Getting AroundWalking is the best way around, with the following attractions only minutes away: - Noosa National Park Entrance - 1 minute - Little Cove Beach - 4 minutes - Hastings Street and Main Beach - 8 minutes Our house has a double garage for cars in an area where car parks are at a premium. However, everything is close enough to walk so you can leave the car in the garage. Other Things to NoteThis is a home, not a house. This is not a sales pitch, it is important for you to understand. It was once our home and is appointed accordingly. For example, we have kept the furnishings as they were and not put lower quality finishes in to encourage misuse. Our house includes for your use: - Sheridan Pillows, Bedcovers and Towels - Our baby's cot with mattress and changetable - Free unlimited WiFi - Airplay Stereo System - Unlimited NetFlix - An Xbox on separate TV for kids - Access to our bookshelf and DVD Collection (your taste may differ) - Genuine Leather Couches - Pillow-top mattresses - Board Games - Outdoor Shower We provide all internal linen (bedding and bath towels, excluding beach towels), soap, shampoo & conditioner, dishwashing and washing powder. We have made this house as inviting for guests as it is when we use it. We have certain locked cupboards in the house but everything else is there for you to use with respect. Accordingly, this is a premium rental and we do insist upon additional conditions and adequate bonds to cover a house of this size. We prefer families as it is a great place to make memories. We encourage lunch and dinner gatherings between family and friends to celebrate being on holidays. But if you are looking to party and not relax, do everyone a favour and get a place on Noosa Hill. Our neighbours are permanent residents and very conservative - we will know before you do if you are having wild parties and disrespect our house. You will be liable for all damage caused and terminated immediately if you breach the terms of our rental. Cleaning We charge a nominal ‘once over and linen turn down change' cleaning fee as under the terms of the rental you are required to leave the house as you found it – neat and tidy. The size and location of our home has some matters to disclose upfront: 1. We have a 13m glass atrium spanning three levels and lots of glass. We have it cleaned regularly but given our location, salt builds up without regular rain. So our windows are not dirty, but salty. The North-facing streams of sunlight are magical. We also have skylights that, given they are 15m above the ground, have not been cleaned in 25 years and are naturally cleaned periodically by storms. 2. Mobile reception is inconsistent within the house for some networks - we are nestled between the National Park mountain and Little Cove rise, and have concrete slab floor and double brick exterior. 3. All responsibility for the safety of guests, including children, is entirely at your own risk. There is a vacant block between our home and the National Park which has natural streams flowing across it and wildlife. 4. There is a natural stream flowing under the foundations of our home. There is an automated pump that operates on a spirit level and pumps water out into the garden sprinkler system when it rains. During periods of heavy rain, the pump operates frequently and can be heard from within the house. 5. Our house has a keyless entry via the internal entrance from the Garage. No keys are supplied to guests, individual codes are set for the duration of your stay to allow ease of access for you and your family. We can also open or lock the doors remotely if you have an issue. 6. We have 24 hour video security at all times and an alarm with internal motion sensors this will be remotely deactivated prior to your arrival and reset when you have enjoyed your stay - we have had some panics in the past when alarms have gone off accidentally! 7. The house is open plan over three levels and it is not possible to fully aircondition such a large space. It is architecturally designed for natural air flow with all areas, including each bedroom on Level 1 and the Level 3 loft, having their own ceiling fan. We have reverse cycling airconditioning units in two of the main living areas (one of which can be closed off). The Lounge Room has an open fireplace and the Living Room has a Gas Heater that heats the entire space. Each bedroom on Level 1 has an electric oil heater. 8. Our house is fully screened with security screens on the lower level. There are some windows that have been marked as 'not to be opened' for safety as they are very high off the ground. 9. With the advent of Digital TV, we now have satellite TV for free-to-air. The TV in the Lounge Room (50" Sony HD LED 3D TV) is connected to the dish, has a DVD player and Netflix. The TV in the kids' area (Samsung 42" Plasma) has free-to-air TV Access, an Xbox and USB port allowing games, DVDs and USB movies and TV shows to be watched. The TV in the Loft (22" NEC Plasma) has its own DVD player with USB port but no free-to-air TV. Our DVD Collection is available to you to use. 10. For safety purposes we have smoke alarms on each floor and a fire extinguisher and fire blanket in the kitchen, and a first-aid kit in the kitchen cupboard, but we are a non-smoking house inside and out. 11. We have LPG Gas for the Cooktop, hotwater and the Gas Bayonet Heater in the main area. For each output, we have 2 x 45kg bottles. If the gas runs out, there is a regulator that can switch to the full bottle so please let us know when you switch so we can order a new one. 12. There is always construction going on in Noosa, including potentially at neighbouring properties. If the Owner is made aware of a building schedule that may impact the Client’s stay, the Owner will communicate what the Owner has been made aware of to the Client up to 7 days prior to the Client’s stay. The Client acknowledges that the Owner cannot guarantee that there will not be some building going on within the vicinity of the Property, including the vacant block between the Property and the National Park. 13. Under no circumstances are bikes or other fitness equipment allowed inside the house. 14. The Owner has made available some of our personal items for the Client's use: -Pram; -Surfboards; -Buckets and Spades; -Toys; -High Chairs; -Child Gates; -Cot, Bassinet, port-a-cot; -Small table and chairs for toddlers; and -Other items within and throughout the Property, the “Owner’s Items”. Disclaimer (sorry but we have to do this) – The Owner has made available the Owner’s Items in good faith. By using any of the Owner’s Items you confirm that you have satisfied yourself the items are in a satisfactory and safe condition prior to use. 15. It is the Client’s responsibility to ensure that the Property’s ceiling fans are used in a safe manner and when the ceiling fans are turned on, the Client and all guests are supervised and do not behave in a way that could cause injury. 16. The Noosa Heads peninsular is on one electrical circuit - when there is a blackout it usually impacts the whole area which is outside the Owner's control. In the event of a blackout, please contact the owner as soon as possible. There is a torch available for use and a firelighter to use the stove.

