Serene and Peaceful Coningham is on a small peninsula, 25 minutes south of Hobart. Situated between Snug and Kettering, Coningham is popular area with a small sandy beach that has excellent safe swimming. Historically it has been a popular holiday/day trip destination for Hobart residents and now it is a mix of permanents, many of whom commute daily to the city and “shacks” for the weekenders and school holidays. The north facing perspective features spectacular views of Mt Wellington and extra warmth on sunny days. Coningham Cottage is virtual waterfront (limited access) and provides top quality accommodation for up to 5 people at a moderate price. The cottage was originally built in the early 1940s, and was one of the very few homes in the area that survived the devastation of the 1967 bushfires which destroyed nearby Snug and surrounding houses. We have made a series of tasteful renovations over the last 15 years, which have resulted in the “cottagy and rustic” feel, but with modern facilities to ensure comfort and convenience for all who stay here. Fully self contained, the cottage is set up for a short weekend break or an extended holiday. All you’ll need is your food and your favourite “tipple”. The kitchen has both gas and electric cooking facilities and a gas heater takes the “sting” out of the crisp early mornings. The large lounge/dining room has a very efficient wood burning stove and a ducting system takes extra heat to the front bedroom. The view from the deck over North West Bay is a striking feature and it draws you to the sunroom and deck when you first enter the house. The double glazed sunroom onto the deck is cozy no matter what the weather, and is a great place to spend reading, snoozing or even catching glimpses of dolphins or shearwaters (mutton birds). Local features such as Coningham Beach, Snug Falls, Kettering Marina and Hotel are short drives away, whilst the Huon Valley, Peppermint Bay, Bruny Island, the Tahune Airwalk, Dover, Kingston and Hobart, amongst others, provide a range of destinations to explore. Local shops and restaurants in Snug, Margate, Kingston and Woodbridge cover a wide range of choices and tastes for your selection. The wider Channel area is blessed with wine and food outlets unique in Tasmania – vineyards, cheeses, cherries, stonefruits, berries, apples, mushrooms, ciders, quality meats, seafood, oysters and more! Such local features are highlighted in the Huon Trail brochure and at huontrail.org.au There is a lot to see and do in the area and Coningham Cottage provides a delightful base and a pleasure to "come home to" after a day exploring this lovely corner of Tasmania. *Seasonal Specials can apply e.g 4 nights for the price of 3 in July - August *Discounts can be negotiated for longer stays, return guests etc Deposits to hold your booking will be required within 3 to 4 days of your inquiry/booking, the balance to be paid within 4 weeks of your stay. If cancellation is made within 2 weeks of your stay, we reserve the right to retain all, or part of your deposit. Payments direct to owner's bank are preferred - details on booking confirmation. We are grateful if guests notify us of any breakages or above normal wear and tear before they depart. We reserve the right to charge for such concerns, if considered appropriate. Thirty minutes south of the capital city of Tasmania, Hobart, Coningham Cottage overlooks NW Bay and on up to Mt Wellington. Mardon Lane is a quiet lane, a no through road and used only by locals, so there are no traffic problems. The cottage is close to Bruny Island, the Huon Valley and the southern region of Tasmania with its wilderness adventures. Yet it is also only a short drive to the city, two hours to Port Arthur, Richmond (both historical centres) or to wonderful National Parks.

