are also 3 Alpacas that run with the sheep and are used as herd protectors in the lambing months at springtime. The cattle are calving in the July/ August months and it is not unusual to wake up to a new calf in the morning. Managers are on the property if more interaction with the animals is what you are after otherwise the Homestead is situated far enough away with its own entrance to ensure a quiet, relaxing stay. The Homestead yard is fully fenced. The NeighborhoodThe Southern Highlands is a beautiful area with many historic villages to explore and great galleries, wineries, garden & restaurants. Many things to see & do. Getting AroundYou will need a car. Train station in Moss Vale is a 10 minute drive and would cost about $40.00 each way in a Taxi. Other Things to NotePlease note that when staying a Saturday/Sunday night the weekend rate of $1500 will apply. (this will vary from the calendar price).

The SpaceYallambee has three large en suite guest rooms - two upstairs and one on the ground floor, catering for either individual couples or groups as required. The rooms are all large with different bedding configurations - king and queen beds, two can be twin share, one has a single sofa bed for an extra child etc. so dont hesitate to ask if you have children or twin share or even single use needs - we can probably help. Quality linen, bathrobes, ironing facilities, hairdryers, ipod docking/alarm/clock, heaters and fans are all standard in the rooms. The North Room - a queen bed and single sofa bed - large bath and shower en suite - east and north views onto trees, lawns. The South Room - a king bedded room that can be split for twin single use. Shower en suite, DTV, DVD, leafy views to the south through the silver birch onto the lawns and gardens. The Garden Room - on the ground floor - separate to the house but under the same roofline, it has a queen bed, and a double bed - ideal for twin share, family or a couple wanting a quiet time. Simple shower en suite, DTV, DVD, and views east/west onto the gardens and lawns. We have weekend and weekday tariffs, special prices for children (depending on the age) and single tariffs too - dont hesitate to ask us. Guest AccessGuests have a large separate lounge area with large DTV, DVD selection, CD's, holiday reading books, magazines, boardgames, newspapers etc. After a big day out of exploring you can enjoy your afternoon tea here with our homemade goodies or if it is warm enough outside, on the back patio or under the wisteria covered pergola. Sit back on the comfy couch in front of the wood fire in winter with a good book, a glass of port or sherry. There is also a guest dining room where you can make yourself a tea or coffee from a range of Twinings teas or plunger coffee (if we are not about) or if we are, espresso coffee or tea service. Breakfast is included in your tariff - a buffet of cereals, fruits, local or homemade preserves and sourdough bread as a start and followed by a hot offering of yummy treats, washed down with fresh squeezed orange juice, espresso coffee or tea. Guests are also welcome to use the range of lawn games (boules, croquet, badminton etc) next to the hallstand. There is also free wireless internet available in the guest lounge and breakfast areas, plenty of off street parking and undercover areas for Mountain bike or motor bike storage if required. We cater for special dietary needs with notice, and can if pushed, do dinner in house for you if you dont want to go out. There are some really good restaurants within a shortish drive from us, and quite a few more informal options in Bundanoon and surrounding towns. Interaction with Guestswe are both hospitality professionals and offer as much or as little interaction as you require. We live on site so are around to help out with the little extras that pop up - what to see, do in the area, information and maps on local walking or mountainbike trails, wedding transport, even on occasion a tyre change! It's the little things that make your life easier... We dont have fences (which is great for the comings and goings of the kangaroos in the area) so pets cant stay at Yallambee, but well behaved and supervised children are more than welcome. The NeighborhoodA beautiful little town, lovely gardens, friendly people and so clean, set on the edge of one of NSW's biggest National parks. Fantastic walks, bike riding and awesome Mountain Bike riding trails in the area. There is a great community atmosphere - a trip to the shops always takes longer than expected as you are always meeting someone you know! Getting AroundTrains are few but a bus service connects us to the City Rail hub at Moss Vale. It is a town best accessed by a bike or car.

