The main house has 4 bedrooms each with private bathrooms. The recent in law apartment is designed with antique appointments and maximum attention to the panoramic water views. Two patios with Weber gas grills provide lots of alfresco dining, along with a 10' table that seats a crowd, An ocean going double kayak is fun for all ages ,paddling around between the quaint homes on the islands is a rare treat. Please note this is a family vacation rental, no groups ,no events. This is summer in New England at its best. Farm markets ,boat tours, sand castles,shower under the stars, lobster bakes right on the private beach.The water laps at the vintage kitchen window as you look out at sea birds and sailboats. Relax with drinks on the point overlooking the sound is while the kids collect shells a few feet away. The charming Thimble Islands are in our front yard.         This newly renovated one bedroom cottage is set in the midst of other cottages. With a private back garden, patio, beautiful flowers, and steps from a private neighborhood beach , the cottage is clean, and comfortable. For cool nights there is a gas fire, and an air conditioner in the bedroom ensures restful sleeping. This is a very quiet neighborhood, with friendly neighbors and except for weekends, you may have the beach to yourselves. We rent by the week beginning Saturday at 2 pm. The rates are per couple per week. If additional guests require sheets and towels there will be an additional charge. One set of towels per guest per week supplied. There is a laundromat within .3 miles. You may opt to clean the cottage for the next tenants and save the cleaning fee. But you need to let us know in advance so we can inform cleaning staff Returning guests pay last years rates Halfway between New York and Boston, we are 15 minutes from downtown New Haven, Yale University, theaters and shops, 30 minutes from Outlet stores, 45 minutes from the casinos. Cottage is situated behind our home with private beach. Parking for one car on property. Clamming and fishing, rowing, kayaking, possible on private neighborhood beach across the street. No parking fees or long walk to beach. A wonderful three mile walk or a shorter one will bring you through the charm of this seaside area.

        The SpaceItalian villa type stone cottage on waterfront. It's truly a breathtakingly beautiful spot. From the front of the house, there's a great view of the Thimble Islands. There's nothing more relaxing than to sit on the rocking chairs on the front porch, view the islands and watch the sunsets. There are many special spots to enjoy, from the hammock overlooking the waterfront, to the tiered gardens behind the house, to the stone porch off the lower floor of the cottage. The cottage has 2 bedrooms upstairs, an eat-in kitchen and a large living room with a fireplace and a baby grand piano. Downstairs there is a bedroom and sitting room/office suite. Guest AccessGuests will be able to access the beach and the dock. The NeighborhoodThe house is on the end of a private road in Stony, Creek, CT. Stony is a very charming little town. It has the ambience of a small seaside village. The town has many attractions... the Thimble Islands, the Stony Creek Puppet House, the Stony Creek Museum, town docks with boat launch (narrated cruise giving the history of the islands depart hourly), playground and public library. Stony Creek is 15 minutes away from New Haven. House would be an ideal spot to stay for parents weekends/homecomings/graduations of Yale University.

          Our 5 bedroom splendid 3200 square foot house is nestled in a very private clearing in the woods. The property offers onsite parking for several vehicles, A well maintained outdoor in ground pool, direct access to the Branford town public trail network, WiFi, a 1000sqf lovely deck with sheltered table and grill, Satellite TV, and spacious living areas perfect for relaxing and planning your next adventure. The house itself is a very contemporary ranch style house, quite different from anything else in the area. The interior is well furnished with comfortable living spaces and artwork. The house is bisected by a grand hallway that runs through its center and fills the entire space with natural sunlight light pouring in from the large windows. Whether it's a warm summer day or a winter's eve, there is always a view out into the the dense woods, full of wildlife. The whole area is very quiet, far enough away from major roads that you won't hear anything but the wind blowing through the trees. Guests are free to make use of all the home's appliances and kitchen. More details can be found in the amenities section. The house is the ideal starting point of any day trip. We are minutes from scenic Branford center, home of many historic sites, cute shops and some of the best restaurants in the area. The house has comfy sitting rooms with tons of books and fireplaces and old Colonial kitchens with hanging pots and a farm table to eat on or catch up on some work. We offer a large American (well sometimes French or Italian) breakfast as well which may be cooked on an 10 foot wide fireplace complete with a working beehive oven! And of course, a complimentary cocktail hour upon your arrival, I am a weaver, spinner and textile craftsman. My studio is a part of the large dining room. Getting AroundThe house is located 10 minutes from I-95 and right on Route 1 (aka the King's Highway). It's about 1 1/2 from NY by car, 2 hours by train and 3 hours from Boston. On Fridays you can actually take a train to Branford from New Haven, and we'll pick you up if you don't have a car! Other Things to NoteBranford is a small, cozy New England town with a full on green, small quaint shops and great restaurants - all within walking distance to the house. We're also 10 minutes from New Haven where you can enjoy Yale University and all of its museums, libraries and history. New Haven is a big little city with dozens of great restaurants and fun things to do!