The SpaceCome and stay on our farm. Wake up to ducks, geese, chickens and horses and when the peace and tranquility gets too much, quaint, historical Hobart is 15 minutes away and the beaches 10. Venture outside to wander around the picturesque farm, trailed by the friendliest farm dogs alive. Feed carrots to horses, pat highland cows or throw a ball until your arm drops off for Kai, the jet black German Shepherd who thinks he is a teddy bear You have a self contained apartment at the far end of the main farm house. You enter from your own undercover parking space into a large, well furnished, very comfortable room. You have a pair of leather wing chairs set out before a huge 140cm TV. Watch DVD's or TV from here or from the very comfortable queen sized bed (this is mentioned in many of our reviews). Straight ahead, your bathroom is ensuite, and to the left, thru another door is a very cute, private, well appointed kitchen and dining area which over looks a private outdoor garden and the fields and woodlands beyond. You will often see our horses at your garden fence waiting for a pat or a carrot. The animals can be avoided if requested, but are very popular with our guests! Most of them seem to think that our guests have come just to meet them and they get very excited when new people arrive. We have a HUGE jet black German Shepherd that looks like the Hound of the Baskerville but thinks that he is a poodle and a King Charles Cavalier who looks like butter wouldn't melt but has been know to help herself to a chicken dinner! The third dog is a Great Dane cross puppy of 6 months that is called Baggy Pants and is almost as big as a horse. She is delightfully friendly and cuddly. Our actual horses are totally gorgeous and, amongst others, we have a very successful retired race horse that loves nothing more than a cuddle and gives them out freely to anyone who is interested (a carrot is always accepted though but it is not mandatory). He spends much of his time looking over your garden fence hoping you share a carrot or an apple or just a chat with him. We have 3 friendly geese who free range (but, as with all of the animals, can't get into your garden unless you invite them). Allens Rivulet is a green valley only 20 mins from the city of Hobart. We are ten minutes to Huonville in one direction and ten to Kingston in the other so beaches are also ten mins away. We have lots of riding trails and our own inland cliff. Willie Smith's award winning cider establishment is 5 minutes away. Mona is 30 minutes away. Best to have a car, there is a bus route but it really only feeds onto the main Huon Highway and there is so much more to see. Wifi is available but can be temperamental. Good at times and not so good at other times. We are on the NBN, so if it is patchy in The Barn (it is usually OK) you are always welcome to come into the house to use it. Your mobile will not work well at the farm ... part of being in the country! Guest AccessFull access to gardens and 15 acres of farm including blueberries and, by arrangement, the horse therapy centre. Our animals are very friendly and love attention. We have five beautiful horses, Errol, the rooster is named after Tasmanian Errol Finn and has a similar way with the girls. Errol, like our other animals, has exceptional manners towards our guests. We have many chickens 3 geese and a ducks, three dogs and a cat. Our dogs are very popular with guests and are often invited to accompany people up to the dam or on their walks across the fields. Interaction with GuestsWe love to have guests and we are happy to chat and assist with holiday plans. Additionally, this is a working blueberry farm producing beautiful fruit from long established mature bushes. Picking usually goes from mid January for seven to eight weeks. Both the horse therapy centre and the blueberries are seen, locally to be very restorative. Some of our farm clients visit, as much to pick our fruit, or visit the horses, as to experience the peace and restorative atmosphere of the property. The NeighborhoodAllens Rivulet is known for its tranquility and beauty. Great walks, cleanest of air and amazing countryside. You will be immersed in nature, while staying in the very best quality accommodation. We are situated close to a number of interesting places to visit, to eat or to sample some of the quality award winning wines and ciders made close by. There is a great pub nearby with evening meals and a live band on a Sunday afternoon. Getting AroundWhile there are buses they are not frequent and a car is advised. Other Things to NoteThere are some fantastic walks from either end of the closest beach at Kingston, 10 minutes away. They take you onto the cliff tops and are quite spectacular.

The SpaceBlue Gate Chalet, or 'Nanna's House' as our toddler affectionately calls it, is a charmingly rustic, bespoke timber cottage on our property at the outskirts of Margate. It is the unique feature which initially attracted us to this property, and over the years has comfortably accommodated interstate family and friends (hence the nanna reference). Presently there is only one queen size bed, which is upstairs, so the chalet best suits singles or couples and is not appropriate for young children. The chalet is completely self contained, with full kitchen, separate bathroom and lounge, making it equally suitable for short and medium term stays. Guest AccessGuests are welcome to wander around our 5 acre property, feed the sheep and chickens, and sample produce from the veggie garden. However we do ask that the rear yard, where the dogs are enclosed, remains private. Interaction with GuestsOur own house is approximately 60m from the chalet, so we are available outside of work hours for a chat, tourism advice, emergencies, etc. if guests wish. Otherwise we will leave you to enjoy your stay. The NeighborhoodMargate is small township with coffee shops, takeaway, post office and a pub. It is close enough to the larger town of Kingston, to be within reach of modern conveniences. And yet far away enough to provide the space, clean air and quiet that come with living in the country. Blue Gate Rd is a no-through, unsealed road, so it only attracts local traffic. All of the properties out here are acreages, so although we have neighbours, we often forget they are there. Getting AroundBuses operate to Margate and nearby Kingston on a regular basis, however it is a 30min walk to the nearest stop from the chalet, making this accommodation more suited to those with own transport. Onsite parking for 2 cars, or a car with caravan/boat is included in the listing. Kingston is a short 7min drive, Hobart CBD or Huonville only 20mins, and the airport approximately 40mins. Other Things to NoteThe whole property operates on untreated rain water (so it may be discoloured, but is perfectly fine), however boxed spring water will be available for drinking if guests are unsure. For stays of a week or more, linen change and house keeping will be done weekly. All linen is included in the listing, as is tea and coffee and a few other odds and ends you'll find in the cupboard. There is no wifi, but we are within mobile service range.