The Pill Factory was built circa 1870 by Augustus Nicholas and was originally named The Golden Cross Pill Factory. Extensively renovated in the 1930's into a guesthouse this 3 storey character sandstone building is perfect for families and groups to hold events or just enjoy each others company and the southern highlands. It is located within the township and about 200m from the main shopping area of Bundanoon. 13 bedrooms with double beds and 10 fold out beds allow a maximum of 36 guest to stay with a dedicated dining room which seats 36 but can be extended to around 60. The rate for exclusive use of the property is $1000 per night except Friday, Saturday and Sunday which are $2,000 per night. Book three weekend nights for $5,000 inc GST total.(Discount of $1,000) The weekly rate is $9000 per week. Parts of the building can be secured (Monday to Thursday only) for as few as 2-6 people at $300 a night. This includes the Bar area and sitting room. 4-10 People (2 bedrooms) can have an area with a large kitchen ,dining and living area from only $500 per night with a third bedroom for an extra $100 per night. All 2 night minimum stays except public holidays which are three night stays. On site catering is available upon request. Bundanoon The Pill Factory contains 13 bedrooms of varying sizes and orientations. Three of the bedrooms are on the ground level accessed off hallways privacy and for easier access with the remaining 10 at first floor level opening off the Library. Modern, Funky Country Living - Bundanoon CBD 3 minute walk to station, I min stroll to cafes, charming village, shops, and a 5 min to bush walks in Morton National Park. 10 minute walk to Glowworm Glen. Friendly, relaxed host. The Apartment: A 2 bedroom apartment (half a house) fully self-contained with full kitchen, retro bathroom with bath, shower and separate toilet. Sleeps up to 5 people. Bedroom One - Queen bed, bedside tables, built in wardrobes and vanity with mirror. Quiet room facing rear of property, nice and cool in summer. Bedroom Two - Queen bed and one single bed, build in large mirrored wardrobes, vanity and mirror, sunny room with opening window with pleasant green hedge outlook. On site car parking, flat wheelchair friendly access (ramp and only one step into apartment and one internal step), and smoking okay in outdoor areas (but please be fire-safe especially in summer or drier weather.) Free WIFI! You will get the WIFI password in the House Manual when you book! We are literally 3 min walk from the station, right in the Bundanoon CBD, and 1 minute from the amazing cafes and shops in the village. 3 minute walk in the other direction to the Bundanoon supermarket. A short walk from the Morton National Park, and right in the middle of the historic village of Bundanoon. So convenient! A great base for exploring the Southern Highlands. You enter from the car park into the kitchen dining area, which has a kitchen with beech cabinets, charcoal tops in an L-shape, cyprus pine floors, and white walls - with breakfast bar and genuine 60's Eero Saarinen style dining table and chairs, as well as funky artwork. The kitchen has a dishwasher, 4 element stove, full oven, Coffee pod machine, plunger, coffee filter machine, Sandwich press, iron and ironing board, and a small bar fridge. It doesn't have a microwave yet, but I might get one. The kitchen opens out via french doors to a sun soaked large deck, complete with outdoor dining with cushions and sun umbrella. From the deck, three steps descend down to the front garden. You also have access to the 1000sm back garden which has a wood outdoor fireplace/barbecue. Off the kitchen/dining is a lounge room, with a 3 seater couch and an easy chair and coffee table. It has a 19 inch TV/DVD player that also accepts a USB so you can bring movies on a thumb drive. FREE unlimited WIFI, comfortable seating and a cozy wood burner! Off the lounge is an ante-room that leads to the separate toilet, and retro art nouveau black tiled bathroom with heat lamps, shower and bath. A hair dryer is supplied (in the bathroom cupboard) as well as soap, luxury body wash, soaps, and many other amenities in case you have forgotten anything (from nailpolish remover to hand cream and hairspray, etc) - all in the bathroom cupboard. From the ante room you go through to another separate hallway with chaise longue. This area has enough room for a bassinette or luggage or perhaps bike storage if you needed extra space. Off this hallway are two double bedrooms, both spacious, heated with eco-friendly ceramic wall panel heaters, and equipped with double bed and built-ins. One of the bedrooms could also be a twin (equipped with one queen bed and one single bed). Both double beds are fitted with electric blankets. Bundanoon village shops are literally only a 1 minute walk! If you are driving, there is on site parking with flat wheelchair friendly (ramp) entrance to the front door of the property, via our driveway entrance in Osborne St (the property is on the corner of Railway Ave and Osborne st). There is parking for at least 4 cars, although parking is shared by the front apartment. Fully equipped kitchen with 4 element stove, bar fridge, oven, toaster, kettle, Smeg dishwasher, wine glasses, and all the crockery, utensils and kitchen equipment you’ll need for self-catering. Pod Espresso machine stocked with coffee pods and Milk Frother French Press and Filter machine also supplied. English Breakfast, Earl Grey and Peppermint Tea and sugar supplied 1 litre of milk supplied (please let me know what sort of milk you like - I can provide either regular, skim, lactose free, soy, almond or oat milk!) Extra blankets, linen and towels available in linen cupboard Comfy lounge with opening french doors to deck, with woodburner Large deck with outdoor dining table and umbrella (Outdoor cushions are stored in bottom left lounge room cupboard in the apartment, and some are outside under the eaves) Swimming towels (for visits to the Bundanoon pool!) are also in the linen cupboard. There's also a nice stereo system in the kitchen which takes CDs, a USB input, and has an inbuilt iPod input. Also, the TV/DVD player in the lounge takes a USB input. Enjoy! Guest AccessGarden and Outdoor Living Your apartment opens out both from the kitchen/dining and the lounge to a massive deck, with steps down