The SpaceQuiet location (cul de sac) with almost total privacy. You have your own key to the door from the verandah, either by steps or a ramp. You can come and go as you please. The internal door opens to the hallway with entry to the kitchen/dining room for breakfast. On warm days we eat outside under the balcony. Guest AccessThe owners run a sailing school, where you will get discounted sailing, powerboating or just have fun renting kayaks. This is in a village 4 miles away. There is plenty of off street parking in our large driveway. Interaction with GuestsWe respect your privacy and will be happy to leave you to your own devices. That said we are friendly and sociable, so please ask if you want to know about any activities, events, walks, history etc. The NeighborhoodThe village, pubs and restaurants are within walking distance. The Cafe/Deli is at the far end and the best farm shop is a 1/4 mile beyond, now with a Fish and Chip restaurant (takeaway). A round tour walk is highly recommended taking in the houses, church and the wild marshes. There are numerous other walks nearby. Thornham is undoubtedly one of the prettiest villages on the North Norfolk Coast. Getting AroundThe Coast Hopper bus is a 5 minute walk away with hourly services along the coast road from Kings Lynn via Hunstanton and Wells to Sheringham. Most villages have 1 stop suitable for wheelchair access. They don't run late however. Bike hire is available from Hunstanton, Bircham Mill and Burnham Deepdale. Other Things to NoteIt's a double bed so best for a couple or a single person or friends who don't mind sharing. If you have bikes we can lock them away when not needed.

The SpaceSituated in the Avenues area of Hunstanton, Poppy House is a large family home sleeping 11 in 5 bedrooms. Built in the 1890’s the house is set on a prominent corner plot and is walking distance from the award winning beach and town centre and just ½ mile from Old Hunstanton. There is easy access to Thornham, Brancaster, Sandringham and Burnham Market. A great place for holidays, short breaks and weekends away. With the Duke & Duchess of Cambridge (Kate and Wills!) living at the beautiful Amner Hall, under 10 miles away on the Sandringham Estate, there are further royal connections to Norfolk and you will be in excellent company if you choose to take your holidays here. The property is set over 3 floors and offers comfortable living accommodation for 11 people plus children/babies, suiting families and groups of friends. On the ground floor there is an entrance lobby with space for boots and coats, spacious reception hall with sofa, double aspect lounge with open fire and 3 sofas, as well as the kitchen and separate dining room that comfortably seats 12. You will find the house a great place for entertaining. On the first floor you will find two double bedrooms both with en-suite shower rooms and a family bedroom (one double and a single) with en-suite shower room. One of the double rooms has French doors that open up onto its own balcony. A further two bedrooms (one double with a cot, one twin) along with a newly refurbished family bathroom (with bath and separate shower cubicle) are situated on the 2nd floor. Three of the bedrooms have room for a travel cot. All double beds have new Therapur mattresses. All of the rooms have a small freeview television (three of them have a DVD player), hairdryer and clock radio and most rooms have new Therapur mattresses. Three of the rooms have ipod docks. Outside, there is a newly landscaped small enclosed garden and off street parking for 2-3 cars. Additional parking is available on the road (unrestricted). An outdoor table and chairs is provided for al fresco dining along with a BBQ and a rotary airer. The house is full of things to make this a real home from home. Sky TV (inc Sky Sports), Netflix, 2 ipod docks downstairs, a selection of books, Wii, DVD player and over 100 DVDs for young and old alike. There are board games, puzzles and toys and books for our younger guests. Free WiFi is also provided. The kitchen is well equipped with the added benefits of dishwasher, microwave, coffee machine, juicer, hand blender, food processor and smoothie maker. There is a breakfast bar and small table and chairs. There is an extra large fridge freezer, with additional fridge freezer in the outhouse utility, close to the kitchen, along with a washer-dryer, ironing board and iron. If you are travelling with children we have two highchairs, a Mamas and Papas umbrella buggy, Kiddyguard retractable stairgates, microwave sterilizer, plastic