The main house has six bedrooms, two and a half baths, full kitchen dining room living room, and family room. The "windmill" was originally the base of a functioning windmill when the property was a working farm Now it is a two story cottage with one bedroom, a full bath and a small living room. The property is situated on 6 acres close to the Ned's Point Lighthouse.. The grounds are partly wooded, part open fields and gardens. The property extends to and includes a private beach. There is a gentle winding path through the woods to the beach. The property offers peace and quiet and plenty off space. In total there are 7 bedrooms. Cats and small pets are allowed. The property is equipped with an invisible fence. The rental is great for anyone who wants a quiet spot by the beach. With the main house and the windmill and so many bedrooms it works well for extended families and family events.

This is an excellent location for families with small/young children, for family reunions, or for general relaxation. Because the house is rambling you can have 8-10 people there without being on top of each other. Outdoor shower. Although the house is set up for summer occupancy it does have heat. Also the house is positioned to catch the prevailing southwest breezes in summertime. The house is on Buzzards Bay and the Point Connett community faces Falmouth which is eight miles away across Buzzards Bay making for long over water vistas to the east, south and west. The Elizabeth Islands, Martha's Vineyard and Woods Hole are clearly visible across the Bay. Sleeping arrangements: Two bedrooms with queen sized beds. one bedroom with a queen sized bed plus a twin. One bedroom with two built in bunks. One pull out sofa bed in a small sitting room. Two sofas that can be used for sleeping in main living room and a sitting room. Baths: two full bathrooms with toilet, sink, tub/shower. One outside shower with hot and cold water. New electrical service controled with circuit breakers. Phenomenal views of Cape Cod and the islands. Conveniently located east of New Bedford, the historic town of Mattapoisett is just over an hour drive south from Boston. The fast ferry in New Bedford to Martha's Vineyard is a 10-15 drive. The Bourne Bridge to Cape Cod is only a half hour drive as is Newport, rhode Island. Sleeps up to 6 people in 2 Queen-size beds (air-conditioned) and 2 Twin-size beds. COST DEPENDS ON NUMBER OF PEOPLE; PLEASE SEE RATE INFO BELOW. Two full bathrooms, outdoor shower. Washer and dryer. Gourmet kitchen with frost-free refrigerator, halogen stovetop, self-cleaning oven and super quiet dishwasher. BBQ. Fireplace (with plenty of wood). Elliptical exercise machine and recumbent bicycle, outdoor bicycles, fishing poles, etc. Verizon FIOS fiber-optic high speed wireless Internet (WiFi) and High Definition cable TV with Netflix video streaming. 3 TVs, AM/FM Stereo with built-in wall speakers and CD and MP3 player connection. Not recommended for young children (under 10 years of age); deck is 12 feet off the ground. Dogs welcome (sorry, no cats due to allergies). We rent by the week (weekend to weekend); the cost depends on number of people -- please see Rental Rates section for details. We charge a $500 refundable security deposit and reserve the right to charge for electricity if we incur an extraordinary electric bill (which has never happened). Our electricity bill is normally about $20 to $30 per week which we usually just absorb, unless it is much higher as a result of the air conditioning (or electric heat) being used excessively or inappropriately, or the fresh rain water stored in the 3000 gallon cistern is abused and used up requiring us to make potable water by turning on the back-up Reverse Osmosis system which needs electricity to run. Kristin and Chuck, wife and husband and owners of Great Expectations (known to the locals as The Butterfly House due to its unique inverted roof designed to catch rainwater), live in Montecito, California and St. John, Virgin Islands, when not using Great Expectations ourselves!

          Our home is Located in Historic Mattapoisett Village our home is conveniently located to access both Logan and TF Green Airport. The sights of Cape Cod are but a short drive and make for great day trips. Fast Ferry Service to both Martha's Vineyard and Nantucket out of New Bedford, Massachusetts. The space is comfortable for one or two guests who may be visiting or taking a short vacation.

