Special rates are subject to change at any time. ------------------------------------------------------- ABOUT THE VILLA The Villa is on the top floor at the very front and unlike other villas has no neighbors on three sides allowing for extra privacy and nice tradewinds. 180 degree views of the Ocean, Lagoon Pool, Lap Pool, and Koi Pond from the windows on three sides. The villa is perfect for large families or couples who would like to split the cost between two families. With two masters and a center bedroom that sleeps up to four children, it's the perfect space. Good to know: The villa has windows on three sides, so even though another tower obstructs part of the straight ahead view, you will still have nice expansive 180 degree views including ocean, mountain, pool and koi pond. Our view is 180 degrees instead of 45 degrees in most villas. (Take a look at the photos to see.) A DAY IN THE LIFE ------------------------------------------------------- Start by swimming laps at the beach in the lagoon in front of our property. Spend a few minutes relaxing underneath one of the many thatched palapas that dot the wide sandy beach, wiggle your toes in the sand. If the kids are up, play a little football in the sand before heading up to your villa for breakfast. Fresh Papaya and Pineapple, breakfast pastries, Portuguese sausage, rice and eggs, followed by a latte and POG juice. The perfect Hawaiian breakfast. On to the fitness center for some treadmill time and weight lifting or jog along the beach front path. As a reward, go and sit in the sauna and steam room, my favorite (Dad). Head off for a massage, perhaps a one and a half hour long hot stone massage, my favorite (Mom) at the Ihilani or call for an in-villa massage. The rest of the family can visit the lagoon pool for some fun in the sun. Cruise by and visit the Beach Bar. Have the kids order Brain Freezes all around. Cherry with Passion Fruit, (Daughter's Favorite along with the Chocolate, or Son's favorite Mango.) At lunch, take the path that runs along the ocean that connects the lagoons together and eat at Longboard's on Lagoon Three. The fish tacos and the pulled Kalua Pork sandwich are favorites. You could also head over to the new shopping center and order some sandwiches for the beach at the Island Country Market or eat at local favorite Monkeypod Kitchen. After lunch, head back to the property for some snorkeling in the lagoon to see the colorful fish and to look for Tripod, our three legged sea turtle that frequents our lagoon. On the way back to your villa, stop by the front desk and setup some activities and restaurant reservations or head over to Costco, (one exit away, about five minutes) and pick up some USDA Prime Rib Eye steaks, Ahi (Tuna) steaks and shrimp. Marinate them in some Huli Huli sauce and grill them by the pool at sunset while enjoying drinks from the beach bar while the kids swim. A great way to end the day. Interaction with GuestsNadia (my sister) will be here to greet you upon arrival at the front desk. She will assist you with check in and will show you how to operate the various amenities in your villa. She and mom (Buena) are around to answer any questions during your stay. We have maintenance staff on-property and guest activities can be scheduled at the front desk or at the beach bar. The NeighborhoodDrive through the gates of the resort and immediately feel the calm come over you as you leaving the hustle and bustle of Oahu behind. Waikiki, the North Shore, Honolulu, the great shopping and restaurants are all here on Oahu, but once you arrive at the resort, it feels like you went to one of the outer islands like Maui or Kauai. The best of both worlds. Breath in, exhale, relax .... Getting AroundThere is an ocean front walkway that connects all four beach lagoons together. Walk along the wide promanade to restaurants, the luau, shopping, etc. Rent a car at the airport as you'll want a car to tour around the Island. It's an easy drive to our property on the H-1 going West until it ends. Drive a little further until you see the freeway exist sign for Ko Olina. (Note that you won't be on the freeway any longer but still on the same road, you'll see the large freeway looking exit sign on the right for Ko Olina.) Good to know: Avoid driving during 4:30 pm - 6:30 pm. If your flight arrives by 3:00 pm, your good to go. If it's after that time, spend the time having dinner or drinks in town first rather than in rush hour traffic. The food court or one of the restaurants at Ala Moana would be a great choice. Chai's Island bistro at the Aloha Tower for drinks and/or dinner with Hawaiian entertainment in the evening would be a great Island welcome. Your rate includes two parking places at our property so no extra cost there. Once you have booked your stay, airbnb will allow us to exchange phone #'s and email addresses. We can then assist you with your car rental using our discounts which will save you quite a bit of $’s. If your a Costco member, they have outstanding car rental rates in Hawaii as well. New security screen door has just been installed! We are located in Lower-Makakilo just above "The Second City" of Kapolei. We are a 5 minute walk to a Market and coffee shop. Kapolei, a 3 minute drive, has all the major fast-food restaurants as well as Outback Steakhouse, Chili's, Safeway, Water-Park and theaters. University of Hawai'i, West Oahu, is only a few miles away! We are close to White Plains beach which is great for surfing, body-boarding, and relaxing. We are a 7 minute drive to both Ko'olina and Aulani Disney Resorts which have great lagoons for swimming and relaxing. They also have fine-dining and entertainment nightly.             