Guest AccessThe whole unit is accessible however it must be treated with respect as this is my home. Additionally there are complex rules that will need to be adhered to.     The SpaceThis is a breezy, compact, ground floor, simply furnished bedroom, (1 queen bed) built ins, seperate bathroom, and sitting room with T.V., and sunny patio with lovely hinterland views, in spacious, 2 storey beachside townhouse on far north coast of N.S.W. Australia. 5-10mins walk to beaches on safe pathways and bike trails, or about 60seconds in the car. We provide some basic breakfast cereals and milk, along with a variety of herbal teas and coffee (both instant and pods) and some bickies, for those who wish to partake. There is a bar fridge and a small webber BBQ if U need to store food items, drinks or cook. Our upstairs area is private, therefore we don't offer use of our kitchen. Visitors must be dog friendly, as we have 3 dogs. (2 greyhound rescues and 1 whippet). They live inside/outside and may want to interact with you. They are friendly and house trained! Your room is private, but the sitting room and bathroom may be shared from time to time as we need to access other rooms via this space, or my massage clients may share the toilet facilities occasionally. We endeavour to keep your areas as private as possible. We prefer female visitors but will consider couples, or professional people on short term work assignments, and travellers over 30 years of age, however I can asses everyone individually. A substantial airbnb profile and previous reviews are desirable and of great assistance. This is a gay friendly household. Street parking available only. Strictly NON smokers only. Health regulations prevent smoking on the premises or property grounds. Guest AccessBedroom, sitting room, Laundry, bathroom, patios, BBQ, all on the downstairs level. Interaction with GuestsWe will interact as necessary. There are separate upstairs/downstairs living areas, and we have decided to keep our upstairs area including the kitchen, private. There is a bar fridge, coffee/tea making facilities and small webber BBQ for your use downstairs. I tend to leave guests to have their own privacy but I'm happy to interact and give advice re exploring the area, or have a coffee, drink or chat, depending on what you prefer with your own kind of holiday. Your bedroom is private, however, we need access at times, to the sitting room and patio area, as the massage room, laundry and study area adjacent the guest room are all located downstairs. My massage clients and I will may use the downstairs bathroom at certain times, so that is a shared space. However, we respect our guests needs and keep things to a minimum. The NeighborhoodThis is a safe, secure, quiet residential neighbourhood. Great proximity to explore beaches, waterways and surrounding hinterland. My house is a few minutes stroll to endless beaches, 5mins by car to Lennox Head, Ballina, and 20minutes drive to famous Byron Bay. Visit local markets in Ballina, Lennox Head, or Byron, or learn to surf, go scuba diving, and kayaking available within easy reach. Great for bike riding on and off road, hiking, many photo opportunities along the coastal stretch. Watch the hump back whale migration during our cooler months and check out the rest of the local flora and fauna. Interesting nightlife, live music and wide range of venues, cafes and restaurants available locally. Many music festivals such as the very popular Easter Blues Festival, Splendour, or the Falls Fest are based nearby in Byron and local towns. It's 10-15 minutes drive to major shopping centres such as Coles and Woollies. Bus stops are a few hundred metres walk away, but a car or bike is essential to get to the nearby towns easily or if you are energetic, its about 30-40mins walk, with magnificant panorama to Lennox Head and East Ballina on coastal walking paths, or hiking trails. 10mins drive to Ballina/Byron Bay Airport, 1hr drive to Gold Coast/Coolangatta Airport. Remedial Massage is available on the premises to start your holiday off in a relaxing way by the host who runs a clinic downstairs. Massage incurs extra cost and pre booking is essential. Getting AroundThere is a bus stop within a few hundred metres and a great new bike/walking path all the way to Ballina, but a car is advisable for easy transportation to shops and cafes and other services, as the public transport is not great.     The SpaceLarge, modern, sunny,open plan, beach house, spectacular views.You don't have to lift your head off the pillow to see what the surf is like or watch the whales go by. 3 min walk to beach or just laze around the pool. Sleeps 8 comfortably. You have the best of both world's when you stay at 'The Perfect Holiday House'. You are only 5 min to Ballina for shopping and 5 min to Lennox Head for some great cafe's and restaurants and then only 15 min to the famous Byron Bay. Our local beach is only 3 min walk and is quiet, uncrowded and patrolled on the holidays. Great for evening strolls along the beach. You have everything you could possibly want in a holiday house, eg, Gym, Billiards/ Pool room,computer and wifi, swimming pool, spa in en suite, Netflix, xbox, hundreds of DVD's to watch, use of surfboards/bodyboards and wetsuits. As this is our home, we are usually overseas while it is rented out. The keys and any other needs are handled by our cleaner. Bright,sunny,colourful open plan (URL HIDDEN) has been designed around the ocean and farm views,in fact you don't even have to lift your head off the pillow to see what the surf is like.Being situated on the most easterly point of Australia,it is arguably one of the best houses in the world to watch the whales migrate. We are only 5 min to Ballina for shopping and 5min to Lennox Village for some great cafe's and restaurants.     