The SpaceSelf contained apartment with own front door of common staircase. The cost shown in the pricing is for 2 people using the flat, however if you wish to use it for 3 or 4 people as there is the sofa bed then we will need to renegotiate a new cost of an extra £15 per person. The flat has a separate double bedroom with a separate small shower room with toilet and wash basin. The main living space looks out over the common garden garden space which is accessible for visitors. The kitchen is small but has all necessary equipment if wishing to eat in or even to entertain friends. It is normally my own home so feel free to use it like it were your own place too. There is a separate TV and wi-fi access to use online TV services for channels not available on the TV. Guest AccessSecure shared garden space is accessible from the common staircase. There is on street free car parking in the area although it is usual that you may not get parked close to the flat. Interaction with GuestsI will not be present during guest stay but available if needed at short notice if I am in Edinburgh and if not there will be contact details of several local friends in other parts of the building and adjoining buildings.. The NeighborhoodThe area of Leith is full of cosmopolitan shops and cafes, the main street Leith Walk will allow you to catch a bus to almost anywhere in Edinburgh. You can walk from Leith walk to the Shore area with lots of restaurants and cafes and nite life bars or walk into the city centre in 15-20 minutes. Getting AroundOn Leith Walk you will find many bus routes going up and down which will take you to all parts of town. It is possible to walk to nearly all parts of the main tourist areas within 20 -30 minutes rather than using buses. Day bus tickets are £4 which allows you unlimited bus usage till about midnight when night bus tickets are also available. There are late night buses that come along Leith Walk throughout the night. Other Things to NoteThe gas and electricity are on a pre pay system but it should have sufficient amounts on both for your stay, if it should run out then it can be topped up at the local Scotmid shop just around the corner, money will be in a safe place in the kitchen should it be required. The central heating is on a timed system but can be set to constant if it becomes cold.

The SpaceRomantic and stylish apartment, It's the perfect base from which to explore Edinburgh from. I've already had some great people come and stay, so I welcome you to my home. Edinburgh castle is merely yards away from the apartment, and the National Gallery, St Giles Cathedral, National Museum of Scotland are all within 5 mintues walk. My apartment is on the top floor of an 18th Century tenement with views on to the historic Royal Mile, the Firth of Forth and the Pentlands. With all mod cons and a unique location, this is the perfect apartment to have as a base while you explore Edinburgh. The apartment retains the unique character of the Old Town with oak panelled walls and parquet flooring, mixed with family portraits, antiques and works of art, but also all the modern comforts of a home. It is on the fourth floor and is reached by a spiral staircase (76 steps in all!) For our American cousins that's a walkup :-) Edinburgh is an old city before elevators sadly, so please don't book or enquire if this is going to be an issue. The apartment is South facing and full of light by day. The hall has good cupboard space for your luggage and places to hang clothes/store shoes etc. There is also an ironing board/iron and a hair dryer kept here as well. The bathroom has a bath and a good shower, there is always hot water and plenty of towels for you to have. Then through the main door off the hall, is the open plan living space. Five full height original Georgian sash windows face you as you walk into the space. Floor to ceiling book cases and a large period fireplace with French empire over-mantle mirror. I don't own a TV.... but there is free wifi throughout the apartment, also a big collection of fiction/history/cookery/poetry/art/design books to while away the time with and I have a music/radio player with an eclectic choice of C.Ds. Plus cards and board games. A large kitchen space with character and all the modern cons - toaster, washing machine, fridge and freezer, dishwasher, oven, kettle, induction hob etc. I hate staying in apartments on holiday where there aren't even any basics to cook with like salt and olive oil, so the kitchen is stocked with all the usual larder fare to help yourself to if you're cooking in. Plus coffee and all sorts of teas. I also have an honesty bar if you want to finish off with a drink or two after a long day of walking around town. By the windows is the generous dining space with oak dinning table and six chairs. The bed is a unique 'bedbox chamber' made from architectural salvaged fitted Scottish 18th/19th century carved oak. A floor to ceiling hidden panelled door lets you into this cosy space with reading lights on the headboard and it is fitted out with a British king size mattress - width 150cm and length 200cm, white cotton sheets, pillows and duvet. Mary Queen of Scots would feel quite at home sleeping in it! The living room area of the apartment is tucked at the West side of the room and has two good size sofas, reading lamps and is perfect to socialize and also have quiet time with a good book. I hope to hear from you. I'm more than happy to answer any questions or give advice about Edinburgh/restaurants/bars etc All the best Calim Guest AccessThe whole apartment is for you and is not shared with anyone else. Interaction with GuestsI should be able to meet you in person to let you in, show you the apartment and answer any questions. Sometimes, due to your arrival time and what I'm up to, I wont be able to meet you personally and so will arrange to leave keys at the building to collect. You can contact me by phone or on airbnb at anytime during your stay. Check-in is usually any time after 1pm and check-out times are 11am. However I'm flexible and I will try and accommodate your schedule whenever possible. So with that in mind it's really helpful to know your travel plans so please let me know what time you intend to arrive and depart and by what method of transport when you book. The NeighborhoodThe old town is beautfuil and historic. It's busy all year round with the crowds mostly at there height in the festival in August. James Court is a collection of buildings mixed together on the Lawnmarket. Getting AroundYou can get to Edinburgh by plane, train, car. It's a city made for walking, but if you want there is a very good public travel system. Buses cost £1.60 per journey of £4.00 for day ticket. Taxis are easy to wave down and book, they are expensive for short journeys but very practical if you need to get across town in a hurry. If you bring a car (which I'd advise strongly against if you can help it!) these are the options... Parking in the Old Town of Edinburgh is problematic, as there is no direct free parking as its so small and historic. What spaces you'd find are for residents or pay by the hour spaces. There is no parking on the royal mile/near the castle or anywhere very close to my apartment. However there is parking on Chambers Street and Johnstone Terrrace which is a short walk from James Court. But you can only park there for a maximum of four hours and it's currently £2.60 an hour. It is however free to park there between 6.30pm and 8.30am every day and on Sunday it's free all day. If your looking for something more long term and without to much hassle there is also free parking on the streets of Leith for example Albert Street and also in Stockbridge...... if you can find a space as you drive around. Then it's a case of either getting a bus to and from your car or walking between it and James Court. There is a car park at Waverley train station which is about a 15 min walk from the apartment which costs £17.00 a day to leave your car for 24 hours and the round the clock access. There is also a great free park and ride scheme run by the council. Where you can park your car outside the city and then get a bus into the city for £1.60 (they do not give change so have the right money). There is a tram from the airport which costs £5 (£8.50 return) and you would get off at princes street and walk up the Mound on to the Royal Mile and my apartment. The shuttle airport bus costs £4.50 (£7.50 return) and you would get off outside Waverley train station and walk up Market street, on to the Royal Mile. If your looking into hiring a car so you can escape into the countryside for the day. There are a number of car hire business in Edinburgh that allow you to do day hire.