The SpaceOur lovely holiday house nestles in natural bushland in the depths of Barnes Bay. Sit on the deck and see the wallabies, brushtail possums and quolls (and resident echidna if you're very lucky). Follow their tracks through the magic xanthorrhoeas (grass trees), some over 200 years old. See the tiny orchids in their season. Listen to and identify the myriad of birds. The fairy penguins are a wonderful experience at The Neck, the narrow land that links North Bruny and South Bruny. Guest AccessEach booking has the whole house to themselves. The number of guests determines the number of bedrooms and bathrooms you can use. We rely on you to be fair about this. Interaction with GuestsThe owners Jackie and Jeff live elsewhere on the property, about 5 minutes walk though the bush. We will usually meet you at Echidna to introduce ourselves, welcome you, and give you the key. We can help you if you wish with any questions you may have about how to enjoy your island stay. The NeighborhoodWe love the peacefulness, the birds, animals and beautiful xanthorrhoeas, orchids and other native flowers. The community of Bruny Island is welcoming and there are many social, historic, gourmet, adventurous, bushland and beach activities. Getting AroundYou need a vehicle, either car, motor bike or bicycle, to explore Bruny Island - there is no public transport on the island. You start your adventure on a car ferry from Kettering to Roberts Point on Bruny. Other Things to NoteThere are no supermarkets on the island so it is best to bring your own food supplies. We supply a 'starter' pack of tea, coffee, sugar, milk, balsamic, salt, pepper ('the usual suspects'). History of the Cottage: Englishwoman Antoinette Pignon Powle built this charming cottage in the 1860s, making it one of Bruny Island's oldest homes. A single Christian lady with a literary streak, she would ride out from the house to her jobs as governess for the children of North Bruny's late 19th century gentry. Originally named Oakchester, the house is known to locals as Mr Wisby's Cottage - when Antoinette made a pilgrimage to the Holy Land, she asked her neighbour to look after the house. She never returned. Her grave is in Jerusalem's Protestant cemetery. The previous owners have lovingly restored the cottage, inside and out. Looking down on the house today, little has changed from the view Miss Powle would have seen, riding back from her day's work at Dennes Point or Barnes Bay. The cottage nestles in its valley, cleared land running up the slope to Killora Road and away to the creek that flows down to Shelter Cove. Ten acres of cleared land surrounds the cottage and is complete with wallabies and a menagerie of associated wildlife. The SpaceThe Hide is a huge, comfortably appointed, sun drenched building completely separate from the main farm house. The room has a romantic, cozy ambiance, created by the use of rich red velvet soft furnishings, a comfortable Italian leather settee and an abundance of candles and mood lighting. Plus there are lots of other little touches. There is a wood burner for the winter and expansive windows which overlook magnificent views of the fields and the surrounding area, all set out before you, right from the comfort of your bed. Peaceful and restorative the farm abounds with native wildlife. We grows organic blueberries and we are home to equine assisted psychotherapy horses. We provide a breakfast basket on arrival, with bread for toast, fruit toast, fruit in season, homemade marmalade and jam, cornflakes, milk and tea and coffee. If you want a refill for the rest of your stay, just ask. Wifi is available but can be temperamental. Good at times and not so good at other times. We are on the NBN, so if it is patchy inside The Hide you are always welcome to come into the house where it is much more reliable. Your mobile will not work well at the farm ... part of being in the country! Guest AccessAll parts of the farm are open to the guests. Our animals are friendly and respectful and our 500 blueberry bushes seem to give out a magical sense of restoration. Un-netted and beautifully placed on a gentle slope we often have customer come just to spend time in the rows where birds make nests and grow their babies. A natural bed and breakfast arrangement and yet they seem not to do too much damage to our crop. We seem to have found a good balance with the animals around us. Interaction with GuestsAs much or as little as you like. Many of our guests have become friends and spend time chatting with us, sometimes over a glass of wine. Others are keen to spend time in the quiet, reconnecting with a special partner or recuperating from life with just the sound of the animals as company. Let us know your preference. The NeighborhoodAllens Rivulet has a reputation for it's magic. It is restorative to both humans and animals. Many rescued horses placed in this vicinity regain health so quickly as do their owners. It is a beautiful, verdant valley within striking distance of Hobart. Ten minutes to the beaches, fifteen to Hobart and fifteen to Huonville we are surrounded by choice. Another good choice is to sit and look out of the windows at the world at it's best and just restore your energy and rejuvenate. Getting AroundPublic transport is available but not great and it is about a kilometre to the closest bus stop. Legs work, better after being here as there are some fantastic walks with an inland cliff in our valley and secret swimming holes, but a car is important. Other Things to NoteWe have a couple of other rooms, in the farm house, on Air BnB and we are experienced hosts and have had lovely experiences with our guests going away very happy. We have friendly animals, two cheeky dogs, a magnificent rooster and his numerous chickens, three ducks and a cat that likes to keep them all in line. We also have some rescued horses and a retired dressage super star (now looks like a cart horse). Most of our guests are attracted by the animals but it is possible to get away from them and your privacy will not be disturbed.

