The SpaceFlip the reclining chair back, put your feet up and unwind. The master bedroom is large with a kingsize bed and double wardrobe, while the queen bedroom has views towards the bush. 2 single beds in the small 3rd bedroom. Fresh eggs from the hens free-ranging down in the property's private forest can be gathered anytime. Step out of the good pressure shower to warm, white fluffy towels from the heated towel rail. It goes without saying there is unlimited fast wireless internet and a full kitchen with modern appliances. The sun streams into the light airy space inside and bathes the private outdoor BBQ area all day. Please do use the Weber BBQ regardless of the weather and relax knowing the the kids can play outside on the grass in a fully fenced area where they can't run onto a road or a driveway. Uncomplicated navigation - if you're coming from, or going to, Auckland, the house is super easy to get to - just 2 turns off the expressway. Guest AccessEverything. There's bikes in the shed. A massive trampoline out the back, the henhouse is in the bush and there's usually eggs - help yourselves. Interaction with Guests❤ guests but appreciate their privacy and often busy itineraries. The NeighborhoodOccasionally the aroma of coffee roasting wafts over as one of Hamilton's premier coffee roasters (Manuka Brothers) are just around the corner (600metres)- one of the perks of being so close to the city/light industry. The only local brewery Good George Dining Hall & brewery is 1.2k making it a lovely walk if you have too much of their delicious Growler. The friendly neighbourhood is undergoing a transition with new replacing old as the inner city spreads. The houses are relatively close together but adjacent to a large bush. The heart of the CBD is the City library, which is 1.9km away. The stadium is 1.1km away which is on the periphery of the central city area. Other: 24hour McDonalds1.6km (next to Wendy's, Carl Jnrs, Burger King, KFC, & Subway. Sugar Bowl Award winning Cafe 900m for awesome Breakfast & brunch. 400m away is 1. Gull for Hamiltons cheapest petrol (open 24hours) & Thai & Kai Takeaways. Getting Around1 minute from the main highway that connects Auckland to Rotorua & Taupo (Statehighway 1) 5 min walk to the bus stop or 15 min walk to where the bus would stop in the city... Other Things to NoteTo get to the bush follow the schist stepping stones, push the black wrought iron gate, descend the (semi precarious stairs) made from rammed earth recycled tyres. At the bottom walk over the brook and mostly straight ahead to the stream. It's a bit of a jungle. The trees are predominantly kahikatea or native pine. The hens will gather but they only eat children so don't worry. There's food in the hen house - feel free to feed them & gather eggs. Closest supermarkets are Pac'n Save Mill Street & Countdown Angelesea, both about 1.5k toward the city.

The SpaceWe are walking distance to Hamilton's shops & cafes by day, and wine bars, pubs, clubs & casino by night. The Waikato River is just across the road, and provides great activity options. The space consists of a spacious bedroom, bathroom and lounge for the sole use of our guests. The bedroom has a king sized bed and its own wardrobe. The bathroom is modern and clean with a shower, basin, toilet, and heated towel rail. And the lounge is large with a comfortable settee, tub chairs, coffee table and TV. There is also a kitchenette in the large laundry which includes a fridge, kettle, toaster, microwave, basic kitchenware (including microwave steamers for steam cooking rice, vegetables, fish and poultry) and a sink. We are also an easy day trip (by car) to: - Auckland - Hobbiton - Maungatautari - Mt Maunganui - Raglan - Rotorua - Waitomo Other Things to NoteOur cat, Poppet, skulks around outside. You may see her around but she's shy and won't come in to bother you. Our dog, Milly, absolutely loves people, but she spends most of her day outside and sleeps outside also, so again she won't bother you unless you want her to.

The SpaceThere is a queen bed, with all bedding provided and a built in wardrobe and full length mirror. There is also a single bedroom available if required. As the master bedroom has an ensuite, the main bathroom is all yours, complete with bath, vanity and shower and a separate toilet. There is a portacot and highchair available to use. Beautiful fully equipped kitchen which is open plan with the dining and lounge area. The house is less than a 4 years old and has double glazing, good insulation and a heat pump so is very comfortable. Guest AccessAll bedding and towels are provided, as well as basic bathroom supplies (body wash, shampoo and conditioner) should you need them. There is a washing machine which you are welcome to use. Continental breakfast is provided, a selection of cereals, fruit, toast, spreads, tea, coffee and juice. I often make my own bread and yoghurt and time permitting I will bake muffins. The NeighborhoodPerfect neighbourhood for seeing Hamilton. Around the corner from Lake Rotoroa and a 15 or 20 minute walk into the City for cafes, restaurants and shopping. Good George Brewery is just up the road, as is Seddon Park, Innes Common and Waikato Stadium is a 15/20 minute easy walk. Getting AroundAcross the road from the Railway station to get to Auckland or Wellington. There is street parking right outside the house, a bus stop to the city a 2 minute walk away, and the bus station is a 15 minute walk. There is no public transport from Hamilton Airport to the city, so a shuttle, rental car or taxi are your best options.