If you appreciate a historic property, you will love this recently restored house. In fact, it is so unique that we are just the third family ownership since 1834. This house is ideal for Family Reunions, Corporate Retreats, and Leadership Meetings. Originally the home of Sylvester Pond, a well known sea captain, the house sits on one acre, and is nestled next to thirty acres of tidal marsh land. It is just three short blocks to the quaint town beach and park. The house sits across the street from the Branford River (ocean inlet) so most views from the house are either of boats and water, or stunning marshland views. We are located on Historic Harbor Street, where a trolley used to run leading down to the fantastic Brandford Point, a manicured park, playground and well groomed beach with a lifeguard are part of park area. The House has six bedrooms. Bedroom one and two are on the main floor and have the feel of a private suite. There is a shared bathroom accessible by both bedrooms. One room has a queen bed and one room has a king bed. Bedroom three has two twin beds and a private bathroom. Bedroom four has trundle bed. (two twin beds) and a crib. It has its own bathroom room directly across the hall. Bedroom five is the master bedroom. It has a king bed and a flat screen TV. There is a walk-in closet as well as an over-sized bathroom. There is a double marble vanity and a six foot porcelain soaking tub. Bedroom Six is the entire third floor. It is more like an open loft space with 2 twin-sized beds. All linens and towels will be provided. Most of the beds have feather down comforters and feather pillows. We do keep a few alternative down pillows for those with allergies. The family room has a large sectional couch that seats 12. There is a 52 inch flat screen TV above the wood burning fire place. There is also a private study that has a couch, desk and TV. The house has central air conditioning as a top grade heating /hot water system. The house has wireless internet and cable TV. There are three TV's. Guest AccessWe just recently completed an extensive restoration/renovation to return the house back to its original grandeur while making it very comfortable, livable and modern. Interaction with GuestsWe provide round the clock assistance if needed! The NeighborhoodThe Eastern Connecticut Shore is quite possibly the quaintest area in America. The houses are historic with American Flags flying in abundance. Branford is the place where Yale University was founded. Walk (or use some of our bikes) to town and try the famous ice cream shop, antique stores and boutiques. Branford has some of the best restaurants on the Connecticut shoreline. The town square has a European feel or something from a Norman Rockwell sketch. The house is 8 miles from New Haven, 50 miles from Mystic, 70 miles from NYC, and 95 miles from Newport, RI. Getting AroundThe house is located at 156 Harbor Street. It is exit 53 of 1-95, about 5 miles from Yale University and 70 miles from New York City. It is just three blocks from the charming and well groomed town beach. The beach is for residents only, so it is seldom crowded. There are staffed life guards in the summer, an ice cream truck, a jungle gym and a play set for kids. Branford is very central and only a short drive to all the shore line towns. Other Things to NoteNightly rates are as follows: $450 per night. $3800 per non-holiday weeks. Summer reservations are weekly from Saturday to Saturday (June, July, August) All reservations are held to a $200 cleaning fee. We have a three night min stay. Thanksgiving, Christmas, Yale Graduation dates are held to a 7 night minimum and $700 per night rate- no exceptions. Memorial and Labor Day are held to a 5 night minimum. There are some last minute rates and discounts ( two weeks or less) offered. We are in compliance with Airbnb refund and cancellation policies. There is a maximum of 10 guests.             