Female guests only, sorry! Beautiful family home on the outskirts of exeter. Semi rural, excellent commute for airport, Sowton, Science park, Sky Park, MET office and M5/A30, city centre. The Space Single room available, fully furnished inc of all bills, Wi-Fi and off road parking. There is a bathroom, downstairs cloakroom, lounge, open plan kitchen, dining and sun room, large garden with gym and a bar! The property is 1930's and is surrounded by countryside. We are a family with a 10 year old son and a small dog, both are well trained! We enjoy being together as a family and welcome the opportunity to meet new people. The house is situated in a quiet cul-de-sac with only 10 houses and great neighbours! There is a restaurant/pub within walking distance but no shops, however we are on a very good bus route which is at the end of the road which will take you into the city centre from early in the morning until late at night running every 30 mins. We hope you like the sound of our home and experience the quiet surroundings of the countryside, we are close to the motorway and Exeter airport so have good ease of access.

Our Farm in Exeter is set in 55 acres of glorious East Devon Countryside situated to the East of the historic Roman Cathedral City of Exeter, famed for the Exeter Festival and underground passages. We are only ten minutes from Junction 30 off the M5. An ideal location to explore Dartmoor, the Jurassic Coast and Topsham which is set on the idyllic Exe Estuary, a magnet for boating enthusiasts and bird watchers alike. However, make sure you have enough time to browse the designer shops and antiques emporium on the quay. Great location for touring Cornwall, Lands End only 1.45 hours away. Eden Project just over an hour. All rooms have complimentary toiletries. Large supermarket only 10 minutes away. A very tranquil, peaceful location. Reviewed on the Trip Advisor. Restored to traditional pastures and meadows — deer, badger, fox and many native birds, including resident families of buzzards, sparrow hawk and kestrel delightfully grace us with their presence — a paradise in the busy world that we all live in, we defy anyone who visits not to leave our farm feeling restored in their faith of all ‘good things' and that the English Countryside truly is a National Treasure. We live in a barn conversion with country views in a quiet rustic lane. Its just two minutes from M5 junction 30. Its a peaceful location, but close to everything . This is a quiet informal and comfortable home. No children living here these days - just a happy little terrier and a few hens. Plenty of parking. Our double room, available from £25 a night, has a very comfortable 4ft 6 bed, excellent wifi, TV, desk, chest of drawers and wardrobe. The 2nd bathroom (for which you have priority) is opposite your bedroom. We do also have a very comfy single room which is occasionally free - I do not usually book them both at the same time, unless to a family group. There are several good eating pubs very close by, an M&S Food, (email hidden) Tesco all within a couple of minutes. We are 15 minutes from the coast and 20 minutes from Dartmoor National Park.

Its not essential to have a car when you come here, but certainly makes getting about a lot easier as we are on the edge of a village on one bus route only (Exeter - Sidmouth) Within 15 minutes drive you will find the beaches at Exmouth and Sidmouth, the historic city of Exeter, Exeter Airport and the Met Office. The postcode is EX5 1AB. This is a quiet informal and comfortable home. No children living here these days - just a happy little terrier. Plenty of off-road parking. This is a cosy rustic single, excellent wifi, TV, desk, shelves and wardrobe. The 2nd bathroom (for which you have priority) is next to your bedroom. We do also have a lovely double room which is occasionally free - please enquire about availability and price. (I usually let only one or the other, unless to family groups). See my other listing for details. There are several good eating pubs in the beautiful estuary village of Topsham very close by. There is also an M&S Food and an enormous Tesco all within a couple of minutes. We are 15 minutes from the coast and 20 minutes from Dartmoor National Park. Interaction with GuestsThe house has an open plan ground floor, so there can be a lot of interaction, but we all like our quiet time too. We both do home-based work which we have to concentrate on some of the time! Guests are completely private in their room and won't be disturbed. The NeighborhoodThe village of Clyst St Mary is semi rural and within 20 minutes of the coast. It has a couple of pubs with restaurants, a village shop and post office, a primary school and a village hall. Getting AroundThe 52 bus passes the end of the lane (Exeter to Sidmouth) and a rapid and frequent park and ride service operates 15 minutes away. Digby and Topsham branch line railway stations are 5 minutes drive, Exeter St Davids mainline station is 15 minutes away, and Exeter Airport is easily accessible from here. Other Things to NoteWe have a good natured and affectionate terrier living here. Non smokers only, sorry.

