Arvada is conveniently located between Boulder and downtown Denver, with a 20 minute drive each way. And 1 and 1/2 hour drive to the nearest ski slope! Getting AroundWalking, biking, driving.... There are many RTD stops within several miles from here - to take you to a Rockies/Broncos/CU Buffs game! Or to DIA, if you don't want to drive there. Other Things to NoteThere are 2 resident cats here, and one may greet you, but they prefer their own space rather than occupying yours!

The property is connected to the Promenade and Walnut Creek complex with shopping, dining and attractions within walking distance. The property also is connected to City Park with miles of hiking, biking and jogging trails with incredible Rocky Mountain Views.

The SpacePets, children, and families are welcome in this recently remodeled home. With a playground right next door, this home is the perfect vacation rental for families with children. The fenced yard provides plenty of room for small dogs (under 40 lbs/18 kg), and the Field Open Space is right down the street. Just .5 miles from Highway 36, this house is far enough from the highway that you don't hear noise, but close enough to be convenient. Only 20 minutes from Boulder, 30 minutes to Denver, and just 35 minutes from Denver International Airport. The SpaceWelcome to Colorado and I hope you enjoy your stay! I've been on Airbnb for quite a while and I love hosting guests and staying in other Airbnb places. My house is in the heart of Broomfield's historic district surrounded by open space and is just a short distance from luxurious shopping centers, public library, recreation centers, trendy restaurants, walking trails/bike paths, and public transportation. In either direction, my house is only 15 minutes from downtown Boulder or downtown Denver. If guests want to travel to the mountains, my home is close to I-70 too. Since I am practically a native of Colorado, I am happy to provide directions and suggestions during a guest's visit. Please feel free to email me with any questions. My house is a contemporary brick ranch that has been completely remodeled and professionally landscaped. It has three bedrooms and two bathrooms on the main level with a house camera security system. On the lower level (guest suite), there is a bedroom, bathroom, living room, and laundry room. When guests step inside my home, they are greeted by a large foyer opening into a tasteful living room with an adjacent formal dining room and a spacious kitchen with stainless steel appliances and granite countertops. Guests have access to the entire left side of the kitchen fridge and freezer so many of them cook and bake while they are here. My guests are encouraged to enjoy a morning cup of coffee from my coffee maker and an evening tea from my hot water dispenser. Guests are welcome to any of the many types of tea and coffee provided in the kitchen cupboard. My house is bright with many windows, hardwood floors throughout, and several original art pieces adorn the walls. Guests are welcome to use the living room, dining room, and kitchen which are all on the main level. The living room features a 55 inch 4K LCD HD television (cable TV), blu-ray DVD player, Sonos surround sound system, gas fireplace, coffee table, and a cozy leather couch for guests to curl up on throughout the day. In the dining room, there is a large table with comfortable chairs to sit on when enjoying meals. Within the kitchen, there is a large French door refrigerator, double oven stove, toaster oven, microwave, coffee maker, and dishwasher. Guests are free to use the kitchen utensils, appliances, plates, condiments, etc. Many guests enjoy cooking delicious meals on the outdoor grill or on our induction stove (boils water in 30 seconds!). I also have menus for places nearby that deliver if guests don't feel like cooking. From the living room, there are French doors that lead outside to a spacious patio. This patio features a Weber grill, maintenance-free dining table, and six chairs with soft cushions. Also, there is an outdoor fire pit with two maintenance-free loveseats that guests enjoy relaxing on while cozying up to the fire. Often times, visitors enjoy listening to some tunes on my outdoor speaker while cooking on the grill. Since the backyard is quite open, there is an organic garden with vegetables that guests can help themselves to during the summer. Many guests enjoy sipping their morning coffee while observing the hummingbirds fly back and forth above their heads to feed from the feeders while other species of birds perch on the other bird feeder nibbling on the seeds. If guests want to surf the web, I offer free high-speed wireless (150 MB per second) Internet throughout my house. As visitors wind their way down the stairway to the lower level guest suite, they'll enter into a large open area which is the guest suite living room. The laundry room will be the first room on the left and guests are free to use it as needed (iron and steamer too). It includes a combined whole house water softener and filtration system to ensure that your hair and skin feel softer, cleaner and smoother. The guest suite bathroom is next to the laundry room and includes a vanity sink with cabinet storage, a large medicine cabinet, bathtub, scale, hair dryer, shampoo, body wash, body sponge, and toilet. Clean towels are provided upon arrival and guests will never have to worry about the water getting cold because I have a tankless water heater. The lower level guest suite bedroom is to the right. Within the lower level guest suite bedroom, there is a comfortable queen size bed with a memory foam mattress topper, alarm clock, nightstand, laundry hamper, luggage stand, and a roomy closet that stretches the entire width of the room. Guests often enjoy waking up in the morning to see several hummingbirds feeding from the feeder, flowers, and vine in the window well. If visitors feel like watching a movie or having a video call with their family, my guest suite living room will be their sanctuary. It includes a comfortable leather couch with a queen sleeper (memory foam mattress topper) that sleeps two, jumbo leather ottoman filled with the softest blankets, 65 inch LCD HD 3D Samsung television (no cable TV), and a Sonos 5.1 surround sound system that will fool most guests into thinking they are watching a movie in a real theater. If guests need a spot to work on their laptop, there is a walnut computer desk with a comfortable chair in the room as well. This place is perfect for business travelers, short-term corporate housing, and vacationers. Visitors looking for traditional Colorado charm as well as a desire for privacy, security, high-end amenities, and a great location should look no further. During a guest's stay, it is important for guests to let me know if there is anything I can do to make it more enjoyable. I want everyone to have the best experience at my place. The NeighborhoodMy home is located in a quiet neighborhood that is a two minute walk to several acres of open space filled with all types of Colorado wildlife (hawks, coyotes, foxes, turtles, bats, etc.) and a gorgeous view of the mountains. Getting AroundParking is available on the street in front of my house. Public transportation is available, but I recommend guests rent a car or bring their own. My house is about 30 minutes from the Denver International Airport by car. Other Things to NoteI have a house cleaner that cleans the entire house every other Thursday. Please put away all valuables or take them with you on the days that your room is being cleaned.

