The SpaceTHE ROOM: Our guest bedroom has a queen sized plush bed, reading lamps, a dresser drawer, some space to hang things in the closet, conveniently located outlets, and even chocolates on the pillows. THE BATHROOM: Our house has 1 bathroom, so it is shared with us. It has a shower/tub. Interaction with GuestsOur favorite guests are ones who make themselves at home by hanging out drinking coffee on the balcony, feeding our hens, and eating breakfast and chatting with us in the morning because then it just feels like having friends over. We don't hide in our bedroom and we hope that you won't either. The NeighborhoodOur neighborhood is very quiet. Lots of people walking their dogs up and down the hill. Most people live here for the views. Getting AroundThe El Cerrito Del Norte BART station is 1 mile down the hill. It takes me about 20 min to walk down the hill to BART, but it takes me about 30 min to walk up the hill from BART. We live in a residential neighborhood, so all shops and restaurants are 1 mile away. Therefore, I suggest you have a car, unless you really like walking. Other Things to NoteWe have a very large very friendly dog.

And we make sure once guests have arrived that everything is in order. We don't want to intrude on our guests' time, but they are welcome to contact us at any point with any concern. The SpaceOur town has a lot more going for it than some people realize. Having previously lived in San Francisco and Oakland, we have found our home, and neighborhood, to be a very nice peaceful oasis in an otherwise busy area of the Bay. Although we are too new of homeowners to have perfectly manicured yards, our home's interior reflects our broad interests and enjoyment of the Bay Area. Guest AccessOur guests are welcome to enjoy the house; their comfortable private room, our shared areas which include the kitchen, dining room, bathrooms and living room. Come and go as you please while staying over, you'll have an access key to the house to use. Interaction with GuestsAs Air B&B, we are sociable people, while being mindful of other's own approachability. We take our cue from our guests for level of interaction. When we can advise, assist or basically enjoy conversing, we will. We're also OK with saying; "here's the key, there's the fridge, make yourself at home," and leaving it at that. Most weekdays we are both at work during the daytime. You set the tone; we respect you as a guest, just as you respect us as being hosts. The NeighborhoodOur neighborhood was built around 1940 before the town's war efforts took over the town. Unlike many other areas built on a grid-system, our enclosed neighborhood is tree-lined, kids freely play outside, we know all of our neighbors, and our street perfectly represents the diversity of the Bay Area. BART is a mile away (if walking, it is roughly a 20 minute walk for most people), and the civic center and main library are very close (1/3 mile). It is a bedroom community for the most part, however, so there are not too many attractions or restaurants too close unless using a car. The town of Richmond (like other large towns in the Bay Area, Oakland being a good example), has both great areas, and not so great areas. Whereas we are fortunate to be in a really great neighborhood, some areas of Richmond are much more "rough around the edges" which comes as a surprise to some people occasionally who are not accustomed to large urban areas. Getting AroundOne mile away (roughly a 20 minute walk for most people) is the Richmond BART station, which is also an Amtrak Train stop too. Less than 1/3 of a mile from our home are the frequent bus lines on MacDonald Ave. (AC Transit lines: (PHONE NUMBER HIDDEN)). The 80 freeway and the 580 freeway are about equal distant from our home. (about 1.3 miles from either). If you are unacquainted with the area, we will happily provide information/advice on transportation in the area. A quick note about BART; it is an excellent way to get to destinations all over the Bay Area, but does charge by distance. San Francisco, for example, on BART from Richmond takes about 35 minutes once you are on the BART train, and costs $4.50 each way, per person, to get to SF's downtown Powell Street station. Other Things to NoteWe do have a 10-year old Calico cat. Although not a lap cat, she will want to say hello and show you where her treats are kept. We keep our home as free of cat hair as possible, but if you are allergic, it might not be the best place for you to stay.