Guests are also welcome to dine with us at night for a small extra charge. The NeighborhoodOne minute away is an excellent cafe serving breakfast and lunch, and great coffee. It is open most days from 8:30am till 3:30pm. There are also nice river-side walks, and you can walk into the CBD, mostly along the river-side, in about 30 minutes if you feel like it. Getting AroundThe house is on a bus route with a regular (30 minute) service to the city centre. If you are visiting for events at Waikato Stadium, we are about a 15-20 minute walk to the stadium Other Things to NoteThe house is on a bus route with a regular (30 minute) service to the city centre. We are situated close the Waikato River, New Zealand's longest river, the famous Hamilton Gardens and the University of Waikato. Seven mins drive from the CBD, one minute walk to the bus stop and 15 minutes drive to Hamilton's International Airport. The local shops, supermarket and restaurant are 8 minutes walk or 3 minutes drive. The double room has a queen bed and own bathroom. Continental breakfast is included. WiFi is available. The SpaceThe accommodation is located in the central city. The outlook is of the Waikato river and trees, so there is a real sense of getting away from it all with access to everything on your door step. Our house is warm and cosy in winter and cool, light and airy in the summer. There are 3 other guest rooms available that can accommodate up to 6 people travelling together. Guest AccessGuests have access to a formal lounge for their use only. The family dining area for breakfast, TV or movies is a shared space. An outdoor pool is available. Access to the upstairs or downstairs areas is not available. Interaction with GuestsAs we live on site, we are available to interact with guests. The formal lounge is for guests to have as their own space or can join us in the family room. We will be around at breakfast to chat and help with anything required. The NeighborhoodWe are very close to all the event centres. We have lots of cafes, restaurants and bars in close proximity as is the supermarket and shops. The river walkway is beautiful and allows for long walks or bike rides. We are centrally located to allow day trips to beaches, bush walks and other outdoor pursuits. Getting AroundWe have onsite parking. There is a shuttle service available to and from the airport. A free bus service is a 5min walk away which circulates every 10mins around the city centre until 6 pm. This also connects with the travel centre for access to intercity and city buses. We are happy to drive people into the city. A bus to Field days is a 5 min walk.

The SpaceAlthough the studio is very close to all that Hamilton has to offer, it is usually quiet and has a peaceful, lush garden outlook from every window, and private garden access. (Please note Dec/January, there is a unit being built on a next door section so there may be building noises between about 8.30 and 4.30) The studio is large and a perfect place to get ready for a wedding at the close-by Hamilton Gardens! This beautiful room has a comfortable Queen size bed. The room gets all day sun, but also includes a heat pump for heating in winter. Sit out on the deck under the grapevine or on the sunny window seat; perfect for leisurely reading. The bathroom has a great shower, toiletries and hair dryer provided. The kitchenette does NOT have a sink or cooking facilities. However there is a small fridge, kettle, toaster, plunger (Frenchpress) coffee maker and kitchenware for making breakfast, or enjoying a vino on the deck. There is a large outdoor deck for lounging or dining and a herb garden which you are welcome to use. Enjoy the tui singing in the trees. Guest AccessGuests use the house front door which is beside the parking area. Please park well forward so the space behind is available for me to turn my car. There is a spare front door key in the lockbox at the front door. There are double doors opening out onto the deck. Interaction with GuestsI am easily reached through email or phone so please do not hesitate to contact me. The studio is attached to my house so although it is completely self contained and private I am close by if you need anything during your stay. The deck is shared which gives easy access to the hosts part of the house if you need anything and opportunity for chatting casually outside. The NeighborhoodThis is a quiet safe neighbourhood close to the Hamilton East shops and restaurants. There are numerous eating places in Hamilton East 10 minutes walk away. Getting AroundWe are only two minutes from Cobham Drive and the famous Hamilton Gardens, or 10 minute walk. 10 minutes from Claudelands Events Centre and University of Waikato. 10 minutes from Waikato Hospital. 15 minutes from Velodrome and Hamilton Airport, and Fieldays (subject to traffic conditions around Fieldays) Easy access from new Wairere Drive extension and Cobham Drive. There is a bus stop close by, on the No 10 Hillcrest route, with buses every half hour into town. There is a local Busit card in the room for your use. The shuttle from Auckland Airport must be booked online, (URL HIDDEN) takes less than 2 hours and will meet you and bring you to our gate. It is about $75 per person. There are also cheaper local buses which take you to the transport centre in Hamilton, where the local buses also go from. (URL HIDDEN) Other Things to NoteGuests are welcome to pick a small amount of fruit from the garden. Breakfast is a continental breakfast in your room - cereals, fruit, juice, toast. I have a boarder living in an outside room on the other side of my property who you may meet as well.