crockery and cutlery, two baby monitors, baby bath, toddler step, change mat, potty, toddler toilet seat and bed guard. There are two travel cots and a full size cot (please bring your own cot bedding). The property benefits from gas-fired radiator central heating, upvc double glazing, fire alarm system, emergency lighting and fire doors to ground and first floors. There are 2 Dyson Air Blade fans if it is warm. Towels are provided but please bring your own beach towels. Basing yourself in Hunstanton ensures all passions and interests are satisfied with things to do for all ages. The area offers wonderful holidays at any time of the year. You are spoilt for choice with the local beaches, many award winning and stunning – Hunstanton (five min walk), Old Hunstanton (0.8 mile), Heacham (4 miles), Holme-Next-The-Sea (4 miles), Brancaster (7 miles) and Holkham (14 miles). The town has a variety of shops, promenade, beach, restaurants, pubs and theatre. If golf is your thing, two of the UK's best links courses are just down the road – in Old Hunstanton and the Royal and West Norfolk at Brancaster (8 miles). Heacham Manor Hotel has a Championship length 18 hole golf course and their adjoining sister resort (Searles Resort Golf and Country Club) has a mature 9 hole course. Hunstanton offers a great base for local fishing and the ideal local beach conditions brings in the watersports enthusiastic with water skiing, canoeing, kite surfing, parasailing and wind surfing being very popular. History enthusiasts will enjoy visiting some of the nearby attractions including Sandringham House, Holkham Hall, Houghton Hall, St Georges Guildhall and Blickling Hall. Bird watching is very popular with Norfolk being a renowned area, the North Norfolk coast between Hunstanton and Blakeney is particularly celebrated. There is a selection of excellent food shops in Burnham Market, including a fanastic fishmonger, a bakery and butcher. See the lavender in bloom from the middle of June until the end of August. Brancaster (8 miles) is a pretty coastal village with superb sailing, including a sail school. 16 miles to the East is one of Norfolk’s best loved coastal towns, Wells-Next-The-Sea. This small historic fishing town has much to offer all ages. A fine beach and pinewoods, miniature railway and busy quay, interesting shops and amusements. Getting AroundHunstanton is 16 miles / 20 minutes drive from Kings Lynn (£22 taxi or bus services available) with its mainline services to London (1 hour 45 minutes) and Cambridge (50 minutes). Use of a car when in Hunstanton is not essential. The house is walking distance from the town centre and beach and there are local bus services including the excellent Coasthopper service which runs from Hunstanton to Cromer stopping along the coast on its way. If you do drive, off street parking for 2-3 cars is available with further parking available on the road (unrestricted). Guest AccessGuest will have full access to all 3 bedrooms except the loft conversion rooms which are for the use of the owner. The owner is not in the home when guests are staying. The guests have full use of all gardens and use of garden furniture and barbeque. A management company can be contacted if there are any unforeseen emergencies. The NeighborhoodThe North Norfolk coast is famous for it's excellent eating places/fresh food/excellent beaches and the slower pace of life. There are also many historic houses to visit including Sandringham, Holkham and Houghton. For bird watchers the RSPB Titchwell bird reserve is just half a mile (0.8Km) from the cottage.       The Lifeboat House is a fantastic detached property tucked away off the main coast road in the centre of Brancaster. It is the perfect house for family holidays with plenty of space for everyone! The bedrooms are on two levels giving privacy for two families or for different generations to escape! The rooms are contemporary and freshly decorated with new furnishings and carpets. A large dining area seats everyone for family meals and the new kitchen has everything you would need. There is plenty to do for the whole family: Brancaster beach is just a few minutes drive or about 20 minutes walk away, Holkham beach and house 10 minute drive away, Plentyof pubs including the Ship Inn which is within easy walking distance. Popular market town for shopping, Burnham Market, is an 8 minute drive away Opposite the house is a fabulous childrens play park with a tennis court. The Brancaster area is full of lovely coastal villages including Brancaster, Brancaster Staithe, Burnham Deepdale and Titchwell. There are many coastal walks around this area with stunning sandy beaches, a beautiful nature reserve, a golf course, plenty of places to crab and opportunities to learn how to sail or hire canoes/kayaks.           