The SpaceThis beautiful studio is a passive solar building with 6" thick walls, a living roof, and living arbors of grape and fig. This was originally built as an office for our ecological design business, then became a guest room, and for the last few years has been an operating art studio. If you look closely, you will see remnants of paint and paper mache here and there. This is a cool and quiet little place on a hot summers day and quite sunny and warm in the winter. The main window looks out across a small veggie garden and on to one of the six crossing flags custom built for The Great Hand Car Regatta. You have your own, Private outdoor shower and claw foot tub. The restroom is shared in the main house( 24 hour unfettered access) Guest AccessGuests have access to the beautiful back yard, the main house bathroom, and community washer and dryer. The studio has a built in sound system, small fridge, and wireless internet. The bathroom is across the yard in the main house and is shared with my family and I( 24 hour unfettered access). This is the only part of the stay that you need to share. The rest is your private get away. Interaction with GuestsWe live here on the property so we will most likely see each other, in the common spaces but the studio offers privacy. We will probably get to cross paths as the bathroom is shared in the main house(24 hour, unfettered access) We are excited to have you and share our hospitality but we will be giving you your space and the tools necessary for you to take care of yourselves. The NeighborhoodThis neighborhood is home to many artists, including Patrick Amiot, best know for his junk art sculptures. Just 3 blocks away is Peter Lowells restaurant. Lowels is offers artisan meals made with many local ingredients. Great coffee/espresso and great for breakfast lunch or dinner. Just 5 blocks to downtown for even more restaurants, cafes, and shopping Getting AroundPublic transit is not the best, but if you plan on staying in Sebastopol, you can walk or bicycle everywhere Other Things to NoteThe space offers your very own private outdoor shower and claw foot tub. The restroom is in the main house and shared with my family. In the true spirit of Airbnb we will probably have some interaction as you make your way through our kitchen to the bathroom.(24 hour, unfettered access)This is where we often spend time cooking and playing music.

The SpaceSpacious (250+ s.f.) finished attic space (up 15 steps) with queen brass bed, antiques, original art, wonderful light, tiny half bath (full bath with shower at bottom of stairs), mini-fridge and microwave. A rollaway bed is available for one additional person. The farmhouse was built by the Savio family in 1914 and much is original. It's a lovely and quiet private space to unwind in the western Sonoma wine country. Sit on one of the porches or patios with a glass of wine or a picnic lunch and watch the birds and wildlife in the wetland just below us or in the pasture. Drive to Bodega Bay for fabulous clam chowder, crab right off the boat, and whale watching. We're at the dead end of a tiny lane on 8 acres, adjacent to wetland open space but just a mile from downtown Sebastopol, a charming little town with wonderful restaurants and shops. You'll love the small unpretentious wineries, the great musical offerings, hiking, canoeing, and other recreation in the area. Help yourself to our basket of brochures and hiking guides to help plan your activities. Coffee/tea and simple breakfast included. Lots of good books for readers to enjoy. Unfortunately, because my dogs are rescues and can be unpredictable with small children, we regret that we can't accommodate children under 10. All proceeds are donated to the local humane society and/or the wonderful PAWS elephant and wild animal sanctuary in the Gold Country. Please note that the owner has 4 rescue dogs and 4 rescue cats. They aren't allowed in the guest rooms (unless invited). This is THE place for animal lovers. Please be sure to inquire, in advance, if you would like to bring your pet. The 'fit' needs to be right and a small pet fee will apply. Plenty of parking and storage for bikes. Nothing here is sprayed….ever. Guest AccessKitchen privileges are very limited, as sharing a kitchen can be tricky. Interaction with GuestsI leave it entirely to the guest. Many people value a private, quiet time away. If I'm around and available though, I'm happy to chat. The NeighborhoodIt feels like we're in the middle of nowhere….fields and streams all around us. But it's just over a mile to town. Getting AroundPublic transit isn't great so a car is unfortunately a necessary evil. Other Things to NoteJust a reminder that we have rescue dogs and cats. Those who don't like animals might have a more enjoyable stay elsewhere.

