The Space• A cool, calm modern space in a characterful row of Victorian mews houses, all painted with different pastel coloured stable doors in a lovely cobbled street. A lot of creative people choose to live or work in our mews. • We have an open designer staircase (as shown in the picture of our living area), so we feel it may be less safe for younger kids. But if you are aware of that, children of any age are welcome. Guest AccessNewly decorated room, which is light, bright and airy.  • Luxury ensuite shower room, with toilet and wash hand basin.  • Memory foam matress double bed. • Plenty of wardrobe and storage space. • High speed broadband. Use of large screen laptop or iPad – please just ask. • No in-room TV currently, but feel free to watch programs on the laptop or iPad. Interaction with Guests• We will be here to welcome you and show you around our house and your room. • We can provide you with guide books and detail specific events going on in Brighton & Hove. • We usually work from home, so we'll always be on hand for anything that you might need! • Feel free to store your bags here for a while when you check out, so you can have all next day to explore the area further. • For weekend guests only (Friday to Sunday arrivals) we also provide a substantial continental-style breakfast. The NeighborhoodBrighton is quirky, cosmopolitan, liberal and tolerant – anything goes! It has a thriving café culture, especially around the bustling 'Lanes' area and North Laine with its many independent shops and bars. For more high street shopping there is Churchill Square shopping mall.  Brighton seafront is bustling all year round. We have the pier, the Sealife Aquarium and the newly opened i360 – a viewing platform with a difference (taller than the London Eye)! It has a long stretch of seafront bars, clubs, restaurants, shops and galleries, with arcades, outside entertainment and many children's activities. There is also a thriving gay scene. Basically Brighton has something for everyone! If you are looking for nightlife, Brighton has it in abundance, with many restaurants, live music venues and nightclubs. For its size there are more restaurants per person here than anywhere outside of London. Venues like the Komedia are a music venue, comedy club, cinema and restaurant combined. Brighton has a vibrant and eclectic music scene with music to suit all tastes, be it jazz or rock, folk or alternative, and buskers can be found everywhere on good days! If it's culture and heritage you want, you could visit the spectacular Royal Pavilion, with its quirky mix of Indian and Oriental styles. There are also many independent artists, galleries, museums and theatre venues. Slightly further afield, near the lovely town of Lewes, is Charleston the beautiful home and gardens of the Bloomsbury/Omega workshop set. Brighton has its own racecourse up on the highest point overlooking the city, which also has a large car boot sale every Sunday. A short drive or easy bus ride will take you to the beautiful South Downs National Park, with wonderful walks for strollers or serious ramblers.  There is a thriving LGBT scene, with of course the fantastic annual Pride parade which takes over the city for one day in August, starting at Hove seafront. Basically Brighton has something for everyone! Hove itself is quieter and more residential than Brighton, although it still has many great cafés, bars and restaurants, and is good to come back to after a busy day in Brighton. As in Brighton, there are many quirky, independent designer shops, but in Hove the shops are a little more exclusive. It's possible to pick up unusual one-off items. The beaches in Hove are quieter than in Brighton and are lined with the much-photographed beach huts. Beach barbecues are permitted after 6pm. Behind the seafront are the wonderful Hove Lawns, a wide grass area where many people get together during the warmer evenings as the sun goes down. Hove has some fantastic Regency architecture, especially along the seafront and areas like Palmeira Square. Getting Around• Free parking available in front of our house if arriving by car. Parking is very difficult and expensive in Brighton & Hove, so this is a real bonus. • We are three minutes walk from Church Road, with many independent designer shops and a good selection of bars and restaurants. • Seven minutes walk to the beach and seafront, lined with the famous beach huts, grand Regency architecture and Hove Lawns. • Just another 10 mins walk to the best ice cream on the south coast! • 20 minutes easy walk into Brighton with many more shops, bars and restaurants along the way. • Fantastic, frequent city-wide bus service. Buses take eight minutes into central Brighton, with some services operating throughout the night. • There are many taxis at reasonable cost for the short ride to and from Brighton rail or coach stations. • Extensive network of cycle lanes throughout the city. • Within walking distance of Hove rail station, with fast direct trains every half hour to London and Gatwick. This saves going to the much busier Brighton Station. Other Things to Note• For weekend guests only (Friday to Sunday arrivals) we provide a Continental breakfast of croissants, cereal, toast, fresh fruit, fruit juice, tea or coffee, etc. • We are happy to prepare a cooked breakfast if you let us know in advance (extra £5 per person paid on arrival). • Or you may prefer to have breakfast in one of the many cafés nearby. • Soap and towels are provided. • Kettle provided in-room for a morning cuppa. We have a large range of teas. • Ironing board and hairdryer available. • We can even arrange a professional Shiatsu massage at the house for you. Contact us in advance for more details.