The SpaceI love airbnb and will go out of my way to make your stay as enjoyable as possible - please get in touch with me and if I can make it happen I will. The flat is a standard 1 bed (king) size but there is a sofa bed in the living room so it can accommodate 4 adults if you are willing to squeeze up - a great city centre bargain if you do. (please note I do not charge extra for babies or any children up to 18. I have a zed bed and travel cot if needed as I have 3 young children myself) I've set the check in and out times as flexible as possible as I realise this can be an annoying element when travelling. Where I can I aim to offer the opportunity to check in early or check out late. Please ask and I'll do my best to accommodate as long as it does not inconvenience other guests. Guest have full use of the flat. Secure high speed (76 mb/s) Wi-Fi, video on demand, TIVO functionality and wireless streaming music through SONOS with SPOTIFY premium are all available. The kitchen has all the food basics to rustle up a quick breakfast or create something more involved. The living room has a sofa bed so if your willing to squeeze up you can get a bargain place for 4 but I've priced it for two adults (plus kids if you like) as that is what the flat is best suited for. I can be on hand as little or as much as the guest would like. I will supply comprehensive info on local pubs, cafes, restaurants and activities to allow you to avoid tourist traps (although Edinburgh is never that bad) and discover local hidden gems. Very central - you'll be on the Royal mile or Princes Street in less than 5 minutes. Although only set back from the bustling Grassmarket about 50m the flat is on the top floor and the bedroom is to the rear so there is minimal street noise. Please note there are 3 flights of stairs and no lift. The postcode is EH1 2RX - its 0.4 miles to the west end of princes street, 0.8 miles to the east end of princes street, 0.3 miles to the royal mile, 0.8 miles to haymarket train station and 0.7 miles to waverley train station. Very easy to walk everywhere but Edinburgh has a great bus system. City tour buses also go straight passed the flat through the Grassmarket. The number 35 from the airport is a local bus that gets you close for only £1.50. Web search Lothian Buses for all Edinburgh routes and times. Taxi from airport will be approximately £20. Tram or dedicated airlink bus £5.00 single, £8 return. There is a secure carpark within 500 yards for £12 per day. There is a washing machine and a separate dryer available within the flat (and a hair dryer). I will supply towels, soap, individual shampoo & body wash and all bed linen. Guest AccessGuest have full use of the flat. Secure high speed (76 mb/s) Wi-Fi, video on demand, TIVO functionality and wireless streaming music through SONOS with SPOTIFY premium are all available. The SpaceThis is a wonderful Georgian top floor flat centrally situated in London Street, Edinburgh. Please read all of the following carefully. Being on the top floor, there are seventy steps to climb to reach it. There is no elevator. It's good exercise! The open views from such a height are a bonus. Only five minute walk from the city centre tram terminus at York Place. There is plenty of space in the flat. There is a large kitchen dining room, a large living room and two bedrooms each with kingsize beds with very good quality mattresses and professionally laundered bed linen. There are many unspoilt original features including flagstone flooring in the kitchen, wooden panelling in the living room, original fireplaces (not operational) in the bedroom and living room, original decorative plaster work on ceilings and cornice work, original sash and case windows. The flat is simply decorated in white and the floors are sanded and varnished throughout, and covered with plenty of rugs. In the bathroom there is an instant electric shower above the bath. There is a height restriction for the shower that means most adults would probably find it more comfortable to use the bath rather than the shower. The reason for this is that the cold water storage tank is situated in the space above the shower, resulting in a restriction to the height available. Have a careful look at the photos of the bathroom and you will understand! Please bear this point in mind if you very much prefer a shower to a bath. There is gas central heating throughout. The flat has wireless Internet. Very good quality bed linen and towels are provided. The whole flat has tremendous period character and charm. The flat is situated in a thriving, vibrant upcoming area. Around the corner in Broughton Street there are many very good restaurants, bars and plenty of interesting shops/galleries. There is a very good selection of food shops. There is a Tesco supermarket nearby within walking distance. It is only ten minutes walk to Princes Street. The Omni Cinema complex is only five minutes walk, and only slightly further is the National Portrait Gallery. Other galleries on Dundas Street and The National Gallery on Princes Street, near the Edinburgh Castle are easily within walking distance. The wonderful Botanic Gardens are very nearby. There is a bus stop just around the corner in Broughton Street. For guests with cars, pay and display parking is available in the nearby streets (no charge overnight or at the weekend). There is also a large underground car park nearby in Leith Street. Internet and WiFi access available. Bed linen and towels provided. Programmable Gas central heating. Guest AccessAll the facilities are included ( cleaning , towels , bed linen , heating , WIFI) . Interaction with GuestsI enjoy welcoming guests to the apartment and being there for both check in and check out. I am easily contactable during their visit. I appreciate all feedback. I also like to be present when guests leave so that I can benefit from any feedback they may share with me. The NeighborhoodThe apartment is in a thriving, central part of town. Only ten minutes walk to Princes Street and five minutes walk to the city centre Tram terminus at York Place.. There is a full range of restaurants on the door step, and also numerous shops for all kinds of food and drink! Getting AroundThe apartment is only 5 minutes walk from the city centre Tram terminus at York Place, and therefore very conveniently located for guests arriving at the airport and getting to the city centre by tram. Also, there are very many buses to most parts of town from bus stops nearby. Princes street is only ten minutes walk away, and many famous attractions are easily within walking distance. Other Things to NotePlease note carefully the description of the shower facility (see photos of bathroom). Please also note that there is no elevator in the building and that there are 72 steps to climb to reach the apartment. It can sleep a maximum of three persons.