The SpaceThe outdoor activities make this house feel like a country home. You can birdwatch for hours - either on the deck or on the pond. You can hit golf balls, hang out on the pond in the rowboat or relaxing on the dock. Each activity can be supplemented with the use of either a charcoal or gas grill. Head down Breezy Lane and head toward Branford Point Beach just under a mile away - a nice walk, a pleasant bike or hop in the car if you're bringing a cooler. Inside the house, each of the 3 bedrooms spaciously accommodates two with at least a queen-sized bed in each room. There is also a 4th bedroom, set up as an office, for business travelers. The house features thermostat controlled central air and heat, and a fireplace to cozy up next to. The house features a fully equipped open kitchen with everything you need to cook meals during your stay. There is a keurig coffee maker (k-cups not provided) in the kitchen so don't forget to bring your own k-cups! We have a large dining table that comfortably seats 8-12, and a breakfast table for 3-4. The living room features a 50 inch flat screen TV with premium cable/DVR, along with local channels. To the extent your party is larger than 6, we have two comfortable queen-sized air mattresses that can be used on the spacious main level (additional fees apply for extra guests). Guest AccessFull house renters will have access to the 3 upstairs bedrooms included in the photos, which includes: the master bedroom and bath, 2 guest rooms and a full guest bath. Guests also have access to the fourth upstairs bedroom, set up as an office with two desks. The main bedroom (Master Bedroom) features a king sized bed (linens included), night tables, and an en-suite bathroom. *Please note, there is a closet in this bedroom that is kept locked to hold some of our personal belongings. There is a full sized armoire in the room with plenty of hangers and shelves available for your use. The second bedroom (Guest Room 1) features a queen sized bed (linens included), a night table, and a large closet, entirely available for guest usage. This guest room includes full cable television. The third bedroom (Guest Room 2) features a queen sized bed (linens included), night tables, and two small closets, entirely available for guest usage. Guests also have access to the main level, which includes the large family room, kitchen and dining room. Outdoors, the main level leads to the upstairs deck, which has outdoor dining furniture and a gas grill. Guests also have access to the entire yard, including access to the pond and golf practice area. **Please note that guests will not have access to the basement, a separate living space reserved for myself and Amy when we come to Branford (we live in NYC, so won't typically be on the property during your stay) and sometimes for our family members or friends. As such, in the unlikely event that one or more of us is there at the same time as guests (we try not to book it that way), please note that Amy and I may be around from time to time in the yard. We will most likely be either landscaping or doing other work around the house, but as guests, you and your group will be granted priority and the utmost privacy. Long Island Sound beaches and great seafood attract vacationers in the summer months, while proximity to New Haven and Yale University makes Branford the perfect commuter town during the week, and an alternative place to stay for parents and guests of students year-round. One of the best highlights of our house is its great location and the natural beauty of the surrounding area! Besides being a 10 minute walk to the beach and a 10 minute drive to Yale and New Haven, there are many other things to enjoy in and around Branford. *Thimble Islands boat tour - 10 minute drive *Stony Creek Brewery - 10 minute walk (great spot - Bring your own food!) *Pepe's Pizza - 10 minute drive *Yale University - 10 minute drive *The Course at Yale (15 minute drive to the golf course) *Lenny's Indian Head Inn (great seafood - 5 minute drive) and more - just ask us for recommendations! We are also a 10 minute drive to New Haven's Amtrak station, and a 2 minute drive (or 10 minute walk) to the Branford Commuter Rail Station (Shoreline East) that connects to New Haven. The trains don't stop or whistle, so their passing is very quick and a minor occurrence (we love it!). No telephone landline service. Cell signals can drop in "the Creek" - some carriers work better than others. We're looking into a property signal booster, but text/data is usually reliable - and we have WiFi onsite for guest use. Thimble Islands Road is busy in the summer, as it is the main artery through the village: there are lots of sidewalk strollers and dog walkers headed to enjoy the neighborhood's nature trail and Sound views. Stony Creek is a charming historic village that has a relaxed attitude. There is a lovely nature trail on the old trolley tracks, a small public beach, a tot playground, a marina and a few eateries to grab a sandwich or ice cream cone. Soon the Legacy Theatre will be opening just two doors down from us to offer year-round live performance entertainment.