The NeighborhoodMy home is perfectly located between Brighton and Hove with its bohemian mix of cafes, restaurants and shops. On the doorstep is the cafe Caribou which has a lovely vibe, excellent coffee (I can recommend the flat white) and really tasty quiches and salads. Seafood lovers won't be short of an opinion with The Little Fish Market restaurant which is a new addition. All the fish is from the British Isles and they only use local ingredients. Duncan the chef changes the menu daily so there's always something new to try. Just down the road "The Paris House" is a great French bar which does mouth watering cheese and meat boards and the wine list is amongst the best in Brighton! They also have some decent live music at the weekends. Minuets away you can find my favourite pub in the area. Cosy, relaxing and welcoming, the Robin Hood is Britain's only charity pub. It has a great range of beers, board games, handmade pizza and even an open fire in the winter. The Lion and Lobster is another hidden gem with renowned grub, cosy nooks and plush traditional interiors. This pub is situated over 3 floors, boasting a Regency restaurant, three bars and two beer gardens, and a great roof terrace. This is just the tip of the iceberg - there's so much more to discover. Just moments away from my flat are the delightful gardens by The Old Market Theatre which lead directly to the beach! Getting AroundBrighton city centre is less than 10 minutes walk. There are 6 bus routes that run to all parts of the city and the bus is a 3 minute walk away. The train station is a 15 minute easy walk or a 5 min (£6) taxi ride and has two trainlines which take only 50 minutes to central London. Other Things to NoteMy neighbour Sarah teaches Hatha and Dru yoga and on a sunny day she often holds a class on Hove Lawns.

But I do not stay in the flat when there are guests. When I'm in town I'll be the one giving keys and showing flat explaining how to use the facilities. I will also be available if guests have any questions or problems throughout their stay. When guest leave I'll be collecting the key in person. The NeighborhoodLocated in the 7 dials area of Brighton this flat is in a perfect location for getting into town (10 mins walk), the beach (10mins walk) and Brighton station (10 mins walk) with direct connections into London. The flat is not in a residential street and there's traffic from the road which - if you're not used to it - could seem really noisy. if you read the reviews you'll find that most guests didn't find it to be a big problem. There are fantastic bars, pubs and restaurants down the road, you really don't have to go far for good food and fine dining. There's also a lovely little park with a café (with beautiful sea view) 2 mins up the road which serves coffee, cakes and delicious breakfast and lunch at very cheap prices. The flat is also walking distance (about 20 mins walk) from Preston Park where the famous Gay pride celebrations take place in August. The neighbors are very quiet and friendly. Getting AroundThere's a bus to town and the Marina 1 min walk from the flat but it's only a 15 min walk to town anyway... Other Things to NotePlease note: The kitchen is situate above my neighbours' bedroom, a very unfortunate position indeed but this means that between 11pm-7am where possible please use kitchen as little as possible and be aware of noise levels - as they can hear everything. Of course you can make a cup of tea but get something from the fridge etc. But no serious cooking, try and avoid washing up at night or talking loudly. They can even hear the microwave. You may want to consider this if you're visit to Brighton involves coming back late at night... hungry ;)

The SpaceCome to lovely Hove to enjoy the best that Brighton and Hove can offer, away from the crowds in central Brighton. Our house is a ten minute walk from the seafront, and a 30 minute walk by the sea from the bright lights of Brighton pier. It's also close to Hove station and numerous buses in/out of Brighton centre. If you're coming for shopping, I can advise you how to find quirky and different shops in the North Laines area, and recommend places to buy interesting presents, also the more unusual restaurants for vegans and veggies. The double room we offer is pretty, at the rear of the house so fairly quiet (apart from the seagulls...!) and furnished in keeping with the period of the house. The room accommodates 2 with a wardrobe, bedside table, wall lights over the bed for late night reading, and a small desk and chair if you do want to work..! We can provide a hair dryer, dressing gowns, and novels! We provide a continental-type breakfast, toast, cereal, fruit juice, tea / coffee included in the price, but if you want a fry-up, booked in advance (bacon / sausages etc) we can do this for an extra £5 per head. - you can book this by email after you have confirmed your stay. I am veggie so happy to do a big veggie hot breakfast at the same price. PLEASE NOTE Parking is tricky in most of Hove, but there's on street parking around the area. This has to be paid for between 9am and 8pm, but we can sell you visitor permits which at £2.60 a day are much cheaper than meters, and offer more possible spaces (as one side of any road is permits only.) We have a very crazy part-Burmese cat who's excellent entertainment, but might try to sleep on your feet... he can also be kept out easily! Guest AccessGuests are welcome to use the sitting room, and there's good secure wi-fi there, and also in the bedroom. There is a toilet on the ground floor, and you will be using the only and shared