The SpaceFull 4 bed, 3 bedroom apartment in the lower level of my home. One bedroom has a queen bed and roll away single bed. It is a cozy 1100 square feet apt. fully furnished with all amenities- dishwasher - blender - electric Fireplace-heater, microwave, coffee maker, toaster etc. All bedrooms are private with keyed locks. Large and well lit kitchen with 2 windows. Having traveled extensively ourselves, and after several years in business constantly improving our product, we have zeroed in on the thoughtful details that set us apart from other local hotels and corporate rentals. We are excellent landlords and make sure that our tenants are taken care of. We can accommodate special requests to make your visit as personal and comfortable as possible. We also love the area so much that we live nearby and are therefore readily accessible for any questions, requests or recommendations. The SpaceThe house is on the small and cozy side, but uncluttered, airy and well laid out. Your basement room is spacious and comfortable with one double bed and a couch that converts to an extra 3/4 size bed if requested. Breakfast foods provided typically include breads, cereals, breakfast bars, instant oatmeal, coffee and tea and all are included in the cost of your stay. Towels and extra blankets are always provided. Netflix and free WIFI available. Longer term guests ( 1 week +) can request the use of the laundry facilities. (Please request this in advance of your stay!) I have separate cooking apparatus dedicated for both vegetarian and non-vegetarian cooking should you be interested in making any meals during your stay. Guest AccessShared spaces include the living room, dining room, bathroom, kitchen, front porch and outdoor deck. *Please note: The guest room is located in the basement and climbing a short flight of stairs to access the main floor amenities including the bathroom and kitchen, dining room and living room areas is required. * Family bookings: For your own comfort and to ensure adequate space , this guest room is recommended for families with one child over age 6. Interaction with GuestsI have quite a busy schedule so you can expect to have the place mostly to yourself, however I can always be reached by air bnb message , text or phone with any questions or concerns that may come up. Despite listing a 4:00 pm check in, I do try to keep my check in and check out times flexible, so please advise me about your expected arrival and departure times as early as possible and I am happy to accomodate alternative check in and check out arrangements! The NeighborhoodWolseley is one of Winnipeg's oldest and most beautiful neighourhoods. Streets are wide, lined with huge elm trees and lovely character homes. Omands Park, only a short distance away is the start of a fantastic running route that can take you all the way to Assiniboine Park. Head east from my place to find some funky little locally owned shops, restaurants, and cafes. Head west and you'll be at Polo Park Mall in 5 minutes by car or 10 minutes if walking. The Winnipeg airport is a mere 15 - 20 minute cab ride away depending on the time of day. Getting AroundFrom this location, you'll find a super convenient, major bus route is a mere 3-4 minute walk from the house. From there, downtown is about 10-15 minutes by express bus or car. Alternatively, you can walk to downtown in about 25 minutes. Polo Park Mall has everything you might need and is only a 10 minute walk or 5 minute drive / bus ride! It is highly advisable to get to and from the airport by taxi. It's the most direct and convenient way and costs less than $20! Other Things to NoteDue to extreme winter weather conditions, I no longer have any available guest parking. Parking on the street is restricted by the city to a 2 hour maximum from 9am - 530pm Monday - Saturday.

