Magnolia Plantation Bed and Breakfast Inn is an 1885 French Second Empire Victorian home in Gainesville, Florida. Joe and Cindy Montalto purchased the 5400 square foot home in 1990 and began the restoration process. The house had its original floor plan when Joe and Cindy purchased it and they decided that it was very important to retain the integrity of the house as much as possible. All the woodwork inside the home is original. If you enjoy seeing the way people would have used their home in the 1800's you will enjoy visiting the Magnolia Plantation. It truly is a family affair. Joe's father, a Landscape Architect, designed the gardens, pond and waterfalls. Cindy's mother lives in the carriage house and helps Cindy with the Inn. Joe and Cindy also live on the third floor of the house so someone will always be around to see to your needs. You should find yourself feeling very much at home shortly after your arrival because of the attention to detail. There is a stocked refrigerator with complimentary beverages and baskets of fruit and snacks. There is even a "boo boo sick" drawer filled with the items you may find you have left at home or may need to go to the drug store for. "Sleeping in" or waking up "at the crack of dawn" work equally as well at the Inn. Breakfast is as casual as a cup of coffee (ready before 6 AM, its on a timer) or by showing your smiling face to Cindy you can enjoy a full breakfast in 15 minutes. Gainesville is less than half-hour drive to many antique shops, clear water springs, museums, bike trails and of course is the home of the University of Florida and the 1996 National Champion Florida Gators. And we're pet friendly.

The SpacePrivate spacious bedroom and private bathroom in a modest 2/2 1000 sqft apartment. The home complex is modestly aged (exterior and interior hardware), but the interior space and access is refreshing, cozy and always clean! Very quiet at night with ample guest parking. Guest AccessYour own private bathroom and private bedroom. Full access to kitchen with hot brewed coffee, tea and snacks always available (Keurig also available but please provide your own K-cups, if desired). Hairdryer and all linens provided. Free WiFi but no subscription to cable/Netflix/etc. Clean community pool available year-round. No W&D in apartment but coin laundry available on property. Interaction with GuestsAfter work and exercise/gardening, I am usually home in the evening cooking, reading, sprucing, or playing with my foster rabbit. You'll have access to the kitchen and I am very happy to offer suggestions for local dining and entertainment. Quiet privacy is always available and enjoyed here. LGBTQ friendly. The NeighborhoodA good video on the culture of Gainesville: "This is Gainesville" (YouTube). Neighborhood Pros: Everything! Very quiet, convenient, well-situated location, plenty of visitor parking. Neighborhood Cons: Modestly-aged building exterior, limited number of restaurants in walking distance (~8 sitdown/fast food within 1 mile). Getting AroundLocation: Ground floor apartment that is optimally located 3 miles from I-75 with walking access to UF Health Shands Hospital (0.5 miles), VA Hospital (0.5 miles), Professional schools (vet, med, dental, etc, 0.5 miles) and UF campus/Stadium (0.5 to 1.5 miles depending on campus location), and Downtown (2 miles). Walkable dining is limited but available. Transport: Plenty of free, safe parking on premises (in marked "Visitor" spaces). Gainesville is a mostly car-required city with the exception of on-campus access. Campus parking can be burdensome and expensive; easily walk onto campus, to the hospital, or any of the professional schools. Downtown access is best via car (self or Uber, 2 miles) or on foot/bike via the safe converted Depot Avenue Rail Trail (access begins 0.5 miles away). Several public bus stops ("RTS") also located 0.25-0.5 miles away. Other Things to NoteA very friendly curious foster rabbit lives here "Roger" who stays in his own crate in the living room when no one is home. He does not have access to bedrooms and has a very docile, non-intrusive, sweet manner. (Note: Foster rabbits "Riley" & "Niko" mentioned in some reviews were previous fosters.)

The SpaceThe master room, as you can see, has one bed that can comfortably fit two people but if you're traveling with three and don't mind squeezing tight you can make do. Unfortunately there is not enough space in the room for an air matress but the third person could fit with a sleeping bag on the floor if you don't feel like squeezing three in bed. You will have your own private bath that has been recently remodeled. Also please know that there is another bedroom in the home that may be rented out at times so you will be sharing the home with myself or another Airbnb guest. Guest AccessI will be available to provide access into the home at which time I will give you a key to use during your stay and a password for the WiFi. You will have access to kitchen and laundry use as long as you clean up after yourself Interaction with GuestsYour space will be respected so interaction will be minimal but you will probably be warmly greeted and given some tips on Gainesville if you'd like. My father who resides in the home and manages the room rental will probably be around if you need anything. Other Things to NoteAlso please know that there is another bedroom in the home that may be rented out at times so you will be sharing the home with myself or another Airbnb guest.