The SpaceCute little bungalow ,mix of genuine retro and well furnished. Its a comfortable, at ease sort of place , go walking, swimming, entertain the spaniel, or light a fire, curl up and read. Views abound, farm bred meat , soups, pies etc available to purchase from October. Guest AccessAll of farm, beach of course, exceptions only around working artist studio and, obviously, around owners house. Interaction with GuestsWe normally live nearby so plenty of help and local advice if you should need it. Other Things to NoteAlthough we have dogs on farm, we do have a no pet policy. This is not only because of abundant sheep and lambs but because of the huge amount of wildlife on farm and often in garden. Even the most well trained urban pooch can become slightly overexcited with quolls trotting along the verandah. On a more serious note though, we have farming neighbours and since stray pets cause problems with sheep every holiday season its just respecting their livelihood as well. Apologies... our dogs available to entertain all children/ adults.

No pub. The nearby beach, Nebraska Beach, is a safe beach. No surf but good for swimming and, if you are lucky, for fishing although the jetty 1.2 kms away, might be a better spot to cast a line. We do have a boat mooring about 60 metres off shore which is available by negotiation. There's a good beach walk to Bligh Point about half an hours walk, which has some interesting coloured rock formations. Getting AroundThere is no public transport available. The SpaceThis is an ideal place to reconnect with the things that really matter in life. If you love the outdoors, but still appreciate being comfortable and if you love animals and nature but want to be in striking distance of a safe, historic city then ours is a perfect choice. The Stable is really a very comfortable room at one end of the main farm house with it's own entry. You will sleep in a luxuriously comfortable, queen sized, four poster bed. You have a very pretty, private bathroom, just along the passage a few steps, with shower and corner bath and next door to that is a shared toilet. (My grown up son sleeps in a room opposite yours ... he is tame and friendly ... like the rest of the creatures on the farm!) A small nook in the room houses a fridge, sandwich maker, kettle, coffee plunger and toaster, and can be closed away out of sight. We provide a breakfast basket on arrival, with bread for toast, fruit toast, fruit in season, homemade marmalade and jam, cornflakes, milk and tea and coffee. If you want a refill for the rest of your stay, just ask. Many of our guests tend to visit nearby pubs, cafes and restaurants for their main meals however there is a dining area in the room and guests are welcome to use the dining/sitting room in the main farm house by arrangement. Guest AccessYou are welcome to roam over the 15 acres of farm, into the organic blueberry bushes and up to either of the two dams where you will often see ducks and chickens. If you want, our dogs will love to follow you and appreciate a stick or ball being thrown into the water .. watch out when they shake the water off though! Our horses are very friendly, especially the ex race horse, Charm, who loves a pat. All of the horses are especially trained as therapy horses to help people dealing with the stresses of everyday life .. for more information see (URL HIDDEN) Interaction with GuestsAs much or as little as you like. We love having guests and also appreciate how valuable it is to have the time alone to connect with each other or the environment. Please let us know your preference. Also let us know if you prefer the dogs to leave you alone. They are very friendly but also very respectful as are the horses. We can't promise to be able to keep the ducks and chickens away if you decide to feed them though .. friends for life .. or at least for the duration of your trip! The NeighborhoodAllens Rivulet is known for its tranquility and beauty. Great walks, cleanest of air and amazing countryside. You will be immersed in nature, while staying in the very best quality accommodation. We are situated close to a number of interesting places to visit, to eat or to sample some of the quality award winning wines and ciders made nearby. Our local pub has good food and live music on a Sunday afternoon. Getting AroundWhile the bus service works well, they are not frequent and a car is advised. Other Things to NoteWe have some amazing walks, either on the nearby beaches, on the cliff tops or in the countryside around us. We are half way between the beach and the Huon Valley and a very easy driving to Hobart. The the ferry to Bruny Island is a picturesque 15 minute drive. Allens Rivulet has an almost mythical reputation for it's ability to restore health, vitality and well being. I often have people come to the farm to spend time in the blueberries for this very thing. We really do have a special little micro-climate that seems to have a positive health benefit.
