Upstairs: Room 1- one queen bed; Room 2 - two twins beds. One full bath. Downstairs: Room 3 - one queen bed ensuite bathroom; Room 4 – one twin bed; Room 5 - two twin beds. Two full baths ( one is ensuite). The Wampanoag Native Americans called Martha’s Vineyard Noepe which means "In the Midst of the Sea." Martha's Vineyard is the largest island on the southeastern coast of Massachusetts. It is twenty miles long and nine miles wide and contains six towns; Edgartown, Oak Bluffs, West Tisbury, Chilmark Aquinnah and Tisbury. The bus is a “flag stop company” which means in addition to set stops, the bus will stop for you if you flag it down and are standing on the side of the road in the direction you want to go. Taking the bus from the Larrier House: All you have to do is leave the Larrier House, walk to the sidewalk, flag the bus and it will stop and pick you up. The bus leaves downtown Vineyard Haven ever 15 minutes starting at 7 minutes past the hour. The Number 1 bus will take you to downtown Edgartown. The SpaceThe Cottages on Flat Bottom Pond are a wonderful escape on the spectacular island of Martha's Vineyard. These architectural cottages are located in the Lambert's Cove area of the Vineyard. The unique hand-made quality of the main house's construction 50 years ago has been recently updated with a more minimalist and clean design. The spaces are open and light with a focus on the outdoors and views of the vernal pond behind the house. The main house has 3 bedrooms, 2 full bathrooms and an outdoor shower. There is a beachstone fireplace in the master bedroom and a wood-burning stove in the living room. The kitchen is clean and well stocked. The deck is a terrific place for a summer dinner overlooking the pond. The 2 outdoor showers are a great place to enjoy the outdoors after a day at the beach. The Pond Camp is an additional outbuilding on the shore of Flat Bottom Pond with a single bedroom with a queen bed, and a bathroom with a composting toilet, sink and outdoor shower. The Pond Camp is located approximately 50 yards from the main house and provides a private space away from the main house and close-up views of the pond and its wildlife (ducks, pinkletinks). The Hill Camp is another studio cottage up the hill from the main house with nice views of Flat Bottom Pond. It is currently undergoing a complete renovation and will contain 2 twin beds and a bathroom with a sink and outdoor shower. The Hill Camp is approximately 25 yards from the main house and provides a great escape for 2 people. The main house and both camps have flat-screen TV's with cable TV and high-speed wireless internet. Finally, the Activity Barn is a 1,000 square foot open, lofty space that provides a large play space for kids with a ping-pong table and cable TV. This space hosts an annual art retreat for 10 painters. Seth's Pond, the best swimming pond on the island, is one mile down Lambert's Cove Road. Ice House Pond, part of the Land Bank's Manaquayak Preserve, is another stunning swimming pond near the house. Numerous conservation areas totaling more than 500 acres (Ripley's Field, Hoft Farm Preserve, Cranberry Acres, Duarte's Pond, Blackwater Pond Reservation, Vineyard Meadow, Wompesket Preserve, and John Presbury Norton Farm) are within a short walk of the house. Martha's Vineyard is our favorite place in the world and it gives my wife and I great pleasure in sharing our house with you. It's a gem of a house in a beautiful woodland setting overlooking a vernal pond. We love to have family get-togethers at the house and our guests have done the same. We've hosted honeymooners, wedding parties, rehearsal dinner, and numerous family reunions. Our guests have universally remarked upon the terrific feel of the house - the comfortable yet simple layout, the bright and cozy rooms, the wonderful outdoor spaces overlooking the pond, and the incredible collection of trees. It's an equally wonderful place to spend a week in the summer or a weekend in the fall or winter. We have enjoyed having others share our home on Martha's Vineyard which we consider to be one of the most beautiful and interesting islands in the world. Martha's Vineyard has numerous highly Zagat-rated restaurants, ranging from lobster shacks overlooking the water to farm-to-table modern restaurants to MIchelin-rated fine dining. Vineyard Haven is approximately 1.5 miles from the house, Oak Bluffs is approximately 5 miles, and Edgartown 7 miles from the house. Public transportation is available on Lambert's Cove Road but the island is best explored with your own car and/or bicycle. We have several favorite kayaking spots to share if you are so inclined. Wireless internet and Airplay music streaming in the living room are available. The SpaceOur three bedroom, one and a half bath home is situated