The SpaceTake a look at our 3 (+1) bedroomed apartment, located right in the heart of Edinburgh City Centre on York Place. The apartment is on the 3rd floor which gives great views over New Town and the forth bridge [but is 60 or so steps to get up to!] There is also access to Queen Street private gardens - great for picnics. There is an en-suite master bedroom and a family bathroom with a shower over the bath. The apartment has a well equipped kitchen and is well appointed with dishwasher, washing machine, large fridge freezer, television, hair dryer, iron and ironing board, DVD and Cable TV. Fast unlimited wifi is also included. All freshly laundered bedding and towels are provided. The bedrooms 1 and 3 have double beds [bed 3 being fairly compact] , and bedroom 2 has a king-size bed. Bed 4 has 2 quality single Z-beds which would be best for children (due to limited head height). The lounge is semi open plan to the kitchen. The lounge has 2 leather sofas, so seats 6 adults and a dining table which can be extended to seat 6. The apartment was fully refurbished and furnished in summer 2012. On arrival, you will be met by us and we can give you tips on the local area to make the most of your time in the city. The apartment will really suit families or sharing couples, and those who really value being right in the heart of the city. The best shops, boutiques, museums, wine bars and coffee shops are all just footsteps away. Princes Street is a 5 minute walk away and Harvey Nichols is just a block away. The apartment is on a major street, but very quiet as it is on the 3rd floor. You will not be disturbed by traffic noise, but have the benefit of being in the middle of the action! We have access to large private gardens in Queen Street, about a minute walk away, so just ask Armando for the key when you meet him upon your arrival. Please call or email for more information, we are very happy to give you as much information as you need. Anna and Mat

What do our Guests really appreciate? The central Old Town location, meaning you can walk everywhere, the amenities within the apartment, its spacious feel and Edinburgh’s huge range of interesting things to do many on the doorstep. What do our Guests not like so much? The 57 steps from ground level to the front door with no lift and the out door bins - both of which are the consequence of the very central location and about which we receive little negative feedback! Being city center, weekend nights are vibrant but again we have few complaints about noise as the apartment is on a square that is traffic-free and pedestrian only. As well as the great restaurants and shopping there are many cultural sights to visit. The city's skyline is dominated by the beautiful Edinburgh Castle, built in 1617, the Castle is one of Scotland's most iconic visitor attractions, and sits on its own volcanic rock at the top of the Royal Mile. The Royal Edinburgh Military Tattoo is also set against the Castle's backdrop every August, and showcases the best military bands, pipers and drummers, dancers and display teams from across the world. Great suggestions of things to do and see also within walking distance include: - National Museum of Scotland: explore the diversity of the natural world, world cultures, art and design, science and technology and Scottish history, all under one roof and thoroughly well worth a visit to this newly modernised Museum. - The Scotch Whisky Experience: All Whisky tours start with a swirling, bubbling barrel ride ... - The Real Mary King's Close: the #1 thing to do in Edinburgh according to the Lonely Planet and well worth a visit if you want to discover Edinburgh's unattractive past (and if you're not claustrophobic!); - Our Dynamic Earth: The Mother Earth of all adventures and a science centre with interactive exhibits about planet earth. Edinburgh's Camera Obscura and World of Illusions: provides unrivalled views over Edinburgh's skyline & fun attractions; - Surgeons' Hall Museums: think gruesome and possibly Burke and Hare. Although initially established as a medical teaching resource, access by all is a priority. Visitors can explore The Pathology Museum, The History of Surgery Museum and the Dental Museum. The kids will love it! - Walking and ghost tours too numerous to list; open the apartment window and you will hear many of the actor/guides entertain their groups with dark tales, throughout the day and into the early evening! Edinburgh is the world's Festival City. It’s where people come together from across the globe to share their passion for arts, culture and ideas. There are 12 Festivals throughout the year ranging from the famous Fringe during August with 1000s of events packed into a free 400-page Guide, to the Literary, International Science (in the spring) and International Magic Festivals. Check out the Edinburgh Festivals online: Edinburgh International Film Festival - June Edinburgh International Jazz and Blues Festival - July Edinburgh Art Festival - August Royal Edinburgh Military Tattoo - August Edinburgh Festival Fringe - August Edinburgh International Book Festival - August Edinburgh Mela - August Edinburgh International Science Festival - April Imaginate Festival; Scotland's International Children's Theatre Festival - May And not forgetting the BIGGEST OF ALL - Edinburgh's Hogmany: The largest New Year event in the world with five days of celebrations culminating with a massive New Year's Eve street party. The Apartment is close to the Special Party Zone. A three day festival to welcome in the New Year, including a torchlight procession, dancing to A-list musicians, and an incredible fireworks display over the Castle while the entire city sings Auld Lang Syne. Reviews and Testimonials “An absolutely fantastic location right in the heart of Edinburgh! We stayed in John's place for five nights in late September during the Ryder Cup, and couldn't have been more pleased. The apartment itself suited our needs perfectly. Small living room and two bedrooms (one with two single beds, the other a double). We didn't use the kitchen at all. The steps up to the flat were no problem for us at all, but might be an issue for some with mobility concerns. The wifi was great (and fast). The lockbox for the keys was easy to use. Everything was in great working order (and quite clean). We arrived late at night at the train station and were worried about finding the address, but navigating to the flat actually turned out to be quite easy (if uphill the whole way). All in all: Highly recommended.” Michael T. September (website hidden) translated from French. “The accommodation is spacious, functional and ideally situated for exploring the city on foot and less than 10 minutes from the bus stop AIR LINK to the airport Very good for 4 people. Kitchen and bedding of good quality restaurants and shops all around difficulty finding the entrance to the building as in a court.” Philippe B. Our response: “What a lovely response and great feedback. We give very specific written instructions on how to access the apartment as it is off a pedestrian square. Perhaps we should have used (website hidden) Translate to convert them to French on this occasion. Access is via a keysafe and many guest love the flexibility that offers. So we also offer tips on the City by email and guests have