The SpaceSleeping accommodations include a memory-foam topped queen bed and microfiber pull-out futon (which can accommodate another 1-2, although less comfortable than the bed) and wardrobe to hang your clothes. Spacious downstairs private bathroom with some toiletries available. (Please note - the bathroom is not directly adjoining the bedroom, but is just around the corner through the main portion of the house!) Wireless internet and washer/dryer are available, as well as use of our kitchen. No tv in room (we don't have cable). Our home is eclectic and fun. We try to be very conscientious about cleanliness and clutter, especially the private bathroom and bedroom, but hope our guests understand that the remainder of the house is a lived-in space and we both work more than full-time jobs! We are foodies and happy to share meals and conversations or leave you to your privacy, as desired. We can accommodate breakfast [i.e. quality coffee, cereal, toast, oatmeal, organic fresh eggs from our urban backyard chickens, etc. (breakfast is usually DIY on weekdays; but weekends allow us more time in the kitchen to cook if you have the time)]. Just let us know! Please note we have very friendly cats on the premises! They are not normally allowed in the room -- but as they roam the remainder of the house, this may not be adequate for folks with severe allergies to pets. We're close to campus for calling the hogs at Razorback games or otherwise visiting the University of Arkansas. Easy access to/from the interstate for those visiting Crystal Bridges Art Museum (30 minutes north) or spending time at Devil's Den state park (20 minutes south). We're also located very near downtown Fayetteville for events at the Walton Arts Center, a night out on Dickson Street (approximately 1.2 miles away via car, slightly more if walking the bike/pedestrian trail by our house) or the historic downtown square, and fun festivals such as Springfest, the Cheese Dip Classic, and Bikes, Blues, and BBQ. Guest AccessGuests have access to the lower level of the house, including the kitchen, dining area, and utility room area (if you need to do laundry), in addition to the guest bedroom and bathroom. Interaction with GuestsWe absolutely love to interact with our guests and hear your stories. However, we also respect your privacy for those who wish to keep to themselves. We are happy to give you as much advice on the local area as you need/want. The NeighborhoodWhile we live right in the middle of town, our residential neighborhood is in a quiet, safe, wooded area tucked away from the city traffic. We're within walking distance of Fossil Cove brewery and Onyx coffeehouse, both great local establishments. Getting AroundWe are located a block from the pedestrian walking/biking trail and just a little over 1 mile from Dickson Street and the University. Our location provides easy access to College and Gregg Avenues, as well as the interstate. We have bicycles with locks available to borrow upon request if we aren't using them. Vehicle parking is available in our driveway or on the street (very low thru-traffic in our neighborhood). Other Things to NotePets allowed on a case-by-base basis, so please inquire.

The SpaceMy one bedroom, one bath condo in Fayetteville is privately-owned and is in a small condo complex. There are only 6 units per building and just 7 buildings. The parking lot is unassigned, and there are plenty of spots for you to be able to park right at the condo. The complex has a pool (open seasonally). The condo has a living/dining room, a full kitchen, a stacked washer/dryer in the hallway, bedroom with closet and queen bed, and a full bathroom (tub/shower combo). I have internet but no TV service. The futon in the living room can lie flat to accommodate two more guests. Guest AccessThe condo community's private parking lot is not gated and spots are unassigned, so you can pull in and park right at the unit. You will have access to the pool when it is open. There is a washer & dryer in unit - no shared laundry room! Everything in the condo will be available for your use - if a storage area is private it will be marked "owner." The condo is currently listed for sale, and I try to always avoid letting the realtor schedule anything while the condo is rented, but in a pinch, please realized the realtor may need access to the condo! Interaction with GuestsWe will talk prior to check-in to make sure everything is set up and you're ready for your visit! If my condo is listed as available that is probably because I am out of town, so I most likely won't be able to meet you for check-in/check-out. So if you desire a host who is in town for your visit, I am probably not your girl! I do my best to keep an eye on my phone when traveling though, so you can always feel free to message or call me before or during your stay! The NeighborhoodWelcome to Hog Country! The condo is right off the Highway 112 exit of Interstate 49, and is just across the street from the University's Equine Sciences barn & horse fields (really lovely to watch during sunset). You're next to Agri Park (good for walks and picnics at the pavilion), right at the edge of the University of Arkansas campus, next to the Razorback Greenway (walking/biking trail that parks and trails from Fayetteville all the way up to Bentonville!), and a few blocks to the Downtown and Entertainment Districts! Just up the street (walking distance if you needed to) are several restaurants, a gas station, liquor store, a bank, and a grocery store. Just a few yards from the condo there is a Razorback Transit bus stop, if you would like to take the buses around town/campus. Getting AroundFayetteville is easy to get around by car (no crazy traffic), but is also very pedestrian and bike friendly. You can take (walk or bike) the Razorback Greenway all around Fayetteville, and even up to Springdale, Rogers, and Bentonville! There is also a Razorback Transit stop near the condo, which runs buses around campus and around Fayetteville. Other Things to NoteDogs are allowed! There will be a pet fee of $50 per stay or per month if you are staying longer than one month. To those with animal allergies: I do allow pets to stay in my condo, so those with sensitivities should take this into consideration.