The SpaceThe house is a tri-level in front of an Elementary school. Trails nearby. Walking distance to King Sooper supermarket. Next to 36 and 287 at 287/Miramonte. Breakfast fixings. Some days fruit will be available in the morning for breakfast, I can also offer regular cereal and gluten-free upon request. Let me know if you have any dietary restrictions. Wireless internet. Parking off the street. There is a bedroom downstairs which has a 3/4 bathroom in the corridor. ($45.00). The bedroom has a comfortable queen size bed with a desk and chair, a medium size walking closet and a good size window. I'm very interested in hosting international guests but welcome people of all geographical locations. You are welcome to use the house: living room with a nice fire place, you can watch your own movies in the family room downstairs. There is no television connection. You can use the kitchen to cook your own food provided that you clean after you and you respect also my time to cook. Be mindful about the limited refrigerator space. There is a nice patio and porch. No pets. No smoking. There is a pizzeria on Midway Blvd near 287 and a Starbucks, and an Italian restaurant at Miramonte and 287. Other restaurants are located on 120th street out of Main St. Guests can use the bedroom and bathroom. Can seat downstairs in the living room. Can wash and dry their clothes: if you are going to stay a week you can do it twice only. I will manage the washing machine and dryer myself: do not operate the washer and dryer yourself. Can use the kitchen being mindful about my times and cleaning afterwards. They can eat at the dining room table. Guest AccessFrom Denver Airport: take I-70 West, take the exit to road 270 towards Boulder. Remain on the L side. Take corridor 36 towards Boulder. Exit at Broomfield and Lafayette Exit (you'll be at 287 N). Turn R at Midway Blvd. On Midway go straight until Kohl St (4 lights). Turn L on Kohl St. Go straight until the first STOP sign. Turn R on Hemlock Way. My house is on R side (brick and white paint) it has a porch with a swing. It is the 4th or 5th house. My house is at 11 miles to Boulder. Close to Broomfield Recreational Center. There are RTD buses. On walking distance you can catch the 112 or 128 bus that will take you to the Broomfield Park-and-Ride ($4.00 in cash no change) to take any RTD BV bus to go to Boulder or Denver. You can take the RTD AB bus to/from the Denver Airport. The price is $13.00 payable in cash: no change. The RTD 228 bus will take you the Flatiron Mall and Interlocken (where Oracle and other bussiness are). The local bus fare is $4.00 in exact cash. The taxi ride to/from the ariport to my place is approximately $70.00. Interaction with Guests I work so sometimes I can't be there for you. Tell me if you rather don't have anything for breakfast. Whenever possible I would like to interact with you. Sometimes though I'm busy. The NeighborhoodThere is an Elementary School nearby so I can hear the kids playing and is very safe. There are trees, some walking trails to enjoy nature. There are some good restaurants to eat. At 287/Miramonte there is Starbucks for coffee, King Soopers, Delvickio's Italian restaurant, a place to get a massage, and Cost Cutters should you need a hair dresser. Getting AroundThe Broomfield Park-and-Ride is close at Arista/ Wadsworth: there you catch buses to go to Denver, Boulder, Lafayette, Longmont. Also at Miramonte Blvd and 287 you can catch the #225 to go to Lafayette and Boulder. The SpaceMy home has a large bedroom with new memory foam queen size mattress for you. There is a sliding glass door that open to large deck with a nice view. Access to your own bathroom with double sinks, tub/shower. This bedroom is on the second floor of my castle on a one acre lot. Close to the Westminster Promenade for movies, several restaurants (O's in the Westin, Dave and Busters, Que Bueno, Rock Bottom, Mt Fuji Hibachi, and many more). Plenty of off street parking in a quiet neighborhood. Close to Highway 36 and park-n-ride lots for commuting into Denver or Boulder. Guest AccessYou have your own small fridge, microwave and hot water kettle to make teas/coffee (single serving tea and coffee, sugar, honey, sweetener also in room). The bathroom has soap, shampoo, conditioner, towels. If you need something please let me know. Interaction with GuestsWe will welcome you and show you around. The NeighborhoodThis is a very quiet area where most homes are on at least an acre. We do have chickens as do most of our neighbors. Getting AroundClose to major bus routes to Denver and Boulder. Other Things to NoteWe have hot water heat so there is not hot dry air in the winter and you have a small portable heater as well. Extra blankets and pillows in closet. Summer can be warm as we are west facing but there is a ceiling fan and we do have an evaporative cooler. We do believe in passive energy conservation as well so we keep curtains closed during the day to avoid direct sun. Windows open at night (unless too warm out) as Colorado always cools down in the evening and we usually have a great breeze.

