Interaction with GuestsText interactions have worked best for most of our guests, particularly out of normal business hours. No question is too silly nor trivial for our attention. Some guests have stayed with almost no contact to enjoy seclusion and privacy. Others have embraced opportunities with Tony and become an integral part of our family and planned activities. The NeighborhoodWe are centrally located in a holiday destination blessed with wilderness, clean rivers, canals and surf beaches with a mix of styles for dining, shopping and being active or totally chilled. We are walking distance from most features that makes the Sunshine Coast what it is. The loop road that is Sunbird Chase secludes our canal location from rush hour traffic and seasonal disruptions to the extent that walking to the shops is quicker and less hassle than finding a car park during rush hours and peak seasons. We are surrounded by an environment and lifestyle that we have found difficult to find in all of our Australian and international travels. Our family of eastern water dragons are now many generations from eggs that Tony hatched in our roof space. As an unlikely group of two humans, three dogs, a hairless cat and wary dragons, we share our place in paradise with guests and neighbours who chose to be here for similar reasons. Getting AroundThe Sunshine Coast is best experienced using private cars or by bicycle. It does not have a fast paced public transport system although we are 100m from a major transportation hub at Kawana Shopping World. With planning it is possible to go north, south and west to the hinterlands using bus, train and transfer services. Airport bus transfers to/from Brisbane take 90 minutes or less for approximately AUS$50 per person per trip. Some provide a door to door service. Or there are pick up and drop off areas in Kawana and Mooloolaba. The Sunshine Coast Airport is 15-20 minutes by car and transfers can be arranged with Tony on a cost recovery basis. Other Things to NoteThere are two Chinese crested hairless dogs, a miniature poodle and a hairless sphynx cat at Sunbird Chase who have welcomed guests with barking and measured suspicion. Without exception, guests are welcomed to their home. We caution all guests that the dogs be given an opportunity to sniff and introduce themselves at the inner courtyard gate before moving into the guest wing. The largest of our rescued dogs,Hera, was mistreated by a previous owner[s]. She often compensates her fear of strangers, particularly men, with an aggressive "welcome". But she is the dog that will seek your approval and affection if you don't mind a dog with naked skin. If you are fearful of dogs or mistrusting in any way, please ask that we introduce you to Hera, Errol [Flynn] and Mikee. Frequently our guests must let themselves into the guest wing and meet our "family" because Irene and Tony have been unavailable for scheduled arrivals. Your arrival is important to us. We can make arrangements based on text, email and telephone knowing that schedules can change without notice.

The SpaceOur guest wing is self contained and semi detached to the residential house and caters for up to three guests. It is north facing to the outdoor living area with well maintained gardens and a private jetty on Parrearra Lake. It has its’ own entrance, reverse cycle air conditioner and free unlimited Wi-Fi. The bedroom has a king size bed but the room can easily be transferred into twin bedroom. Quality linen is provided. Guest AccessGuests have access to swimming pool between 7.30 am to 9.00 pm. Complimentary sauna is available on Saturday afternoons. We supply coffee and tea for short term guests. Shared laundry is available for quest use when we are at the premises or washing can be arranged with guest services. Car hire requests to be made at the time of booking. Following guest services are available for a low fee: Weekly cleaning, usage of sauna other than Saturday, sightseeing. The large shared bathroom (just a few mtrs from your room) is clean, easily accessed and has direct access to the pool, back yard and outdoor setting. This is a comfortable, bright, clean house with a large open plan kitchen/dining area & loungeroom. The common areas including pool & outdoors table & chairs are shared by guests & your host and you can freely relax beside the pool, cool off by swimming or just lounge around reading a book in the back yard, dining area or lounge room. PublicTransport (bus 600) leaves from the shopping centre in both directions every 15 mins in the daytime and every 30 mins at night until about 9pm then hourly until 3am on weekends. Cycling to Mooloolaba takes around 15minutes. Translink trains connect with buses for transport to & from Brisbane, cost is $22.30 or $15.30 with Gocard/Brisbane TransLink card (or $12.32 off-peak). See details below. Greyhound & Premier buses also travel to Mooloolaba from Brisbane Coach Terminal, bookings essential (from $21 Flexi fare) and Brisbane International airport (only 11am $29) or Brisbane Domestic airport (only 10.50am $29). Conxion shuttle buses transfer people to & from Brisbane airport ($49 one way $92 return one person, $88/$168 2 people, in 1 1/2-2hrs drive) and also Sunshine Coast/Maroochydore airport ($34 one-way $68 return in 20-30mins drive). The SpaceOur modern apartment is just a short stroll across a park to the beach. Very central to all the coastal and hinterland towns and attractions. The guest room has a new Queen size bed and there is a exclusive use bathroom. Guest AccessBreakfast is not officially included but please help yourself to a continental breakfast / tea and coffee from the pantry at what ever time you choose to wake up. If you wish to have take out meals or cook your own please also feel free to do so. Interaction with GuestsCome and stay, I am sure you will be pleased with your choice. We are happy to share a morning coffee and some thoughts on what local sights to see and where to eat. Or nor, it's entirely up to you Cheers, Brent.

