    The eight luxury tents offered at this glamping site look out toward a six-acre grass field known as Blackwell Hole, where it wouldn’t be strange to see livestock grazing. Along with the livestock, you can expect to see or hear badgers, foxes, owls, woodpeckers and Muntjac deer right from your tent. The beautiful tents measure 45m2 and can comfortably sleep up to six people (maximum of five adults and one child) with a double bed, a bunk bed and a cupboard bed perfect for one adult or two children. Please keep in mind that inside the tent there is no gas or electricity. That being said, you will be provided with almost everything you’ll need. You’ll have plates, pots, pans and serving spoons. You’ll also be provided with bed linens, pillows, kitchen linens and a start pack of lamp oil and candles. You’ll also be provided with wood for heating and cooking. To cook inside your tent, you’ll be able to use the wood-burning stove, and if the weather permits, you can also cook outside on the outdoor cooker.

      The SpaceThis large room is on the middle floor with (normally- unless family are staying!) exclusive use of the family bathroom. Guests have wifi, TV, fridge and kettle in the room. Breakfast is on a "help- yourself" basis. Guest AccessWe have plenty of space on our large drive for cars and the house is 15 mins drive from the M1 or 5 mins from the station. Guests are welcome to use the back garden, weather permitting! Interaction with GuestsOne of us will always be at the house. We are a gregarious couple and happy to socialise with guests when we aren't working. The NeighborhoodAs well as being a historic market town linked to Henry VIII, our house is opposite a Nature Reserve. We are about 8 minutes' drive to Center Parcs Woburn Forest. Getting AroundThere are buses to Bedford and an excellent train service into London from Flitwick. We are 25 minutes drive from Milton Keynes and Luton, and an hour from Cambridge. Other Things to NoteNB we have a labrador who lives on the ground floor. She is friendly once she has checked you out but as she stays mainly in kitchen, guests who aren't dog-lovers can easily avoid her.

        The SpaceOur home is in sunny Bedford, boasting walking distance to town for a shop and stroll along the embankment of the River Ouse. We are also only a 10 minute stroll from the train station, 35min later and you are at London St Pancras, or a 5min walk to the bus station for a trip to Cambridge. We also have a garage to keep your car safe. Guest AccessGuests will be part of our family home with access to the usual bathrooms and kitchen to cook meals if required. Interaction with GuestsLots of interaction. My children Dexter and Raven will be excited to meet you and show you around our house. Getting AroundBus and train station are a ten minute walk away. The room (a single), shares a kitchenette and bathroom with two other rooms on the same floor. The house is typical of its period, it is a grade 2 listed building and sits in a charming street with similar properties. The decor is alternative with interesting touches and features, the home owner lives on the ground floor and is a designer. The rooms are comfortable light and warm. Use of the washing machine and garden included. Guest AccessYou have access to the kitchenette where there is a table if you would like to eat there in preference to your room. The gardenis accessable in the spring and summer. Interaction with GuestsI am happy to give you directions to shops and local attractions. The NeighborhoodThere are many restaurants, bars and shops within easy walking distance, a Victorian park, swimming pool and our lovely river, marina and lakes. Getting AroundBus station is nearby, train station 10/15 mins walk. Other Things to NoteJust a little note regarding the decoration of the room, and for that matter the house. I am a designer and I have embraced the age of the house in the decoration that I have applied. Therefore the space may look older and more distressed in places to reflect this. My home is definitely not a minimal, modern, white, sterile place. It has character and interest and is unique and quirky.

