The courtyard contains a gas BBQ for your use. You are also invited to visit Twamley Farm and walk, hike or mountain bike. Twamley Farm is our family's working farm with a range of activities for you to enjoy. Feel free to grab a mountain bike from the farm and explore. Interaction with GuestsYou will be greeted by your host on the day of arrival to ensure you have everything you need and are comfortable. The owner does not live on the property so you will enjoy full use of th cottage in privacy. The NeighborhoodThe Storekeeper's is the perfect base to go behind the scenery and discover some of the East Coast's hidden treasures. Visit our family's working farm, operating since the 1840s, take one of many local short walks including the Convict Road to the Paradise Probation Station ruins at Orford, discover the intriguing story behind the historic St John the Baptist Church Buckland, explore the local beaches or enjoy a drive up the East Coast Wine Route to visit the many vineyards along the way. You could just stop a while, wind down, relax, enjoy a beer at the Buckland pub and get to know some of the interesting local characters. Getting AroundLike most of Tasmania public transport is very limited to non-existent. To enjoy the beautiful East Coast of Tasmania and make the most of discovering the hidden treasures you will definitely need your own car. Other Things to NoteThe Storekeeper's is situated in the sleepy main street of Buckland, with the Buckland Inn only a few doors away in Kent Street. The Buckland Inn doesn't serve meals but does serve local Tasmanian beers on tap and you can buy wine and beer to take home. There is also a roadhouse/petrol station just a few hundred metres up the road that sells basic groceries and snacks. There is an IGA supermarket located at Orford about 15 minutes up the road or stop at Sorell if you are travelling from Hobart for any additional supplies you might need. Orford also has a great wood fired pizza cafe called Scorchers. They use local ingredients and we can highly recommend the Spring Bay Seafoods pizza. Orford also has the first winery on the East Coast wine route, Darlington Vineyard. Their cool climate Pinot Noir is excellent and is definitely worth a visit to pick up a few bottles.

It’s the perfect location to unwind and relax and what better way to complete your day than a final walk along the beach before you return to enjoy a glass of wine and be mesmerised by the moon rise over Maria Island. The modern one bedroom apartment comes complete with welcome drinks and chocolates on arrival, lounge/dining, fully equipped kitchen with washing machine and cosy bedroom with ensuite bathroom. Explore Orford/Triabunna and its many attractions – golf course, fishing, boating, close swimming beaches, a winery, bushwalk along the many walking tracks. There’s a hotel, restaurants, supermarket, Post Office and café – all within easy walking distance. Visit the waterfront marina in Triabunna – it’s the gateway to Maria Island. Whilst there, grab the best fish and chips around as well as visit the Visitor Information Centre or have a drink at the Spring Bay Hotel. And last but not least visit our local icon - the beautiful Maria Island National Park. Pack a picnic and enjoy a day exploring historic Darlington, climb Mt Bishop & Clark or Mt Maria. It’s the perfect destination if you enjoy walking within pristine nature. SOME EXTRA INFORMATION Hi, my husband Ian and our daughter Michelle, two dogs and one cat live in this big home which is perched into a hill giving 180 degree views of Maria Island in Orford. Orford is the first town along the Great Eastern Drive that is on the East Coast when coming from Hobart. We purchased this property in 2002 which was built to lock up. We then spent the next few years making it liveable for our family with the B&B being the last project. In 2007 the downstairs section of our house was complete and we commenced operating as Maria Views Bed and Breakfast in 2008. Ian and I both work full time - locally. We love the area having moved from Victoria and previously from King Island. We have 2 daughters but Michelle is the only one home now and she is currently undertaking her last year of Uni in Hobart. We also have 2 dogs, Ockie and Toots (Mother and daughter) and we have adopted a stray kitten 2 years ago who also forms part of the family and is called Lucky. We keep the dogs away from the B&B area as we are aware that not everyone loves dogs. They have a fully fenced backyard to play in but can been seen from time to time lounging on our front deck if we are home. We want to welcome people to our place that don't mind the potential bit of noise from upstairs. We work from Tuesday to Friday, starting