The SpaceBeautiful unobstructed mountain views and several lakes directly across the street from this home. Enjoy the walking paths around the lakes, and catch glimpses of egrets, and now and then, white pelicans. The home has great light and high ceilings. The private, main-level master suite has its own large bathroom (including a tub and separate shower), and walk-in closet. Bedroom size is approximately 16' x 11'. There is a very comfortable queen-size bed, dresser, two nightstands and desk. Enjoy super fast WiFi. I supply linens and towels. You have access to the kitchen, dining room, living room, and washer & dryer. Feel free to use the kitchen to prepare meals/make coffee; please clean up after yourself. I prefer that meals are eaten on the dining table or outside on the patio. This neighborhood is quiet, safe and well-located near significant open space with hiking and biking trails, the Butterfly Pavilion, numerous golf courses, a 24 AMC theater complex, the Madcap Theater improv comedy club, Whole Foods, Sprouts, and several other large grocers, restaurants, and it's only a 20-25 minute drive to either Boulder or Denver. There is a bus stop that's less than a five minute walk from the house. Also, College Hills Library and Front Range Community College are a five minute drive or brisk 15-20 minute walk from the house. There is off-street parking on the side of the house. I have a little, elderly dog who is not a barker. He stays close to me and spends most of his time sleeping in the sun or hunting for bunnies in my fenced-in yard. Finnigan is never allowed in the kitchen nor on furniture. Also, he's not to jump up on anyone's lap without an invitation. After he sees you a couple of times, he'll give you his happy dance greeting. He's sweet-natured (like me) and has a great sense of humor. I am open to extended-stay guests. Please share a little bit about yourself, your reason for travel, any special needs and what is important to ensure your comfort and enjoyment. If lovely views, a peaceful atmosphere, extreme cleanliness, and a welcoming, but non-intrusive host are important criteria, this is the right place for you. Now and then this year we've had/will have out-of-town family and friends come and stay. Sometimes plans change so if you're looking ahead and see that we're booked for a time you may want to stay here, do check back and see if the guest room has opened back up. The private room has its own entrance/exit through the back of the house and it's completely separated from the rest of the house. There is wireless internet and easy street parking. Guest AccessGuests will have access to the full common house which includes two separate living rooms and dining rooms as well as the kitchen with all supplies. There is a second refrigerator in the garage if guests would like to stock up for longer stays. Interaction with GuestsWe offer as little or as much interaction as you wish. We've rented this room in the past and had guests we barely saw and guests who virtually became part of our family. We are comfortable with any level. The NeighborhoodThis is a newer residential subdivision near a growing metropolitan area. Getting AroundThere are numerous bus stops on main lines within a few blocks from the house. Other Things to NoteWe have a medium size dog that is great with people, but she takes a while to accept other dogs in the house. If all else fails, she can be separated during your stay. We are less likely to be able to accommodate a cat, but we'll see what we can do for short stays.

