( Please read the details below as there is a differential if the extra guests are family members under 18 vs other non-family adults traveling with you ). Important Note: effective with all rentals, the rate of $100 or $90 per night will not include the lodging tax. We will be collecting the state lodging tax of 9% at check in. Additionally, for all rentals there will be a $20/$30 per stay cleaning fee collected at check in. ($20 for studio only; $30 for both rooms) Our lovely studio provides the warm and inviting feel of an inn at a much more affordable price. We also enjoy providing a personal touch, taking good care of our guests and helping them to enjoy the area's amenities. As budget travelers from way back, we understand the value of good accommodations for a fair price. Our room rents for $100 per night for double occupancy, with a 2 night minimum. The room is a spacious studio/efficiency in our home. It is in a quiet location just one mile to Kennebunk Beach and 2 miles to Dock Square in Kennebunkport. Beach chairs and beach towels can be borrowed, too! Additionally, guests can borrow our kayaks and/or bikes. The kayaks are small, are 8 ft. in length, so they are best suited to river/bay kayaking, not ocean kayaking. Coffee and tea are provided in the room along with fresh fruit which is always accompanied by home baked goodies! The fridge is stocked with basic breakfast items (english muffins, boiled eggs, oatmeal, juice, butter/jam) for your convenience. The room is on a second floor and has its own entrance. It offers privacy as it is on the far side of the house. Our guests can also enjoy the garden sitting area which includes a table for dining al fresco. As mentioned above, there also is a 4 burner outdoor gas grill and picnic table for outdoor cooking and dining. The backyard hammock is a great place to relax. A cozy outdoor fire is possible in the fall. Through the fall and winter months, we cordially invite our guests to relax by the fire in our living room along with a complimentary beverage. There's great shopping , as always, in Portland/Kittery/Freeport (LL Bean!) ADDITIONALLY, you can rent a second bedroom which shares the bath. This is ideal for families and for friends traveling together. (note: this room is ONLY rented in conjunction with the larger room.) The restaurants are incredible and the beaches are incomparable in their beauty and serenity. Our home is a half mile down a private well maintained road. It is less than 10 minutes from Goose Rocks Beach, Kennebunk Beach and the historic Kennebunkport village. We are 25 minutes from both Portland and Portsmouth, and an hour and a half north of Boston. The master suite comfortably sleeps 4. The suite is comprised of the bedroom with a queen bed, a full bath, a bright airy semi-private sitting room which has a trundle bed that makes into a king or two singles. The suite has a cable TV with DVD player. The second bedroom has a queen bed and views of the pond, field and woods. Its stairway leads to the deck and can serve as a private entrance. The fully equipped kitchen opens into the dining room with wood burning stove and stone hearth. The open concept continues into the bright and comfortable living room with wide screen cable TV. The studio/sun room has direct access to the deck and separate stairs to the second bedroom. There is a large deck with BBQ, and hot tub. Stairs from the deck lead to a stone patio with fire pit. The house and land abut Kennebunkport Conservation Trust Land. There is an automatic whole house generator in the event of power loss. There are numerous opportunities for exploring nature, history and culture in Kennebunkport and surrounding areas. Many acres of conservation trust land and waterfront areas are available for hiking, biking, swimming, boating and just relaxing in nature. In winter cross country skiing, and snowshoeing are right outside the door. There are art galleries and studios in all the local towns. Nora has her art studio in a renovated textile mill in Biddeford. Getting AroundAll of this is within easy driving time to Portland, Portsmouth and Boston. Both ground and air travel are available to get to Maine, but you will probably want a car once here. Many beaches, towns, sites and activities are within easy biking distance from our home mostly by way of back country roads. During winter and inclement weather our road and driveway are maintained in good condition and plowed. There are winter storms that may delay mobility but snow days can be a joy. The pond is available for swimming and is 10-12 feet deep in center, the hot tub is on the deck and the woods are dense so children and non-swimmers need supervision. Getting AroundThere's no public transport in town (tho there is a pedi cab and a horse drawn carriage!) but it's easy walking, biking or a VERY short drive from our house to Kennebunkport or into Cape Porpoise. It's also less than 10 min drive to either of the best beaches around. We're also just 40 min from Portland and would be happy to recommend some wonderful places to eat while you're here! Other Things to NoteWe have two cats. They don't ever hang out in the guest room, but they hangout in the rest of the house. We are also microwave-free.

The ocean views and tranquility are simply spectacular. Guest AccessNothing is off limits, we provide everything right down to the linens so that your stay is as relaxing and enjoyable as possible. Interaction with GuestsWe allow entrance through a lockbox at the property. We have family in the area that is on call at a moment's notice should something need maintenance during your stay. We keep everything nicely appointed and up-to-date so in the 20+ years of renting our summer home, we haven't had to contend with any issues at the house. The NeighborhoodThis is a very private peninsula off the coast and there are little to no rentals on the point. This makes for a very quite and we'll kept area devoid of an overabundance of summer renters and summer crowds. The beaches are as pristine as nature intended due to the lack of traffic they receive. Getting AroundSince this area is very secluded, there is not public transportation available. World class restaurants and shopping are within a 10min drive, however, a car is best. Unless you like to bike, in which case there are quite a lot of bicyclists along the coast in the summer months. Other Things to NoteThis is our family's home and we love to share the beauty of this region with others.