to a beautiful garden. North facing, we have great sun morning and afternoon for outdoor relaxing, breakfast (there is an outdoor seating area on the deck), lunch or dinner. Solar Springs Health Resort is right behind us across the road, and beauty and massage appointments are possible. Interaction with GuestsI will be available by text, email or phone for the duration of your stay, and to greet you when you arrive, if I'm in Bundanoon at the time. If not (and in any case) keys will be left in a lock-box outside the door, and you will have a code to gain access, so you will be able to arrive when you like. Other times I will just leave the apartment unlocked and the keys in a bowl in the kitchen (it's that kind of town!) Throughout your stay, you will be able to enjoy privacy and the feeling of having the place to yourself, although the other apartment is in the front part of the house, does share part of the deck (that's not visible from your apartment or deck seating), the carpark, and the laundry. You may see my little yellow car come and go from the carpark, or other guests cars staying in the front apartment. I want you to have privacy and will not disturb you if that's your preference - and that would be the default setting! - but I'm always available for a chat and a drink if you would like some company or local knowledge, or a ukulele jam session! Depending on your arrival time, I can leave the keys out for you or meet you and show you inside the property. However, check in and check out can be completely self-service (private) if required. Default check-in time is from 2pm, but earlier may be possible. It really depends on if there's a booking the day before and how close it is to your stay, so just ask! Default check out time is midday, but again it could be later (ask me) but depends again on if there's a booking the next day. I won't know if this is the case until a few days before your stay. So you can rely on midday check out (at least) and request a later one and I'll grant it closer to the date of your stay if I can. I do aim to please! The NeighborhoodAbout Bundanoon Bundanoon is also the gateway to the beautiful and extensive Moreton National park full of natural wonders and bushwalking tracks. Bundanoon has Scottish heritage and is the home annually to the festivities and Highland games of Brigadoon in April. Bundanoon is friendly and a slow living location, and we locals are proud of our gorgeous, safe, friendly and historic village. Many of us discovered the village and 'tree-changed' here from Sydney (only 90 minutes away) and I wouldn't be surprised if you have thoughts about doing the exact same thing! Creative and nature loving locals and visitors love the close access to nature and the feeling of well-being that the wonderful starry nights and misty fresh mornings and evenings bring, combined with the easy access from Sydney (by car, 90 minutes, or by train about 2 hours). The Southern Highlands offers arts, antique and second hand hunting, markets, cafes, restaurants, wineries, open gardens and side trips and beautiful drives down the escarpment to the coast or south to Canberra, west to Wombeyan Caves and other county detours such as Fitzroy Falls, Berrima, and many more. Getting AroundBundanoon is on the train and bus lines. Check timetables for frequency and specific times. I recommend the Cityrail afternoon direct train from Sydney Central (check (EMAIL HIDDEN) or the NSW Trainlink reserved seating services (3 per day) that has a buffet dining car. To enjoy the area fully, a car is recommended. Other Things to NoteMountain bikes may be available for hire at the Bicycle Shoppe Cafe in the town (4 min walk). Bundanoon is a popular area for biking and mountain biking. Bundanoon has a public swimming pool that is about a ten minute walk for a dip on a hot day. It is open in the summer months every day - this year, it will be open from the 14 November 2015 to the 6 March 2016. Right behind the pool is the Bowling Club which also has very good bistro meals. The pub (Bundanoon Hotel) is a popular spot with locals and visitors alike, and serves excellent meals - and is only a 5 minute walk. Best cafes in town? The Terrace Tea Rooms is the closest, and my fave - run by Jane and John who are friends - Jane makes amazing food (my tip is try the Terrace Eggs scrambled with leeks and cheese, so divine! and John makes coffee and is always up for a chat!) Next along is the Primula - which has been there for ages! Peter the owner makes a brilliant pizza, really really good. And the greek salad is also a fave, as is their calamari (hand crumbed in house). If it's hot, try sitting in the shaded outdoor area at the back. Then there's the Bundanoon Deli - Grant and Lorraine have a good selection of cheeses, produce, ice-creams and gelato, and knock up a mean fresh sandwich. The Good Yarn is a brilliant shop - the classic small country town shop - and it's for charity too! - locals bring in their produce, honey, jams and chutneys, flowers, treasures, and home-made craft things (quilts, jumpers, scarves etc). You can get some brilliant home-grown produce here, including duck eggs sometimes. Then there's Jumping Rock, an upmarket bakery cafe with amazing pies, sausage rolls, croissants and sandwiches they heat on the press, and really good coffee and smiley baristas. Dog friendly too. Last but not least is The Bicycle Shoppe cafe, and here I recommend the french toast with bacon and maple syrup. I like it so much I've never tried anything else, it's my 'always order this' thing! They have a dog-friendly outdoor seating. Restaurants - there's another pizza shop, the closest to my place, and they are an eat-in place as well as takeaway. Good ambience, and they have brilliant profiteroles too and a kiddie dessert called 'frog in a pond' - green jelly with a chocolate frog on top! The Chinese restaurant is good too. I've enjoyed the lemon chicken, sweet and sour pork and mongolian something or other. And they're licenced which is handy when you've missed the bottle store. The pub is awesome for bistro food in a cosy setting with good quality food. The public bar can be lively on the weekend - it's where the locals hang out and sing along to the jukebox! Exeter is a village about 7k away towards Sydney, and also has a post office and general store as