The SpaceClassic East Bay bungalow built in 1930. Very typical of the Arts and Crafts movement: attention to detail and creative usage of a small space. We have kept that in mind with our on-going interior renovations, and re-interjected original design elements, through reuse of vintage and salvaged building materials. The location is a perfect combination of urban/suburban, in a safe friendly residential neighborhood, one block from El Cerrito Plaza. No car? No problem. Easy access from SFO or OAK airports via BART. Easy walk through a safe neighborhood to 3 grocery stores, restaurants, shopping, and public transit. BART station is 10 min walk away and offers a 28 min ride to downtown SF, 6 min ride to UC Berkeley main campus. Two car off street parking on a well traveled street, with easy freeway access to Napa Valley, Redwoods/Marin, Berkeley/Oakland, SF, and the rest of Silicon Valley. Outside features high density espaliered fruit orchard and food gardens with private patio with seating. The patio is a favorite for guests to relax outside for morning coffee or in the evening after a hectic day in the city. There are 30 fruit trees on the property, which means there is almost always something in season, and you are welcome to partake in the harvest! There is 1600 gallons of rain water harvesting capacity, to water the garden and help with California's drought. Inside are two private bedrooms with a comfortable queen sized bed in each, and a 3rd private room/office off the main bedroom. The third room has a queen size hide-a-bed couch: It's comfortable though. It is NOT the style with the back-busting bar! (A queen size inflatable Aero-Bed is also included) Guest AccessOff street parking for 2 cars, plus ample parking on street. Five stair climb to get in the front door or six stairs to get in from the back yard. Interaction with GuestsWe are happy to give sight seeing advice and suggestions for the greater Bay Area. So much to see! There are SF and area maps and travels guides for when you arrive. We also have a few suggested day trip itineraries to Santa Cruz / Monterrey Bay, Sonoma / Napa, and an East Bay to SF day trip loop that utilizes 5 different public options. (Rapid bus to ferry to street car to cable car to BART!) You will not find that in ANY travel guide. :O) The Neighborhood98% walkability score! So many stores and restaurants across the street in El Cerrito Plaza, and in 'Downtown' El Cerrito. A dine-in movie theater, an Asian mall featuring 99 Ranch Market, a brew-pub, ACE hardware, a Trader Joe's, Lucky's, Peet's Coffee, and over 50 eateries within a few blocks or short drive! Getting AroundBART is super close, and AC Transit buses even closer. UC Berkeley is easily accessible, only 6 minutes away by BART. San Francisco is a 28 minute BART train ride away, and Marin/Napa Valley and the rest of wine country are easy drives for a day trip. Napa Valley / Sonoma wine country is less than an hour drive. Other Things to NoteThe house has an inflatable AeroBeds that can accommodate a few children or young adults. Also a "Pack-n-Play" play yard (day crib) is available. Did we mention... BBQ grill?

The SpaceThis East Bay cottage in Point Richmond is fully furnished and outfitted. It's perfect for people coming to the area for a month or longer to work, travel, visit grandchildren, and it's perfect for boaters. King size bed with comfy Tempur-pedic mattress. Double size sofa bed in living area. Full size appliances including washer and dryer in unit. Computer alcove with high speed internet. Patio and porch with seating. California native plant garden with large live oak tree separating the cottage from the sidewalk. Enjoy lemons from the lemon tree by the porch. Flat screen TV. Off-street parking. We have traveled extensively and, therefore, know what travelers need. We've provided everything. We've even purchased some items abroad that we found useful but not available in the U.S. What we hadn't thought of our first guests have, and now those items are provided, too. Close to historic downtown Point Richmond--a two minute walk to groceries, shops, bank, pharmacy, cafes, pub, restaurants, live theater, newly restored swimming pool from the 1920's, etc. Walking routes, hiking areas, the Bay Trail, water vistas, boating facilities are all in the vicinity. Close to freeways and bridges taking you to Marin County, the wine country, Sacramento, and of course to San Francisco. Public transportation to everywhere starting with a local bus to BART! Golden Gate Transit stops here and takes you across the bridge to Marin County. Point Richmond is a quaint and friendly community. It is surprising how many people in the Bay Area have never heard of it! It is aptly called "the hidden city." Because it's a true community, there are events going on regularly such as a music festival and the Point to Point event in our downtown area. We, the owners