The SpaceA cottage feeling in the heart of Sandy Bay helped by classic finishes, lush garden and pretty verandah with mountain views. Close to local amenities and public transport, the home comfortably accommodates 4 people with two queen beds. A lounge, dining room and well appointed kitchen enables you to eat at home should you prefer that to the short walk to Sandy Bay's wonderful restaurants and yacht clubs. The whole house is yours for the duration of your stay including the garden and verandah. Local amenities include a specialist fresh produce shop, butchers, Coles, Woolies, etc for your immediate needs, and wonderful restaurants and boutique shops - all within a short walk from the home. A brisk 20 minute walk finds you in the centre of Hobart to enjoy the shops, galleries, cafes, bars, Salamanca Market, museum's and other cultural experiences or to join a ferry maybe to Peppermint Bay or to the now world famous MONA. But with parking always available in the cul-de-sac and a bus stop just minutes away from the front door, guests will easily experience all of what Hobart and the wider area can offer while still having that homely feel. This house has been in my family for over 50 years and I have tried to maintain that warm, classic homely feeling to ensure you enjoy your stay. The SpaceMy small well equipped flat is in the peaceful and pretty garden behind my 100 year old Federation cottage with a view of Mt Wellington. The comfy bed will be made with good quality bed linen, extra pillows and towels are provided. The kitchenette has a microwave, a hotplate, 2 electric frying pans, a sandwich toaster, a regular toaster and an electric saucepan plus an exhaust fan. In the quietness and privacy of the garden you would never guess you are so close to a busy area.There is a bus stop just a few metres down the street and the local shopping centre with supermarkets, banks, post office, laundromat and all the usual shops is 3 or 4 minutes walk away and it's little more than 5 minutes to the university. A short walk can have you at the water's edge and see the majesty of the Derwent River and one of the many marinas on the river. If you don't wish to cook there are plenty of reasonably priced eateries and take-aways just a couple of minutes down the street. Take your pick from Italian, Chinese, Japanese, Indian or Australian. The city of Hobart is just a 10 to 15 minute walk or a quick bus trip. Historic Battery Point and Salamanca Place are very close by and are delightful to wander around and shop or explore the lovely coffee shops. Every Saturday there is a world class market at Salamanca so I'd suggest you put that on your 'to do' list. The flat is very clean and compact and has everything you would need. There is a double bed in a separate bedroom with plenty of storage, a small sitting room with flat screen TV, DVD player, wi-fi ,international adapters,and a well equipped small kitchenette . The bathroom has a shower,a small bath,heater,scales, fan and hairdryer. Guests are welcome to use the outdoor setting and barbecue when the weather is suitable.Free parking is available outside on the street. The unit is available for bookings of 3 nights or more. For bookings longer than a week arrangements can be made for a change of bed linen. Interim cleaning can also be arranged for long bookings, however, there is a cleaning cost involved.The information in regard to weekly and monthly costs only relate to non peak periods. I always have the basics of salt and pepper, sugar, tea, coffee, cooking oil , spices etc in the pantry. Guest AccessDuring summer there is a barbeque available to guests and Guests are welcome to use the outside table and chairs. Guests are also welcome to use the clothes line. I also use the back garden and ,of course, need to water the garden occasionally. Getting AroundThere is a bus stop nearby. A few minutes walk to a supermarket, eating places, shops, banks, post office, laundromat. Other Things to NoteThere is free parking on the street outside my place.

