                The SpaceThe Overton Suite is a fully self contained private and very quiet room with Queen size bed and ensuite it also have a small self contained kitchenette area, with a microwave. Your private deck area has full day sunshine and has a BBQ for you to use. Sitting on 5ha with maximum sunshine, Laurel Bank House offers unlimited views of the mountains from all the windows. Located half way between Arrowtown and Queenstown, we are the perfect location for you to explore the surrounding region. If you are into skiing, we are of handy access of the the ski area's. The closest, Coronet Peak, is only 20 minutes away, with Cardrona just a hours drive. If walking is more your thing, there are plenty of walking tracks in the area. With many great winery's to check out we also have golf courses nearby. We are a great base to see the Wakatipu basin area from. Our large 124 year old homestead also hosts four fur children... three Golden Retrievers and a friendly Black Cat.                 The SpaceCome and stay in our cosy two bedroom cottage with lounge opening onto a wooden deck just 15 meters from the lake shore. You can experience fabulous views of the surrounding mountains and Lake Wakatipu. Gorgeous at any time of the year you are close by to many activities and great parts of Queenstown. The airport is just a couple minutes drive and there is also a local shopping area with cafe's and a supermarket in Frankton. Walking/cycling track at front door to Queenstown and Kelvin Heights and Jacks Point. Safe swimming for all the family. There is a bus service to Queenstown and Arrowtown and to the two local ski fields.

                The SpaceThe Beach Batch is a semi-self contained apartment underneath our home (36 years in the family) located just 10 seconds walk from Lake Wakatipu in Frankton, Queenstown. The house was built in 1947 and has been added to and well maintained all these years. You'll feel like your going on summer holidays with relatives at your favourite place to have fun. We are a non smoking property, so please do not smoke anywhere on the property. The apartment features an open plan lounge and kitchen, with a cosy feel, just how a batch should. Relax on the soft leather couch while taking in the vistas of the surrounding mountains and down to the lake as far as you can see. There is one very, very large bed room with 1 Queen size bed and a set of bunk beds. The other room has a queen bed, giving families with different age kids flexibility at bed times. The kitchen is small but functional with toaster, hot plate, microwave, jug & all utensils needed. A BBQ just outside is for your use as well. There is no ventilation over the cooker so we ask that you cook outside where possible. There are plenty of food options within a 5 minute walk if you want. From fast food to very nice dinning. The bathroom/toilet is small and consists only of a shower. The apartment has a TV, but we are sure you won't spend time watching. The view is too good. All linen is provided along with a porta cot if needed(provided on request). Breakfast can be provided by prior arrangement. Please order when booking room. Our aim is to make you feel comfortable and at home while you stay in Queenstown. New beds and some mod cons will make sure you enjoy your stay. Other Information: - City Centre 10 minutes drive, 50 minute walk - Shopping Centre 9 minutes drive, 25 minute walk - Cafés/Restaurants/Fast food 5 minute walk - Right on the Trails Trust cycleway - Off street parking - 30 seconds to lake side beach & walking/bike trail - Airport 7 minutes drive - On the bus route to Queenstown and Arrowtown We have a Laso Alpsa/Maltese cross dog named Harper whom might come to visit. She is very friendly and does not shed or bite. She only wants to get a pet or look for food. Harper might wander in if the door is open. She will leave if asked or told to get out. WINTER June to September: these months are very cold in Queenstown and for a few weeks in the middle of July/early August we don't get sun on the house. It can be icy at times and getting cloths dry is an inconvenience at times but worth it! We still have great views and awesome skiing. Please let us know if you have any questions. Weekly Rates Available May/June and Oct/Nov please ask Guest AccessParking on the property is easy and marked with a sign Beach Batch Parking. This is your space to use. We are happy for you to use the garden area in the bottom of the section. Interaction with GuestsWe are happy to spend some time with you to discuss the area, activities or food! Or if you want to be alone to do your own thing is just fine with us. We are here if you need us. The NeighborhoodWe are one property back from the Lake but have access to the lake. There is a row of 30 or so houses along the shore that have been here for years and years. Many have been rebuild but quite a few of us have kept the original houses and just done them up. Getting AroundBus stops are close by. Other Things to NoteWe are a non smoking Property. Please no smoking anywhere on the property(if you smoke then maybe this is not for you) if you do and still want to stay then you must leave the property before smoking. WINTER GUESTS! Please be aware that we don't get any sun on Beach Batch in the middle of the winter and it can get cold and slippery in our driveway. The mountains are sunny! We have electric blankets and good heating so the room is warm. Drying Ski gear can be difficult overnight. We do provide a dehumidifier to help with drying. Just be aware of the damp as this is an older house. We can store your skis in the car shed or they are safe on a roof rack at night.

