The SpaceOur second floor one-bedroom modern and comfortable flat with two balconies has fantastic views over the Bay. It is in a quiet position yet close to all amenities - old town, Marina, Igalo and the & 7km long sea promenade (only 5min away!). Herceg Novi a coastal town in Montenegro located at the entrance of the Bay of Kotor and the foot of Mount Orjen. It is recognisable by the abundance of mimosa trees and its characteristic flights of stairs. It is a 'city of the sun', thanks to the large number of sunny days all year round. The town is founded by the Bosnian king Tvrtko I in 1382 and has a rich history stemming from influences from the Turkish rule as well as the Venetian rule lasting 110 years. Full of thick greenery, Herceg Novi hides numerous kinds of tropical flowers. Towards the end of January the town becomes scented with the subtle fragrance of yellow and green mimosas and the Festival of Mimosa is dedicated to this flower. During the summer months many festivals are organised to further enrich the tourist offer of this enchanted town. One of the features of town is a 7km long promenade along the sea which you can reach in 5 min. A recently bought a new built one-bedroom apartment is in a small, two-floor building. The apartment has a fantastic view over the bay and is less than 5 minutes walk to the nearest beach and tennis courts overlooking the sea. It has a dedicated private parking which is a real bonus in a buzzing town during high season. The position of the place provides an excellent starting point for exploring the area: Kotor and Dubrovnik (in Croatia), both UNESCO sites, are 30-45 min drive. Flat is situated in an excellent position for leisure, trips and culture. Beaches and boat trips around the Bay of Kotor are very easily accessed and arranged, including diving in a village Rose. Old town offers historical places of interest. There is an option of rafting as a day trip or an overnight stay. Visit old monasteries and have deliciously prepared meal at old windmill, only a short distance by car. Perhaps, a traditional meal at the top of a mountain, set among the deep wood? There are two neaby airports - Tivat in Montenegro ,23km away (reached in 30 minutes via a short ferry boat and fantastic views of the bay) and Dubrovnik in Croatia. We can arrange a taxi pick up with a local, reliable driver for additional cost (around 30-40 euros). Apartment at great location seaside by promenade, nice sea-view and a reasonable price. Beach, restaurants, coffee bars, shops all around. City marina and Old town 3-5 minutes walk. All kind services and activities can be provided, such as transfers, shore tours, excursions, hiking, biking, speed boat trips... I want this place to be as best as possible. The Konoba would be the perfect place for preparing meals and socializing, as the thick stone walls provide nice cool shade in the hot summer months; also it connects well to the garden outdoor space. Interaction with GuestsThe owner of the house is my husband's uncle, and I will be your host. I live nearby, so I'll be at your disposal for any questions or needs that you may have. For example, the phone number of private doctors, taxi service, rent a car, etc. I can arrange additionally car transfers and rent a car service from both airports, if you are coming by airplane. Or make a reservation for your parking space if you are coming with the car. Also I can arrange for you various excursion with the travel agency, or by boat or by car; or some meal times to be prepared for you in the garden; babysitting; etc. My husband and I maintain a garden, so we will be coming 2-3 times a week to water grass, pick up leaves if necessary. It all does not last long, and of course we can do it when you're not there, to not disturb you. Or as you prefer. Any how, you will be enjoying your privacy in one of most beautiful mediterranean gardens. The NeighborhoodThe villa has the perfect location for guests, in the center of town, close by to the beaches and seafront. The main square and historical buildings and churches are all close by, along with local shops, fashionable boutiques, restaurants, bars and all day cafes; all available with only a short minute or so stroll away. There are many activities in the town to choose from and guests can easily reach great open sea beaches by travelling on all day long taxi boats, out onto the Lustica peninsular. There are also many beaches, restaurants, coffee bars to choose from on the seafront, and the town marina is a short 0-5 minutes walk away. Getting AroundThe villa is located in the old town part of Herceg Novi, which is walled and is pedestrianized zone. If guests are travelling by car, then they would either have the choice to park their cars on local nearby roads, or in parking lots which have a daily charge. There are two major airports nearby, Tivat and Dubrovnik (Croatia) airports, which are both approx the same distance away, 45 minutes by car journey. We can arrange additionally car transfers and rent a car service from bought airports. Other Things to NoteThe villa is fully equipped for holiday staying guests. It includes washing machine, dishwasher, hair dryer, iron with ironing board, garden furniture for dining, sun loungers, air con, Satellite TV, WiFi Internet connectivity and much more. The dining room has access to the garden and poolside terrace via large door which extends the living space to the outside. -There is a small living room on the ground floor, with a large sofa and satellite TV. It has access to the south garden furnished with a large dining table and chairs. This part of the garden gets plenty of shade so it's cool and pleasant even when it's very hot. -Poolside terraces. Next to the pool there is an elevated terrace, convenient for relaxing, or drinks, dining etc, It is shielded from the midday sun by thick vines. There are 3 terraces all of which have stunning view on the Boka bay entrance. Main terrace is fitted with outside table for 10 persons and it has a large barbeque. There is also a separate apartment, within the property, fully fitted for 4 persons ( cable TV, DVD ), equipped with kitchen , terrace and bathroom. This