Stay in a spacious, beautifully appointed apartment in one of Australia’s most historic houses, formerly home to each Bishop of Tasmania for over 160 years until 2003. Our family home was built in the 1830s and is set in about an acre of gardens on one of Hobart’s most attractive tree-lined streets on the edge of Battery Point - just at the end of our street. And unlike Battery Point/other central areas, we have plenty of free parking outside. Availability should always be up to date as it is sync'd with our website booking system. This 110 square metre apartment is completely self-contained at a secluded end of a 3 storey 10 bedroom family home. It comprises 1 double bedroom and 1 twin bedded bedroom - we can set it up as a second double bedroom on request. There is a large lounge room and sumptuous underfloor heated bathroom on the first floor, divided off and separate from the rest of the house. The lounge has 30 square metres of beautiful dark polished original oak flooring and offers pleasant views across extensive gardens towards the Derwent River. Independent/dedicated access is through an attractive courtyard, separate entrance door and stairs. The apartment has been fitted out to the highest possible standard. The fully tiled bathroom features a deep, natural stone bath, a wide floor-ceiling glass walled shower, underfloor heating and fluffy towels. A second bathroom is ensuite to the twin bedded room and is also fully tiled with underfloor heating. The apartment has hydronic heating, sound-proofing, draught-proofing and plenty of character. Heat is solar powered from a large scale solar array in the old orchard, supplemented by gas. And there's a hair dryer! Cinema TV, iPad, Apple TV and Sonos hifi system with Spotify and Pandora unlimited music on demand are provided. The mini-kitchenette in the lounge room is equipped with a Fisher & Paykel single drawer dishwasher, bar fridge, microwave, toaster, kettle and coffee plunger (note: no cooking facilities). High quality queen sized beds: there are Australian-made AH Beard King Koil Spinal Contour Firm mattresses in the bedrooms. High quality bed linen and plenty of good pillows. We can provide a roll away bed on request. Not a lot has changed in this house over the years, other than a major restoration project funded by the National Trust in the 1990s and now our efforts - especially heating! The house was designed in stages by two of Australia's most renowned architects in the 19th century, Henry Hunter and George Fagg. There are many stories about past owners, residents and guests including Field Marshall Montgomery of WW2 fame (check out our house on youtube - 'Monty in Love and War Part 1'), Lady Gowrie, every Anglican Bishop of Tasmania from mid-19th century to early 21st century, endless Governor-Generals, the first Attorney General of Tasmania, a good selection of Archbishops of Canterbury and York, and so on. Bookings starting on a Thursday evening will usually only work for us if it includes the weekend as Friday is a very popular start date for weekend bookings. Weekend bookings generally must include a Friday for the same reason. During school holidays and at weekends between November and April, bookings will be charged at the rate for 4 guests. No parties. The NeighborhoodThe house is located on one of Hobart’s most attractive tree-lined streets on the edge of Battery Point - just at the end of our street. The area is great for walking around, brimming with heritage buildings. Some of Hobart's top places to eat and drink are nearby within walking distance: JamJar, Pigeon Hole, Solo Pasta, Da Angelo's, Me Wah, The Duchess, Chillies, Jackman & McRoss Bakery. There is a good bottle shop (liquor store/off-licence) and high quality food/deli store within 200 metres. Getting AroundMinutes from Battery Point and Sandy Bay restaurants. We are a 10-12 minute generally flat walk to Salamanca and the Yacht Club with the University and Wrest Point Casino are very close by as well. The ferry to world renowned MONA, Museum of Old and New Art, is 15 minutes away on foot. The airport bus stops about 100 metres from our door. Bottle shop and high quality food store within 200 metres. Other Things to NoteEarlier check-in times can sometimes be arranged but even then cannot be guaranteed due to events out of our control - children usually!

The SpaceWelcome to Quayle Terrace! If your looking for an amazing stay in the serene Sandy Bay- this is the location for you. The house is within easy walking distance of most attractions including Salamanca Market and the MONA ferry terminal. Quayle Terrace will be home away from home! This beautiful property has many great features: -rustic stone walled courtyard -french doors that open onto courtyard -modern kitchen -modern bathroom with winter floor heating -cosy gas log fire & heat pump for the cold seasons -queen sized bed in the main bedroom -double bed in the second bedroom The cottage is in a prime location by being: -within 15 minute walk of Salamanca Place & Hobart waterfront - only 5 minute walk to Sandy Bay Village which has facilities such as banks, supermarkets and restaurants. -close to the ferry terminal (15 min walk) that takes you to MONA ( Museum of Old and New Art) that is located within the Moorilla winery at Berriedale. It is the largest privately funded museum in Australia and an internationally acclaimed attraction. I look forward to helping you make your holiday as special as it can be! Guest AccessThe house has full laundry facilities, a heated bathroom floor (in winter), a full sized luxury bath and a cosy gas log fire. Interaction with GuestsI live very close by and am available if needed, however I prefer to leave my guests to themselves to enjoy their accommodation in private. The NeighborhoodThe house is in a lovely quiet tree lined street which ends down on the foreshore of the Derwent River. Along the way is a rivulet where mother and baby ducks are often seen swimming. The walk to the Hobart waterfront and Salamanca Place is a pleasant one with the choice of a 15 minute gentle stroll in one direction, or a longer meander through historic Battery Point in the other direction - both ways lead to restaurants, art galleries, coffee shops and the MONA ferry departure point. Getting AroundTaxi's to most popular venues are in the $10 range. There is a bus stop 100 metres from the house, however the best option is a gentle 15 - 20 minute walk. Other Things to NoteThe house is just like a home away from home with everything you could possibly need. A library of books and magazines, childrens DVD's (and some for grown ups too), extra blankets, lots of towels and a pantry with most basics.

