Hello and welcome. Here is a little information about my home which is equipped with Sky TV and free wifi and broadband. The best place to be is in the Conservatory where you can sit in comfortable arm chairs or eat at the dining table with an outlook onto the garden and decking area where guests are also welcome to sit, weather permitting. There is a newly refitted downstairs cloakroom and you will have exclusive use of the newly refitted bathroom with separate shower and slipper bath. I have one triple/double bedroom, a standard double and a single room available. All rooms including bathroom and cloakroom are cleaned daily. There is a very good bus service from the town which will take you to Kings Lynn or to Dereham and Norwich. There is an excellent train service from Downham Market to Kings Cross, London. Transport to Downham Market can be provided at an extra cost. Any extra services such as use of the washing machine, evening meal etc will incur an extra charge and should therefore be agreed at the time of booking. I look forward to welcoming my first guests this autumn.

The Old Rectory House is a Georgian country house offering luxurious group accommodation near Swaffham. The Old Rectory House is situated in a tiny village located in the middle of a triangle with the corners of Swaffham, Downham Market and Thetford. It is one of the most fascinating villages in Norfolk and is a great base for exploring the lesser known western part of the county. There are two linked sites in the village that draw visitors from far and wide. The first is Oxburgh Hall, home to the Bedingfield family since it was built in 1482 and still a residence half a millennium later. This elaborate Tudor manor house encapsulates so much of that era in its building and setting: a square moat and a huge and ostentatious gatehouse seven stories high.  It shouts of the wealth and power of those who built it. Although the interior is much changed and largely Victorian, it contains needlework by two of the great women of the age, Bess of Hardwick and Mary Queen of Scots. It is also reputed to contain the ghost of a Spanish woman who disappeared in mysterious circumstances in the 16th century. The second great site is St John’s Church, famous for the collapse of its spire in 1948. There is much evidence in the church that the Bedingfields stuck to the old faith: the intricate decoration shows they were able to protect the place through the worst Reformation and Puritan excesses. There is a third place in the village, again linked to the Bedingfields, known as The Bedingfield Arms or also known as the Bedingfield Coach-house for its old use. Guests can visit the village pub for accommodations. In the vicinity of the village, there is plenty to occupy those on a longer stay. Cockley Cley has a wonderful Saxon Church. Just a mile or so east there is a reconstructed Iceni village. Both Downham Market and Swaffham (enjoying some TV fame as a setting in the series 'Kingdom') are well worth visiting.

The NeighborhoodGreat Massingham is a gorgeous village in the heart of rural North West Norfolk, with a green, woodland and wildflower areas, several ponds with ducks, a picturesque church and a playpark with outdoor fitness equipment and tennis courts. Walking and cycling routes all pass through here, minutes from the Peddars Way, and Barrack House sits directly on the beautiful village green, next to the characterful Dabbling Duck pub, which serves good lunches and evening meals. The main house overlooks the duck ponds and historic church. There is a small but well equipped village store opposite, with its own little deli counter, post office and facilities for withdrawing cash. The cottage is 25 minutes drive from the beautiful north Norfolk beaches of Wells and Holkham. Sandringham is also within easy reach, offering lovely wooded walks. Pensthorpe nature reserve is a 20 min drive from Great Massingham and many other superb locations for birdwatching exist in the wider area. Great Massingham is a 30 minute drive from the characterful market town of Holt, with its many antique shops and galleries. It is 50 minutes from Norwich, with a fine cathedral, bustling marketplace and superb collection of shops and cafes. Getting AroundThis is an area which requires a car or bike! 2 miles from the A148 and B1065, far enough to get away from traffic noise. Other Things to NoteBookings for July and August are for week long lettings only, changing over on Saturdays. In school holidays bookings are for a minimum of 3 nights. This area unfortunately has quite poor reception for the mobile 02 network. Proper countryside!