on three acres of private land right up the road from wonderful Lambert's Cove beach. The beach is a ten-minute walk or two-minute bike ride away. The fully stocked kitchen consists of cherry cabinets, a granite countertop and all modern appliances. There is a wrap around deck off the kitchen and living room allowing for convenient indoor/outdoor living. The finished basement features extra sleeping and play space as well as a television and DVD. A wonderful vacation spot for the whole family. You will truly get away from it all when you come to our home. Relax on the deck or in the hammock. Watch the birds and breath the fresh ocean air. Take a leisurely walk on the beach or watch a gorgeous sunset. Grill some freshly caught fish for dinner while leaving the stresses of life behind. The rural setting feels like you're a world away but you are still only a convenient 10 minute drive or 20 minute bike ride to a variety of stores and just about anything you might need. There is also a public bus stop a few feet from our driveway that will take you anywhere on the island. If you're looking for a peaceful and beautiful setting with easy beach and town access you will love our home. Guest AccessIn the summer season we supply a walk on pass to West Tisbury's beautiful Lambert's Cove town beach. Interaction with GuestsWe would not be present during the rental but we enjoy getting to know our guests. Having said that, we understand that Martha's Vineyard is a place to get away and find peace and we would not expect our guests to spend much time chatting with us! The NeighborhoodThe neighborhood is rural yet close to all the conveniences (shopping, restaurants, cafes, the ferry, mini-golf, etc.). The beach, beautiful wooded walks, gorgeous sunsets, fishing and quiet are the highlight and attraction of the neighborhood. It's a great spot for kids and adults. Getting AroundPublic transportation is available with a pickup just a few minutes walk from our door.

The SpaceDownstairs room in an artist's house in a peaceful and quiet area. Convenient to towns and beaches, close to a bike path and bus stop,this bed/sitting room sleeps 1, 2 or 3 people ( 1 double sleep sofa, 1 twin). Walking/ running paths nearby, as is wild blueberry picking ( in season). Private entrance, books but no tv (wifi yes). Check-in time is 2 pm and check-out time is 10:00 am. Refunds: Refunds up till 1week before occupancy only. People tell me that this guest room is great for sleeping. It is also good for reading and writing, unless you pull out the sofa bed which limits some of the space. All linens are provided, sheets and towels, some beach towels. There is a sustainable farm across Sea Glen Rd. for good fruits, but a bike, bus, car or cab will take you to any and all restaurants on the Vineyard for your meals. So many choices! We do have some restaurant guides to help you decide. Car can be parked in front on the road. And if you enjoy lounging in the back yard, you are free to do so - we have a lot of shade though, lots of trees. The Vineyard is a beautiful Island to explore. It is still quite agricultural, lots of farms. The beaches are magnificent, the water clean. The Land Bank has many properties under conservation with walking trails all over and the public bus system will get you anywhere you want to go. Biking is great with many special bike paths leading from town to town. We wish you the pleasure of discovery! The SpaceWith its water views and proximity to ocean and pond swimming and nature trails, our post and beam three bedroom three bathroom home plus sleeping loft allows for a comfortable two family arrangement or plenty of room for one family to welcome guests. The house also has an outdoor shower and three decks facing east, west, and south. On the southern end of the house, the first floor master bedroom and bath (queen bed) has its own deck overlooking Northern Duarte's Pond. On the northern end of the house is another pond-facing bedroom (full bed), and another first floor bedroom with twin beds, with a shared bath. On the second floor of the northern side of the house is a large sleeping loft with a pond view and its own bathroom. Between the bedrooms is an open plan kitchen and living room under a cathedral ceiling with fireplace and porch facing the pond. We're a 10 minute drive from the Vineyard Haven ferry terminal, 20 minutes from the Oak Bluffs ferry terminal. Other Things to NoteFrom our house you can access miles of nature trails, plus kayak, fish, and ice skate (weather permitting) on the pond at the bottom of our property. Rental includes cost of car permit sticker for Lambert's Cove Beach, which renters per town regulations will need to pick up from the town's parks and recreation office along with documentation of rental agreement.