The SpaceOur cottage is double storey open plan, it was made with love & items collected over many years, recycled building materials, up-cycled furniture, hand painted floors & furniture, beautiful mismatched crockery, quality cotton linen and towels & hand knitted throws. The cottage has many windows & doors inviting nature inside, the sound of the ocean, the many birds calling & viewing the sun and moon rising from the ocean through the glass ceiling. It is private and tranquil being surrounded by gardens and a small literal rainforest. The cottage sleeps a maximum of 4 guests With 1 King Bed & 2 King Single Beds There is a flat screen TV/ DVD. All linen, Bath towels, and beach towels, kitchen utensils, crockery, cutlery, basic condiments, cleaning products and cooking appliances provided. Guest AccessThe cottage has a large outdoor table and umbrella in the courtyard, an outdoor hot and cold shower & BBQ. The cottage has access to the shared pool and sun deck area with full veiws of the ocean for quiet relaxed swimming (no screaming or bombing, booked cottage guests only, not suitable for children, hours 9:30am - 3pm) The pandanus and palm surrounded pool is absolute paradise! Interaction with GuestsI contact guests the day before arrival to arrange check in, map, location etc. and I am available through your stay if needed. The NeighborhoodShelly Beach is a seasonally patrolled beach popular with boardriders and surfers. There is a Childrens Rock Pool is perfect for safe paddling, infant swimming and exploring and collecting shells and pebbles. Breakfast and lunch is a 5 minute walk to either the popular The Belle General Café or the ocean front licensed Lighthouse Beach Cafe. Ballina public pool 3-4 min drive is perfect fun for the whole family with a number of pool choices and size/ depths & 2 fun water slides suitable for young and old ! Getting AroundPublic transport buses into Ballina town and Lennox Head, Byron Bay stop few minutes walk from cottage, taxis, beach front walking/ bicycle paths to town. Other Things to NoteRespect the peace and neighbours. No smoking inside. Private residence not suitable for guests to have visitors or unbooked extra people. (Unbooked extras will be charged) Total maximum guests is 4 including children and toddlers. Pool and pool area level is not suitable for children. Friendly Quite dogs welcome by request only, no ex large breeds, must be house trained, cleaned up after outside, not to be on furniture or the beds, not to be left at the cottage alone, no barking /distressed animals.

If there is a 2nd security call out during your stay you will be evicted from the premises by security with loss of rent and bond. Number of Persons and Linen The number of occupants must not exceed the number of persons shown on your confirmation. Any increase in numbers must be agreed in advance and may incur an additional fee. Arrival and Departure Check-in is available from 2 pm on the day of arrival, and check-out time is 10 am on the day of departure. We will do all possible to accommodate requests for extended times, subject to availability. Keys will be available at the property upon arrival. Please read instructions in the final confirmation email regarding key collection and /or security codes. Payment A Security deposit of $1000.00 ($250.00 per head if it is a Schoolies Booking) is payable upon check in. The Security deposit will not be required if your booking is made by credit card. We will pre-authorise the amount on your card on your day of check in which is held for a period of 7-10 working days. . Extra Fees A $55 non refundable booking fee will be applied to all bookings. Cancellation Cancellations will result in a loss of your deposit OR full payment should this have occurred. We will endeavour to rebook your dates if at all possible. If we can rebook your dates for the same rate then we will refund you your deposit less a $100 cancellation fee and credit card fees if you paid by credit card. If we need to discount to rebook your dates then we will refund your deposit less the difference between the rates and a $100 cancellation fee and credit card fees if you paid by credit card. Changes The booking is made in good faith and maybe subject to change. We cannot accept responsibility for action taken by the property owner of the premises outside our control. However, reasonable endeavour will be made to offer alternative accommodation, should this occur. In the event that the property is offered for sale, the tenant agrees to allow the owner or agent to inspect the property with the prospective purchasers, by appointment and during reasonable hours.                           