The SpaceModern facilities in a traditional setting This is not a commercial bed and breakfast. It is my home. I do not have staff. I like to share is inexpensively with interesting people. It makes for comfort and relaxed style. Enjoy a little of farm life with modern conveniences. As my charges are very low I don't make beds but leave clean sheets and towels on the end of the bed and ask you to make beds and strip them at the end of your stay. Guest AccessThe whole house is at your convenience. Enjoy feeding horses, hens and cats while I am away. Collect eggs for breakfast and reapply my farm Gate Stawell. Guest will enjoy a walk to the river, country views, local drives and lots of laughs. I am not a believer in god so please leave him at the door. It is your company I will appreciate. Share and enjoy x x The NeighborhoodNear Sale (fifteen minutes ) and three minutes off the highway, the house is in qUiet surroundings and country drives make for a pleasant stay. Lots of area of interest within an hours drive...see the guide. Getting AroundIt is possible to travel here by car or train. Train travel will bring you into Sale and Rosdale, you could explore Statford,Bairnsdale and Traralgon by train but a car is required for country drives. Other Things to NoteThree point five kilometres west from Sale turn south off the hwy and then a further nine point five kilometres, takes about fifteen minutes from Sale. We are between the mountains and the beaches so come and enjoy, lots of nice eateries , and histroy both built and natural.

The SpaceThis beautifully presented home is a perfect house to getaway and relax or for a business trip with style. Features include outdoor entertaining area with a built in gas BBQ, bar fridge to keep your drinks chilled and a large TV to watch your favourite show while sitting in the heated outdoor spa. Spacious living area with TV, Austar, DVD Player and Wii Console. Central heating and air conditioning. Well equipped kitchen with dishwasher and coffee machine. Second living area for quiet time or reading. Some books and boardgames supplied. Large master bedroom with flat screen TV, and Austar, ensuite and large walk in robe. The yard is completey fenced and very safe and secure with electric gate and double carport. Ground Floor of the house has the Master Bedroom with a queen size bed, ensuite, and living areas and access to backyard. Upstairs has 3 bedrooms with 2 queen beds and 2 single beds, second bathroom, separate toilet and sitting room. Please note this is a two storey, split level house with many stairs and is not always suitable for young children. Please feel free to discuss this with us if you have any concerns. A Porta Cot is available on request at no extra cost. It is only a short stroll to the town centre, local restaurants, and business facilities, there is a lovely park just across the road for a lovely walk or just around the corner you can venture to Lake Guthridge and Lake Guyatt which have walking paths that goes around both lakes and out to the wetlands. We are close to the local swimming complex that has indoor and outdoor pools, gym and cafe. **SORRY NO PETS** ** SORRY, NO SCHOOLIES** Guest AccessOnce the booking is paid for and confirmed guests will be emailed with directions to the house and a brief outline on how to get the keys from a safe using their unique code. Getting AroundSale has a local bus service and a reliable taxi service for your local travels and daily v-line train from Bairnsdale to Melbourne or return. The SpaceWe have all been to or even taught in a school but here you can actually sleep in "class" without going on report! The B&B is a separate and full private building entirely for the guests use. It has its own kitchen and ensuite and parking is directly out front. I live in a separate cottage located on the same property - in fact just next to the school building and normally I am at home. I am in a rural location 7km off the Princes Highway, so I am surrounded by farm land with cows, sheep, horses etc including my neighbours geese. To get to and sight-see around my place you definitely will need a car. Check in is after 2pm. Late check in (after 8.30pm) only with prior arrangement. Check out is by 11am. The B&B is totally dog friendly with a secure yard located outside the kitchen which also has table, chairs, sun umbrella and bbq Guest AccessMy property is just under 2 acres & I am happy for my guests to wander around and enjoy the space. It can be very entertaining just spending time watching the antics of my chickens as they free range all over the property. Also, the B&B is dog friendly so if you are travelling with your dog there is plenty of space for them to have a good run after being cooped up in a car. Interaction with GuestsAs the B&B is a separate building to my cottage, my guests can have complete privacy to relax & enjoy the rural atmosphere. However, I am more than happy to have a chat and advise what to go/see locally. The NeighborhoodI am in a rural location 7km off the Princes Highway, so I am surrounded by farm land with cows, sheep, horses etc including my neighbours geese. Getting AroundUnfortunately no local public transport operates past my place. A car is a definite necessity. Other Things to NoteThe B&B is fully self contained and all linen/towels are provided. Breakfast provisions will be provided which include cereal, juice, eggs bacon tomatoes mushrooms & a homemade loaf of bread.

