The NeighborhoodMy neighborhood is one of the oldest in Victoria and it is lovely to walk along the ocean pathways and through the historic and friendly neighborhood and view its stately historical homes and gardens. My home is a short walk to beautiful downtown Victoria, Empress Hotel, Fisherman's Wharf, Beacon Hill Park, Parliament Buildings and dozens of quality restaurants and coffee shops. Getting AroundThere is a bus stop 1/2 block from my house which takes you downtown Victoria in 10 minutes but you can walk in 15 - 20 minutes. If you are flying into the Victoria airport, there is a shuttle that will take you to the Coast Harborside Inn which is 2 l/2 blocks to my house (5 minutes) and the price is $25 and the taxi companies charge around $65. Kitchen with fridge, stove, freezer (recently added), plus washer and dryer (no extra cost), iron & ironing board, table that sits 4 and extra table sits two additional guests. Apart from staying here for sightseeing, hiking, visiting Victoria's gardens and parks and other places of interest, this is an excellent location for visiting relatives, attending family functions and sporting events. Located on a quiet street a few minutes walk to #14 bus which will whisk you to downtown Victoria in 20 to 24 minutes, or in the other direction it will take you to Victoria General Hospital in about 7 minutes, with connection to western communities. 15 to 17 minutes by car or 20 minutes by bike to downtown. Do not expect to walk to downtown. Very private backyard (50'x25'), with fruit trees and a vegetable garden. Guests are asked to keep the gate closed to keep deer out of the backyard. You can go for walks across the bridge and along "The Gorge" waterway or if you are more adventurous bring your board, canoe or kayak. Ten minute walk to Esquimalt Gorge Park or to Portage Park, View Royal. Within a 10-15 minute walk is the Admirals Walk shopping centre, with grocery and liquor store, as well as Canadian Tire, Dairy Queen, drug stores, banks, restaurants and Four Mile Pub. Visit the Butchart Gardens, the Royal BC Museum, the Bug Zoo, Beacon Hill Park & petting farm; a Small Maritime Museum exhibit and library at 634 Humboldt St. and Miniature World at 649 Humboldt St. Go whale-watching and attend festivals and many other attractions and events. The SpaceBordering on Vic West ... 5 minute walk to the serenity of Banfield Park backing onto the Gorge Inlet, leading to the Galloping Goose/Selkirk Trestle walking/bike trail. The Galloping Goose trail connects to more than 55 kilometres of trails throughout Greater Victoria, including the downtown core, Inner Harbor, shopping, and tourist attractions. If walking or cycling, my home is the same distance to to core of downtown as if you were staying in James Bay area, however, instead of passing by heritage houses, Parliment Buildings, shops etc. your journey is through the Banfield park, down the Galloping Goose trail, past Point Hope Shipyard, and over the Johnston St. bridge. Buses within one block, connecting to downtown, tourist areas, University of Victoria, and Victoria General Hospital. Bus tickets can be purchased at the corner store. Within a 20 minute walk, or 5 minute drive to grocery stores, drug stores, health food stores, restaurants, pubs, library and recreation centres. (See Guidebook for details or ask me.) 15 minute walk to the Songhees walk way, accessing the Westbay Marina and restaurant, where you can also catch the Harbor boat to the Empress Hotel / Parliament buildings or infamous Fisherman's Wharf. The room is south facing with a large opening window. Guests have a private, separate entrance, accessible by stairs in the front yard. Electric base board heating with individual thermostat, controlled completely by the guest. In room bar fridge, complete with freezer. Provided are toiletries, 100% cotton towels, and linens. Queen sized bed. Sitting area. 3 drawer dresser that has a pull out shelf, transforming it into a desk. Large full mirror, clothes closet. Coffee/tea station, with kettle, complimentary teas, organic coffee, coffee press, and dishes. Power bar with USB plugins. (2) umbrellas, and (2) rain jackets. Guest AccessGuest have access to a full kitchen, with food processor, coffee grinder, toaster oven, regular stove and oven, Santevia water system, and dishwasher. There is also an in room two door bar fridge complete with freezer. Shared, are the dinning room, living room, and back patio. Interaction with GuestsI like when people feel comfortable in my home. Guest interaction seems to have a uniqueness to each guest. I work, so sometimes I am on the go when people are visiting and don't have much socializing time. The Airbnb room is set up is such a way the the guest can have allot of privacy in their room. The NeighborhoodPlease check out the 'Guide Book' for interesting things to do in the neighborhood. There are coffee shops, a new Thai restaurant just around the corner, parks, waterways, paddle board rental, and bicycle rentals. Check out the 'Guidebook.' Getting AroundWithin one block is the #14 bus to the center of downtown, and University of Victoria, or the opposite direction to the Victoria General Hospital. Bus #26 is 3 blocks away going a direct route to the University of Victoria, bypassing downtown. Bus tickets can be purchased at the local store just around the corner. Other Things to NoteI like to sun dry the bedding. I use only natural cleaners in my house. No chemicals. I would only want the same for you. Therefore the shampoos/conditioners, creams provided are also chemical free. I recycle and compost and encourage guests to do the same while staying here.