The yard is securely fenced with auto gate and suitable for boat parking. The house has been fully renovated with quality fittings and furniture as well as a gourmet kitchen, plasma TV, 2 very comfortable queen sized beds and a huge shade sail covered deck with lounge and 8 seat dining setting. Complete with electric BBQ. It is an ideal easy living and relaxing holiday home. A neighbourhood shopping centre supporting all your needs is a 5 minute walk and the major Kawana shopping centre a couple of minute drive. Kawana sporting fields are also within 5 minutes walk. I am sure you will have the most relaxing time. The Space3 minutes walk from Buddina Beach, 10 minutes walk to Mooloolah River mouth and Kawana Shoppingworld and just over one hours drive north of Brisbane City, you too could be sharing this ideal location. This family beach house is spacious, bright, airy and clean with free parking provided. The photographed guest room overlooks the pool is situated beside the large bathroom with shower, bath, basin/vanity & toilet. A few steps further & you have access to the private palm surrounded in-ground pool and gazebo. The lounge room, kitchen, dining facilities, bathroom and pool are all shared. There are also two outdoor table and chairs if you prefer a little privacy while eating your meals. Nearby you'll find beach walking/cycling paths which lead to Pt Cartwright Lighthouse, La Balsa Park (overlooking Mooloolaba Yacht Club), Kawana Beach and Kawana Surf Club including free public bbqs and exercise machines available for use in both directions. All these places are easily accessible by car, walking or cycling. Bike and walking path right on your doorstep, enjoy a stunning stroll along the picturesque beach track up to the lighthouse and lookout. There plenty to do if you choose to! Learn to surf, tandem skydiving, hang gliding, climbing Mt Coolum , or joining a cooking school. You can keep the kids happy fishing, visiting attractions, canoeing, SUPing, swimming or wandering the markets. Not too far away at Noosa's north shore you can ride a camel or horse, four wheel drive Teewah Beach and Cooloola National Park, join a Harley tour of the Blackall Range, dive with Manta Ray at Wolf Rock or join fishing charter from Mooloolaba. The SpacePerfect for a family with a queen bed in the master bedroom plus an ensuite. the second bedroom has a queen size bed while the 3rd bedroom has 2 single beds. The kitchen is fully equipped, the dining room seats 6 people and the lounge has a large screen TV and DVD player. Under the covered area outside in a setting for 6 around the saltwater swimming pool and grassed area for the children to play. The garage allows for 1 large car or 2 small cars. Wireless internet is available. Please bring your own linen, however, if you are unable to bring it with you please let us know and we will offer another solution. The SpaceMy husband and I live in our home but would love to share it with you. Our home is a special place to stay we cater for families as well as couples singles and families. We want you to feel relaxed and enjoy our comforts its an amazing place to stay so close to shops, banks, recreation facilities. Just a short walk to restaurants on our Island, there are two to choose from as well as a park area for the kids and BBQ area for the whole family, shallow beach for the smaller children and convenience store. From our home is a walk bridge which takes you to the main road Nicklin Way which consists of Kawana Shopping World, variety shops, Kawana Hotel, just to name a few of the things to do not far from where you are staying. Lots of beaches close by, and only minutes from Mooloolaba, Maroochydore and Caloundra areas. Where else in the world could you have such luxury all in one place? Guest AccessOur home is dual level, with all bedroom(s)upstairs, (Our bedroom is at the far end of the house with our own en-suite, no where near the other three bedrooms.) Bedrooms (A) -has a queen bed and a single Bed. We also have an a single air bed. Bedroom A has a built in wardrobe, with shelving, for you to unpack your belongings. The near by bathroom is fully equipped with a shower and bath and there is a separate toilet. There is also another shower and toilet for you use downstairs for extra guests you may have coming. Make your self at home by sitting out on the front patio over looking the distance to Mooloolaba and Maroochydore or come downstairs where we have our lap swimming pool with covered BBQ area along with outdoor seating