This serene sight is available to you from one of two decks, or from the comfort of an expansive living room through the picture window, as you nestle by the propane fireplace with a good book gazing at spectacular watery sunsets. Treat yourself by getting away from the city and be lulled by refreshing ocean breezes.
This beautiful, totally renovated, furnished executive cottage is located on almost an acre of landscaped property. This quality 11-room house has 4 bedrooms that sleep up to 7, with a den that has a sofa bed. The master has a skylight and en-suite. Wake up every morning and your first sight is a sea that stretches forever. The fishers dot the waters checking their traps for lobsters that you can buy wharfside just down the road. Nearby is a boat charter service for exploring this enchanting coastline and the entrance to Halifax Harbour. Go deep sea fishing or whale watching, and see a ghost village on a nearby island. Or have dinner in one of the city's many fine restaurants, see a live show or concert, and come back to your vacation home to sleep with clean ocean air coming through the open window.
The floors are natural pine, oak and laminate. The colors are neutral with the exception of the dining room displaying classic red walls against a dark oak floor. The kitchen flows with its natural pine floors into a breakfast nook area overlooking a small deck that is a favorite hangout for small birds and butterflies.This character home, along with some quaint lower ceilings, has its own history originating from a couple of beach houses that were pulled by horse and cart to its present location almost a century ago. This large public beach is very close to the house with its splendid white powder sand. This executive cottage is definitely an unparalleled vacation retreat or rental home wrapped in one. This large public beach is very close to the house with its splendid white powder sand, and a secluded portion of it designated for naturists. Photographers' lookoff locations. Fish plant in next village to purchase fresh fish and shellfish (lobster). Variety store (includes liquor store). Public bus service (Monday to Friday)20 minutes from the city (Halifax) on a scenic coastal road. The house is located just one bay over from world-famous Peggy's Cove that is a haven for artists, photographers and videographers with its wide ocean and stark granite rock that was laid bare during the Ice Age.

LEASE CONTRACT/RENTAL AGREEMENT
Sambro Head, Nova Scotia
This lease is for a period of ______ nights, covering a period from___________________________________________ inclusive for the property, Whitecaps, located at *******, Sambro Head, Nova Scotia, Canada, and to be used solely by the Lessee and his/her members as identified at the beginning of the lease to the Lessor and/or Property Manager for the sole purpose of being a vacation home. It cannot be sub-leased or let either wholly or partially, nor for free or at a charge, without previous consent of the Lessor. The maximum number of people staying overnight is seven (7), and any additional people staying overnight anywhere on the property will be considered a breach of contract with an ensuing charge of $250.00 Canadian per additional person per night. This Lease/Agreement cannot be renewed after the end date. An extension requires a new lease to be initiated.
The Lessor assumes no responsibility for any loss of the Lessee’s personal or rented property nor any injury, bodily harm or death suffered by the Lessee or any member of his/her group on the property or elsewhere during the period of this Lease/Agreement.
Rent is established for a minimum period of four (4) nights with the daily rate as established and agreed upon through the booking agency, plus applicable taxes and fees. (Refer to the booking agency’s reservation for exact rates). These rates are inclusive of all water and electricity consumption and comply with the booking agency’s website used by the Lessee. The Lessor will provide the Lessee with a signed copy of this agreement at the time of check-in. Photo ID will be requested at the time of check-in. Check-in no earlier than 1800, checkout by 1200 (noon), unless otherwise pre-arranged by the Lessor and Lessee.
The terms of rent require full payment of the duration of the lease at the beginning of the lease period through the appropriate booking agency. If payment is to be made at the time of check-in, and is in agreement with the booking agency’s policy, the full amount must be paid in cash. Otherwise, the Cancellation Policy is:
• Bookings cancelled at least 30 days before the start of the stay will receive a 50% refund.
• Bookings cancelled at least 60 days before the start of the stay will receive a 100% refund.
Cancellations must be made by 2359 ADT (Atlantic Daylight Time) on the appropriate day.
The damage deposit ($300 in the same denomination of the paid rent) is charged through the booking agency upon payment, and will be returned either partially or in full by the booking agency after an end of lease inspection by the Owner or Property Manager has determined that the property and its contents have been left in the same condition as found at the beginning of the lease period.
The property will be in a clean condition upon assuming the lease, and general cleaning of the building during a lease term is the responsibility of the Lessee. Additional cleaning during a lease term can be provided at a charge of $100 per cleaning. This is a period, character building and respect of it is requested. Large gatherings (10+ people) are not permitted. There must absolutely be no smoking in the building, or near open doors or windows. Any indication of smoking within the building will result in an automatic forfeiture of the full amount of the damage deposit. Also, any breakage or damage must be reported immediately to the Lessee or Property Manager.
Beach towels are NOT provided and sand in the house is an automatic forfeiture of the damage deposit.
Any additional telecommunications required by the Lessee is at his/her expense.
In the event of being locked out of the premises or activating the theft alarm (if requested) resulting in a police call, the ensuing charges are the responsibility of the Lessee.
The Lessee cannot perform any works on the property without previous consent from the Lessor, in writing, with no compensation due to the Lessee. Any water damage resulting from negligent overflowing of sinks, baths, toilets or rainwater from open windows is the responsibility of the Lessee with any reparations at his/her expense.
At the end of this Lease, the Lessee must leave the property, as well as furniture, appliances and contents, in the same state of condition and functionality as when the Lease/Agreement started. The condition of the aforementioned property will be assessed by the Lessor or Property Manager at the beginning and end of a lease.
This Lease is written in the singular form even though more than one person could be the Lessee, as it is for the Lessor.