The SpaceThis semi-private ground-floor space downstairs is yours exclusively. It is recently renovated, with hardwood floors, a modern bathroom, and a large flat screen TV with movies via Netflix. The bedroom is small and cozy with a queen bed (no closet), the TV room acts as the second bedroom and has a pullout couch that could accommodate kids or a second couple or just act as a hangout space. The bathroom adjoins the TV room and is small but very functional and modern, has a shower with both rainshower head and handheld spray (no tub). The main floor upstairs is shared with us. It's a recently renovated open-concept, with a Scandinavian modern style kitchen featuring butcher block countertops and white cabinets. It has a bay window dining area, sitting peninsula, bright living room / kid's play area, and sunny deck with BBQ, Adirondack chairs and dining area. Our yard is full of flowers and organic food. Its an eclectic blend of edible landscaping, kid's play area and English country garden, slightly chaotic but always delicious. We share chickens with the neighbour, which makes for a pleasant farmyard ambiance. In the summer kids can play in our sandbox and kiddie pool. Guest AccessFor your stay, you will have private use of our downstairs bedroom with queen bed (no closet), TV room (which has a 2-person pullout couch and small desk), and adjoining bathroom. This area is not closed off but is fairly separate and can be accessed directly from our front foyer, so that you can come and go with privacy. Upstairs has shared full kitchen (including dishwasher), living room, and sunny deck with BBQ. You can lounge in our garden and graze on our abundant berries, herbs and apples (when in season). There is free hi-speed WIFI throughout the house. Access to free laundry -- washer and dryer. Interaction with GuestsWe love to interact and chat with our travelers but are happy to respect your privacy if that is your preference. Tom works from a home office so there's usually someone around to answer questions. The NeighborhoodOaklands is a great neighbourhood, centrally located, and very verdant, quiet, and safe. We live a block from a major grocery store and mall, and bus routes that will get you quickly to downtown, UVic, Camosun, hiking at Mt Doug--so you really don't need a car to get around. But by car, most things are 10-15 minutes away (beach, parks, downtown, university). There is a local, kid-friendly public market with live music and a beer garden on Wednesday evenings throughout the summer just 2 blocks away. Getting AroundOur home is literally in the centre of Victoria. It's a great base to explore from -- away from the downtown congestion, yet nearby all the required necessities. You can get anywhere easily. It's also just a half block from the #4 bus that goes to downtown and UVic, and a few short blocks to several other major bus routes. It's a 15 minute safe (and flat!) bike ride to downtown or the beach (and you can borrow our old bike). There is ample free on-street parking. Other Things to NotePricing is for 2 people. We charge an extra $15 per person per night. Inquire about our kid-friendly pricing. Note that the rate is lower if you book for a week, month, or several month extended stay. Ask for details. We have free instant coffee. You may also use our breakfast supplies (cereal, instant oatmeal, gourmet coffee supplies, tea) for $5/day/person. We have two cats that may try to get friendly with you, so cat-allergic people may not do well. We have lovely tenants that live in a separate ground-floor suite with whom we share the yard and laundry room. Our older child is very charming but like any 4-year old can be sometimes noisy and rambunctious. We also have a baby and that sometimes means some 'irregular' nighttime hours for us upstairs. We hope you understand that that's just part of the package when bunking with a family. On the plus side, you can integrate into our family routines as much or as little as you feel comfortable with. We take great pride in our garden and yard, but won't make any promises about it being picture-perfect all the time. We have busy lives that sometimes don't fit as much weeding as we'd like. We also often have some landscaping project or other on the go.

The SpaceModern and beautifully furnished bedroom/sitting room with Queen bed. Wall mounted TV, and free Wi-Fi Beautiful bathroom with glass vessel sink. Fully tiled shower and heated tiled flooring. Full cooking facilities, private washer/dryer and large patio with furniture and Weber bbq for those lovely summer evenings. Situated on a quiet residential street, just a 30 minute walk to downtown and the beach. Close to many shops, restaurants, shopping, banks, recreation centre with swimming pool and gym. Off street parking. All linens are hand ironed and weather permitting 'air dried'. After each guest the mattress, pillows, rugs, toilet, shower, door handles, light switches etc are cleaned with an ultra-violet ray.