Calm neighborhood, friendly neighbors, runners, bikers, beach enthusiasts. Kayaking possible on Lagoon Pond. Sailing lessons available in Vineyard Haven. Car recommended although it is possible to bike and or bus it. Circular driveway accomodates parking. Bicycles can be stored in garage. 5 minute walk to buses and bike path on the Vineyard Haven/Edgartown Road. Island beaches, grocery shopping, airport and the towns of Vineyard Haven, Oak Bluffs, and Edgartown all within a short drive. In Vineyard Haven there are shops and restaurants, the MV Film Center with interesting programming. Buses go everywhere on the island. They are very practical and easy to negociate. My family guest house is basic and charming. Since it's above the garage, it's a bit like a tree house with a water view, airy and light.

This is a custom built home with antique beams, stained glass, soaring ceilings, glass sliders with view to stone walls and a deck overlooking a small fish pond. Lots of birds and flowers. The size of the property and the landscaping make this place unique: it feels remote but is close to everything you want to visit. In this case, you can have your cake and eat it too! Fifteen-minute ride to gorgeous Long Point ocean beach with its own warm water pond. Lambert's Cove Beach and Uncle Seth's pond 3 miles away. (See map/photo section). Nearby nature conservancies invite quiet exploration by foot or by kayak of the nooks and startlingly beautiful views of this special island. The cottage is a stone’s throw from the State Forest with bike, horse, and walking paths. Owner can arrange to have kayaks brought to house. Located ten minutes to Vineyard Haven shopping. Close to local beaches as well. You will have access to the West Tisbury beaches as a seasonal renter, the town will charge for the beach pass. There is a community pool and two tennis courts. Getting AroundThere is public bus transportation at the end of the street that services the entire island. Many people use the taxis and now Uber. The house is located on the road that has access to the island bike path. You need ferry reservations for a car. Or there are many car rentals available. The SpaceNewly decorated charming room in a Cape near Vineyard Haven center. The room can be made up as twins or as a king. Some guests have asked to sleep three persons in the room which can be accommodated with an air mattress. Bath shared by two rooms across the hall. Quiet home in a residential neighborhood with a lovely garden full of flowers. Sit under the grape arbor in the back or relax on the screened porch. Easy and scenic walk to town 15 to 20 minutes away or catch the West Chop bus 10A that goes right by the house. Walk to the beach and wharf at Owen Park. **** There is a 2 night minimum stay on summer weekends.**** Guest AccessGuests may help themselves to coffee or tea from the Keurig machine and have access to heat up food in the microwave and store food in the fridge on the porch. There are plates, cutlery, glasses and cups on the porch. They may use the back yard and the screen porch for eating and seating, conversing or reading. Relax and enjoy yourselves. The NeighborhoodThe neighborhood is quiet and residential, yet close to town. Vineyard Haven has numerous places to eat, shops with souvenirs and gifts. clothing stores, supermarkets, restaurants, art galleries and jewelry stores and two movie theaters. There is a workout center at the Mansion House Hotel. Main bus terminal is across from the ferry landing for all destinations on the island. Getting AroundThe West Chop bus #10A goes by every hour and a half It's a twenty minute walk to town. Many people rent bikes. And some take taxis. Uber is also available on island now. Buses run from the terminal at the Steamship Authority in Vineyard Haven. Buses connect to all towns on the Vineyard and run frequently. The buses are also equipped to carry three bicycles.

The SpaceA distinctive home--situated on the Vineyard Haven/West Tisbury line, well off the main road and in a dell surrounded by oaks and wild blueberries—the house offers a second floor with a separate entrance to two spacious bedrooms (each with twin beds), large bathroom with tub and shower, and book-filled sitting area. [You are looking at blue bedroom; separate listing for green bedroom.] A sleeping porch with a net-covered double bed, sofa and chairs is available for those preferring romantic outdoor sleeping arrangements or just a cool spot to listen to the birdsong. A great place also for sipping wine or reading in the rain. All windows look out onto exuberant gardens. There are several patio areas which provide peaceful spots to read, converse or simply dream. The building combines classic New England shingles with Mediterranean spaces and is filled with architectural salvage, antiques and handcraft acquired while living abroad. This is a spot for those preferring to avoid the hubbub of an in-town location but not so remote as to require a half hour drive to the movies or the store. Great writer’s retreat. It is an easy bike ride into Vineyard Haven; and public transportation, which goes all over the island (and carries bicycles), is an 10-minute walk away. The #3 bus from Vineyard Haven to West Tisbury operates hourly. Walking trails in one of the Vineyard’s many conservation areas are close by. Beach towels and chairs available. The SpaceThis unique property, new to the rental market, is nestled in the woods on a quiet dirt road. It abuts two, thirty acre farms and an extensive network of trials that connect to the islands many conservation lands, public properties and beaches. A nature lovers retreat. Tastefully furnished, it's open first floor plan and high ceilings with exposed beams give it a warm island cottage feel. Accommodating two very comfortably, the kitchen is equipped to handle any meal. A full bath with claw foot tub/shower and open living area with access to the outside deck and shower completes the first floor. The second