The SpaceThis is a modern, warm 2 bedroom cottage, which is located in a magnificent rural setting with superb views of farmland and bush clad hills. We are within an easy drive of the Waikaia, Mataura, Pomohaka Rivers which are some of Southlands renown fishing rivers. The Argyle Burn is also an easy walk across the paddock. Awatere is a 3000 ha sheep and cattle station, so this also is a perfect spot for families, couples, hunters and fishermen and offers visitors a refreshing change from the more tourist orientated centres. The cottage provides a private space where you can retreat and relax in comfort. A local fishing guide can be arranged. Guest AccessFully fenced, private parking, fully self contained including: Wifi, flat screen TV, telephone, full kitchen, washing machine, beds made up on arrival, enclosed porch, BBQ, access to farm tracks with permission, streams. In Waikaia there is a restaurant, museum, golf course, squash club, church. Interaction with GuestsWe live and work on the property and live close to the cottage. We like to interact with our guests as time permits, but also like to respect their privacy. The NeighborhoodAwatere is in a unique location, but it is also so central for fishing, exploring the outdoors with Piano Flat Reserve close by, or take a visit to the renown Croyden Aviation Museum at Mandaville, Eastern Gallery or the Hokonui Moon shine Museum at Gore. We also have a great country hotel and restaurant in Waikaia. Getting AroundWaikaia is central to 3 airports. Invercargill, Queenstown or Dunedin are all within 2 hours drive. Car hire is available from all of them.

The Space'Historical Bed & Breakfast accommodation' This is the original Naylor House homestead which was built in the 1870's of local schist stone and has been lovingly renovated by the great grand-daughter of its original builder and owner, Jonas Naylor. Naylor House is part of the Northern Southland Heritage Trail. Fully self-contained and self-catered, Naylor House is available for single party bookings only. The homestead sleeps up to five people. There are three bedrooms - 1 king/twin, 1 queen En-suite and 1 twin, 1 big kitchen, 1 living room/lounge, 1 bathroom, 1 porch with BBQ. John McIver, your host, will be there if needed, just living next door in Meadowbank. Meals can be arranged as well a guided fly fishing trips or horse trekking in the Backcountry. The SpaceThis lovely restored '70s home has been freshly redesigned to create a wonderful weekend or week away by the lake. Nestled in the southern tip of Lake Wakatipu, the Boathouse is ideally placed to give you stunning views of both mountains and lake. The old Rimu wood floor and fireplace creates a warm atmosphere surrounded by a new kitchen and bathroom. The kitchen is well equipped for cooking on a large 90cm gas cooker with three distinct ovens (the owner is a chef), accompanied by plenty of bench top space to prepare your meal by the water. The bathroom is newly refurbished with a large shower and a lovely vanity, well lit and ventilated. The dining room suits 4 people and the living supports a restive afternoon reading by the lake or chatting with friends. The bedroom looks out over the lake and grounds where our garden is also at your disposal to eat whatever's growing at the time. With a short 100 meter walk to the lake, you can fish for trout and salmon (fishing license required) or take your kayak for a spin. We supply bikes for 2 if you want to venture into the newly designed bike track from Kingston to the south or you could venture up the Shirt Tale Track for stunning views over the lake. If you want to head into Queenstown or Arrowtown, you're only 40 minutes by car or 30 minutes to the Remarkables Snow fields or Frankton's shopping centre. This home is ideal for a romantic getaway or a solitary creative weekend of writing or just reading a great book in peace and quiet. Patrick & Emma-Kate live next door in a newly built extension but are committed to your privacy and piece in every way. Guest AccessThere is a driveway and parking both on the property and on the street if you have a larger camper van for instance. You will have your own private entrances (from and back doors) and keys to access the home when you like. We are 100 meters from the Lake Wakatipu waterfront. Also, a short five minute walk to the scenic Shirttail track with gorgeous views over the lake and region. We are also five minutes away from the newly opened Around The Mountains Cycle trail. Interaction with GuestsWe live next door in a newly built extension and are glad to say hi, share a drink or meal if you like but otherwise will leave you to yourselves. We do a lot of work (photography/ cooking / art) in the region which has us travelling a lot. We are available by phone any time you need and may see you upon arrival or departure. The NeighborhoodA quiet lakeside neighborhood with friendly people all around. Getting AroundYou will need your own car to get around and you'll want to have access to all the wonderful things in the region including Queenstown, Arrowtown and Te Anu for Milford tracks and other great regional walks. Other Things to NoteYou will have access to seasonal produce from our garden, quail eggs if they're laying and a pantry full of the basics (seasonings, dried goods, flour...) for any cooking needs.

