    The SpaceThis cottage started life as a cow byre and chicken pen on a working farm, It has since been loving restored into attractive rental accommodation. The cottage is located In a secluded courtyard that gets the evening sun. Accomodation consists of a large kitchen diner with exposed stone wall and wood burner. There is a large fridge freezer, gas cooker and oven plus microwave. A flat screen 32" tv with free view and DVD player. There are two double bedrooms. one with king sized double bed and ensuite shower room, the other two single beds or 1 double with direct access onto the courtyard. There is a large family bathroom with both bath and separate shower. There is a secure, separate laundry/store room perfect for storing bikes or muddy walking kit that can be accessed from outside. Guests have shared access to a sunny courtyard and enclosed wall garden. There is a BBQ and outdoor seating for the summer months. During your stay, your hosts will be conveniently located in the main farm house on the property. Far enough away for privacy but close enough should you need us, We are happy to help with restaurant reservations or ideas for fun filled days In the surrounding areas and Edinburgh. The NeighborhoodInnerleithen boasts some of the best mountain biking trails in Europe. The town is located by the river Tweed so attracts many fishers at all levels. Many walkers visit the area to enjoy the stunning hills and countryside around us. We have 3 golf courses within 10 minutes drive and is only 1 hour from the centre of Scotland's capital Edinburgh Getting AroundWe are on a direct bus route which will take you straight into Edinburgh or further south into the Borders. The bus service operates every 30 minutes. Other Things to NoteMinimum stay 2 nights due to the hot tub being cleaned and refilled between guests. During the christmas and new year period the minimum stay is 4 nights.

You can still be part of the hussle and bustle of the town but also retire to the quiet of Biggiesknowe. The neighbours are friendly as are the locals so be sure to say'hello'. Getting AroundPeebles is on the bus route to Edinburgh and other Borders towns. Other Things to NoteElectricity and gas usage is charged at cost with the first £10 included. No smoking inside the property please.

      The SpaceSt Margaret's is located in the centre of the small town of Peebles, 35 minutes drive from central Edinburgh. It is a spacious one bedroom flat that occupies the ground floor of the building. Details like wooden floors and open log fire gives a cosy cottage feel. The south facing garden leads onto a quiet corner of the fifteen acre Victoria Park. Great for picnics! Guests can use the large lockable shed/bike store. The view from our bay windows overlook the river Tweed to the historic centre of Peebles. No WiFi. There is no WiFi available at St.Margaret's. Others have mentioned this is reviews, which is a little disappointing as it is clearly stated. BUT there is free WiFi available a short distance away. Most cafes, hotels and pubs have free Wifi. Two peaceful places we can recommend are: - The Tontine Hotel, mid-way along High Street. It has it's own wee cobbled square out front - great views at the rear of the lounge over the Tweed and hills; - The Cross Keys Hotel, Northgate, off the top end of the High Street. This is a WeatherSpoons that is quiet and has a large beer garden. St.Margaret's sleeping arrangements: there are two places to sleep in two rooms. - The bedroom has a double bed. - The living room has a large sofa that converts to a double bed. This double sofa bed can't be moved. A travel cot is available upon request. Bed linen and towels included free of charge. Bath with shower. Gas central heating and open fire. Freeview TV. DVD. CD. Electric cooker. Washing machine. Fridge with icebox. Ample kitchen storage. Enclosed garden with large lockable cycle shed (out house) that you have access to. On and off road parking (free). No smoking please. General Peebles information The town of Peebles is renown for it's independent shops, bakers, butchers, delis, restaurants and pubs. The High Street (within a five minute walk) is often voted Scotland's best High Street. The highly regarded Eastgate Theatre is a five minute walk. It is firmly on the Scottish circuit for some surprisingly famous entertainers and shows. Our favourite Peebles restaurant: The Sunflower Our favourite Peebles pub: The Bridge Inn (CAMRA listed) Peebles is a renowned walking area, there is excellent fishing on the tweed and the UK's number one mountain bike centre, Glentress, is a five minute drive away. In fact, the Glentress forest tracks start within Peebles. Innerleithen down hill cycle centre is another five minutes drive. Peebles has a modern swimming pool and sports complex BOTH within 400 yards of St.Margaret's. For the golfers, there are two local golf courses - one within walking distance. Guest AccessYou will live alone in the house. You have free use of all rooms, both gardens and the lockable bike shed. Interaction with GuestsI live out of town so seldom can I meet face to face. You'll get emails from me describing what to do to gain access. A quick text to me and I'll phone you back. I have an agent who lives in the town and can be with you in five minutes. The NeighborhoodOn one side we have a farming family. Their land lies around the Glentress mountain bike tracks. The other side is a dentist. Always good to know - just in case! Getting AroundIt is a small town. You can walk end to end in under half an hour. Other Things to NoteThere is no WiFi at the moment in St.Margaret's. WiFi is available free at many places in Peebles. Apart from pubs/cafe/hotels (the Tontine Hotel on High Street is particularly good - with good views) there is also the library and busses.