commented on the usefulness of the apartment guidebook which is in English.” August “John was very helpful , gave us some useful information and was very prompt in answering our questions. The location was wonderful, central but not noisy, a short climb from the station but not arduous. The apartment was clean and comfortable and well stocked, things like washing up liquid, dishwasher tablets and soap are all provided including a welcome pack of tea, coffee and milk. Great for those coming by public transport. Would thoroughly recommend and hope to return.” Things J loved: “Apartment was everything we expected it to be. Thanks for those little extras such as washing up liquid etc. so useful especially when arriving by public transport. As we spent much of our time commuting to the Games in Glasgow we didn't have enough time to see Edinburgh but are hoping to return for the Festival - shame to see it being set up and not having time to go. Thank you for a wonderful time”. Jill R. August “Great Location - This property is in a really great location - it is walking distance to just about everything! We had a great 3 days in Edinburgh (our first time there). The "hop on hop off" bus stop is right out the front on the Royal Mile - lots of cafes, shops and historical buildings and sights so very close. The castle is a short walk up the hill - if you are in Edinburgh - don't miss the Castle - it is extraordinary. A basic two bedroom unit - not exceptional but a good basic unit with all you need. Pretty good kitchen with good amenities, open plan lounge area with books, games and a good size TV. Steps to the unit (my husband tells me there were 75 in total) could be an issue if you are not ready for them. So if you want to stay here - just be ready to climb a few times. I think this is a good property in a fantastic area.” Trip Advisor “The Edinburgh flight was perfect for our 2 nights. The location could not have been better for accessing both the Royal Mile (the Castle / souvenir shops) and Princes St for more non-touristic shops. We walked everywhere, which was a fantastic change of pace. The washing machine worked great and the shower had plenty of hot water (all 4 of us could shower back-to-back with hot water). The apartment was very clean and exactly as described. The hill up from the Waverly bus stop and the steps to the apartment were pleasantly not as strenuous as expected. Would recommend John's apartment to others!”. James L. June “The apartment was spacious and able to comfortably accommodate 4 persons. The living area was suitable for watching the world cup matches and the dining table had room for meals together. 2 bath towels were provided for each guests. There was a washing machine/dryer in the apartment - do note that the floor would vibrate when the machine was spinning dry (no washing allowed after 9pm). Location was good, and it's interesting to hear actors in period costume at the square downstairs entertaining different tourist groups (almost every evening around 6-8pm). Nearest Sainsbury supermarket was about 10 minutes walk away. It was easy to order food delivery, although most of them had difficulty finding the exact apartment and would usually wait at the square downstairs. Clean apartment (hotel standards for bed linen and towels) Excellent location and communication before check-in Thanks for the recommendation for Mary King's close - it was amazing.” Wensi L. June “Great location! John is an excellent host and provided perfect instructions, which made our arrival very easy. He provided many great tips for activities and restaurant suggestions. The flat is very clean and fully stocked with anything you would need. Would definitely recommend this flat and hope to stay in it again! We absolutely loved your flat. It was very clean and comfortable. The instructions made everything very simple. For us there is no need for the host to be there when we check in so the lockbox and instructions worked perfect for us. Really appreciate the tips and suggestions too!” Jennifer O. June “The flat was ideally located, quiet, and proved just as advertised. John was clear about the stairs and there were no surprises. If anything, it wasn't so bad. Taking the News Stairs from the Mound became a bit of a chore by day 4 but can be avoided my walking the Market Street hill instead - or taking a cab! John could not have been more attentive or accommodating. I highly recommend this flat for the unique experience of staying on the Royal Mile and being central to most other parts of town.” Robert H. May “We couldn't have asked for a better location! Right in the middle of the action - walking distance to the main attractions, bars and restaurants. The apartment was perfect for my three friends and I. Very clean with comfy beds and fast wifi. John was very easy to get a hold of and was able to get us a late checkout at the last minute ... I will absolutely be staying here again! Angie V. May “A Very Enjoyable Rugby Weekend in some Fine accommodation” 5 of 5 stars Reviewed April 8, for a stay in February– “The property is located in an excellent part of Edinburgh. It is spacious, warm, clean, tidy and well maintained. It is close to all local amenities including the station and bus routes. I have stayed there twice and will hope to do so in the future.” Trip Advisor. “Perfect location” 5 of 5 stars. Reviewed March 18, for a stay in March Easy to get to from Waverley Station and a short walk across to the 'New Town'. Location is perfect just off the Royal Mile. Lots of pubs, restaurants, galleries, museums and shops within a few minutes walk. Clean, comfy and well equipped. Plenty of space for relaxing.” Trip Advisor. “Fantastic Stay in very central apartment.” 5 of 5 stars Reviewed January 8, for a stay in November. “We had a great stay in this apartment in November 2013. We were a group of four friends and it was very easy to get to from the airport, easy to find and very very central. We could walk to everything all the sights, the castle, bars, restaurants and cafe's. The apartment was very clean and had everything that we required for a weekend stay. John the owner was great at answering any questions and provided us with everything we needed to know. I would recommend staying here and would definitely come back again.” Trip Advisor. “Thank you for a great stay in your apartment John. John has been a great host and has responded very quickly and has been very helpful with any questions/requests we have had. The apartment was in a super location very easy to find and very central. We were able to walk to everything from this spot and the view of the courtyard is amazing. We had a great stay!! We would definitely use this flat again if we were to return. (my only negative would be the pressure of the power shower - but that’s the only one!)” Thea J. November NB We are pleased to note that the water pressure issue has been long since put right. “The flat worked out perfectly for our three night stay in Edinburgh. Close to Waverley Station, High Street, and Castle. The flat was spacious and worked well for our party of three. We used the kitchen each morning for making breakfast and the separate living room area made it nice for night owls and early risers. As other reviews have noted, there are many steps up to the flat and