at 7.00am and we get up at 5.30am. We do make every effort to be quiet but I know how much any noise can travel when it is in the quiet times of the morning. My parents have been pretty honest with us when they have stayed on where they can/cannot hear the noise and we have made adjustments to take that into account. On that note we have been told that the noise is less than what you would hear in a hotel/motel however if you are a light sleeper it may be a bit noisy for you. As mentioned above the unit includes parking, private entrance, open plan dining and lounge, comfy bed, soft towels, and more. Guest AccessThere is a sign at the end of the driveway as we are an internal lot. Come up the driveway and keep to your right and then turn left into the car parking area. You will immediately experience the view out to Maria Island from where you park the car. The B&B entrance is to the left of the carport on the level of the car park. Access to our part of the house is via the front deck. Interaction with GuestsI will always endeavour to be here to greet you when you arrive however if you do arrive before I finish work I will leave you a note on the front gate of the deck giving you directions. I will then catch up with you when I get home. The NeighborhoodIt's usually pretty quiet where we live and you would never know we had neighbours as you never hear them. We are on a large internal lot and setback some 60metres from the street front. Other Things to NoteFully self contained 1 bedroom apartment with continental breakfast for each day of your stay. Unfortunately due to abuse, we are no longer able to provide a wifi connection for unlimited use. Limited Wifi can be made available for checking of emails. Don't require breakfast? - that's fine - let me know at the enquiry stage and I'll give you a cheaper rate.We are Tourism Tasmania Accredited and Rainbow Tasmania Tourism Accredited

The SpaceNo.10 is a 4 minute walk from Shelly Beach, which is a beautiful sheltered beach with crystal clear water. Perfect for kids, no waves. Spring Beach is a 2 minute drive away, a gorgeous coastal beach with waves for boogie boarding. There's a beautiful clifftop walk between Shelly Beach and Spring Beach, approx 50min one way. The main house sleeps 6 (a queen bed and 2x 2 singles.). The bunkhouse sleeps up to 4 at a squeeze and is great for teenagers. Guest AccessIn Orford there is a supermarket, 2 cafes, a newsagent. Other Things to NoteLinen and towels provided. Guests are asked to leave No.10 tidy. Otherwise a cleaner can be booked for $70.

The sleep out is furnished with beds, a couch, television and Playstation - perfect for older children and extra guests. Interaction with GuestsWe live in Hobart, but are happy to be contacted at any time during your stay if you have any questions or issues. The NeighborhoodShack @ Orford is situated across the road from Orford Primary and 500m from Our Park, which both offer great playgrounds for kids. Millington's Beach is a short stroll away and for the more adventurous, Spring Beach is a five minute drive away.

              The SpaceWaterfront holiday house. The house has recently had a major renovation, with a new kitchen and two new bathrooms. It has a cosy woodheater, panel heaters for those cooler months and Tastic lights in both bathrooms. Electric blankets are supplied. It also has a northerly facing aspect and thus enjoys all day sun. Accommodation sleeps eight and consists of two queen beds, one twin room and a bedroom with single bunks. Two trundle beds available on request. There is a deck beachside and a sunny rear, covered courtyard perfect for al fresco dining.               The SpaceVilla Green is situated in our lovely garden. Completely separate with all the comforts of home, it is perfect for couples or single travellers on their way to Freycinet Peninsula and all the attractions that make the East Coast of Tasmania so special, such as world class wineries, secluded beaches and spectacular scenery. There is a bedroom with queen size bed and tv, kitchenette with microwave, fridge, kettle and toaster, bathroom and spacious living area with doors opening to a sundeck. There is an additional queen bedroom with ensuite (available on request). Whilst being part of the main house it has its own entrance and is quite private. Guest AccessYou will have the whole villa to yourself with your own key. You are more than welcome to wander in our garden and pick any fruit or vegies that take your fancy or just sit and enjoy the serenity. We have 13 fruit trees! A barbeque is available on request. Interaction with GuestsWe are happy to assist all guests with local information and ongoing travel plans, as we have had a long association