There is a luxurious double bed on the top floor and a possible 2 extra single beds in the Sitting Room. Guest AccessLinen, towels, heating and firewood are included, as well as wifi and a selection of toiletries. It is possible to arrange a private visit to Neidpath Castle if you should wish. Interaction with GuestsThere is a housekeeper nearby if you should have any queries, but otherwise you have complete privacy. The NeighborhoodThe rolling hills and romantic valleys of Peebleshire are some of the loveliest in the land. World class Glentress is nearby for keen mountain bikers and Peebles is full of charm, with an award winning chocolatier and plenty of interesting shops. Getting AroundIt is essential to have your own transport, be it car or bike. Edinburgh airport and train station are about 50 minutes drive. Peebles is 4 miles away. Other Things to NoteThe Tower is ancient and full of fairly steep stairs, so not very convenient for small children or those unable to walk.

      The SpaceSet back from the road our Victorian house sits in its own mature grounds and has 8 very comfortable, individually designed bedrooms (6 double rooms, one small single room and a twin room) all equipped with those little extras to make you feel very much at home. There is ample parking and secure storage for bikes, fishing gear etc. Check out is by 11am. All rooms have a remote control colour television with Freeview (all double and twin rooms have DVD players), radio, alarm clock, plenty of wardrobe space, hair dryer, tea and coffee making facilities and en- suite shower/bathrooms (with the exception of the twin room, which has its own private bathroom just a few steps away) with complimentary toiletries. Superior double rooms, of which there are 4, are larger than standard double rooms, of which there are 2. Each room can also be made available to single guests if required. High speed WiFi is free and available in all of our rooms. Guest AccessYou will have access to the main house thought this excludes the kitchen and laundry. We will wash and dry laundry as required for £7 per load. If you have wet outer gear we will dry these in the laundry overnight. If you have outdoor equipment such as bikes or rods etc we are able to store these securely each evening for you. If required we will provide staff to clean your rooms each day. There will be a small charge for this. Interaction with GuestsWe will be available throughout your stay should you need help and we will make you a hearty breakfast each morning throughout your stay. Scenery of a very different nature can be found at Dawyck Botanical Gardens, one of the world's finest arboreta. Here, seasonal displays of abundant exotic and native plants provide a breath-taking backdrop of colour throughout the year. Getting AroundThe house is situated in Innerleithen, near Peebles and Glentress, in the Scottish Borders. Located just off the A72, and with free on-site parking, it is both convenient and accessible. Edinburgh city centre is a 49 minute drive away and has excellent rail links to the rest of the country. Buses from Edinburgh (services 62, 62A or 62B) come through Innerleithen and take about 1 hour 20 minutes. For those flying in, Edinburgh Airport offers both international and national flights. Within just 300m you have 3 supermarkets, 5 bars, 3 take-aways, 4 good restaurants and 5 cafés/bistros - and a whole lot more beyond! The house was totally re-furnished & decorated in July 2012 and comprises: On the Top Floor, the master bedroom with a spacious en suite showerroom. From your balcony, enjoy the views across the rooftops and steeples to the hills beyond whilst sipping a glass of wine in the evening sun! The First Floor offers a large twin bedroom and a single bedroom, plus an additional guest bed (supplement). But to make the most of the wonderful scenery and places of interest in The Borders, I would recommend you have your own transport.