The SpaceWe have made the modern bungalow beautiful and special because we love our guests and get so much pleasure from sharing a wonderful space with fantastic people. The main living and sleeping area is 460 sq. ft. Recently completed, remodeled and private. We are excited to welcome and meet Airbnb friends, old and new. The space has a separate entrance. It is spacious, cozy, clean and modern with Mid-Century furnishings and colorful art. The open floor plan is divided into a comfortable sleeping area and spacious living area. Our guests have loved the comfort of the queen bed with new Stearns and Foster mattress, memory foam topper and luxury, high quality bedding. For a third person ($20 extra), we have a high quality fold out foam futon cushion. There is a ceiling fan for those occasional warm summer nights and a heater to keep the space cozy in winter. The food prep space is almost a kitchen (no stove/oven). It has a coffee pot (coffee provided), teakettle, toaster, microwave and compact fridge. In the open living area you will have a table and chairs for having coffee or enjoying a simple snack or meal. We provide coffee, tea and filtered water. Lots of local information is there for you on the desk. Bring your laptop and use our high speed wifi. Of course there is also a lovely new bathroom which is bright and clean. The bathroom includes high quality shampoo, conditioner and hairdryer, for you to use. We hope that you have the time to enjoy the outdoor seating areas and lovely landscape, too. Our location is downtown Sebastopol with easy access to lots of great restaurants, wine tasting, hiking, walking, bike trails. Once you park your car in our off street parking, you can walk to everything in Sebastopol! Our home is in a great in-town neighborhood. We are situated on nearly a third of an acre so the backyard feels like a bit of an oasis in the downtown. Spend some time in the quiet, lovely back yard and enjoy some sunshine in the beautiful landscape and views of the Laguna and Santa Rosa mountains. The NeighborhoodSebastopol is in the center of Wine Country, with the Russian River to the West, Healdsburg to the North, Sonoma Valley and Napa Valley to the East. Our home is in downtown Sebastopol; a wonderful Northern California town with a great Main Street, and the new Barlow Center located just a few blocks away. You can walk to great restaurants, wine , brew pubs, a 6-plex movie theater, the best homemade ice cream at Mimi's, bike and walking/biking trails,health food markets and more! Visit our fantastic Sunday Farmers Market for delicious food, colorful vegetables and fruits, music, crafts and just hanging out. Take a short drive to the Sonoma Coast, Bodega Bay, the Russian River, Redwood Groves; we are surrounded by Sonoma County vineyards. Less than one hour drive to Napa Valley Wine Country or San Francisco. Getting AroundWalking is the best way to get around our town and within a 2 block walk there are several interesting food markets, small local shops, many restaurants, a pharmacy, movie theaters, the new Barlow center with tasting rooms from quite a few excellent local wineries, brew pubs, coffee shop, a fantastic bakery, everything you need and want. Bring your bicycles, there are several accessible bike trails within blocks of our house. There is a bus located 2 blocks away. If you have a car, park it in our off street driveway. Other Things to NoteWe are licensed by the City of Sebastopol (License # SKA0001) and pay the city 10% occupancy tax. The nightly rate includes the occupancy tax that we pay to the City. The space is perfect for two people and large enough to accommodate a third but please let us know if there will be more than 2. There is a small charge for extra guests. We love children but our space is not set up for toddlers. Please check with us if you are bringing children. Check in time is 3pm and check out is at 12 noon but both will be flexible if no other guests are scheduled just before or after your visit.

The SpaceOur 950 sq ft 1 bedroom guest house is very spacious, with high vaulted ceilings. The space stays warm and cozy in the winter with a pellet stove and gas furnace, as well as radiant heated flooring in the bathroom. French doors open to your own private deck with seating area in the back of the cottage. Fully equipped kitchen, lounge area with tv/dvd player, mp3 stereo and shuffleboard also included! The SpaceWe live in the countryside in and around organic apple orchards and vineyards in beautiful Sonoma County. Our home has a wrap around deck, with gorgeous views. The ocean is a 17 minute drive and a trip from here to San Francisco will take one hour. Santa Rosa airport is a 30 minutes drive away. Soak in the hot tub, visit our daughter's hens, buy her eggs if you wish, and help yourselves to what is growing in our garden and then cook up a feast in our open style kitchen while enjoying the views. We have pear, peach, apple, persimmon and apricot trees, to name a few, with a Meyer lemon tree to greet you at the front door. BBQ on the deck while sipping wine or enjoy a walk down our country lane. Know that our land is very private, but we do live in a neighborhood and have a 9pm-9am quiet policy to insure the tranquility of all the folks that live around us, so we ask for folks to respect this policy. Our home has three bedrooms ( 2 queen beds and one double bed) with 2 full bathrooms. Each bedroom has its own access onto the deck. We also offer two queen sized airbeds if needed which will be set up in the music room if needed. And we have a portable infant co-sleeper crib and a pack-and-play which can be set up anywhere. It's only a 10 minute drive to downtown Sebastopol where you'll find many shops, live theater and a multi-plex cinema. Sonoma County is famous for its vineyards, wineries and gourmet restaurants, all of which are close by. We're happy to recommend our favorites... The Armstrong Woods Redwood Forest is just 30 minutes away or just stay put for a perfectly peaceful getaway and a great place to meet Northern California at its finest. This is a family friendly home filled with many books, netflix and DVD's for both children and adults. We have two kitties, Oberon and Jezamo, who remain outside during your stay, but you're welcome to invite them in if you wish. Gypsy, our golden retriever is here on the land, but stays with us or our tenants. You're welcome to invite her in for a snuggle too. We leave that up to you. Santa Rosa Airport is only 30 minutes away. Other Things to NoteWe allow dogs. The charge is $15 per/dog per/day. We ask that they not jump on furniture (couches, beds...) and that you bring your own dog bed. Our property has 1 acre fenced in, so roaming outside is safe.