The SpaceI have a great one bedroom suite in the lower level of my character home. I always tell people that the ceiling height is 6'3" as it's on the ground floor. The private entrance features an outdoor sitting area for morning coffee (which is provided) or evening wine (you're on your own for that one). The suite has a new queen sized bed and recent renovation of the washroom. This suite is conveniently located close to town and has easy access for those of you wanting to escape city life and indulge in some island adventures. This suite is a 5 minute drive to town, 5 minute walk to Uptown shopping centre and a 3 minute walk to The Galloping Goose trail for a casual stroll or bike ride. The house is also very close to all major bus routes. The suite includes tv with cable and free internet access for those of you who might have to do some work. The suite has a full kitchen for those that want to cook. The yard has a great garden in the back, so if you need to pinch some herbs just let me know. We allow a maximum of three people in the suite. There is a cot and blow up bed offered to accomadate the third person. The suite is fully and comfortably furnished. There is also an off street parking spot for those of you built for the human race. Guest AccessThere is one off-road parking spot and street parking as well. The suite is best suited for a couple, yet can accomodate another person with advance warning. There is a BBQ on request as well. Interaction with GuestsWe do live in the suite upstairs so are coming and going, unfortunately we are not always there to meet and greet everyone. We are only a phone call (or text) away if you ever need anything though. We try to give our guests space and hope that they will find our suite to be a cozy home away from home. If you want any suggestions for dinner or hikes, please ask. Getting AroundThere are several Buses that will take you downtown in 15 minutes, they are about a 5 minute walk located on Douglas St. A bus to Uvic is only a two minute walk. The SpaceThe Suite is located in a beautiful Saanich area with quiet neighbours on a no-through street. It's like living in the country. Only 2 steps into the suite on main floor entrance. Bus, taxis, stores and Victoria General Hospital is nearby. Tillicum Mall shopping center - 5 minutes from the suite. Close to Trans Canada Highway #1 North to Duncan & Nanaimo and further island destinations or South. 20 min. drive to BC Ferries Highway #17 (Swartz Bay terminal to Vancouver). Anacortes Ferry (USA) in town Sidney. Also Black Ball Ferry downtown to Port Angeles (USA) The entire ground floor suite of the house, all kitchen equipment, cooking and eating utensils. Towels, linens, facecloths, soaps, shampoo. Separate bedroom with a comfy queen size bed. For an extra guest, there will be a comfortable inflatable air bed which may be placed in the living room. Hosts are on call at anytime for any concerns or questions on the second level of the house or cell phone. Guests will have their own complete privacy. The SpaceBright, clean, and modern 900+sq/ft Loft in the heart of Victoria. Almost everything in the downtown core is reachable by a 5-10 minute walk. There is secure, underground parking for one vehicle, wifi, 2 bathrooms, a spacious kitchen, and a view! The space is minimally but artistically furnished and is always kept very clean. Victoria's historic China Town is just one block over and there are many places to shop, eat, or drink nearby. This loft has 19' ceilings and floor to ceiling windows that let in lots of light and feature the magnificent view of the industrial district. The building is also just far enough from the downtown core (2 blocks) that we don't get much night time noise from vehicles or passers by. There is a washer and dryer available for use as well as a dishwasher, fridge, cookware, and dishes. All in all it's a very comfortable place to stay that is very conveniently located right in the heart of beautiful downtown Victoria. We'd love to have you!

The SpaceMy beautiful apartment is located in the heart of the safe, friendly and vibrant Cook St. Village neighbourhood, and right around the corner from the lovely Beacon Hill Park. All the streets are lined with large mature trees, and there are flowers everywhere you look. My home is a sunny second floor suite in an iconic 30's character building featuring gleaming wood floors, cove ceilings, windows on 3 sides, lovely grounds and spacious views. Beautiful, comfortable and inviting nature-inspired decor: leather, wicker, and wood paired with original paintings and fine art photos, pottery and art glass, plants, fairy lights, rocks, shells, books. There’s a large living/dining room with the world's most comfortable couches (seriously, everyone thinks so!) and a lovely sitting room looking out on the big evergreen arbutus tree (an excellent spot for morning journal writing or afternoon refreshments); lovely guest bedroom; and a well-equipped kitchen. The relaxing guest bedroom includes a desk, and space for your things in the closet and chest of drawers. The decor is tranquil and pretty, with fresh flowers, chilled lemon water and some delectable treats. In case you have sensitivities, the linens are always laundered with fragrance - free detergent. The freshly-painted 4-piece bathroom is definitely small - no practicing your best dance moves in there! :-) But it does have lots of great features anyway: lots of big fluffy towels; a basket of toiletries in case you forget something essential (several guests have been saved from having to make a desperate late-night shopping run for a toothbrush!); new tiles and floor.; and a window providing nice natural light. PLEASE NOTE: the bathroom is shared with me (so far not a problem that I'm aware of) and there's no electrical outlet in it. So if either of those are a deal-killer you won't be happy here! Includes wifi, heat and utilities, on-site laundry and secure bike storage. (AC is not necessary here where the ocean breezes moderate the heat) *** ACCOMMODATION OPTIONS: The rates listed are for the one guest bedroom in this 2 bedroom apartment. This is my home, although I do travel frequently as well. Generally, if I am in town I would be here as well during your stay. However, my schedule