              'Fairwinds' is a year round / summer residence located in Mattapoisett, MA. It is on a dead-end street leading to the Ned’s Point Lighthouse. The lighthouse and park is a major attraction for sailboarding with steady winds, free parking and water access. It's also a wonderful spot for picnics and kite flying! Mattapoisett is on Buzzard's Bay between Fairhaven and Marion. There are nine bedrooms, two baths upstairs and one downstairs. There is also an outdoor, enclosed, hot & cold shower for rinsing after a day at the beach. You'll have direct water access with a private sandy beach (below high tide can be a little rocky, but that's Mattapoisett). There is a spacious back yard and a closet full of yard games for the kids and the adults too. Once you get settled in you will not want to leave the property. We just know you'll fall in love with Fairwinds and want to come back year after year, like so many of our loyal tenants. History and General Information: Mattapoisett was settled in 1750 and officially incorporated in 1857. Originally a part of Rochester, the area had most likely been visited by European traders and sailors. There is also evidence of prior Wampanoag Indian settlements, including burial grounds, throughout the town. In fact, the word Mattapoisett is Wampanoag for 'a place of resting.' Early industry included logging and farming, but Mattapoisett became best known as a center for shipbuilding and whaling. Some 400 ships were built in the town's shipyards from 1740 until the 1870s, including the Acushnet, the ship that Moby-Dick author Herman Melville sailed on and later deserted. The town supplied many of the whalers used on the East Coast in the first half of the nineteenth century. The last one, the Wanderer, was built in 1878, shortly after the discovery of oil in Pennsylvania. With the decline of whaling and associated shipbuilding, Mattapoisett transitioned into a popular summer vacation spot for prominent New York and Boston residents, including Oliver Wendell Holmes, Jr. Today, the town is largely a suburban community, with most residents commuting to jobs in greater New Bedford, Providence or Boston, or operating businesses targeting summer tourism. A fictitious future Mattapoisett features largely into the 1976 novel Woman on the Edge of Time by Marge Piercy. Mattapoisett, Massachusetts is the only known town in the world with the name Mattapoisett. 'Fairwinds' ~ A Brief History: The house was built in 1928 by Dr. James K. Stoddard. A shingle style summer cottage with dark green shutters. The waterside of the house was shaded by a two story porch, open at ground level and screened above for sleeping. It was sited originally at the edge of the beach, where the lawn ends today. The 'Great Hurricane' of 1938 damaged the house significantly, as did Hurricane Carol in 1954. The front porch was swept away, landing on the Trumble property beyond the boatyard where it became their front deck. Water inside the house was 4'-5' deep. You can still see the marks on the wall inside the entry. Before the summer of 1955 my grandfather, Arthur Rotch, who had purchased the house in 1952, had it raised up and moved back from the water to its present location.

Two additional bedrooms upstairs, each with a queen bed, share a 'jack and jill' bathroom. Renovations include newly painted walls, trim, doors and ceilings, new light fixtures, recessed lighting, new windows, new skylights, new doors, new rugs & furniture. There is a full size washer and dryer for guests to use, another half bath and a great flat yard for relaxing or playing family games. Our outdoor shower is a family favorite! We are steps from Shipyard Park and the main town wharfs where you will find boating activities, Wednesday night band concerts, festivals, restaurants, a general store, the ice cream slip, spa, shops and a Historical Museum. The kitchen is built for the ambitious cook with two sinks, oversize four-burner stove with indoor grill, a large pantry and easy access to the outdoor Weber gas grill. A half-bath with laundry facilities and a den with a large flat-screen TV on cable completes the family area. Down the hall, the master bedroom has its own deck access and bathroom for night-time quiet. The second floor has two bedrooms, each with its own bathroom, and an outside deck for spectacular harbor views, sunning and star-gazing. A desk area in the loft area allows for working away from the main flow of the house using the whole house WiFi. A toddler playroom with toys abuts the loft area. It was remodeled and furnished by artist and designer, Roy McMakin, and landscaped and maintained by Chris Tracey of Avant Gardens. It's just up the dirt road from a private beach. The houses rents from Saturday at 3 pm to the following Saturday at 11 am. The bedroom with bunk beds is best suited for children. The second bathroom and the sauna are in the basement.                     Enjoy the beach, and come back to a private enclave of terraced gardens and comfortable airy rooms. Cook, eat, relax, shower, or nap: indoors or out! Mattapoisett is a charming coastal New England village with none of the traffic or crowding of Cape Cod. Our home is well located giving easy access to everything, but affording ample quiet and privacy. When you pass through the gate, you find a stone paved terrace overlook a small lawn and terraced gardens beyond. Paths lead back to the secluded back yard with another terrace, lawn and fish pond. The property ends at a quiet brook. The beach is at the end of the street, a 5-10 minute walk. We share a lot with neighbors. Because of the shared nature of the beach, we limit the use of the beach to the primary tennants renting the house. The space on the shared lot is limited and we cannot accommodate guests. Generally, our water is a bit warmer than