for your comfort. Destinations are not far away, there is public bus facilities to the entire sunshine coast region, overall we can get you to the Brisbane Domestic and International Airport in one hour, and the MYC Sunshine Coast airport in around 15 minutes. If you require this we can discuss upon contacting your host. Sippy Downs and Chancellor Park is only 15 minutes from Mooloolaba. If you want to visit Noosa its approximately just 40 minutes drive and you could go via the markets at Eumundi to start the day. It is only a short drive to Maleny and Montville in the picturesque hinterland,which is a must to see for the traveller. Whilst are there you can see the many local restaurants and take-aways within easy walking distance. So much to see and do. 'I'm your guide if you want me, or you can hire a vehicle and tour yourself. Getting AroundFrom our home you are able to access the public transport, trains from Landsborough or Nambour or simply use me as your guide. There is a local bus service to/from Maroochydore airport and it requires one transfer at Sunshine Plaza, takes around 1 hr and costs $5.60 ($3.93 with gocard/Brisbane TransLink card). Easy to get around. Beach, river, shopping, eating out all close by. Use of bicycles to get around if required. We are used to hosting guests in our other house and currently have homestay guests from abroad staying with us also. Close to public transport and we are very helpful with directions in order for you to get where you need to go. Excellent and efficient taxi service. Other Things to NoteSunshine Coast is very hot this time of year, - Come prepared. We are situated only 100 metres from the ocean and a seven minute walk to the Kawana Surf Club for reasonable priced meals, poker machines and bars. We are very central on the Sunshine Coast and can arrange transfers to Australia Zoo, Eumundi Markets and other well tourist attractions. The ocean is warm and so is our pool. The house is large, airy and relaxing and we are very easy going hosts.

Bookings Gorman & Gray Holidays (Gray & Gorman Pty Ltd) acts as the agent of the owner of the property and accepts reservations in that capacity in accordance with these Terms & Conditions. 1.The owner/agent will make every effort to ensure the property is available as booked. However, the owners reserve the right to make alterations to bookings due to unforeseen circumstances. Should this occur, we shall endeavour to transfer the booking to another suitable property or refund the monies paid. 2.Whilst every care is taken with description and representation of the property, should the property be booked sight unseen and not up to the guest's expectation, no refund will be issued. 3.The owner/agent will not make financial compensation to guests for any; equipment failure or electrical or appliance failure during the guest's stay, however every effort will be made to have the problem resolved as soon as possible. 4.The guest agrees to supply Gorman & Gray Holidays with the names and ages of all guests who will be residing at or visiting the property during your booking. The number of guests residing at the property must never exceed the number of guests confirmed on the booking form. There are no exceptions without written approval by the agent. The security bond may be forfeited in full if unauthorised person/s are found to be staying at the property. Guests must provide a contact mobile number where they can be reached for the duration of their stay. 5.All guests must be over 25 years of age unless accompanied by an adult. 6.There is a 3 night minimum stay at this property with the exceptions: Christmas season which has a 7 night minimum stay applicable with the exception that there are not 7 nights free in a row. There is also a 5 night minimum stay policy over Easter. 7.All properties are Non Smoking. 8.After hours call out fees shall attract a $100 charge. 9.Should a technician be called out where no fault is found, the guest shall be liable for the cost of such call out. 10.All guests will abide by the regulations as set out in the Body Corporate By-Laws and House Rules displayed within the property. Payment Until payment is received the guest's booking is not confirmed. No access to the property will be granted until full payment and the security bond has been received. Arrival and Departure Times Check in time is 3pm (certain properties have a check in time of 2pm) with a departure time of 10am. 1.Whilst Gorman & Gray Holidays are happy to try and work in with guest's requests, consideration of departing guests and housekeeping requirements will dictate whether or not this is possible. 