is very flexible so if you prefer private accommodation that can often be arranged - just let me know your preference when you make an inquiry. In this fantastic Cook St. Village location everything you could want is within a short walk: * Fun, friendly and convenient shops, cafes, markets and diverse ethnic eateries * Big beautiful Beacon Hill Park right around the corner * 10 minute walk through the park or village down to the gorgeous Dallas Rd. waterfront at the bottom of the street. There's a spectacular view across to the snow-capped Olympic Mountains, and a driftwood strewn beach. This is a favoured all-weather destination for locals and visitors: you can walk or run for miles alongside the coastline, kiteboard, hang-glide, or simply relax on the beach with your back against a log. * 10 - 15 minute walk the other way to the Inner Harbour downtown - Royal BC Museum, restaurants, shops, whale-watching tours and other attractions. Guest Access  LGBTQ friendly. Sorry, no solitary males. Guests are welcome to make themselves at home throughout the apartment. The kitchen is well-stocked with herbs, spices, condiments, coffee, tea, sugar and such that you are free to use. There will also be an assortment of complimentary breakfast foods on hand to get your first morning off to a good start. In the bathroom you'll find an assortment of essentials such as hair care products, toothbrushes, razors, lotion, contact lens solution etc. that you can help yourself to if you don't have your own. And of course, basics like body wash and toilet paper are always included in the price of your stay. Please note: there is a flight of stairs up to the suite. Not suitable for infants or very young children, but older ones (maybe 6 years or so and up) are possible. Interaction with Guests  Visitors to my home always remark on how relaxed and well cared for they feel, and I want the same for you. From making sure there are fresh flowers to greet you, to sharing insider tips about Victoria, I will do my best to ensure you feel truly comfortable and welcomed into my home and city like a special old friend. Getting Around  City transit bus stops are a short black away. The airport shuttle van, that takes passengers to and from every flight at Victoria airport, makes drop-offs and pickups literally right across the street. The bus depot for the coach bus to and from the ferry terminal for the ferry to Vancouver ( and Vancouver airport ) is less than 5 minute's drive away. I am often able to pick you up and/or drop you off there. The ferry terminal for the Coho ferry to/from Washington state is also about 5 minutes away, and I am often able to drive you and/or pick you up. This is also the case for the harbour to harbour seaplanes that fly between downtown Victoria and downtown Vancouver. If you do bring or rent a car, you'll find free on-street parking. Since this is an island we're on, getting here always has to involve either a ferry or a plane. I'm happy to help you sort out your travel arrangements prior to your journey so that you feel confident and comfortable about getting here. Other Things to Note Your welcome package will include maps and information about the city and surrounding area. If you tell me beforehand about your special interests, such as the kinds of activities you like to do, or things you like to see, I'll be sure to include relevant ideas and information. Upon arrival when you walk up the slate garden pathway and open the front door you'll notice the wonderful high 9.5 foot ceilings throughout, gorgeous original stain glass windows, original fir floors and classic woodwork. Kipling Residence has all the comforts of old warm charm with character. A home that is known for its warm and welcoming energy! We have had the pleasure of hosting wonderful guests from China, United Kingdom, Denmark, Amsterdam, Germany, New York, Cincinnati - all across the USA and of course Canada! Our home has been widely used for family reunions, quiet get-away, weddings, graduations, and first time tourists coming to visit our beautiful garden city. We aim to keep our home guest-ready with no clutter, attention to detail providing only freshly laundered linen, bedding and towels that are provided for guest use only. Kipling Residence 3 bedroom (plus den) home is well suited for couples and families. A perfect place to hang your hat, let your hair down, pour a glass of wine, sit around the table and dine-in with good friends and family, or have a quiet candle lit dinner in an intimate environment. The classic ambience of Kipling Residence provides a perfect back drop to sit back, relax and enjoy your lovely space and all it has to offer while you contemplate the exciting excursions you have planned while visiting our amazing city! In the summer months the front porch (east facing) and the back deck and patio garden (west facing) are wonderful areas to lounge outside and take in some rays (don't forget sun screen). Every guest has thoroughly enjoyed the the perfect exposure to the rays. Fall and winter weather provide a perfect excuse to cozy up in front of the gas fireplace while someone tinkers away on the piano, read a good book and delight in great conversation with your loved ones. Kipling Residence is intimate enough for two but spacious enough for up to 6. We have had 8 guests as we have additional sleeping beds/sofas. GREAT LAYOUT The living room and separate dining room have original stain glass windows gracing both rooms. The antique dining table provides a wonderful back drop to the arts and craft character of the home along with the large bay window nestled in the front room. The morning sun streams into both rooms which is lovely! The living room has a gas fireplace and built-in hutch which sits under the original leaded glass windows. Hidden pocket wooden sliding doors between the dining room and living room can be left open or closed. The upright piano in the living room is available for the musician to tinker away! You'll find both these rooms and the furnishings compliment the era of the home beautifully. We are lucky to have tall windows throughout the main floor which allow in plenty of natural light and the high ceilings make the rooms nice and airy. Continuing along the main floor you'll find 3 