Situated in the historic town of Topsham near Exeter, you are assured a warm welcome at Broadway House - a family run bed and breakfast with high standards of care in an historic house. At one time, Topsham was one of the most important ports in England - second only to London. Used for the import of cotton from America and elsewhere, the Dutch architecture and port buildings of that period can still be seen on the waterfront today. Most of the buildings though have since been converted to residential use and the port of Topsham is now used for leisure instead of commerce. The house which dates back to 1776 has a grade II* historical listing and was built in a grand style by a wealthy oporto merchant who after building it couldn't afford to live in it because of its cost! Many of the original features of the house are still visible: There is a fine mahogony staircase with a large pallodion window (Used for many a wedding photo!) and in the hall are 16/17C Spanish leather panels (said to be from the Armada) which were installed from another property when the house was built. The lower two floors have plaster cornices and the original shutters a feature of all the rooms still work. Our Georgian Tearoom & Restaurant has been established within the property for 20 years and has a widespread reputation for quality and hospitality - so much so that we recently received the award for 'Best Tearoom in Devon'. Our bed and breakfast is also a favourite with many of our guests who have returned time and time again. Check out our website (URL on the right) for further information, photos of our house, Topsham, maps, attractions, restaurant menu and much much more!

The SpaceYour room is sunny and light, with a double bed with memory foam mattress, cosy bedding, and plenty of room to spread out. We can also add a single bed and a travel cot if there are more than two of you. We've listed the place for three people, and thats the maximum for adults in the room, but sometimes the double futon downstairs can be used - do ask if your group is slightly bigger. We do also have a second double ensuite room now available on a separate listing. As so many of our guests are here for the university or for work, we've replaced the cupboard in the corner with a freestanding desk. New photos to come! The bedside tables contain useful items we've needed whilst travelling and are happy to lend you during your stay. An extension lead and range of chargers/adapters to help you power up all your gadgets, luggage scales, hot water bottle, plastic plates & cutlery, picnik blankets, umbrellas, first aid kit, wooly hat & gloves, plus the more standard toiletries. Ask if there is anything particular you need. If you are traveling long haul or just really need some rest & recovery, there is a theraputic and sports massage centre just around the corner from us. We can also point you towards some reasonably priced but fantastic hair/beauty therapists and other services nearby. The house dates from the 1880's and is a typical English terraced house. It has a warm and welcoming feel but is a family home, rather than a luxury apartment. We'll tidy up and prepare the house for you - much as you would if you had guests coming at home - and in particular, we like the bathroom to feel uncluttered so all of our products etc are out of sight. The rest of the house is very much 'in use' - in the summer there will probably be kayaking gear drying in the garden and in winter, walking boots by the front door. Guest AccessThere is a shared bathroom with shower, bath, and toilet, and you are also welcome to use the lounge, kitchen and courtyard garden, with table, chairs and hammock, catching morning and evening sunshine. This is our favourite spot to breakfast, once the sun has come out, and we keep some blankets nearby to extend the use of the courtyard once the sun goes down! There is no tv, but wifi throughout. We discovered Air BnB during a trip to the US - we understand that sometimes it’s the simple things – a forgotten toothbrush, access to a washing machine, lifts to or from the station, or a chance to borrow a different book for a few nights that can make a big difference. We include a light breakfast and you are welcome to use the kitchen to prepare other meals, pack up lunches etc. There are four supermarkets within 5 minutes walk, catering for a range of budgets, from M&S Foods to Aldi. There are a range of different restaurants at the Quayside and around the Cathedral area, both about a 20 minute walk. If you want to eat out in the immediate neighbourhood, New York Italian chain Frankie & Bennys, Mexican chain Chiquitos, and Costa Coffee are just 2 minutes walk. For takeaways there is a traditional fish and chip shop and a McDonalds nearby, and we can give you details of Indian, Thai, and Italian fast food services that will deliver to the area. This is our family home so we take safety seriously. We hold a landlords gas safety certificate, provide fire and carbon monoxide alarms, fire extinguisher and a fire blanket in the kitchen. Hopefully all never needed! Interaction with GuestsWe have lived in the area for several years and are eager to share our favourite places, restaurants, theatres, walking, swimming, cycling or kayaking spots, or to help you get the most out of your trip to Devon with practical advice. We regularly host friends, and friends of friends, and are used to communal living after many house shares. We enjoy travelling and meeting new people, and will do our best to make you feel at home. We do all work so pre-arranging arrival times is important, and we'll make sure you have our numbers in case you have any problems during your stay. We will most probably also be staying here although we do occasionally rent the whole house - please see additional listing for more information. We've made good friends with many of our guests but also absolutely understand you might just want to use the facilities without too much social interaction. Just let us know and we'll adapt. The NeighborhoodThis is a really quiet side street, but is within easy walking distance of the city centre, riverside parks, main bus and train stations. We