story bedroom has a full size bed and is an open floor plan given a very airy feel. There is a small adjoining room after you walk through the main bedroom area, no door for non couples/privacy which has a twin pullout bed or full futon mattress on the floor. Guest AccessMartha's Vineyard has so very much to offer, beaching, boating, biking, hiking, shopping and restaurants. We are happy to help with suggestions, recommendations and or try to accommodate any special needs you might have. For those of you who sail we have a sunfish beached at the lagoon for your sailing pleasure and a kayak. My husband is a captain and offers harbor cruises on his 27' Cape Dory for a reasonable cost, weather dependent. We are happy to outfit the kitchen prior to your arrival with your favorite foods and offer private cooked meals, cost dependent and advance notice required. Pick up at the ferry terminal is available for those of you not bringing a car. Interaction with GuestsWe live on the property in the main house and will be happy to meet and great you. It is a very quiet private neighborhood and we ask all guest to respect that. We do have a friendly dog and cat which roam the property freely who may choose to come by and say hello. The SpaceAll rentals are Sunday - Sunday in July & August. Shorter term rentals outside of these months may be negotiated depending on availability. Items the responsibility of tenant include paper towels and napkins, toilet tissue, soaps, kitchen sized garbage bags, soap, dish and laundry detergents as well as beach towels. Guest AccessThe outdoor shower is an island treat. Take a hot shower once returning from the beach and enjoy the blue skies at the same time. Also, there is a Weber grill located in the side yard, safely away from the home to avoid a potential hazard. Guests also have access to Lambert's Cove beach by providing proof of residency to the Beach sticker salesperson. Beach passes and parking lot stickers are sold for a nominal fee. Interaction with GuestsI am available at all times and prefer to interact with my guests to provide answers they might have. Texting is a great way to communicate for me, but I can email or talk on the phone.

The SpaceA little piece of island paradise. Our custom designed and built house has all the comforts of home in a private, wooded setting on a quiet cul-de-sac. A short drive to Vineyard Haven, we are perfectly situated to reach the beaches and towns up-island as well. The downstairs features an open floor plan with a gourmet kitchen, dining, and living room. The screen porch with dining capacity for 10-12 invites you to dine al fresco and a wrap around porch with a hammock and deck chairs are the perfect spot to relax and soak up the Vineyard air. An outdoor shower makes getting rid of sandy feet a breeze and a TV and game room, set off from the fray, provides a quiet space for down time. The second floor features a master suite with a king size bed and large soaking tub, two additional bedrooms and study which can be used as a fourth bedroom. All the bedrooms have cathedral ceilings and central A/C. There is also a sleeper sofa in the TV room and a finished basement with a full bath which can be used as a bunk room. Located just 1.5 miles from town and the ferries, you are close to all the necessities, but far away from the traffic and hustle and bustle of downtown Vineyard Haven. The SpaceThe 800 square foot cottage offers two bedrooms each with a queen bed plus a sleeping loft (accessed by ladder in the living room) with three additional beds. The loft area is not safe for young children to sleep overnight without an adult. On the main level there is one bath (shower only, no tub), full kitchen, patio for outdoor dining, outdoor shower, and private beach access in walking distance making this your perfect vacation destination! We will be available next door to greet you upon arrival and to answer any questions during your visit. The NeighborhoodOur quiet neighborhood is located 1.75 miles from the ferry in Vineyard Haven. The West Chop Woods preserve entrance is located 100 yards up the hill, and the West Chop Lighthouse is 2/10 of a mile down the main road. Private beach access for our guests is across the street. Getting AroundFor ease and convenience when exploring the island, a car is recommended. However, the local MVTA bus passes our area aprx every 90 minutes to take you into Vineyard Haven. Bicycles can also be rented in Vineyard Haven and make for excellent alternative transportation. Other Things to NoteNOTE: The loft area is accessed by a ladder. We warn against children under 10 years old sleeping in the loft without an adult. There is no bathroom in the loft. Two nights is the minimum rental. The SpaceThis large bedroom has a kingsize bed which is difficult to find on the Vineyard. Built as a way point for the New York Yacht Club, Station No.7 is a part of Island history. The house has been completely renovated while keeping the charm of the original yacht club including the island stone fireplace. Our three bedrooms listed with Airbnb are on the second floor and the bathroom servicing these rooms is on the first floor. 100% cotton linens. A light breakfast of homemade muffins with honey, jam, sweet butter, peanut butter, and coffee or tea is served each morning. Vineyard Haven is a mile from the cottage and Oake a Bluffs is a little over a mile. Eastville beach is within easy walking distance, about 1/4 mike, if that far. We are also on the bus line and across the street from one of the main bike paths. Getting AroundThere is bus service that can be caught in front of our cottage. There is also cab service to the house. A bike rental shop is about a mile away. We have private parking for guests who bring their car. Other Things to NoteEasy jumping off the dock for a swim. There's always something going happening on the harbor to watch from the porch. No children under 7 due to the proximity to the water and the rocky shore.