The SpaceYou get an entire apartment for less than the cost of a hotel room. Space is totally private and self-contained. When traveling it's always nice to have the option to cook and that can help keep costs down and leave more cash for adventures. And since we are the Adventure Capital of the World that's a good thing. Ski season is here soon and the Remarkables have a new lift. Best suited for two but can accommodate 1 child or adult on the fold down couch in the lounge. Guest AccessSuite as Kingston has everything you'll need for a great stay, located in it's own building on our property, you will have all the privacy you desire. The kitchen is fully equipped (pots, pans, dishes, silverware etc). The fridge is full size and has a regular freezer. There's a toaster and a kettle and we provide, tea, coffee and milk for guests. We also have bikes and fishing poles that can be borrowed. Golf course is right behind the house so it's easy to play a round if you're interested. Plan to head to Milford Sound for the perfect day trip and boat ride or hike one of our local trails. Interaction with GuestsKeys will be left for you and you will have privacy. There is another house on the property but it is rented full time. We are accessible via the app and have someone on the ground in town who can help with any issues that require in person assistance. The NeighborhoodKingston is small town living at its finest. With a population of under 300 things are very chill. Stroll around town, pop up to the "top shop" a/k/a local bar, restaurant, corner store and post office rolled into one. Around the Mountain Trail is planned to open on Nov 1, 2014. Book a stay with us and be one of the first to enjoy this great new addition to the region. Kingston is a great home base with all the Queenstown events just a 45 minute drive away. Other annual events in the area include the Annual NZ PGA tour at Millbrook, Audi Winter Games (2105) and the Autumn Festival in Arrowtown (April). There is Winterfest in June and Jazzfest in October and this year is the first Queenstown Marathon. Wine country is a day trip away, along with Milford Sound (MUST SEE), Te Anau, Invercargill and Dunedin. Getting AroundYou'll need a car to get here and around. Closest store (other than the local dairy/convenience store at the pub) is 40 minutes away in Frankton. Grab your groceries and bevvies BEFORE you arrive. I've added details to the guidebook and includes maps. Our closest airport is ZQN and you will probably connect via Auckland or Christchurch if you are coming from North America. There are direct flight from Sydney and Melbourne. There are no night flights. Other Things to NoteKingston is a great home base for hiking, biking, fishing, Milford Sound, visits to Invercargill. In addition Dunedin is a great day trip. In ski season The Remarkables, Coronet Peak and Cardrona are all great options. Plus of course, Queenstown is home to the original Bungee jump (yep invented right here by A.J. Hackett) and the very famous "Fergberger". There is also The Earnslaw Steamship that crosses Lake Wakitipu and you can visit a working sheep farm.

