The SpaceWelcome To Auckland! The Room:- Located in a quiet street, looking onto a small deck and subtropical/native garden, I currently have a large, sunny double room available in my renovated four-bedroom twenties California bungalow. Your room, originally the master bedroom, features a double bed with a luxurious new (as of Nov 2014) latex mattress, electric blanket and pillows, which might be the most comfortable bed you have ever slept in. Along with desk and chair, wardrobe and bookcase, chest of drawers, bedside cabinet, lights on a dimmer and native hardwood floor with mats on either side of the bed. It has a corner inglenook with a padded seat, and French doors which give onto a small deck. Wireless internet (unlimited high speed fibre), Sky TV (in the lounge), washing machine, and shower are included in the price. You will have your own house key while you are here. You will/may be sharing the ground floor of the house, including a bathroom, with the occupant(s) of another bedroom, which is a separate AirBnB listing (check it if this room is not available on the dates you want). The owner (David) lives upstairs with his own bathroom. His son, 16, sleeps downstairs but usually uses the upstairs bathroom. Exploring Auckland:- Your accommodation is located a ten minute walk to Morningside Station, which has trains to downtown Auckland. There are also frequent buses from/to the city along Great North Road and New North Road, each 10 mins away on foot. Alternatively, you could walk into the city centre in around an hour. Kingsland is just 15 minutes away on foot, where you will be able to find many great bars and cafes. We are also very close to Auckland Zoo and the Museum of Transport and Technology (MOTAT) which has a world-class aeroplane collection plus many trams (there's a working vintage tramline) and classic motor (website hidden) Lukes shopping mall is a 5 minute drive away. If you are interested in geology, there are numerous volcanic landforms in the area. Harbour scenery, including Point Chev Beach (popular with kite surfers), is a 5 minute drive away and in 45 minutes you can be at an awe-inspiring west coast beach or immersed in a huge old growth native forest. There's a bike rental place nearby (Adventure Cycles, - $120 a week for a mountain bike) which I recommend, - we're very close to the north-west cycle track, which goes to the ...erm... north west (Henderson Valley tracks) and there are some great places within 15 minutes of the house. If you rent a bicycle we can lock it away securely. You can quickly and easily cycle into the City and to the waterfront/Viaduct on the cycle track too, along the recently constructed Grafton Gulley and Beach Road sections. It's quite uphill coming back so you could bring your bike back on the train from Britomart to Morningside (bikes are free). We look forward to meeting you. Guest AccessMost of the downstairs part of the house (except 2 bedrooms), so that's hall, bathroom, laundry, kitchen, lounge, back deck and drying area, front garden. The parking pad at the front is not available to guests but there's plenty of street parking. Interaction with GuestsDavid is terrible at talking when he's eating so it works best if guests can cook and eat when the kitchen and lounge are not in use, which is most of the time. They're nearly always available after 7pm. The NeighborhoodIt's quiet and safe. There are good restaurants, cafes and bars in Morningside, 8 minutes away on foot. There's also a corner shop (called a dairy in NZ) where you can get basic food. If you feel like a slightly longer walk you could continue up New North Road to Kingsland, a vibrant hub of fun eateries and bars. Between the house and the city is Ponsonby Road, a very trendy strip of yet more fancy restaurants, shops, cafes and bars. Across the railway from Morningside is St Lukes shopping centre, a big mall with lots of mallish shops, including telephone shops, - useful if you need a sim card. It also has a supermarket but it takes about 20 mins to walk there. Getting AroundBuses regularly go along Great North Rd and New North Rd in and out of the city. They stop at Victoria St/Queen St intersection and change is given if necessary. Trains run to and from nearby Morningside Station to Britomart. It's really easy and fun to do a cycle circuit of the city using the NW cycleway, Grafton Gulley and Nelson street, - nearly all separated cycleways. You get to the city centre in 25 minutes, same as the bus. An even better idea is a trip around the eastern bays, which takes two hours return, again, all off roads. It's stunning coastal (urban) scenery and includes Mission Bay, Kohimarama Bay and St Heliers Bay. I'll be happy to be a tour guide at weekends for a small fee, - ask me if interested. Bikes can be rented from Adventure Cycles nearby. Other Things to NoteCheck-in time varies depending on whether someone is checking out that day and if David is working, which we can sort out beforehand. If he's working, check-in can often be organised in his absence. Morning might be possible but please no earlier than 8.00am.