with the East Coast. David finds the East Coast inspirational for one of his favourite pastimes, seascape and landscape painting and many of his works have been sold both interstate and locally. SOME EXTRA INFORMATION My husband Ian and our daughter Michelle, two dogs and one cat live in this big home which is perched into a hill giving 180 degree views of Maria Island in Orford. Orford is the first town along the Great Eastern Drive that is on the East Coast when coming from Hobart. We purchased this property in 2002 which was built to lock up. We then spent the next few years making it liveable for our family with the B&B being the last project. In 2007 the downstairs section of our house was complete and we commenced operating as Maria Views Bed and Breakfast in 2008. Ian and I both work full time - locally. We love the area having moved from Victoria and previously from King Island. We have 2 daughters , 2 dogs, Ockie and Toots (Mother and daughter) and we have adopted a stray kitten 3 years ago who also forms part of the family and is called Lucky. We keep the animals away from the B&B area as we are aware that not everyone loves dogs. They have a fully fenced backyard to play in but can been seen from time to time lounging on our front deck if we are home. We want to welcome people to our place that don't mind the potential bit of noise from upstairs. We work from Tuesday to Friday, starting at 7.00am and we get up at 5.30am. We do make every effort to be quiet but I know how much any noise can travel when it is in the quiet times of the morning. My parents have been pretty honest with us when they have stayed on where they can/cannot hear the noise and we have made adjustments to take that into account. On that note we have been told that the noise is less than what you would hear in a hotel/motel however if you are a light sleeper it may be a bit noisy for you. As mentioned above the unit includes parking, private entrance, open plan dining and lounge, comfy bed, soft towels, and more.                     Bridge Units Orford, is located on the northern side of the Orford Bridge on Old Convict Road. The West unit is available for holiday rental. The Unit is fully self contained with linen and towels supplied. The unit is a open plan living with all the modern appliances, Flat Screen TV, Blu Ray, I pod speaker box. The kitchen has a range of cooking utensils to be able to make your own meals and a dishwasher to save the washing up. There is a reverse cycle Daikin Heat pump. The unit has three bedrooms, with the main having a queen bed, En suite and Walk in robe as well as a wall mounted TV/DVD. The other two bedrooms are comfortable, one having a double and the other a single bed. There is a Porta cot and high chair available on request. There is a bath size spa in main bathroom. The small deck at the front of house gives you the great view of the Prosser River and is very nice place to enjoy Breakfast, as well as the local bird life. The property has a private jetty and a safe access ladder to get down to boat. Boat access is preferable mid to high tide. There is a ski lane out front, where you can enjoy the need for speed and then pull up at jetty, recharge and do it again. For a bit slower pace just throw a fishing line out and see if you can catch a Bream ( certain times of the year). Or bring a Kayak and enjoy the beauty of the Prosser River at a bit slower pace. Finally there is a small BBQ area out the side of house, where you can relax take in the view and local Fauna and cook up a feast. Bridge units is walking distance approx five minutes to beaches, supermarket, cafe and hotel. Bridge units is located at the start of the Old Convict Rd (track), with good walking shoes, water and lunch it is a pleasant walk. Built in the 1840s. ORFORD Orford is a small coastal town located at the mouth of the Prosser River. It has a population of about 550 people, which increases considerably in the Holiday season. The beaches are pristine and child friendly. There is a Golf Course, Lawn Bowls and Vineyard. Orford has most services, IGA, Post Office, Cafes and Hotel. Orford is 79 Km from Hobart ( 55 min approx) and 63 Km from Hobart Airport (45 min approx). Triabunna is 7 Km up the road with all there services to offer, as there is no Petrol Station at Orford, it is the closes place to refuel. There is also the Tourist Centre, Service of Tasmania, Westpac ,IGA, Pharmacy, Hotels and Cafe. Triabunna is where you catch the ferry over to Maria Island, which is a must see while in the area. There is also the East Coast Free Wi Fi available. To summarize Orford is the Gateway to the east coast and great place to base yourself whilst exploring this beautiful part of the world.

