The NeighborhoodThe village of Great Comberton is a mixture of black and white timber buildings, traditional brick built farmhouses and modern dwellings. It has a war memorial, a telephone box which now serves as a library, and a delightful 13th century church set in a beautiful wild flower graveyard. Although the church clock rings out hourly, the village is bestowed a timeless feel by its magical setting, musical country sounds and gentle pace of life. The River Avon is accessed via a footpath and the ‘Village Green’ lies on its banks. Many public footpaths are easily accessed straight from Arden Croft leading to Little Comberton, Nafford, Bredon Hill, Elmley Castle and the River Avon. The house is within reach of the Worcestershire way and Shakespeare Trail. Pershore, a regency market town with an historic abbey and individual shops, is 2 miles away while Evesham is 6 miles, Cheltenham miles, Worcester miles and Stratford miles. The Vale of Evesham and Bredon Hill are on the doorstep and the Makvern Hills a 30 minute drive away. The National Trust’s Croome Park, Snowshill Manor, Coughton Court, Hanbury Hall and Hidcote Gardens are all within an easy drive, as are other historic sites like the Severn Valley Railway, Hereford Cathedral, Castle and the Royal Shakespeare Theatre and Shakespeare’s Birthplace at Stratford. Getting AroundTo make the most of the area you need your own transport. The village is an ideal spot for walking or cycling. Other Things to NoteThere is no street lighting in the village, bus services are very limited and there are no facilities in the village itself.

The SpaceThe Barn B&B is a converted 19th century barn and stables. Guest AccessThe guest accommodation is in an completely separate building to the main house. There are 3 separate bedrooms (2 doubles and a twin) at £95/room/ night. You will be provided with a key to come and go as you please. Breakfast included. Interaction with GuestsAll guests are greeted with tea and biscuits on arrival. The B&B is completely separate from the main house in a converted barn and stables. As with a typical B&B, we may have other guests staying who will be using living space and breakfast table. If you would like a completely private space, we also have a 1 bedroom cottage available. Please contact us separately about this. The NeighborhoodPensham is a 15 minute walk into Pershore. 15 Minute drive into Broadway and 30 Minutes into the spa town of Cheltenham Getting AroundPershore Station is a 10min drive away.     The SpaceYou can't miss our hens on your arrival, and we'll happily add an egg or two to the breakfast that will be left in the kitchen for you to prepare. Simply furnished, but we hope with everything you need. If not, just ask. Ideal for a single person or couple, we can also add a small mattress in the bedroom for a young child if needed. Or you can bring a travel cot. Guest AccessThe accommodation has one bedroom with a separate lounge as well as kitchen and shower room. There is a parking space adjacent and the property has its own door. It is totally independent of our living area - there is no internal door, so it is completely private. Interaction with GuestsWe are a busy family with lots of comings and goings every day, however we are more than happy to find time to chat and help make your stay relaxing and enjoyable. We know the area well and have enjoyed plenty of walking and outings over the last 15 years. The NeighborhoodCropthorne is a small village with church and a historic centre including thatches and black and white houses. The Bell pub is within five minutes' walk of the Coop. The countryside around is lovely, as is the local market town of Pershore, incredibly still with a good amount of independent shops. Getting AroundA parking space is located adjacent to the property, though you will need to negotiate a few steps from there to the Coop. Public transport is limited to the village so we'd recommend a car unless you like the slower pace. Other Things to NotePlease note that the Coop forms the ground floor of part of our family home, so you will hear us at times. However, this has not been an issue raised by guests. Also there is currently no wardrobe, but a hanging rail. All bed linen, tea towels as well as hand and bath towels are provided.