Hollyhocks Cottage is a traditional brick and flint 1850's Railwayman's Cottage, located in the heart of the charming North Norfolk village of Docking and provides an exceptionally comfortable stay all year round. It has been tastefully renovated whilst retaining many original features. it is fully centrally heated and has been furnished to an extremely high standard with many original paintings. Downstairs you'll find an open plan lounge/diner, separated by a half height partition with aspect towards the fully fitted oak finish kitchen. Appliances include a washing machine, electric induction hob, fan assisted oven/grill, microwave and fridge/freezer. Upstairs, there are 2 double bedrooms (one with an oak double bed and the second with 2 pine single beds, ideal for children or other guests). New for 2015! Hollyhocks Cottage has installed a brand new bathroom with electric shower over bath and also offers FREE WiFi to its guests. Outside, enjoy the wonderful suntrap courtyard garden. Hollyhocks is within 2 minutes walk of a beautiful well stocked fishing lake. The best fish and chip shop for miles is just 2 minutes walk away! There is a well stocked “Spar” supermarket 15 minutes walk away which is open 7 days per week from 7.00AM till 10.00pm. There is a post office inside the supermarket. Railway Inn restaurant and pub serving lovely meals is a 15 minute walk away. Children's Playground with park, swings, slides etc plus tennis courts, basket ball courts, cricket pitch, football pitch and bowling green are all within 5 minutes walk of Hollyhocks. Docking is the centre point branching in all directions to the resorts and beauty spots of North Norfolk. You are spoilt for choice where to go. It does not matter which direction you take out of Docking, for within five to ten minutes drive you will stumble across wonderful areas of outstanding natural beauty or villages and towns that appear unchanged through the ages. You will find places to eat and drink to suit all tastes and price brackets. Beaches If you enjoy beautiful beaches visit Old Hunstanton (famous for its red cliffs), Brancaster, Thornham, Holme, Burnham Overy Staithe, Holkham Beach, Wells and carrying on as far as Blakeney and Cley to the south. If you are lucky you will see basking seals or spy the oyster catchers or an owl. The local beach of Brancaster is just 4 miles away, 5 minutes by car, 20 minutes by bike. Birdwatching North Norfolk is a birdwatcher's paradise. You will find the bird reserves at Titchwell, Holme and Snettisham. Binoculars are provided as are many bird books. Posh Towns The beautiful small market town of Burnham Market is just 5 miles from “Hollyhocks” taking 10 minutes by car. This is the most fashionable charming place sometimes called “Chelsea-on-Sea” with a range of exquisite private shops and restaurants for all tastes. The lovely market town of Holt is just over 20 miles away. Walking There are walks and hikes in all directions starting from or near Docking. The Peddars Way is very close by. In the cottage you will find books containing information on all the beautiful local places to see and visit. Pretty Cities If the weather should be inclement, then Kings Lynn is just 16 miles west.                           Rivendell is built in the traditional Norfolk style with a pan-tiled roof, flint facing and semi-dormer windows, It has been recently updated to include double-glazed windows and a modern bathroom suit. It is well-decorated and furnished in a cottage style with a new 3-piece suite in 2012. The cottage has an open fire, supplemented by night-storage heaters. The bedrooms comprise one double, one twin and one single with cot for a baby. Electricity and bed linen (apart from the cot) is included in the rent. It is an ideal base for family holidays, with numerous fine sandy beaches within 10 minutes’ drive. It also makes an ideal base for those interested in walking, cycling, bird watching or golf. It has an open fireplace with night storage heaters for the colder months. It is situated in the centre of the popular village of Ringstead, close to the village store and antiques centre, with the local inn – The Gin Trap within walking distance. Ringstead is situated in an Area of Outstanding Natural Beauty - the Norfolk Coast, and the Peddar's Way runs through the village. Change over day is Friday.                             