The SpaceThis is a breezy, simple and older duplex-house in a quiet neighborhood. There are 4 rooms (1 King size bed, 2 Queen Beds, and 2 Full-size beds and full-size futon) with a living room (nice couch for sleeping), 1.5 bathrooms (with STARTER toilet paper, hair-dryer, iron, bath towels, two beach-towels), full-kitchen( with utensils, microwave, coffee maker, blender, waffle maker and STARTER paper-towels), and includes FREE tandem-parking. The house is walking distance to the park, which has a nice swimming pool, walking distance to Malama market and Coffee Bean and Tea Leaf. This simple house is on the Leeward side of Oahu away from all the hustle and crowds of downtown/Waikiki. There is a distant partial view of the ocean and 5 minute drive to Ko'olina and Aulani (Disney) Resorts. If you are looking for plush, fancy, modern accommodations, pay more than 3 times the amount for a single room down the street at the Resorts. Down the road there are restaurants, fast-food, theaters, Safeway Wal-mart, Costco, Waterpark and regional parks. There is public transportation down the street if needed. But, a rental car is highly recommended to get the full experience of Oahu. We have a washing machine, barbecue grill, 2 kayaks, and beach supplies for your use. No parties shall be allowed without prior consent. Additional charges may apply. No catering or outside music permitted without prior consent, additional charges may apply. Guest shall not permit any use of pool or Jacuzzi by unsupervised children or other guests, and shall keep gates closed. Guest and other invitees shall use the pool and Jacuzzi at their own risk. Guest understands that there are certain inherent risks to person and property located adjacent to the ocean or to a golf course, including the possibility of drowning or being struck by a golf ball. Guest acknowledges that the owner would not rent the property unless the Guest accepted this condition. SECURITY DEPOSIT: Guests are required to make a Security Deposit to protect against any damages to and/or loss of items from the Property and to assure payment of items charged to the Guest Account. The deposit will be held by Owner in a Client’s account and will be returned, minus deductions, not later than 14 calendar days after the termination of the agreement upon notice to the Owner that there are no deductions. We must give you a written statement at that time explaining any deductions. Beach Villa Realty and Owner at all times will act in good faith and use its best efforts to substitute with accommodations or services of a type comparable to those contracted and Beach Villa Realty, LLC or Owner will not be liable under any circumstances, including substitutions, to refund any unused portion of booked accommodations or services. Some activities in which guests engage are especially dangerous and include scuba diving, snorkeling, deep-sea fishing, boating, golfing, swimming, boogie boarding, surfing, hiking, biking and mountain climbing. This list is not all-inclusive, but indicates some of the hazards of vacationing in Hawaii. Guests may also encounter the following risks: slippery floors and stairs, especially when wet, lanais with spaces between rails (dangerous for little children), precipitous drop-offs on ocean floor, unfenced pools, faulty electrical or plumbing systems, gas BBQ grills, clean/clear sliding glass doors, and dangerous stairs or pathways, Therefore, each guest agrees that he/she is voluntarily participating in any and all activities, risks, and use of the accommodations, and hereby assumes all risk of injury, illness, damage or loss to person and property that might result, including, without limitation, any loss or theft of personal property. By booking this condo, you acknowledge that in all events and circumstances, Beach Villa Realty, LLC , its officers, members and employees and Owner shall not be liable. Beach Villa Realty, LLC as the representative of the Owner, reserves the right to gain consent from Owner to cancel or rescind any rental agreement if it is found that the Guests are conducting unlawful activities, not abiding by the Home Owners Association House Rules, disturbing others by playing loud music, percussion, audio or instruments, or cause any loud or offensive