The SpaceThe house is just a 1 min walk away to Nutgrove Beach and a 3 min walk across the park to the main swimming beach - Long Beach. You will also be in walking distance to great Restaurants , Newsagents, Green Grocers, Butcher, Bottle Shop, Cafe and Gourmet Delicatessen. The Wrestpoint Casino is a 5min drive and Salamanca and the Hobart CBD is just a 10 min bus or car trip. The house was designed by well known Hobart Architect Esmond Dorney in 1955 and is a good example of his light filled residential projects. It has 2 bedrooms, study, two big living areas, dining area, laundry, bathroom, seperate toilet, kitchen and family area that opens out into a walled courtyard. The living areas have north facing windows and the guest Bedroom looks out into a private sunny courtyard. The house is surrounded by beautiful landscaped gardens which attracts lots of birdlife. There is a single carport but there is always parking available right out front of the house. Nutgrove, is a quiet neighbourhood with wide tree lined streets and offers flat walking to two beaches, park and the Lower Sandy Bay shopping precint. The area has abundant birdlife and dolphins are frequently spotted in the Derwent River and Nutgrove Beach. The double bedroom has a queen size bed with a woollen under blanket and electric blanket for the cooler nights with quality Sheridan manchester. There are 2 bedside floating shelves and a large wardrobe. However, you have more than just a room - I like guests to feel comfortable in utilising and enjoying all the different spaces in the house and treat it like a home away from home where you can relax. The location is ideal for those who want to explore Hobart, attending seminars at the Casino, attending a University course or are after a quiet retreat for a few days. Included in your stay is a daily continental breakfast offering fresh Sourdough bread, Muesli, yogurt with nuts and seasonal fruits. Plunger coffee and an array of teas are available at any time. You will enjoy experiencing what this little haven of Sandy Bay has to offer. Guest AccessGuests will be sharing all amenities with the owner and as I work during the week and am out of the house fairly early this is not a problem. I like to meet all guests on arrival so please let me know of your expected arrival time to ensure I can greet you. Check in and check out times can be flexible where possible and I like to cater for plane arrivals / departures if I can (as I appreciate that when I travel) A key will be given to you upon arrival. Interaction with GuestsThe level of interaction with guests is entirely dependant upon the guest and varies, however after I have greeted you at the house and ensure you are familiar with the house and surrounds I will generally leave you to explore or to just settle in, unless you want suggestions on where to dine, local attractions and festivals I am happy to offer recommendations. The NeighborhoodThe Hobart Twilight Market returns on Friday 8th January 2016 and is held fortnightly on the following afternoons/evenings: January 22nd, February 5th, February 19th, March 4th & 18th It is just a 5 minute walk across the oval to taste local wines, food and crafts. Getting AroundIf you don't want to drive, there is bus stops within 250m of the house that will take you into town. We have a regular Metro Bus Service along Sandy Bay Road. Here is an extract about Monty's Old School House from 'A Field Marshall in the Family' (Brian Montgomery): "Our Unusual Parents: Tasmania Days Meanwhile at Hobart, with her usual organising ability, Mother had arranged for tutors to come from England and take over the whole job of teaching the children, who were rapidly growing up. The arrival of these tutors gave her more freedom to devote her attention to the many and varied activities of a Colonial bishop's wife. Fortunately Bishopscourt, their home in Hobart, was a large rambling building with a big garden, well suited to her purpose. She had an additional room built, outside the house, which served as a school where not only her own children were taught, but also those of certain close friends in or near Hobart. One of the boys who came was Andrew Holden, the son of Doctor Holden who was father's closest friend in Tasmania. Much later, Andrew married my elder sister Una. The boys of the school had the charge of the schoolroom, taking their turn weekly to keep it clean, light the fire, chop the wood and generally maintain it. Here too they got their own evening meal, and for this purpose the boy in charge for the week was given half a crown to