Originally built in the 17th century, Little Barn has been sympathetically restored to feature as a very attractive guest cottage in the garden of Glebe Barn, located on the edge of the village towards Sedgeford. Decorated in a bright contemporary style, it features an open plan living/dining area with adjoining kitchen, one double bedroom and one twin bedroom, sleeping a maximum of 4 people. The design emphasises natural materials: downstairs the floors have been built using smooth finished woods from a 1960's bowling alley in solid bonded maple, leading to an ash staircase with upstairs' pitched roof style ceilings in white pine. The walk-in shower/bathroom was completely refurbished this year and looks really great! Outside , there is an east-facing terrace perfect for the morning sunshine. Parking for your car or bikes is situated outside the barn and is off-road. We are located just a few hundred yards from Ringstead Downs, perfect for an early morning walk with or without a dog! We have a beach hut that you can rent by the day or by the week. Ringstead is three miles from Old Hunstanton and its sandy beaches. It is a quiet, peaceful village with a great village shop and the local pub 'The Gin Grap' within 5 minutes walk. Peddars Way is also on our doorstep and you can either walk 40 miles inland or to the coast and then up to Sheringham. Some of the nearby local attractions include, Norfolk Lavender, Snettisham Park Farm, RSPB Nature Reserves at Snettisham and Titchwell, Sandringham House and Houghton Hall. There are three championship golf courses within easy driving distance and a pay and play course in Hunstanton. The kids will enjoy all the entertainment on offer along the promenade including crazy golf, funfair, sealife centre and an indoor play area.                               Forsell Holiday Homes have consistently invested in improving the property. In 2007 the kitchen and bathroom were completely updated and replaced. In 2009 a Flat Screen/Satellite TV System were installed along with all new doors and windows throughout the property. The property now has French doors leading from the lounge diner onto the rear patio and gardens .In 2010 free BT Wireless WiFi was installed for guest's use. In 2011 a power shower was installed over the bath, new landing carpets laid and the downstairs hall way tiled in limestone ceramic tiles. The landing and hall ways were also painted. It is equipped with all the modern facilities to make one's stay relaxing and enjoyable. The cottage has pretty gardens to the front/side and rear of the property and there is ample parking in the quiet cul de sac of Malthouse Court at the rear of the property. There is an open fire in the lounge and the property is heated via very effective clean night storage heaters in all main rooms.There are presently 5 good eating places within the village of Thornham . All are within walking distance of the cottage. Full details of the property and local attractions are provided with each booking. Whether you have teenagers or toddlers, this house is perfectly situated to ensure you have a wonderful holiday. Old Hunstanton is a hidden gem, offering the kind of carefree holiday that is difficult to find. A spotless beach, windswept dunes and shallow waters provide action and adventure for young children or teenager kitesurfers alike. The village boasts a great deli and village shop as well as a cool beach cafe, gastro pubs and fine Michelin star dining to cater for all tastes. Ongar Lodge is a cool modernist house, recently updated, with a huge, enclosed garden and a fantastic den for chilling, playing loud music, watching DVDS, or building lego. The house comprises a double bedroom, a twin bedroom and two bunk rooms. Adults can sleep in the bunk beds, but they are really designed for children or teenagers. The double bedroom has an ensuite bathroom, with bath (no shower) and there is a separate shower room. The open plan kitchen dining area seats 8 people and the upstairs sitting room boasts fantastic views to the sea and a relaxing place to sit and read and relax. The large garden is great for playing cricket or boules, and is fully enclosed and perfectly safe for young children and dogs (although small ones can sneak through the hedge - dogs, not children!). There is a gas barbecue too and parking at the front for at least four cars. Three nights minimum stay in low and mid season. Seven nights minimum stay in peak season. Old Hunstanton is a hidden gem. If you don't wish to get into your car, there is no need. You can get all you need at the village stores, including freshly baked croissants every morning; or eat at the beach cafe or one of two pubs; or even at the Michelin starred restaurant, The Neptune Inn. If you want to walk a little further around the point, or take the handy little coast hopper bus, you can grab excellent traditional fish and chips or pie and mash in Hunstanton itself.                                     