Getting AroundTransport by bus is close by, taxi available and on some occassions, your host can pick you up from the Hamilton airport. Bus shuttle services from Auckland airport deliver you to my door. The SpaceOur home is Hamilton Central. If you book for 2 people I gather you require the Double room with the Queen Size bed. If you would like separate rooms you should them book as 3 people so that will give you independent bed rooms. The cafes, restaurants, shops and movies are a 10 minute walk away. The beautiful river walk is just 100 metres from my door. If you are a keen walker the path is 12 kms long. Or, you can stroll down to the beautiful award winning Botanical Gardens with its many different gardens, Italian, French, English, Japanese, Chinese, Maori and many more. The rose gardens are spectacular from Spring through to Autumn. Getting around is so easy. Walking is best around the CBD but if you want to go further afield the bus stops are just 1/4 km from my apartment. They will take you all around the city (The Orbiter) or if you are visiting the u the hospital the bus that will take you directly there is he Orbiter. The Orbiter runs every 15 mins. The Orbiter bus stop is at the top of Radnor St opposite the Countdown supermarket. If you are wanting to travel to other centres, for example Auckland, buses leave very regularly from the Transport Centre in the CBD. Taxis are also available ((PHONE NUMBER HIDDEN)) We are a friendly community of four large apartments. Please park you car on the road on the same side as the apartment to avoid getting a parking ticket!. The apartment is situated in a very safe area, just behind the central police station. Many police officers park their cars on Radnor St and walk just around the corner to their work! Getting AroundThe apartment is very close to bus services. The Orbiter Bus runs a circular route around the city, both clockwise and anti clockwise. Other buses service the university and hospital. Other Things to NoteHamilton is very central to other great places to visit. Hobbiton and the Waitomo Caves are just one hour's drive away. Raglan is a 40 minute drive, Rotorua and Tauranga 1 1/2 hour's drive away.

The apartment is close to many parks and reserves, and being on the West side of the city, there is easy access to Raglan, one of the world's most famous surfing spots. Getting AroundA regular bus service is available and the CBD is very accessible by car with very little traffic delays. Other Things to NoteHamilton has many attractions, one being the world rated Hamilton Gardens and the Hamilton lake which is a popular spot for picnics and sailing. Raglan is a short drive of 45 minutes where there is spectacular surfing and great swimming beaches as well as a boutique township full of tourist gift shops and cafe's. The Waikato Freeway to Auckland is minutes away making this trip very desirable. Waikato hospital is very close by just in case of an emergency.

Partly renovated space into a cute comfortable space with new carpet and tiling throughout. Located down a long driveway hidden away from road noise in a quiet two level complex and looks out onto a grassed area, which is rare so close to the city. There is a range of books you are welcome to read during your stay, please note this is NOT a book exchange :-) A set each of 6kg and 4kg hand weights, floor/gliding disc plates and Swiss ball. The bathroom is spacious and clean with toiletries, washing powder, mirror and hair dryer. The kitchen has everything you will need – oven, toaster, jug, microwave and rice cooker to name a few. I provide coffee, tea, milk and sugar to all guests free of charge. Guest AccessI can meet you personally on arrival, however after dark check-ins are 100% fine too. If I am unable to meet you, there will be a lockbox and I will provide you with the code on booking. Please note the check in times before booking, however I usually have flexibility from the set check-in times on this listing so let me know your preference as I might be able to accommodate you! The NeighborhoodThere are plenty of eateries around, with Robert Harris Cafe being at the end of the driveway, Momento Cafe a short walk located on the Hospital’s doorstep and The Verranda Cafe which is on the lake’s edge. A stroll around the lake is 3.5k's and you're welcome to borrow one of the novels from the lounge to read at the park. Pak 'n Save supermarket is located just behind the complex which you can walk to in one or two minutes. The Waikato Hospital and WINTEC are also a short walk up the road. A short five minute drive to Claudelands Events Centre, both Rugby and Cricket Stadiums, and the Hamilton Gardens. A ten minute drive to the University of Waikato. Less than a 20 minute drive to the Hamilton Airport, Mystery Creek Events Centre and the Cambridge Velodrome. Getting AroundMost things you will need are within walking distance - cafes, lake walks, Hospital and supermarkets. You can even walk to the city centre in less than 20 minutes. However, The Orbiter bus stop is at the doorstep and I can organize you a Busit Card if you like (you will need to top it up). This will take you to Westfeild Chartwell, the Waikato University and The Base shopping complex. If you have a car, Cobham Drive (access to the motorway) is just up the road, four or five minutes away. Other Things to NoteI'm happy to have breakfast in the kitchen ready for your arrival if requested - cereal and bread for a flat $10. There is an iphone, a Samsung Galaxy and another Samsung model phone charger for use, in case you forgot yours! Please note the check in and out times - I do have flexibility most days so please let me know if you require an earlier than 5pm check in. Also note the super late check out time of 12noon!