The SpaceBecause this is our personal home, the decorations and details reflect our lifestyle, not the bare necessities to qualify as a rental. Guest AccessWith the exception of the office, the house will be yours to enjoy, including three living spaces, an 8-seat media room with 100" screen, another 1,000 square feet of outdoor living and a 3-story playhouse in the backyard. Interaction with GuestsWe are avid international travel, having stayed in 40+ countries at last count. We know the added comfort and security that comes with having a local expert help answer questions and navigate the community. Putting our home on AirBnB gives us the chance to be the hosts we have appreciated having during our own travels. We'll be readily available via phone (if not in-person) to help however we can. For a minimal fee, we're happy stock the groceries or chest freezer and pick up any other necessities before you arrive. The NeighborhoodThis home is located in a quite upper-class neighborhood. We expect renters to act like good neighbors and not be too loud or do anything crazy that would cause neighborhood kids to need counseling later in life. Getting AroundWe are in the suburbs of Fayetteville. You'll need a private car or plenty of money to hire one as no practical public transportation exists. It takes less than 10 minutes to get to I-49, Dickson Street or the University of Arkansas. It takes about 25 minutes to get to Bentonville. Other Things to NoteWe have three indoor-outdoor cats which can be locked outside during your stay. There is no carpet on the main level so persons with cat allergies should have less of an issue.

The SpaceWe just updated this home and have it for sale. We travel the world (40+ countries and counting) and always liked the idea of owning a bed & breakfast. While we wait for a buyer, we thought this could be our first experiment at offering the same type of hospitality that we've experienced in other countries. We hope you feel right at home. Our goal is primarily rent this house for big local events like Bikes, Blues & BBQ or Razorback weekends. If you're interested in longer stays or other times, just let us know. Guest AccessYou'll have the entire home to yourself. Interaction with GuestsWe live about three miles from this property and should be readily available via phone, text or email should you need any help. The NeighborhoodThis is a fairly quiet neighborhood with families. Please don't do anything that would encourage them to call the cops. Getting AroundThis is Northwest Arkansas. A practical public transportation system does not exist so you probably already have your own car or have hired one. You'll need it. Other Things to NoteWhile we do not have cable at this location, it has high-speed internet and AppleTV which allows for streaming all ESPN channels and a variety of other networks.

The SpaceI have a spare bedroom with a comfortable queen size bed. The room has wood floors and large windows, a clothing rack with shelves, a desk, and a night stand. The house is pretty old but I have space heaters and window units for AC. The location is amazing. I reside just blocks from Dickson and the U of A. Feel free to cook in the kitchen or hang out on the back patio. I do not accept long-term bookings. Guest AccessThere's a kitchen with all the necessities, a living room with Netflix and a giant TV, as well as a dining room and front porch and back patio for optimal chilling. Interaction with GuestsI live here alone and just finished studying engineering in graduate school. If you're trying to meet people we can chill or if your not I'll leave you to yourself in a non-awkward, polite way. I'm usually not home during the day but I'm never far away to answer questions or address concerns. The NeighborhoodThe neighborhood is pretty dope. Really close to anything worthwhile yet still quiet and sees little traffic. There's a mix of young and older people on the street and everybody is super nice. Getting AroundYou can park at the house, which is a total force-multiplier since it's paid parking all over downtown and this little sanctuary is right in the middle of it all. Other Things to NoteI have a dog named Dude. He's super friendly and mostly just chills on the couch. He's infatuated with me because I saved his life so he's pretty unlikely to bother you. Never turns down affection though.

The SpaceDownstairs, the tiled den, with wood-burning fireplace and (smallish) foozball table and assorted fun stuff, opens to the backyard. The yard, if often shaggy, is spacious, even with chunks taken up by pool, basketball court, pool house, treehouse, veggie garden. Deck outside and stairs inside have child safety gates. This is a well-loved home with a relaxed feel. You may need to step over a Light Saber or ignore a crayon scribble on a wall. Play board games, old school, or stream on our wide-screen (no cable). Guest room and bathroom is downstairs. You enter through your own hallway. The bedroom (15x12) features heated floor tiles, full bed, mini-fridge, coffeemaker, and a remodeled, haven-like vibe. Tiled bathroom next to your guest bedroom is occasionally shared with our family and features dual shower head, cd player, and an extra built-in heating feature, just to make you all cozy during your tub soak. Plenty of clean comfy towels and bedding go without saying. Sometimes they’re even color-coordinated. (Our family has an additional full bathroom besides this one, and a half bath, both upstairs. Your bathroom is downstairs next to your room, but family members will occasionally use it.) Upstairs living area wraps around a great stone chimney. Walk out from bright dining area to a huge deck with grill; gated stairs down to yard (gate needs to stay latched, for the dog). (Mostly, except for passing through, please give us our space upstairs--instead, please use the downstairs shared living area to lounge in.) We call the house Rock Haven (because if houses in British novels get names, why shouldn’t ours?), and we try to make it a haven for ourselves and our guests. Guest AccessDownstairs mainly, with access to dining area and kitchen upstairs if needed. Mostly, except for crossing through, please give us our space upstairs--please use the shared common second living space downstairs near your suite for lounging. Backyard, lower back porch, pool (in season). Washer/dryer downstairs. Label your food in our kitchen fridge so youngest family member knows not to eat it--please use your guest room fridge first. Street parking available. If you park in the driveway, please leave room for our car to exit the garage. Interaction with GuestsWe keep school/work hours (during the academic year). I do much of my work at home. Happy to chat when I’m not working, or to hand you the keys and give you as much privacy as you prefer. The NeighborhoodQuiet, tree-shaded, suburban feel. Neighbors know, and look out for, one another. Neighborhood children in and out, and the occasional hobbit. Getting AroundTen minutes’ walk to spacious park with playground & trails, or to pizza & sandwich shop. Longer walk to grocery store (20 minutes).