bright and spacious bedrooms, a very large and roomy kitchen, a TV/ den room (off the kitchen), and a cool bathroom with tiles/glass shower and original claw foot bathtub. Off the den there are double French doors which lead onto the west facing deck and lovely garden with a slate patio nestled under two organic fruit trees. Perfect spot to see humming birds! GRACIOUS BEDROOMS WITH TALL WINDOWS Each of the 3 bedrooms has space allotted for hanging clothes and a few drawers for guest use so you can feel like you are right at home. The ceiling height of Kipling Residence is wonderful as the 9.5 ceilings grace all the rooms. The master bedroom has a custom made wooden 4 poster queen bed, Ikea bookcase, & dresser, large mirror and a large east facing window allowing in the wonders of the morning sun. The middle bedroom has 2 single beds, bookcase, dresser and beautiful custom made stain glass which hangs in the oversize bedroom window. The 3rd bedroom has a double bed, two dressers and a cool hanging clothes rack and antique rocker. Our guests are welcome to peruse through our eclectic and interesting book collection that grace all the bedrooms. BATHROOM Off the kitchen is the main (and only) beautiful bathroom with a brand new custom tiled glass shower finished May 2015. The bathroom also boasts a gorgeous original glass etched window, and an old fashioned (original) claw foot bath tub. Candle sconces above the bathtub and bath salts for our guests help to further enhance your "spa" experience. Salt bath products and soaps are available to our guests as are shampoos and extra towels. SPACIOUS KITCHEN WITH LONG PINE TABLE We have all the necessities of a fully equipped kitchen. The kitchen is very bright and roomy. The long country pine table in the kitchen easily sits 6-8. The kitchen is fully equipped for cooking and baking. Includes a gas stove with a broiler, a Miele dishwasher, double door stainless steel fridge, toaster, a Kitchen-aid mixer, crock pot and a drip coffee maker including a French press and a microwave. Large selection of pots and pans and a variety of spices are available for our guests making cooking a breeze and fun in our large bright kitchen. Beautiful new cork flooring installed December 2015. LET THE SUN SHINE IN! Adjacent to the kitchen is a lovely den with a large digital TV screen and Apple TV- guests can log into their own Netlflix. The double French doors from the den lead onto the very sunny west facing deck. The back deck is spacious and the perfect place to put your feet up and relax in the afternoon and watch the sun set over the trees. The garden will draw you down to the circular slate patio which is nestled under an organic apple and pear tree. Lovely quiet space to sit under the dappled shade of the trees. Guests are welcome to pick our fruits when they are in season (early late Summer -Fall). LAUNDRY ROOM Downstairs (basement) has a bright and very clean and tidy laundry room in new condition. Laundry room has front loading washer and dryer and a small bar fridge. You'll find large ceramic tiles throughout and double glazed windows. Laundry and soap is included. We ask our guests be water-wise and launder as needed for stays over 4 days. There is also a 4th bedroom downstairs which has a queen bed, an Ikea futon bed/ couch and its very own gas fireplace but we like to keep that to store some of our items when we have Air BnB guests. But if the 4th bedroom is needed by our guests we are happy to work something out. This request will need to be specifically made by our guest. HOW TO USE YOUR NEW SPACE In warm weather, in the mornings you may find yourself migrating with your coffee or tea onto the sun-drenched front porch while you see the locals walk their dog, or see children playing in the baseball field right across the street. We have two parks within 1/2 a block of us. The settee on the front is perfect to sit on and read the newspaper or close your eyes and take in the quiet. The afternoon and evening sun land on the back deck from early afternoon on. It is a wonderful spot to sit and relax and listen to the sounds of a happy and peaceful neighborhood wile away the afternoon sitting under the dappled shade of the fruit trees. The dining room and kitchen provide an intimate but open space to gather around a table and connect with your loved ones over a special meal. The living room encourages conversation but also provides a nice spot to read by the fire or play the piano and try your musical hands! The original claw foot tub in the bathroom is lovely to soak in after a day of walking and exploring our great city. Bath salts are provided in the cupboard, including candle scones to further enhance your spa experience. The den is warmed by the sun and is a great spot to read or watch TV. PEACEFUL LIVING SPACE Our neighbors have lived in their homes for many years and are friendly and enjoy the peaceful lifestyle and the beauty of our neighborhood. We appreciate our guests being like-minded. No parties, loud music or loud people please.Thank you for keeping that in mind when you book Kipling Residence. We are ideally situate, right in the heart of our quiet Fairfield community but close enough to downtown that a car is not necessary. You can walk in 10 minutes or less to famous gardens, parks, neighbouring villages, shopping plaza, beaches, Dallas water front, and of course to downtown inner harbor which is a 20 minute walk. The world is your oyster! OUR NEIGHBOURHOOD - FAIRFIELD ACTIVITIES Between the months of May and October two blocks away a must-do is a visit to our local Moss St. Saturday market - where you can grab hot donuts, breads, brioches, jams, pies, cookies or local organic produce, pastas, seafood, freshly cooked foods, and other host of non-food items. Quiet, peaceful and friendly lovely neighborhood will make your holiday time in Victoria well worth it. Flowers bloom virtually year round. We live within a 20 min walk from the heart of downtown Victoria - our area is called Fairfield. Just a 10 min walk from famous Dallas bluffs looking across the waters to the Olympic mountains. Moss Rock is two blocks away which offers view of the ocean, mountains and the colorful roof tops of Fairfield, and even a view of Government house. Five minute walk to