The SpaceThe open plan living features soaring timber ceilings, while a huge entertainer's kitchen looks out to swaying trees alive with birds, floor to ceiling glass sliders open the living area to the sun and breezes on the Northern slopes of Noosa Hill. There is a private sun deck off the bedroom on the lower level. The home is not a pristine modern edifice, but when the sun strikes the deck and filters through the glass it really doesn’t matter. Guest AccessI am hoping to find someone with a soft spot for feline company as the house cat hates leaving, she has some favourite sunspots that she will share in exchange for an ear scratch. The house is fully equipped... I love to cook so feel free to help yourself to the contents of the pantry - I don't think you will be disappointed with the range of spices and dry goods. There is a high speed ADSL internet connection for wireless access. Massage chair for stress relief - although a few days in this little pocket of quiet will melt away any trace of the outside world. Gas barbecue on the terrace for long lazy lunches in the sun. Huge library of books from many genres to keep you enthralled. Interaction with GuestsI am always buzzing around... I will meet and greet and collect keys.. unless I can't - then we can make it work one way or another. :-) The NeighborhoodThis part of Noosa is wonderful for nature lovers, The National Park and Noosa Hill Lookout are within a short walk. The SpaceThe fully furnished Unit is on level 1 of a 2 level block of only 4 units, and has 2 furnished bedrooms, ( 1 Queen and 2 Single beds), a fully equipped kitchen , lounge, shower and toilet on the 1st level. WiFi in unit available ( up to 8Gb) at no charge, so use it if you want, but please don't use for Netflix high download streaming. ( You can leave the $20 extra for that if you forget the download size, to help us pay for the excess data charges) It faces West, and you can dine on the balcony overlooking the Noosa river and hinterland lights. Underneath the unit is a single, lock up garage and a laundry with washer and dryer. Shared locked storage is also available under the garage to store wine. Please request use of this space if needed for long stays (Available wine supplied is listed below) Outside areas supply clothes racks and hoses to rinse sports equipment. Private sole access for the guest is available to the unit, garage and laundry. The laundry area, located at the back of the garage, has the washer, dryer, storage cabinets and owners cupboards. The washer and dryer may be used on occasion by the the owner to do a load of washing ( maybe once- twice / month) The guest can use the back of the garage area if extra room is required to store any boards. At the back of the garage is a single room with shower and toilet, that is locked off from the garage. It is sometimes used by the owner for a night's stay over. The guest will be allowed access after booking into the unit and a key combination 'lock box' left for the guest to get the key; as arranged with the guest individually. This allows the guest to enter the unit at times when they wish. The phone number of the emergency contact( local person) is available for access or emergencies if they arise. The owner will generally not be present. At the end of the guest's stay, the guest can just leave the keys in the unit. Noosa offers a wide variety of recreational activities, fine dining, shopping, safe beaches and great walks through the local parks. From the unit, the guest can walk to the Main Beach area by two ways - use the small , laminated maps provided in the hospitality book: First way- facing away from the unit, walk right , and down to the street corner- (Viewland Drive- about 20 meters), turn right down to the next corner ( Attunga Dr- about 20 meters), turn right and and walk down Attunga Dr to the end of this street ; and keep to your left- at the end of the last house on the left, where you'll see a path down the hill to Hastings St. (maps are in hospitality folder) There are 189 steps along this way and it takes approx 7 min from the unit to Hastings St; and 12 minutes back from the Main Beach to the unit. It is well lit at night and a pleasant walk through the shade. From the unit to the bottom, it should take you about 7-10 minutes. Second way- if you are carrying a heavy load, or are on a Bike, riding a motorbike or want to drive to the beach, you probably should go down Noosa Drive, or walk along the boardwalk which runs down beside the Noosa Drive road to the beach- So instead of turning down Attunga Drive, go to the main corner, 2 more streets ( which is Noosa Drive). Turn right and keep going. You'll pass a good licensed hotel and bottle shop, and it will take you down to the bottom of Noosa Hill and to the Main Beach area. It should take you 10-15 minutes to get there(if walking) , and a bit longer coming back ( depending on your speed ) There is an extensive information center at the base of Hastings Street, besides the beach. Once you get to the beach- you can turn left and see all the shops of Hastings Street- there is only one main road so you can't get lost.