Rooms are available for Casual Short to Medium Term Rental. Preference is given to persons working across all industries in the Sale and surrounding areas. The NeighborhoodMy home is located around 15 to 20 minutes from the main Shopping precinct and the Historic Port of Sale. It is around 10 minutes walk to the beautiful Lake Guthridge, Botanic Gardens, Fauna Park. Aqua Energy Gym/Pool and the Lakeside Club - incorporating Sale Bowls Club.Raglan Street is a beautiful tree lined street and a lovely neighbourhood. Getting AroundLocal Bus Stop is just accross the road, and the Sale Railway Station is approximately 3.5 kilometers. There are plenty of lovely options for walking or pushbike riding. A drive out to the Historic Swing Bridge and board walk is also a lovely way to spend a day, and this is very walk-able too if you enjoy a longer walk. The Seaspray Surf Lifesaving Club is a multi million dollar investment in the township and only a few short minutes drive from the cottage, meals will soon be once again available at the club post construction. Seaspray has a general store with take away food available as well as a selection of goods available at the Seaspray Caravan Park. Seaspray is the finishing point of Merrimans Creek which has great spots for fishing, swimming and picnics. The far side of the creek is the beginning of a large marine reserve which helps to maintain the stocks of fish available for the catching at Honeysuckles beach.       The SpaceThe home is a the end of a court so traffic noise is minimal! We have four quiet neighbours so you will have a restful night's sleep. We love gardening and sharing vegies and fruit in season. The home is fully carpeted so leave your shoes by the front door and let your toes go free. The shared space consists of a large lounge with TV and another area with a table tennis table for guests to use. Guest AccessThe entire house except other bedrooms. Interaction with GuestsWe are supportive hosts who can offer recommendations. I will ask what you like to see and do my best to point you in the right direction, we love Gippsland and are happy to share local eateries, attractions and abundant natural wildlife with you. We have a load of bikes including a tandem and if we have time and you are willing we love to take our guests to see the internationally RAMSAR listed wetlands which in springtime can be home to 1000's of breeding birds. The NeighborhoodOur property is near the end of a no through road, in a court. Therefore the only traffic is local so it is very quiet. There is a supermarket just a couple of minutes walk away, you will pass it on your way in. To walk around the lake from our home takes about an hour. Getting AroundThe railway station is on the other side of town, about 4 kms away. We might be able to pick you up depending upon time of day. Other Things to NoteIf you are driving along the Princes Highway from Yarram to Sale (on dusk/dawn or when it is night time) LOOK OUT FOR KANGAROOS AND WOMBATS. When Trish and I drive this road we generally slow to 80/90 km/hr, on cruise control with our foot hovering over the brake. Emergency braking, in my view is preferable to swerving as losing control may mean crashing into trees on the side of the road......

There is a fully seviceable guest kitchen where a self serve breakfast is available; there is also barbeque facilities and a pizza oven. Laundry facilities are also available. Some people use the boat ramp in Merrimans Creek to take their jetskis out to the beach (when the creek mouth is open). - Merrimans Creek offers a safe swimming alternative for the youngsters, with calm water and a sandy beachfront. It also offers plenty of fishing options with a boat ramp for tinnies, a fishing platform and plenty of great fishing spots on 'The Island'. Ronnie will be thrilled to tell the history, or show you some memorabilia that makes these very modern, but homely tea rooms, a must for a peaceful and relaxed get together with friends. Sale is the major city in the region, and offers all the ammenities you would expect from a major town - shopping, restaurants, cinema, etc. Getting AroundHow to get to Beach Creek Cottage? Beach Creek Cottage is a 2 hour 45 minute drive from the centre of Melbourne. It takes 2 hours door to door from the South Eastern Suburbs. Take the Princes Highway from Melbourne all of the way through to Rosedale. In Rosedale you will come to a roundabout, turn right at the roundabout, and then take the first left after the Rosedale Pub towards Seaspray (Large Tourist Sign). Follow this road surrounded by farmland and pine trees, past the Sale Golf Club in Longford, and turn right at the T Intersection at the end of this road. The second left is Seaspray Road, which is signed for Seaspray and will take you direct through to the township of Seaspray. As you come through the large flat pine trees in Seaspray, and can view the ocean, take the second Davies Street entrance on your right, which you will see as you first view the parkland and tennis & basketball courts on your left. Beach Creek Cottage is the second house on the right, opposite farmland. There is plenty of spots along the way for food, drink and petrol, but it is a simple direct drive from Melbourne. On the property there is over 130 species of trees, the opportunity to cuddle and feed injured wildlfe on this registered wildlife facility. Deep Creek Gully Cottage is located 3 km's from the highway surrounded by 10 acres of native and introduced species. There are 130 varieties of trees including fruit and nut trees plus a veggie and herb garden. You are welcome to visit the chook pen and collect some fresh eggs and sometimes even find a peacock feather. We have a range of farm activity with our alpaca and baby. Often we have injured wildlife to care for, at the moment we have a baby wombat called Harry, he is about 6 months old and currently has 3 bottles a day.             The Space.The riverside cottage is a separate cosy historic cottage adjacent to our newly built eco home - which is straw bale with earth floors which is set in our permaculture garden. Th cottage is comprised of two main rooms plus the bathroom/toilet. The bedroom is a comfortable space with a queen sized bed, clothes hanging space and bedside lamps. The lounge incorporates a kitchenette with table and chairs and a comfortable leather couch to sit and listen to CDs or read one of the books from the cottage collection. The kitchenette has modern appliances including a bar fridge, microwave, toaster and kettle. Teas and real coffee as well as condiments are provided. At our doorstep you will find the Stratford Arts trail, which is a delightful 3km walk along the riverbank. It incorporates eight sculptural installations inspired by Shakespeare and created by Gippsland artists. Among these are the Garden for Humanity and the All Abilities Heritage Trail. Stratford has a diverse and cutting edge arts theatre and music community. Nestled at the foot of the Victorian Alps it is a great base for bushwalking, winter snow frolics and for accessing the magnificent Gippsland Lakes. The Knob Reserve on the edge of town overlooking the Avon River flood plain is of great significance to local local Gunaikurnai aboriginal people. The Seaspray beach is 20 minutes to the south and there are many attractions within an hour’s drive. The property is adjacent to the Sale Golf Course and overlooks the wetlands. The view and birdlife vary according to the season. A bike path from the end of the street enables walking and/or riding through the wetlands or along the river to Sale. The historic swing bridge is a short 10 minute walk. Getting AroundThere is no public transport from Sale. You can park your car very close to the apartment. Bikes are an excellent way to explore the local area. Other Things to NoteWe have a very friendly dog.