The apartment is close to the recently opened Tweed Valley Railway cycle path providing easy access by bike to Innerleithen. Both towns are reknown for hosting art, music and biking festivals and Peebles boasts its own theatre, a weekly market and an award-winning high street with restaurants, gift shops and art galleries. If visitors exhaust the many local attractions on offer, Edinburgh is just 30 miles to the North and easily accessible by car or by bus using the regular service from Peebles.The living area has a huge settee, and a dining table with views from the window over Eddleston Water (known locally as "The Cuddy") towards the High Street. In the bedroom a double bed promises a good nights sleep and a small child's bed provides additional accommodation.             The property is situated in the beautiful borders town of Peebles. It's only a few minutes walk to the town centre and even closer to the golf course. Peebles is an ideal destination for walking, fishing, golfing, mountain biking at Glentress or just a lovely scenic town in which to relax and enjoy a break... Peebles is well situated in the beautiful scottish borders but is also well placed for a visit to the wonderful city of Edinburgh, which is particularly popular during the world renowned Edinburgh festival. Edinburgh is only a half hour drive or an hour by bus from Peebles. Buses leave Peebles around every half hour and take you to the heart of the city. Peebles has many attractions which are well worth a visit such as Traquair House, Dawyck Gardens and Neidpath Castle to name a few. If you like walking there is a great selection of walks on your doorstep...forest walks, hill walks and beautiful walks along the river Tweed. The town itself offers a great choice of independent retailers, cafes bars and restaurants to suit all tastes and budgets. The flat has been developed over the last few years and has two lovely bedrooms in the recently converted attic space. These rooms provide beautiful views of the surrounding hills and countryside.                   An attractive, spacious, self-contained apartment in a quiet part of the conservation area of central Peebles. In an excellent location, the accommodation is highly recommended by guests, many of whom have returned year after year. It is comfortably furnished and well-equipped with a useful lockable shed and ample free parking space. This self catering apartment has its own front door and occupies the entire upper floor of a two storey detached house. The house was built in the traditional style using local sandstone during the 19thC. It is approached by a short flight of stone steps with a handrail at the front of the house. The accommodation is attractive, spacious, well lit and centrally heated with a long attractive entrance hall, an 18ft (5.5m) long sitting and dining room with a bed settee. The kitchen has been recently refurbished and includes a cooker, microwave, fridge, dishwasher and plenty of cupboard space. The large bedroom has a king size double bed and lots of drawer and wardrobe space. All bed linen and towels are provided free of charge. Comprehensive tourist information has been compiled systematically in files. Paintings by Scottish artists form a feature of the property and there are notes to explain more about the paintings and artists. Games, jigsaws, fiction and local bokks about the area and the history of Peebles are all provided. Outside there is a useful lockable shed for bicycles, walking boots, pushchairs etc. An attractive three minute riverside walk takes you to Peebles High Street. Surrounded by outstanding countryside, and located on the river Tweed, Innerleithen caters exceptionally well for holiday-makers. The Scottish Border's towns are renowned for their summer festivals, and Innerleithen is no exception, boasting the oldest organised sports meeting in Scotland.                         St Margaret's is located in the heart of Peebles, just 35 minutes drive from central Edinburgh. This spacious one bedroom flat has it's own main door and occupies the ground floor of the building. Details like wooden floors and open log fire gives a cosy cottage feel. The south facing garden leads onto a quiet corner of the fifteen acre Victoria Park. Great for picnics! Guests have full use of our large lockable shed/bike store. The front view from our bay windows overlook the river Tweed to the historic centre of Peebles. St.Margaret's sleeping arrangements: there are three places to sleep in two rooms: - The bedroom has a double bed. It can sleep two adults. - The living room has a large sofa that converts to a double bed. This double sofa bed can't be moved. It can sleep two adults. A travel cot is available upon request.Bed linen and towels included free of charge. Enclosed garden with large lockable cycle store which you have access to. On and off road parking (free). No smoking please. No WiFi. There is no WiFi available at St.Margaret's. BUT there is free WiFi available a short distance away. Most cafes, hotels and pubs have free Wifi. The two we can recommend (as they are also the most peaceful places) are: - The Tontine Hotel, mid-way along High Street. It has it's own wee cobbled square out front - great views at the rear of the lounge over the Tweed and hills; - The Cross Keys Hotel, Northgate, off the top end of the High Street. This is a WeatherSpoons that is quiet and has a large beer garden. General Peebles information The town of Peebles is renown for it's independent shops, bakers, butchers, delis, restaurants and pubs. The High Street (within a five minute walk) is often voted Scotland's best High Street. The highly regarded Eastgate Theatre is a five minute walk. It is firmly on the Scottish circuit for some surprisingly famous entertainers and shows. Our favourite Peebles restaurant: The Sunflower Our favourite Peebles pub: The Bridge Inn (CAMRA listed) Peebles is a renowned walking area, there is excellent fishing on the tweed and the UK's number one mountain bike centre, Glentress, is a five minute drive away. In fact, the Glentress forest tracks start within Peebles. Innerleithen down hill cycle centre is another five minutes drive. Peebles has a modern swimming pool and sports complex BOTH within 400 yards of St.Margaret's. For the golfers, there are two local golf courses - one within walking distance. Further away If traveling through Scotland we have a few recommendations that are slightly different and/or off the beaten track. - Loch Ness: go along the less travelled east road (B852 & B862). The town of FOYERS is highly recommended. And a stay at FOYERS BAY LODGES is a must.Locharber: - Fort William: Ben Nevis (highest mountain). A fantastic area.                         