Situated on the wonderful East Coast of Tasmania in rolling hills on the banks of the river Prosser, we have beautiful scenery and abundant wildlife. The building is a unique example of its period and its rooms tell a story of Tasmanian history over the past 170 years. The homestead is furnished throughout with genuine antiques, many of them precious Tasmanian pieces. Brockley is a beautifully maintained colonial homestead in totally original condition. The house offers sophisticated accommodation for between 2 and 10 people. Brockley is within easy reach of Tasmania's East coast including Freycinet and Maria Island National Parks as well as Tasman Peninsula and the Midlands. Our cellar is stocked with a selection of highly prized wines from local vineyards, renowned for their cool climate wines. Enjoy a unique experience and share a table of authentic Spanish cuisine cooked by Chaxi, co-owner and chef from the Canaries. The convict built stage coach road, now disused and part of the property, runs from the front door of the house to Orford, eight kilometres away. Enjoy a stroll and keep an eye out for convict-built culverts, retaining walls and other evidence of the original works. Roaring log fires keep you cosy in winter in any of the downstairs rooms, including the bedrooms if desired, with discreet back-up from a modern heating installation. Enjoy our continental breakfast with fresh bread, homemade local jams and freshly ground coffee. Complimentary tea and coffee is available throughout the day in the Conservatory. Children are welcome when booking the whole house exclusively. The House Each of the six bedrooms is unique and has its own character. The Best Bedchamber - the largest of the rooms has a big stone-mullioned window looking out over the garden and French doors opening directly onto the veranda. Furnished with a beautiful 19th century antique wardrobe, dressing table and original fireplace. With either a king size bed or two king single beds this room has an ensuite bathroom with an antique bath and shower. The Marble Bedchamber, also located on the ground floor with French doors opening onto the verandah and a beautiful view of the south garden. The ensuite has a lovely shower with a head the size of your dinner plate. Enjoy the antique furniture and fine paintings that decorate the room. The name comes from the original marbled cedar chimney piece. Not, perhaps, the place to put your wine glass down whilst you dress for dinner! The Campaign Bedchamber has a four poster wrought iron bed once used by a British army officer in the Boer War. This cosy room also has an original open fireplace, and built in Huon pine cupboards. It has it's own en suite bathroom hidden in the wall. The Steward's Room is conveniently located on the ground floor with its own en-suite bathroom featuring a generous shower and antique cast-iron pull-chain loo. It has a double-bed and windows facing the South and East. Of course, like all the other rooms, a flat screen television is available Up the very steep staircase in the attic we have the Cooks' Quarters. This room is twin share and has lovely Edwardian wooden beds and a view of the north garden and convict road. The bathroom is across the landing and has a beautiful cast iron claw foot bath with a shower over it. We are serious about the steep climb up to bed. This is an untouched heritage building with its original staircase - you don't need to take your luggage up, we'll do that, but you'll need to be able to get yourself up and down. The formal drawing room features a magnificent 18th century rug, comfortable sofas and chairs. Enjoy a drink from the honesty bar and chat with your fellow guests in front of the roaring fire. Shift over to the library and take down book from our fine collection of early Australian literature and topographical works, or enjoy an antique board game. Admire the prints on the walls and the ornaments and furniture decorating the room. The conservatory is a more recent addition of only 75 years! It is a lovely sunny place to sit and read the newspaper, have afternoon tea, or slip out the door for a wander around the gardens. Finally, the dining room, located in the original farmhouse kitchen. Here we'll have a massive log fire, and you may well see the next loaf of bread or a pizza or two emerge from the original wood fired oven in the wall. Feel free to sit with your friends and fellow guests around our antique dining table. Meals will be served here or in the conservatory, or outside in the garden in summer. It will take you some time to explore the house, but by the time the sun goes down, grab a fresh drink and take a seat on the verandah. The sunsets are