Bradninch is a very quiet neighbourhood we have 1 village shop which sells everything , 2 pubs and a range of evening classes in the Village hall. Cullompton is a small mid Devon town about 7 minutes away by bus or car. There are 2 large supermarkets i.e. Aldi & Tesco in Cullompton as well as a selection of small shops. Buses 1, 1a and 1b offer regular service from a bus stop 2 mins walk from us. Services run to the City of Exeter together with Cullompton and Tiverton. Train to London via Tiverton Parkway (around 17 mins drive) takes 2.10 hours to London Paddington. Pinhoe station (around 10 mins drive or a bus ride away) for the Waterloo line ( 3 hrs 17 mins to London) . Exeter airport is 20 mins drive away. If you have a car there are lots of options. Exeter, Cullompton and Taunton etc all fast runs. The vibrant Exeter city is around 25 mins drive time as is Taunton via the M5. Exeter Airport is around 9 miles away (around 20 mins drive time) If guests use our washing machine we request a fee of £4 per wash to cover electricity water and powder etc. Guest AccessGuests can use kitchen, washing machine, shower / bathroom and enjoy garden access. Should you wish to bring your own foods to cook then you are welcome to use our various cooking utensils, pots and pans. The SpaceFriendly family home in a small country village about 10 minutes drive away from Exeter Airport, 2 minutes drive from junction 30, M5. Modern 4 bedroom house in a quiet semi rural area. Ideally situated for anyone visiting Sandy Park or Westpoint Arena. IDEAL WALKING DISTANCE FOR SANDY PARK AND THE RUGBY WORLD CUP GAMES IN 2015. There is a regular bus from the village to Exeter City Centre which goes every 20 minutes; the journey to the city centre takes 15 – 20 minutes. Single room with TV and desk, sole use of separate room for study, WIFI, clean bedding, use of washing machine/tumble drier, off road parking, breakfast and home cooked evening meal if wanted. Happy to allow guests to use the house as a base if they need to spend weekends away – simply pay for the nights you stay. This is a family home, we work and have kids, so it is not a bed and breakfast in that sense, expect some mess, music, lots of homemade food, chat, interest in what you are doing and lots of help with the local area but not immaculate minimalism! The SpaceThorne Barton it is a very much loved family home. It is full of history, character and rare structural features. But the most important features are the people that pass through our doors who all love sharing it and enjoy their stay. Guest AccessThe Blue Room is one of two beautiful sunny double bedrooms with plenty of storage space. This one has an en suite shower room. It is a large double room with space for two extras in 'The Tent on The Shelf' and floor space for a travel cot. A fun 'den' for the kids to sleep or ideal for a girlie weekend. Perfect for a family break or a retreat for two.There is plenty of free off street parking nearby and on our own drive - with a bit of juggling! Breakfast is included in the price. At the weekend there will be a full breakfast menu and on weekdays a basic breakfast is offered. As of January 2016 breakfast will also be included with the longer term bookings. Tea and coffee facilities are provided in the room. If you would like an evening meal, packed lunches, a cream tea or to use the washing machine at an additional cost, all you have to do is ask. Service D and H, operated by Stagecoach, run a regular daily bus service into the City centre/Exeter University on a similar basis to the train times noted above. There is also a Park and Ride Bus Service to the RDE Hospital within 3 minutes of the house. The NeighborhoodIts peaceful, my neighbours are very nice, its quick and easy to walk to the village or supermarket and its only 10-15 mins by bus to the city of Exeter. 10 mins drive to Exeter Airport Getting AroundThere is a bus stop accross the road and a choice of 6 buses, some to the High St and some to the bus station. Pinhoe has a train station, the Waterloo line to London. Exeter airport is 10 mins drive away.