Nestling peacefully beside the River Tweed in the Scottish Borders, midway between Peebles and Galashiels, 2 miles east of Innerleithen, the Old Railway Station has been extended to form comfortable self-catering accommodation for 9-10 persons. The house lies in a quiet valley with superb views, interesting walks by the river and through the various neighbouring forests and secluded gardens where visitors can relax, enjoy the birdsongs and sunsets. The house comes with free wifi and iphone playing/charging facilities as well as a DVD player and a large 42” flat screen TV. The kitchen is a large space equipped with all the usual amenities including a Kenwood Chef for those wishing to do some farmhouse baking during their stay. The Old railway Station is pet friendly providing bowls, beds and a cage, and operates a no-smoking policy. Adjacent to the Southern Upland Way, the Old Railway Station is ideally placed for touring the historic towns and abbeys of the Border country, the plethora of antique and collectors' shops, and for walking, cycling, riding, canoeing, mountain biking, golf, fishing (permits available locally) or visiting the capital city of Edinburgh, only 45 mins drive away. The immediate surrounding area is extremely dog-friendly providing interesting walks along the banks of the River Tweed, famous for its Salmon and Trout fishing, or behind the house in Plora Wood, linked to the 7 stanes Innerleithen Mountain Biking circuit and connected to the southern Upland Way. The house itself has been extended over the original platform (which can be still be seen at each end of the property) to form comfortable and spacious accommodation all on one floor, and is surrounded on all sides by a large and peaceful garden with orchard and mature trees attracting many wild birds. All rooms are centrally heated from two gas boilers and the house is double glazed. It has 4 main bedrooms, a sun room, an extremely spacious living room, and an equally spacious kitchen with large breakfast table and can cater upto 10 persons with ease. The kitchen comes fully equipped with gas hob, built-in electric oven and microwave, dishwasher, washing machine, separate condensing tumble dryer, fridge, freezer, kenwood chef, electric fry-pan, electric pancake maker, electric wok, sandwich maker, George foreman grill, and all the usual kitchen utensils, pans, crockery, cutlery and table linen etc. A rustic farmhouse style table with seating for 8-10 is featured in the centre of this room providing a warm and informal place to have breakfast. The impressively sized 24ft living room overlooks the orchard. At one end there is a large 42” television giving access to over 100 TV and Radio channels though Sky Freeview. There is also a DVD player, and an ipod docking station with large speaker (this will charge all phone though an auxiliary cable (supplied) as well as iphones, ipads and ipods. The other end of the room is laid out for fine dining with a beautiful 7 ft dining table seating 8-10 and a dresser holding crockery for the same number of people. There are 2 large bathrooms, both with separate bath and shower cubicle, one at either end of the house. In addition, the master bedroom is boasts an ensuite with shower, sink and wc. The master bedroom, overlooking the orchard and the Tweed valley, has a four-poster bed and an ensuite shower/cloakroom. All bedrooms have ample drawer/wardrobe space, dressing table and bedside lamps. There are 2 twin rooms (one of which has a zip link bed forming a super king size bed) with view onto the garden and the forests beyond. These rooms have the use of a large bathroom with double sized corner bath and separate shower cubicle. At the other end of the house there is a family room comprising a king size bed, an adjacent single bed that hides a further pull-out single bed giving sleeping for 4. This room has the exclusive use of the bathroom opposite with large sunken bath and again a separate shower cubicle. A travel cot is also available. There is private parking in the drive-way for up to 4 cars, and plenty of additional parking adjacent to the property for other visitors. A double garage provides secure storage for bikes, and there is a hose situated next to the garage allowing bikers and walkers to wash off any mud etc. All bed linen, towels, dressing gowns, gas and electricity are included in the cost. Walkerburn is a small village set up in the mid 1800's by Henry Ballantyne to mill cashmere. The mill has closed now, and the village is focusing on towards tourism with its accessibility to cycle tracks and walkways, as well as Fishing and Shooting. just a cafe open in the daytime and a post office/general store in the village itself, although the Ballantyne club, just 100 yards from the Railway Station is open 7 evenings a week, and welcomes visitors. The nearby village of innerleithen, just 2 miles along the river, has several boutique shops, half a dozen pubs/restaurants and 3 takeaways (Chippy/Indian/Chinese) that will deliver to the Railway Station. Further afield are the market towns of Peebles, Galashiels and Selkirk, and Edinburgh is only 40 mins away by car, and there is a hourly bus service that links all these places.

