The SpaceThe two bedrooms comfortable fits four people. However, we allow five people if one should want to sleep on the couch. The master bedroom is a queen size bed. The second bedroom is a full size bed with a trundel (a twin bed that pulls out from under the full size bed to the border the right side of the bed.) With the twin bed pulled out, the second room is very tight. Guest AccessGuests have access to the entire property, except for the garage and back house. The house is a duplex. The guests have access to their side of the house and the entire property, including the outside grill. Guests are advised not to enter the horse pasture or pig enclosure without one of the hosts there with you, just for your safety. Interaction with GuestsI like to engage with the guests as much as they would like. Some are interested in chatting about adventures in the park or asking about interesting trails or river adventures. Others are interested in having their own space without any interaction from the host. I'm very easy going and like to help in whichever way I can. So my level of interaction is really determined on a case by case basis. When I am not at the property, our good friend Angela is there to introduce you to the property and answer any questions you may have. The NeighborhoodAccess the River and convenient location to center of Three Rivers and close access to the Sequoia National Park entrance. Getting AroundNo public transport to rely upon. It is far better to come with transportation. However, the property has a small taste of a lot that Three Rivers has to offer so you may not want to leave ;-). You can also walk 1/2 mile to the Main Fork River and Grocery Market; a little farther to the Kaweah Lake. Other Things to NoteThe house is split like a duplex. Guests may be staying in the back unit. You may use the grill outside when it is free. The television only has Roku, giving you access to stream videos online through the television. Please feel free to use my account on Netflix to stream videos. We have two wonderfully tame pigs named "Tobi" and "Chewbacha." The farm cat is named "Gee" and "Lily." The pigs may or may not be on the property from time to time depending on the season. There is no cable or local stations at the moment.

The SpaceThis upstairs bedroom has sweeping views of the our ranch and the beautiful Sierra Foothills. There is no TV in this room, but high speed internet is available. 2 twin beds, 1 queen bed, and 3 bunk beds (built for kids) Sleeps 7. Since there are usually other people in the house, we do not take small children. If so they must be well behaved. Crying and carrying on by kids and/or adults will not be tolerated so the decision is up to you. Please let us know when you book the ages of the people in your party. Also, we are out in the country and it's very quiet, so be mindful of loud talking because sound travels a long ways. Guest AccessThis is a 41 acre ranch and you will access to just about all of it. You will have your own bathroom and access to the bottom floor commons area; our fantastic kitchen and cozy living room. Also, this is California, so we love outdoor living and have a wonderful outdoor commons area complete with a campfire pit, BBQ Grills, and scenic sitting and dining areas. Interaction with GuestsCUSTOM EXPERIENCES AVAILABLE- We have had many requests from our guests to host customizable experience stays. Since Airbnb is currently only offering "experience" listings in certain markets, being one of the top places here in Three Rivers, we thought we would feature our own. Some of the suggested experiences: 1. Ranch cooking over an open fire and dutch ovens. 2. Professional Chef cooking demonstrations in our awesome kitchen. 3. Horseback riding. 4. National Park and historical tours. 5. Western performance arts. 6. Hiking and snowshoeing. 7. River rafting and kayaking (spring to early summer) If you are interested in one of those experiences or have an idea for your own, please let us know. These will be available at an additional fee. Check the Sequoia-Kings Canyon National Parks website for updates and road conditions. We live here too and have hosted people from around the world for years now, so chances are we will interact, but will give you as much privacy as you want. We are a fun loving bunch who love to cook, entertain, and enjoy good wine. Jen and I are typically there from Oct-May. Otherwise, our caretaker who lives next door will check you in and see to your needs. Our resident dogs, Marley, Sadie, Moose, and Copper are friendly. Our 14 horses and herd of