Our home is clean, cosy and fully equipped. (Note. its not as busy as the photos, which were taken whilst we lived there) Guest AccessWi fi, Private car spaces (2), courtyard, the lake (15m away), bicycles(3), kayak, BBQ (100m away), gas stove, underfloor heating. And...fresh sheets, towels, tea, ground coffee with plunger, salt & pepper, sugar, toilet paper & washing powder. Interaction with GuestsWe live in Australia at the moment so only communicating via email & perhaps phone if necessary (I'm quick to respond). We do have our beautiful house keeper Natalie only 5 min away if need be. The Neighborhood100m down the path is a BBQ thats great in summer. The Frankton bicycle track is right in front of the house also, which leads to Queenstown. The Remarkables shopping centre in only 2km, Airport 1.5km away, Coffee house 1km away away and there is no traffic on this lakeside street so its nice & quiet. The water is metres away and we have a KAYAK! Getting AroundBus is 1km away which goes to town. Bicycle track is out front only 7km to town (we have 3 bikes)...check maps below. Other Things to NotePrivate backyard & small storage shed for all your winter gear (skis etc), small office area inside, underfloor heating aswell...

                The SpaceWe have so much space inside and out, you even have your own rugby field/BYC (back yard cricket field), big trampoline and a big sandpit. we have an amazing outdoor entertaining area, and a big open planned kitchen, dining and lounge. There is a café, restaurant, bar and store just 300m walk from our back gate. There is also a kids playground, flying fox, skate/bike park, outdoor tennis/basketball court and rugby field just 500m away. You can sit back and relax in our amazing massage chair or massive couch with recliners, watch Sky/Foxtel (including sports), free to air, 2 TV's one in the lounge and one in the master bedroom, Wifi - Internet, washing machine, dryer, kitchen with everything you can think of including a bread maker, Espresso coffee machine, slow cooker, bamboo steamer and dishwasher. Excellent size bedrooms, bathrooms and toilets. Lots of off street parking, hard drive with over 100 movies and dvd's for those rainy days, BBQ, kids toys if you wish, also available on request bikes, portable cot, baby bath, platonk, cricket set. We will have minimal interaction with guests, we are contactable if you have any problems or questions, we are only too happy to help whatever you may need. But unless you do we will leave you to enjoy your holiday in peace..... We live in a very friendly and family orientated neighbourhood. Public transport is available (buses run regularly). We have available portacots, bassinette, pram, kids toys, dvds, etc everything families might want, feel free to ask for whatever you may need. We can have the additional big comfy single bed mattress (8th person) in any of the bedrooms, whatever works best for you is how we will set it up.                           The SpaceThe guest area is self contained, with two bedrooms, a full bathroom and separate toilet. The second bedroom is only available to families or guests travelling in a group who are happy to share the bathroom. There is also a laundry in this area that you are welcome to use, and a dryer in the garage. Guest AccessWhile breakfast is optional at a small extra cost, the kitchen is not generally available for guest use. A bar fridge, and Tea and coffee facilities are provided in a small guest lounge for the exclusive use of guests. There is also a small microwave there. Guests may access their unit through either the front door of the house, or through a separate entrance directly into the unit Interaction with GuestsWe respect that most guests want privacy and independence during their stay, and Sylvan house is organised on that basis. However, if you need assistance in any matter, we are happy to help. We do have a number of brochures on activities in an around Queenstown, and can assist with bookings if you wish. The NeighborhoodLake Hayes Estate is a very attractive, quiet, peaceful area. There are footpaths throughout, with walkways and cycle tracks all the way into Queenstown CBD and also to Arrowtown. There is a very nice coffee shop & mini convenience store in easy walking distance from the house. Getting AroundSylvan house is about 6 km from the airport, and transfers to or from the airport may be arranged by taxi. There is a bus service that runs right past the house, but the service is very limited and not recommended for tourists. There is a regular bus service from Frankton to Queenstown CBD. It is best to have the use of a car. Other Things to NoteWe have no animals at present ...our beloved dog passed away. The rest of the house is for our own private use only and we ask that guests respect our privacy.