The SpaceAntique-furnished cozy, nostalgic bedroom (double bed) in a charming old wine country farmhouse situated on 8 acres on Atascadero Creek. Enjoy a simple healthy breakfast, with good coffee or tea, at your leisure. Read a book (we have a pretty good library in the house) or sip a glass of afternoon wine on the wraparound porch and watch the birds down at the creek and the barn owls hunting over the lower field at sundown. Enjoy our lush blackberry bushes fruit trees, and our acre of French lavender in full bloom in summer (you're invited to take some home to enjoy). Search for arrowheads....the property was an important Coast Miwok gathering site. Walk to town or the French Garden for a good meal or bushwhack through the field to Ragle Ranch Park. Great food, music, hiking, entertainment, quirky little off-the-beaten-path towns, and the beach are just a short drive away. Be sure to see the relatively recent NYT travel article on Sebastopol. Come enjoy it while the area is relatively unspoiled. We have a good supply of local area attraction brochures and maps for your use. We are also happy to provide you with suggestions, if you like, depending on your personal interests. All proceeds are donated to local animal rescue groups or to the wonderful PAWS wild animal rescue sanctuary in the Gold Country. We have 4 fine rescue dogs and 4 cats. Your small well-behaved, housebroken dog/cat may be considered. But please provide information, in advance, about your pet so we can assess the 'fit'. A small fee will apply. The SpacePleasant Hill Farm offers a fully furnished, charming, 715 sq ft., two bedroom, one bath barn-apartment which sleeps a maximum of four people in two twin beds and one queen bed. There is no use of the couch or floor as a bed. For an additional fee of $50.00 per person per night, up to two extra guests can be accommodated in the bedroom in the ground floor of the water tower which has a double bed --the fourth bed. The water tower bedroom is just a few steps from the barn-apartment and shares its bathroom and kitchen. The kitchen has a dining table which seats four or in good weather, you can eat outdoors on very rustic long tables made of oak and redwood trees which overlook the orchard just below the barn. The barn- apartment looks toward the recently renovated farm house (originally built in 1900), the carriage house /garage, and water tower. There is a comfortable sitting room with a luxurious couch (not a bed), an over-sized chair with ottoman, flat screen TV, and desk with wireless internet. The barn apartment is comfortably furnished in a country style. The kitchen is equipped with a refrigerator, oven, stove, microwave, and everything you need to prepare food, serve and dine. Please note there is no dishwasher or laundry. Dishes are done by hand and there is a laundromat less than five minutes away on Pleasant Hill Road. The barn apartment is supplied with paper products adequate for a short stay but guests are responsible for re-supply during their stay as needed. Maid service is not provided. Pleasant Hill Farm is a working farm so depending on the time of year, the orchard could be quiet or there could be considerable orchard and vineyard activity. Check out the Sonoma County Tourism Bureau and there are many websites for West Sonoma County events and information. I also provide a guest binder which lists many things to do in the local area and some of my favorite wineries. Guest AccessI live on the property in the farmhouse. When you arrive, I will greet you to show you around and give you the keys so be sure to let me know your arrival time - any time after 2:30PM. You are welcome to walk through the orchard, use the outside tables below the barn and enjoy the entire five acre property below the driveway. Interaction with GuestsI love to get to know my guests and be friendly but how much time we share is up to you. I realize that my guests come here for different reasons. Some are here for a special event and are fully booked and others have a relaxed schedule. We'll see each other walking around. Say hello! The NeighborhoodThis is country living. I like the quiet and the sound of birds chirping in the morning, the sound of owls and hawks and occasionally, ospreys. The neighbors sometimes drop by to say hi. In the summer its lovely to walk through the orchard. Everything you need is very close by so although its a relaxed and beautiful setting here, you won't feel isolated. There are some great restaurants close by and several grocery stores within a five or ten minute drive as well as laundromats and ice cream stores and wineries. Getting AroundOne of the many wonderful ways you know you're in the country...there is no public transit. The property is about two 1/2 miles from town. Other Things to NoteRussian River is nearby and so is the Pacific Ocean. If you want to go river rafting or to the beach, please bring beach towels with you. My bath towels must stay at the property. There is a marine layer which comes in at night since the property isn't far from the ocean so be sure to bring a light jacket or sweatshirt even in the summer. Thank you!