The Abbey is well worth a visit as is the Community Arts Centre which has a programe of shows and films. The town has a Leisure Centre with swimming pool and gymnasium and also has a programe of activities . Pershore has an array of individual shops and cafes as well as an Asda supermarket, Tesco One Stop Shop, these and an indoor market open Wednesdays to Saturdays for fresh bread meat, fish and local produce. There are two garages within walking distance of the property with shops selling newspapers and convenience goods. Getting AroundPublic transport runs regularly from Pershore town centre, and there is a train station a short taxi ride away (located just outside Pershore) with direct access to London. Getting to us by car Take junction 7 off the M5 and travel until you enter Pershore. Take the first right after you have passed the Pershore town sign, and travel approx. 1 mile. You will exit Pershore, and access road is on right opposite nursery/garden centre, but is quite concealed. Access by train Trains from London and Worcester travel direct to Pershore train station. A taxi is advised to reach The Annexe. Access by bus Buses travel into Pershore town centre, where guests can walk 15 minutes to The Annexe, or take a taxi.                           The SpaceWe are not sure just when the cottage was built but it shows on a map of Fladbury dated 1789 so its at least 228 years old! The row of cottages may have belonged to the Church at one time and housed local families. It is difficult to believe that a whole extended family with numerous children were brought up here, there does not seem to be enough space and the scale is very different to our modern homes. It is commonly termed a 'one up one down' cottage with a small kitchen and yard to the rear. There is no garden. The staircase leading to the bedroom and bathroom is particularly narrow - beware those with broad shoulders! The gas-fired stove gives a cosy glow and instant heat on chilly mornings and evenings St John's Church dominates the centre of the village and summer Saturdays are often punctuated by pealing bells and bridal parties, a typical picture-postcard English village scene! Guest AccessThe accommodation is completely self-contained with on-street parking outside. Although we live only a few miles away we have a key safe on the door so that guests are not kept waiting when they arrive in the village. Interaction with GuestsWe will endeavour to make contact with all guests during their stay. However we are always available to sort problems or give advice on great places to visit in the area. The NeighborhoodThe cottage is ideally located for the Vale of Evesham, Pershore, the cathedral city of Worcester, Warwick and Stratford-Upon-Avon, home to Shakespeare and the Royal Shakespeare Company. Broadway, known fondly as the heart of the Cotswolds and the Regency spa town of Cheltenham are both just 25 minutes away. For those looking for a more active holiday, we are surrounded by beautiful country walks so walking boots are a must. Fladbury is also a very popular cycling route and there is access to a safe and secure courtyard at the rear of the cottage for bikes. Set in 300 acres of stunning countryside, The Vale Golf & Country Club is a mere ten minute drive away and boasts two golf courses, including a championship international golf course, an eighteen bay flood lit driving range and chipping area. Fladbury golf course is within walking distance! The church of St John the Baptist in Fladbury is located in the village centre. It has been a site of Christian worship since monks settled here in 691AD when Ethelred, the King of Mercia, made a grant of land to Oftfor the then Bishop of Worcester. The monks later moved on to found the monastery that became Evesham Abbey. No trace of the early Saxon building remains, the present building dates from the 12th century with only the base of the tower dating back to Norman times. The church was rebuilt in 1340 with significant restorations taking place during Victorian times. The tower has a ring of eight bells which were rehung on a new frame in 1991. Getting AroundThe M5, M6, M42 & M50 motorways are less than 30 minutes drive away. Evesham, Pershore and Stratford Upon Avon also have good rail links to London, Oxford and Birmingham. Fladbury is not on a bus route. Other Things to NoteYou will find tea, coffee, sugar and fresh milk awaiting you. We also make sure that salt/pepper and olive oil/vinegar are always available. The kitchen is small and has a fridge, kettle, toaster, single induction hob and small oven/grill. Although the cooking facilites are limited, anyone who is used to cooking on a boat or a caravan etc, will have no problem. Wifi from the new BT fast fibre terminal has also now been installed for you to use.