                          The SpaceLocation Location. So close bus stops, river walks and the best cafe in town, The Boat Shed. There is a pretty track along the river.The bus takes less than 10 mins to the Queenstown centre. The space is newly renovated. Freshly painted with all new linens and heat pump. The queen sized bed is posturepedic with an electric blanket as I know how important a comfy nights sleep is while traveling. The bedroom has side tables, built ins and a wall heater for extra comfort. Extra blankets in the cupboard. The bathroom has heat lamps and the best shower with great pressure (it gets really hot very fast!) Something you need in the winters here. I supply extra towels and toiletries. (Shampoo, conditioner, soap, toilet paper, moisturiser, shower cap, floor towels, face towels, hair dryer.) The kitchen has a new electric stove top and microwave/convection oven and washing machine. There is everything you need to wash up, eat from, drink from and cook with. As well as goodies that I have stocked up on to make your first breakfast much easier. I also have speakers with an AUX cable so you can plug in your phone and dance while you cook or relax. Feel free to use the internet to connect your Spotify account or youtube videos. The open plan kitchen has a dinning table to fits four. Prefect to use your laptop on with power points. This opens out to the lounge area with my beautiful red leather couches and my new flat screen tv, free to air channels. Also with some blankets. The new heat pump keeps the unit nice a cozy. There is plenty of natural light. I have unlimited wifi and it is very fast. The bus stop is less than a minutes walk on both sides. I have an outdoor setting if you feel like a cigarette or enjoying the fresh air. There is free on street parking. The bus comes very often, (timetable available). It takes about ten mins to get to the centre of Queenstown and two minutes to get to Frankton. There are many walking tracks near by and takeaway food outlets if you need. Guest AccessYou have all access to the downstairs apartment with a key lock to come and go as you please. You also have a little courtyard out the front with a little outdoor setting. Interaction with GuestsI will have my phone on at all times if you would need to contact me. I also check my email very often. The NeighborhoodThe neighbourhood is very quiet. Lots of parking on the street. You can walk down to the riverside (2 minutes across the road) and walk any of the tracks. At the waters edge you will find the Marina. Here you can order water taxis, jet boat rides and even a limousine. If you walk to the right once you will come to the best coffee in town, The Boat Shed cafe (4 minutes). Get a take away coffee and continue on towards Queenstown. (I do this walk most days, its stunning). If you go left you can walk to the lake side park, this is an amazing spot for picnics. Amazing. Getting AroundLess than a minutes walk to the bus stop. You can take a bus to Queenstown (10 mins) or Frankton (2 mins). There is car rental near the Marina, where all my guests get a good price. Also there you get order a water taxi. Normal taxis are also easy to get from here and are best ordered over the phone. Other Things to NoteI also have an upstairs house which I also rent out on Air B n B. Sometimes however there may not be anyone upstairs. If there is, you can footsteps if people are heavy walkers if you have no TV or music on. However they are warned to not wear shoes inside and not to walk loudly or over the bedroom at night time. You can not hear any other noise coming from upstairs (talking, Tv etc) The street noise is minimal and hardly anything at night as the road becomes very quiet after 10pm.