it is an uphill walk from Waverley Station. I would still highly recommend this flat. John was a great host and provided ample communication prior to our stay and contact information during our stay”. Stephen H. October “This apartment is located within yards of the castle grounds and on the Royal Mile. Very convenient and close to Waverley Station where the bus from the airport drops you off, and where you can easily catch a train. Always good to read reviews first, which I had done so I knew that there were many stairs to climb as well as no elevator. Instructions for operating the heating system were easy to follow. It was a perfect apartment from which to do all the sites that Edinburgh had to offer, and close to the University where my daughter attends. John, my host, made sure that keys were available to me on my arrival, and a contact person, should the need arise. Very comfortable and pleasant experience. Thank you.” Lillian C. October "We had a marvellous time in Edinburgh and John's flat made it very comfortable and relaxing. The location of his flat was so central to anything and everything yet it was quiet and again, I say comfortable. We would recommend staying there and would certainly want to stay there again, ourselves, in the future." VT Sept "Great location, nice apartment, clean an quiet. Thank you, we will come back." RS Aug This apartment was in the perfect location! We never had to take public transportation. Just walked down the stairs onto the Royal Mile. Home was nice, 4 adults stayed comfortably. Our only complaint was the low water pressure made showers longer. Hali from Seattle Note: A new more powerful shower has since been installed. Thank you, Hali, for this feedback. Spot on! What an excellent location to explore Edinburgh. Since it was so central, we were able to break up our day with stops back at the apartment which is so important when you have kids so no one got completely miserable having to go an entire day. It was also a nice find to realise we were in same building as Deacon Brodie whose food we enjoyed. The apartment is spacious, clean and well equipped. Our two boys aged 5 and 7 immediately claimed their room and were so at home. Jayne was very helpful at the end of the phone when we came a bit unprepared. We will be definitely be back. ..... The location is perfect, within a short walking distance to everything. The value was unbeatable. And the apartment itself was the best we've ever stayed in on vacation (by far). Very modern accommodations with lots of room. Arriving to the apartment was seamless thanks to Jayne's help and was very easy to get to it from the airport. If this apartment is available, book it. You won't be disappointed. Am writing to say how much we enjoyed the apartment and Lawnmarket - it is a very special place and we were thrown immediately into the history of Edinburgh. This holiday was a retirement gift from my son and daughter-in-law who did all of the arrangements. They could not have done it better. Thank you. Very clean and tidy Location excellent location central to all the sights. Vanessa, Perth Australia I wanted to say thanks once again before leaving. And Thanks for a perfect stay, the apartment is beautiful and very comfortable. We will recommend it to our friends and family! Until next time... The location is excellent and the apartment is very nice and well equipped. Location Edinburgh is a wonderful city with many things to see and do. Actually to us it was outstanding, because it was everything we wanted. The flat was well laid out and extremely comfortable. I rated Castle Walk excellent because some folks might not want to climb the stairs, or might expect services that would not be included in self-catering. We totally loved it, and Jayne and Tony were very helpful. I would definitely stay there again, and hope to. Loved the view out the kitchen window! Location Loved the area and how close we were to everything in the Old Town. Great pub up the street and to the left of the big restaurant that was a church once. Writers' Museum right across the close should not be missed--it's free, but donate--it's worth it. Can walk to Waverley Station, although it's uphill all the way. Going back down was a breeze. You don't want or need a car here. Aug "Great apartment and Service and Location" This apartment has been great for myself and 2 teenagers for our stay in Edinburgh. It was more than roomy so my daughter has her own room, and the wifi and plenty of outlets has been great, as we all travel with lots of electronics. Its also great to have a kitchen and washer/dryer - all the reasons to book an apartment instead of a hotel. The location is also great, with the castle right down the road, and everything else in walking distance. I also want to say the service has been stellar, which is the icing on the cake. The building had to have the gas turned off for some work that was unrelated to the apartment. We were out too late to find out this left us without gas, but the owners came and took care of us as soon as possible. So all turned out great, when in all honesty it could have went poorly and not been their fault at all. But they went above and beyond! Oct: This apartment is located within yards of the castle grounds and on the Royal Mile. Very convenient and close to Waverley Station where the bus from the airport drops you off, and where you can easily catch a train. John, my host, made sure that keys were available to me on my arrival, and a contact person, should the need arise. Very comfortable and pleasant experience. Thank you. Guest AccessYou will have exclusive access to the whole apartment and everything in it which means a fully equipped apartment with all the facilities you will need for your short stay. Interaction with GuestsBy email and text with John, the owner, who lives distant from the apartment and welcomes regular communication from guests on line. We have a professional agent/concierge who makes sure the apartment is presented in tip top clean condition. She is available to guests for emergencies. Key access is from a Lockbox/Keysafe outside the apartment. The NeighborhoodEdinburgh is packed with things to see and do. As well as the great restaurants and shopping there are many cultural sights to visit. The city's skyline is dominated by the beautiful Edinburgh Castle. Built in 1617, the Castle is one of Scotland's most iconic visitor attractions, and sits on its own volcanic rock at the top of the Royal Mile. - The Real Mary King's Close: the #1 thing to do in Edinburgh according to the Lonely Planet and well worth a visit (if you're not claustrophobic!); - Our Dynamic Earth: The Mother Earth of all adventures and a science centre with interactive exhibits about planet earth. Getting AroundYou probably won't need to use any form of public transport! Walking gets you everywhere you'd normally want to go. The bus system ((website hidden)) is brilliant and access to the station is just a few minutes by foot. You can reach and explore most of the Old Town, the University area, International Conference Centre and shopping district quickly by foot. Other Things to NoteNote there are 4 flights of stairs and no lift so it's not suitable for disabled people or the seriously unfit! Having said that the location makes up for the climb.