Beautiful 2008, 2 bedroom, 6 berth caravan for let at Manor Park, Park Resorts, Hunstanton on the Norfolk Coast. The caravan is fully central heated and can easily sleep 6, possibly 8 if there are small children in the group. The caravan is located on the quiet Sandringham area of Manor park, in a row of only 2 caravans and has parking alongside for 2/3 cars. It is a quiet plot with a nice grassed area behind where kids can play safely. Inside The caravan has a rare layout, with the bedrooms at either end and the living and kitchen area in the middle so it is great for privacy. It is fully central heated with a proper household boiler (and LCD remote control) which means you can enjoy a comfortable stay in the colder months. It provides great water pressure for the showers and instant hot water to the bathrooms and kitchen. The large lounge area has a new 4/5 seater sofa with a large rug to relax on if preferred. There is a sofa bed stowed under this seating, which is a real bonus. The kitchen is well equipped and includes a fridge, with freezer compartment, microwave, toaster, coffee maker, kettle and lots of storage. There is also ample cutlery, plates, mugs, glasses, bowls, a chopping board, pots and pans etc; enough for 6-8 people. There is also plastic plates, cutlery and bowls for children. The dining area has a dark wood table and chairs and seats 4. There is also sideboard with 2 sliding door cupboards and shelves that houses the TV, satellite receiver and Wii console. You will also find some board games and books that you are welcome to use. The smaller bedroom currently features a wardrobe, lots of storage and twin beds. The large main bedroom has a double bed, 2 wardrobes, a dressing table and lots of storage, plus bedside tables and overhead shelving. There is also a hairdryer within the dressing table. There are 2 bathrooms, both of which have a proper power showers. The smaller bathroom has doors into the bedroom and the lounge area, while the main bedroom has its own shower room with sink and toilet. There is free wi-fi in the complex building. Entertainment passes can be purchased from reception for £2 per child per day and £4 per adult per day and under 5's are free. Or you can purchase a 3-4 night entertainment pass for up to 8 people for £28 or weekly entertainment pass for up to 8 people is £42. Outside The caravan has a lovely decking are with table and chairs, which, being south facing, is a real sun trap. There is also a patio which the BBQ can be used on. There is also a grassed area to side and rear of caravan. It is really private with houses behind some tall trees/fences. There is a child's bike stored with the BBQ which you are welcome to use as long as you put them back under the cover after use, to avoid rust. The Decking area has an outdoor light so can be used in the evening too. Location Manor Park is a secure, family friendly site with a large restaurant and bar overlooking the outdoor heated pools, which have been newly refurbished. The heated pool is not open in the winter months. The pool is heated with gas boilers and is really warm so can be used even if weather is not too great. Children will be occupied with the playground, kid's clubs and activities and the Amusements. Free wi-fi is available in the complex buildings. Out and about, the local town has a fairground, shops, bars, restaurants, a leisure centre with swimming pool, ice skating and indoor soft play. Sea Life Centre is a 5 minute walk away as is the crazy golf. Hunstanton has a golf Course, arcades, ten pin bowling, a theatre, chemist and Post Office. The Beach is beautiful and has a lovely promenade and there are regular trips to Seal Island. In nearby Heacham there is Norfolk Lavender, with a children's play-barn. Places such as Royal Sandringham Estate, Holkham Hall, Felbrigg Hall, Blickling Hall and Castle Rising are not far away either. This is also Snettisham Wildlife Park, an RSPB Reserve at Snettisham, Titchwell and Pensthorpe if you are a nature lover. Local buses to King's Lynn stop outside the park gates. There is also the local Coast Hopper bus