property has two private parking places, independent water system and fully equipped household ( washing machine, dish washer machine, iron, vacuum cleaner etc. ). Departures are in 09 h and 11 h every day and return is at 17 h and 18 h same day. Amazing daily trip. Getting AroundTransfer service from the airport is very proffesional and cheap. Parking is nearby but it have to be paid aditional. Pablic transit is very convenient, bus station is 200 m away from the apartment and buses are comming on every 15 minutes. The SpaceThis is one of the best locations in Montenegro. Herceg Novi old town (Stari Grad) is relatively unspoilt, with not too many tourists. The villa was bought by us 10 years ago and we carried out restoration and adaptation to make a 3 bedroom and a 2 bedroom apartments about 5 years ago. We have kept the flavour of the original house and made sure it fits in well with the neighbouring homes (all of which are occupied by full time local residents) in the old town. The rooms are spacious and airy, with new and silent air conditioning making it comfortable all year round. I am an artist and have brought many original art works and furniture from the UK to decorate the house. The kitchen is well equipped with many more glasses, crockery etc than usual for a holiday house - this really is 'home from home'. Guest AccessGuests have parking on site, not common and very important in a coastal old town.The villa sits in a small and private, pretty garden full of fruit trees and flowers and has a kettle barbeque. The south facing terrace command splendid views, with easy access. There are comfortable chairs and tables and some sun-loungers, all with cushions. Access to the old town is along our footpath, shared only with neighbours, 2 minutes to the green market and everything you need including cafes, restaurants and so on. From there it is 10 minutes to the small and busy harbour, with all sorts of beaches dotted along the flat waters edge path way, or take a small boat from the harbour to one of the outlying beaches. Interaction with GuestsI make sure that guests have all questions answered as well as give a good deal of local information before they arrive At Zuta Kuca. Guests will receive a comprehensive guide to the house and area well before travelling, full of information from local shops, restaurants cafes to tit-bits of advice on local attitudes to help make their stay as enjoyable and successful as possible. We use a very friendly, reliable and fast responding management company ensuring any problems are resolved right away. They also clean and change linens etc weekly (additional cleaning available on request). And I am at the end of the phone line any time additional help required. The NeighborhoodThe views from At Zuta Kuca are spectacular, and a great deal of time can be spent simply taking in various boating and bird activity, the changing sky day or night. Listening to the clock in the old clock tower strike the hour, the bustle of the old town market traders (a short walk of 2 minutes on our private footpath shared only with immediate next door neighbours) and maybe wedding music or an event in the harbour all add to the charm of this lovely atmospheric old town. From the old square it is a 10 minute walk to the small harbour and from there along a waters edge promenade there are many beaches of various sorts for many km in both directions Getting AroundWe provide recommendations for car rental (Dubrovnik airport is only 40 minutes drive), taxi transfers, one and two-man-band tour operators such as walking guides, olive mills, boat trips, scuba diving, cycling, kayaking and all sorts of activities as well as sight seeing to Kotor, Stari Bar, Dubrovnik, Ostrog Monastry, Lake Skadar,Tara Canyon, Lovcen National Park and many other beautiful locations. This includes tips for best local beaches and small ferry boats to other beaches.Blue Line buses operate around the district are easy cheap and plentiful. their office is close to the house and the bus station about 400 metres. There is a taxi rank near the end of our small lane, taxis are metered and cheap. Other Things to NoteThe house is well and tastefully equipped, original art works, rugs, cushions and additional lighting in each room. Linens are pure cotton. Crockery glass-wear cutlery saucepans of high standard and plentiful. This really is our home from home and we want our guests to enjoy being AT ZUTA KUCA as much as we do .

It has double bed and sofa that can be spread out into a comfortable bed. The dimensions of double bed and spread out sofa are the same: 200cm x 180cm (78.74in x 70.86in). Bed linen is changed every 5 days depending on length of stay. The building has a garage in which one parking space is available but it must be booked in advance. The SpaceThe House is located on the waterfront promenade, across the city port, on the most attractive location in Herceg Novi - The Square. The apartment is situated on the top two stories of a classic Mediterranean house on the Šest Danica walkway. The guest can use the lush green garden whose five 100 year old palm trees provide a nice shade during the summer months. Also there is a balcony on the top of the house, that gives you the best view possible, it overlooks the entire Square, city port and the entrance to the bay. The apartment is a duplex, first floor has a spacious dining room/kitchen, two bedrooms, a saloon that has a retractable sofa bed and a bathroom. Upstairs is a large space that has a queen size bed, sofa bed, bathroom and a balcony. The law prohibits the music to be played after 01:00 am so the period of loud music is usually 22:30 - 01:00 Getting AroundWe don't provide our guests with a parking space, but we can put you in touch with a local open air garage (50m from the house) that rents parking spaces for about 6-7 Euro a day (depends on a number of factors like time of the year/how long will you stay etc...) Other Things to NoteThe apartment doesn't have its own WI-Fi connection (due to some technical difficulty) so we use the neighbours connection, unfortunately the signal is sometimes week and cannot be available in all all rooms.