There are three wineries within a twenty minute drive from the cottage. Getting AroundMaffra town is 10 minutes drive (10km), with a supermarket and some pubs, a back packers with nightlife, cafes and shopping. I highly recommend having a car while staying with me. No public transport is available in Boisdale. You may borrow my bicycle if you would like. Other Things to NoteYou must really love and enjoy the company of dogs and cats. They are very friendly and love to be around people. No parties or more guests that are allocated, if you don't follow my requirements I will ask you to leave immediately. If I am not around I might ask you to feed missy the cat during your stay.

You will find a pantry stocked with condiments and other essentials which you are welcome to use. Continental breakfast provisions are available to you on a self serve basis for no extra cost. We are a lovely small private BBQ area, perfect for those balmy summer nights. The gas BBQ is very easy to use and always available. The NeighborhoodWe are located close the restaurants, cafes, cinema and attractions of Sale. Our home is in a quiet cul de sac sounded by native birds and wildlife. We have a lovely garden to share with you. Your private area is at the back of the house and a restful sleep is assured. Getting AroundClose access to public transport and easy walk to town and the wetlands area. Sale is home to the Gippsland Regional Art Gallery, and a fantastic entertainment centre which hosts local, national and international performances. We also have beautiful botanical gardens, walking and cycling tracks around Lake Guthridge and Lake Guyatt and out to the historical swing bridge and the wetlands Boardwalk. There are lovely picnic and bbq area spots around the lakes and at the Port of Sale. We have a couple of bicycles you are welcome to use if you wish. Sale hosts a farmers market on the 3rd Saturday or each month and a variety market on the 4th Sunday of each month. There is live musical entertainment on Friday and Saturday nights at the local pubs and most also have regular happy hour. There is a good selection of cafes, restaurants, clubs and pubs to chose from for snacks, main meals or just a great cup of coffee. The RAAF Base at East Sale is home to the famous roulettes aerobatic team and they can often be seen in the skies above Sale. From Sale you can travel south to the stunning Tarra Valley temperate rainforest with lush walking trails, wildlife and waterfalls. There are local wineries you can visit and a couple that have regular Sunday afternoon meals and entertainment. Wilsons Promontory is a bit further south from Tarra Valley and east from Sale is Lakes Entrance and Mallacoota and north east to the Victorian High Country. By road or by boat from Sale you can explore the vast Gippsland Lakes system and the 90 mile beach is a short drive away. The Port of Sale provides access to the entire lakes region, eventually connecting to the ocean at Lakes Entrance. There is a 90 minute scenic Heritage cruise which departs from the Port of Sale twice daily. The coastal town of Loch Sport is a 40 minute drive away and is located on beautiful Lake Victoria and the 90 mile beach. From here you can access The Lakes National Park and drive through the park to Sperm Wale Head. Fishing, swimming, boating, bush walks....there is something for everyone!!