The SpaceThis historic home is great for a small family or for a couples get together. You will love its location. Downstairs is a brightly painted dining room with multi-painted chairs and a window seat and a living room with striped couches, a flat-screen TV, and book shelves with some books for borrowing. Our kitchen was just remodeled a couple of years ago, which will appeal to those looking for modern amenities. There is a small half bath on this level. In addition, there is a three-season room on the first floor, stocked with children's toys and games. Upstairs has a modern and bright full bath. There are three bedrooms: one with a full-sized bed, one with two twins, and one with a queen-sized bed. (Please note: beds will not be made when you arrive. We prefer that you use your own, but if you use ours, you must leave them as you find them. No towels (bed or beach) are provided.) What we love most is that Dock Square--with its assortment of restaurants and shops--is just a stroll away, which means you will never have to deal with parking or traffic. There are a variety of beaches a short drive away (Kennebunk's beaches about 3 miles, Goose Rocks Beach about 5 miles, and Colony Beach 1 mile). Or go further afield to Portland, which is only about 30 minutes, for a Sea Dogs game, or a little further still to Freeport to scout out LL Bean. The house sits on a quiet dead-end street, consisting of only about 5 homes, so we are spared the congestion of high season. Around the corner is the public school, which offers a nice playground. Head the other direction to walk into town, which is only about a 7 minute walk. You will love our outdoor shower! Also, feel free to use our beach chairs, as well as two bikes--beaters for sure, but great for toolin' around. The SpaceThis one-story cottage has 1,048 square feet of living area. The house is nestled in a family neighborhood that is just over 1 mile from the Kennebunk beaches, and 2 miles from downtown Kennebunkport. It provides a wonderful base for your stay in the area. This house is about a mile away from our home. So while we are nearby for support, you have exclusive use of the house and the yard. The cottage is an ideal place for a couple or a small family. Our family and friends stay in the cottage when they visit the area. When not used by family/friends, the cottage is available through Airbnb. The cottage is very clean, with a renovated bathroom, beautiful hardwood floors, and nice furniture. We have tried to make this a place to relax and "unplug." The rooms are nicely but simply furnished. The cottage is not cluttered with our stuff, so you will feel at home here. The house has a large, comfortable living room, with an adjoining dining room. The bathroom was completely renovated in 2013, with new tile, new vanity, new fixtures, and a combined tub/shower with tile all the way to the ceiling. It is immaculate. The front bedroom has a queen-sized bed. The back bedroom has a full-sized bed; this bed can sleep two children or one adult comfortably. The back bedroom also has a really nice crib. We know what it is like to travel with a infant/toddler, and the nasty cribs that hotels can provide. Our crib is a beautiful Pottery Barn Kendall fixed-gate crib that we bought new, and our daughter used it until she was 3. It is ideal for your infant or toddler. We have had several guests who are new parents with infants taking their first family vacation together. The kitchen is vintage 1960's. It is clean and bright, with newly painted cabinets, and a newly installed floor. Our guests have found the availability of a full kitchen to be a real convenience and money-saver. Pots, pans, knives and kitchen tools, plates, flatware, glasses, etc. are all included. Also, pantry staples (salt, pepper, oil, sugar, etc) are on hand. The kitchen has an electric range, an oven, a toaster oven, a small microwave, a refrigerator, and a drip coffee maker. There is no dishwasher, which many guests find charming, but some find annoying. There is a Weber charcoal grill in the garage that guests are welcome to use. There is a private 12’ x 16’ deck off the back of the house with a view into the woods. The front of the house has a "farmer's porch," with a nice view of the front yard and our quiet street. Linens, towels, and toiletries are provided. There is also a hair dryer. The cottage has no washer or dryer. However, there is a full service laundromat in town. There is a tv in the living room. It has a basic cable hookup, so you have the broadcast network stations available, but not cable-only channels like ESPN. It also has a "Roku" hookup, which gives you access to Netflix. There is wifi at the cottage as well. For Summer guests, there is a guest pass for beach parking. Beach chairs, beach towels and a cooler are available at the cottage to borrow. For those staying for a full week, there is a 15% discount built in to the weekly price through Airbnb. For those visiting in the "shoulder" season (May, early June, late September, October), there is seasoned wood for the fireplace, and a nice sturdy screen to put in front of the fire. One of the benefits of this cottage is a pleasant fire in the evening when the weather is cool. My wife Joanna and I are now in our 4th year of hosting guests at the cottage. We are happy to answer your questions about the area, and to give you our recommendations for local activities and restaurants. We want you to get the best out of your stay here! However, we do not "hover," and will leave you alone after check-in to enjoy the cottage. We have had a great experience as Airbnb hosts. We have had terrific guests from all over the U.S., Canada and Europe, and received over 70 5-star reviews. Our guests really enjoy the cottage, its quiet neighborhood, and its location convenient to the beach and to town. Guest AccessGuests have access to the entire cottage, the back deck, and the front yard. Interaction with GuestsGuests do not need to coordinate their arrival with me. The side door to the house will be unlocked. We live just about a mile away. Often guests get in touch with me with a text message when they arrive, or if they have a question, or need something. I like to say hello at some point, and am always available for local recommendations. Many quests prefer to be undisturbed, and I am happy to give you complete privacy if that is what you prefer. The NeighborhoodThis residential neighborhood was developed in the early 1960's. It has classic New England architecture, with mostly cape-style and colonial-style homes. Getting AroundKennebunk has Uber car service. Other Things to NoteSafety: We want you to be safe when you stay with us. The cottage is protected by a smoke & carbon monoxide detector. There is a fire extinguisher in the kitchen, and a first aid kit in the bathroom. Emergency phone numbers are posted on the fridge. Hopefully, none of these will be necessary!