service that stops outside and can be used to visit the coastal towns and villages up to Cromer, stopping at Wells-Next-The-Sea and Sheringham amongst others. Concessionary passes are accepted on these buses. If you need some shopping Tesco is directly outside the Park, with petrol station and café. Next to Tesco is a Marston's pub with plenty of outside seating and kids outside play area. Booking details. Stuffed full of lovely things to make you relax from the minute you open the door...and just 8 minutes stroll to the sea. On November 1st until March 1st The Summerhouse turns into 'The Winter Cabin', faux fur throws, hand crochet blankets and the chalet dressed for winter. Magical for children, or a complete escape from the rat race for adults. Winter is a very special time to visit, desolate beaches, great pubs with open fires and not forgetting the thousands of geese that migrate to this area. Winter walks and rosy cheeks. The 'Winter Cabin', is on a very quiet site, you may be the only people who are in residence...this may not suit everyone, it is very dark and the site can look a little unkempt, I love (URL HIDDEN) it all adds to the adventure and...you can see the stars!Just being honest as I want happy adventure 'campers'! The chalet is heated by plug in electric oil heaters and is very snuggly...any questions please ask. The Summerhouse comes back on March 1st!...buckets and spades at the ready! The site is still very quiet even in the summer, allowing you to sit under the willow tree and read that book you have been meaning to start. Children can run around and play, make dens, look at the stars in their PJs, play games and experience a wholesome traditional family holiday (without technology!), and a holiday that they will remember... The NeighborhoodSurrounding area Chase Cottage is located on Fakenham Road, at the easterly end of Docking. Brancaster Beach is a 10 minute drive away, while the beach, beach huts, harbour & shops at Wells-Next-The-Sea are about 25 minutes away. Sailing is close by at Burnham Overy Staithe, and Brancaster Staithe also has Kayak hire available. For birdwatchers, Titchwell RSPB and several others are nearby. Pensthorpe Nature Reserve (seen in BBC Springwatch) is also a short distance away. North Norfolk is listed as one of Britain's best Stargazing locations, due to low levels of light pollution. Burnham Market is 10 minutes drive from the Cottage, while Holt, Sheringham and the steam railway that links them are easily reached. Further afield, Docking is well placed to reach the popular adventure playground at Bewilderwood, while Norwich, Kings Lynn, Hunstanton, Thetford Forest, Sandringham House, Thursford and Holkham are also reachable. Fakenham is a 20 minute drive away, with its racecourse, popular Thursday market, and large Morrisons and Tesco supermarkets. In Docking there is a Small Spar supermarket 10 minutes walk away, and the Railway Inn pub is also within walking distance. There is a fish & chip shop just 5 minutes walk away, open Tuesday to Saturday. A pizza van visits each Monday evening at nearby Ripper Hall. There are lots of other places to eat nearby, such as The Duck Inn in Stanhoe, The Gin Trap in Ringstead, The Kings Arms in Bircham and The Jolly Sailor in Brancaster Staithe. Behind the cottage is a picturesque walk ideal for taking dogs, and a coarse fishing angling lake, with day tickets available. There is a children's play area with a zip wire in the village. Events late in 2016 include the Wells Christmastide Festival, which runs from 5th to 13th December. Thursford Christmas Spectacular is 10th November - 23rd December 2016, with Santa's Magical Journey open weekends from 26th November to 23rd December, see (URL HIDDEN) An Audience With Father Christmas at Holkham Hall is from Saturday 17th to Tuesday 20th December, see (URL HIDDEN) Getting AroundParking on drive at rear of cottage for 1 car, (we recommend approaching from Little Lane at the back of the cottage, driving on forwards & reversing off at the same angle!) and additional parking for 1 small 'city' car on grass at front of cottage. Further parking is available on Fakenham Road. Public transport options are limited with just 2 buses per weekday calling in the village. Other Things to NoteA small basket of logs is provided for your first night, after this we ask that guests supply their own logs. Friday Changeover for week long bookings during High Season. A travel cot and high chair are available on request. Standard towels are provided, please bring your own beach towels if needed.