noises, have made any misrepresentations about the nature or size of the group or use of the property or any other misrepresentations that or any other way breach of the rental agreement. NOTICE OF ABSENCE: You must tell us in advance if you will be absent from the property for 5 days or more. If you do not give us this notice, you will have to pay for any damage that results from your absence. HOLDOVER, ABANDONED POSSESSIONS AND SERVICE OF NOTICES: If you stay in the unit, without written permission, after the Rental Agreement has ended, you will be a holdover tenant and may be liable for twice rent under the Rental Agreement on a prorated daily basis for each day you are a holdover tenant. If you leave any personal property, which we determine to be of value, we must contact you by mailing a notice. After 20 days, if you do not respond, we may advertise the items for sale or donate them to a charitable organization. If we have to give any notice to you, we can serve it to any occupant. By serving one of you, we have given notice to all of you. If we cannot deliver a notice to you, we may post the notice in a conspicuous place in or on the unit. CHANGES TO BOOKINGS: An additional $100.00 administrative fee will be charged by Beach Villa Realty, LLC for any change to a booking after a Confirmation has been issued. Acceptance of any change is subject to approval by Kapolei Realty, Inc and the homeowner, Beach Villa Realty, LLC. INSURANCE: You understand that our insurance does not cover your belongings or damage that you cause. You agree that we are not responsible for any loss or damage during the term of the rental agreement. CASTASTROPHIC EVENTS & EMERGENCY EVACUATIONS: If a catastrophe (hurricane, tornado, earthquake, flood, etc.) or any situation simply beyond our control impairs the vacation rental, Beach Villa Realty, LLC and/or Owner are not responsible for finding alternate lodging for the renter or for any of the renter's financial losses related to transportation or alternate lodging. There will be NO REFUNDS OR CREDITS FOR EMERGENCY EVACUATIONS. Whether you own property, run a business, or rent a condo in Hawaii, the threat of a hurricane, flood, or tsunami is always present during certain months of the year, and we all assume this risk. Guests may also encounter the following risks: slippery floors and stairs, especially when wet, lanais with spaces between rails (dangerous for little children), precipitous drop-offs on ocean floor, unfenced pools, faulty electrical or plumbing systems, gas BBQ grills, clean/clear sliding glass doors, and dangerous stairs or pathways, Therefore, each guest agrees that he/she is voluntarily participating in any and all activities, risks, and use of the accommodations, and hereby assumes all risk of injury, illness, damage or loss to person and property that might result, including, without limitation, any loss or theft of personal property. There will be NO REFUNDS OR CREDITS FOR EMERGENCY EVACUATIONS. Guest acknowledges that the owner would not rent the property unless the Guest accepted this condition. SECURITY DEPOSIT: Guests are required to make a Security Deposit to protect against any damages to and/or loss of items from the Property and to assure payment of items charged to the Guest Account. The deposit will be held by Owner in a Client’s account and will be returned, minus deductions, not later than 14 calendar days after the termination of the agreement upon notice to the Owner that there are no deductions. Owner or its Agent may enter the property at reasonable times to make repairs or provide maid service (if applicable). Guest may cook in areas specifically designated for cooking. Guest must immediately notify Owner and/or Contact Agent of fire or other damage to property. Guest shall be liable for all acts of the family, invitees, employees, or other persons invited onto the property. Guest may not sublet or assign this rental agreement. Guest shall be responsible to return all keys and gate or garage door openers upon departure (There is a $25 fee per lost key card that is not returned at the end of the guest’s stay). Guest shall abide by the House Rules of the Owner, Property Manager, the Condominium Association and/or the Booking Agent as provided to Guest. Guests shall not bring any pets onto the property. Smoking is not permitted on the property of the Beach Villas at Ko Olina. If violations of the smoking provisions occur, they may be subject to fines as assessed by the Resort Manager for violations within the resort or if smoking is done inside the villa itself, there will be a $500 minimum charge to be deducted from their deposit to recondition the property and remove the smoke odor. No parties shall be allowed without prior consent. Additional charges may apply. No catering or outside music permitted without prior consent, additional charges may apply. Guest shall not permit any use of pool or Jacuzzi by unsupervised children or other guests, and shall