live next door and are happy to make your stay as pleasant as possible without intruding. Maps, menus, and suggestions are available in the cottage. Got questions? We've got answers. For your information, the cancellation policy is "Long Term." Please check with AirBnB for what that means. Guest AccessWe encourage guests to go through the cupboards to see what supplies are available. There are condiments, canned goods, cleaning supplies, extra linens, etc. Guests should also read through the binders we've provided for them with info on restaurants, sightseeing, etc. There is also a binder with instructions for using appliances, cleaning pots & pans, etc. We've collected maps, public transit info, and brochures to assist you in enjoying your stay. Interaction with GuestsWe live next door to our guests. Our intent is to be available if there are any questions or problems. We also may see each other when outside. However, it is up to the guests to indicate their interest in speaking with us more. The NeighborhoodWe love the amazing convenience of everything without having to get in a car, the friendliness of the small community, the weather, and the beauty of the built and the natural settings. Because we have our own downtown, there are many special activities--which are advertised on posters in shop windows and on sandwich boards. Getting AroundWithin a short walk there are bus stops in Point Richmond--two for the local AC Transit bus and one for Golden Gate Transit. The AC Transit bus will take you to BART and shopping at Hilltop, etc. Golden Gate Transit will take you to Marin County. There is also airport transportation via BayPorter and others. We're glad to steer you in the right direction. Other Things to NoteCalifornia is going through a drought. Therefore, any water usage needs to be considered. This includes, but not limited to, length of showers, dripping water, washing small loads in the washing machine, and also electricity use. Washing cars at the property is strictly forbidden.

The SpaceThis is a very light and colorful home, with whimsical decor, and a spacious open floor plan. There are three bedrooms, all with comfortable queen size beds. There is also a comfy twin size daybed in the living room. One bathroom with shower and tub, and a large outdoor patio to hang out on. This is a private home, not a shared situation, you will have it all to yourself. There is a completely separate room at the front of the house that is not part of the rental. It shares one small soundproofed wall with the house. No living space is shared indoors or out, just laundry use in the garage. Neighborhood is pretty quiet, and friendly... House is in the East Bay (near Berkeley) one block from the El Cerrito border, in the Panhandle part of Richmond Annex. 1 mile to BART (El Cerrito Plaza station) , not a real pretty walk though, and a couple blocks walk to the bus. Not recommended in terms of safety for night time walking. BART Train ride to SF takes about 35 minutes. Booker T Anderson park is half a block away with tennis and basketball courts, playground and large field. North Berkeley is about 2 1/2 miles away. Wifi is included...and there is a 46" TV with basic channels. It can also be used as a monitor to hook your laptop up to with HDMI cable. (cable provided) Laundry is only available for guest that are staying for one week or longer. It is shared with the studio tenant. You can park in the driveway, and there's easy street parking with plenty of space. No smoking, no drugs, no loud partying....(No smoking on the patio as the smell will get into the studio) Please include all guests, including children in your total number for your reservation. They house is usually occupied, so it is not possible to show it to potential guests. Guest AccessIt is a private home...access to private kitchen and patio. Laundry is only available for guest that are staying for one week or longer, and is shared with studio tenant. Interaction with GuestsI will be easily available by text or email. The NeighborhoodThe neighborhood is generally quiet, and ethnically mixed. Like anywhere in the Bay Area, it is good to remove valuables from your car, and keep your doors locked. I wouldn't take a long walk alone late at night, but I have never had any problems in all the years I have lived there. I love taking a walk around the park at the end of the street. And it is a very convenient location to the freeways and BART. The BART stations and buses are walking distance, but again, not the best night time adventure. Getting AroundThe BART stations and buses are walking distance, or a very short drive. Very easy access to the freeway. Other Things to NoteLaundry is only available to guests staying 1 week or longer. It is in the garage and requires a different key. California is in an extreme drought, so the yard, and the neighborhood are very dry. Water needs to be used sparingly.