The SpacePrivate bathroom with shower/tub. Take time to relax in the soft tub after a bike ride through the local vineyards and apple orchards or after a 10 minute walk to the local, well reviewed Taft Street Winery for wine tasting. Make sure to take time in the evening to sit on the wraparound deck, take in the beautiful view and enjoy the sunset behind the distant hills. Much of the house is eco-friendly, with cork floors, wool carpets, and 100% cotton towels and bedding. Although tight, a third guest could stay on floor with a blow up aero bed. Guest AccessGuests have access to: full kitchen, living room, soft tub (it's an older unit but does the trick!), and bikes. The house sits on .75 acres and guests have access to the half of it while our neighbors enjoy the other half. Interaction with GuestsI travel a lot and many days I'm completely out of the house. The NeighborhoodA coveted Sebastopol neighborhood. Maybe it's the open sky, the view, the rural feel, the nearby working family farm, the apple orchards, the vineyards, or perhaps it's the long narrow single lane road approaching the property... The SpaceCasa Carolina is formerly a popular bed and breakfast on the edge of Sebastopol in the Sonoma County wine country. The house is on two private acres nestled in perennial gardens. The views are of gardens, woods and distant views of the mountain range in Santa Rosa. I charge a 9% Occupancy Tax for Sonoma County on all reservations The property is home to Daisy the Donkey, two friendly sheep, Duncan the Potbelly Pig and laying hens for your breakfast eggs. There are lots of berries, veggies, and apples to pick during the season. There is a hot tub under the persimmon tree. A caretaker lives in a separate area on the property who can assist you with any questions about the home or area. Sebastopol is an attractive small town with wonderful grocery stores,fruit and vegetable stands and a Sunday Farmers Market. There are excellent small bistros for dining out as well. Inside the Casa are many brochures for spas, restaurants, limos, self guided maps for wine country etc. The house has all the bedding, blankets, down comforters, nice sheets, lots of pillows. We have wifi, cable TV and a DVD player, also a dock for your ipod and a CD player. We are very close to countless wineries in the Russian River Appellation, first tasting room is 5 minutes away. Twenty minutes west is the Pacific Ocean in Bodega Bay. The house is pet friendly with a large fenced yard off the deck from the dining room doors. Also, many children have enjoyed their stay at Casa Carolina. I'm the owner and live in San Francisco. In 1.5 hours after leaving your plane at SFO or 1 hour from the Oakland Airport you can be in a Vacation Rental in the heart of Sonoma County wine country. Wineries in the Russian River Appellation are minutes from Casa Carolina. Healdsburg is to the north and the town of Sonoma is to the southeast. Your stay is centrally located for great days of wine tasting and exploring the area. La Casa is located on the first property in the countryside bordering the town of Sebastopol. Sebastopol is your best choice for a convenient location to the 2 major regions in Sonoma County for wine tasting. This small town has a variety of beautiful shops, antiques, a Sunday Farmers Market and a highly awarded array of small restaurants. Sebastopol is surrounded by rolling hills of vineyards, Gravenstein Apple Orchards, many bike trails and a large laguna preserve. The SpaceOpen bean ceilings, wood clad windows, hardwood floors, redwood panels, skylights, almost wrap around decking, lutron lighting that creates many lighting scenes at the touch of a button, sub zero fridge, wolf range, granite counters, copper sink, wood stove all combine to make a very pleasant stay. Guest AccessThe house is on three private acres. Guests have access to any part of the property below the upper driveway.The street view shows the meadow by the road but the house cant be seen. The SpaceYour own wine country cottage with its own bath and kitchen located on a small farm. The cottage is private, but we are available to answer any questions. The cottage has it's own yard and garden. The parking is right outside the cottage with no trails or steps to get to it. The cottage overlooks the farm and a eucalyptus grove. You will see our horses, chickens, a sheep or two may be meandering by on the other side of the fence. The cottage is fully insulated for even temperature. It is bright, private, modern rustic with open ceilings and a Vermont Castings vented gas fireplace. A flick of the switch and "voila" a beautiful, warm fire in the hearth. The bathroom has a glass shower, no tub. There is a queen-sized bed with the most comfortable mattress imaginable. There is also full-size organic wool and cotton coil futon sofa that sleeps two. We provide only the highest quality cotton towels and bedding. The guests really appreciate it. And, you can cook there. We have 2 burner stove and small convection oven, lots of pots, pans, etc. We'd be happy to share our farm fresh eggs with you. They're so much better than store bought! The guests have exclusive use of a private yard, with seating. There is a small garden attached where they can help themselves to strawberries, greens for a salad or whatever else may be in season. While we have dogs, cats and farm animals on the property no animals are allowed in the cottage. Guests may not bring pets either. This ensures the cottage stays clean and allergen-free. We interact with guests as much as necessary for the guests. We assume people like their privacy, but we also love to meet people and show them around the farm if interested. We tend to let the guests determine how much interaction they want with us. We know the area well and are available to answer any questions. We also love to share our farm fresh goodies, like fresh eggs, veggies or fruit from our trees. Our farm is located in the Twin Hills area of Sebastopol. This desirable area is known for its rolling hills, apple orchards, Christmas Tree Farms, and vineyards. There are many beautiful walks to take right out the door. While you may feel far away from it all, downtown is less than a ten minute drive, and door to door we are twenty minutes to the beaches of Bodega Bay taking beautiful back roads right from our neighborhood. There are three main wine tasting routes nearby. For chardonnays and pinot noirs you can stay right in our appellation, the Russian River Valley, and