      The SpaceThis is one of the best locations in Montenegro. Herceg Novi old town (Stari Grad) is relatively unspoilt, including unspoilt by too many tourists. The villa was bought by us about 9 years ago and we carried out restoration and adaptation to a 3 bedroom and a 2 bedroom apartment about 5 years ago. We have kept the flavour of the original house and made sure it fits in well with the neighbouring homes (all of which are occupied by full time local residents) in the old town. The rooms are spacious and airy, with new and silent air conditioning making it comfortable all year round. I am an artist and have brought many original art works and furniture from the UK to decorate the house. The kitchen is well equipped with many more glasses, crockery etc than usual for a holiday house - this really is 'home from home'. Guest AccessGuests have parking on site, not common and very important in a coastal old town. There is a kettle barbeque for the lower apartment and the upper has the original summer kitchen and built in barbeque. The villa sits in a small and private, pretty garden full of fruit trees and flowers The south facing terraces (5 in all) all command splendid views, with easy access. There are comfortable chairs and tables and some sun-loungers, all with cushions. Access to the old town is along our footpath, shared only with neighbours, 2 minutes to the green market and everything you need including cafes, restaurants and so on. From there it is 10 minutes to the small and busy harbour, with all sorts of beaches dotted along the flat waters edge path way, or take a small boat from the harbour to one of the outlying beaches. Interaction with GuestsFirstly please contact me for the rental fee, which is different for the 2 and 3 bedroom apartments and varies across the year. I make sure that guests have all questions answered as well as give a good deal of local information before they arrive at Zuta Kuca. Guests will receive a comprehensive guide to the house and area well before travelling, full of information from local shops, restaurants cafes to tit-bits of advice on local attitudes to help make their stay as enjoyable and successful as possible. We use a very friendly, reliable and fast responding management company ensuring any problems are resolved right away. They also clean and change linens etc weekly (additional cleaning available on request). And I am at the end of the phone line any time additional help required. The NeighborhoodThe views from Zuta Kuca are spectacular, and a great deal of time can be spent simply taking in various boating and bird activity, the changing sky day or night. Listening to the clock in the old clock tower strike the hour, the bustle of the old town market traders (a short walk of 2 minutes on our private footpath shared only with immediate next door neighbours) and maybe wedding music or an event in the harbour all add to the charm of this lovely atmospheric old town. From the old square it is a 10 minute walk to the small harbour and from there along a waters edge promenade there are many beaches of various sorts for many km in both directions Getting AroundWe provide recommendations for car rental (Dubrovnik airport is only 40 minutes drive), taxi transfers, one and two-man-band tour operators such as walking guides, olive mills, boat trips, scuba diving, cycling, kayaking and all sorts of activities as well as sight seeing to Kotor, Stari Bar, Dubrovnik, Ostrog Monastry, Lake Skadar,Tara Canyon, Lovcen National Park and many other beautiful locations. This includes tips for best local beaches and small ferry boats to other (website hidden) Line buses operate around the district are easy cheap and plentiful. their office is close to the house and the bus station about 400 metres. There is a taxi rank near the end of our small lane, taxis are metered and cheap.       The SpaceMagnificent sea view is an attribute that makes our apartments unique! This apartment is suitable for 3 adults (and 1 children). We are in possession of a baby cot which we can move into apartment if you are in need of it. Guest AccessGuests have access to everything you see on photos. Nothing is share except the building entrance and the elevator. Interaction with GuestsWe are doing our best to make our guests stay, in our apartment and in Herceg-Novi, as comfortable as possible. We live in the house behind the apartments so we are very close in case our guest need any assistance or help. The NeighborhoodYou must enjoy the sea! That enjoyment and pleasure doesn't depend of time and season of your stay. In the summer, there must be some noise because of the high amount of tourists in Herceg-Novi as well as in whole Montenegro, but don't worry 'cos you will enjoy it surely. :) Getting AroundWe offer transportation from/to Tivat airport, price for one way is 40€ (max 3 adults+1 child). We can also organize transportation from/to airport Dubrovnik and Podgorica, please contact us for further details. Parking is included in the price from 15.09. till 01.05. , during summer season parking is not included in the price (from 01.05. till 15.09. dd/mm). Public transport station is located just under the apartments building (literally 10-15 meters). Nearest market is located 15-20 meters from the apartments.

Studio has equipped kitchenette where you can prepare simple meals, bathroom with shower and washing machine and private terrace. Terrace door keep the room airy and bright throughout the day and you can go to sleep at night listening to the gentle sound of the waves. Linen is included (sheets, blankets, towels...). It is equipped with fast Internet connection; Wi-Fi is free of charge. There is secured parking space in front of the apartment. Other Things to NoteCurently ( May 2015) all visitors to Montenegro should register their stay and pay a daily tourist tax. This needs to be done within 24 hours of your arrival. Host will do the registration on your behalf. The tax costs EUR 0.90 per day for adults and for children aged 12-18 years 0.45 per day. For children under 12 it is free but they still have to register. This price list applies from 15.06. till 15.09. (high season). Keep hold of this registration card until the date of your final departure from Montenegro, you may be asked to provide it at the border when you leave.