keep gates closed. Guest and other invitees shall use the pool and Jacuzzi at their own risk. Guest understands that there are certain inherent risks to person and property located adjacent to the ocean or to a golf course, including the possibility of drowning or being struck by a golf ball. Guest acknowledges that the owner would not rent the property unless the Guest accepted this condition. SECURITY DEPOSIT: Guests are required to make a Security Deposit to protect against any damages to and/or loss of items from the Property and to assure payment of items charged to the Guest Account. The deposit will be held by Owner in a Client’s account and will be returned, minus deductions, not later than 14 calendar days after the termination of the agreement upon notice to the Owner that there are no deductions. We must give you a written statement at that time explaining any deductions. Some activities in which guests engage are especially dangerous and include scuba diving, snorkeling, deep-sea fishing, boating, golfing, swimming, boogie boarding, surfing, hiking, biking and mountain climbing. This list is not all-inclusive, but indicates some of the hazards of vacationing in Hawaii. Guests may also encounter the following risks: slippery floors and stairs, especially when wet, lanais with spaces between rails (dangerous for little children), precipitous drop-offs on ocean floor, unfenced pools, faulty electrical or plumbing systems, gas BBQ grills, clean/clear sliding glass doors, and dangerous stairs or pathways, Therefore, each guest agrees that he/she is voluntarily participating in any and all activities, risks, and use of the accommodations, and hereby assumes all risk of injury, illness, damage or loss to person and property that might result, including, without limitation, any loss or theft of personal property. Expansive view of the Beach, Ocean, Lagoon Pool, Lap Pool, and Koi Pond, all from your Villa. GOOD TO KNOW: We provide our guests with bed linens, along with bathroom and beach towels. The villa also has an assortment of beach toys and other accessories. Please look first before spending extra money on these items. How our unit compares to other units: Another 2br/2ba unit with a similar description that appears on listings is O-924. This unit is right across from us and is described as having an ocean front view. However, our unit has a front facing balcony with direct unobstructed ocean views. The other villa has a fire escape stairwell instead of our front facing lanai which completely eliminates the direct ocean view. In this particular example, we paid $250k more for our villa to secure the direct ocean view for our guests yet both villas are described as having ocean front views. With any villa selection, just be comfortable with your choice so that you won't be disappointed on your vacation. There are no room upgrades like you could expect at a hotel if you are disappointed with your accommodations after you arrive. A DAY IN THE LIFE ------------------------------------------------------- Start by swimming laps at the beach in the lagoon in front of our property. Spend a few minutes relaxing underneath one of the many thatched palapas that dot the wide sandy beach, wiggle your toes in the sand. If the kids are up, play a little football in the sand before heading up to your villa for breakfast. Fresh Papaya and Pineapple, breakfast pastries, Portuguese sausage, rice and eggs, followed by a latte and POG juice. The perfect Hawaiian breakfast. On to the fitness center for some treadmill time and weight lifting or jog along the beach front path. As a reward, go and sit in the sauna and steam room, my favorite (Dad). Head off for a massage, perhaps a one and a half hour long hot stone massage, my favorite (Mom) at the Ihilani or call for an in-villa massage. The rest of the family can visit the lagoon pool for some fun in the sun. Cruise by and visit the Beach Bar. Have the kids order Brain Freezes all around. Cherry with Passion Fruit, (Daughter's Favorite along with the Chocolate, or Son's favorite Mango.) At lunch, take the path that runs along the ocean that connects the lagoons together and eat at Longboard's on Lagoon Three. The fish tacos and the pulled Kalua Pork sandwich are favorites. You could also head over to the new shopping center and order some sandwiches for the beach at the Island Country Market or eat at our local favorite, Monkeypod Kitchen. After lunch, head back to the property for some snorkeling in the lagoon to see the colorful fish and to look for Tripod, our three legged sea turtle that frequents our lagoon. On the way back to your villa, stop by the front desk and setup some activities and restaurant reservations or head over to Costco, (one exit away, about five minutes) and pick up some USDA Prime Rib Eye steaks, Ahi (Tuna) steaks and shrimp. Marinate them in some Huli Huli sauce and grill them by the pool at sunset while enjoying drinks from the beach bar while the kids