Our basement studio for rent is in a private, water-privileged community in Annapolis, MD. Our house is in the gated community of Epping Forest. It comfortably fits two and we are located minutes from the mall, Navy football stadium and historic, downtown Annapolis. Enjoy our peaceful forest home! The space is comfortable for two adults. The bed is a queen sized futon, but it's one of the most comfortable futons I've ever slept on! There is a love seat and ottoman in the space so if you had a small child, they would probably be comfortable sleeping on that. Guests have their own private entrance, private bathroom, mini-fridge, microwave and coffee maker, and dishes. Guests have free wi-fi, and a full line up of cable TV channels (we have almost all of the premium movie channels). Guests also have their own free parking space. Most likely John and I will be home during your stay but we will be out of your way. If there is anything you need during your stay we are easily reachable either through text or you can come to our front door. We are eager to offer any tips or advice during your stay. What is great about our neighborhood is that it is in the city but you don't feel like it. We are in a wooded area that is set on the Severn River. There is a community club house on the beach that is open on the weekends during the summer months. They serve food and drinks. Driving to our neighborhood is recommended. Annapolis does not have metro lines or subways. We are pet owners. We have a cat and two shih tzu dogs. While we don't spend a lot of time in the basement, the animals have been allowed to be in the basement with us at times. You may never see our cat, Ellie, and hopefully you won't hear Lili and Lolli bark. Room type: Private room Bed type: Futon Accommodates: 2 Bedrooms: 0 Bathrooms: 1 Extra people: No Charge Country: United States City: Annapolis Cancellation: Flexible

The SpaceWe do rent our entire home on occasion, please inquire! This studio is in an older historic neighborhood just outside Annapolis, though only 10-15 minutes from downtown Annapolis. The apartment is quiet and secluded with the Severn River close by. Any questions about location or directions, please ask and we will try to be as specific as possible. Usual check in is from 3:00 to 6:00 PM, later check-in is available. There is plenty of parking and a private entrance to the studio. ***We also have another listing named Annapolis on the Severn Blue Room - A bed and breakfast for two with a queen-sized bed.*** This is a private studio apartment with a large bathroom located in the walkout basement of our Dutch Colonial. The French doors open to a hard surface apron, brick patio and gardens with chairs, a table with umbrella and a long grass lawn beyond. A path to the Severn River is steps away. The studio has a comfortable queen-sized bed, sitting area with a full-size pull out couch and a small upholstered chair. There is a small dining table, two chairs and a full kitchen. The apartment is surprisingly bright with French doors and two full-sized windows. Light blocking curtains keep out the morning sun. The entrance faces east and a beautiful rising sun. The kitchen is well equipped and includes dishes and utensils for four, pots and pans, baking equipment, stove, microwave, blender, mixer etc. Coffee beans, a grinder, teas, sugar, stevia, and sweeteners are stocked for you. Let us know if you take milk or cream and we will put some in the fridge. Though we don't provide breakfast for you every day we will have fresh fruit, staples and goodies in your larder so you won't have to run out in the morning for breakfast if you want to stay in. Our well water is deliciously carbon filtered. There is a small television with cable and WIFI. Your private bathroom is up one stair from the studio. The powerful shower has easy entry and seat. Freshly laundered towels are on the shelves in your bathroom. Amenities found in your bathroom are shampoo, conditioner, body/hand cream and a blow dryer. A full length mirror, iron and ironing board, comfortable robes, robe hooks and luggage racks are in the closet. Guest AccessGuests are welcome to enjoy the beach which is a protected wetlands area, so unfortunately we have no fishing or crabbing from the jetty. There is also a small community dock. We have great taxi service and Uber as well, so prices for transport are reasonable. The two miles+ into downtown Annapolis takes a few minutes by bike or car. The walk is beautiful but a bit longer, and leads you past Full Circle Healing Arts, across Weems Creek, by Ridgely Retreat Wellness Center and into West Annapolis: a great community of architecturally interesting homes, arts and antiques shops, services, and restaurants. Continuing into the historic district you pass the United States Naval Academy Gate 8, College Creek and the crewing centers of USNA and St. John's College. Walking or biking is a great way to see Annapolis and Eastport and several tour companies provide excellent