Take the time to swim, explore, go to the town beach, walk the many trails among the salt marshes and nature preserves, bike along the old New England roads or simply kick back and enjoy the salty air. The property offers onsite parking for several vehicles, A well maintained outdoor in ground pool, direct access to the Branford town public trail network, WiFi, a 1000sqf lovely deck with sheltered table and grill, Satellite TV, and spacious living areas perfect for relaxing and planning your next adventure. The house itself is a very contemporary ranch style house, quite different from anything else in the area. The interior is well furnished with comfortable living spaces and artwork. The house is bisected by a grand hallway that runs through its center and fills the entire space with natural sunlight light pouring in from the large windows. Whether it's a warm summer day or a winter's eve, there is always a view out into the the dense woods, full of wildlife. The whole area is very quiet, far enough away from major roads that you won't hear anything but the wind blowing through the trees. We are minutes from scenic Branford center, home of many historic sites, cute shops and some of the best restaurants in the area. New Haven with its theater, museums and galleries, and Yale University, is a 20 minute car ride or a short train ride. We are a half hour from the Outlet mall and one hour from the casinos. The Thimble Island cruises are a big source of enjoyment.

One host lives on first floor, one on third floor, and two adult children visit from NY mainly on weekends with bedrooms on the second floor on the opposite side of the house from yours. The NeighborhoodOur community of Indian Neck about 100 years ago was a summer retreat for New Haveners who took the trolley out, and it retains that cottage, tight-knit feel though the houses are getting bigger and winterized. Everyone says hi as you run, bike or walk. The town has lots of local shops and a beautiful, New Englandy green with white church and town hall. The library is beautiful too. There's also the village of Stony Creek, a jumping off point for cruises of the Thimble Islands. Notable is the real-people character and attitude. With the proximity to New Haven, you can get your urban dose including theater and the world-class Yale museums. Mohegan Sun/Foxwoods are about an hour away. The CT shoreline also offers: The Goodspeed Opera House and the Kate (named after Katherine Hepburn), a synagogue designed by Sol LeWitt. Mystic is a fun day trip. Getting AroundThe Shore Line East railway provides a connection from New Haven to Branford that puts you about 10 minutes away by car from the house. The Branford train station happens to be located within walking distance of two newish and very popular attractions: The Stony Creek Brewery with decks and music and food trucks, and the Lobster Shack operating out of an Airstream trailer, with great lobster rolls and clam chowder. One of the shoreline's iconic seafood restaurants, with strong New England charm, is about a mile from the house, along with an Irish pub, a liquor store and one of the best fish markets in New England. So it's possible to go car-less esp if you bike (let us know when you arrive and we'll pick you up from the station). New Haven is about a two hour train ride from Grand Central Terminal in NYC. Other Things to NoteThe house is near the Owenego so convenient for guests attending weddings there. This beach club also has a restaurant open to non-members with outdoor dining overlooking the Long Island Sound. The small beach a block away is a great for swimming.

New furnishings were added in 2013 with purchase by new owners, as well as HVAC and a new garage with additional outdoor shower. Enjoy views of the sun rising over the Long Island Sound from the front deck. Home has ocean views from the master bedroom and dining area as well. Enjoy cookouts on the back patio. Walk just 100 feet to the beach, or a bit further to the Bay Point. In addition to three bedrooms, there are two sleeper couches on the main level. Living room has a 46' HD Samsung TV with cable. Master bedroom has a TV as well. House has WIFI too. Backyard has a patio with table and chairs, and a basketball hoop. Two fishing kayaks are available as well, both with two seats.