cattle are typically friendly as well, but we require that you check with us before go into any pasture and if you do, ALWAYS CLOSE AND LATCH THE GATE BEHIND YOU. There are lots of hiking opportunities here on the ranch. If you are interested in that let us know and we'll fill you in. We do rent the other room downstairs on airbnb so you may be sharing the house with other guests. If we are not here and you want the entire house to yourself, then you are welcome to rent both rooms- RIATA RANCH HOUSE DOWNSTAIRS. If we do plan to be here but you still want to rent the entire house send me a message and we'll talk about it. The NeighborhoodYou will enjoy star filled and moonlit nights here at Riata Ranch. We are a working horse and cattle ranch. There are only about 12 dwellings in our Redstone Valley and our closest neighbor is about quarter of a mile away. You not in the city here so please keep your voices down as sound travels throughout the valley. Besides the occasional car, all we hear is the river, our cattle, horses, and wildlife which include bear, deer, and bobcats. You can watch them all from the safety and comfort of our front porch or take stroll down the road. The entrance to Sequoia and Kings Canyon National Parks is just minutes away and home to the largest trees in the world including the General Sherman Tree which is the largest living thing on planet earth and hundreds of miles of hiking trails. It's also home to the highest peak in the lower 48 states, Mt Whitney, and the deepest canyon in the lower 48 states. Lake Kaweah is also minutes away and offers boat rentals and water sports. The Kaweah River is the steepest in the lower 48 states and is world renowned for it kayaking and rafting during April-June typically (if we get enough snow pack and this year looks like it's going to be a fantastic run off) There are guides in town to make your reservations which are listed in our online guidebook. Getting AroundYou will need a vehicle. There is a shuttle stop in town (approx 4 min drive from here) to Sequoia National Park. If I am here and for an additional fee, I have a 4 door Jeep Wrangler and can take you on a guided tour of the park and other areas. Advance reservations are required. Other Things to NoteWe require our guests to have completed airbnb profile and to be verified through airbnb. That means more than just your phone number and email. It means your ID and other verifications as well. We like to know who's staying in our home. We do offer a 15% military discount for active, reserve, and disabled Veterans. Lunch and dinner MAY be available at an extra fee. Organic options are available. You are welcome to prepare your own food in our fantastic kitchen but will need to clean up after yourself of course. Riata Ranch International is a 501 (c) 3 non profit organization. There is a fire pit outside and beautiful pergola to relax with a cup of coffee, glass of wine, or dine at your leisure. Professionally guided horseback rides with an introductory lesson, through the beautiful Sierra Foothills are available at $55 for kids and $75 for adults per person per hour and are subject to availability and weather. Advance reservations are appreciated otherwise it is subject to availability. Our friend Sandi is an incredible massage therapist. You can visit her place in town or she will come here to the ranch. We do not have cats in the house. The only cats that we have are feral cats who live outside and keep the rodent population down. Under no circumstances are you to touch or pet these cats. They are feral and we want to keep them that way. Since there are usually other people in the house and there is no child proofing, we typically do not take small children. There are exceptions so they must be well behaved and you are totally responsible for them. Crying and carrying on will not be tolerated and you may be asked to leave, so the decision is up to you. Please let us know when you book the ages of the people in your party. In the winter, the park requires that you have tire chains or cables to enter. You can either buy them at your local auto parts or rent them here in town. The high country is getting slammed with snow this year so you will probably use them. Our ranch is about 1000 feet above sea level and we typically do not get snow here other than a dusting every now and then. During holiday weekends, lines can be very long to get into the park, so we recommend that you get an early start. It's about a 3 hour trip to the General Sherman Tree and Giant Forest and back. See the park website for up to date info.