spectacular here. Things to do Brockley is the perfect place to relax and explore the beautiful surroundings and is also conveniently situated within reach of the Tasman Peninsula, Freycinet and the Midlands. Explore the back roads to all of these places. Visit our unfrequented local white sand beaches. The ferry to Maria Island departs from Triabunna just 20 minutes away. Spend a day on the island and return in the evening for delicious gourmet food and wine. Visit the local vineyards: our friendly neighbours at Darlington Vineyard are just ten minutes away and it is well worth a visit. Once you leave the house, there's 10,000 acres of property to explore. Brockley is situated in the middle of a working sheep and cattle farm. See the animals being shifted by the working dogs, and admire the newborn lambs and Hereford calves in springtime. If you are lucky it might be shearing time and you are welcome to watch from a safe distance. During the day, explore the grounds and take a walk along the convict road. The convict built stage coach road, now disused and part of the property, runs from the front door of the house 8km to Orford. The walk is an unspoiled and unique experience. It takes you through private bush following the wide Prosser River through Paradise Gorge to the sea. Keep a lookout for wildlife and Tasmanian wedge-tailed eagles (there are several pairs on our property). Convict built bridges, walls and culverts are visible all along the way. You'll need stout walking boots or a mountain bike to negotiate it, but it's an unforgettable experience. Grab a map and follow our markers and see if you can find the ruins of the old convict prison, also but perhaps ironically called Paradise. Why not arrange a lift back before you go?

                      Situated one hours drive from Hobart it makes an ideal base for exploring the sunny East Coast and its many attractions. To the North, Freycinet National Park offers beautiful scenery and spectacular walks. To the South, visit Port Arthur and its convict ruins. To the East is beautiful Maria Island. Take the ferry and enjoy a day exploring what it has to offer. Restaurants, shops and services are located only 10 minutes walk away. The area is excellent for bike riding, fishing, easy walking and surfing/boogie boarding at Spring Beach. A mooring is available for use by owners of small craft and is situated a stone's throw from the front door. The house has had a major renovation with a new kitchen and two new bathrooms. It has a cosy woodheater, panel heaters for those cooler months and Tastic lights in both bathrooms. Electric blankets are supplied. It also has a northerly facing aspect and thus enjoys all day sun. Accommodation sleeps eight and consists of two queen beds, one twin room and a bedroom with single bunks. Two trundle beds available on request. There is a paved patio beachside and a sunny rear, covered courtyard perfect for al fresco dining. Fill your days with action or just laze away reading whilst admiring the stunning uninterrupted views of Prosser Bay and the Mercury Passage Enjoy watching the children playing safely on the sheltered beach in front.                       Erica's Orford Retreat is a self-contained shack ideal for families or couples. This spacious three bedroom home is centrally located just 50 metres from the river and a short walk to local dining and shopping, as well as two local beaches and the golf course, and is an ideal place for that weekend getaway or extended stay. About Orford Orford is a 1 hour drive from Hobart and 45min from the airport. It's a great location to explore all the East Coast of Tasmania has to offer. To the north, the seaside town of Swansea is half an hour away, and Freycinet National Park (and Wineglass Bay) is a 1hr 15 min drive. What to do? Swim, fish, walk along the beach or just relax. Take a drive up or down the coast and stop at any number of beautiful beaches. Boat launching facilities are outside the front door, and Spring Bay and Maria Island provide all the fishing you could want. Ample room in the yard to store any large boat and easy access via a large gate at the side of the house. Golf course within walking distance and vineyards are nearby Golf buggy supplied if needed only need your golf clubs to enjoy a day on the greens. Kids will have fun just exploring/fishing/walking the foreshore and nearby beach looking for shells. Booklovers can, of course, read, read, read. It offers great views, shops, cafes, the fabulous east coast., restaurants and wineries, family-friendly activities, parking. It has a large modern kitchen, dining and lounge area, as well as plenty of outdoor areas for family fun and entertaining.