Well appointed, two rooms with ensuite bathrooms (RiverView Room is US$100 per night including breakfast,same rate all year. Our Seaview suite is US $111 per night all year, including breakfast and a SUPER KING BED), warm cozy beds, TV, Tea and Coffee making, FREE BOTTLE OF NEW ZEALAND WINE in the Refrigerator, lots of yummy nibbles, and BREAKFASTS to live for, whilst watching the Tui and Bell birds dining at the window. We have been hosting guests for 23 years, have travelled extensively, and love learning and chatting with guests. We have sound knowledge of our Country and enjoy helping guests with their travels. Riverton is a small fishing village, the 2nd oldest town in our Country. It is well situated, close to Stewart Island, TeAnau, Manapouri, Queenstown, The Catlins, or just stay in the area, which abounds with wonderful bush and beach walks, tramps, fishing, golfing, (clubs available) eating, or just sit back and relax listening to the birds and watching the tides change. Free Golf clubs etc are available (RH only) . There are only two rooms Riverview room US$ 119 Seaview Suite US 120 PER NIGHT PER COUPLE which includes a fabulous breakfast menu. High on the hill overlooking the confluence of the Aparima and Purakino rivers. We have amazing views of the tidal changes of the rivers before they set out to the Pacific ocean. The river reflections are truly amazing, as are the sunrises and sunsets. We really are so lucky, to have such natural beauty, and surrounded by lots of open spaces. and sheep grazing outside your room. We have many beautiful walks near-by with lots of native birds to sing to you and keep you company, as we do not have hoards of people to contend with, just nature at it's best, you can go fishing, walking, golfing, surfing, go to an old gold mine, and many other adventures. We are within a couple of hours from Queenstown, TeAnau, Manapouri and Doubtful and Milford Sounds. Most of all, your most welcome here at "our place"

      Step back in time into the Kingston Homestead, a renovated 1920's homestead only a stones throw from the shores of Lake Wakatipu. With it's wood paneling and high ceilings, this house exudes relaxed southern history and charm.Located in the charming and quiet village of Kingston, only 30 minutes scenic drive south of Queenstown airport and only 25 minutes away from bottom of the Remarkables Ski field, the house is surrounded by mountain and lake views.With diesel fired radiators in every room and a modern wood burner in the lounge, this house is toasty warm on even the coldest nights. For the warm summers evening, there is a deck at the front of the house overlooking the lake and a sunny BBQ area at the back of the house perfect for catching the last of the evening sun.Each room is individually decorated and includes many items of New Zealand rimu furniture with Super King luxury beds that can be split into King Singles, if required.         Private, comfortable self contained suite offering a high standard of accommodation away from main roads. Skip the holiday park, have a place to yourselves. Early check-in and late check-out available on request. Situated for the sun, the property looks out to the southern shores of Lake Wakatipu and has wonderful mountain views. The lake is an easy 3 minute walk away. Peaceful and tranquil, Kingston is only 35 minutes from the excitement of Queenstown and 30 minutes to the Remarkables Park shopping complex and airport at Frankton (ZQN). It offers great fishing and boating and for the golfer, there is an 9 hole course at the back door! If you are lucky the paragliders will be floating or check out the brand new Around the Mountain Trail great for ambitious bikers or just a day trip up the track. In the winter, for those who ski, the Remarkables ski-field turnoff is 20 minutes drive away and after a days skiing or other winter activity, you can return to the cozy log burner! Kingston, the home of the famous Kingston Flyer, offers a small shop and a cafe. The Kingston flyer is closed permanently but train can still be viewed in the yard. It is currently for sale and may not be here during your visit. Kingston is within easy driving distances from all of Southland's many attractions. Te Anau, Milford Sound, Invercargill and Dunedin are all within reach. Parking available for large vehicles.         The SpaceYou have the use of the whole house. The laundry is located in a small room outside by the back door. Guest AccessThe caravan, the yachts and the big garden shed are off limits sorry. Interaction with GuestsIt may well be that we will not be at the house to greet you. But accessing the key to enter the house is easy. You can call us at (phone number hidden) or (phone number hidden) if you have any problems. Also the neighbours who live directly behind us are really great if you have a little problem. The NeighborhoodAdjacent to the house is the bike trail. Also just up the road is a 9 hole golf course. And down the road is the lake - it is always ready for you to swim in. Across the road from our house is a children's play park. Other Things to NoteIt can be -6 degrees outside but 21 degrees in the house. So the heat pump (air conditioner) can be your best friend. If it seems to have stopped operating then just turn it off for 10 minutes then turn back on. For best results, set the temperature at 21 degrees and the fan on "HIGH". We simply use clothes horses to dry our clothes (in house) if its raining.