well as a terrific cafe (daytime) The Werai Tea Rooms (daytime) are also about 7k away on Werai Rd, the back route to Moss Vale. Very cute and recommended. It's going to have a petting zoo at some stage and sell local produce! The Bundanoon markets are on every second Sunday, and are good for food as well as clothing, nick nacks and 'market stuff' - they have sandwiches, cakes, ready made quiches, all sorts - there are two local 'chefs' who bake up a storm. There's also good produce out the front. Petrol is available at Sally's Corner, Sutton Forrest just off the freeway or Moss Vale. Petrol is available in Bundanoon at Petersen's Garage in a Friday until about 5pm, but they are not open on weekends. Nearest petrol station is about a 14k drive to the 24 hour Coles/Macdonalds service station in Sutton Forest on the Hume Highway, or about 20 minutes to Moss Vale for petrol (open 5am to 9pm 7 days.) Trains and noise: We do have about 3 freight trains a day or so that go through the town, and a few commuter trains. The commuter trains you hardly hear, but the freight trains can be quite loud and take about 20 seconds to pass. I have had friends and family stay as well as two Airbnb guests so far and people have said that they slept really well here. I don't think the trains will disturb you, but I just wanted to mention them.

The Neighborhood' En Bon Voisin" The neighbors both human and otherwise are very respectful, can be inquisitive but not intrusive. The property is surrounded by similar settings offering privacy. Getting AroundA car is really essential to get around. The nearest public transport is the train approx 3 kms walk. Other Things to NoteVisit picturesque Bowral, Berrima, Morton National Park, Fitzroy Falls, the charming village of Robertson or plan a winery tour through the Southern Highlands Good news - the newest residents have settled in laying farm fresh eggs for you. Maximum effort taken to protect them from the pesky fox. I do not want to have that happen again. Bad news the cunning fox did it again!!!!! No chickens until we are 100% fox proof. For long weekends there is a minimum three night stay please

With Morton National Park, Glow Worm Glen, Fair Bower Falls, great mountain biking, local wineries, numerous bush walking tracks and of course the Brigadoon Scottish festival, one weekend might not be enough time to take in all Bundanoon and Kell Cottage has to offer! Breakfast can be provided - there are also a number of lovely cafes just down the road. The NeighborhoodBundanoon has a lovely friendly community feel, with local shops, cafes and people always happy to chat. The countryside is beautiful, with the National Park on our doorstop. There are plenty of opportunities to walk and cycle (with a bicycle hiring facility in the village). Life here is as active or restful as you want to make it. There are always local activities, such as fortnightly markets, open gardens, the Garden Ramble, Brigadoon and lots of arts and music at the Memorial Hall. There are many local places to eat and relax for lunch and dinner, and I have plenty of local knowledge to help you decide. We are an easy drive to wineries, monasteries, with Sutton Forest, Exeter, Moss Vale, Berrima and Bowral just up the road. There is a market at one of the local towns every weekend. Positioned halfway between Sydney and Canberra, it's a great place to break your journey and enjoy the countryside. Getting AroundWe are walking distance from the railway station. There are also buses to Moss Vale and Bowral, with a bus stop just moments away. The cottage is on Bundanoon's Main Street, with an easy walk to the shops and cafes. The SpaceLovely brick and tile house in a quiet cul-de-sac a 20 minute walk or 3 minute drive to the village of Bundanoon, that has a train station, pub, churches, markets, and shops. It's about a 20 minute drive to Bowral, and 90 minutes from Sydney. The room is comfortable, spotless and airy, has a lock on the bedroom door with your own key, with a double bed with brand new bedding and linen, bedside tables and lamps. It has an opening window with fly screens. The room has a vanity and wardrobe space. The bathroom is fairly large, and a 'three-way', meaning the toilet is separate and the shower and bath are also separate, leading off an ante-room vanity and large mirror, large enough for two to use at the same time. Guests have exclusive use of this bathroom. Ironing facilities available, and small hair dryer. Guest AccessApart from the bedroom and exclusive use of your own bathroom, you are welcome to use one of the two sitting rooms, and use this exclusively for your stay. You are also welcome to use the many pleasant outdoor areas, including the verandah which has a nice sitting area perfect for a morning coffee, and you can even use the barbecue. There are also nice sitting areas in the garden - two more in the back garden and one in the front garden, each with a wrought iron table and chair setting. Kitchen Access: There are many restaurants and cafes for your stay. Although the room is not self-catering, you may use the barbecue if requested in the booking, and some fridge space may be available. I do however provide a light breakfast, of assorted cereals, milk, yoghurt and fruit. This is self-catering and you can have it whenever it suits you. Coffee and tea-making facilities are also available 24/7 in your own quarters. You will have your own set of keys so you will be able to come and go as you wish. Interaction with GuestsI'm always happy to offer tea, coffee and conversation, although if privacy is your wish, you will have your own space. The NeighborhoodOur street is a lovely, quiet and peaceful part of Bundanoon, right in the village yet away from the bustle. Getting AroundWe are about 20 minutes walk from the train station, and about 3 minutes by car from the village. There are regular trains from Sydney, Goulburn, and Canberra. I can pick you up from the station if arriving by train, as well as drop you off. It would be my pleasure! Other Things to NoteI have a cat! She's a siamese called Chloe, and lives in the house. She doesn't spend time in your room, which is kept closed, nor your bathroom, but she is mostly with me in the rear lounge, or in the garden. Still, if you are allergic to cats, please note that she does live in the house.