bathroom with shower, bath and toilet on the first floor near the bedroom. Breakfast can be eaten either in the bedroom or the Art Deco-inspired dining room. Guests are welcome to make tea and coffee at any time in the kitchen. We have a smallish courtyard garden at the back of the house which is nice to sit in on sunny days. Guests are welcome to use it and there's a bench and table for eating outside. Interaction with GuestsWe (Patrick and I) would normally both be present in the house during your stay, unless I am away working. We also have a full time lodger. I'm very happy to chat with guests, and offer suggestions about what to do and where to go. I work in the theatre so am a guide to Brighton's cultural scene! The NeighborhoodHove is definitely quieter than Brighton when the season's in full swing, and has its own identity. The beach has space even in the height of summer! Hove is leafier than central Brighton and features a lot of Victorian and Edwardian terraced streets as well as the grand mansions on the Drive. We also have Georgian squares by the sea. We even have our own museum with an amazing amber cup from the Bronze Age! The local shops are a good mix of one-off shops, good quality charity shops and high street chains, plus lots of coffee shops, bars and restaurants. It's also very easy to go into Brighton to see the sights there - the pier, Royal Pavilion, Sea-life centre, the Theatre Royal and also the Dome arts complex, and the famous Laines shopping area. Getting AroundYou can walk into Hove (shopping area / High street) in 5 minutes, and to Brighton city along the seafront in 30. Alternatively we're 2 mins from bus stops taking you all over the city and also up to the Downs for bracing walks; you can even go by bus to Beachy Head in the summer, or the 7 Sisters country park all year round, (at weekends only in winter). We can offer a parking permit for the local zone including a section of seafront for 2.60 for one day. You have to pay to park between 9am and 8pm every day and it's very heavily patrolled. Most parking in the city centre is really expensive and we'd recommend using the bus! You can get an all-day ticket which is good value. We're a short walk from Hove station with direct trains to London Victoria or London Bridge (50 - 60 mins) and Gatwick airport (35 mins). Other Things to NotePlease read what I've put about the parking situation! If you are allergic to cats or pets generally, I'm afraid we can't guarantee a completely fur-free stay! (but equally the house is not full of cat hair.)

The SpaceThis is our ground floor double room; it has a new double bed plus scandi drawers and wardrobe, full length mirror and shelf unit. Solid wooden floors, bedside matching drawers and bed side light make for a comfortable room for a couple. Access is directly off the entrance hall as is the private shower room with WC (fluffy white bath towels and hand towel provided). You'll have full use of the spacious guest area downstairs where the lounge features the biggest bean bag you've probably ever seen; there are useful guides to the best indie shopping as well as major attractions and bus timetables. In the adjacent open plan dining area is a six seater dining table just off the large traditional kitchen where you are free to make tea or coffee as you wish. The boutique character of the space makes it better suited to adults. Guest AccessGuests are welcome to enjoy the gardens. Access is available on request. Interaction with GuestsWe'll serve you a simple but beautiful breakfast: cereal or porridge, toast, a variety of teas, real coffee and the best orange juice. We love to chat to guests and have enjoyed making friends from around the world. We've lived in the area for ages so we know some good places and we'll point you in the right direction. If you like we'll pick you up from the station and, if, like me you like to cycle, I offer a half day guided ride on cycle paths along the local coast or mountain biking on the south downs. Solo guests don't even need to bring a bike as I have a spare, but please mention you'd like to do this when you book. I charge £50 for a half day guided tour for 1 or 2 guests. Bike free. The NeighborhoodHove Park is a sought after residential area with large detached houses. The park itself is possibly the largest in Brighton & Hove. It offers tennis and a huge playground for the little ones as well as outdoor gym stuff for the bigger ones. It's just 5 minutes walk from us. We are about a mile to the north of the sea front and the community is well served for health (doctors and private clinics), education (the best secondary schools and sixth form colleges) and leisure - gym, squash and a greyhound track all at Hove Park; we're also close to Withdean, the city's athletics centre. We're walking distance from central Hove and only a short distance further to central Brighton. Hove offers a cosmopolitan restaurant and cafe culture without the brashness of Brighton. Parking is pricy towards the sea front and city centre but free in our neighbourhood. Getting AroundBy bus (14, 27, 21) to Brighton town centre and station in less than 15 minutes and to the centre of Hove only 5 minutes. We're 5 minutes from the 77 bus stop - it goes to the pier and Devil's Dyke. Getting to and from us by car is simple as we are just 5 minutes drive from the A27 by pass (west to Worthing and east to Lewes) and the A23, the main route north to Gatwick and London. Other Things to NoteBroadband wi-fi is freely available and each room has a folder with guides and other useful info. Read more about us at (URL HIDDEN)
