The SpaceThis elegant 4 bedroom / 4 bathroom 240sqm interior-designed family villa, almost exclusively used as a private family second home, is uniquely available for rent for a small part of the season.
It is located 10km from the UNESCO World Heritage Site of Dubrovnik, only 150m from the beach at the crystal-clear turquoise-coloured Adriatic Sea. This family residence sits on a very quiet, pine-forest covered peninsula overlooking the beautiful Bay of Zaton, at the edge of the small village of Zaton Veliki.
15 minutes taxi/car ride to Dubrovnik.
The picturesque village has a tranquil waterfront with a few sailboat and local boat berths, restaurants, cafes, kiosks, small grocery store, bank, post-office, Catholic church, as well as its own pebbly beach and a "wild" beach with a shallow natural lagoon. There are regular boat departures to Dubrovnik and surrounding islands.
This is an ideal retreat for very discerning travellers seeking a quiet, relaxing sea-side holiday; for one or two families with children or a group of friends, who want to spend quality time together in the privacy of a high-end luxury stylish private villa - the open space living / dining / kitchen / terrace area on the ground floor is perfect for socialising / dining / preparing meals together. The villa is well-placed for sea-lovers - they can benefit from enjoying the crystal-clear clean seawater that this patch of the world has been blessed with, for swimming, snorkelling and kayaking around the bay. The villa is also a great base from which guests can explore Dubrovnik (Lord Byron baptised Dubrovnik "the pearl of the Adriatic" because of its incomparable architectural heritage), surrounding islands, the beautiful nature and from which they have easy access to excursions and day trips.
The recently built, fully air-conditioned, two storey house spans 240sqm with 4 bedrooms that comfortably sleep 8 (+2).
Two bedrooms feature king sized beds; two bedrooms have two twin beds each. A sofa-bed can sleep 2 more guests. We also have a baby cot. There are 4 full bathrooms; 2 are en-suite.
The master bedroom boasts a king size bed with large French windows with view onto the bay (and an en-suite modern bathroom with double shower, a bath, WC, bidet and double sinks). On the first floor, in addition to the master bedroom, there are two further spacious bedrooms; one king-size bed room, and one twin bedroom, each with their own balconies and plenty of closet space. The first floor bedrooms are complemented by a modern bathroom with a shower corner with large overhead shower head, a bath, WC, bidet and double sinks.
On the ground floor - with view of the bay - the house offers a large, modern and very well equipped kitchen, with 3 fridge/freezers, a microwave, two ovens, a gas hob, a dishwasher, ample storage space and plenty of kitchen utensils, silverware, dining sets, spices, etc. If you like cooking, for chefs it is a joy preparing meals in this kitchen and outside BBQ from fresh locally sourced organic vegetables, fruits, Mediterranean herbs and fresh fish / shellfish, or juicy steaks - and even roasting a whole lamb on the BBQ can be organised, if you fancy!
On the terrace is an al-fresco dining area, with views of the bay; also a huge, wood or briquette-fired BBQ, right outside the kitchen. An outdoor sound system provides background music for perfect summer dining.
Or you can relax indoors (with AC) on a large corner sofa set, entertain at the 10-seat dining table, watch satellite TV/DVDs (or use wifi / printer), and even light the fire in the fireplace.
On the ground floor there is a fourth bedroom (with two twin beds and an en-suite shower room) with its own exit into a small garden; another shower room & WC, plus garage and storage space as well as a grand staircase leading to the first floor.
Uniquely, the house has sea access both on the front side of the peninsula (village side, 2 min walk), as well as back side of the peninsula (6 min walk) where there is a “wild” pebbly and rocky beach with a shallow natural lagoon opening into the open, deep sea - a nature lover's dream. You can safely swim along the rocks and watch schools of sea bass, mackerels and anchovies swim below you - or even experience the thrill to jump from the cliff into the deep sea. The water is crystal clear and typically 23-28C warm in the summer.
The NeighborhoodThe villa is set in a quiet picturesque village that has restaurants/cafes/bars along the waterfront promenade, but is otherwise tranquil (no hotels). 3km away is one of Croatia’s best restaurants - in which royalty (e.g. Princess Caroline of Monaco) and the international celebrity jet-set (e.g. Bono of U2) tend to have a meal when they are around in the area...
Yet the villa is only 15 minutes away from Dubrovnik and all its historical sites (medieval walled city centre), cultural events (e.g. Dubrovnik Summer festival), restaurants, bars and night-clubs that it offers - so best of both worlds! Dubrovnik's former aristocrats must have thought so as well already in centuries gone-by, as their noble families had built their summer manors in this village.
The villa enjoys considerable privacy and peace, and is surrounded by untouched nature, with its location at the end of the village, next to a pine forest, at the end of a one-way narrow road.
Getting AroundThere are plenty of buses from the main village road to and from Dubrovnik, as well as a twice daily boat service to Dubrovnik.
Parking is at the villa. But as the access road is so narrow only not very wide vehicles can pass (even though locals manage to get minivans through as well :-)). Thus extremely private and quiet - no traffic there! Other Things to NoteThis is a rare opportunity to experience living in a high-end, luxurious spacious private residence. This level of upmarket quality villa is very rare on the Croatian seaside.
The vila is almost exclusively used as a private family second home, i.e. almost never rented out. Hence it is far better equipped, with significantly higher quality furnishings, equipment and finish than normal "private" accommodation in Croatia. Hence we ask everybody to treat this home as if it was their own home.