The SpaceThis would be one of the largest beachouses in the area. Very spacious. This Unique Beach House was specifically designed for the fabulous views and to catch the cool sea breezes in the summer. The best way to cool off is to open the windows and feel the breeze and smell the sea air. Sleep with the windows open at night and snooze off to the special sound of the surf breaking outside. Very relaxing. The upper level is open plan living areas with a delightful entertainers kitchen. There is a smaller breakfast area and a larger dining table. Then, of course, you may prefer to eat all your meals on the balcony. There are two lounge areas, so you can have a bit of space as well. There is another balcony at the back of the house with a daybed. Maybe a quiet place for a read and siesta in the cool of the afternoon. The Master bedroom is also upstairs with a king sized bed and ensuite and you will wake up to the amazing views of the beach. Everyday you should be able to spot the dolphins 'fishing' or riding the waves. Down stairs you will find a 3/4 sized pool table which doubles up as a table tennis table. There is a dartboard and a cupboard with some games to play. There is a lounge and two single seats at the far end if the games room. And a games room is never complete without a bar. There is a ground floor balcony that leads from the games room onto a grassed area. All of this is in the centre of the house. You then have two bedrooms (one king sized bed one queen sized bed) with a bathroom and separate toilet at one end and another bedroom with a queen sized bed and ensuite at the other. There is a plunge pool to cool off out the back but this is only small so I have to advise that it is not a jumping playing pool more just a sitting in the cool pool. Please supervise your children to the above. The property has a fenced area to contain your dog. It is pool fencing, standing 900mm high. Our plunge pool is fully fenced but has direct access from the laundry so would advise caution to lock the door when young children are in the home. Guest AccessYou will have access to the whole beach house. There is a double garage to park your car (s). A third garage will have a lock on it as we will store our more personal items. You will have access to The fully furnished luxury home  Major condiments  Body boards Portacot. As this is our home it is impossible to empty the whole pantry so you are welcome to use anything in there that will help make your stay easier. There is a screen of bamboo so you have your privacy from the rear neighbours , there is a spare block of land next door and you rarely see the neighbours closest to us. You drive up a 40 metre drive to our property. We want you to relax and enjoy this home as if it were your own. We just ask that you are considerate of the quiet neighbourhood. We know that if you are on the balcony overlooking the ocean the noise travels to the east so it has less impacts on our neighbours. Besides, being on that balcony gives you time for a friendly chat, a glass of wine or beer, while you stargaze at our amazing galaxy. One of the best things we love to do when we have family or friends come and stay with us is to sit outside after dark with all the lights turned out, in the peace and cool of the night and look for the milky way, see the brightness of all the stars, as we have no street lights to detract and to count the shooting stars. You'll be surprised how many you will see on a clear night. It is also the perfect time to chill out with your friends and or family and catch up. Getting AroundSkennars head is a quiet and beautiful coastal area that emulates Byron Byron and Lennox Head. so you can enjoy the beaches but stay away from the crowds. After all, you are after an escape from the pressures of life. You will need a car to get around our area.  We are located only 5 minutes drive to the shopping centres at Ballina or a 5 minute drive to the coastal Village of  Lennox Head where you can try some of their great cafe's and restauraants. Byron Bay is a 20 drive so you may want to surf at the beach, sit in the Byron Bay Beach Hotel for the afternoon and/or visit the markets. Ballina/Byron Gateway airport - 12 minutes Gold Coast airport - 1 hour Brisbane airport - 2.5 hours Door to door airport shuttle services are available. Local hire car companies and taxi services. There is a bus stop on the corner. however it is not very frequent. Other Things to NoteIf we have allowed your pet to come on holidays with you, we ask that you not allow your pets on the beds or furniture. Our pets are an important part of our lives so we understand them being part of yours. Please bring their own food bowls, bedding and several towels as for health reasons our linen is not to be used on your pets. Replacement costs will be claimed if dog hair is found. Also this is our first time sharing our home and we are aware that we have not completed the works that we had intended. That is why we have listed our home at this price. When the works are completed we will be reassesing fees.

The enormous covered veranda overlooks a lush garden and is perfect for outdoor dining and relaxing. Located in sought after East Ballina just minutes to Lighthouse Beach, Shaws Bay, the river and the beautiful Ballina Golf Course. The double bed has a very comfortable mattress. All bed linen and towels are provided. Fully equipped kitchen and gas cooktop. The gas oven is out of order, however there is a microwave. Television, WiFi and a fan. Modern ensuite bathroom. Linen and towels supplied. Newport does not have a washing machine. The studio is located below the main residence. There is private access and garage. Our contact number is provided to guests. Close to the best surfing beaches on the North Coast. You can walk or ride to nearby beaches and amenities. Single lock up garage is provided. People are friendly. If you walk to the end of north wall you are out where the surfers catch their waves. Stand up paddle boarding is popular in the bay and fishing spots are easily found. The co-op has fresh prawns daily. The Ballina Golf Course is a 5 minute drive. Getting AroundThe airport isn't far. You can catch a taxi to get to your accommodation. There is a bus stop at the end of the street.If you are used to a good walk you can walk to Ballina's riverfront cafes and shops. Other Things to NoteSingle garage accessed off Coogee St.