Olivet Road to River Rd. Healdsburg is Dry Creek and Alexander Valley for merlots, zinfandels and cabernet sauvignon. All of these and more are nearby. Right in Sebastopol there is Iron Horse Vineyards, Lynmar, Balletto, Russian River Vineyards, Dutton Family Wines and many more. You will need a car to get around as there is no public transportation in our rural neighborhood. There is such a variety of things to do in our area. Sebastopol is famous for its award winning wineries, restaurants and antique shops. It also has an artsy bohemian feel, and many are dedicated to the slow food movement. Neighbors regularly trade their bounties with each other, such as milk, honey, eggs and veggies. There is also the beaches and cliffs of Bodega Bay (we provide beach chairs, towels, etc.), and great swimming and picnicking at the Russian River. You can hike through beautiful redwoods at Armstrong Woods. And of course visit countless wineries and gourmet restaurants. We can fill you in on our favorite spots. The SpaceOn 44 acres of pasture and redwoods, we offer a lovely, private bedroom, [in its own building], up a short flight of stairs. It has it's own deck overlooking a view of redwoods and fruit trees. The private bathroom and shower are downstairs. It comfortably fits two people. Ten minutes from Bodega Bay, we are located in the heart of the redwoods and wine country! Nearby hiking, biking, water sports, wineries, and fabulous restaurants are a short drive in any direction. Freestone Paradise has just been renovated with "green", in mind. The bed is handmade organic cotton and the building materials are non voc. Guest AccessGuests have access to our lovely forest, orchard, and vegetable garden. Interaction with GuestsWe like interacting with guests, but are also able to offer them complete privacy if they prefer. The NeighborhoodFreestone is a quaint, historical, charming spot. Too small to be called a town, it boasts a fabulous bakery, cheese shop, winery, an enzyme spa, and Busy Bee's vegetable farm! We are ten minutes from the ocean, just as close to Occidental and Sebastopol, and twenty minutes from the Russian River. The climate is moderate, but bring layers as the temperature can vary, even in the course of a day! There are art studios, farmers markets, outdoor concerts, and, of course, the diverse countryside. For first timers: This 3 bedroom, 1 tent , 1 bath rustic farm house has an old world charm that makes it a rural alternative to modern lifestyle. It is a working vineyard and a country property, which means simply, it is not sterile. Expect all the aspects of country living. We have few amenities and we love it. The house is the original house on the property where we have rented here for over 20 years. It is our home. Your private room is down a narrow, steep stairway and is private. Stairs down are to code as per the time period of 1910. Please be of nimble foot and good spirit. Think more hostel than hotel. Private downstairs room features: A double Ikea deluxe mattress fold down couch bed, that most people sleep too late in on with a simple table and shelf for your things. There is tourism info, local maps and menus for our favorite eating places. During winter we do not use the door as the house shifts, and it will not shut properly. In the summer enjoy a peaceful outdoor sitting area, parking spot, and locking door. Many a writer, healer, sage has found peace here. Utilities are included; wood, propane, stove, electricity, etc. This is a hosted house share situation: The main floor features: a cozy breakfast nook, small but comfy living room, an antique propane stove for cooking, a vita mixer and a shared fridge. Yes, it can be very romantic. The shared bathroom is small and tight but was remodeled in 2014, guests have a place for toiletries and towels, etc.... What were looking for in a guest: Most of our guests are simply wonderful, smart and kind. We like 'foodies' and all things organic, yummy, and shared. Our neighbors - This is a residential farming community. (Note: Om Bear Ranch is a working vineyard and as such it can get dusty! The foreman for the vineyard and his family live in the house to the rear. DRIVE SLOWLY: The driveway can get ruddy in the winter and dusty in the summer. Make yourself at home for your stay. This Victorian-era house is surrounded by mature trees and shrubs, fruit trees and vegetable gardens. Each home in the neighborhood is unique, and it's an easy walk to downtown shops, restaurants, movie theater, arts center, Ives Pool, yoga studios, bakeries, a chocolatier, an icecream shop, juice bars, breweries, cafes, and spas. There are several very good restaurants just down the block. There's a great farmers' market on Sunday mornings year 'round, and nearby Pacific Market has a fantastic deli and weekend barbeque to go. We're just a short drive to the Russian River, Bodega Bay and many wineries. Getting AroundUnless you'll be connecting with family or friends with a car while you're here, I recommend that you rent a car to get around -- there are miles of scenic country and coastal roads to explore. There's street parking in front of the house. Sebastopol is a 75 minute drive from the San Francisco Airport and a 25 minute drive from the Santa Rosa Airport. Other Things to NoteThere are no pets living here at the house, but you may encounter the neighbors' cats if you're in the yard. Weather can change quickly and it's often colder and windier at the coast than here in town. There are several climatic zones and places where one can easily be entertained just by looking around. There are trees to climb; you can ride your mountain bike around on the property or head out into the hills with a cross, mountain or road bike. We are on one of the most popular view roads in the county among cyclists. We have an office on the property that we must access occasionally, or if there is some equipment that we need, or property maintenance we may swing by, generally with notice. Otherwise, you are on your own. We don't access the house while guest occupied unless you specifically request that we do. Interaction with GuestsWe let the guest determine the contact; some people are very private and some want to know what's going on! The NeighborhoodThe View! The Air! The Birds! The Wildlife! The SpaceIt is homey and comfortable with eclectic decor. Very well appointed with private entrance and patio with many beautiful flowers. Very calming in every way. The room accommodates two easily and we