    The SpaceThe price is right on this one - we're sure it used to be a motel so when you walk up the path it has a great charm about it - renovated inside with new paint, kitchen, en-suite and heat pump/air-con this Funky Space will be just what you need! What people have said: It was exactly what we were after, the neighbourhood was lovely - Bernard. These tiles are so cool, a very unique space - Jo. I feel like this was the perfect place to stay in Hamilton, and the aircon was amazing - Lisa. Central to all that Hamilton has to offer. Located down a long driveway hidden away from road noise in a quiet complex and has it's own grassed courtyard which is very rare for a location so close to the city. The kitchen has everything you will need – fridge, oven, microwave, jug and toaster. There is a foldout couch which can sleep two children or one adult, it's a little larger than a king single but maybe not quite a double. I'm not going to lie, It's not the most fabulously comfortable fold out couch in the world - and I will endeavor to remind all guests of that on booking. I provide coffee, tea, milk and sugar to all guests free of charge but can also provide breakfast (cereal and bread) for a flat $10 if requested. Guest AccessI can meet you personally on arrival, however after dark check-ins are 100% fine too. If I am unable to meet you, there will be a lockbox and I will provide you with the code on booking. Please note the check in times before booking, however I usually have flexibility from the set check-in times on this listing so let me know your preference as I might be able to accommodate you! There are up to two car parks per studio and I will show you where you need to park. Interaction with GuestsI am happy to give you tips on the area and help you enjoy your stay in Hamilton. I'm always on mobile and email and have no issues popping over if needed. Please don't be a stranger - it's all part of the service! The NeighborhoodHamilton City is walking distance over the bridge, or a two minute drive. There is a lovely river walk at the doorstep and many Cafe's in the Hamilton East Village is a short walk also. If you prefer a long walk along the river, 30 minutes will take you to the Hamilton Gardens. Mavis Cafe is at the end of the road which is a small five minute walk, along with numerous medical amenities on Von Tempsky Street. Claudelands Events Centre is walking distance, or a short two minute drive. The University of Waikato is a short drive up the road, and the Waikato Hospital is also a short two minute drive away, or a 15 minute walk. Both Rugby and Cricket Stadiums, and the Hamilton Gardens are a 10 minute drive. Less than 20 minutes to the Hamilton Airport, Mystery Creek Events Centre and the Cambridge Velodrome. Getting AroundWithin walking distance from everything you will need with the city and supermarkets just across the bridge. However, there are many close bus stops, on bridge street and in the city which will take you to distances further afield. I can organize you a Busit Card if you like (you will need to top it up). If you have a car, Cobham Drive (access to the motorway) is just up the road, four or five minutes away at the very most.     The NeighborhoodOur Hamilton recommendations The beautiful Waikato river is just down the road if you turn right down Sandwich and right again down Madill to the very end, turn left and follow the path. You can walk the river right into town if you wish but it takes Us about 45 mins to run it as an indication of distance. I think its about 6km. Hamilton Gardens are a must see! Grab a bottle of wine and have a picnic. If you are lucky enough to be here in Feb when the festival is on you can catch great gigs/ theatre. Founders Theatre/ Riverlea Theatre/ Clarence St Theatre/ Claudelands Event Centre - Try catch a show if you can. Hamilton Museum, Arts Post Gallery - Central city Waikato Stadium for football, rugby league or rugby games. Catch our All Blacks play if you can. Shopping The Base/ Te Awa is a shopping centre and Movie theatre about 5 minutes away. Turn right down Sandwich to the very end. Take a right at the end and a quick left at the lights onto Wairere Drive. At the next lights turn right onto Te Rapa straight and the shopping centre is on your left. Countdown, a supermarket is also on your right. Barton Street in the central city is great for clothing/ gift/ art gallery shopping. Casabella lane is off Barton St with gorgeous boutiques and a great Book Store called Poppies. Centre Place is another shopping mall with a really cool movie theatre that screens Arthouse films called Lido Cinema. Grab dinner at one of the restaurants along Dining on Bryce then have a wine while you watch a film upstairs. Browsers Bookstore - an institution Look out for the following markets; Hamilton East Antique and Collectable Markets - Love the book dealer here Market Place - Retro and Vintage crafts once a month Te Rapa farmers market - every Sunday 8am - 1pm Hamilton East Farmers market - every Sunday 8am - 1pm Food and Drink Hamilton Night Markets - Every Saturday from 5.30pm, you cannot miss this melting pot of culture and absolutely delicious food. Bring cash its alot easier. Cinammon Cafe - as you walk out of the driveway turn right down Sandwich Road and walk about 300m. Grace Cafe - as you walk out of the driveway turn left down Sandwich Road and walk about 1km to St Andrews shops. There is also a grocer, library, liquor store, mini supermarket, antique store and womens upmarket clothing store. If you have your clubs the St Andrews Golf Course is just near here too. Friends, Cuisine of India - Amazing Southern Indian Food in the same group of shops as Cinammon Cafe. Dine in or takeaway. Dough Bros - tapas menu, great wine, great service, Hamilton Central Chim Choo Ree - fine dining, must book as always busy, Hamilton Central Bahn mi Caphe - delicious Vietnamese, Hamilton Central Good George Brewery, Bar and Restaurants - One in Rototuna, Frankton and Central Scotts Epicurean - Great for brunch, Hamilton Central Sals Pizza -Look out for great deals, just like the NY pizza. Zealong Tea Estate - Gordonton 10 minute drive Hydro Majestic Cafe - by the river in Hamilton East Mavis and Co Cafe/ Wine Bar - Hamilton East Wonderhorse - great cocktail bar down an alleyway, Hamilton Central Victoria St Bistro - intimate but relaxed fine dining, Hamilton Central So many places, just ask me and I will give some recommendations :) 40 minutes to cool beach town Raglan. Try surfing lessons if you are an amateur like me or head out to Manu Bay/ Ruapuke if you are a bit more experienced. Great cafes/ bars/ restaurant there and also this town gets some good gigs so look out for them! Cambridge is 30 minutes Tauranga and Mt Maunganui is 1 hr 30 minutes Auckland 1 hr 30 minutes Rotorua 1 hr 30 minutes Taupo 2 hours Getting Around200m down the road bus stop