trendy and hip Cook Street Village and Fairfield Plaza. Bus stop is 1/2 a block away. Buses also transfer easily to the outskirts of Victoria. Victoria's many restaurants boast local sustainable foods, we have weekly local markets throughout the city. VICTORIA AND SURROUNDING AREA You will find Vancouver Island beautiful yet rugged west coast of British Columbia. We are blessed with beautiful ocean, beaches, mountains and lakes that make Vancouver Island a unique place to live and even a more amazing place to visit. The city of Victoria is famous for its natural landscape, Garry Oak trees, nestled community surrounded by beaches and natural lakes. Flower baskets adorn the main core of downtown Victoria. Victoria is a Sunday brunch city so get ready to line up on a Sunday, well worth the wait. Fantastic wine bars and restaurants, walk ways, Galloping Goose trail, day hikes all within 20-30 minutes (or less) from our home. Beautiful city, friendly happy people! Really lovely home that is truly warm and welcoming! Getting AroundDuring April - October , two blocks away is the best outdoor local market the city offers - Moss Street Market. Half a block away are two bus stops that can take you anywhere in the city and to outlying areas. Walking: downtown is a 20 minute walk, by car 5-7 minutes. Local shopping plaza under 10 mins. Ocean walk 10 minutes. Very easy to get around. We are very centrally located just outside the downtown core in a vibrant neighborhood near the ocean. Within 20 minute walk you have everything at your finger tip - ocean views, roof top views of Fairfield, shopping, markets, inner harbor, famous Abhakzi gardens, ocean walks along Dallas Road. Victoria is small wonderful, easy city to tour around in, we feel blessed to be living here and every guest left feeling our home and city were perfect for them! Other Things to NoteWe have a self-contained fully separated suite which is rented permanently to my quiet tenant, tenant entrance is ground level in front of the driveway. The tenant has no access to the house or garden. No part of the house is ever shared, so you have exclusive use of Kipling Residence. DRIVEWAY Thank you for NOT parking in our driveway as our city garbage and recycling people need easy access the bins at the side of the house. The street is narrow and at times challenging to get the car out easily. The drive way is also available for the tenant, so please refrain from parking in the drive way. PARKING OPTIONS: park right in front of our house, across the street in front of our drive way, or in front of the baseball park (across the street). The neighbors on either side of us prefer to park their cars in front of their own home, we ask our guests and any visitors of our guests to respect this. Thank you in advance. RECYCLING We are huge components for recycling, our binder provides details as to what to do with plastic bags (non recyclable), kitchen scraps, blue bin recycling of hard plastic, bottles, cans and paper. Pick up is Wednesdays. CHILDREN As I don't have young children anymore, we do not have cribs, high chairs etc. We have a few kids books and stuffies that are for guest use with little ones. Families with very young children please keep mind that we are not a baby-toddler proof home before booking. Our furniture and marks easily, especially our cream couch in the living room. We love having guests from all over the world including "locals" returning to their beloved city. The SpaceThis is a ground level suite with it's own entrance. There are two bedrooms, one with a king sized bed and the second has two twin beds in their own alcove/room, however, there is not a door. So far this has not been an issue, however, it is important for guests to know in advance in case privacy is a concern. I am 6'2" and find the suite comfortable in most areas. The walkway between the bathroom/kitchenette area is a little shorter, but once you come in to the living room and eating area it is regular ceiling height. The NeighborhoodThis neighbourhood is 10 minutes walk from Cook Street Village, Fernwood Village and Oak Bay Village, each with their own distinct flavour of shops, coffee shops, restaurants and pubs. 15 minute walk to the ocean and the view of the Olympic Mountains are just at the end of the street. Downtown is a ten minute walk down Fort Street, otherwise known as Antique Row. Getting AroundBuses stops are within two minutes walking distance and run regularly to all parts of the city. On street parking is available.

More peace and quiet one would ever expect ANYWHERE in the city. The area is very safe. Minutes walk to everything you would need including: KFC, Starbucks, Dennys, the Legion, Travel Lodge, specialty shopping, huge Mayfair mall, Walmart Centre, Uptown mall or an intimate breakfast at a small mom and pop restaurant ($5.95). Walk to anything, bike or bus. Getting AroundDouglas Street is the city's main route north and south and the bus (5 minute walk away) runs every few minutes. Transfers are available to anywhere in the city. The buses move as fast as any private vehicle and rates are a low $2.50 (even all the way to Sidney). Cabs, with tip, are $12.00 to downtown venues or with a refundable deposit, I have bicycles available. The famous Galloping Goose Trail, next door, will take you from Sooke to Sidney or down town Victoria. (Walking or pedal bikes only) However, anytime I can be of service, I would be more than happy to provide local transportation (you don't drink and drive in Victoria unless a $4,000.00/nite cold city cell is on your bucket list.) You will have perfectly safe off -street parking right at my front steps. Other Things to NoteWhile you are here, you will be the only guests. Because of location and shortage of neighbors, noise is not a problem unless it`s 2 am and I am trying to sleep (best to invite me) The rear yard is great for entertaining. Hot tub, sauna, shaded swings, piped in music (all kinds), TV, outside bar, , Bar b que, sun tanning, darts, o/s meals- you're the cook, totally private. You have your own bathroom which is adjacent to the kitchen and outside door. There is plenty of free parking on site. If we have fresh fruit, farm eggs from our neighbour or a healthy porridge, we do like to share. We'll provide fridge