The SpaceHouse sleeps 6 but there is a sofa bed and a very comfortable inflatable bed suitable for children. The main bedroom is on the ground floor and has a superking double bed that can be configured as twin singles. There is a large ensuite bathroom with a really good walk in shower and an extra large bath. All bedrooms have TVs The two smaller rooms are upstairs and share a bathroom. Both rooms have a standard double bed in. The sitting room has a sofa bed and there there are also two good quality very comfortable inflatable beds, one a double and the other a single. The single airbed can be put up in the large double room or in one of the upstairs rooms. The house has a well equipped kitchen. The table in the bay window of the kitchen can seat six although five is more comfortable.( Up to 12 can eat in the sunroom see below.) Cooking via a pretty standard electric stove although for larger numbers the two oven Aga can be switched on. There is a washing up machine, and a fridge/freezer The sitting room has a decent sized TV with a very basic sky setup and a DVD player. Seating is only four but the chairs from the kitchen are wheeled and can easily be moved through. There is a very efficient woodburner and logs are supplied. The sunroom, which has underfloor heating has a sofa, a couple of recliners and some comfortable outdoor wooden furniture. It also has a long table and chairs for up to 12 people to eat. There is a good size Utility room with washing machine and tumble drier. We are not a hotel - think of it more as a stay with friends. Ensuite double bedroom with comfortable 4'6" bed in 4 bedroomed detached house occupied by friendly professional married couple. I don't make breakfast for you but you are welcome to help yourself to cereal, toast etc or use the kitchen to cook a full English. The NeighborhoodOur house is on a quiet residential road in North Wootton which is around 4 miles north of King's Lynn and is perfect if you want to spend time cycling or walking with miles of open countryside on our doorstep. The Royal Sandringham Estate is just 5 miles away with grounds, house & gardens open to the public. The coastal areas of Hunstanton through to the Burnham’s (Lord Nelsons Birthplace) are within a half hour drive. There are RSPB Reserves at Snettisham, Holme and Titchwell and for walkers Peddars Way, Dersingham Bog at Wolferton, Norfolk Coastal Path and Roydon Common Nature Reserve. Historic local places include Castle Rising Castle, Castle Acre Priory, Kings Lynn, Houghton Hall, Oxburgh Hall and Holkham Hall. Alternatively, just come to relax, unwind and eat well at some excellent local pubs. Getting AroundThere is a bus stop just a couple of minutes walk away with regular buses into King's Lynn. Or hop on the Coast Hopper bus to enjoy the delights of the North Norfolk coast. The train from King's Lynn to London King's Cross via Cambridge takes around 1 hour 40 minutes. A taxi to or from the station in King's Lynn should cost around £5 to £7 (pre-booked it will cost more if you use the taxi rank outside the station) Other Things to NoteThere is a Tesco Express supermarket, chemist and takeaway Chinese 0.5 miles away and an Asda supermarket 1.7 miles away. Also a great pub (the Swan at South Wootton) with good food just over a mile away.

The SpaceA charming 3 bedroom brick and flint cottage, with open plan accommodation and exposed beams. The cottage is part of the "Old Maltings" conversion and enjoys two off-road parking spaces. The master bedroom has a double bed and an attractive ensuite shower room. The second bedroom has a double bed & a cot available. The third bedroom has two 2'6" single beds.There is also a bathroom with full size bath. The kitchen is well equipped with full size cooker, microwave, fridge/freezer, dishwasher & washer/drier. Although there is no wifi provided, there is good reception on a BT Fon wifi hotspot. If you're not a BT client BT Fon vouchers can be purchased online. There is outdoor seating & a brick built Barbecue. Underfloor heating is included. The cottage is close to the village centre with a variety of independent shops & the acclaimed Hoste Arms. The beaches of Holkham, Wells & Brancaster are a short drive away. The Coasthopper bus stop is a short walk away. Spent a wonderful afternoon going round the open gardens in the village. Will go back "An English country retreat" We had an absolutely delightful stay in the Old School House and can't recommend it enough. It's location in the village of Wereham is stunning - it overlooks the village pond, across from the church and opposite the pub. A perfect English village setting. The property is extremely comfortable and spacious - it has attractive decor throughout and plenty of equipment. Many places we've stayed tend only to cater for basic needs but the owners seem to have thought of everything. This area of Norfolk is largely ignored and yet there 's much to explore. King's Lynn, Swaffham, Thetford, Ely and the North Norfolk coast a little further afield. The National Trust property of Oxburgh Hall is a nearby gem too. However if peace and quiet is what you need you'll find it here. We'll be back. "Great Value" Roomy, comfortable and well-appointed accommodation in a chocolate-box English village setting. I was really impressed by the facilities and equipment available. There are plenty of touristy places to visit within reasonable driving distance. The house has plenty of room and is very well-priced, especially for a large group - a club break, family reunion holiday, retreat etc. The wood-burning stove and stock of games and books make it an enjoyable place to stay even on a cold wet day. ‘Thank you for allowing us to stay in your lovely home. The SpaceThe fully equipped Guest Suite is attached to our original Edwardian House in Terrington St John. It has a separate double bedroom, Edwardian-style en-suite bathroom and private sitting room - complete with a double sofa bed