Guest AccessGuests have access to the whole apartment except for one storage cupboard. Interaction with GuestsI meet guests upon arrival or if this is not possible, phone or text them to ensure all is ok. After that, I am contactable if there is a problem or if guests have a question. The NeighborhoodThe Grassmarket is in the historic centre of Edinburgh and is home to numerous restaurants, cafes, Scottish pubs and boutiques selling antiques, books, cashmere, period clothes and much more. Restaurants in the pedestrianised areas allow for outdoor eating and drinking within the proximity of the Castle with Festival and tourist venues all around. The area is steeped in history. Notoriously the Grassmarket was the site for public executions, a memory reflected in the naming of the Last Drop pub: the name refers both to drops of drink and to the drop from the gallows. During the summer the place comes alive with street performers, musicians and special events. A quick stroll will take you up to the Royal Mile and the Castle or along to Princes Street through its lovely gardens. Don't miss Victoria Street, one of the most charming streets in the city, with its colourful mix of shops, restaurants, cafés and bars; it curves up from the Grassmarket to George IV Bridge. The SpaceThis amazing flat has recently been renovated and now boasts top quality amenities....yet the tasteful preservation of the property's Victorian features are evocative of a gone-by era. All furniture is new, however the chunky reclaimed wood beds and tables, together with the leather sofas, give the flat a vintage feel. This blends in well with the flat's period features - the corniced ceilings in the living room and the fireplaces throughout. This 1st floor flat comprises two double bedrooms with UK King-size beds (that's similar to US Queen!) and a number of facilities, including: - A large, newly renovated KITCHEN, with several modern appliances (induction hob, 2 ovens, microwave, dish washer, washing machine, Nespresso Coffee maker, etc) and a 6-person dining area - A large, bright, bow-windowed LIVING ROOM with a spacious seating area, a further 8-person dining area and a period fire place. One of the sofas opens out into a small double bed (4ft wide) which, together with a mattress topper, is suitable for an adult. The ottoman seat by the bow-window also opens up into a make-shift wardrobe space so the living room can be used as a 3rd bedroom. - A very spacious BATHROOM with a new 4-piece suite (separate bath and shower) and a towel radiator With very good natural lighting and high ceilings, the flat feels spacious and airy. It is double-glazed throughout, warm in winter (central heating) and the living room and front bedroom get a lot of sun in summer - a real treat in Edinburgh! Free WiFi internet access. Fresh towels and bed linen are provided. A couple of UK mobile phones are also available for guest use. Guests can easily add credit to these "pay-as-you-go" mobiles by buying a top-up card, widely available in most corner shop. These allow international guests to communicate with each other in a more affordable manner during their stay. Guest AccessGuests will have full access to the whole flat during their stay and will not be sharing with anyone else. *CHECK-IN* We do our best to accommodate guests' preferred check-in times, however we do give priority to pre-existing guests for same-day in/out bookings. Generally, the sooner you let us know what time you'd like to check-in, the more likely it is we'll be able to accommodate your timing. For check-ins later than 9pm, please make sure you contact us before booking to double check whether we can accommodate a late check-in on that date. There will also be a £15 fee for this out-of-hours service. Interaction with GuestsWe will be contactable at any time throughout your stay should you need anything. There is a thorough 'House Manual' at the flat which has lots of information about the flat (wi-fi password included!) and a list of recommended restaurants, cafes, bars, local supermarkets and things to do in the area. There are also a number of guidebooks available for guest use. While we're out of town, our flat and guests are expertly looked after by Linda from Holiday Let Services - a small, luxury travel services company that Linda runs with a close circle of friends. We chose them because they offer a very professional, tailored service, whilst being incredibly friendly, super flexible and genuinely caring about our flat and guests - often going above and beyond their call of duty! Once we've arranged your required check-in and check-out times, Linda (or one of her colleagues) will be at the flat to meet you for check-in and to give you a tour of the flat. You will then have the flat all to yourselves for the duration of your stay! Should guests be interested, Holiday Let Services can offer extra unique concierge services, usually only available in luxury hotels. Linda says: "Our guests are important to us and we want you to get the most out of your time in Edinburgh. Speak to us to see what we can do for you." The NeighborhoodSituated in the popular Newington area, the flat is close to restaurants, shops, banks, bars, etc. Although about 15-20 min walk from the city centre (and the beautiful historic Old Town!), the flat is also next to a major bus route with frequent buses flying in and out of town (in about 5 mins!) - bus stop less than 1 min walk away. The street itself is quiet though, being on the edge of a residential, 'conservation' area. The Royal Commonwealth Pool (with gym!) is at the start of our street (2 min walk), with Holyrood Park just behind it. It's Arthur's Seat peak provides incredible views over the beautiful city skyline. This neighbourhood is perfect for those seeking to be within reasonable walking distance to the city centre, yet within a vibrant neighbourhood that has most necessary amenities just around the corner. The flat's location allows guests to make the best of both worlds - it's on a quiet residential street, a short walk away from the beautiful Holyrood Park (amazing views over Edinburgh!) yet a few minutes away from the hustle and bustle of the city centre. Getting AroundPERFECT FLAT FOR: a city weekend break or longer work-related stays, a visit to the world-reknowned Edinburgh Festival, for Hogmanay revelers, for those visiting The University of Edinburgh (within walking-distance) or for those simply wishing to take in and enjoy the beautiful city of Edinburgh at their leisure. Other Things to NoteNOTE 1: The owners, Cecilia and Adam, often spend time at the flat. When they are in town, they rent out only the spare bedroom, sharing all other facilities. For those dates, the property is listed under a separate AirBnB listing: www.airbnb.com/rooms/234174 NOTE 2: Unfortunately, the flat does not have suitable provision for very young children. NOTE 3: The period fire places are currently non-operational as the chimneys need to be checked. Also within Edinburgh city centre, only the burning of smokeless fuel is allowed. NOTE 4: We charge a deposit for this listing. On your check-in day (or perhaps the day before) AirBnB merely SECURE the deposit amount on your card. So the money is not withdrawn from your account, but you won't be able to spend it for the duration of your stay (much like the security deposit usually charged for car rentals). Then, if all is well with the flat and nothing is damaged or missing, the security is lifted 48 hours after check-out. Should there be any significant damage or items missing, upon check-out, we have 48 hours to get in touch with you and to come to a mutual agreement on the amount of the deposit which should be retained to help fix/replace the item. If an agreement is not reached, AirBnB will deliberate and make the final decision. Since we don't know the people staying at our flat, this just helps give us a little more peace of mind. That said, all our guests have been ABSOLUTELY WONDERFUL and have really looked after our place. With over 80 sets of guests we've only once had to claim a deposit to replace a damaged bed-sheet like-for-like (£15). If anything does break while you're staying at ours, we'd be most grateful if you could let us know straight away as it allows us to replace it quickly. All that said, almost all ours stays have been event free, so please do not worry about the deposit charge! DISCOUNT: Discounted rates are available for periods of a week or longer. Most of the prices will update automatically when you search, however please get in touch if you have an enquiry of this nature. Feel free to get in touch if you have any questions!