most beaches in the area, owing to the fact that we face into Buzzards Bay. The beach is sandy and there are sand bars that appear at low tide, affording a great place for kids to play and find crabs! We have a wagon to help you tote kids and gear. There is no parking at the beach. Back at the house, there is an outdoor shower that is great for rinsing off after a refreshing swim. Inside, the 3 season porch overlooks the garden, and with windows on three sides, is a cool and comfortable place for meals. The Living and Dining rooms are ample and comfortably furnished. Light and fresh air pour in on two sides. The kitchen is stocked with most pantry staples, and all you need to bring is your fresh foods. There is an outdoor BBQ area as well. The first floor also has a bathroom and two bedrooms: one with a double bed, the other with a single bed. Upstairs is the master suite. The bath is located a the top of the stairs along with a closet for guests' use. The main part of the suite has two areas. The sitting area includes a TV and 2 comfortable chairs with an ottoman. The sleeping area has a queen bed, dresser and a window seat. Guests will have access to the whole house except one of the closets in the Master Bedroom. The garage, workshop and tool shed are not locked off, but we ask that you use them only for storing trash and recyclables, or if an emergency comes up. There are bicycles available for your use in the garage. We generally do not lock them but if one is stolen while you are using it, it is your responsibility. The village is a 15- 20 minute walk, where you will find the Inn at Shipyard Park, the local pub, as well as the piers and public beach. There is an ice cream shack on the pier, and events on weekends in Shipyard Park. You can also walk to Oxford Creamery, Turks Seafood, and the other businesses in the village. Parking is available in the driveway. Route 6 and I-195 give access to neighboring towns and cities. Driving times without traffic: 40 minutes to Providence; 1 hour to downtown Boston. The bridges that mark the entrance to Cape Cod are 20 minutes away, and the farthest reaches are just over an hour from there. We will generally be there at check in/check out, but otherwise we are one hour away. We are available by phone, and have neighbors who can help out in an emergency. As an extra service, a friend of ours in town can offers her skills as a private chef. Our cleaning service can also be scheduled to come by if you would like.                     This 1940 vintage summer waterfront cottage has a beautiful peninsular shoreline for swimming, fishing, boating, birding, or just enjoying the sunrise, and sunset. At the end of a small lane, it’s ideal for saltwater lovers, bird watchers, sailors (armchair and otherwise), kayakers, paddle boarders and anyone who enjoys spectacular water views and a bit of privacy. Just minutes from the Mattapoisett bike path, the cheery cottage is situated in a quiet established neighborhood on its own 1-acre peninsula in protected Mattapoisett Harbor. Your views are of Molly's Cove to the west (with many acres of protected wildlife refuge and beautiful marshlands), Mattapoisett harbor (and the town) about 1 mile across the water to the northeast, and Ned's Point light, Buzzard's Bay and Wood's Hole to the east. Surrounded by water, with your own beach, a morning swim is steps from your bedroom. (The cottage is in a small neighborhood, at the end of the lane.) Simply but functionally outfitted, there are 3 bedrooms plus a large sleeping loft, a living room with fireplace, and lovely screened-in porch and sunny deck, making this a comfortable retreat for 4 people. A large flat yard is great for kite-flying and Frisbee. You can bike to the Mattapoisett Chowder House or mini golf, canoe to the Ice Cream Slip, kayak up the Mattapoisett River, windsurf over to Ned's Point...or just sit on the porch, have a cookout, and watch the boats sail back into port at sunset. Mattapoisett is a small coastal village with all the charm of the Cape and Islands but none of the traffic and 'salt water taffy' noise. In the 1600s, the Wampanoags summered here (canoeing down the Mattapoisett River from Plymouth in the late spring) having their clambakes on the beach. By the 1700s, Mattapoisett was a prominent shipbuilding and whaling center; 400 ships were built on the wharf, including the ship Moby Dick author Herman Melville sailed on.                     North Point is located on the northern end of West Island at the end of a dead end street. With a large flat lot and an expansive deck overlooking both Round Cove and Buzzards Bay, this property provides all you need to enjoy a peaceful cape cod lifestyle, with out the traffic. The neighborhood is quite, friendly and very family oriented. Most of the neighbors have owned their property for many years. There are two bedrooms, the smaller with a queen sized bed has a skylight, and the larger with 3 twin beds plus two trundle pull out beds. The bath has a full shower and tub. All linens and towels(except beach towels) are provided. The kitchen has a refrigerator, electric stove, coffee maker, fry daddy,microwave, and dishwasher. All dishes, silverware and glassware are provided. There is also a full sized washer and dryer located in the shed. Just off the kitchen is a dining area overlooking North Cove. There is a fireplace, and a nice living room with full size sofa(pull out queen bed), and one nice reclining rocker. The view out the bay window overlooks peaceful Round Cove. Cable TV and wireless internet are provided. The huge deck has wonderful views over Round cove, North Cove and Buzzards Bay. Deck furniture, croquet, Bocce and a horseshoe pit add to your outdoor enjoyment. New for 2014, we have added an outdoor fire pit, Great for an evening fire to toast marshmallows.