Bikes are available at the cafe near the railway station, next to the post office. It is a popular area for biking and mountain biking. The Le Mas annexe is a self sufficient house attached (but completely separate) to the main house. Le Mas is an 100 acre property in Penrose, Southern Highlands, NSW. We are just 2 doors down from the Sylvan Glen Guesthouse and wedding venue. Situated on the property is a main house that we live in, and a separate guest annexe (which is what's available for rent). Upstairs: 1 main bedroom: Queen bed with ensuite (sleeps 2) 1 loft landing bedroom: 1 Double bed, 1 single bed and 1 single trundle (sleeps 4). Downstairs: Lounge room: 1 sofa double bed (sleeps 2) Separate bathroom, kitchenette and dining table.       The Pill Factory was built circa 1870 by Augustus Nicholas and was originally named The Golden Cross Pill Factory. Extensively renovated in the 1930's into a guesthouse this 3 storey character sandstone building is perfect for families and groups to hold events or just enjoy each others company and the southern highlands. It is located within the township and about 200m from the main shopping area of Bundanoon. 13 bedrooms with double beds and 10 fold out beds allow a maximum of 36 guest to stay with a dedicated dining room which seats 36 but can be extended to around 60. The rate for exclusive use of the property is $1000 per night except Friday, Saturday and Sunday which are $2,000 per night. Book three weekend nights for $5,000 inc GST total.(Discount of $1,000) The weekly rate is $9000 per week. Parts of the building can be secured (Monday to Thursday only) for as few as 2-6 people at $300 a night. This includes the Bar area and sitting room. 4-10 People (2 bedrooms) can have an area with a large kitchen ,dining and living area from only $500 per night with a third bedroom for an extra $100 per night. The cottage is a short 5 minute stroll away from Bundanoon village, where you can take pleasure in visiting the historic community that still retains the mood of times gone by.               The SpaceThe cottage used to be an artist studio and a barn before that. It is set in the lovely gardens of "Netherhall" (c.1903). Your hosts, Brian and Juanita, live in the residence at the top of the garden, but the cottage is quite private with its own separate access off Victoria St. The bedroom is in a mezzanine loft overlooking the lounge. The cosy queen bed has very comfy electric blankets. The bedroom has a bird's eye view over the garden. The bathroom also has a garden view. There is a full-size clawfoot bath and a range of bubbles and salts to try while you soak out your stress. The floor is of Himalayan sandstone, with fossils visible. There are many birds about. Watch for the King Parrots. The male is red and green and the female mostly green with orange belly. Crimson rosellas are also frequent visitors. The property once covered the entire block. The previous owner was a keen gardener and she lovingly preserved the style of the era in the planting selection and 'Edna Walling-esque' garden design. As current owners, we are keen to continue to nurture and complete this vision (if a garden can ever be said to be complete!). There is an additional sofa in this room - a private space to put the feet up. The Gallery room contains a dining table and chairs, a lounge and kitchenette - the perfect place to enjoy views to the orchard, or the paddocks beyond. The kitchenette provides a fridge, sink, toaster, microwave, kettle, Nespresso machine, crockery, cutlery, glasses and essentials. There is an outdoor BBQ in the courtyard for your use. We provide breakfast provisions for your first morning: bread, milk, muesli, yoghurt, fruit, tea and coffee. The heated bathroom and separate toilet are both fresh and new. Some road coach services are also available. Bicycles can be hired in Bundanoon at Ye Olde Bicycle Shop, 11 Church Street. Maps are provided to inspire you re great mountain bike trail rides. Finally if you choose you can get the walking shoes on and explore our farm, or the lanes in and around Exeter village, or venture a little further afield to the beautiful trails in the nearby Morton National Park. Sleeps up to 5 people: One bedroom is made up with a queen bed and a single. Bedroom has two open wardrobes, small chest of drawers, mirror, desk with standing halogen lamp and stool, bedside lamp, and small bedside table. Second bedroom is the piano room (front room) which has a comfortable double bed, grand piano, Corbusier chair, small bedside table, standing lamp, chandelier and light concertina doors. Awesome large eat-in kitchen with great view over garden and Bundanoon. On site car parking at the back. Free WIFI! We are literally 3 min walk from the station, right in the Bundanoon CBD, and 1 minute from the amazing cafes and shops in the village. A short walk from the Morton National Park, and right in the middle of the historic village of Bundanoon. So convenient! A great base for exploring the Southern Highlands. You walk down the side of the house from the car park and up a short flight of stairs to the private entrance. Off the right of the entrance hall is