The NeighborhoodYou will be in peaceful surroundings, well away from any main roads, so it's a wonderful place to relax, go for walks, watch movies and generally unwind. That said, you can walk to a pub in 20mins or take short drives to many excellent pubs and restaurants. The Georgian market town of Pershore is 10mins away where you will find a selection of good restaurants, take aways and No.8 Arts centre showing films and live productions. The cathedral town of Worcester is a short 20min drive away. Shakespeare's Stratford upon Avon is 30mins away with its wonderful exhibitions and historical sites. The RSC and Swan theatres always have productions on and the Theatre tours are highly recommended. The beautiful spa town of Cheltenham is 40min's drive away with wonderful architecture, shopping and dining opportunities. Slightly further afield (40mins) are the breathtaking Malvern hills with excellent walking and views across Worcestershire to the vale of Evesham and into Herefordshire and Wales. We sit 20mins away from the Cotswold town of Broadway and from there you can explore many of the stunning villages in a day. There are also great walks on and around the 100mile Cotswold Way with plenty of pub stops to quench thirst and hunger! Getting AroundWe are 10mins from Pershore and Evesham train stations which are on the main line into London Paddington. The Worcester train station is 20mins away and is on the line up to Birmingham. We are 15mins from junction 6 on the M5. Access from the M40 takes you past Stratford onto the A46 and towards Evesham before getting to us. We can recommend Evesham Car Rentals who can deliver a car to the flat or to a train station. There are a number of taxi services in the area which we can recommend.

Summary Fladbury Mill is a stunning, grade II listed mill, idyllically located on the banks of the River Avon, within 12 acres of beautiful gardens and meadows. The oldest part of the mill dates back to the 17th century, with the remainder of the property dating from the early 18th century. The owners of Fladbury Mill, who live in separate accommodation at the property, have lovingly restored the water wheel and the turbine at the mill, and this provides a significant proportion of the electricity used on the site. Fladbury Mill is located in the ancient village of Fladbury, in the peaceful Vale of Evesham, just two miles to the north of the Cotswolds Area of Outstanding Natural Beauty and close to Stratford-upon-Avon, the home of William Shakespeare. In addition to the water wheel and the turbine, the mill has many character features, including oak floors, wooden beams and antique furniture. The character of the property is complemented by its modern facilities, including wireless internet access, three flatscreen TVs and a contemporary kitchen. The mill sleeps a maximum of seven people, in four bedrooms, with two family bathrooms. Off street parking is available and there is a large garden, with the mill stream running through it. Fladbury Mill is an ideal retreat for families or a group of friends, looking for a peaceful getaway. Description The front door of Fladbury Mill opens into a large entrance hall, with lovely oak flooring. The following rooms are accessed from the entrance hall: •Living room: With an oak floor, wooden beams and lovely windows looking out over the garden, this large room contains comfy seating for seven, a Freeview TV with DVD player, and an electric flame effect fire in a lovely red brick fireplace; •Dining room: A dual aspect room, with views of the mill pond and the garden, this room contains a large polished wood table, with seating for up to seven guests; •Kitchen: A modern, recently fitted kitchen, with lovely views of the river. Contains an electric hob, electric oven, microwave, fridge, fridge freezer, dishwasher, toaster, kettle and TV. There is an island in the kitchen, with bar stool seating, and an extending breakfast table, with seating for six; •Laundry: Contains a washer dryer and a sink bench; •Cloakroom: Accessed via the laundry, contains a toilet. Key Features Flood risk: The property is located on the banks of the River Avon, in an area that occasionally experiences temporary flooding. It is therefore possible that, on rare occasions, access to the property may not be possible, in which case the owners would have to cancel any bookings at the property. A full refund would be provided in such exceptional circumstances. Arrival and departure days: Standard arrival days are Fridays and Mondays, with standard holiday durations being: •three night weekends commencing on a Friday; •four day mid-week breaks commencing on a Monday; •week long breaks commencing on either a Friday or a Monday. Flexible arrival and departure days may be possible – please contact us to discuss your requirements. Security deposits: Security deposits are not required (please note that guests are still liable for any damage or additional cleaning required as a result of their actions). Occupancy: The maximum occupancy of the property, including its grounds, is seven guests, at any point during your stay. The holiday home is entirely self-contained, with its own entrance and large gardens. By arrangement, the owners are happy to give guests a tour of the water wheel and turbine, which they restored and maintain themselves. Housekeeping: Where a letting exceeds seven nights, a mid-stay clean, bed and towel change