spend on 'extras' over and above what the cook provided. One boy would spend the whole sum on cake or biscuits, whilst another bought tinned salmon and persuaded the cook to make it up into fish cakes. The future Field-Marshal, on one occasion when his turn came round, discovered, with due regard for economy, some cheap eggs. He announced, to the great amusement of his parents but the dismay of his fellows, that he was providing `reduced eggs' ! Although all the children had to submit to Mother's routine and sense of order it should not be thought they were unhappy or discontented in Tasmania. On the contrary they loved it all, especially the constant outdoor life, the picnics, riding, fishing and the like." The arrival of these tutors gave her more freedom to devote her attention to the many and varied activities of a Colonial bishop's wife. Fortunately Bishopscourt, their home in Hobart, was a large rambling building with a big garden, well suited to her purpose. She had an additional room built, outside the house, which served as a school where not only her own children were taught, but also those of certain close friends in or near Hobart. One of the boys who came was Andrew Holden, the son of Doctor Holden who was father's closest friend in Tasmania. Much later, Andrew married my elder sister Una. The boys of the school had the charge of the schoolroom, taking their turn weekly to keep it clean, light the fire, chop the wood and generally maintain it. Here too they got their own evening meal, and for this purpose the boy in charge for the week was given half a crown to spend on 'extras' over and above what the cook provided. One boy would spend the whole sum on cake or biscuits, whilst another bought tinned salmon and persuaded the cook to make it up into fish cakes. The future Field-Marshal, on one occasion when his turn came round, discovered, with due regard for economy, some cheap eggs. He announced, to the great amusement of his parents but the dismay of his fellows, that he was providing `reduced eggs' ! Although all the children had to submit to Mother's routine and sense of order it should not be thought they were unhappy or discontented in Tasmania. On the contrary they loved it all, especially the constant outdoor life, the picnics, riding, fishing and the like." The NeighborhoodThe house is located on one of Hobart’s most attractive tree-lined streets on the edge of Battery Point - just at the end of our street. The area is great for walking around, brimming with heritage buildings. Some of Hobart's top places to eat and drink are nearby within walking distance: JamJar, Pigeon Hole, Solo Pasta, Da Angelo's, Me Wah, The Duchess, Chillies, Jackman & McRoss Bakery. There is a good bottle shop (liquor store/off-licence) and high quality food/deli store within 200 metres. Getting AroundMinutes from Battery Point and Sandy Bay restaurants. We are a 10-12 minute generally flat walk to Salamanca and the Yacht Club with the University and Wrest Point Casino are very close by as well. The ferry to world renowned MONA, Museum of Old and New Art, is 15 minutes away on foot. The airport bus stops about 100 metres from our door. Bottle shop and high quality food store within 200 metres. We have started a collection of Quirky Bikes and these are available for daily hire at reasonable rates. Have at a look at our website.       The SpaceThis is a fully self-contained, two bedroom accommodation with a luxury spa and a master bedroom with French doors that lead onto a small balcony with stunning water views of the picturesque Derwent River. Within the house, there are instructions for the washing machine, dryer spa, espresso machine, phone, printer,tv and gas heater. The instructions are located near or above the appliance and a fairly self explanatory. We have a local travel guides as well as brochures. In the kitchen cupboards above the toaster and kettle, we have numerous grocery items, such as salt, pepper, tea, coffee and sauces to use. Also in the fridge are numerous butter, jams etc. To greet you on your arrival are a few chocolates as well as a bottle of wine for you to enjoy. The house has parking and rear access. Getting AroundThe property is about 2 minutes to local shops and the main bus route. It is located only 5 minutes from the Hobart CBD and a short stroll to historic Battery Point, the renowned Salamanca Market and the MONA ferry . Other Things to NoteAlso please note as it is an original Victorian Terrace, the stairs leading to the bedrooms are steep. There is a light above the stairs that can be left on at night.