The Space***PLEASE NOTE: If you are very tall, the space may not be suitable for you! The entry going down to the studio is awkward with luggage as the stairs are fairly narrow and steep, but you only need to do it once!*** The suite is located in the basement of my century old character home. It is a private space with it's own private entrance via electronic keypad and not shared with anyone else. You will have your very own space to enjoy your stay. It has everything you could possibly need to enjoy your stay in Winnipeg, including a kitchenette equipped with everything you need to cook a meal, premium cable TV (with HBO and movie channels as well as hundreds of free movies on demand!), a very comfortable Queen size bed, large comfy sofa, lounge chair and a 3 piece bathroom. The space is ideal for 2, but can accommodate up to three if someone is willing to sleep on the couch! There are no laundry facilities in the apartment but laundry can be arranged if needed. You will have access to outside space and your own private apartment complete with anything you could need including fresh linens (towels, facecloths, tea towels, etc) and a cozy duvet. I am more than happy to advise on things to do around Winnipeg and give you info on my favorite places, restaurants or just let you know how to get around. If you consult the “Guide" section of my listing, I have included many nearby amenities and restaurants. Most central locations are walk-able from the house. If you need to take transit there are several options within a few minutes' walk. There are so many options close by. Cafés, bars, restaurants, grocery stores, amenities, transit and bakeries! There is an electronic keypad to enter the house, so you are able to access the suite regardless of your arrival time. *I will consider small well behaved pets on an individual basis. Pets MUST be agreed to prior to booking. * Parking is outdoors at the back of the house. Please let me know if you will have a vehicle with you. -NON SMOKING -Private entrance (the entrance going downstairs is quite tight. It is a little awkward with luggage, but only needs to be done once!) -High Speed Wifi -Street parking or parking space available -quick walk to major bus routes and grocery store -15 minute walk to University of Winnipeg Guest AccessThere is an electronic keypad to enter the house, so you are able to access the suite at any time, day or night. Getting AroundMost central locations are walk-able from the house. If you need to take transit there are several options within a few minute's walk. The SpaceThe main floor bedroom has a single bed and a trundle bed, which converts into a king size bed. I can host up to 2 people on the main floor. I have another listing for my lower level room with a double futon, double bed and private bathroom. This area can accommodate up to 4 people. This also includes a light breakfast - yogurt, fruit, cereal, toast, coffee, tea, juice and milk. The SpaceModern and neutral loft style condo with private entrance. I have 2 condos side by side. Both are the same layout, just different furniture. Both fully equipped will all you will need. The SpaceThird floor has four rooms, plus bath. One room is set up as a sitting room with table, bar fridge, futon, & coffee maker and is solely for our guests. Each room is listed separately. This 110 year old house has a modern kitchen and bathroom on the main floor that guests are welcome to use. The rest is clean and functional and very large. There is limited parking in the back and on the street. Guest AccessGuests have access to all of the shared areas of the house, including the kitchen, recreation room with desk, three showers and three bathrooms. There is cable TV, Netflix, and wireless internet. There are laundry facilities in the basement. Interaction with GuestsWe travel a bit and know that sometimes you want a chat and a bit of advice on the local area. And sometimes you just want to have some quiet time to yourself. Just let us know your preferences and we will respect them. The NeighborhoodThis is the heart of Winnipeg's inner city. The streets are filled with immigrants from a dozen countries, indigenous peoples, students and just about any group you could imagine. The business streets are filled with countless inexpensive restaurants, food stores and all the common services. We are close to the downtown, University of Winnipeg, West End Cultural Centre, and Health Sciences Centre. This is one of the most walkable parts of the city and we moved here because we love the neighbourhood. But is also one of the poorest parts of the city and guests should use the same common sense approach as in any inner city neighbourhood in Canada. Getting AroundYou can walk to downtown, the Health Science Centre and the University of Winnipeg. We have excellent bus links to the rest of the City, with a direct bus to Red River Community College at one end of our block and one to the Airport at the other end of the block. The SpaceThis unique studio apartment is right in one of the funkiest and most happening areas of town, Osborne Village. It faces south and away from the heavy traffic of River Ave. It is on the third floor of a 3-story walk-up with a huge kitchen and bathroom. Bedroom and living room are combined with a door leading out to the fire escape balcony (replaced this past Oct. 2013, so brand new!) where you can sit outside on a nice day and sip your cocktail, soaking up the back lane excitement while trains toot in the distance. This place definitely has character. It is very simply laid out and the interior has been decorated with an artful eye. Very cozy and warm feeling. Wi-Fi available. No TV though. The neighborhood is as unique as the apartment itself. Very diverse neighborhood and within a 5-8 min. walk from the door of the apartment is the most happening strip in the Village with funky restaurants, bars, boutique shops, coffee shops, liquor store, 3 major supermarkets (2 of them Organic), etc. Central transit hub as well. 10 min walk to The Forks Market.

The SpaceComfortable space in lower level of private home. Access to kitchen and bathroom. Shared meals an option. Wonderful yard with deck and gardens. House is lived in by two humans, two cats and a dog. All quiet, friendly and welcoming. Guests have the large family room space in the lower level of our home. This cozy space holds the futon which converts from couch to bed, along with plenty of other seating space. Warm in winter, cool in summer, the space is quite comfortable. Although there is no door on this space, it is quite private. The family room takes up the whole area downstairs that is finished. There is also a laundry room downstairs, in a separate space. Extra guests and children can be accommodated on airbeds. (The house doesn't actually tilt, as it looks in the picture! Guess the camera was a little tilted! Chuckle!) Within the house, guests have access to the kitchen, bathroom and laundry facilities. The yard has a lovely space to sit outdoors on the patio. Kids can play in the yard. All the usual amenities are close by. Library, grocery store, hardware store, convenience store. A lovely park along the Red River is within walking distance. Downtown is only a few minutes in one direction and shopping malls in another. Access is quick from our part of town to the Beaches, Whiteshell Provincial Park, and Bird's Hill Park, which hosts the Winnipeg Folk Festival. We are busy people, and while we welcome people to our home, we only interact with them a little. It is an easy space to share. No one has needed to use this as of yet... we have been able to navigate around each other’s' schedules quite well. Additionally, when both rooms are rented I try to stay out of the house as much as possible so there are less people to work around.