The SpaceGreat alternative to a motel, walking distance to quaint downtown and over the hill has a 3-bridge view. Downtown Point Richmond (3 min walk) has its own grocery store, coffeeshop, deli, bank, fire department and post office. Guest AccessFast wifi, simple 32" flatscreen TV with Comcast cable. Foldable square kitchen table stored in closet if needed with chairs. Interaction with GuestsAverage, after I hand off the keys and give folks the tour of the inside and what the neighborhood has to offer, I like to give my guests privacy but if you need anything, I am just a text, email or phone call away. If you come odd hours, I can arrange to get the key to you after-hours as well. I try not to physically knock on my guests front door (again, for privacy) so if there is a matter that needs to be addressed, I will send you a text or write to you through AirBnb after our initial "meet and greet." Only in URGENT matters will I knock on your door. If you are traveling alone or with a partner and have a busy (or not busy) schedule but want a nice, safe, inexpensive lovely place to stay, cook, chill, with incredible views just 1 block walk on the other side of the hill, two grocery stores and a coffeeshop and deli within walking distance in a cute little town called Point Richmond, this is the place for you. Napa is a close 35 minutes away. However, if you are used to the Four Seasons, want "black out blinds" (I have shades on the window already), a 60" wall-to-wall 180 degree surround sound hi-def TV system that you can have your beer buddies over to watch football and scream at the quarterback when he gets sacked, this is not the place for you. I have tried to keep the price reasonable and my description as accurate as possible ... it is quaint, small but ample room for a couple or one person and has everything you can need (3 people would be tight but doable for short stays). If you need other things that I have overlooked, you can call me and I answer 98% of the time, no probs, I am very responsive unless I am in an area that has no cell reception. The NeighborhoodPoint Richmond has a quaint, small-town feel as you walk around and see people walking their dogs or can walk (4 blocks?) to the downtown grocery stores, post office, coffeeshop and more. Walk over the hill to see the Bay Bridge, Golden Gate bridge and Richmond bridge with a gorgeous panoramic view. There is a small public beach just over the hill towards the ocean side, about a 10 minute walk. Last but not least … one of my favorites, a hiking trail that is a 2 minute drive or 7-10 minute walk, a perfect trail to go for a trail run or hike. Below the trail is a grassy area with public picnic tables, BBQ pits, etc. I am a quick 15 minutes away from Marin with no traffic and 30 min from Napa. There are several restaurants in downtown Point Richmond including Thai, Chinese, Mexican, Brazilian, awesome deli, and pub food at a corner bar. The downtown area has a weekly farmer's market in the summer as well as music, Starbucks, post office Hotel Mac (expensive food for so-so quality) and 2 nice local corner grocery stores (one is definitely better than the other that has fresh poultry, Acme bread, etc). Getting AroundThere is public transportation down the hill, a bus that runs all week (5 minute walk), Uber and BART is available from Richmond BART a few miles away. But in all honesty, you might be more comfortable with a car because hwy 580 is minutes away ... you can get around the bay area very easy and Berkeley is just 15 minutes away. Other Things to NoteI do have a dog that lives with me upstairs, if she sees you by chance, she might greet you enthusiastically (she's a hound). She does not come downstairs in your space at all. I am now (actually I always was, I just didn't know it) required to collect a Transient Occupancy Tax in Contra Costa County. Unfortunately AirBnb has not incorporated this in the fees when you book for my county, but they are doing it for other counties like San Francisco, La Jolla, etc. The amount for Point Richmond (Contra Costa County) is 10% -- what you'd pay if you stayed at a hotel. I am sorry for this additional complication. The reason this fee is separate from your booking is because A) AirBnb has not yet incorporated the TOT tax (hotel tax) when you book and B) the city requires that it be collected this way when AirBnb doesn't collect and puts the burden on the host. The T.O.T. can be paid by check or by cash or using Paypal. Please let me know your preference. When you book I can calculate what your T.O.T tax will be as it is based on your total fee paid per stay. Again, I'm sorry for this added step and inconvenience.