The SpaceOne spacious, sunny room with high ceilings, and simple, but stylish furnishings. Perfect for a single or couple, with kitchenette facilities including a microwave/griller, double plug in hob with saucepans and frypan, and a sandwich press. A comfortable king size bed is fitted with white cotton sheets. An extra single divan, a rollaway bed, and a sofa sleeper (comfortable for small people only) are available. Bathroom features an open shower, toilet, glass vanity, and a heated towel rail. A washing machine and drier are hidden in a cupboard beside the kitchenette. Guest AccessThe lawn and gardens are available to guests, but sometimes shared with Jane who uses fruit, vegetables and herbs for making gelato and hampers. Interaction with GuestsGuests are welcome to ask for any help, but otherwise are left to enjoy their privacy. The NeighborhoodGlendowie is one of the loveliest of Auckland's suburbs, a little bit city and a little bit country, an unstressed kiwi feel but with easy access to Auckland attractions. Good dining is within walking distance from the Loft. Try Restaurant Carinthia for an authentic German meal (licensed and BYO),and their pastry shop open in the weekends is like a trip to Vienna. Walk through Churchill Park to Japanese Musashi or Italian Il Piccolo on Waimarie Street. For a great coffee and pastry Wednesday to Sunday, and beautiful artisan breads, try Tower Bakery on Waimarie Street. Walk through Churchill Park for a slice of country and some great city views. Tahuna Torea offers a great low tide walk along the sandspit with the opportunity to see native birdlife and flora with identification notes. At low tide, the beach is also exposed all the way to Saint Heliers which makes a good walk, and there is a bus back to make it all easy. We swim at Karaka Bay, a pedestrian only beach at the bottom of Peacock Street, also within walking distance. Kite surfing is within walking distance on the Tamaki Estuary, or any of the Harbour beaches. Launch on the estuary from Glendowie boating Club, just doen the track from the Loft. Saint Helier's Beach and Village shops, Mission Bay Restaurants and Cinema, Kelly Tarlton's Underwater World are all on the 20 minute waterfront bus route into the CBD, where City Restaurants, Theatres and Galleries, Bus Tours and Harbour Ferries offer the best of Auckland. For those without a car, the 24 hours, 7 days, New World Supermarket is on this bus route to the city Parnell French Market sells beautiful produce in the weekends, and Britomart is transformed on Saturdays to become City Farmers Market. Our favourite city destinations are the Viaduct and the Wynyard Quarter for bistro style meals, but we love eating at Bellota Tapas and Wine Bar and Nic Watts fusion Japanese restaurant, Masu. Shopping in the city is great up High Street, and we love a glass of pinot noir at the Academy Theatre for a night at the movies - they show old films, festivals, all sorts. Other good shopping spots include Ponsonby and Newmarket, or Sylia Park if you are in the mood for a mall. Takapuna is nice if you have a vehicle to get across the bridge. Getting AroundGetting to the Loft from the airport is easiest for a couple by shuttle. The shuttle costs about $50 for one person, but only $60 for two. and takes about 40 - 60 minutes. If you are arriving at an awkward hour, it pays to pre book which you can do online. The bus costs $16 to Britomart in the CBD, then there is a bus ride to Glendowie, $5. It all takes about 1 1/2 hours if the buses coordinate. Otherwise, a taxi can be $80, or more and of course travels direct. The bus stop from the Loft to to town is almost at the front door, and the bus loops around Glendowie, through St Heliers shopping, Mission Bay restaurants and movie theatre, Kelly Tarltons underwaterworld, Vector Arena, Quay St Countdown supermarket and CBD to link with other buses and Gulf ferries. A 10 minute walk takes you to up Roberta Avenue or across the park to Crossfield Street, will place you at a different stop for the bus to Glen Innes, a 10 minute ride for the best smoked fish in Auckland (Marsic Brothers), and more food, vehicle and other amenities. Other Things to NoteFamilies with small children should know the window seat could be a hazard if windows are open.