The SpaceWe are offering here a new 2015 fully fitted luxury loft studio for two overlooking cow pasture and woodland on the edge of the Pebblebed heaths and between commons that is totally private. The bed can be set up as a superking 6 foot double or as twin beds at your request. Apart from the normal B&B extras there is also a hairdryer. The loft and dairy are detached from the main house across the courtyard. This is an ECO house and The Dairy Loft is powered by electricity produced by our PV cells. We have our own borehole providing superb untainted water and have private drainage. We use two log burners in winter and a wood fired pizza oven is available to guests in the summer by arrangement. Breakfast is included but not in the traditional way. We provide you with a stocked fridge, home made jams, bread, cake and a welcome pack all of which will give you plenty of food choices for afternoon tea the day of arrival, breakfast and if you're light breakfasters enough for a packed lunch. We will cater for any food intolerances or allergies with prior notice. This is a B&B not self catering. So there is a facility designed to allow you to toast, boil eggs etc for breakfast with the food we provide you and equipment for that purpose. This is not designed or intended as a kitchen which would be inappropriate in the studio set up with no extract system. We are happy to provide you with a cooked farmhouse breakfast on request for an additional £10 per head but this would have to be in the main house. We are a 'no smoking' household and would appreciate it if smoking only takes place outside. We are a dog friendly household and have two beagles, Millie and Honey, so we can accommodate dogs by arrangement with us, but on no circumstances do we allow dogs in the loft so we would provide separate access and a key to our ground floor studio below the loft where there will be a cage for your dog if you need one but do bring your own bedding. There will be an additional charge of £20 per day for the dog payable here. Under no circumstances can we agree to any dog being left here unattended. There will be a travel cot should you have a baby though there are only bedspaces for two which can be as double or twin -let us - know which arrangement you would prefer. Bikes can be secure stored here and there is a washdown facility for MBK riders. Horse riders can hire a mount up the road from us and both riders have full direct access to the common via the bridleway over the road from the house. Bicton Arena is a couple of miles away and this an ideal spot to stay if eventing or following the kids. Woodbury Park Golf Club is at the top of the hill and open to all with a driving range. There is also an excellent leisure complex, spa, pool, restaurant. Edge Watersports in Exmouth is THE worldwide best place to learn Kitesurfing. Walkers on the East Devon Way can access the house by a short diversion off the way and you can walk from here off roads for miles and miles and miles. We recommend the new OS mobile / tablet download ap. Birdwatchers have the RSPB reserves close by. In summer the house is surrounded by Nightjars, cuckoos, swallows, woodpeckers and a raven. In winter there are owls, flocks of fieldfares, many finches, and we have wagtails and house sparrows to entertain you all year. Guest AccessArrive after 3 pm - Look out for the milk churn by the gates. Please confirm arrival time. Depart by 10 am - later OK by arrangement. Secure private gated yard for car parking with movement sensor floodlighting / bike storage available and wash down facility outside for boots, bikes and dogs. It is best to back in so you can leave forwards and please shut the gate after you in and out - thanks -it keeps the beagles off the road. Direct access by external iron staircase to front door from the yard. If there is a mobility issue note that there is no alternative access - sorry. Keys in the door on arrival. You will be free to come and go as you wish, get up and dress when you want, eat what and when you want, be totally undisturbed for the whole of your stay. But if you need us we are only next door. There is a cross trainer in our studio downstairs and if we are not on it feel free! Just switch it on / instructions on the window cill behind. Interaction with GuestsWe will greet you on arrival and ensure you are happy with everything. We ask you to leave the 'PINTA' at the bottom of the steps outside when you go out so we know when to come in to restock the fridge and check everything is good for you when you return. We are always happy to help and being half a Scots household the door is always open – just come round to the front door – it should be open! If not then drum with the woodpecker knocker. The NeighborhoodThe East Devon AONB says it all and we are in the heart of this outstanding area. The area is also known as 'Raleigh Country' and Sir Walter lived down the road a way. We are also between a large bird reserve and a triple SSSI so there is an abundance of wildlife, flora and fauna. We are between two rivers The Exe and The Otter where there is great fishing and close to the coast, you can 'see the sea' from the top of the valley opposite, so there is great sailing and arguably the UK's best kitesurfing at Exmouth. Rob is an expert fly fisher and provides tuition and guiding. You can walk for miles from the house almost without crossing a road and we are just off the East Devon Way. Getting AroundBuses at the top of the hill to Exeter and Sidmouth and down the valley to Budleigh and Exmouth. MBK from here to Exmouth is easy and then onto the Exe Trail and back by bus. Greendale Farm shop near Crealy is also worth a visit. In season you can pick your own at Four Elms fruit farm near Sidmouth or at Dart's Farm. Cream teas are good at Otterton Mill, Woodbury Park Club, Old Bakery in Branscombe & the Woodland Teahouse, Woodbury. Woodbury Salterton is a peaceful but thriving country village with a traditional family-friendly pub serving great food, local ales and wines. This is farming country so lots of lovely farm shops close by providing the best local food from right on the doorstep (eg Greendale, Kenniford & Darts farm).                       