the fully tiled bathroom with shower, toilet and basin. You proceed into the light-filled living room, with two seater couch, easy chair and Eames chair, which opens to french doors. All the other rooms lead off the dining room - the north facing piano room/second bedroom is fitted with a concertina privacy door that 'disappears' to given an open-plan look when not in use. It has bookshelves filled with interesting books, a piano, double bed, and Corbusier lounge chair with footstool. The twin or king double bedroom is also accessed from the living room. You can also walk through to the large eat-in kitchen, which has painted white floorboards, a large Guatemalan rug and 6 seater (or more if you add the church pew bench in the entry hall) beech dining table. The north-facing kitchen has opening windows on three sides, and looks out both at the deck to the rear and the main garden to the front . The dining room opens out via french doors to a small deck, which connects by a walkway to the rear deck used by the apartment in the rear half of the house, however there is so much outdoor living space (it is a 2000sm block in total) that there are plenty of private outdoor areas to find your own spot! From the deck, a flight of concrete steps descend down to the front garden. You also have shared access to the 1000sm back garden which has a wood outdoor fireplace/barbecue. There is no TV yet but I'm working on it! FREE unlimited WIFI, comfortable seating (2 seater, easy chair, and Eames chair) and a cozy wood burner. A hair dryer is supplied as well as soap, body wash, shampoo, conditioner plus various other products you can find in bathroom cupboard. Both bedrooms are fitted with built in eco-friendly ceramic wall panel heaters (the piano room has two). The kitchen has a good electric heater if it's cold. Bundanoon village shops are literally only a 1 minute walk to the left on Railway Ave, and the supermarket is about a 3 minute walk to the right on Railway Ave. If you are driving, there is on site parking via our driveway entrance in Osborne St (the property is on the corner of Railway Ave and Osborne st). There is parking for four or so cars, shared between the two apartments, which is usually plenty! Fully equipped kitchen with 4 element touch stove, space in large fridge for your groceries, modern oven, sandwich press toaster, kettle, Samsung dishwasher, crystal wine glasses, and all the crockery, utensils and kitchen equipment you’ll need for self-catering. Pod Espresso machine stocked with coffee pods and Milk Frother French Press also supplied. English Breakfast, Earl Grey and Peppermint Tea and sugar supplied 1 litre of milk supplied Extra blankets, linen and towels available in wardrobe (you can use the dark coloured towels for swimming!) Comfy lounge with woodburner, some wood supplied, and opening french doors to deck Enjoy! Guest AccessYour apartment opens out both from the dining room to a deck, connected by a walkway and shared with the other apartment in the rear of the house, with steps down to a beautiful garden. North facing, we have great sun morning and afternoon for outdoor relaxing, breakfast (there is an outdoor seating area on the deck), lunch or dinner. There are other little spots to sit in the garden, too. Solar Springs Health Resort is right behind us across the road, and beauty and massage appointments are possible. Hot Water: There is a large tank in the garage, so there's plenty. Washing Machine: I will provide access to laundry for bookings of a week or longer. Coffee Pod machine: This machine takes Aldi pods. These are available from ALDI in Bowral, but I will supply a variety complimentary (quite a few!) to get you started. Dishwasher: The manual is a laminated A4 which is kept in the kitchen cupboard under the sink, but if you just use on and off and start button it will just work! Detergent is under sink. Swimming towels: There are plenty of extra towels for swimming (we have a great outdoor local pool open in the summer months, next to the Bundanoon Bowling club on the other side of the railway tracks, a ten minute walk or less) in one of the ottomans. Please use the coloured towels for swimming and use the white or premium guest towels in the house only. There are also spare blankets/bedding in the twin bedroom wardrobes and in the ottomans. Wood fire: Kindling, Firestarters and Firewood can be purchased at the village supermarket, one block from the house on Railway Ave (towards Moss Vale). Please use the woodburner carefully and only with supervision, and be careful about bits of wood falling out as you stoke the fire - although there is a tiled hearth. But if it's winter I will provide firewood that should just about last you for your stay! Wildlife: The magpies are friendly and loyal. I feed them now and then so they won't swoop you, so don't chase them away (within reason) so they don't get confused! Wombats: You might see wombats in the area - it's been a bit rare this year but I have seen some in Osborne Avenue, and Victoria Ave, behind the house. The come out at twilight and during the night. Be careful arriving at night because it happens with unfortunate regularity that