The SpaceTHE SUITE When taking into account the waterfront views, the amenities, and the overall ambiance of this suite, no 5-star hotel can compare nor compete for this price. This suite itself is situated on the ground floor of a home designed by renowned architect Donald Olsen. The previous (and original) owner of the home was a photographer by trade and, therein, friends with Ansel Adams & Georgia O’keeffe--who used this suite as their secluded getaway. As shown by our reviews, the suite is ideal for quiet, romantic getaways with breathtaking sunsets, and even more impressive moonsets that glistens on the water between Angel Island and Marin. Whether you are in front of the open fire on the terrace overlooking the water, or indoors in front of the remote-control gas fireplace; the romance isn’t subject to the weather; and, watching the ships come and go from the nearby dock, or falling asleep to the distant ship horns and fog horns adds to the uniqueness of this maritime retreat. Our 5-star rating not only comes by way of our services and amenities, but more so because of the serene, country setting—an oasis in the heart of the Bay Area. Your front terrace and entryway is situated on a quiet country lane with beautiful views of Mount Tamalpais, Marin County, the Golden Gate Bridge, and San Rafael Bridge. And, being on the water provides a nearly-constant and always fresh sea breeze through the front sliding doors, and out the back windows. COMPLIMENTARY BREAKFAST FOODS: All bookings include complimentary breakfast foods (that you will prepare) if you wish. These include Organic Eggs (and all that you need for fresh omelets); Organic Whole Wheat Bread/Toast (butter/jam); Pancakes (butter and syrup); Fruit (Oranges for fresh-squeezed juice); Coffee (whole bean dark roast or decaf); Tea (Earl Grey and other assorted flavors). Please fill out the Breakfast Confirmation Sheet either Accepting or Declining so that we can have them stocked in the refrigerator upon your arrival. ADDITIONAL GUESTS You can have up to one (1) additional guest (for a total of 3 guests) if the guests are declared before booking. We have a queen-size air mattress that we will prepare before your arrival. The additional cost is $25/day. THE REGION Point Richmond is the PERFECT MID-POINT between San Francisco and Sonoma/Napa (the wine country). NOTE: Several of our guests have voiced their regret for booking both here AND in Napa (for their SanFran/Napa vacations) because of inconvenience, the traffic, the summer heat, and the price & condition of their Napa accommodations. The Point sits on the northern edge of the bay, always cool, wherein travel between here and Napa runs counter to rush-hour traffic (6am to 9:30am and 4pm to 6:30pm)--making it MUCH more efficient to stay here and drive to Napa (a very scenic 45 mins). For THE PERFECT setting and ambiance, time your Napa excursion just right to return and enjoy a bottle of that Napa wine on the terrace by the fire during sunset (or moonset on the bay)! For SanFran, simply take the Larkspur Ferry (10 minutes away), then sail past Marin, Angel Island, Alcatraz (enjoying spectacular views of the Golden Gate Bridge), arriving at the San Francisco Ferry Building where everything is in walking distance. It certainly beats fighting traffic to drive there, parking congestion, and San Francisco parking prices). Again, it is the perfect location for BOTH SanFran and Napa Wine Country venues. PETS See House Rules and read carefully BEFORE booking with pets. Limit: 1 dog. Ask for a copy of our Pet Policies, Pet Agreement, and Pet Deposit Form BEFORE booking. If you click instant booking, but then find you cannot comply with the Pet Policies, it may cost you the applicable cancellation fees. SUITE AMENITIES This suite is also ideal for traveling executives who need a meeting facility (for up to 8 people), which then transforms into a bedroom. The suite is equipped with fiber-optic and wireless Internet: network name and password are located on the front page of the Suite Orientation Booklet in the suite. There is a 40" wall-mounted TV, audio/visual hook-ups, and DVD player. We also have overhead projectors, whiteboard, dry-erase pens, and other presentation hardware (and software) available at no additional cost. A 50ft-long HDMI cable enable you to project your computer