The SpaceThis 3rd floor flat (no lift) has been lovingly renovated and decorated traditionally. It is a two bedroom flat with both bedrooms having superb views of the castle across the garden (so nice and quiet). Both bedrooms have very comfortable antique double beds for you to enjoy. There is plenty of space to store your clothes in the cupboard, lots of plug sockets to charge everything and you could even move the TV through to watch in bed if you fancied a lazy day. There is a fold up single bed in the sitting room if there is a 5th person or if you don't fancy sharing a room. If you wish to use the fold up bed please let me know. There is an additional charge of £20. I have done my best to source reclaimed materials wherever possible. The kitchen shelves are made out of teak decking from the MV Augustus Ocean Liner, the marble work surface was salvaged from a scrap yard, I cut a hole in an old Edwardian wash stand to put in a stunning copper sink, the tiles in the bathroom are reclaimed marble, travertine and probably a few other types of stone I don't know about! The wee sink in the separate toilet was made by a local potter. A lot of the furniture is from my childhood home in Edinburgh too. The sun streams into the sitting room during the day but the shutters block it out should you be having a sleep on the couch. The kitchen is fully equipped-I love to cook and want to make you feel welcome to do so. There is oil, salt, pepper, loads of spices and herbs, tea and coffee and probably a few other things to help you on your way to making delicious meals. And a dishwasher so you don't need to do the dishes. Check in and out times are flexible depending on when the next guests are arriving. If you are checking in early I may still be doing the cleaning! That also applies if you are checking out late. Guest AccessFree unlimited wi-fi for you to access during your stay. Flat screen TV with dvd player and a selection of DVDs in the cupboard. The TV does not receive signal though but does have a box which you can use to watch iPlayer, 4oD and other on demand TV services. Lovely shower, long bath, towels, cotton bed linen, hairdryer, iron/ironing board, very comfortable double beds. Oven, induction hob, fridge, freezer, kettle, toaster, washing machine, microwave, alarm clocks, central heating and beautiful artwork done by a local Edinburgh artist (my grandmother!). Interaction with GuestsI will come and meet you at the flat and answer any questions you have about the flat and the city. I'm from here and love to eat, drink beer and wine and appreciate the beauty of this stunning city. I'm more than happy to answer any questions you have during your stay and as I stay just 10 minutes away I can easily pop over if there is a problem. The NeighborhoodThe location is one of the best in Edinburgh for accessing the sites, restaurants, museums and pubs and bars. There is a wonderful farmers market every Saturday morning (9am-1pm) just round the corner which has the most incredible fresh produce, fresh baked goods and wonderful hog roast rolls. There are numerous supermarkets within a 5 minute walk, a lovely little grocer down stairs who does fab bacon rolls and a Michelin Star restaurant in the same block. You will be within a 5 minute walk (usually less) to: Edinburgh Castle Usher Hall (great for classical/jazz/contempory music and only 30 seconds away!) Lyceum Theatre if you fancy catching a play (next to Usher Hall) Traverse Theatre Grassmarket 3 Cinemas Bowling Alley 20+ restaurants 20+ pubs Princes Street It is only a 20 minute walk to Murrayfield Stadium but there are lots of buses too. Getting AroundEdinburgh's bus network is great and the flat is just a minute away from the nearest bus stops which connect you with the rest of the city. The airport bus stops very close to the flat, Waverley Train Station is only 15-20 minutes walk away and Haymarket is 15 minutes in the other direction. The NCP car park round the corner, a 2 minute walk from the apartment, charges £24 for 24 hours. On street parking (max. 4 hours per stay) is available from £3.40 per hour. However, if you do not wish to pay for parking there is free parking within a 15 minute drive of the flat. If you to wish to keep you car nearby, there is a car park that costs £9 for the day a 3 min walk from the flat. But you need to park there before 9am. The parking is free from 6.30pm-8.30am daily and free all day Sunday. Other Things to NoteIf you need a babysitter I am happy to help you organise one. My friend, Louise, is highly qualified! Louise is a fun, friendly and enthusiastic babysitter with many years of professional experience working with children of all ages, including newborns. Previously she worked in private nurseries and currently works as an NHS nursery nurse with health visitors. Can provide lots of fun activities to suit the children's likes and interests. She has a passion for the performing arts and has experience in running groups and teaching singing, dancing and drama, definitely always up for a sing song! She has a qualification in childcare, learning and development and is also trained in paediatric first aid (Certificates available on request). Her rate is £10/hour. I'm also available to babysit but not nearly as qualified! I can also arrange a masseur to come round if needed. His name is Danny Mullins and he does holistic massage and has rescued my back and legs numerous times. He also practices out of a studio a few days a week. Please don't hesitate to ask if you would like me to organise his services. I believe he charges £35 per hour for home visits.