There is no public transport.         The SpaceThis beautiful homestead has been renovated to a high standard and its huge rooms and high ceilings take you back in time. There are 3 large bedrooms, bedroom 1 has a super king bed (can be split into singles) and ensuite bathroom, bedroom 2 has a super king bed (can be split into singles) and bedroom 3 has a super king bed (can be split into singles). Bedrooms 2 and 3 share the main bathroom. The huge lounge and separate dining room make this a spacious and sociable place to stay. There's even a separate laundry room at the end of the hall for you to store your ski gear and dry your clothes and boots. There's a lovely sunny deck at the front of the house where you can sit and catch glimpses of the lake, only a few minutes walk away. At the rear of the house, there's a huge BBQ area just perfect to catch the late afternoon and evening sun. The house is heated by both an effective wood burner in the lounge and diesel central heating, when required. Guest AccessYou'll have access to the entire house apart from the neighbouring flat where I live with my black labrador, Hemi. The house and flat share the laundry room. But why not stay a while and explore the local area and all it has to offer. Our lovely little base camp has an open plan living, dining and kitchen space with the basics to make a good meal and relax a couple hundred meters from the lake. There's a spacious bedroom with a sumptuous queen bed and large ensuite bathroom. The space is well designed and comfortable with a beautiful wood burner to keep you toasty in winter.               The SpaceThe room on offer is a large sunny room with lake, mountain and garden views. It's got a lovely bay window seat, with big sash windows so is light filled and welcoming. The bed is queen sized, and has fabric draped from the ceiling making it feel like a 4 poster bed. Wake up feeling like a princess! There are 3 other guest rooms in the house including a bunk room, so it's social, but still relaxing. While there is no en suite, there are 3 showers and 4 toilets, so you'll never have to wait. The BnB is in a beautifully renovated 100 year old villa. Great fully stocked kitchen, shared living area, big open fire and high ceilings. We've also got a great big games room in our garage with table tennis, a pool table & other garden games. There is a BBQ/kitchen area, and extensive gardens to enjoy. Also for your enjoyment: Bikes, kayaks, tennis racquets, golf clubs, ski/snowboard equipment, sauna, spa/hot tub, cinema room, library, arcade machine, xbox, big comfy lounge suite for chilling out. Guest AccessGuests can access the whole house including the fully stocked kitchen (with 2 ovens), one of the 3 fridges, the lounge, cinema room, garden, and games room. Interaction with GuestsWe offer privacy, or social interaction! We've got 3 other rooms with guests, so it's a social house, but still relaxing and quiet. We sometimes play boardgames, table tennis or have a spa or drink together. You can of course do you own thing too. The NeighborhoodKingston is a small village at the very end of Lake Wakatipu, just 30 minutes from the airprt, and 40 minutes to Queenstown. A very friendly community, and a relaxing place to live, and come on holiday. We've got Lake Wakatipu right there, where you can enjoy boating, water sports, fishing, kayaking, and swimming (if you dare!) There are a couple of cool walks you can do in the area, as well as the Around the Mountains cycle trail which either starts or ends in Kingston. Kingston is also great for rock climbing, and there are tennis courts, golf and lawn bowls. We're en route to Milford Sound, and can happily help you organise your trip there, or suggest other places like Queenstown, Arrowtown, or the Gibbston Valley for wine tasting. The Remarkables Ski Field is 25 minutes drive, and we do regular trips there in the winter (which you're welcome to join us on.) Getting AroundWe have loads of onsite and street parking & there are plenty of car hire rental places in Frankton (30 minutes from Kingston.) As Kingston is a bit away from it all, the public transport isn't great. You can however catch the Intercity bus towards Invercargill, or the Tracknet mini buses which go to Milford Sound. You just need to ring up in advance and ask them to stop at Kingston (we can help with this.) Other Things to NoteDon't forget your bathing suit (for the spa, not the lake!) Also you can go fishing out front of the house and borrow our fishing gear, you'll need a permit though. We can help you organise this, as well as suggest things to do in the area.