onscreen for work , presentations, or for streaming your Netflix or Hulu movies from the bed, couch, or kitchen table. The TV service consists of local channels only--no cable channels. The bed is a Queen-size Tempur-pedic. Protective mattress pad and hypo-allergenic pillow protectors are always guaranteed fresh (with the towels and linens), which are washed and steamed (disinfected) with essential oils. The Kitchen is fully equipped for entertaining (including refrigerator/freezer, oven, stove top, dishwasher, microwave, coffee maker, blender, toaster; setting for six, including two sizes of wine glasses, champagne flutes, tumblers, etc.; utensils for cooking and eating; pots, pans, casserole dishes, pitchers, serving dishes; full range of spices in the spice garden just outside your door. Your private laundry room is stocked with detergent, towels and linens; iron and ironing board (professional steamer upstairs if needed) lint brushes, and vacuum. The bathroom is stocked with towels, soap, shampoo, conditioner, and a hairdryer. The private terrace is fully furnished with seating, fire pit, skewers, with plenty of wood or briquettes here on the premises. VISITING SAN FRANCISCO For Bay Area Newcomers: We personally feel that the most enjoyable route to the city (SF) is via the Larkspur Ferry (less than 15 minutes from our door—pending traffic) The ferry passes Angel Island, Alcatraz, and drops you off at the historic SF Ferry Building, now bustling with unique shops and cafés. The ferry from Larkspur to the city takes about 30 minutes; but that short time is fill with the amazing scenery. From the SF Ferry Building, the destinations within walking distance are numerous: 1) The SF Cable car that climbs California Street is just across the street; as is the Embarcadero Station for BART; 2) For views of the city (and the Bay), we recommend a 10-minute walk to Filbert Street, and then up the steep vertical staircase that takes you to Coit Tower; the stairway winds through quaint gardens, yards, and homes nestled in the Telegraph Hill terrain that date back to the Gold-Rush era. 3) Pier 39 is a 10-minute walk along the shoreline; China Town another 10 minutes beyond that, and Fisherman’s wharf another 10 minutes beyond that. And, for the hardy trekkers, traversing the Chrissy Field Promenade will take you over to the Golden Gate (a 30-minute walk from Fisherman's Wharf). Taking the ferry beats driving, parking, and the parking fees. Inexpensive trams, buses, bicycle taxis, taxis, and Uber are always close by if you choose not to walk. On weekends, there are Farmer’s Markets at the SF Ferry Building and across the street from the Larkspur Ferry. CALIFORNIA'S BEST KEPT SECRET: THE NORTHERN PENINSULA The Pacific shores and beaches on the Northern Peninsula are second-to-none; staring with Limentour Beach (a 40-minute drive), along with all of Point Reyes. Mount Tamalpais offers mountain-peak views of the Bay, the Ocean, and great views of the California Coastal Range from the top. One of the most picturesque drives and hikes in the country is the Cataract Trail and Falls, found on the north slope of Mount Tamalpais. As great way to end your day of the North-Peninsula excursion, we highly recommend one of four notable restaurants: 1) Murry Circle Restaurant—located in the old Fort Baker Military Base, just below the north end of the Golden Gate Bridge, which offers spectacular views of the bridge (especially if you eat out on the terrace); 2) The Pelican Inn at Muir Beach; 3) Vladimir’s Czech Restaurant in Inverness (out on Point Reyes); or 4) Nick’s Cove, located in Marshall. We have plenty of other suggestions, as there is so much to do and see; we can help plan your stay, just ask. THE CLIMATE Point Richmond has a very unique micro-climate: When San Francisco, Marin County, and even Berkeley are typically socked in with fog, Angel Island deflects the fog, rendering the Point bright and sunny, with an ever-present cool breeze off the water. Our highs seldom go above the mid-80s, while the overnight lows hover in the 50s. Bring a jacket. California heat waves typically don't affect us: this is a steadily-cool, very refreshing micro-climate. Guest AccessKey-pick up protocol, private parking access, and check-in is carefully detailed in the Guest Packet we will email you upon booking. Please