will allow a third person with advance notice. Guests can have access to the backyard and garden. They can pick and eat anything they want from the garden. Welcome to play with Elsa (our dog) if they want! If they need to do laundry or need access to a full kitchen it can be arranged. We are very flexible with everything. We did allow dogs and dog owners are great guests but unfortunately our dog is the problem as she does not enjoy the company of dogs sharing her back yard. She loves people and kids but not other dogs. Because of that we can no longer allow pets. We can interact as much as our guests would like. We love meeting people from all over the world and enjoy hearing their stories. We also respect their privacy. We have lived here for 26 years and raised two children in this home. The neighbors on either side of our home have been here as long as us. We have a great neighborhood and love our neighbors. There is only one way in and out of this housing plan and walking the Kelly Plan is a nice walk. Very safe area. You can walk to town - just one area that does not have a sidewalk so you have to be careful. We have walked many times to town - about two miles. This means birds (list available on request), spectacular sunsets, lovely vistas and quiet. It's a short drive to the beaches of the spectacular Sonoma County coast, the Russian River, the quaint villages of Occidental, Freestone and Bodega, upscale Healdsburg and many wineries. Getting AroundAlaska Airlines flies directly into Santa Rosa, a 15 minute drive from here. We HIGHLY recommend flying here and renting a car at Sonoma County Airport. Alaska has partners that may work with your mileage programs. Even if it is more expensive to fly here, it may be worth the avoidance of the traffic from the airport, through the city to here. If flying into SFO or Oakland, there is an Airport Express bus to Santa Rosa.There is also bus service from Santa Rosa to Graton. If you want to explore the county, however, a car is probably the best. Other Things to NoteWe are required to charge 9% County of Sonoma Transient Occupancy Tax (Certificate #1267N), and the tax is due on check in. Please bring cash for 9% of the Airbnb total. There will be an envelope in the casa for the tax. For bookings that are reserved after Jan. 1, 2017, Airbnb will collect the new 12% tax as part of their payment process, so your payment on-site will no longer be necessary. We have lived in the main house on this property since 1987 and have both been in Sonoma County since the 1970's. If there is something you are interested in, we probably know something about it. We have one cat on the property, but he is never in the casa. Kitchen is stocked with coffee, tea, oil, vinegar, salt and pepper, sugar and honey and well equipped for actual cooking. The SpaceWe live in the countryside in and around organic apple orchards and vineyards in beautiful Sonoma County. Our home has a wrap around deck, with gorgeous views. The ocean is a 17 minute drive and a trip from here to San Francisco will take one hour. Santa Rosa airport is 30 minutes away. Visit our daughter's hens and help yourselves to what is growing on our land and in our garden. We have pear, peach, apple, persimmon and apricot trees, to name a few with a Meyer lemon tree to greet you at the front door. Soak in the hot tub, BBQ on the deck while sipping wine and playing "corn hole" or rural Bocce Ball or enjoy a walk down our country lane. Your bedroom has a queen size bed and its own access onto the deck. Your private bathroom is just across the hall. Cook up veggies from our garden and fresh eggs from our well loved chickens in our open style kitchen while enjoying the views. It's only a 10 minute drive to downtown Sebastopol where you'll find unique shops, a theater and a multi-plex cinema. Sonoma County is famous for its vineyards, wineries and gourmet restaurants which are all close by. We can always recommend our favorites. The Armstrong Woods Redwood Forest is just 30 minutes away or just stay put for a perfectly peaceful getaway and a great place to meet California at its finest. The SpaceThe house has two bedrooms that look out on the gardens. The master bedroom has a queen bed, and the second bedroom has a double bed with a wide screen TV with chromecast, no cable. (It is disguised by a roll-down map of the world). There is a well-equipped kitchen and laundry room. Water in the house is delicious, purified well water. The NeighborhoodThe house is located in apple country, outside the small town of Sebastopol. It is very easy to find in a quiet, tree-lined neighborhood across the street from a Christmas tree farm. Apple orchards and vineyards are within walking distance. Getting AroundThe quaint town of Graton is half a mile away. It has an art gallery operated by local artists, an antique store and a variety of restaurants including the Underwood Bar and Bistro, rated as "number 4 of America's 50 Most Amazing Wine Experiences by the Food and Wine Magazine." In Sebastopol, there is a large variety of popular restaurants. We also have over 40 wineries, including the top rated: Merry Edwards, FEATURED IN JULY 2014 ISSUE OF SUNSET MAGAZINE and just 0.2 miles from the house! Graton Ridge Cellars, FEATURED IN JULY 2014 ISSUE OF SUNSET MAGAZINE and 0.6 miles from the house! Red Car Wine Company, 0.3 miles away. Iron Horse Vineyards also featured in July 2014 issue of Sunset Magazine and 3.6 miles from the house! Other recommended wineries in Sebastopol include: Lynmar Iron Horse Taft Street Cahill Dutton-Goldfield (one third mile from house) Scherrer Freeman Marimar Enjoy several hiking trails close by, or drive on scenic country roads directly from the house to a variety of attractions. There is a gorgeous half-hour drive through the town of Occidental to the ocean. The Russian River Steelhead Beach is 5.6 miles away. Drive ten minutes farther to visit Armstrong Redwoods State Natural Reserve where you can walk through a forest of trees that are hundreds of years old. Historic Healdsburg, with its central plaza, shops, restaurants and wineries is also a scenic 25 minute drive away. The 9-hole Sebastopol Golf Course is a little over a mile away. There is a variety of grocery stores in Sebastopol. My favorite is Andy's, a fruit and vegetable stand that also carries other food. It takes 3 minutes to drive there. Other Things to NoteMy sweet, affectionate cat, Daisy, roams the property. Because of her, I don't allow guests to bring pets.