Guest AccessWe have a wonderful large garden with tennis, croquet and doves; an orchard with chickens, ducks and bees; a swimming pool in the summer; a sitting room with a home cinema and an open fire in winter. Interaction with GuestsThis is a family home, and we welcome our guests as friends and will do everything we can to make you comfortable. We love meeting visitors from all over the world, and enjoy having you in our home and hearing about your work and interests. Short-term guests: We will put pure linen sheets on your bed, fluffy cotton towels and supply your room with flowers, kettle, tea and coffee, biscuits and a little spongebag. (If you would like to be sure your sheets are ironed for a surcharge of £10, please give us plenty of notice.) Long-term guests: for those coming for more than a few nights, we charge considerable less than the recommended Airbnb rate, to make it more viable for visiting academics and so on. We also offer a slightly different service: we will leave you to get your own breakfast and clean your own room (and water your window box please!) unless you prefer to pay an optional £5 per week service charge. Also for longer-term guests, please note that this is a busy family home and we have five children and lots of friends. Occasionally this means that if you have booked your room for some weeks or months, we may need to ask you very politely if we can move you for a night or two, in order to put one of our offspring or a personal guest in the space you are temporarily occupying. We will always do this with the utmost respect for your privacy and possessions and give you somewhere else comfortable in the house, and it has never been an issue for any of our lovely Airbnb longer-term guests. Other Things to NotePlease note, this is our home! It is awesome and huge and interesting and full of history and beautiful antiques and books – and three generations – and we love it, but it is NOT: an hotel, a business or a professional Bed & Breakfast. (Nor is it a student hostel either.) What you can expect: all the luxury we can give you; interesting people round the kitchen table every evening; a number of pets rather more beautiful than they are clever; books all over the place; a shared family bathroom; for us to take all the care of you we possibly can and a bit more. What you should not expect: staff; everything to be tidy all the time; not a speck of dust anywhere; a lock on your bedroom door; an en suite shower for each room; the wardrobe and drawers to be absolutely empty; a landlady in curlers. The bell for service in the Blue Guest Room is a JOKE. I may well make you a cup of tea if I have a pot on the go in the kitchen anyway (I usually have) but that is an extra free service and not included in the price. PLEASE NOTE; the weekly and monthly discounts are for midweek bookings only (usually Sunday to Friday, checking out for the weekend; though very occasionally we might need the room vacated for a night midweek). This is because most of our Airbnb income now derives from weekend houseparties, when we need every room, so it is not possible to block off individual rooms through the weekends (though they may occasionally be available at weekends, specially in the winter). There is no facility on the Airbnb website to exclude weekend nights and still offer a weekly or monthly discount, so please note that that weekly and monthly bookings exclude weekends.         The SpaceGreat for anyone visiting the Bedfordshire countryside. We are situated in a very tranquil village, just a 10 minute drive away from the beautiful Woburn Abbey, Safari and deer park. It is best to have a car or bicycles as we are in a rural area. The local train station is about 3 miles away and has trains direct to Luton Airport, London, St Albans & Bedford. Guest AccessBreakfast is usually served in the dining room, and the main kitchen can also be used for your own cooking. Interaction with GuestsPlease note that this is a working family home and unfortunately we do not have much time to socialise with guests. Of course for any help needed we are available at any time, but otherwise will leave you to your privacy. The NeighborhoodVery tranquil village set in beautiful countryside. Popular with horse riders and cyclists. Perfect for a short break away! ***PLEASE NOTE*** We are in a semi rural area, and the closest shops/restaurants are a 5-10 minute drive away. We can sometimes offer help for those without a car, but please consider this when booking. Getting AroundIt is best to have a car/bikes as the closest shops or public transport is a couple of miles away. There are also local taxi companies and we can assist also if needed. Getting AroundThere is a bus stop about two minutes' walk away with easy access to Cambridge, Milton Keynes and Oxford. The train station is seven minutes' walk, and London 37 minutes away. It is close to local shops, a cafe which serves a full English breakfast (from 7am) and pubs for lunch and evening meals. Close to local parks and woods. Parking available. The town centre is easily accessible by local bus.The university of Bedfordshire is close by. Bedford boasts an exceptional riverside Embankment, fascinating local museums and Art Gallery. We have some quality restaurants and gastro-pubs. Local places of interest are The Bodyflight and Wakeboarding Centre, Thurleigh, Woburn Abbey, home of the Duke of Bedford, Center Parcs, Woburn Safari Park and Elstow, home of John Bunyan, author of 'The Pilgrim's Progress'. Getting AroundBedford is a good base for visiting London, Cambridge and Milton Keynes. The house is close to the Bedford bypass (A421) for access to the A1, M1, Luton, Cambridge and Milton Keynes. A short bus ride to the town centre. The bus from Bedford town centre costs £2.50 each way. (Number 7 or 10) Fast and frequent trains to London take 35 minutes to St Pancras. Slower ones take 50 minutes. A taxi to the station costs about £7. There is a regular bus service (X5) to Oxford and Cambridge. Regular buses go to Cranfield University from the town centre. Other Things to NoteWe welcome you with a selection of fresh fruit, fresh milk, fresh bread, butter, fruit juice, cereals, tea, coffee & sugar. The cupboard is stocked with basic condiments. We will also do our best to accomodate 'special requests' if you let us know in time. I can usually do your washing for a small charge or there is a launderette near-by.