We never tire of walking along the esplanade, onto the Beach into Nutgrove Park hearing the waves as the tides change. In good weather we walk up Mt Nelson's bush track (40 mins) to Signal Station for a coffee or lunch and take in the views down to the Huon. But you can drive up there or take a bus. Getting AroundGuests are often surprised to discover how easy it is to get around Hobart and beyond from our place by car and even by bus. * We are 6km from town and Salamanca/Battery Point. Guests are pleased how quickly they get to downtown Hobart, University of Tasmania and other institutions are nearby. *O it is one minute walk to bus stop. Buses pass the university to the city, Salamanca and Battery Point. Also in the opposite direction follow the coastline to Kingston and Blackmans Bay via Bonnet Hill. * A 30 minute ferry ride to MONA from Waterman's Dock in Salamanca is a fun way to see Hobart's waterfront along the way. MONA also has a shuttle bus from the Dock. *The Airport Shuttle Bus stops at Wrest Point in Sandy Bay and we are happy to collect you from there. It is only minutes away. But it is a good idea to book seats at (URL HIDDEN) Heading further south we are close to the Southern Outlet which takes you to the Huon and Bruny Island Ferries. Other Things to NoteTasmania has no toll charges. Be careful to follow the 50km speed limits in the towns and suburbs. Please ask us about parking in town and around Salamanca. Many of the original features of the house have been retained within the apartment. The intimate bedroom looks onto an attractive garden and the original classic 50s dressing table and wardrobe have cute drawers for your socks and things. The luxury bathroom has a mosaic tiled floor, a shower, a lovely old pedastal basin, a generous bath for serious wallowing, large fluffy towels and sweet smelling toiletries. Cooks and food lovers will be at home in the functional kitchen. It is perfectly equipped so that when you return with an armful of tasty Tasmanian treats, cooking a delicious meal is as easy as pie.       The SpaceOur unit is part of a complex of five conjoined units that sits well off the road on the main road that runs through Hobart. Don't let the daggy 70s facade put you off ! We have renovated our unit such that it is now a light, colourful, exciting and comfortable place to have as your Hobart base. The kitchen/lounge room is really sunny and has a very pleasant aspect over West Hobart and Hobart city. Guest AccessThere are 2 bedrooms in the unit. The first bedroom has a queen sized bed and the second bedroom has a double bed. Upon request we can also provide a portacot for infants. The unit has a shower over a small bath, and please note that there is no rail on the wall so might some elderly guests might find it difficult to access. There is one designated carpark for guests just in front of the unit. Please also note that due to the size of the unit there is no inside dinner table. Instead, there is a couch with a coffee table, and stools at the kitchen bench plus there is a table outside with 4 chairs for the warmer months. Interaction with GuestsOur family lives in a house only a few doors away from the unit so that if guests have any problems we are close at hand to help them out. Other than that we are happy to give guests instructions as to how to access the key to the unit and just leave guests to their own devices. The NeighborhoodI love this area because it is walking distance to so many places - the city centre, salamanca and the wharf where the MONA ferry leaves, the Hobart rivulet that runs just below our street, and the restaurants and cafes of North Hobart and South Hobart. Getting AroundThe unit is about a 10 minute walk into the city centre, and about an 15-20 minute down to Salamanca and to the MONA ferry terminal.