if required. Guests can also book the En-Suite Double Room in the main house. It includes a large double fourposter bed and en-suite facilities with shower. The room has a southerly aspect overlooking the front lawn. We have a further three double bedrooms with large Edwardian-style separate shared bathroom. There are excellent rail links from Stansted airport to our local station of Watlington (via Cambridge and The Cathedral town of Ely) which is the last stop before Kings Lynn. Also a half hourly bus service, the X1, traveling from Peterborough, Kings Lynn, Norwich, Great Yarmouth, Lowestoft, stops at the village en route. Guests have the use of our Garden Room attached to our Edwardian home plus the opportunity to enjoy our extensive gardens and grounds. The SpaceThe main stable door leads directly into a spacious sitting room with exposed beams feature cast iron range. A stable door at the far end of the room leads directly onto the garden. To the right is a new galley style kitchen with granite worktop and butlers sink overlooking the rear garden and patio. To the left a Norfolk enclosed staircase leads to a double room at the front with cast iron fireplace and exposed beams and a twin bedded room with exposed chimney breast and beams at the rear. The new bathroom features a bath with over shower, wc, basin and heated towel rail. Outside, the fully enclosed and secluded garden, is laid mainly to lawn, with some fruit trees and a Norfolk pamment patio with table and chairs. There is a porch and log store. Here in Burnham Market we not only have a traditional post office, butcher, baker, hardware shop, fish shop and chemist for all the necessities of everyday life, we also have over 30 highly original independent and specialist shops , beauty salons, and galleries, selling a wide range of exciting deli products, vibrant and stylish accessories for home and garden, paintings, prints and unique coastal artworks,trendy and traditional clothes for all the family, and books old and new. The SpaceThe Hay Barn was converted by the architect and owner to his own design and specification and has been recognised for its architectural merit by Breckland Council. The house has lovely vaulted ceilings, a wealth of exposed timbers and attractive brickwork. A modern property with character and excellent facilities, it enjoys large gardens and a large south-facing walled courtyard. Oxburgh Hall is situated in the heart of the village, owned by the National Trust it is one of the few moated properties they own. The very attractive Bedingfield Arms is within easy walking distance (2 minutes) and can serve breakfast, lunch, tea and supper of high quality. Oxborough is surrounded by delightful countryside, has some good market towns and villages close by and is an ideal location for getting onto the nearby quiet lanes for some enjoyable cycling. The SpaceGrade 2 listed Georgian Vicarage set in 2 acres of garden with heated outdoor pool in the walled former kitchen garden, croquet lawn, meadow, woods, tree-house and vintage caravan. The interior decor is very simple with big comfy old fashioned furniture, original oak floorboards in most rooms, all to make the most of the elegantly proportioned Georgian rooms. The house is centrally heated but there are wood burning stoves in the kitchen, dinning room and both sitting rooms to make things extra cosy. Upstairs there are 5 double bedrooms, a family bathroom and a separate shower room. Downstairs there are 2 large sitting rooms, both with ample seating and wood burning stoves, the dining room has a link door through from the winter sitting room and french doors opening on the the courtyard garden. Perfectly placed to enjoy the setting sun, and views all year round. You are welcome to wander in the paddocks and there are lovely walks from the doorstep. The cottage is well equipped, a good home from home, offering a comfortable stay. Oodles of hot water, central heating from our biomass boiler means you will always be cosy and warm even mid winter. Lounge/ dining area, tv, kitchen with fridge/ freezer compartment, oven and hob, microwave, and bathroom with shower/tub. King size bed. Guest AccessThe cottages have private access and lots of off-road parking. Only the driveway itself is shared. Lots of outside space, guests are welcome to relax on the lawn or wander in the paddocks; and the deck with the glorious uninterrupted views offer peace and quiet. Come and go as you please, make it your own. Interaction with GuestsWe live on the property and are always very happy to help with any questions, and can offer an orientation of the area. We also have a folder in the cottages with tips and advice for things to see and do in the area along with local restaurant and other recommendations. The NeighborhoodThe wonderful feature of our cottages is that they are in a remote, glorious corner of the Norfolk countryside with no light or noise pollution and fabulous country walks directly from the cottage. It's the perfect location for bird-watching, nature walks, enjoying sunset views and star-gazing. The nearest neighbour is over a mile away! Getting AroundA car is essential for getting around, there is so much exploring to do and the coast is just a 10 minute drive away. We are lucky to have lots of good pubs and restaurants close by, the closest is 30 minutes walk. The nearest village shop is approx 3 miles away in East Rudham, and the closest large supermarket is in Fakenham, 8 miles away. Taxi services can be limited during busy times so it is best to book well in advance. The closest train station is Kings Lynn which has direct high-speed access from London. There are car rental agencies in King's Lynn and public buses run between Kings Lynn and Fakenham a couple of times a day. It is just under 3 miles to the closest bus stop in West Rudham. Bring your bikes because there are great cycling routes along the quiet country lanes with not too many steep hills.