        The SpaceWEEKDAY SALE: January up to (but excluding) Easter 2017. Message us to request to stay for four nights, arriving Monday and departing Friday, and we'll offer you a rate of £116 (inclusive of the cleaning fee but exclusive of airbnb's fees) for single occupation for the four nights. It's a great deal if you are working away from home for the week. Add the Optimist's breakfast, when booking, for each day for just £8 (rather than £12). (All prices stated are before airbnb fees.) For all other bookings, if you would like to include our Optimist's breakfast - coffee/tea, with toasted bread, butter and marmalade/jams/Marmite - book it in advance for just £2.50 (rather than £3.00) per person per breakfast. Your room is a spacious and light bedroom, with a very comfortable double bed and high-quality Egyptian cotton bed linens and towels. It has plenty of hanging space, a chest of drawers, a writing desk and comfortable chairs; we aim to make the space a home from home. We'll happily place a selection of teas in your room, and flasks of cold milk and hot water; tea, coffee and chilled water are always available in the kitchen. If we've been baking, you'll also have homemade biscuits! Homely, relaxing and calm; perfect whether you are staying overnight or for a few days. The room will easily accommodate two people. If you are staying for more than four nights (or multiples of four nights), we will change your towels after the fourth night. There is no charge for this on the first occasion but there is a charge of £3 single/£5 double for subsequent changes. If you are staying for more than seven nights (or multiples of seven nights), we will provide you with fresh bedlinen (but not clean the room) on the eighth day. There is a charge of £5 for this. Purposely, there is no TV in the room but there is wifi throughout the house, and we've placed a radio in the room. It is tuned to BBC Radio 4 but feel free to retune it to another station, if you wish. Downstairs the space is contemporary and stylish, with the large living kitchen overlooking the house's glorious tree-lined garden. In the kitchen you'll find a water and ice dispenser, and the facilities to make tea and coffee at any time. The room also has a large dining table, sofa and 55" TV which is connected to Sky. The lovely garden, which adjoins the lane up to the village church, is perfect to relax in after or before a long day. We'll happily serve breakfast, lunch or dinner in the garden if the weather permits; or just wander outside with a book and enjoy the peace and quiet. We're currently refurbishing the sitting room, which will provide a quiet and dog-free space to relax in. We have plenty of books, CDs and DVDs, most of which can be found on the extensive book shelves of the sitting room. Please feel free to browse and read, listen to or watch them during your stay. There is a TV in the sitting room, which is connected to Freeview, so has all the BBC and ITV channels. If you wish dinner can be served in the sitting room. We have two dogs who are both very friendly and great fun. One is a Cardigan Corgi (an indigenous and increasingly rare Welsh breed, of which only 94 were born in 2013) and the other a Nova Scotia Duck Tolling Retriever. They do not have free run of the house, being kept to the non-carpeted areas. We are very happy to have other dogs (but no other animals) come to stay but please note that: (1) We can only host either two medium-sized dogs or one large dog at any time. (2) The dog(s) cannot sleep in your room and must bed down with our dogs (otherwise we'd be breaking the rules that we set our dogs). (3) You must bring with you their bed, food bowl and food. (4) There is a charge of £5 per night and a cleaning fee of £50 if there is any sort of accident! (5) We would prefer it if you arrived early enough for us to be able to take the dogs out for a walk together so that they can get to know one another a little, before moving into our dogs' territory. (6) We reserve the right to ask you to leave if your dog is aggressive (rather than playful). Please note that we have a second room listed on airbnb, our smaller double which doesn't have an en suite bathroom, so you may be staying with us when other people are in the house. Refreshments - an extensive range of teas, coffee and chilled water - are available in the kitchen throughout the day. If you are lucky, we may also be offering a freshly baked cake or biscuits alongside an afternoon tea. Please come and help yourself! Meals - are served in the living kitchen, sitting room or, if the weather is good, can be served in the garden. The NeighborhoodThe village is quiet and quintessentially English, with a charming parish church and some wonderful local walks. Within an hour's travel time, we have the joys of London, Cambridge, Milton Keynes and Northampton. We are equidistant from the M1 and A1. There are great traditional pubs, many serving food, and some very good restaurants in the local area. Italian food should be good around here ... Bedford has, proportionately, the largest Italian community in the UK! Getting AroundBedford station is on the mainline from St Pancras International out of London. The fast train takes just 38 minutes. The train station is just twelve minutes away by car or taxi. Being an English village, in a rural location, there isn't a constant stream of buses in and out of Bedford. We have five into town and six that come into the village, the latest being at 4pm. Otherwise, it is a six mile taxi journey from the station, costing between £10-£15 depending on the taxi