                                        Rosa Cottage is our own holiday home. The cottage is at the end of a narrow lane with open farmland to the South and West. The lane is part of the North Norfolk Coastal path and all that you are liking to see passing the door are walkers, dogs and the occasional tractor. The house and garden are ideal for guests with children or dogs as the rear of the cottage is enclosed (unless your dog is very agile or very small!) There is a lovely light sitting room with open fire, TV, Wireless Broadband, dining area, kitchen, bathroom with bath and shower, two double and one single bedrooms. The kitchen is equipped with an oven, hob and extractor, microwave, fridge and dishwasher. Behind and to the side of the cottage is a lovely sheltered patio and private garden. The garden faces South and the patio West so provides a lovely afternoon and evening (in the Summer) sun trap. There is ample parking space for several cars. Well-behaved children and dogs are very welcome. No smoking Rental rates include bed linen and towels. Up to two dogs are welcome but are charged ÂŁ14 per dog. A security deposit of ÂŁ150 is payable and refundable after return home. Weekend stays are Friday to Monday and Mid Week stays are Monday to Friday (4 nights). Weekly stays can begin on Monday or Friday to suit. 10 night stays start on a Friday and 11 night stays start on a Monday. Arrival is after 3pm. Departure is before 10am Brancaster is on the popular North Norfolk Coast and was originally a Roman Fortress built about 300AD as part of the coastal defences. The village is now a quiet little resort with a handsome church. Salt marshes and sandy dunes, planted with Marram grass to hold up the process of erosion, separate the village from its beautiful sandy beach. Two miles away Brancaster Staithe stands on a creek which opens into Brancaster Harbour. It is a very popular sailing centre and from here, when the tide is right, it is possible to visit the bird sanctuary and national nature reserve of Scolt Head Island. It is a pleasant short walk from Rosa Cottage to the beach. Bird watching - Within a few miles of Brancaster are a number of world renowned bird reserves. The RSPB run Titchwell and Snettisham, English Nature run Scolt Head Island and Holkham and the NOA run Holme-next-the-Sea. Brancaster Brewery - We now have a brewery on the doorstep. The Jolly Sailors has just opened the Brancaster Brewery offering two excellent real ales. IPA (Indian Pale Ale) and Old Les (named after Lesley who was a village character). Cycling - Various bike hire companies locally. Of course you are welcome to bring your own bikes and the garage at Rosa Cottage is secure. Which ever you choose you can head off into the countryside and discover that Norfolk does have hills! The National Cycling Route No1 passes a few miles inland and Norfolk offers a wealth of small country lanes to investigate. Dining - There are numerous excellent restaurants all just a short walk or drive from Rosa Cottage. Golf - The Royal West Norfolk Golf Course borders Brancaster beach just one mile away from Rosa Cottage. Shopping in Burnham Market - Also known as 'Norfolk's loveliest village'. Burnham Market is just 4 miles from Rosa Cottage and offers over 40 quality independent shops where you will find a bakery, butchers, florists, fresh fish, delicatessen, clothing, shoes, books, antiques, garden and home accessories. Hiking and walking - Coastal path passes the door of Rosa Cottage heading both East and West along the coast. If you want something a little less strenuous then there are some lovely short walks from the cottage. If you head South from Rosa Cottage for just a few minutes up the hill you will get magnificent views of Brancaster Beach and beyond. The beach is a pleasant short walk as is the footpath to Brancaster Staithe. The Norfolk Coastal bus runs regularly along the coast should you not wish to walk back. Kite surfing and windsurfing - Kite surfing and windsurfing are major sports on the Norfolk coast. Whether you are just being dragged along the sand by the kite (intentionally or by accident) or surfing and buggying. Kite surfing and kiting can be done most places, with Brancaster and Hunstanton beaches being very popular. Kite buggying is a little less popular with the authorities, but there are some excellent locations for it, like the West end of Brancaster Beach.

It has been stylishly refurbished resulting in a cool, contemporary holiday home for 6 - 8 people. 10 - 12 can be accommodated in conjunction with the adjacent property, the Old Hardware. This is a perfect place to stay in the heart of the working village of Docking, close to Burnham Market and within a 10 minute drive of the beautiful North Norfolk coast, with its miles of wide sandy beaches. This uniquely designed house is a super place for families with a fabulous kitchen and living and dining rooms both with wood burner stoves. There is another large downstairs room which can be used as 2nd living room or made up as a 4th bedroom. Upstairs is a gorgeous master bedroom - a lovely high-ceiling room with many original features. Two other bedrooms are available, one double and one with twin beds. A welcome bottle of wine is provided upon arrival

Facilities on site include heated indoor swimming pool (with small baby pool) arcade, shop, launderette, children's park, sports court and "The boathouse" tavern bar and restaurant with nightly entertainment. Site is situated 5 mins walk to the beach with local amenities also within walking distance including cafes, chip shops, arcades, butchers and several public houses. Its a pleasant work along the sea front into Hunstanton or hop onto the local hopper bus, this can also take you into wells or Cromer about an hour away! Other local attractions include Norfolk lavender, the royal estate of Sandringham and the stunning house and grounds of Holkham.