read and closely adhere to the parking instructions. Generally, the Suite will be unlocked upon your arrival. If not, we will inform you beforehand how to enter the suite. Interaction with GuestsWe are normally here to recommend, suggest, and help make your stay enjoyable; If we are gone, we will make arrangements to check yourself in and check yourself out. Outside of that, we like to remain invisible. The NeighborhoodLOCAL COMMUNITY/ACTIVITIES Just outside your door and across the driveway is a world-class Wave Garden, a professionally designed and landscaped botanical garden with informatively-labeled vegetation, which garden pathway takes you to the shoreline. There are benches along the shoreline also offering magnificent full or partial views of the bay for relaxation and meditation. Our oasis is teaming with wildlife both on land (wild turkeys, foxes, raccoon, osprey, etc.) and in the Bay, which provides great swimming for those who like a refreshing 60-to-65-degree dip, with the occasional visit by a seal or two, seasonal herring spawns, sea rays, and a plethora of ocean birds. Within a 15-minute walk from the suite is the Miller/Knox Wilderness Park, which provides beach access, fishing piers, and mountainous hikes that overlook the Bay Area. POINT RICHMOND RESTAURANTS/ENTERTAINMENT Point Richmond is a destination location for the Bay Area. Our quaint "downtown" consists of about 3 small blocks teeming with restaurants, pubs, live music, and live theater. Also keep in mind that the suite has a fully stocked kitchen. There are two grocery stores that have everything needed to create your own romantic dining experience on your own private terrace overlooking the bay and the two bridges. If this is more your style, then plan to be here before those two grocery stores close; Santa Fe Market will be your first choice; you can (SENSITIVE CONTENTS HIDDEN) or call them for closing hours in order to sync with your trip. Getting AroundDriving: This suite on the bay is located at about the 1/2-way point between two major routes into the city: 1) San Rafael Bridge, Hwy 101, to Golden Gate Bridge; OR 2) Hwy 580 to Bay Bridge. Each requires about 45 minutes. Ferry: The very affordable Larkspur Ferry is 15 minutes from our doorstep, and the Ferry to SF requires 30 minutes. For Ferry Schedules, search "Golden Gate Ferries", and then look under "Larkspur/San Francisco Ferry". Flying In and Out: The Oakland Airport is 20 minutes away. Expect congestion between Point Richmond and the Airport during rush-hour traffic (7am to 10am, and 4pm to 7pm). We recommend planning your travel outside of those hours. Though Point Richmond is a small, quaint town, it is also a popular destination place for its unique downtown area filled with restaurants, pubs, live theater, two small markets, and the Point Richmond Plunge: a historic (yet renovated pool) for swimming laps. There are two tennis courts and dog-friendly parks galore. There are mountainous country-hikes that offer views of the entire Bay Area. Everything in Point Richmond is within walking distance (but it consists of steep hills--you will get your exercise). Other Things to NoteITEMS LEFT BEHIND & POSTAGE/FEES TO MAIL THEM TO YOU In our first three months of hosting, we have spent substantial monies on mailing to people things they have left behind. More expensive than the postage, however, is the time this has taken out of our day to package the items, take them to the post office, and wait in line--even in this small town. Because of this (and in lieu of our no cleaning fee policy), the packaging/postage/delivery fees are as follows: For items that fit into the USPS Priority Mail Envelope: $25 + Postage For larger items that require custom packaging: $50 + Postage For items that require overnight care/urgency: $100 + Postage NOTE: Our area tends to have a high-rate of mail theft, therein requiring us to go to the post office and wait in line...therefore we need to charge for this massive inconvenience and loss of time. Payment must be received before we ship the item, via PayPal or credit card. Instructions: 1) Email or Text your mailing address 2) For credit card processing, call or text me with your credit card number. 