2.Please note that there are no early check-ins or late check-outs during busy and peak periods. 3.The agent shall meet guests at the property (or our office) to hand over keys to the property. Security Bond 1. No access shall be provided to the property without a security bond being paid. 2.Any excessive cleaning charges, above the normal level of cleaning due to the property being left in an unacceptable state; or, recovery of payments for any additional services required to be performed to bring the property back into the state and condition it was prior to your entry to the property shall be claimed from the bond. 3.Guests will inform us immediately of any damages relating to the property and/or its contents. The guest is responsible for any damages, breakages, theft or loss during their stay. 4.The security deposit will only be used in full or in part depending on recovery of any incidental items as soon as practical after inspection of the property. Guests will be informed any incidental costs as soon as practicable. Where the security deposit is insufficient to cover the total of any such incidental costs the guest will be liable for the additional costs and the guest agrees to pay the additional balance from the nominated credit card or as soon as practical after being advised of such costs. 5.The owner/agent takes no responsibility for the guest's personal property and Gorman & Gray Holidays recommends that guests arrange their own travel insurance. 6.The guest shall provide credit card details to Gorman & Gray Holidays to charge for wifi usage and additional hire items. No Party Policy This home is located in a quiet residential neighbourhood and as such a strict no party policy applies. We ask you to keep noise to a minimum after 10.00pm for the safety, comfort and privacy of neighbours. Failure to do this can result in eviction and loss of Bond. If in the event of our security company being called out due to a noise complaint the guest will be liable for all fees from the security company. Linen and Servicing 1.Doonas, Quilts, Pillows, Linen and Towels are included in the guest’s stay except for bookings made prior to the 17th October 2016 wherein linen is not provided complimentary for stays of less than 7 nights and the booking price is reflective of this. We are happy to assist guests with arranging linen. 2.Guests are advised to bring their own beach towels. Alternatively beach towels can be hired. 3.Many of our properties do not have hairdryers so it is recommended that guests bring their own. 4.This property will not be serviced during a guest's stay unless requested at the expense of the guest. 5. Additional cleans and linen can be arranged at the expense of the guest. Pool and Spa 1.Guests acknowledge that there will be no use of the pool and/or spa between the hours of 8pm and 8am. 2.No glass is to be used within the vicinity of the pool/spa. 3.Children will be supervised at all times. Self Catering All our properties are self-catering. A starter pack including tea, coffee, milk, dishwashing detergent, dishwasher tablets, laundry powder and toilet paper is provided for the convenience of guest's upon arrival. Pets No Pets permissible Television/Stereo System Please do not tamper with the TV systems as these are professionally managed and maintained and are not to be altered by guests. Guests will be liable for any additional maintenance costs should the settings be tampered with. Departure 1.The property should be left in a similar state as its condition upon arrival. The standard clean does not include washing dishes, emptying the dishwasher and fridge, rubbish removal or cleaning BBQs. 2.Failure to clean the BBQ will result in a $70 cleaning charge. 3.The property must be secured and all windows shut on departure, airconditioners, lights and fans turned off and doors locked upon departure. 