space and our laundry facilities are available to you. The NeighborhoodThe neighbourhood is trendy, green and quiet, while still being minutes to downtown. The city's best French bakery (Fol Epi) is located on the premises, as well as an excellent coffee house. There you can enjoy breakfast or lunch, and walk to downtown to find your favorite restaurant for dinner. We have direct access to The Galloping Goose trails and water-front paths to bike, run or walk. place as well as access to bike, kayak and SUP rental. Groceries, drugstore, post office are only a short walk away. Getting AroundExcellent access to buses (incl. direct buses to the University of Victoria), water ferries, and parking. The airport shuttle will take you directly to our place so you don't need to take a taxi. Just ask to be dropped at the Dockside Green complex. We are minutes away from the sea-planes (with direct access to Vancouver and Seattle), the Clipper (direct passenger ferry to Seattle) and the Coho (direct car ferry to Post Angeles, WA). If you drive from the mainland, you are only 25 minutes away from the Swartz Bay, BC Ferries terminal. Very bright and contemporary designed dining room with seating for eight guests is alongside the spacious cozy living room which features a large granite fireplace. The kitchen is a wonderful open design with stainless steel appliances, functional pot rack and wonderfully unique wooden kitchen island with bar stools. Perfect for entertaining or a home cooked meal. The SpaceThe room contains a queen-sized bed, sitting area, large closet and plenty of drawer space. Microwave, Flat Screen TV, wifi, refrigerator, coffee maker, kettle and toaster are also provided inside the room. This is a beautiful newly-renovated landmark complex, across the street from Fisherman's Wharf in historic James Bay. The house is on the peninsula with James Bay ocean front on one side, with Ogden Point where the cruise ships come into Victoria. On the other side across the street is Fisherman's Wharf and the Inner Harbor. The Historic Government Buildings and Empress Hotel are at 10 minute walk alongside the wage through a beautiful water-side park. Government Street and the downtown centre, with its many cafes, restaurants, theatres, Royal BC Museum etc. are 12-14 minutes walk from the front door. Whale- watching and Kayaking tours can be arranged from Fisherman's Wharf, across the street. In fact there are two major Whale Watching outfits within 2-3 minutes walk of my front door. The ferries to Seattle and the San Juan Isles are 8 minutes from the house, and it is easy access from the Sea Plane terminal which brings Vancouver and Seattle within a half an hours flight from the Inner Harbor. There is public transport to Buschart Gardens, and Schwartz Bay ferry to Victoria, from the government buildings, a 8-9 minute walk. There is also a bus, 31, across the street which will take you into the downtown to connect with any bus route in the entire city....or you can simply walk into town along a beautiful arbor-side, park-like walking path and be there in 15 minutes for the Parliament Buildings, Museum and Empress, or 25 minutes to the shopping, cafe's and restaurants and historic town centre. Guest AccessA small refrigerator, microwave, kettle and toaster along with an iron and ironing board are provided inside the room. Breakfast foods, cereal, milk, bread, butter, spreads, tea, coffee, sugar and cookies are provided throughout your stay. This room also has a table and two chairs, so that there is a sitting area for eating, or working. There is cable TV and flat screen TV's in every room and wifi throughout the house. There is also a washer and dryer available for use. Interaction with GuestsInteraction is up to you. The NeighborhoodJames Bay is the oldest neighbourhood in the city. I love the fact that it is surrounded by water, both the Ocean and the Inner Harbour. It is definitely the heart of the city and you see tourists coming in on cruise ships from all over the world. In the summer the horse-drawn carriages ferry visitors around the neighbourhood, to see the historic buildings and old Victorian homes. The neighbourhood is quaint and quiet even at the height of the tourist season. So you have the choice of peace and a village atmosphere or go to the Inner Harbour for all the outdoor entertainment, fireworks - everything happens here! Getting AroundThere are many kinds of transportation available. The 31 local bus stops across the street and can be accessed from Downtonw. It is possible to get to the house by public transport from the airport by taking the 31 and changing to another bus and all ferries. The ferry from Vancouver to Tsawassan has a coordinated bus route 70, 72 which ends and begins at the Parliament Buildings, a 10 minute walk from my front door. It is also possible to take an airport shuttle to or from a nearby hotel as many of the major hotels are within a block or two of the house. The seaplanes and helicopter ports are also nearby, as are the ferries from Seattle and Port Angeles, WA in the US. There are also the little harbour ferries that will take you around the harbour, point to point and even have tours including a pub-hop. During most of the summer months, there are also the small harbour taxi boats that go from point to point across the inner harbour and Gorge. There are also public buses to attractions outside the city such as Buschart Gardens and the Butterfly Gardens. Along with a host of special tourist buses, and whale watching, boats etc. There are agencies offering kayaking and whale watching at Fisherman's Wharf, across the street to the house. Other Things to NoteCoffee, tea and hot drinks are available a as a kettle, microwave, refrigerator and toaster are provided in the room. Use of the kitchen is not encouraged. Bathroom is shared with one other guest from the single bedroom. It is expected guests will clean up after themselves when using utensils or appliances provided, both the appliances and any mess made from the consumption of food. Guests who stay long term have full access to laundry and are provided weekly with fresh linens and towels. Long term guests who wish to entertain or cook meals, for a specific occasion or guest, can do so by prior arrangement.