they get run over on the road in to Bundanoon. Apart from the poor wombat itself, apparently it is a little like running over a concrete block and could substantially damage your car. If you drive at the speed limit (50k in the town, and 60k approaching the town) and use high beam, you should have plenty of time to see them and stop - they tend to stand right in the middle of the road! Wallabies/Kangaroos: You might see wallabies or kangaroos in the back garden! Mostly you'd see them in the middle of the night in the grass beside the carpark, illuminated by headlights. They don't really do anything, but I would keep away anyway, to be safe. You may see them on the road if coming from the Goulburn side and driving at night, but I haven't seen any on the road on the Bundanoon/Exeter side. Drive slowly though at night, as per Wombats! Neighbours: The neighbours are lovely, and this is a very safe neighbourhood (i.e. you can leave the doors unlocked and nothing would happen. I say this with confidence after 3 years in Bundanoon!) Rexeen is the neighbour at the left rear, who has Eureka Yurts also on Air BNB, if you need extra space! She is lovely, as is Bruce Pryor over the road, the local potter. Bruce has offered to be someone guests can knock on the door and ask for help if need be, and if by any chance I'm not around and you need some assistance. If his ute is parked across the road, he's usually around. Most of the local shopkeepers know me, so feel free to introduce yourselves in the village! There is WIFI in the house, and you will be sent the password when your booking is confirmed. I usually leave a note with the WIFI password in the house too. however it's also on the back of the modem! Interaction with GuestsI will be available by text, email or phone for the duration of your stay, and to greet you when you arrive, if I'm in Bundanoon at the time. If not (and in any case) either the apartment will be left open or with keys in the lock (most usual) or, keys will be left in a lock-box outside the door, and you will have a code to gain access, so in any case you will be able to arrive when you like. Throughout your stay, you will be able to enjoy privacy and the feeling of having the place to yourself, although please note this apartment is half of the building. You may hear a little noise from the other apartment, but it's not too bad. I want you to have as much privacy as you would like and will not disturb you - but if I'm around you can always hit me up for a chat and a drink if you would like some company or local knowledge, or a ukulele jam session! Depending on your arrival time, and if I'm in Bundanoon at the time, I can leave the keys out for you or meet you and show you inside the property. However, check in and check out can be completely self-service (private) if required (or may be, if I'm not in town at the time.) Default check-in time is from 2pm, but earlier may be possible. It really depends on if there's a booking the day before and how close it is to your stay, and what time I am able to prep for you by, so just ask! Default check out time is 11am, but again it could be later (ask me) but depends again on if there's a booking the next day. I won't know if this is the case until a few days before your stay. So you can count on 11am check out (at least) and request a later one and I'll grant it closer to the date of your stay if I can. I do aim to please! The NeighborhoodAbout Bundanoon Bundanoon is also the gateway to the beautiful and extensive Morton National park full of natural wonders and bushwalking tracks. Bundanoon has Scottish heritage and is the home annually to the festivities and Highland games of Brigadoon in April. Bundanoon is friendly and a slow living location, and we locals are proud of our gorgeous, safe, friendly and historic village. Many of us discovered the village and 'tree-changed' here from Sydney (only 90 minutes away) and I wouldn't be surprised if you have thoughts about doing the exact same thing! Creative and nature loving locals and visitors love the close access to nature and the feeling of well-being that the wonderful starry nights and misty fresh mornings and evenings bring, combined with the easy access from Sydney (by car, 90 minutes, or by train about 2 hours). The Southern Highlands offers arts, antique and second hand hunting, markets, cafes, restaurants, wineries, open gardens and side trips and beautiful drives down the escarpment to the coast or south to Canberra, west to Wombeyan Caves and other county detours such as Fitzroy Falls, Berrima, and many more. Getting AroundBundanoon is on the train and bus lines. Check timetables for frequency and specific times. I recommend the Cityrail afternoon direct train from Sydney Central or the NSW Trainlink reserved seating services (3 per day) that has a buffet dining car. You can totally visit/stay here easily without transport because it's very close to the station (just a few hundred metres). However to enjoy the area fully, i.e. winery tours, golf, sightseeing, driving to the national parks, visiting the surrounding villages etc, a car is recommended. Other Things to NoteMountain bikes may be