4.Arrangements regarding key return shall be conveyed upon check-in. Limitation and Liability We do our best to ensure your booking arrangements are satisfactory, however we do not accept any liability whatsoever for any injury, damage, loss, delay, additional expenses or inconvenience caused directly or indirectly by any events which are beyond our control including, but not limited to, incidents at the property, civil disturbance, fire, floods acts of government or any other authorities, accident to or failure of machinery and equipment, maintenance requirements or industrial action. We are two blocks from the main bus route, and only three blocks from the large Kawana Shopping Centre which has supermarkets, cafes, restaurants and a variety of different and interesting shops. We love to meet people from all over the world as my husband is Canadian and we were recently there for a family wedding followed by a holiday down to Cuba. Other Things to NoteWe are situated only 100 metres from the ocean and a seven minute walk to the Kawana Surf Club for reasonable priced meals, poker machines and bars. We are very central on the Sunshine Coast and can arrange transfers to Australia Zoo, Eumundi Markets and other well tourist attractions. The ocean is warm and so is our pool. There are hangers and lots of cupboard space in the room. The bathroom is equipped with all the essentials. Local shops, fruit market, restaurants, doctor, bus stop, etc is only 100 meters away. Guest AccessSwimming pool, barbecue, TV in media room, kitchen outdoor area, dining area. Feel free to use the WIFI. You will have personal use of bathroom and toilet and a north facing sunny front verandah. Help yourself to cereal/toast and tea/coffee for breakfast. Off street parking available. Fernanda is a school teacher and leave early for work during the week. Pierre's office is at home and he is available to assist you if needed. We've lived in this area for 16 years, so have lots of advice for the best local cafes, restaurants, shops and adventures. The NeighborhoodQuiet area in safe, friendly neighbourhood, close to beach and all amenities. Brightwater is a beautiful area just five minutes outside Mooloolaba. There are two great cafes, two restaurants and a fish and chip takeaway. There is a great Tavern offering entertainment most evenings and a handful of local shops. The whole area is set around a stunning lake that is available for your non motorised water sports. Brightwater has numerous BBQ areas gym equipment areas and natural parks. Mooloolaba and its famous beaches and great night life is very easily accessible but far enough away that you won't be swamped by tourist. Getting AroundThere are many buses available to get you around the area. We also offer our guests a pick up and drop off to local beaches. We have bikes available for our guests to rent to take advantage of the many bike trails around the area. The Airport is a 15 minute drive away and Con-X-ion bus shuttle service has a door to door operation at a reasonable cost. We can also pick up and drop off to Sunshine Coast Airport - just ask. Mooloolaba beach front is 8km away, Kawana Surf Club 5,3km away, Sunshine coast University 5,6km away, Sunshine Coast University Private Hospital is 5,4km away. Other Things to NoteBrightwater lake is 3.5 km around and a great walk. See many native birds on your walk. Our laundry is available for you to use as needed. Rent a bike from us to see all that the area has to offer you. We also live at the property with one small dog. We want our guests to enjoy their stay with us.               The SpaceOur home is a special place to stay, we want you to feel relaxed and enjoy our comforts. Some places of interest include parks and waterfront walkways close by, short walk to Double Bay restaurants and coffee shops. There is a nice shallow beach located near the restaurants on the island. There are surf beaches at Mooloolaba, Alexander Headlands, Point Cartwright surf, so many local areas surrounding Caloundra with local beaches within 20 minute driving time. At Currimundi Lake only 10 minute driving you can enjoy shallow beach areas for families as well as local restaurants and shops. If you enjoy a night out the Surf clubs, RSL Clubs located close by, we have Hotels at Brightwater and Kawana Water Hotel just over the footbridge at the end of our street,or have our local shuttle bus pick you up and drop you back off at the house -no driving necessary:) There are so many other local restaurants and eateries in the area. Kawana World Shopping Center is a 10 min walk over the island footbridge at the end of this street. Guest AccessUpon entering our home there are two Lock Box- Key safe that only guests can open with a code which will be given to you after your booking. these Key safes are located either side of our front door. Our home is dual level, with all bedroom(s)upstairs, Bedroom C has two single beds, a ceiling fan, built in wardrobe with plenty of hanging space. There is an upstairs bathroom fully equipped with a shower and bath with a separate