firm; we recommend Anglia Cars. The nearest airport is London Luton, which is 40 minutes away by car. London Luton and London Gatwick are both readily accessible by train from Bedford station. It is possible to park a car at the property and we have a charging point for an electric car. (Please note that using the charging point is an additional cost.) Other Things to NoteWe're not running a bed and breakfast! This is a home stay offer, so it is our home and we're doing this because we like to meet people from a diverse range of backgrounds. We've travelled widely, so we're very at ease with other cultures. Whilst we are happy to cook for you and to do some laundry for you, we don't let others use the kitchen or laundry room. Guest AccessWe have a wonderful large garden with tennis, croquet and doves; an orchard with chickens, ducks and bees; a swimming pool in the summer; a sitting room with a home cinema and an open fire in winter. Please note: Rosie's Room provides the only access to our son Alexander's attic bedroom beyond. Alex is no longer at home as he and our eldest daughter and her husband have now bought their own Airbnb home (in Hither Green, if you ever want to stay in South London). However, anyone using the attic obviously needs to go through Rosie's room for access. (And Nigel, who is part of Alex's entourage and wears the marmalade stripes and the puzzled expression in the photographs, has moved out with Alex too so the room no longer has the rather attractive bonus of Nigel's excellent company at odd hours.) For this reason we originally listed this room as only available from Monday to Friday, but we have had so many guests saying they didn't mind Alex wondering through in his absent-minded way – and he didn't mind either, and nor did Nigel – that we now let it out on this basis, that it provides access to another room. The room has been recently redecorated, has plenty of cupboard and wardrobe space and is a warm, comfortable and private space. You have free WiFi, your own flat screen TV/DVD player, hairdryer and tea/coffee making facilities in your room. We can provide an iron and ironing board on request. Your bathroom has a double bath, newly-fitted power-shower, WC, pedestal hand basin and heated towel rail. The house is located on a quiet suburban street with views out over Goldington Green. Guest AccessYou are welcome to make use of our large family room with open fireplace, a reading/relaxing area and TV watching area. You also have access to all the garden/outside areas -and we can happily serve breakfast in the garden if the weather is agreeable. Our detached double-garage houses a well-equipped home gym which you are welcome to use at your own risk. (Lynden is also a qualified PT and offers one-to-one PT sessions which are proving very popular with our guests!) There is off street parking on our large driveway which is behind electric iron gates so your car will be safe and secure. We are happy for you to use the kitchen and utility room (washing machine and dryer) during your stay - so please just ask. Getting AroundWe are just over a mile from the town centre and five-minute's walk from a 24hr Tesco supermarket and service (email hidden)ere are regular buses into the centre of town and the bus stop is 30 seconds walk from our house. If you prefer to walk into town it will take you about 30 minutes straight up Goldington Road. The nearest Train station is Bedford Station which is 2.5 miles from our house. We will be happy to collect you/drop you off if our schedule allows - otherwise we can recommend a reliable taxi company A1 Cars. There is a beautiful river that runs through the centre of town and the surrounding Embankment is delightful. The Priory Country Park is just minutes away from us and has a gorgeous lake, wildlife reserve and some lovely walks. Bedford offers theatres, a multiplex cinema, Fitness First, Golds Gym and LA Fitness, and a nice selection of cafes, restaurants and bars. Other Things to NoteWe have recently added to our family a very friendly, short-haired black and white cat called Sergio.               Based in Tingrith the Stables at Manor Farm has been beautifully converted to a 3-bedroomed self-catering cottage. With self contained garden area and easy parking. Oak floors, beams and central heating throughout make the Stables a very comfortable choice. Sorry no smoking and no pets. Travel cot and high chair are available on request. All bedrooms are ensuite (walk in showers) and have a TV. One bedroom with Super king bed or two singles, One double bedroom and one with twin beds. DVD player in the double bedrooms. A large, stylish and contemporary living area with all the convenieces of modern living, comprising fridge/freezer, hob+oven, washing machine, dishwasher, microwave, TV and DVD player. WiFi connection. Manor Farm is a working arable farm, for there safety children must be under supervision at all times. For holiday accomodation, business travellers and week-end breaks we are ideally situated. Tingrith is in easy reach of a huge amount of FUN, 5 minutes from Junction 12 on M1, main line rail links and Luton Airport is 12 miles. Milton Keynes, Bedford and Luton are all within 20 minutes. Other Things to NoteBear in mind it is a village so best if you have a car or are happy to relax in the village and go for walks around the fields and along the river. Having said that, there is a village shop, fish and chip shop and a pub. Also, the bathroom (which has just been refurbished and is a wet-room with shower, sink and toilet) is downstairs. It's a great deal if you are working