We are a close bike or drive to downtown, in the older Fernwood/Jubilee neighbourhood. Our street has partially restricted access to vehicles, attracting pedestrians and bikers. The self contained unit can provide a cost-effective yet comfy alternative to hotels or house rentals for your visit to the area. NOTE: there is an additional $10 fee per person beyond 2, but just for ages 12 and up>>no charge for smaller kids. OPTION-2 - CAMPSITE ($500.00/wk *) *note: The price includes the cost of propane and towing, but excludes the cost of the site To provide a unique "west coast" experience, we can set up and leave the trailer at a nearby campground. You may choose to take a short drive to Victoria to enjoy its rich assortment of arts and entertainment, or stay put to experience the beauty that is BC at your front door in the morning, be it rainforest, ocean beach, or meadow. We can suggest a variety of campsites within 25km of town that may suit your desires, and beyond the 25km for an additional mileage fee. We recommend full service lots, but unserviced Provincial campgrounds may be your speed too - just note that there is only capacity in the trailer's fresh water tank for 2 days, and a limited grey water tank as well. Guest AccessGuests may enjoy full use of the trailer. There will be no burner lighting (stovetop excepted), setting up, or taking down required during your stay. City water is provided for the shower, toilet, and two sinks. The beds are newly upholstered, comfortable, and convert easily from seating to sleeping. The refridgerator and freezer are nice and cold, running on either propane or electricity. The hot water tank will provide nice showers. The furnace will keep you warm on any day or night the island will throw at you. Interaction with Gueststhe unit is yours to enjoy with your privacy intact. It is always a pleasure to meet our guests in person. If you are flying in later, that is fine.. we can chat beforehand and leave the keys onsite in a secure location.     The SpaceWe have a recently renovated, bright, spacious self contained garden level studio apartment in our house. It has a separate entrance, full kitchen, modern lighting and bathroom with heated tile floor. The bed is a comfortable Queen sized Sealy Back Health Mattress. We use 100% cotton sheets and supply organic bamboo/cotton towels. The suite is in the quiet neighbourhood of James Bay, two blocks from the Dallas Road waterfront, bus stop and Fisherman's Wharf, a ten/fifteen minute walk from Downtown Victoria's Harbour Front. There are a number of eating places within a few blocks including the best seafood supplier in Victoria (Finest at Sea), fish and chips and the Ogden Point Cafe/Bar which now features live music on a number of days a week. Walk a bit further and you are in the heart of downtown Victoria. While ideal for an individual or couple children can be accommodated. We have an very comfortable mattress that can be set up on the floor. I also have two folding bikes you can use by donation. Let me know if you are interested in them ahead of time and I'll make sure they are set up for you. We have WiFi access.... password is provided upon arrival. We love living here and we are sure you will enjoy your stay. Guest AccessGuests have access to the suite and are welcome to use the back yard if they wish. It's close proximity to the water and downtown make it a perfect place for a vacation. You can get around and explore many things without needing a car. Getting AroundThere is a transit stop two blocks from the suite. We are also only a 20min walk from the bus that goes directly to the ferry to Vancouver and Anacortes. We are less than 1km from the Seattle Clipper and the Black Ball ferry to Port Angeles. From the airport you can take the airport shuttle within blocks of our house. It takes just over an hour to take public transit to a bus stop 20min walk away. Taxi will cost you about $60. If timing works we can take you for $50. If you arrive by car you will be able to find parking on the street. If you are planning to arrive by bike ask us about our bike storage. We have recently purchased two folding bikes that can be used by guests by donation. Please let us know if you are interested in using them. They can come in handy for picking up groceries (less than 1km away), cruising downtown (1.5km), or cruising along the waterfront (2 blocks away). The John Lewis House was built in 1900 by master cabinetmaker John Lewis, who came to Victoria from Wales in the late 1890s. Evidence of his craft can be seen throughout the house, especially in the ornate mantelpiece and decorative woodwork in the living room as well as in the wood-panelled vestibule. The John Lewis House is located on Government Street in James Bay, the oldest residential neighbourhood in Victoria. James Bay contains many significant heritage homes that are designated under the city’s Residential Heritage Program. Our house is less than a block from the Dallas Road waterfront, where you can walk towards Ogden Point in one direction, or east to Clover Point and further around the coast. The scenery is stunning, with the Olympic Mountain range in Washington State to the south across the Strait of Georgia. Downtown Victoria is 15 minutes’ walk from the John Lewis House. Local We are ideally placed for visits to the Royal BC Museum, the Legislature, the Inner Harbour and many other attractions as well as shopping and restaurants. Beacon Hill Park is a short walk away, where you can enjoy the many landscaped gardens, especially the rhododendron garden, as well as the trails, playground, playing fields and petting zoo. Pause for a while to watch games of tennis, cricket, lawn bowls, or even croquet.

    The SpaceWe have Esl students in our home and are opening our home to other visitors to Victoria. Everything in Victoria is close. Our city is rather small. Walking is a delight! Our room has a desk & chair, single bed, bedding, wireless, table, lamps, closet, towels and a shared bathroom beside the room. A parking spot is available, the bus stop is a 5 min. walk. Our home is a 15 min. bus ride to U.Vic. or a 10 min. bike ride. A pleasant 30 min. walk will also bring you to U.Vic. We offer lunch , supper and laundry as options for a fee. The posted price does include a Canadian breakfast. A breakfast at a restaurant would cost not less then $10.00 for one person. We are a warm friendly family. We host a family dinner in our home every week. This includes 3 married children, 10 grandchildren as well as friends. This room can be rented long term for a lesser fee. No smoking, no pets.