                          The SpaceThe private room with queen bed is upstairs our homey townhouse. It's east-facing, so it gets morning sun-rays and is not too warm even in the summer arvo (a fan is available to use, however). Because of its proximity to the beach, waves can be heard in the stillness of the night. The other room (single) is listed on AirBnb as well, so you may share the common areas with another guest. Guest AccessGuests have access to the kitchen (feel free to use some basic condiments), BBQ in the backyard, lounge, bath tub and laundry at any time of the day (except BBQ which can only be used 'til early eve). Interaction with GuestsMy husband, 5-year-old daughter and I have backpacked quite a lot before settling down in this beautiful part of the world and we'd love to show hospitality as much as we've received them whilst traveling. On the other hand, we also know the value of privacy, so we'll give you all the privacy you need. The NeighborhoodLocated minutes walk to Lighthouse Beach and the North Wall (great for a scenic stroll or jog) in East Ballina. Close to Lighthouse Beach Cafe (coffee with a view!) and a 20-minute walk to another good cafe, The Belle General on Shelly Beach. 10-minute walk to a seafood restaurant. 17-minute walk to closest convenience store (The Shawsy) or 5-minute drive to town centre. 8km to Ballina Airport 11km to Lennox Head 30km to Byron Bay 37 km to Lismore Getting AroundBus to town is about 450 metres from the house. Will provide time table if needed. Can pick up or drop off in town centre if we're free. If you have a car, it's an easy 4km drive to town centre. We got bikes you can borrow during your stay.                           The SpaceThis is a relaxed two story townhouse with decks over looking pine trees. The house sleeps a maximum of 4 people, in 2 queen size beds. It is light and airy and cool in Summer. The NeighborhoodShelly and Lighthouse Beach are seasonally patrolled and popular with boardriders and surfers. There is a childrens rock pool which is perfect for safe paddling, infant swimming and exploring and collecting shells and pebbles. Breakfast and lunch is a 10 minute walk to either the popular Belle General Café or the ocean front licensed Lighthouse Beach Cafe. Ballina public pool 3-4 min drive is perfect fun for the whole family with a number of pool choices and size/ depths & 2 fun water slides suitable for young and old ! 5 minutes drive into Ballina, 10 minutes drive to Lennox Head and 30 minutes drive to Byron Bay. Getting AroundPublic transport buses into Ballina town and Lennox Head, Byron Bay stop out the front of the house. Taxis are available and beach front walking and bicycle paths to town and Lennox Head.

You can come here to relax and feel like you are in a small country town but we are very lucky to have all the creature comforts of the city on our doorstep. You can walk to the beach and enjoy all its qualities like surfing, paddle boarding, parasailing or just sun baking. On the other hand you can jump in your car and drive a few minutes into Lennox Head and enjoy boutique shopping and fine dining. Or go a bit further for the famous Byron Bay. We have a 9 year old stubborn beagle, her name is Roxy. She is an outside dog so make sure you close the gate behind you so Roxy doesn't run away.

                          Cosy and comfortable cottage, sunlit lounge with piano, kitchen with all you need for an awesome feed, bathroom with bath and shower, huge outdoor area with bbq, lovely sunny fully fenced yard, washing machine & dishwasher, and 3 bedrooms! (3 bedrooms available from Mon-Fri and on w/e 2 bedrooms available). Location is superb, 5 mins walk to beautiful beaches, shops and the golf course!! The house is modest but extremely funky and functional. The backyard backs onto a reserve that is great for playing all types of sports or jumping on the trampoline with the kids. The NeighborhoodOur neighbourhood is unique for its location, directly across the road from a patrolled beach and next door to the most amazing Cafe' in town the Belle General. Across the road is access to bike paths that stretch into town or to Lennox Head hugging the coast. The airport is 10 min away, Byron is 25min, Lennox 10min and the CBD on the river is 5min. Incredibly central to everything, the variety is overwhelming and it would be a hard task to find accommodation that is comparable. Getting AroundCar is buy far the most efficient mode of transport but most people like to put their life back a few gears and ride with the 4 bikes provided. You can walk most places as well, 5min walk to two restaurants and you have the Belle Cafe' next door that serves the best coffee in the country, I'm not joking. There is a bus stop out front or the local taxi service that is available. Other Things to NoteYou maybe overwhelmed by the beautiful sunrises or the sound of the ocean. The stillness of the afternoons, the Whales or the local Dolphins. Your biggest problem will be leaving...

                          You will be delighted to stay in Scilla with it's relaxed atmosphere & peaceful ambience. Not to mention located across the road to the stunning Angels Beach. A 5 minute drive to Ballina shopping hubs, this lovely furnished property with open plan living, offers a bathroom with bathtub as well as an ensuite downstairs. Two mountain bikes have been supplied so you can enjoy a relaxing cycle along the Shelly Beach bike track. Bedding is 3 queens. Linen and towels are supplied in all of our holiday homes for 14 nights. If the booking exceeds 14 nights additional fees will apply on top of the quoted price as fresh linen will be delivered and the existing linen will be removed.
