My 'New England" style home is on half an acre of landscaped garden which is home to my 6 chickens, 2 pomeranian dogs, Mindy and Pixie, and my rabbit, Pookie. I am an active retired lady with 3 grown-up daughters and 1 granddaughter who comes to visit as often as they can. I love bush and beach walks, nature, art, theatre, bbqs, and hanging out with friends. Across the road is an internationally acclaimed golf course called Pacific Dunes. I am 10 mins from Newcastle Airport and the Pacific Highway. 20 mins east, through natural bushland, are all the beautiful beaches of Port Stephens and 40 mins west are the famous Hunter Valley Wineries.

The NeighborhoodBuilt in 1837 the ‘Victoria’ serviced a regular clientele from the nearby courthouse and gaol until the Great Northern rail line was pushed through between the two properties in the late 1800’s effectively cutting off the flow of thirsty patrons. With the addition of a large dining room and three extra bedrooms the hotel became a private residence and was renamed ‘Roseneath’. The house remained in the Clift family until the mid 1930’s and its extensive rose gardens were the envy of local residents. The main house has cedar joinery throughout and retains its original hardwood shingles beneath the iron roof. There is a huge cellar with sandstone flooring and a well in the courtyard with the original ‘monkey tail’ hand pump. Getting AroundSituated in East Maitland just 5 kilometres from the bustling river port of Morpeth, the Victoria Hotel as ‘Roseneath’ was known in the nineteenth century, was one of three houses built by Samuel Clift. The SpaceOur property is unique. We enjoy total privacy. Our partly sealed driveway is almost 2 km long leaving suburbia far behind, whilst being only 55 mins from the city, ocean beaches and trendy eating places. Close to historical Maitland, Morpeth, Paterson and Lorn. The Hunter Valley Vineyards offer guests endless sight-seeing opportunities and is very popular. The distance from the vineyards to our place varies. It can be 45 minutes, or longer, if finding our place after dark. Guest AccessThe guest house will be your private domain. It has a resort-like ambience. The guest house DOES NOT HAVE A KITCHEN, or bar fridge as our property is completely off the grid, so we are limited to the amount of high wattage appliances we can have there. Air conditioning, a second fridge and additional water pumps would be impossible. If having cooking facilities is a priority for you, you will need to contact us to discuss what arrangements might be negotiated before you book. However, at $25 a head for 3 courses, I can prepare meals for you from a menu that allows choice and quality ingredients. Some guests have found staying in and having a very reasonably priced meal, is nicer than leaving the comfort and peacefulness of our estate. Breakfast is served in the main house, unless you request delivery to the guest house. Again there is a wide selection of fresh, or cooked meals for breakfast which are complimentary. Guests have access to the billiard room, the outdoor BBQ and surrounds and anywhere outside they like. Interaction with GuestsWe will be welcoming and available as much as, or as little as, you prefer. Your privacy and comfort are our main concern. The NeighborhoodOur neighbourhood is rural. Some landowners are here for the country lifestyle, others are farmers. From our elevated property you can see the lights of the city south east and the odd twinkle of properties in the valleys to the north. The Watagan Mountains can be seen in the distance as can the Stockton Dunes and the communities of Raymond Terrace and Tocal. Getting AroundGuests would need to have a private transport. Other Things to NoteOur property is also unique in that we are not on the electricity grid and produce our own electricity through solar energy. We also collect rain water for our water supply. This is an energy efficient property, designed to be cool in summer and warm in winter. It is also home to many native animals and reptiles, so guests guests should exercise common sense when out and about. These creatures enhance the beauty of our 77 acres and can be admired and observed in their natural habitat.

It is a quiet culdesac so your car will be safe.

Other Things to NoteThe Old Vic is located close to all the local amenities including train station, buses and other bars and restaurants also making it easy to the Hunter Valley wineries and historic Morpeth.