                    Our home is located on 5.5 acres of woodlands surrounded by hundreds of acres of protected forest, yet only minutes away from Mattapoisett Harbor and the beaches on Buzzards Bay. You wake up every morning to the songs of the various birds that make their home here. Sit in the solarium off the kitchen and watch the birds fly up to the feeders as you relax with a good book! At any time you may see the wild turkeys cruise through the yard on their daily search for bugs. If it gets too hot on the decks you can move to the screen porch off of the back patio where you will feel a light breeze and enjoy another beautiful view of the forest. In the evening you can relax in front of the fire pit located where the lawn meets the back woods. You will find an ample supply of dry wood ready to go. You can pick fresh organic vegetables from our expansive garden for your daily meals. Add them to something you cook up on our Weber Grille located on the patio by the screen porch. After your meal you can take a walk down to Branch Brook or a little further to the Mattapoisett River only a short distance away. You can ride bikes into Mattapoisett Village on back roads and hardly pass any cars on your way to the village where many whaleboats were built and launched in the early 1800s. Our house is post and beam with many antiques and it has woodland views from every window. The house has open construction on the first floor so the living room, kitchen and solarium all flow together. There is one bedroom and full bath on the first floor and two bedrooms and full bath with separate tub and shower on the second floor. The washer and dryer are in the basement which is finished and has comfortable seating, a Foosball table as well as a unique giant chess and checker table with large chess and checker pieces. The west side of the house has two decks. The lower deck is connected to a brick walkway that leads to the patios and screen porch. The front of the house faces the woods, forming a privacy barrier from the road. Our house is suitable for up to six people who are interested in the solitude of the woods but also enjoy saltwater activities. A beach pass for all of Mattapoisett Beaches and the town wharf is available for you! July is a busy, fun filled month in Mattapoisett. Some of the events are listed below, but visit the following website for more detailed information. • July 4th: A five mile road race around scenic Mattapoisett Village. • July 10th: Triathalon starting at Mattapoisett Harbor. • Harbor Days festival: kick off with a band concert and strawberry shortcake at the Gazebo in Shipyard Park. Rental Prices available upon request. 1st option:. to take the whole house with 11 bedrooms for 21 people. 2nd option: rent only the main house - the Big House with 6 bedrooms for 11 people (1 king and 1 double bed + 3 twin bedrooms+ 1 single). 3rd option: Choose the wing called The Little House , which has 5 bedrooms for 9 people (1 king, 3 twin + 1 single bedroom). Both sections have complete kitchens and laundry facilities. It is ideal for multiple family occupancy. A private beach is for the use of everyone. The Big House is suitable for the summer months from the end of May until after Labor Day in September, and The Little House can be rented from May through September. This property has been in the family for 5 generations, who continue to enjoy a simple, down to earth style of living in a quiet community. Our house is in a tranquil, residential area of Mattapoisett, good for family gatherings or for relaxing summer pleasures. We do not allow large parties in the house or outside without prior permission and approval from the owners. No tents or other structures may be erected in the garden without consultation with the owners. Disregard of these rules wil result in a heavy penalty. There are plenty of attractive places for such festivities in Mattapoisett, Fairhaven and New Bedford. . Mattapoisett is situated between the towns of New Bedford and Marion. Day excursions in the Buzzard's Bay area are easy. Accesses to ferry services to Cuttyhunk, Martha's Vineyard and Nantucket are nearby. Other amenities include golf, tennis, sailing, wind surfing or just relaxing on our private beach,in the garden or on the porch of The Big House and the deck of The Little House.. Golf, tennis, boating,wind surfing: There are public golf courses near Mattapoisett and there are public tennis courts in the town or at a public tennis club in Marion, which is a five minute drive on route 6. Marion and New Bedford have charters for fishing and sightseeing. If you own a boat, you can make arrangements with the Mattapoisett Boatyard for a guest mooring. No boats are allowed to be launched from our beach except for kayaks, canoes or a rowboat. No boats can be parked on our road.