BACKGROUND The fully self contained, central Auckland studio is on the ground floor of a converted engineering factory, now transformed into five modern private apartments where all the apartment owners live. The building's austere, commercial outer appearance gives no hint of the secluded and unique accommodation contained within. Totally transformed and awaiting you on the ground floor of this converted city factory is the modern, fully self contained Studio. Upstairs is the owners loft style apartment. The Studio decor reflects an international feel and definitely has that Wow factor - be prepared to be surprised. Your unique, central city retreat awaits you. Sky City, many superb restaurants, cafes, pubs and lively hip nightlife are all within walking distance along with hairdressing, beauty Spa and gyms. This is a very dynamic, changing part of Auckland city CBD. Many of the city's older commercial buildings are being converted or replaced with quality apartments, restaurants and cafes which is transforming and providing a new vitality and livability to this part of the city. This transformation brings construction to the area. With construction hours tightly controlled by the Auckland Council, thick walls and double glazing you are assured of minimal noise disturbance. Guests say "we're here to make the most of our time here to explore and enjoy the city, it's definitely the perfect spot for a 'local kiwi' experience." New Zealand is an adventure playground. Explore Auckland CBD and New Zealand's coastal and city cycle ways. Secure on-site garaging can be provided for your bikes - please advise if you require this. Or use the Studio's 1 medium sized mountain bike and helmet. If you would like to return for a 1 night stay, (maybe when you pass back through Auckland or before you fly out of New Zealand) and your booking fits into a space on the calendar please send a message so I can help. Also happy to care for some of your luggage while you travel out of Auckland for a few days. eg to the Bay of Islands or Rotorua Long term bookings welcomed. Please inquire. Airbnb hosts, with proof of listing number, will be offered a special rate for bookings of 3 nights or more. Guest AccessThe Studio is central, totally self contained and has its own private entry, accessed at ground level. The Studio is accessed by a coded key pad. If for some unexpected reason you can't be met personally you will be advised the door code. I like to welcome you so this hardly ever happens. Parking is just outside the Studio, in the Studio's private, dedicated off street parking space. TIP: If you start your NZ journey in Auckland, a car is not needed while you are at the Studio because it is so central. You can rent your car when you are ready to leave town. Major car rental companies and lesser known budget rental car companies are close by. Also if you end your journey in Auckland, return your car in the city and take public transport to the airport. I appreciate how every penny counts when you are traveling. Special offer: Guests arriving into New Zealand early or departing late can check in or out, outside the stated arrival/departure times - please advise your travel requirements as soon as known. When departing guests and new arrivals overlap, some co-operation is required so that cleaning and provisioning can be completed and the Studio ready and perfect for you. I'll do my best to accommodate your itinerary. I'm happy to discuss keeping the Studio available for you the night before your early morning arrival or night of late departure, at a reduced rate, so that you have access to it to suit your travel needs. This will be dependent on existing bookings. Please let me know at time of booking how I can help. The kitchen is nothing short of designer, with granite benchtops and premium fittings. Guests have access to unlimited tea and coffee during their stay. From the kitchen, you have a stunning view of both Mt Eden and One Tree Hill as the house sits at the base of Mt Albert. The house also sits up against a 5ha farm in the city, providing an endless visita of green. The back garden neighbours include numerous cows, lambs in spring and the occasional run of piglets! Outside areas include outdoor dining on the front porch to capture Auckland's beautiful late afternoon sun. There are also chairs on the back deck - perfect for a morning coffee. Downstairs there is a large table and BBQ area. And, the bottom garden features a large grass area with a hammock for relaxing and reading a book. After the completion of a seven year renovation, in 2005 Braemar was featured in Renovations TRENDS magazine. The beautiful pictures are courtesy of our fab photographer Mark Smith. If you are looking for Bed and Breakfast in Auckland, come to Braemar on Parliament where we offer high quality accommodation for travellers who prefer a friendly atmosphere and personal attention. Rooms with Classic Elegance Norman’s room is tastefully furnished with a Queen size bed and beautiful Persian rug in an elegant setting. Norman’s room is named after a friend who had worked and toured internationally with a English famous rock band for many years. He was fun, good company and a great racontuer and cook so we named “his” room after him. The Norman and Jenny rooms share the fully restored bathroom with its walk-in shower, cast iron bath, heat lamps and plenty of soft towels. Leave your car at home – all that the Auckland Central Business District has to offer is within easy walking distance – relax and explore Auckland City on foot or take an inexpensive inner city bus trip.