If you need a break from visiting Hobart's better known attractions simply walk 5 mins to Nutgrove Beach for a relaxing waterside walk, or 7 mins walk to the start of the Bicentennial Park walk for stunning water views, nature and bird life. The apartment is very spacious for a couple. If a third person (adult or child) wishes to stay an additional fee of $30 per night will apply. The apartment is perfect for travellers seeking personalised, small scale, quiet accommodation in a beautiful streetscape. Uncluttered and stylish, the apartment features a well-designed galley kitchen with Scholtes oven and cooktop, and plenty of kitchen equipment for foodies wishing to cook and eat in. Filtered water on tap. 1926 is set in established gardens, with espaliered fruit trees. Guests are encouraged to sample apricots, apples and figs when in season. A range of herbs is perfect if you are cooking in. One of Hobart's best delis is located within five minutes’ walk away, offering fresh, local Tasmanian produce, wine, imported goods, house-baked breads and local seafood and meats. The space is ideal for a couple as the bedroom has a queen size bed. If two singles are staying, or a couple or single with a small child, a futon sofa in the overflow room allows this to be used as a separate single room, but please be aware that the bathroom opens off this room (see pictures on this site). The apartment is part of a house that dates from 1926, designed by Hobart architect Bernard Walker, who was also responsible for designing many other beautiful Hobart buildings, including the Cenotaph, the original Friends School and Markree House, now a small museum in Battery Point. 1926 comprises a bedroom that is part of the original house, with newer open-plan living areas added in the 1980s. 1926 has its own entrance and is quite private. It co-joins the original main home, where the owners live. Guest AccessGuests have their own separate access to the apartment, via a few steps off the driveway. Interaction with GuestsThere is minimal interaction between guests and host, and guests' privacy is respected. The apartment is self-contained and private (although it co-joins the owner's house). It's leafy and green, 5 mins walk to the beach, has a lovely waterside location, is quiet but close to services, has a fantastic sunny north-facing aspect and beautiful streetscape (mainly early 20th C houses, but also a mix of modernist and others). 5 minutes drive to Hobart CBD, MoNA ferry and Salamanca market, 2 minutes to the University of Tasmania. Chill out with relaxing walks from your doorstep, either to Long Beach, viewing the yachts along Marieville Esplanade, or through light bushland. One of Tasmania's best delicatessens/patisseries, and a handy little wood-fired pizza/fresh seafood cafe are located 3 minutes walk away. Sandy Bay Road is popular with locals for walking, cycling and jogging. Getting AroundApartment 1926 has good access to public transport - the closest bus stop is 200m away. During peak periods buses are regular, around every 10 minutes. It's less than a ten minute bus ride to Hobart's CBD. There is off-street parking for one car. The simplest way to get to 1926 from Hobart airport is via car, taxi (around $70 each way) or take the airport bus (around $32 return) to the CBD or Wrest Point Casino, and it's a short taxi or bus ride ride from there. 1926 is approximately 1km from Wrest Point Casino, and 4km from Hobart's GPO. The Neighborhood There is a wonderful community spirit in popular West Hobart and guests will feel right at home. Stone Flower is located at the end of a driveway, tucked away behind a Federation house. It’s a three minute walk from the excellent Pigeon Hole Café known for its outstanding coffee, bread and delicious food. A perfect place for breakfast! Walking into the city takes all of five minutes and you are central to everything. Salamanca Place, Battery Point, the North Hobart restaurant strip, the waterfront and its myriad galleries and restaurants, are but a five minute drive away. One of the features of Hobart is its breathtaking setting; nestled between the lofty heights of Mount Wellington (Indigenous name: kunanyi) and the sparkling estuary of the Derwent river. One of the most enjoyable ways to experience the beauty of Hobart is take a cruise. Boats leave from Watermans Dock in the city. Getting AroundStone Flower is located within walking distance of the city, but the easiest and most convenient way to see the many attractions that Hobart offers is by car. Alternatively, cabs are easily accessible and affordable. I believe UBER has recently entered the market in Hobart as well. As mentioned earlier, our barn is located at the end of a driveway on a steep hill. Take care walking up even though the barn is only ten houses up. Hobart also has a public transport bus system. Other Things to NoteStone Flower is located on a steep hill very close to the centre of town. Walking down is easy, walking up....well, you'll want to be fit! There is off street parking for one car but the driveway is narrow, so be careful. If you have a large vehicle, please park in the street. Check in time is 2:00 pm and check out time is 10:00am. There can be some flexibility with this if so please let me know what your plans are. The open plan bathroom area in the upstairs area is...open plan. It was designed this way for architectural flow so as to not ruin the pitched roof line and openness of the upstairs. There is no door in the toilet area although it is in its own space.