Discover caves or bike on "The Cliffs" private and safe subdivision road. If you are interested in a farming experience, you are more than welcome to join our milking crew in the morning at 5 am . Guest Access"The Cliffs" can accommodate up to 6 guests. There are 3 bedrooms, living room with fireplace (wood provided), fully equipment kitchen with tea and coffee facilities, dinning room, separate bathroom with shower and bath, separate toilet room. Sea View bedroom has double bed and fitted wardrobe space. The first garden views bedroom has queen bed and the second garden view bedroom has a king size bed. Bedding and towels are included!

Romantic mud hut, an outdoor bath, 2 other huts available all located on private land, rural setting The Mud Hut $200 per night for minimum 2 people includes trail use. Extra people $70 per person max 4 people includes trail use. The Mud Hut is located at Welcome Rock Trails, a 27km, hand built single track mountain bike/walking trail located in the mountains. We also have two other huts available for bookings. Charges apply to use the trail for riding or walking, see our website Welcome Rock for more details. The trail opens in December 2014. Originally built by the Chinese during the construction of the water race at the end of the nineteenth century, The Mud Hut is a reconstructed building made of sod mud bricks. By the 1980’s it was the best preserved waterman’s hut along the race. In 1990 the hut was restored with the help of volunteers, Department of Conservation and 1990 Commission. Located on the Eastern side of the Roaring Lion Trail. Up to four people may sleep on bunk beds, and there is a large open fireplace with wood stacked inside. A two burner gas element (with gas). The hut has basic utensils, pans and cutlery. There is a gas heated outdoor bath, for you to enjoy soaking in the view. A 20 minute walk takes you to Welcome Rock Creek with waterfalls and swimming. Signs of early occupation remain as you follow the lines of water races and wonder at the hard work, ingenuity, and history of the gold miners. You must provide your own sleeping bag for the overnight stay unless hiring from us. Please provide substantial food for lunch, dinner and breakfast. The rates are as follows: $200 for the first night for 2 people this includes use of the trail for hiking or biking. Subsequent nights are charged at $120 per night for 2 people. Additional guests are charged $70 per person for the first night and $30 per night per person for subsequent nights. Please Note this is a rustic, authentic back country huts which includes a back country experience.                   The SpaceWaterview is a 2 storey house that is nearly 100 years old. It offers something a little different due to it's unique character and 'Old English' feel. Guests have said staying here brings back childhood memories! You will have a private double room with a queen sized bed. The price is $85 NZD for a double room. Children over 3 years or extra guests will be accommodated in a separate room with a basic charge of $40 NZD. airbed or trundle-bed is available for toddler sleeping in parents room. On a nice day the town is bursting with activity. Beautiful beaches, walking and scenic drives or cycling and boating, surfing and bird watching. Getting AroundThe nearest big town/city is Invercargill half hour drive away but Riverton has all you need for a stay. The lawn is large and flat. we have accommodated up to 4 large tents easily. There are 6 wetsuits available for use, all 2/3mm steamer suits, various sizes, short and long. Good for surfing or a quick dive for a Paua or feed of mussels. Please wash out and dry after use.

Located just 30 minutes from the airport and Remarkables ski field and in the opposite direction, we're on the road to Te Anau and the Milford Sound. The house is well equipped for a winter break, double glazed, well-insulated, wood burning stove and polished concrete floors that soak up the daytime sun and keep the house warm throughout the evening. Our north facing home has great views of the surrounding mountains and the lake is just 2 minutes walk away. We are creating a native garden around the property and we hope you will enjoy sitting on the patio soaking in the surroundings. Getting AroundWe suggest you have a car to get around as there's only one company offering rides into Queenstown from Kingston. Plus, a car will give you access to this wonderful region and it's many wonders.