Just 5 minutes from the Royal Mile, the flat is ideally placed to explore Edinburgh's many sights on foot - it takes just 10 minutes to walk to the Scottish Parliament, the Palace of Holyrood House (the Queen's official residence in Scotland) or Castlehill leading to the Castle. To the rear there is a private garden and access to the communal garden and drying area. For green spaces Holyrood Park can be accessed a few minutes away - Arthur's Seat and Salisbury Crags offer a unique feature in an urban area and the views of the city and beyond are well worth the climb; the Meadows is a popular park just 10 minutes away with views of Arthur's Seat; Carlton Hill is the beautiful location of the famous monuments that give Edinburgh its "Athens of the North" title, and is a 15 minute walk from the flat. As Edinburgh is a compact city staying so centrally means that nowhere is further than about 30-40 minutes on foot; however there is a fantastic bus network with bus stops just round the corner giving easy access to the whole city. The flat is located within the popular southside of the city with lots of wonderful cafes, friendly pubs and excellent restaurants catering for all budgets. There is also a good selection of shops, both supermarkets and local specialist shops within a few minutes from the flat. Please note that most of the photos were taken when I still lived in the flat and the listing was for a private room within a home; however, I have since moved out along with my books and personal belongings. F.A.Q.s How do I get there? - If you are coming from the airport I recommend taking the 100 Airport Express bus and get off at the last stop on Waverley Bridge. The bus station at St Andrew's Square is just a few minutes beyond Waverley Station. Alternatively it is possible to park your car outside the central restricted area for free. Are towels and bedlinen provided? - Yes. When can I check-in? - Please contact me to advise me of your expected arrival time. If I'm not working I can be flexible, but would need to know the time to expect you. Interaction with GuestsI will meet you when you check-in and can make recommendations of places to eat, drink and visit as required. I want you to feel comfortable and respect your privacy. The NeighborhoodI have lived here for 20 years and there are so many things I love about the neighbourhood. I love that while living in such a central location the street itself is so quiet. The neighbourhood is very friendly and safe - most of the neighbours have lived here a long time and the shopkeepers also remain the same, so there are lots of familiar faces. It is a vibrant and diverse area with many different eateries catering for a variety of tastes. During August we are in the heart of the Fringe Festival, the world's biggest arts festival! Getting AroundFantastic bus network with bus stops round the corner from the flat just a few minutes away. Waverley Station (train station) on Waverley Bridge (where airport bus arrives and leaves from) is just 10 minutes away on foot. Beware UK rail prices which seem to have no logic. However with a little planning and knowledge you can very often travel much cheaper than buying on the day of travel from the station or machines, particularly long distance. SPLIT-TICKETING: Longer journeys can be often be made less expensive by shopping carefully. 1. Buy in advance on-line 2. Check if your journey can be cheaper by 'split-ticketing' - breaking up your journey into 2, 3 or more segments, usually at 'junctions'. Example: Edinburgh to Leamington Spa on 15 April 2016 with the 1251 Virgin Rail service was listed at £138.40; but BREAKING the journey tickets at 1. Wolverhampton (£45), (2) then WVH to Coventry (£5.90), (3) and then COV on to Leamington (LMS) (£4.70) gives a total cost of £55.60, a saving of £82.80! This is legal - and you do not have to get off other than to change trains at WVH from Virgin to Cross Country service; just be sure you have the necessary tickets in your possession It is also usually less expensive to buy 2 SINGLES than a return as well. Search on line for more information about this. Advice gladly given. Guest Access* Bathroom, with shower and bath (PHONE NUMBER HIDDEN) * private garden & terrace * kitchen & Washing machine, may be used by arrangement (no later than 830pm please), & Limited refrigerator space may be possible, Please advise beforehand if possible. * Drying closet for overnight drying of washed clothes, or outside line in good weather * modest library including good collection of photographic arts and oriental carpet books Interaction with GuestsEnjoy chatting, becoming acquainted, music, interesting stories, photographic arts, history. Near to Water of Leith river walk, open playing fields, public parks, children's playgrounds, supermarkets and local specialty shops. Royal Botanical gardens, train station, Scottish National Gallery a 15-20 minute walk. Getting AroundNearby buses are: 1. Closest buses are: No 36, 150m (4 min walk) from door, Approximately every 20 minutes. Connects with TRAM at Shandwick Place 1a. No 13, through city centre to Museum of Modern Art 2. The lounge is very comfortable with large screen TV, dining table, open plan kitchen and wraparound balcony with further panoramic views of the Firth of Forth and North Sea. Outside dining is possible in fine conditions (see pic) The apartment is in a quiet part of Edinburgh, three miles from the city centre. There is ample free parking outside and buses run regularly into the city from a bus stop two minutes walk away. There are lots of walks in the area and beautiful beaches and parkland to explore just a few minutes away. We moved here from the city centre and love the peace and tranquility. There are supermarkets and shops about 10 minutes walk away or two minutes by car as well as a variety of take-away food outlets. Restaurants and pubs are slightly further afield with a masive selection available the nearer you get to the city centre. Other nearby attractions include the Royal Botanic Gardens, Royal Yacht Britannia, Cramond Island, Ocean Terminal, Old Town and New Town World Heritage Sites. Other buses run from a stop 5 minutes walk away at Granton Square and go all over the city. Bus fares are £1.50 for a single journey or £4 for a day pass on all Lothian buses. Exact fare only - no change given. Lothian buses website is a great resource and the Transport for Edinburgh app for iphone and android provides bus arrival and departure information from your local bus stop in real time, sells tickets and allows you to use your phone as your bus ticket. Edinburgh is fantastic for getting around on bikes. Sustrans has a great website and maps of all the dedicated bike routes. We have a spare bike you can borrow (no lights, dodgy brakes) and we ask it always be double locked when unattended as bike theft is on the rise. On the whole Edinburgh is a very safe city and there are no unsafe areas. That said it is sensible to take the usual precautions when out alone particularly at night or when withdrawing cash from ATMs. The apartment makes a great base for exploring the rest of Scotland. Oban and Fort William can be reached by car in approximately 3 hours and Inverness and Loch Ness in about 4 hours. Scottish money is interchangeable with Bank of England money - all notes are accepted everywhere in Scotland. It is very unusual for Scottish money not to be accepted in England although this can occasionally happen. LGBT friendly and all are welcome here. We also have a supply of sim and micro-sim cards on the UK Giffgaff network available free of charge. They just need to be registered and topped up online. We have made many friends of past guests. The NeighborhoodThe neighbourhood is on the coast. There isn't much else in the direct vicinity. A couple of shops two minutes walk away and more local shops and takeaways 10 minutes walk away. Lots of walks and cycleways in the area. Nearest pub is approx 20 mins walk.