are included in the price. Additional housekeeping services may be available on request. Child friendly facilities: The property accepts children of all ages, however, guests requiring travel cots or high chairs must bring their own. Fishing: Guests have the right to fish from the garden of Fladbury Mill. Initial consumables: A small quantity of initial consumables is provided for your convenience (eg. tea, coffee, sugar, dishwasher tablets, washing up liquid, soap, washing powder, toilet rolls, etc), however, you should not expect the quantity of these provisions to be sufficient for the duration of your stay. Accessibility, health and safety: Guests should be aware that the fast flowing and deep River Avon flows through the garden of the property. There are no barriers between the garden and the river, and the wooden jetty can be slippy, therefore all guests should take great care near the river. Children should be carefully supervised at all times, when outdoors. This is an old, Grade II listed property and has many character features, including low beams and doors, and multiple floors, which could pose difficulty to guests with limited mobility, or carrying babies, both in terms of their general movement and their ability to quickly exit the house in the event of an emergency. The smoke and CO detectors operate on a sound only basis and, therefore, those who have serious impairment of hearing may not be able to hear the alarm systems and could be at risk. Smoking: No smoking is permitted throughout the property. Photographs: In order to provide you with as much detail of our properties as possible, we sometimes use wide angle photography, which can make certain rooms, or spaces, appear larger than they actually are. The cathedral city of Worcester is 20 mins away by car. The Cotswolds, Bredon Hill and Malvern hills are within a 30 minute reach and offer great walks. Stratford-Upon-Avon is 30 mins away too by car. Getting AroundThe accommodation is near both Pershore and Evesham train stations. There is a local bus that runs into Worcester and Evesham at the top of the road (A44) which is 5 mins from the house. Other Things to NoteIt is very easy to get around from this village. Great road network, traffic not bad and good access to all of this areas highlights.

                                          The SpaceParsons Pleck is a large mid century modern space, with open plan living and dining. There are 6 bedrooms, 2 ensuite, and two shared shower rooms. A well equipped kitchen that can deal with most things! A large fridge freezer with ICEMAKER (you don't need to buy ice), and a separate wine fridge. A nespresso machine (please bring your own pods) There is a BBQ, with seating both to eat al fresco or just relax on the large wooden deck that wraps around the back of the house. Guest AccessThe whole property is available for you. If you are bringing guests who may benefit from some assistance, we can also provide grab bars for the showers for those who would find this helpful. Interaction with GuestsI will be there to welcome you and take you through everything you need to know. If there are any problems, I am at the end of the phone. There is a small charge for dogs, £50 per stay are welcome but please NO pets on furniture or in the bedrooms. The NeighborhoodBirlingham is a beautiful village set in the heart of Worcestershire. We are surrounded by fantastic countryside, close to many places of interest, and great for walking and enjoying the outdoors. The house is equipped with lots of things to entertain you during your stay, but do explore the surroundings. Walking is fantastic, and you are close to Cheltenham, Malvern, Broadway and all that the Cotswolds have to offer. Getting AroundThere is plenty of parking at the house, 4 cars easily. Please respect the verges though! There are taxis in Pershore, but remember this is not an urban environment, so sorry no Ubers! It is a farming village so there are tractors and farm traffic. Other Things to NoteThe house is designed to relax and enjoy. There are lots of activities from the pool (if you are brave enough-sorry it isn't heated yet), trampoline, table tennis, Wii, and lots of board games. We have even provided a keyboard for those musically minded. We want people to enjoy the space and have fun....all of you...together. And finally please note we provide a starter pack for the kitchen of a couple of bin liners and a few dishwasher tablets. Please make sure you add these to your shopping list when you are planning your visit. We hope that everyone has a wonderful time and are grateful for things being left as you found it on arrival, so if the dishwasher can be run with all those last bits and pieces and the rubbish taken out that is really kind. There is ample rubbish provision with grey bins for general waste and green recycling bins. Recycling does not have to be sorted, but card, glass, plastic, tetra etc can all go in (please not in plastic bags just loose). We have bins to sort the rubbish in the kitchen to make this easier. We have provided an Amnesty book for guests so if something is broken that we have missed, let us know, or if you happen to break a wine glass or two during your stay - fret not these things happen. But PLEASE let us know so that we can deal with it immediately and ensure that our next guests don't find themselves short of something. Thanks so much for your understanding.