away from home for the week. Add the Optimist's breakfast, when booking, for each day for just £8. (All prices stated are before airbnb fees.) For all other bookings, if you would like to include our Optimist's breakfast - coffee/tea, with toasted bread, butter and marmalade/jams/Marmite - book it in advance for just £2.50 (rather than £3.00) per person per breakfast. Your room is a spacious and light bedroom, with a very comfortable double bed and high quality Egyptian cotton bed linens and towels. It has a double wardrobe, a chest of drawers and a bedside table; we aim to make the space a home from home. We'll happily place a selection of teas in your room, and flasks of cold milk and hot water; tea, coffee and chilled water are always available in the kitchen. If we've been baking, you'll also have homemade biscuits! Homely, relaxing and calm; perfect whether you are staying overnight or for a few days. The room has a television with a Sky connection, providing access to Freeview and 35 premium television channels and a host of radio stations. The room will easily accommodate two people. If you are staying for more than four nights (or multiples of four nights), we will change your towels after the fourth night. There is no charge for this on the first occasion but there is a charge of £3 (single)/£5 (double) for subsequent changes. We are very happy to have other dogs (but no other animals) come to stay but please note that: (1) We can only host either two medium-sized dogs or one large dog at any time. (2) The dog(s) cannot sleep in your room and must bed down with our dogs (otherwise we'd be breaking the rules that we set our dogs). (3) You must bring with you their bed, food bowl and food. (4) There is a charge of £5 per night and a cleaning fee of a minimum of £25 if there is any sort of accident! (5) We would prefer it if you arrived early enough for us to be able to take the dogs out for a walk together, so that they can get to know one another a little before moving into our dogs' territory. (6) We reserve the right to ask you to leave if your dog is aggressive (rather than playful). We have five into town during the day and six returning to the village, the last being at 16:00. Otherwise, it is a six mile taxi journey from the station, which costs between £10-£15. We recommend Anglia Taxis in Bedford. The nearest airport is London Luton, which is 40 minutes away by car. London Luton and London Gatwick are both readily accessible by train from Bedford station. It is possible to park a car at the property and we have a charging point for an electric car. (Please note that using the charging point is an additional cost.) Other Things to NoteWe ask you to remember that we're not running a bed and breakfast! This is a home stay offer, so it is our home and we're doing this because we like to meet people from a diversity of backgrounds. We've travelled widely, so we're very at ease with other cultures. Whilst we are happy to cook for you and to do some laundry for you, we don't let others use the kitchen or laundry room. It's primarily a fire/health and safety issue that we are keen to avoid. In booking both spaces you agree to shared use of the first floor bathroom with one another. There is also a downstairs loo, which you are able to use. The sitting room has a king sized sofa bed. It is Italian designed and extremely comfortable, with cotton and linen covers. The bed linens are Egyptian cotton and all our towels are of high quality cotton. The room is 3.7m by 10.2m. The central section is 3.7m by 5.0m, and is given over to the television and seating, and the entrance to the room. The sofa bed is located in this area. A hanging rail can also be placed in this area. The front section, overlooking the front garden, is 3.7m by 2.5m and is given over to the bookcases and a table with four chairs, at which breakfast can be served. The third section, which overlooks the rear garden, measures 3.0m by 2.7m, and is used as a study. You are asked not to use this section. The room is newly decorated, though at the time of writing (August 2015) there is a little more work to be done to construct a second book case in the room. Consequently, there are still some boxes in the room which will be there until the work has been completed. However, as the room is large this should not disturb your enjoyment of it. Guest AccessYou will have access to the sitting room, except the study area. We may have to restrict access to the sitting room in the working day if the study area is in use. London Luton and London Gatwick are both readily accessible by train from Bedford station. It is possible to park a car at the property and we have a charging point for an electric car. (Please note that using the charging point is an additional cost.) Other Things to NoteWe're not running a bed and breakfast! This is a home stay offer, so it is our home and we're doing this because we like to meet people from a diversity of backgrounds. We've travelled widely, so we're very at ease with other cultures. Whilst we are happy to cook for you and to do some laundry for you, we don't let others use the kitchen or laundry room. It's primarily a fire/health and safety issue that we are keen to avoid. Even though this is "home stay", it is still covered by various bits of government legislation.

                            I have a house in Great Denham, just outside of Bedford. The room is on the top floor of the house with a shared bathroom which is used by only one other guest. The house is 2 miles from Bedford Station which is 38 mins from London via Train.