Transport to skiing on the doorstep or enjoy all summer has to offer. Getting AroundYou can easily take the bus from the Airport to the house. It is only about 5-10 minutes. Take the RED Bus line #11 from Airport to Marina Heights (3 stops) and its a 3 minute walk to the house. Take the same bus to town (10 minutes) and also back to the airport. You can also take a taxi to/from airport - about NZD $17. Bus Timetable can be (EMAIL HIDDEN) Bikes are available for hire all over Queenstown and its a beautiful 10-15 minute easy cycle along the lake front to town. Other Things to NotePort-a-Cot and High chair is located in the downstairs bedroom wardrobe. Cleaning price includes bed linen and towels for up to four guests. Downstairs bedroom is configured as a double bed, which can be split into two singles. Please advise if you prefer this configuration. Washing Machine & Dryer is located in the hall cupboard opposite the lounge.

The kitchenette is equipped with a fridge, microwave, jug, & toaster. A very comfortable king size bed with electric blanket and lovely linens. The bathroom has a fabulous shower with large shower head, heated towel rail, mirror & tiles plus hair dryer. The spacious lounge area with TV, wireless internet is wonderfully warm and cosy. Washing machine & dryer are available by arrangement - there is a iron and ironing board supplied. Located conveniently to the airport, shopping centre, restaurants and ski fields. Central Queenstown is less than a 15 minute drive. Guest AccessGuests have there own private access to apartment. Although attached to our house, it is separate and private from our living.                           Guest AccessGuests have access to the kitchen for a continental breakfast between 6.30-11.30am. As we both work full time and our down time is limited, we have set up our air BnB as room-only with no access to our living areas outside of breakfast time. You will however find the bedroom is spacious and has large bi-fold doors opening onto your own private balcony with outdoor table and chairs. The NeighborhoodQuail Rise is a beautiful subdivision, elevated above the Shotover River just 12 mins drive from the CBD. Our house is one of the highest in the area offering unsurpassed views of the surrounding hills and mountains. It is a quiet and safe suburb surrounded by leafy trees and large green areas with access to many walking and bike tracks (some of the best in the world). It also boasts a large tennis court and park with playground at the end of our driveway Getting AroundA bus and taxi service is available however we recommend hiring a car during your holiday for ease and reliability.

If you hire your own vehicle to get around, there is an off street parking space right outside your flat. Other Things to NoteSky Movies are available for days or nights you don't wish to go outside! The NeighborhoodThe apartment is located right in the centre of Frankton. There are plenty of food places, shops, gym, swimming pool etc all within walking distance. Getting AroundThere is no parking at the apartment itself, but there is a car park right opposite the road that you can use. The bus stop is just around the corner and taxis are always going past.

                          The SpaceThis architecturally inspired, compact but unique eco home was built two years ago. Large windows and high ceiling make it very light and airy. It is situated on a huge, fully fenced north facing section with plenty of room for kids to play safely. Even a trampoline and sandpit! We have a newly completed patio/deck area however be aware that part of the lawn area is still not grassed. Guest AccessThis home has a 2 bedrooms + mezzanine studio/bedroom with one queen bed, one single bed, a fold out couch in the lounge and a trundler bed in the upstairs studio. It has an excellent outdoor entertaining area for BBQ's, a fully equipped kitchen and wireless internet. Interaction with GuestsWe won't be present. The NeighborhoodLake Hayes Estate is a lovely community complete with parks and it's own cafe. It is a short (less than 10 minute) drive to Frankton, Queenstowns main shopping district and 15 minuted to Queenstown proper. We are within walking distance of the scenic Lake Hayes and Kawarau river and the Queenstown Cycle Trail which goes right past the edge of the property! Getting AroundThere is a bus stop close by with buses which depart for town regularly. Other Things to NoteOutside dogs may be permissible on request.