available for hire at the Bicycle Shoppe Cafe in the town (4 min walk). Bundanoon is a popular area for biking and mountain biking. Bundanoon has a public swimming pool that is about a ten minute walk for a dip on a hot day. It is open in the summer months every day - this year, it will be open from approx the 14 November to the 6 March. Outside those times, I recommend the Moss Vale Aquatic Centre, suitable for swimming in any weather as it's indoor and heated to a very comfortable temperature. Bundanoon also has a Bowling Club which also has very good bistro meals, from Tuesday to Saturday nights and they do Sunday lunch as well (although this does vary, so best to check!). The pub (Bundanoon Hotel) is a popular spot with locals and visitors alike, and serves excellent meals - and is only a 5 minute walk. Best cafes in town? The Terrace Tea Rooms is the closest, and my fave - run by Jane and John who are friends - Jane makes amazing food (my tip is try the Terrace Eggs scrambled with leeks and cheese, so divine! - or the bacon and egg rolls, best in town, so the tradies tell me! - and John makes the coffee, and is always up for a chat! Next along is the Primula - which has been there for ages - looks unassuming, but is very good! Peter the owner makes a brilliant pizza, really really good. And the greek salad is also a fave, as is their calamari (hand crumbed in house). If it's hot, try sitting in the shaded outdoor area at the back. I also really like their coffee. Then there's the Bundanoon Deli - new owner Byron and very stylish these days! The Good Yarn is a brilliant shop - the classic small country town shop - and it's for charity too! - locals bring in their produce, honey, jams and chutneys, flowers, treasures, and home-made craft things (quilts, jumpers, scarves etc). You can get some brilliant home-grown produce here, including duck eggs sometimes. Then there's Jumping Rock, an upmarket bakery cafe with amazing pies, sausage rolls, croissants and sandwiches they heat on the press, and really good coffee and smiley baristas. Dog friendly too. Last but not least is The Bicycle Shoppe cafe, and here I recommend the french toast with bacon and maple syrup. I like it so much I've never tried anything else, it's a cult dish for me, my 'always order this' thing! They have a dog-friendly outdoor seating. Restaurants - there's another pizza shop, the closest to my place, and they are an eat-in place as well as takeaway. Good ambience, and they have brilliant profiteroles too and a kiddie dessert called 'frog in a pond' - green jelly with a chocolate frog on top! My fave meal there is the veal scallopini with green peppercorn sauce and vegetables. It's SO yummy! My nephews 10 and 13 love the pizza and spaghetti bolognese and the Nutella dessert pizza with marshmallows! The Chinese restaurant is good too. I've enjoyed the lemon chicken, sweet and sour pork and mongolian something or other. And they're licenced - always handy when you've missed the bottle store and can't be bothered walking an extra 3 min to the pub! The pub is awesome for bistro food in a cosy setting with good quality food. The public bar can be lively on the weekend - it's where the locals hang out and sing along to the jukebox! Sutton Forest pub (a 10 min drive) is also quite a vibe particularly on Sunday afternoons when they have an open mic night and the bistro is open too. Their salt and pepper calamari is lovely and tender! Exeter is a village about 7k away towards Sydney, and also has a post office and general store as well as a terrific cafe (daytime) The Werai Tea Rooms (daytime) are also about 7k away on Werai Rd, the back route to Moss Vale. Very cute (recently rebranded to 'The Farm Club' and recommended. It's going to have a petting zoo at some stage and sell local produce! The Bundanoon Makers markets are on every second Sunday, and are good for food as well as clothing, knicknacks and 'market stuff' - they have sandwiches, cakes, ready made quiches, all sorts - there are two local 'chefs' who bake up a storm. There's also good produce out the front. Petrol is available 24/7at Sally's Corner, Sutton Forrest just off the freeway or Moss Vale. (about a 10-15 min drive). Macdonalds is there too, and there's another new Maccas in Moss Vale. Petrol is available in Bundanoon at Petersen's Garage in a Friday until about 5pm, but they are not open on weekends. Nearest 24/7petrol station is the Shell on the Hume Highway, or about 20 minutes to Moss Vale for petrol (open 5am to 9pm 7 days.) Trains and noise: We do have about 3 freight trains a day or so that go through the town, and a few commuter trains. The commuter trains you hardly hear, as they approach slowly and stop, but the freight trains can be quite loud and take about 20 seconds to pass. I have had friends and family stay as well as Airbnb guests so far and people have said that they slept really well here. I don't think the trains will disturb you, but I just wanted to mention them.

              The SpaceThe backyard has a 10ft trampoline for the kids or the not so grown up adults. :) There are two hammocks for that afternoon snooze and an open fire spot for the cold nights.