toilet. There is another shower and toilet downstairs, which is available if there are other guests staying at the same time. Bed linen and towels, some bathroom items are provided for you. Make your self at home by sitting out on the front patio over looking the distance to Mooloolaba and Maroochydore or come downstairs and enjoy our swimming pool, we have a covered BBQ area along with outdoor setting for your comfort. You can relax in our family room downstairs or enjoy the living room for your privacy upstairs. Full kitchen facilities available for those who want to cook their own meals as well as use of the washing machine and clothes line. Cutlery and crockery will be provided with sauces, salt pepper and serviettes, along with coffee, tea, and sugar if desired. We have a fantastic coffee machine with full instructions for use to enjoy the aroma of real coffee. All guests have access via the front door with your own key to come and go at your leisure. It is also a very short drive to the beach and to Kawana shopping center where you could find anything you need. Kawana Island is just far enough away from the busy areas but close enough to walk there if you want. Plenty of walks on waterways, bike trails, park not far away with free BBQ facilities. Beaches galore surround us here surf or calm water whatever you wish. Local restaurants 10 minute walk from the house with a shallow beach with BBQ facilities if you prefer. If you enjoy walking or riding your bike you can enjoy our canal walk way where you can enjoy the peaceful feel of the water and enjoy our beautiful homes that make this such an amazing place to be. Enjoy watching our sunset it is amazing. Getting AroundWe are not too far away from the main roads, we are within walking or driving distance to all your needs! Our house is 5 mins across the islands footbridge, it's a short walking distance from local bus transport on the main road ( Nicklin Way) which will take you anywhere on the coast. Brisbane Domestic and International Airport is approximately one hour from the house, if needed we can assist in arranging an airport shuttle bus to pick you up or drop you off right outside the front door. Maroochydore Sunshine Coast airport is approximately 20 minutes from our home. Sippy Downs and Chancellor Park are only 15 minutes from Mooloolaba. Noosa is around 40 minute drive and there is markets at Eumundi on Wednesdays and Saturday mornings. A great start to your day. It is only a short drive to Maleny and Montville in the picturesque hinterland,which is a must to see for the traveller. Do the local weekend markets both twilight Friday and weekends. Tourist drives to Maleny, Montville and Eumundi with in half an hour and Noosa 40 minute drive. There are also local markets at Kawana and Caloundra on the weekends.               The SpaceThe house is cottage style but spacious is filled with character, garden nooks and patio to relax and enjoy Parks and waterfront walkways close by, short walk to Double Bay restaurants and coffee shops. There is a nice shallow beach and the surf beaches of Mooloolaba, Kawana,Caloundra are only a short drive. The NeighborhoodKawana Island is just far enough away from the busy areas but close enough to walk there if you want. Plenty of walks on waterways, bike trails, park not far away with free BBQ facilities. Beaches galore surround us here surf or calm water whatever you wish. Clubs, pubs and restaurants everywhere and shop till you drop at Maroochydore, Kawana or Caloundra not far away. Do the local weekend markets both twilight Friday and weekends. Tourist drives to Maleny, Montville and Eumundi with in half an hour and Noosa 40 minute drive. Getting AroundWe can assist with directions, rental cars and tourist information. The house is 5 mins across the island footbridge walking distance from local bus transport on Nicklyn Way which will take you anywhere on the coast. Other Things to NoteI have 2 small Jack Russells who will not bother you as they are either outside or with me, the house is fastidiously cleaned each day, you may even enjoy a walk with me along the water with them in the evenings.               Our stylish house backs on to the Mooloolaba River and nature reserve, which is ideal for cycling and kayaking. The beach is close by as are Kawana Island and Mooloolaba restaurants and cafes. Enjoy the alfresco covered outdoor area, read a book on the day bed or relax in the pool and enjoy the Sunshine Coast weather. Ideal for couples, solo adventurers, and business travellers.