swim. Guests may also encounter the following risks: slippery floors and stairs, especially when wet, lanais with spaces between rails (dangerous for little children), precipitous drop-offs on ocean floor, unfenced pools, faulty electrical or plumbing systems, gas BBQ grills, clean/clear sliding glass doors, and dangerous stairs or pathways, Therefore, each guest agrees that he/she is voluntarily participating in any and all activities, risks, and use of the accommodations, and hereby assumes all risk of injury, illness, damage or loss to person and property that might result, including, without limitation, any loss or theft of personal property. By booking this condo, you acknowledge that in all events and circumstances, Beach Villa Realty, LLC , its officers, members and employees and Owner shall not be liable. Beach Villa Realty, LLC as the representative of the Owner, reserves the right to gain consent from Owner to cancel or rescind any rental agreement if it is found that the Guests are conducting unlawful activities, not abiding by the Home Owners Association House Rules, disturbing others by playing loud music, percussion, audio or instruments, or cause any loud or offensive noises, have made any misrepresentations about the nature or size of the group or use of the property or any other misrepresentations that or any other way breach of the rental agreement. NOTICE OF ABSENCE: You must tell us in advance if you will be absent from the property for 5 days or more. If you do not give us this notice, you will have to pay for any damage that results from your absence. HOLDOVER, ABANDONED POSSESSIONS AND SERVICE OF NOTICES: If you stay in the unit, without written permission, after the Rental Agreement has ended, you will be a holdover tenant and may be liable for twice rent under the Rental Agreement on a prorated daily basis for each day you are a holdover tenant. If you leave any personal property, which we determine to be of value, we must contact you by mailing a notice. After 20 days, if you do not respond, we may advertise the items for sale or donate them to a charitable organization. If we have to give any notice to you, we can serve it to any occupant. By serving one of you, we have given notice to all of you. If we cannot deliver a notice to you, we may post the notice in a conspicuous place in or on the unit. CHANGES TO BOOKINGS: An additional $100.00 administrative fee will be charged by Beach Villa Realty, LLC for any change to a booking after a Confirmation has been issued. Acceptance of any change is subject to approval by Kapolei Realty, Inc and the homeowner, Beach Villa Realty, LLC. INSURANCE: You understand that our insurance does not cover your belongings or damage that you cause. You agree that we are not responsible for any loss or damage during the term of the rental agreement. You agree that it would be your responsibility to carry your own insurance covering all of your property located in the unit or bear full responsibility for its damage including damage from fire, water, theft, or any cause. CANCELLATION AND REFUNDS: Cancellation of booking at any time after Confirmation has been issued may result in forfeiture of deposit(s). If cancelled or modified no less than 7 days before the date of arrival, 50% of the total price of the reservation will be charged. If cancelled later, or in case of a no show, the total price of the reservation will be charged. Refund of monies paid for rental and services will be made under the following circumstances: If, on the day that the rental is scheduled to begin, the property is unfit for habitation and no equivalent substitute can be obtained, or the property is not reachable by the usual means of transportation, or access to the property by visitors has been prohibited by authorities. To protect against cancellations caused by certain unforeseen events, such as illness, death, natural disasters, etc., we recommend that guests purchase trip cancellation and Interruption Protection insurance to assure refund of deposits paid and reimbursement of other vacation payments. Such insurance is available through travel agents, auto clubs such as AAA, or online. CASTASTROPHIC EVENTS & EMERGENCY EVACUATIONS: If a catastrophe (hurricane, tornado, earthquake, flood, etc.) or any situation simply beyond our control impairs the vacation rental, Beach Villa Realty, LLC and/or Owner are not responsible for finding alternate lodging for the renter or for any of the renter's financial losses related to transportation or alternate lodging. There will be NO REFUNDS OR CREDITS FOR EMERGENCY EVACUATIONS. Whether you own property, run a business, or rent a condo in Hawaii, the threat of a hurricane, flood, or tsunami is always present during certain months of the year, and we all assume this risk. Therefore, we suggest you consider Travel Protection Insurance to secure your vacation investment and eliminate your financial risk. There will be no refunds of any kind for evacuations.