We have Fox, Coyote, Bob Cats, great Birds and Owls.. you just have to be lucky enough to catch a view of them. Getting AroundWe are minutes from fine dining and Russian River tasting rooms, 20 minutes from Bodega Bay, and 50 minutes from Napa or San Francisco. The SpaceThe studio is in a quiet, private setting down a private lane. There are surrounding orchards and vineyards cascading over rolling hills. Natural light abounds inside with vaulted ceilings and a skylight. There is a large, walk in closet and a new dresser for your use. The space is perfectly equipped for the extended stay traveler. Your arrival 'basket' includes a bottle of wine (you can let me know if you prefer red, white, or a non-alcoholic beverage choice) and some fresh, free range eggs from the chickens (at times the hens lay fewer eggs but I provide organic store eggs). There will also be some coffee, tea and creamer to help get you started in the morning. Guest AccessYou have a private entrance from the paved driveway into a large, fenced patio that has both sun and shade. A new, comfortable outdoor patio set with table and chairs & umbrella as well as a propane BBQ grill is available for your use. The space is completely private both inside and outside. The NeighborhoodSome of the greatest qualities of the neighborhood are the views, the quiet setting, and we are in a fabulous microclimate! Sebastopol boasts some amazing eateries, including a wonderful brewery restaurant with a heated patio/ beer garden. There is a new shopping area called the Barlow with restaurants, shops, and cafes. The Barlow has a street fair with food, live music and artists every Thursday in the summer months. I If you love the out doors, there are amazing back roads perfect for the road bicycling enthusiast as well as a 1000 acre park 5 minutes from the studio. Redwoods are nearby as well as hiking and kayaking locations. Northern California's dramatic and breathtaking coastline is only 25 minutes away. Getting AroundThere is no public transit to the studio. A car is required and downtown Sebastopol is about 8 minutes away with multiple restaurants, music venues, parks, a bike path, and other local attractions. Other Things to NoteNew sofa bed becomes a double bed. High quality egyptian cotton linens for beds and bath. Kitchen is fully equipped including gas range & oven, toaster oven and microwave. The SpaceComfortably sleeps one person in a private sunny room off the living room. We've had two people in the room but unless both people are smallish, the bed and room might feel snug. (Also check out our upstairs suite.) Home is centrally located in a quiet in-town neighborhood a short half mile walk to downtown Sebastopol's cafes, restaurants and shops. The SpaceWe live in a special slice of heaven with plenty of open space and incredible vistas. The Birdhouse is located overlooking a seasonal pool, which you will share with the owners. Adjacent to the pool is a hot tub spa and seating area bordered by flowers and vineyards. We chose the Birdhouse theme to honor the many wonderful birds we have in our yard and sky. As long time interior decorators, we carefully incorporated a colorful palate, resulting in a very special space. Original artwork adorns the walls, mostly paintings by members of the family. This is a stand-alone, two story house with incredible views out every window. The living room has 17' tall ceilings and the flow of the main floor makes it comfortable for 1 - 5 people. An open staircase leads to the second floor to the amazing bedroom with a private balcony over the pool. The bathroom is located just before the entry to the bedroom and has the special little touches like shampoo, conditioner and body wash and lotions. Guest AccessThe guests have their own private deck. Guests can amble about the orchard or sit near the flower berm next to the hot tub. The swimming pool and hot tub, both have outstanding views, are shared with the owners. We strive to give a sense of privacy to our guests. Interaction with GuestsOur involvement with guests is mostly determined by the guests. With the exception of the swimming pool and hot tub, which we share together, there are plenty of private spaces to relax and unwind. When our schedules permit, we have enjoyed getting to know our guests - a surprising gift of hosting a vacation rental. We have met great kids, well behaved beloved pets, and many folks we like to think of as friends. Pat has thoroughly enjoyed her time by the pool with our guests. She is an artist and led a life of travel to places far and wide. The NeighborhoodRolling hills, apple trees, vineyards across the valley. The wind in the pines. The birds, The open sky. Country living! We live down a bumpy lane off of a road called Grandview...and it certainly is grand around here. We are in the heart of the West Sonoma County Wine Country. In addition, we are 20 minutes from the beach and about the same distance to the Russian River, the Redwood forests, and world class restaurants. The antique shopper in you will find plenty of awesome stores and the beer drinkers will love all the local breweries. If you want to travel to San Francisco, we are one hour from the Golden Gate Bridge. We are minutes from the town of Occidental, on the Bohemian Highway, and also from town of Graton. You can spend a day just traveling around the countryside and see where you end up...you can't go wrong. You might want to take a trip to Napa Valley or the town of Sonoma...about an hour or so...but then leave the crowds behind and come back to West County. Healdsburg is 30 minutes northeast from here. Getting AroundYou will definitely need a car! If you are a strong road bicyclist I can say that we have had guests ride out from here on some of the most amazing rides of their lives. World Class. Other Things to NoteFancyNest Farm, what we call our entire property, is our mother, Pat's property which she has had since 1976. Nancy, her daughter, graduated from Analy High School in Sebastopol. Nancy and her husband, Doug, moved back to the homestead in 2010 after over 20 years living in the heart of North Beach, San Francisco. Pat is an accomplished watercolor artist. Nancy and Doug front the local band, Doug Blumer and The Bohemian Highway. We released our latest self-titled album April 2014.