    The SpaceYour guest area is completely separate from the main house. It is a lovely downstairs area overlooking the pool and includes a separate bedroom with ensuite and a large lounge area.It also has a pool table and on request a table tennis table. If stairs are an issue, access can be down a path through you own entrance, which avoids the stairs. Our home is warm and inviting in the colder months and cool, light and airy in the warmer months. The accommodation is located in the central city. The outlook is of the Waikato river and trees, so there is a real sense of getting away from it all with access to everything on your door step. There are 4 guest rooms available that can accommodate up to 6 people travelling together. Guest AccessGuests have their own lounge area where they can watch a large screen TV with Netflix or DVD movies or just relax in front of the pool. You can choose to have breakfast in your own living area or join us in our family dining area. Our pool and outdoor area is available for your use in the warmer months and the river is in view. Interaction with GuestsAs we live on site, we are available to interact with guests. Guests are welcome to join us in our living areas. We will be around at breakfast to chat and help with anything if required. The NeighborhoodWe are very close to all the event centres. We have lots of cafes, restaurants and bars in close proximity as are the shops. The river walkway is beautiful and allows for long walks or bike rides. We are centrally located to allow day trips to beaches, bush walks and other outdoor pursuits. Getting AroundWe have onsite parking. There is a shuttle service available to and from the airport. A free bus service is a 5min walk away which circulates every 10mins around the city centre. This also connects with the travel centre for access to intercity and city buses. We are happy to drive you into the city. A bus to Field days is a 5 min walk. Other Things to NoteWe will do everything to help make your stay enjoyable and memorable.

Other Things to NoteIn N.Z we dont have snakes or deadly insects thankfully (: , however we do get the odd cockroach. They are not pleasant, however they are harmless and can be easily sprayed & removed. I also have private accommodation at the back of the property I may stay in at times. I also attend to gardening if required.

Getting AroundThere is a bus stop at the end of the cul-desac (short dead end street) that will take you to Chartwell where you can catch the Orbiter link bus that will take you in a loop around the whole city. Or you can walk 15mins to catch the Orbiter from its nearest bus stop Other Things to NoteThere is a cat next door that thinks he owns the place so you will often see him around.