The house is in a great location within walking distance to the town centre, very close to a park. There are lots of nice restaurants and bars in the town centre, as well as some local pubs. The SpaceThe cottage is Grade 2 listed as it forms part of a terrace attached to the Bailey Gate, the ancient entrance to the village. However, it was recently totally renovated and features original beams, a large open fire, a heated travertine tiled floor to the kitchen and an awesome conservatory which opens onto a beautiful south-facing garden where you can sit in full sun or shade under an apple tree. The main bedroom has a king-sized bed and an en-suite shower room, the second bedroom is small but has a double bed. Downstairs there is a daybed which serves as a single mattress for an extra person, if required. There is a lovely bathroom downstairs. (Please note that the staircase is typical for a cottage, narrow and rather steep. An elderly person may struggle although naturally the day bed is available, and there is a downstairs toilet ) Guest AccessYou will have the entire cottage and gated garden to yourself. Interaction with GuestsI am happy to meet you as I live round the corner and so am on hand if there are any problems. I like to leave my guests to themselves though. The NeighborhoodThis village is extraordinary. It is on the Peddars Way, an ancient route much loved by walkers, and impressively it houses a Norman castle which you are free to wander round. There is a Cluniac Priory which has some of the most extensive and impressive ruins in the uk. It is run by English Heritage but you can walk the perimeter free of charge and be suitably amazed at its beauty. The river Nar, a natural chalk stream with trout (private fishing, sorry!) is at the bottom of the village and is suitable for swimming in places or paddling at the ford. (Don't drive through it even if your sat-nav says so...I will NOT be rescuing you) The church is stunning and deserves a visit, dating back to the 14th C, it is large and impressive. In the heart of the village is Stock's Green (outside the cottage) and here is a 16th C coaching Inn and a terrific gastropub. Treat yourself to an enormous supper and a pint of the specialist Ostrich Ale in the richly atmospheric bar. Music last Sunday of the month, quiz on alternative Monday nights. Barnfield's tea rooms is on the green too, right opposite the cottage, and they serve delicious homemade lunches, breakfasts and teas. You DEFINITELY need to book as it is extremely popular and please note, closed on Sundays. The Old Red Lion (down Bailey St) houses yoga courses and classes. The village hall has regular events ranging from Elvis nights through quizzes to Zumba classes and craft fairs. Locally there is a playing field, a Cost-cutter (they sell almost everything and have good opening hours), a traditional toy-shop and a charity book-shop. Swaffham (3 miles) is a traditional market town (Saturday mornings) and is useful for Waitrose, a wonderful bookshop, many charity shops/antiques/vintage shops. The coast is 35 minutes drive away (too many beaches to recommend; do your research) so pack a picnic (find the basket in the larder) and make a day of it then come back to a lovely fire and a glass of something strong from the cocktail trolley. Or a BBQ on the deck? Getting AroundYou can park right outside the cottage although the village has a free-for-all parking policy so I will try to reserve you a spot if its very busy. There are fairly regular buses to local villages and towns. I have some bikes I can lend you if you like. South Creake also has the Vegetable Stall located in a house 5 minutes away where you can buy from the honesty box the freshest of really local produce including eggs. For children there's a play area on the green just opposite. Further afield, less than 5 miles away, there is the pretty village of Burnham Market where you can find the well known Hoste Inn, village cafes, home living and clothes shops, whatever your reason it's well worth a visit. The harbour town of Wells-next-the-sea is approximately 8 miles away where you can enjoy the best fish and chips whilst overlooking the harbour, a Dutch pancake and drink on The Albatros ship or take a walk up Staithe Street where there are all types of interesting shops. South Creake is approximately 10 miles from RSPB at Titchwell and Pensthorpe and the other areas well known in north Norfolk for bird watching, so don't forget your binoculars!         This pet friendly rural cottage is set off a single track lane and is at the far end of a row of similar old farm worker cottages. There is off road parking for two cars. This old cottage has been lovingly restored to reflect the era in which it was built, including some low ceilings and doorways, so watch your head! It also has all modern facilities, including full central heating, which keeps it warm and cosy no matter the time of year. The large modern kitchen with seperate dining area leads to the comfortable living room with open fire. The bathroom is downstairs. Upstairs is the main bedroom, and as the second bedroom leads off this it is only suitable for a couple with 2 children or two seperate adults. Outside the cottage there are surprises in store. To the front there is a small garden with bird feeders, so see how many different birds you can spot from the living room window. Beyond the enclosed and covered patio area outside the kitchen door there is a large private garden with 2 summerhouses. The garden is filled with mature trees, bird song, and backs onto open fields. Well behaved small to medium dogs are very welcome to holiday here with their owners, and there are footpaths nearby leading off the lane. Or why not walk to The Coach and Horses public house where there is a large garden and enclosed porch for people with dogs, and good food and drinks for all. In Terrington St John village there is a corner convenience store, fish and chip shop and garage. The cottage is well placed for exploring North and West Norfolk beaches and tourist attractions, and locally there is a roller skating rink, golf course and horse riding school.