The SpaceMeadowlark House is a complex of three buildings: The farm stay (guest area): sitting room, two bedrooms and two baths is the first building. The farmstay is only available to guests who plan to buy our farm eggs or other farm products. The Pavilion (conference room (the "great hall"): kitchen, library is the second house. The East House is the Farm office and farm personnel living space. Unless arrangements are made beforehand, guest access is limited to the farm stay house and the farm itself (except the barn and hoop house areas). Please let us know if you plan to walk around the farm. We are a working ranch and farm. Ranch hands and office people sometimes take the noon meal in the conference dining room just off the kitchen You will see sheep, gophers, field mice and other animals (keep your doors closed when away). You may hear coyotes at night, distant roosters and geese in the morning and sometimes tree frogs. This is their home as much as it is ours. The house is surrounded by the countryside so bring your hiking shoes and take in the scenery. Bird watching is spectacular. There are two beds, one in each bedroom and there are two futons in the living room that make into beds. If you would like a tour of the farm please us know, so we can schedule it in advance. Please respect our check in time of 3 pm and our check out time of 11 am, as we often have new guests checking in the same day. Upon booking, please give us a little background about yourself. We love to hear and learn about our guests. The owner, Benjamin "Nick" Colby, lives on the property and, when not out on the farm, is available should questions arise. The NeighborhoodWe have great neighbors who raise cattle on the other side of our fence. Other properties nearby have food gardens, sheep and dairies. Vineyards are 15 minutes away in Freestone, Redwoods in Occidental, Sebastopol about 18 minutes drive and Bodega Bay is around 15 minutes. There are two dinner restaurants and one breakfast/lunch cafe in Valley Ford. Limited groceries and other supplies are in the general store. Getting AroundThe farm is in dairy country in the hills just inland of Bodega Bay. Take the road to Occidental for the redwoods and eventually to the Russian River. The US 1 route is a very winding but spectacular route up and down the coast. Sebastopol is about 20 minutes inland, Petaluma 25 minutes. You will need a vehicle to get around. Other Things to NoteSome animals may be okay. All we worry about are dogs chasing the chickens down by the barn and other farm animals; however our guard dogs may be hostile toward unleashed dogs. They sometimes bark at night when coyotes are near. They stay with the sheep wherever they are day and night.

Getting AroundThere is a city bus as well as a county bus to Santa Rosa and then an Ac Transit to San Francisco. Also bus to the airport in Santa Rosa and San Francisco. These shuttles leave from Santa Rosa. Other Things to NoteThere are wonderful nutrition and massage schools in the neighborhood as well as a yoga and Auyervedic center. The downtown plaza has a wonderful Sunday Farmers market with live music and local produce and crafts. This wine country home offers the visitor the unique experience of staying in and among vineyards, in a beautiful estate-like home. Our guests will be impressed with the privacy of the home as they approach via a driveway through vineyards. There is a circular turnaround area for convenience, or parking at the side of the home. Large double doors mark the entry, and hardwood floors are throughout the downstairs part of the home. The formal living room, with two oversized soft sofas, fireplace, wingbacked charis, game table and armoir set the mood to the left of the entry. To the right is the office/library with sleeper sofa and 1/2 bath just across the hall for convenience. Continuing through the entry you come to the family room and kitchen area. A large sectional sofa and wood burning stove are set amidst French doors looking out to the vineyards beyond. Just off the family room there is a large gourmet kitchen with island, gas range top, large side by side refrigerator, dishwasher and all small appliances for our guests including blender, coffee maker and toaster. There is also a small dining area or breakfast nook just off the kitchen that looks to the vineyards for your easing into the day with your first cup of coffee. Continuing left through the kitchen you come to the formal dining room. This is a grand room with large heavy draperies, and wood table. There is ample seating here for all 8 guests to have a formal dinner or catered affair. The custom 1000 sq. ft Carriage House was designed with beauty and function in mind. The furnishings are well maintained and comfortable with a casual yet sophisticated flair. It is nestled between other structures on the property. One being a "Tiny House" that is right next door, my home sits behind the flat. Guest AccessThe house has a full kitchen with all the utensils and necessary cooking items, pots pans etc. It does not have an oven. There is a space in front with some Adirondack chairs if you want to relax outside. The house has its own separate entrance off the driveway. Interaction with GuestsMy house is in back of the flat, I may or may not see you, but I am available for any questions at any time. I am happy to welcome you when you arrive but if that does not work out, I leave the key. The NeighborhoodThe best part about this space is the neighborhood. I can't say enough about it I've never seen so many friendly people in such a lovely spot. There is some traffic noise, being on the street side the bedroom can hear cars zoom by, and the occasional obnoxious monster truck etc. Getting AroundA very nice mile walk to town or a five minute drive. Other Things to NoteThere is a flight of stairs that you climb to get to the Flat space, it does not have wheelchair access. There are cats on the property, but they do not go inside the flat.