3) For PayPal payment, I will text you that destination email account. We will provide a tracking number, but take no responsibility for lost or stolen items. PLEASE be sure to check the suite to ensure that you have not left anything behind. We apologize for these steep fees, but we are losing precious time (and money) waiting in the post office line. PET ALLERGIES As this is a VERY CLEAN pet-friendly unit; and, we have two dogs that are well-trained and extremely clean in our home upstairs. If you have a high sensitivity or allergies to pets, you may want to book somewhere else--despite our thoroughness in cleaning. The suite is entirely stone finish throughout, and wiped down after visitors with pets, therefore non-detectable--unless you are hyper-allergenic. ANTS California has seen a surge in the Argentine sugar ants, which make their way in and out of homes depending on wet weather patterns. They have been killing off our native California species, so we don't feel too bad in culling the mega-colonies when we can. TO THESE ENDS, we provide clearly-marked bottles of non-poisonous, FOOD-GRADE Essential Oil mixtures consisting of Oregano, Thyme, Clove, Cinnamon, and Orange oils, which kills ants on contact, and will block their entry point for days at a time. The best way to avoid seeing them, however, is to seal up food and put it away. The cleaner you are, the more scarce they are. Several studies show that these more volatile essential oils are also far more effective at killing bacteria, germs, e. coli, molds and fungus, than poisonous chemicals; so feel free to spray and wipe the counters or floor spills with this spray. It freshens the room, disinfects, while keeping the ants away. SHAKE WELL before using. SAFETY: As this class of oils are categories as volatile, this mixture will irritate skin and cause severe discomfort if it comes in contact with your eyes or mucous membrane.

The SpaceBright and cozy. Guest AccessAll rooms and spaces except other bedrooms. Interaction with GuestsI'm pretty social but am also fine with being quiet for guest that enjoy keeping to themselves. I understand some guest just want peace, quiet and tranquility. but whenever you'd like to talk, I'm always open just come say hey:) I don't mind you knocking on my room door to chat or ask questions. Ill always take the time for guest. I appreciate when you ask questions or voice a concern, It helps me note needs for future guest. I don't mind you asking for things you may need. The more comfortable guest are, the more pleasant the stay. However, I do understand some guest are tired from travel and just want to rest:) The NeighborhoodPleasant middle class neighborhood that is very quiet during day and night. Small dining areas less than a block away are walking distance. Shops include Starbucks, Round Table Pizza, Sala Thai restaurant, KFC, dry cleaners, and Quiznos. Walmart and the Hiltop Mall are just a few more blocks away from that and even more shopping and dining are about a half mile down the road such as Applebees, Outback, Target, Best buy and many others and of Course transport into major cities around bay is very reasonable. Getting AroundShuttle arrives around the corner from home that goes to SF and bus stop to Richmond and Del Norte bart stations. Using Uber and Lyft and other ride shares are also great options for this area. Other Things to NoteThere is a second bedroom that is listed on Airbnb, so the upstairs bathroom may be shared if another guest is accommodating the other guest room. There is a second half bath downstairs if needed, but majority of time I have only one guest room accommodated at a time so its not a problem. Bathrooms are cleaned frequently when I am there. In the case I am out of town please observe respectful hygiene practices for other guest especially if it is a female guest such as putting toilet seat back down after use:) Thanks Also there is free guest parking anywhere within the country club community with your provided parking pass. However, the later arrival means less favorable parking options and may have to park a little further into the community. Also be sure to return the provided parking pass. A replacement fee of $30 will be accessed if not returned. Guest are welcome to park in main court to load and unload luggage but cannot park too long there as it is a considered a fire lane and you risk tow from club community security after a long period of time.