The NeighborhoodWe are wonderfully close to the University of Manitoba, but just far enough away that we don't experience the high traffic those closer see. The Perimeter Highway is just minutes away, so if you don't like driving through unfamiliar cities, this is great for you. Bus stops are very close, and see more buses, more often, than most parts of the city. It's a great location for those using public transit. Walking to the stadium would take approx 35 minutes, or 6 minutes by bus. Getting AroundWe are very close to bus stops in both directions. There are express buses to both downtown and the University of Manitoba. Parking for one vehicle is included, and there is also plenty of free street parking. Getting AroundWe are located in the most walkable neighbourhood in Winnipeg and close to the RapidTransit hub and excellent bus routes. There is one off street parking stall at the rear of the house. Street parking is available, however can be limited during peak periods. Other Things to NoteOur house is pet friendly & non-smoking. Guests have exclusive use of the washer and dryer in the basement and an iron/ ironing board in the suite. Cable and WI-FI are included.

The SpaceThe bedroom has a very comfortable queen bed, a closet and a dresser, and 2 windows. Guest AccessEverything in the house can be used while you're here (dishwasher, washer, dryer, T.V., etc.). Shared spaces include the living room, dining room, bathroom, kitchen, basement and front porch. Towels and extra blankets are always provided. Netflix and free WIFI available. Parking on the street (no parking restrictions). Cereal, milk, eggs, coffee, and tea are available for you in the mornings (self-prepare). Interaction with GuestsI am usually around during the evenings. During the day, or if not around, I can always be reached by text or phone with any questions or concerns that may come up. The NeighborhoodMy place is located in a very quiet, central, and safe neighbourhood, one block from the river. Getting AroundClose to downtown (10 minute bus ride). It's within walking distance to the Forks (17 minutes), a French bakery (13 minutes), a small shopping mall with pharmacy, liquor and food store, among other stores (14 minutes), St. Boniface Hospital (15-20 minutes), and Université de Saint-Boniface (30 minutes). There is a rapid transit corridor to the University of Manitoba over the bridge. Tourist Attractions: The Forks, Winnipeg Art Gallery, The Exchange District, Manitoba Museum, Assiniboine Park & Zoo, MTS Centre. Other Things to NoteI have a small dog; her name is Rosita. The SpaceThis is quite a cute 490 sq ft condo, with a very homey and cozy feel! It has an open concept living-dining-kitchen area with plenty of natural light, a nice-sized master bedroom, and a nice bathroom. Nested in a very clean and safe building, it is at walking distance to all amenities and conveniences from Corydon Avenue and Osborne Village (shops, coffee places, restaurants, supermarkets, and more). Its central location and good access to public transportation makes the best of this place. The NeighborhoodCorydon is a great place to spend an evening. There is a wide variety of cuisine available with many dine in and patio spaces available; there are fine shops, and even some dancing on weekend summer nights! The Osborne-Corydon neighbourhood is a safe and fun area, populated with restaurants, coffee places, beauty salons, boutiques, fine art, shoes, antiques, clothing, and even a couple of churches, a post-office and a pharmacy. It is one of the nicest areas in the city! Getting AroundVery easy to get around from this location; plenty of sidewalks, public transportation, and taxis.

The SpaceThis room share the third floor with two other bedrooms, a full bath and a lounge. The lounge has a table, bar fridge, futon, & coffee maker and is solely for our guests. This 110 year old house has a modern kitchen and bathrooms. The rest is clean and functional and very large. There is limited parking in the back and on the street. Guest AccessGuests have access to all of the shared areas of the house, including the kitchen, dining room, rec room and two showers and three bathrooms. There are laundry facilities in the basement. Interaction with GuestsWe travel a bit and know that sometimes you want a chat and a bit of advice on the local area. And sometimes you just want to have some quiet time to yourself. Just let us know your preferences and we will respect them. The NeighborhoodWe are close to the University of Winnipeg, West End Cultural Centre, and Health Sciences Centre. The downtown MTS Centre is a 15 minute walk. This is the heart of Winnipeg's inner city. The streets are filled with immigrants from a dozen countries, indigenous peoples, students and just about any group you could imagine. The business streets are filled with countless inexpensive restaurants, food stores and all the common services. This is one of the most walkable parts of the city and we moved here because we love the neighbourhood. But is also one of the poorest parts of the city and guests should use the same common sense approach as in any inner city neighbourhood in Canada. Getting AroundThe downtown MTS Centre, the Health Science Centre and the University of Winnipeg are all within a 15 minute walk. We have excellent bus links to the rest of the City, with a direct bus to Red River Community College at one end of our block and one to the Airport at the other end of the block. Other Things to NoteWe like it best when we have one or two rooms occupied at a time. But we do have four rooms listed and, if we feel the guests' needs are compatible, we occasionally rent all four.