The apartment intersects the recently opened Tweed Valley Railway cycle path providing easy access by bike to Peebles and Innerleithen. Stobo Castle Spa is 5 miles away offering an extensive range of beauty treatments and day packages. The stunning Dawyck Botanic Gardens are not far as well as the historic Traquair House. Sir Walter Scott’s home Abbotsford is 35 miles away and the impressive city of Edinburgh, a UNESCO World Heritage site, is an hour away with a host of museums, galleries, entertainment and shopping facilities.                                 Dale Cottage is a cosy cottage with a lovely enclosed garden - great for a relaxing break in lovely surroundings. It is located within walking distance of Peebles High Street with it's unique shops, restaurants and cafes. Nearby is the cycle path which provides access to Glentress and Innerleithen for keen mountain bikers. Peebles is 22 miles from Edinburgh and has regular bus service which will take you directly to the city centre. The basement has washing and drying facilitates and can be used as a secure store for bikes and muddy outdoor gear. The kitchen is fully equipped with everything you need, including a coffee machine! The bedroom has a double bed and on request, can accommodate an extra guest on a single camp bed.

Check safety notice on apartment door. The NeighborhoodPeebles is beautiful traditional market town which has enjoyed a proximity to Edinburgh. The area is rich in parks, art galleries, country walks, golfing, tennis and horse riding facilities. Glentress offers the best mountain biking in the UK and the area is steeped in history with the oldest mansion house in Scotland at Traquair as well as the burial place of St Nicholas! Peebles hosts two of only five Michelin Bib Gourmand restaurants in Scotland. Peebles has the lowest High Street pollution emissions in the UK as well as the top place for independent shops. Getting AroundCentrally located to visit the other Borders towns, Peebles is only 40 minutes from Edinburgh with a very regular bus service. A convenient local Ford garage has great hire cars and taxi minibuses can be easily hired.

Also Michael Evans fishing school. Lovely riverside walks, hill walks and mountain biking from our door. Plenty of pubs and restaurants and shops close by and this is an area full of historic interest. Houses and gardens to visit and only an hour from the centre of Edinburgh. Cinema/theatre nearby too. Mountain bike hire, Go Ape and riding stables too. Getting AroundCar or cycle are best, however, there is :- a half hourly bus service along the A72 below the house. The NeighborhoodWalkerburn is a village with lots of history . Built in 1854 it had a thriving community until 1962 when the woollen mills started to close. Our ensuite B&B room was previously a mill workers cottage. The village is starting to regenerate. A newly restored woollen mill is now open as is the restored George hotel. The Caberstone cafe provides good food including superb home baking. Getting AroundThe bus to Edinburgh via Peebles stops outside our door every 30 minutes, and to Galashiels and the Borders Railway train station going in the opposite direction. Great walks start from our doorstep some of ŵhich connect with the Southern Upland way. Other Things to NoteThe Scottish Borders provide endless opportunities for walkers, cyclists,bikers, fishermen/women, bird watchers and sightseers . The scenery is superb, changing with every season. Cyclists are welcome regardless of how muddy they are. There is a newly installed outdoor hose for washing bikes and a secure summerhouse for bike storage(URL HIDDEN) Glentress is approx 8 miles away. This area is popular with cyclists, walkers and birdwatchers who visit the Osprey centre.

                                  Bright studio flat with King-sized bed with memory foam mattress, table, chairs, bathroom (ensuite) and a seperate galley kitchen. The flat is attached to the side of the owners house and has its own front door and patio doors out to the family garden area with a decking area sitting on the edge of the river Leithen. There is ample off street private parking. Large garage for storage of bikes if needed - please let owners know in advance. Arrival & Departure times are flexible dependant on other commitments. Please contact owners in advance to discuss. Welcome packs can be arranged if guests wish. Some guests like to have certain items waiting for their arrival such as food, drinks etc. or to have shopping already done for them. Some like to have a selection of local produce.