The SpaceThis cozy cabin is located in a secluded part of Sequoia National Park, just four short miles away from the "hidden gem" of the Mineral King Valley. Mineral King proves both majestic and private, and offers a host of hiking trails, fishing, and backcountry access. While the cabin is located within Sequoia National Park, on the Southern end, it is not close to the General Sherman Tree grouping. It is about a 2 hour drive from the main entrance of the park, and thus the General Sherman tree. There are, however, Giant Sequoia trees in the Mineral King/Silver City area, and they can be seen just by walking around Atwell Mill. The uncrowded proximity to the Sierra Nevada with hiking trails leading to meadows, natural and man-made lakes, and the wild back-country is what makes this place special. I wish I could express how majestic, and beautiful this part of the Park is. I've heard it referred to as the "True Sequoia." The cabin itself is light, cozy, and comfortable, and the space really allows guests enjoy the beauty of the Sierra Nevada. The large porch features a big picnic table, chairs, and a queen sized bed perfect for afternoon naps. In addition, there is a large campfire and plenty of camp chairs to accommodate a crowd. The interior of the cabin features two rooms: one with a king sized bed and a twin, and one with a twin and a bunk bed. Also, the large living/dining space has a queen sized bed set in the alcove. The cabin has a full bath, a full kitchen, a fridge, a propane heater, bright propane wall lights, and a couch facing the hearth. (Please note that there is no "conventional" electricity. However, all of the appliances, heaters, and lights runs off of propane very well.) *The cabin owner is willing to sell Guest AccessGuests will have access to the entire cabin Interaction with GuestsPlease don't hesitate to send me an e-mail with questions and concerns- I will answer promptly. Upon reservation, contact information will be dispersed. The NeighborhoodSilver City and Mineral King cabin communities are small, seasonal communities where many of the cabins have been in the same family for generations. The community is both friendly and helpful, and if you have any questions during your stay there will always be someone around to help. Getting AroundA car and your two little feet are all you will need to enjoy this area. *Make sure you have plenty of gas before you head up the Mineral King Road- last gas station is in Three Rivers! The SpaceWith 30-foot ceilings, an eclectic mix of modern furnishings, huge open kitchen and original artwork, you will not find anything of this caliber elsewhere! This space is perfect for entertaining large groups, such as family gatherings, corporate retreats, start-up brainstorming weekends, a farm-stay, or intimate parties. It is lovely place for major holiday gatherings, including Thanksgiving, Christmas, and New Year's. The Main Cabin has three bedrooms: one master bedroom with en suite bathroom and two guest rooms. There is one guest bathroom to share. The Main Cabin can accommodate three couples (6 guests); however, there is a Bali bed on the terrace if there are guests who want to have a glamping experience and sleep under the stars. The Mongolian yurt and treehouse serve as secondary sleeping options for those seeking a "glamping" experience. We generally do not recommend that guests stay here in the dead of winter or height of summer. Please note that there are no bathrooms or Wi-Fi access. The Mongolian yurt has electricity which can be used for the electric fan or space heater that we provide. The treehouse has a wood-burning stove inside for heating during the winter. ****If you have more than 8 guests, please contact us for approval. We have a 15-guest maximum.**** The main draw, of course, is that you have access to a mile of private river laden with multiple swimming holes. It will feel like you are at your own private National Park. An outdoor fire pit area with tree stump seating is the perfect setting for a campfire under the stars (*fires are only permitted during winter months*). There are also special nooks around the property if you need quiet time or private space for meditation, introspection, reading, or a digital detox. For morning yoga, evening workouts or simply stretching, there is an outdoor gym area located near the river. Interaction with GuestsWe are happy to greet you upon arrival and give you a full walk-through on the property. You are welcome to contact us anytime with questions or concerns. The NeighborhoodThe true allure of this property is that there are no neighbors for miles around which ensures that you will have ultimate privacy during your stay. We have private swimming holes and hiking trails on the property, but you can also easily access the trails in Sequoia National Park–the back entrance is only about 2.5 miles away. The town of Three Rivers is 10 miles down the road. This is where you can find a grocery store, post office, ice cream shop, and a few restaurants and bars. Other Things to NoteWe would recommend that you bring a hat and plenty of sunscreen, as the sun can be quite harsh during the warmer months. Recommended footwear: Chaco sandals, Birkenstocks, hiking boots, sneakers, anything that can handle rough and rocky terrain. And of course, bring a bathing suit to enjoy the river in–or you can go au natural! ***Please DO NOT bring any glass near the river (beer bottles, wine glasses, etc.)

No pets, our dogs are friendly and run the place. We require all of our guests to have a completed trip advisor profile. If you don't have that done, please do it, then you will be good to go. There is no neighborhood as we are a ranch and our closest neighbor is over 1/4 mile away. The pictures should tell you everything you need to know.