I expect my home and personal belongings to be treated with full respect and left how they are. No charges on cable are ok. Dirty dishes left in dishwasher and started before leaving. My home left Clean . Absolutely no smoking.

The house has a total complete view of the front range mountains. Quiet, clean and spacious with a view. The main floor including 2 private bedrooms, each with a queen bed, and 1 full bathroom. There is also a 1/2 bath in the laundry area. Share the living room and a full kitchen with a gorgeous walk out deck. There is a TV in the Living room with Cable. No TV's in the bedrooms. The host is happy to prepare meals for you during your stay for a small additional fee and cost of main ingredients. Please provide your grocery list in advance or meal preferences. I've been in this house for 7 years so I know all the good stuff! The NeighborhoodQuiet neighborhood, minimal traffic noise and an occasional audible plane overhead but usually barely noticeable. Startbucks drive-thru is a 5 minute round trip barring long lines, or a nice 20 minute round trip walk. Next door is a brand new taco place with a great happy hour, you can get an entire meal here for under $6 during happy hour, of you're on a budget food-wise. King Soopers (also with a starbucks inside) is 0.9 miles directly south, with 2 gas stations and a walgreens right aross the street. Lamar's Doughnuts is next door to Walgreens, as well as a Dairy Queen and a Pizza/Pasta Place that delivers. Within 5 miles you have a huge selection of shopping and restaurants, most notably the Flatiron Crossing Mall which includes a 14 theater AMC with assigned recliner seating with 5+ restaurants to choose from, as well as the mall food court. The Walnut Creek Town Center includes 8+ great restaurants and is only 2.3 miles away. There are 2 excellent craft breweries as well as a distillery all within 2 miles, and 5+ additional breweries within 5 miles. Getting AroundTake the brand new Flatiron Flyer bus fleet ($4) or drive yourself to either Downtown Denver or Pearl Street in Boulder in about 15 minutes each. New bus schedule runs every half hour and every 10-15 minutes during peak times. Drive time to the closest Ski Slopes (Loveland) is just one hour, and only 90 minutes to the nearest ski resort town (Winter Park). I often take the bus directly from the nearest stop (1 block from the house) to the local park & ride, then the express bus to either Union Station in the heart of Denver or to the Pearl Street Mall in the heart of Boulder. Takes about a half hour round trip to either destination. Uber rides from downtown Denver run $19-25. If my girlfriend and I want a night out, we just take an Uber straight from the house and back for around $20 each total round trip. Splitting Uber with 3 or more people is $7 each or less. Of course, theres plenty of great food in within 5 miles but nightlife in the suburbs is obviously less abundant than in Denver or Boulder. There are several golf courses within 20 minutes, the closest and most affordable is actually walkable, or a 5 minute drive. For kids entertainment, theres a Nerf Dart Gun Place (really) and a huge indoor trampoline and arcade type place, both less than a mile, as well as the Butterfly Pavilion and a Dave & Busters about 2.5 miles away. Other Things to NoteIn the summer, this backyard cannot be beat. Ive got regulation bag toss (cornhole), Polish Horseshoes, a large fire pit, a huge hot tub, great looking hops vines growing up handsome lattice fences, seating for 30+, a nice glass and steel patio table with 6 extremely comfy chairs, as well as a grill and a smoker. Obviously in the winter you have fewer days to enjoy the outdoor amenities but the hot tub, fire pit, grill, and smoker are good to go regardless of the temperature!