are only a few minutes by car from the main route down into cornwall/plymouth, and the motorway heading north. Our street itself is friendly and safe, easy to park (there is on street unrestricted free parking) but with no through traffic. At night we feel very comfortable walking here from the city, but the bus also passes nearby and a taxi from town or the station is about £6. Getting AroundWithin about half an hour by car or public transport you can reach Dartmoor and Exmoor national parks, the Jurassic Coastline, and the Southwest coastpath, and there are interesting walking routes within and around the city itself too. You can join the cycle network in a few minutes, including beautiful routes down either side of the Exe Estuary. We can secure your bikes in a shed and will be happy to help dry damp outdoorsy kit if you’ve got wet along the way. We've recently had some end-to-end (LEJOG) cyclists stopping by and are very excited to host those undertaking such adventures. Hot showers and hearty breakfasts await! There are a selection of car rental companies just a few minutes walk from the house: much cheaper often than airport pick ups. Talk to use before you book and if we can, we can collect you in return for £12 towards fuel and car parking at the airport. Other Things to NoteExeter has a vibrant programme of festivals and events, many of which take place within an easy walk of the house, often centred around the Quay, Cathedral or the Phoenix Arts Centre. We have loved getting to know our city through the eyes of our guests and have plenty of tourist information for you to borrow. Please let us know in advance if you have any questions about the city or things that you'd like to do. Don't let travelling light put you off exploring our lovely countryside - we are happy to let you borrow OS maps of the Moors, wet weather gear, rucksacks etc if we have them. We work (law / academia and for a NGO) and will be going about our daily routines, but timings can often be flexible if arranged in advance. It’s a house full of bookworms so tends to be quiet and relaxed even when everyone is home.

I'm afraid I don't offer cooking facilities for lunches and dinners but there are dozens of fabulous places to eat within a couple of minutes of walking. Shared large bathroom with toilet, big bath and in-bath shower on the first floor. Please use the sink in your room. French windows open from the dining room to the garden, which is very pleasant to sit in during the summer. A bicycle could be locked to the fence in the front garden and I can give an on-street parking permit for £5 per day (space not guaranteed). There are also public car parks in the immediate vicinity for day times. I prefer to keep the living room as my space but of course you can watch films etc on your laptop in the evenings in the bedroom. Interaction with GuestsI will be here to welcome you when you arrive and when you leave. I am usually working 9 to 5 daytimes. I respect your privacy and encourage a quiet household. I am very happy to help you with information about Exeter and the surrounding area as I have lived here for many years. I’ve travelled extensively and really enjoy meeting new people from anywhere and everywhere. The NeighborhoodSome traffic noise occasionally can be heard in the room but really a very quiet area. I don’t tend to play music and rarely watch TV. There is a launderette along the road for you to do washing, a Co-op around the corner, and you can walk in 5 – 10 minutes to both Tesco and Sainsburys. There are Indian takeaways and a fish and chip shop around the corner, along with a huge variety of restaurants minutes walk away in the city centre. There is a public park and numerous spaces to sit and relax in the vicinity. The river is around 10 minutes walk away and is great for running or try the university if you like hills! I have a small yoga studio in my garden which you are welcome to use. In the evenings you are in easy walking distance of the Phoenix Arts Centre, Picture House cinema and everything the city has to offer. Several gyms and fitness centres are also in easy walking distance. Getting AroundThe house is about as central as it's possible to be, and has easy walking access to everything. Walking from St Davids Station 10 - 15 minutes, Central around 5 minutes, Taxi to the airport takes 20 - 30 minutes depending on traffic. Walking to the University is around 15 - 20 minutes. You can hire bicycles on the Quay or are welcome to bring your own to be locked to the fence in the front garden (at your own risk). The closest bus stop is in Queen Street and the bus station is around 15 - 20 minutes walk. The M5 is between 10 and 15 minutes by car. I can help you with directions – please contact me to double confirm the location of the house as it can be tricky to find. We like it that way as it means we are secluded and tucked away! Other Things to NotePLEASE NOTE I DO NOT ACCEPT BOOKINGS FROM PEOPLE WITH BLANK PROFILES AND NO REVIEWS. One of the joys of airbnb is the personal touch and getting to know people. This is my spare room, not a commercial operation, so I like to feel like I'm having new friends to stay. NOR DO I ACCEPT BOOKINGS FOR THIRD PARTIES. It's against Airbnb rules. PLEASE also read through the details here very carefully so you know what to expect. I've deliberately put in lots of detail to help people make an informed choice. When you make a booking request, WHEN ENQUIRING, PLEASE STATE CLEARLY WHAT TIME YOU WILL ARRIVE AND LEAVE - I have many work and personal commitments and the booking will depend on me being available to greet you when you arrive and be there when you leave the house. I prefer arrivals between 5 and 7pm and departures around 9am and rarely accept bookings outside those times. If you are going to be late please text or call me and let me know. House key, towels, hair dryer and bath robe supplied. Please bring your own slippers. I am vegetarian and would prefer it if you didn't store meat in the fridge. In the spring and summer there are often seagulls nesting on nearby chimney stacks which make a racket from first light. I recommend you bring earplugs!