The Cider Barn is peacefully situated on our family run organic dairy farm and has stunning views across the Culm Valley, the perfect place to get away from the hustle and bustle of everyday living. There is a cosy open-plan living/dining area with well equipped kitchen. An Oil-fired stove will keep you warm on those chilly winter evenings. The TV as a DVD player & a selection of DVD's. The mezzanine bedroom is tucked away under the eaves and has a comfortable double bed. Organic bedlinen, feather duvet and organic towels are supplied. The bathroom is downstairs and has a bath and overbath power shower. At the back of the barn you will find a secluded garden with table and chairs. Wi-Fi is supplied free of charge. This cottage sleeps two people, but can also accommodate a very young baby but is not suitable for toddlers. A cot and highchair can be supplied. Situated right in the heart of Devon there is plenty to see and do. There are some lovely walks around our farm and the surrounding area. Killerton NT house and gardens is a 10 minute drive away. The Jurrasic coast and both Dartmoor and Exmoor are less than an hours drive away and the pleasant city of Exeter with its' excellent shopping, cathedral, museum, underground passages and quayside is only a half an hour drive. We are open all year and offer both weekly or shorter breaks. There are several local pubs and restaurants in the area, serving locally produced and home cooked food and locally brewed ales.. Killerton NT house and gardens is a ten minute drive away. Tiverton, a pleasant market town with twice weekly indoor markets on a Tues and Fri is 8 miles away. It is also famous for its' horsedrawn barge trips along the Tiverton Canal. Coldharbour Woolen Mill at Uffculme is also only a short journey away. The nearest town is Cullompton, one mile away, this has several small shops including a butchers selling locally produced meat and a supermarket. Take time out in this special place for two. Once a place where the Cider Apples used to be pressed, now thoughtfully restored into a cosy retreat.                         Peacefully situated on our organinc dairy farm, with stunning views The Old Farmhouse is very spacious, ideal for family get togethers and special celebrations. It sleeps up to 8 people, two cots and highchairs can also be provided. Upstairs you will find four bedrooms, a twin - the beds can be zip & linked together to make a super-king size bed, a smaller single bedroom, a spacious double room with a king-size bed and ensuite shower room and a spacious triple room with three single beds. All rooms have stunning views of our farmland and the surrounding countryside. The bathroom has an over-bath shower, washbasin and toilet. All the beds have duvets, bed linen and towels are supplied. Please note that we do not provide cot linen. Downstairs there is a very spacious lounge with comfy sofas, flat screen television with Freeview, Video & DVD players and a selection of DVDs and videos. There is a large inglenook fireplace with a large woodburner. Logs are supplied free of charge to keep you warm and cosy on those wintry days. The spacious fitted kitchen is well-equipped with dishwasher, microwave, fridge-freezer, washer-dryer and electric cooker. It also has a dining area with pine table and chairs. An additional toilet can be found on the ground floor. As well as having a woodburner in the lounge, the house is centrally heated throughout. There is a large lawned garden at the back of the house with garden furniture & BBQ & a play area with trampoline, swings and slide beside the house. Guest AccessRoom only, not bed and breakfast. Unfortunately no access to other living areas as this is our family home. Guests will have use of main bathroom with shower / toliet / wash basin. Access to tea/coffee making facilities and mircowave in the kitchen. Please note there is currently no TV in the room, however, there is superfast broadband wifi. Parking always available close to our house. Garage to store bikes if required. Interaction with GuestsWe will happily help with any questions or offer advice on transport links and the surrounding area. Our guests are often here for short work related stays and interaction can be limited due to our work commitments also. However, we will always try to be contactable. We also have a very friendly well behaved clean dog (who isn't allowed upstairs). You are welcome to have as much or as little interaction with him as you like - just let us know! The NeighborhoodOur neighbourhood is nice and quiet. Getting Around- Cranbrook train station a few mins walk from the property, links into the Exeter St David's to London Waterloo line, service every hour. The car park is free. - Bus service into Exeter half hourly. - M5 junction (north/south bound) and A30 very close by. Other Things to NoteDepending on our availability, transfers to and from Exeter airport can be arranged for a small fee. Within a few minutes walk, there is a local co-op convenience store open 6am-11pm, a Chinese take away and a very lovely independent coffee shop that serves delicious homemade cakes/pastries/sandwiches and an excellent selection of quality coffee and other hot/cold drinks. There is also a newly renovated pub conveniently located a short distance away called 'The Black Horse', that we would recommend for food.