Very comfortable queen bed sleeps two- or there is an option for one person to sleep in the bedroom and one person to sleep in the private living space on the futon. The living area has a small dining table, futon couch, and comfy IKEA chairs. It comes complete with a tv, DVD player, microwave, toaster oven, and coffee maker. There is also a refrigerator/ freezer in the guest garage, which guests are welcome to use. Guests staying more than 3 nights are welcome to use the washer and dryer as well. Please note that I do not have cable or satellite, although there are over 20 channels via antennae. You will also need to have Internet on your own device. I have it on my devices but do not have wifi for the house since I don't need it. Guest AccessPrivate garage space, private bath, private living area, laundry (if staying more than 3 nights). There are plenty of walking and biking trails adjacent to the neighborhood. There is also a recreation center 5 blocks away. However, should you need anything, I live just up the stairs or can be reached by phone when not at home. The NeighborhoodThis is the oldest and coolest neighborhood in Broomfield. It's quiet, charming, and close to everything. Getting AroundThere are biking and walking trails adjacent to the neighborhood (closest is 1 block away). There are also bus stops close by. Hwy 36, which goes to Denver and Boulder, is 5 minutes away. Other Things to NoteThere are two dogs and one bird living upstairs with me. Because the guest space is in the basement, they will not have access to your space. You may; however, hear occasional barking (from joy) at mealtimes or when we're about to leave for a walk. The dogs are used to a schedule so we are up early but we do try to be quiet. I provide earplugs for those who are light sleepers. I am usually up early and go to bed fairly early. Quiet hours are 10pm-6am. No smoking of any kind is allowed in the house or on the property.

The NeighborhoodThis neighborhood is in the Broadlands which is a golf course community. There are two parks that you can see from our property and each house has a white picket fence around it. It's a newer community, peaceful and quiet. There is a clubhouse, pool and small fitness center for my guests to use. Getting AroundStreet parking is ample here. I'm sure there is a good bus system but it's recommended that you drive your own vehicle to get around. Other Things to NoteThere is one common wall between the tenants in the front house and the carriage house. This wall has been insulated and has tile, cabinets and appliances against it so pretty soundproof, however, we ask guests be respectful and quiet just as the tenants will be in the front house.

The NeighborhoodWe live in a quiet neighborhood with great walking trails, ponds, and playgrounds. There are great restaurants near by but most would be best accessed by car. Sometimes on a nice night we will take the trails behind our house and walk to some restaurants but it is about a mile walk. Getting AroundThe best way to get around is by car. If you do not have a car or rental car you could use a taxi or Uber. There is a RTD bus stop within walking distance if you would like to take public transportation. Other Things to NoteMust love dogs! We have a 1 year old Golden Retriever who is very active and playful. We recommend keeping the guest bedroom door shut so she stays out of your personal space.

      The SpaceYou have the entire upstairs to yourself. In addition to the bedroom, there is a full bathroom (tub/shower) and a walk-in closet. There is no TV in that room, but wireless internet is available. We also have information available about local and regional activities. The stairs are adjacent to our living/dining area and we will greet you as you come through (and probably ask if you want something to eat or drink). The NeighborhoodWe live in a pleasant neighborhood in a bedroom community located north of Denver. There is a park across the street and an open space nearby for longer walks. Our neighbors are friendly and we all look out for each other. We are also in a good space for day trips into the mountains. We keep information on-hand about area hiking/snowshoeing trails. Within a 30-60 minute drive you can find excellent county and state parks and Rocky Mountain National Park is about 90 minutes away. Or walk just two blocks from our home to find open space with trails and views of the mountains. Getting AroundParking is available in front of our townhouse. Bus service into Denver is 3 miles away. We are just west of I-25, about 8 miles north of Denver. Other Things to NoteBus service is available into downtown Denver and Boulder, but a car (or Uber) is necessary to get around the suburbs and to the park-n-ride for the bus.

      The SpaceThe bedroom is downstairs and quiet with a woodburning stove. There are three windows, so it gets a lot of light. The bathroom is a 3/4 bath that you will have all to yourself. You can access the room through the main door to the house. There is no TV in the downstairs bedroom, but the house has excellent WiFi access. In the shared space upstairs there is a large TV with plenty of seating area. You are welcome upstairs to watch movies, hang out, etc. Guest AccessThe downstairs bedroom and bathroom are exclusively yours. The upstairs kitchen and living areas are shared spaces that we're happy to share with you. We'd love to get to know you and introduce you to our favorite breweries in the area! If you are interested in skiing or hiking on Saturdays, let us know. We'd be happy to help you out with rides or let you tag along on our adventures.