The bus station and mainline train station, St James Park (on the Exmouth line), are ten mins walk away. Central Station is 15 mins (exit up ramp). St David's station is on the opposite side of the city but the H bus stops right outside and will take you to the city centre. Other Things to NoteThere is on street resident's parking. We don't have much time for talking, but are happy to give you directions and discuss what there is to see and do in Exeter, as well as local towns, moors and beaches. We respect guests' privacy and you will not be disturbed. Please let us know if any music is too loud, or on too late. If you don't tell us we don't know you are trying to sleep. The NeighborhoodThis area is very peaceful, with no audible traffic from your room, which is at the back of the house. Pleasant spots for sitting in the sun and walking in green spaces are very close by. Its very nice to walk through the park on the way to town. We are very close to open green fields by the river, for walking and sunbathing. It is not far from the Quay where you can hire a cycle or a canoe, to follow the canal. For evening entertainment - try the Phoenix Arts Centre in Gandy Street, Close to the RAM Museum off Queen Street, 5 mins walk from top of Barbican Steps. Live Music (in auditorium) tickets only - Fridays and some nights including jazz, folk, world. Select film viewings. Dance classes. Art exhibitions in foyer. Nice cafe-bar for lunch and evening drinks, with outside seating in good weather. Sports centre Fitness First 2 mins from house, also Riverside Leisure and Sports centre with swimming pool and sauna, nearby just across the Exe Bridges. The river is not navigable due to weirs, but there is a river path on the left from Quay for some distance. The canal path leads to Turf Lock pub at the end of the canal where it meets the Exe estuary; there is a large green space and pub has food; very popular in summer. The path continues along the estuary to Powderham Castle and grounds with deer park etc. There is a rail station at Starcross, (where you can catch a ferry to Exmouth) or continue to Dawlish Warren which has fine beach and dunes with large bird nature reserve. Cafes also at Dawlish Warren. You can also walk on (or catch train) along the beach at low tide, to Dawlish town. Getting AroundIf you bring a cycle on the train, you can lock it to railings outside my house in public throroughfare. Buses are available around the city, with closest bus stop being in Fore Street (access up Barbican Steps), and further up outside British Home Stores, where Fore Street joins with High Street. Buses also go from the other side of the river. Buses from Bus station in Paris Street, at the top of the High Street, go all over Devon. National Express has a stop there, and Heathrow coach departs each morning around 09.00 am. House is easy to walk to if you only have a rucksack. Trains to beaches: 5-10 mins walk from Exeter St. Davids to Dawlish Warren. Sand spit at end of Estuary, sand dunes and grasses with bird sanctuary (recommended) and leisure beaches. (also closer station stop St. Thomas over Exe Bridges, but less frequent slow trains). £4 return ticket. 7 mins walk to Exeter Central Station. Exmouth town and beach £4 return ticket. Half hourly intervals until late. We are fairly well positioned with access to M5 motorway and Devon Expressway to Plymouth and Torquay being about 5-10 mins drive from my area, (depending on traffic, avoiding rush hours) signposted across Exe Bridges, through Marsh Barton Trading Estate and Alphington. Book long distance travel train tickets online, which are often cheaper. No. 56 bus goes between the Airport and St. Davids Station, which takes about 40 minutes. Walk to house on level path 12 minutes. The (SENSITIVE CONTENTS HIDDEN) map on Airbnb doesn't always show the correct street. Please use my instructions and photos, then text me when in the area, if you get lost. I will meet you. Please note my address is NOT 'West Street' as some people have gone to...it is 'West View Terrace', accessible from Exe Street, or Barbican Steps. Other Things to NoteHouse key given. Towels supplied. One of us is vegetarian. Help yourself to hot drinks any time; at breakfast time help yourself to fruit juice, toast and cereals.