      The SpaceThis is a beautiful quirky little studio that we built, utilising lots of recycled materials, in our former garage which sits at the back of our yard. The property is very conveniently located, being just a short walk from the centre of Hobart City and a 20 minute stroll to the delights of the Hobart waterfront. The studio features a loft space fitted with queen bed, quality bedding plus your own little window for gazing across the lights of Hobart. It is a low ceiling in the loft so if you are claustrophobic then this may not suit you. There is a kitchenette equipped with a electric hotplates, fridge, real coffee, cocktail glasses and all the other necessities for eating and drinking up a storm! The vivid RED bathroom has a toilet, washbasin and shower plus there is an outside bath plumbed into the deck in the yard that guests are also welcome to enjoy ( a glass of red in a steamy hot bath in the crisp Tasmania winter air is perfection!). It is a small space and ideally suited to one or two people but on request we can provide a portacot for those travelling with a baby, and there is also the possibility of turning the built in couch into a bed for a child. The studio is self contained with access from the driveway but there is another door that leads to a backyard which is shared with our family. Guests are welcomed and encouraged to utilise the garden space - to relax in a deck chair, pick veggies or herbs from our garden ( Paul is a keen gardener), grab some eggs from our chooks, to wind down in the outside bath tub that is sunk into the deck. I should mention that we have three young kids and we are very sociable so the backyard is not always a calm and peaceful place, indeed sometimes it is the setting for grand pirate adventures, or for daring culinary acts by my 4 year old, or tragic tussles over the plastic watering can toy.You get the picture! Also, nothing beats a stroll at the beautiful Nutgrove beach on a sunny day; only a 10 minute walk from our apartment. There are regular buses running to Hobart on Sandy Bay Road (1 minute walk). Buses run in the opposite direction toward Lower Sandy Bay, Taroona and Kingston. Guest AccessGuest has access to the whole apartment, with the exception of our own bedroom. The garage remote gate is off limits but there is plenty of parking available in Red Chapel Avenue. Our garden and barbeque area is for the guests. Interaction with GuestsI will always try and greet the guests but sometimes depending on arrival times I am unable to welcome you and show you how things work. I am always contactable by phone and happy to help with anything regarding the house or things to see and do in Hobart.       The SpaceAlthough the studio flat is small it is fully equipped with comfortable queen bed, good towels and toiletry products. There are books describing day walks that you are welcome to take out with you if you wish. The studio building is joined to our house but has its own entrance through a covered patio area with day bed and vine covered eating area that is lovely on a hot day. You are also welcome to use the gardens and enjoy the river views from the small top deck area in the garden. Guest AccessFull access to the gardens and outdoor sitting areas around the house. Own entrance to the studio flat. Use of my washing machine and iron/ironing board if required. Cars can be driven up the drive to drop off luggage etc but as it is very narrow we usually park our car in the street which is a quiet and safe area. The outdoor areas are used by us too but we will leave guests to have their own space unless they wish otherwise. The NeighborhoodOur property is in a quiet suburban neighbourhood with views of the mountain and the water. We have a local store 150 m away that sells a good range of basic goods including local wines. The centre of Sandy bay is 10 min walk away with cafes, shops, restaurants and all the basic services you could need. A pleasant 25 min walk by the marine and through Battery Point gets you to Salamanca and Hobart. Getting AroundWe are near Sandy bay Centre and the University so there are regular buses into Hobart. Hobart and Salamanca and a sheltered safe beach at Lower `Sandy bay are about 25 - 30 min walk away ( 5 min by car ). Travel from the airport can be by taxi or the Airporter Bus. The bus will drop you about 100 metres from our house if you ask to get off near York Street Store. I will happily answer any other travel questions you have.       