services year round. Annapolis has a water taxi or you can take a tour of the waterfront on the Harbor Queen. There is a complimentary bus accessed called the Circulator Trolley and there is also a bus service. If you search online for "Annapolis transportation" you will get information about those services. There is a commuter bus to Washington, with the bus stop just a mile or so from us. There is also one to the metro/Amtrack. The metro station is 30-35 minutes from us. The closest station is New Carrollton. In the summer of 2015 Fred and Cathy retired and moved down to Annapolis to live in the barn along with their daughter and her family. The barn was totally remodeled and now serves as home to both families. It has two twin beds and a private bathroom which has a shower. Linens and towels are provided. A continental breakfast is available in our kitchen each morning where you can enjoy your cup of coffee overlooking the water. PLEASE READ DETAILED DESCRIPTION BELOW FOR SPECIFIC DIRECTIONS TO OUR HOME! You can feel free to make coffee or tea throughout the day. We have put a small combination TV/DVD player for DVDs and there is a Redbox located a mile from our home. Weather permitting you have access to a canoe or kayak and can swim off of our dock. The SpaceThe boat has a large, comfortable interior with plenty of wood to provide a warm, inviting environment. It sleeps 6 pretty comfortably, has indoor and outdoor speakers, a huge 9-cubic foot cooler. There are 2 large quarter berths aft, 2 narrow quarter berths in the main cabin and a large vee-berth in the bow. There is a bulkhead mounted solid teak table in the main salon that folds up against the port bulkhead when not in use. There is a full size navigation station on the starboard side that doubles as a lid for the large, (9 cu.ft.), icebox. The boat is used regularly as a sailboat. We sail it almost weekly and, as such, has 'normal' boat wear-and-tear. Guest AccessThis a good chance that I will not be able to meet you at the boat to show you around. However, I do have detailed access instructions that I will send prior to arrival. Interaction with GuestsThe boat is being offered as an accommodation only; however, if you would like to go for a sail during your stay, I would be happy to take you out if my schedule allows me to do so. Please message me to discuss details. The NeighborhoodThe marina is in a great location on the Magothy river. There is a food vendor on the property (sometimes), and there are restaurants, grocery store, and other conveniences within 5 minutes away. You will be 5-minutes to 7-10 minute drive to Sandy Point State Park, 15 minutes to the famous Cantler's Reverside Inn, and 15 to downtown Annapolis, MD. Other Things to NoteThis is a great, spacious boat that is a perfect match for those looking for a rustic, outdoor experience on a boat. Staying on this boat is akin to camping at a water-front campsite with bathrooms, showers, and other amenities. Guests must bring their own bedding, pillows, food, water, ice, and eating/drinking utensils (cups/plates, etc.). If this sounds good to you: you will have a blast.

The SpaceEven though this area is a listing for a one bedroom & basement... It's a ton of finished comfortable space. The area can easily accommodate 9 people with breathing room. My favorite area is the back deck. It overlooks my yard and the woods behind my house. It's just extremely peaceful. Guest AccessQueen Bedroom & Full Bathroom (bathroom is across the hall from from the bedroom). The pull out twin trundle is under the Queen bed. Half bath on main level. Finished area of the Basement ( with 2 queen aero-beds, 1 twin aero-bed and couch). Back Deck & Backyard. Interaction with GuestsI work from home rather frequently as well as travel a ton for work. I try to organize my schedule so that we at least cross paths at the house at some point. I am always available on my cell phone. Even if I'm not at the house, I want my guests to feel comfortable texting or calling me with any questions or requests. The NeighborhoodI'm not exactly in a neighborhood but on an offshoot. The best part is that it's quiet and convenient. Since I'm located at the begging of the Baltimore Annapolis Bike / Running Path most days you'll see runners and bikers going by starting / finishing their workouts. I see more bikers and runners then cars. Otherwise I'm 1/4 mile from 50 West and 1 mile from the 50 East exit. It makes traveling the area easy. Getting AroundI'm not very familiar with the bus system in Annapolis but there plenty of taxis and ubers. It's a 3 miles to downtown Annapolis. I've biked, walked and run this route hundreds of time. There's a walking area the entire way. Other Things to NoteI have a very family friendly house. I have a pack n play and spare toddler mattress available as well as a baby gate & booster chair with a food tray. If you'd like to have additional guests I do have 2 queen and 1 twin blow up mattress I can put in the basement for your use.