The SpaceThe suite of rooms, all on our first floor , has striking views of Mt Wellington, lots of sunshine, and is modern and well-appointed. There is no kitchen but there is microwave, fridge, kettle and toaster, a supermarket only 100 metres away, and 39 ( we counted them !) cafés, coffee shops and restaurants within 500 metres. Comfortable mattresses , good pillows. We occupy the ground floor of our Federation home , built about 1890 and modernised by us. Two extra bedrooms ( double bed in each ) , also on the first floor , can be available if there is more than a couple. If you need more than the main bedroom please let us know what beds you will need . Laundry facilities are available. Guest AccessGuests have exclusive use of the suite of rooms . You enter at the front door and then stairs lead directly to the first floor where you will find a well- appointed living room , comfortable bedroom and a bathroom with spa , as well as the two other bedrooms for use by arrangement if you are more than a couple. The NeighborhoodThis sunny suite is perfectly located in the quiet inner-city historic neighbourhood of Battery Point/Sandy Bay: 5 mins walk to the University, 2 mins walk down to the beach and children's playground, and 20 mins walk to Salamanca Place /waterfront/CBD . Within 500 metres of us there are 39 restaurants/cafes/coffee shops , three bakeries , two supermarkets and services such as pharmacies and post office. The waterfront at the end of our street ( 200 metres ) features the Royal Yacht Club and the Derwent Sailing Squadron and the scores of yachts which fill their marinas. Sometimes the map on the internet is a little astray with our indicated location. We are on the river side of Sandy Bay Road , close to the water and Battery Point. Getting AroundYou are 2 minutes walk to the main bus route but walking distances are so short that its easier to walk to a restaurant, to the beach or through historic Battery Point to the city , Salamanca and the waterfront . Coles supermarket is literally 100 metres away and there are 3 bakeries within 300 metres. Your car can be parked in the street in front of the house ( 2 hour time limit during weekday business hours ) or in the driveway. Many of our guests find that they don't need a car at all . Even those who have one generally prefer to walk in to Salamanca Place then catch the ferry up the Derwent River to the fabulous MONA museum and winery. Other Things to NoteCereals, spreads and milk provided but there are 3 bakeries and lots of cafés and coffee shops nearby so you can really choose your own breakfast. For ourselves we buy fresh bread each morning from the German Bakery 100 metres away. Coles supermarket is also 100 metres away . When you arrive we will give you our personal guide to local restaurants, cafes , bakeries and other services. Laundry facilities are available. There is a popular children's playground down at the beach about 200 metres away.

The NeighborhoodThe apartment is located in a quiet one way street yet it is metres from supermarkets, banks, pharmacies, medical and dental services and many restaurants. Public transport is a very short walk away including busses and taxis. The waterfront is a short walk of less than a kilometre taking guests to sailing clubs and parks. Getting AroundPublic transport is a very short walk (less than 100 metres) which will take you to a bus stop with direct access to the city as well as a taxi rank around the corner. As well guests may use a bicycle provided at the apartment. The lock up garage is perfect if guests have a rental car.

      The SpaceThis beautiful apartment has 2 bedrooms and 2 bathrooms and is just a short walk to the city centre. The apartment is large and sunny with a lovely retro vibe, including the original 1950s fireplace (sadly only decorative now) and huge corner windows. The apartment has been furnished and decorated to a high standard to ensure your stay is relaxing and comfortable. The apartment is one of 4 others in a character 1950s building. Though the building may be old the apartment has been fully renovated and is brand new inside. Whilst keeping the original character you will find many modern luxuries like heated bathroom floors and double glazed windows. Situated at the end of a dead-end street, with a beautiful park in front and a tree-lined rivulet behind, the apartments in this block are very private and peaceful. The kitchen is fully equipped with everything you need for cooking up a storm, with full size oven and cooktop, large fridge/freezer, microwave and dishwasher. We even have a pod coffee machine for the caffeine addict! Not the cooking type, then take advantage of the central location and eat out in one of the many fantastic eateries that Hobart has to offer (we have a few suggestions in the apartment, to get you started!). There are 2 full bathrooms, so no queues in the morning! The main bathroom has a freestanding bath, a large walk-in shower and the luxury of a heated floor. The ensuite also has a walk-in shower and heated floors. There is a full laundry with a washer/dryer, iron and ironing board. There are two bedrooms, one with a queen bed and a walk-in wardrobe and the other with twin single beds. Great for 2 couples, friends travelling together or for families. Or maybe have the place to yourselves, for a romantic weekend or as a base for your business travel (a great alternative to a hotel room). Easy walk to the city centre, historic Battery Point, Salamanca, the University and the village of Sandy Bay. A reverse cycle air-conditioner will keep you cool in summer and warm in winter. The apartment is fully insulated and has double glazing, very important for those chilly winter nights. We take our heating seriously at the apartment with each bedroom also having its own panel heater! A large LED TV and DVD player, plus a selection of movies, will keep you entertained.