Our sunny unit is just steps to the lovely pool. The property is spacious and beautifully landscaped with a pretty perrenial garden right outside the back door. If you want to get away from it all and still have the accessibility to all the Vineyard has to offer - please come enjoy your home away from home. Many guests park their cars in the Steamship Authority parking lots (see their website) on the mainland and take the ferry as passengers, with or without bicycles, no reservation required. Once on the island, many guests bicycle (rentals available, buses on the Vineyard carry up to 3 bikes), others bus / taxi / walk or rent cars / mopeds. If renting consider making a reservation ahead of time, particularly for peak weekends. The SpaceThere is a special calm and serenity about my place. The gardens are beautiful and colorful. People say it feels like a sanctuary. The room is equipped with a queen sized bed. This room may be coupled with "Serendipity/a haven on Martha's Vineyard" for families to have two bedrooms. This room sleeps two and so does Serendipity/a haven is outfitted with two singles that can also be made into a king. The bathroom is shared with the room across the hall. ****Two night minimum on summer weekends**** Guest AccessGuests have access to a K-cup Keurig machine for morning coffee or tea and can store food and snacks in the screen porch fridge. You are welcome to use the screened porch or the garden table under the grape arbor for breakfast, snacks or other brought in meals. There is a small fridge on the porch just for guests. Plates and cutlery, cups and glasses are available on the porch. You may bring in food and reheat it in the microwave on also on the porch. The kitchen is not part of the amenities. The water from the faucet is good town water. I do have a water filter if guests prefer. There are a number of bathroom items provided for guests. There is also a variety of maps and pamphlets with island information on a table near the entrance. Interaction with GuestsI enjoy meeting and talking with guests, helping them find their way around the island, and accommodating their individual needs. If I am unable to be home at the time of your arrival, I tell you how to access your room. I am available by text most of the time. The NeighborhoodThe neighborhood is residential, quiet and welcoming. It is close to town but not in it. If you choose to walk at night know that the roads are not well lit. The Vineyard's appeal is more rural. It is a 20 minute walk to and from town. There are a number of restaurants in Vineyard Haven and others in Oak Bluffs and Edgartown. In fact every town has some restaurants and there is a good variety. Bikes are available to rent at MArtha's Bikes in Vineyard Haven. If you arrive in Oak Bluffs, you may also rent bikes there. Getting AroundThere is the West Chop 10A bus that goes by and connects to the main terminal that has busses to all points on the island. Some people like to bring or rent bikes to visit the island. (The bus takes up to 3 bikes if you get tired.) Others use taxi service or Uber to get round. There is parking at the house if you choose to come by car. Other Things to NoteI have an outside shower which is "very Vineyard" for those who would like to shower surrounded by nature. At night you can shower under the stars. There is an inside shower as well of course. I speak fluent French and get by in Spanish.

Taxis are available, too. Public buses getting you from town to town. Taxis - at the ferry terminals, and you can call them. If you want to take your own car, make sure with the Steamship Authority whether you can get a reservation, before booking a room. It can be tricky to get on the boat during the summer. Other Things to NoteIf you'll visit, you'll never leave. If you have to leave, for whatever reason, you want to come back. I also rent the whole house for $ 4000/week once in a while. Take a 15 minute scenic walk to town to visit the quaint shops and Black Dog Bakery or walk 10 minutes to the Lagoon for kayaking or water activities. The property abuts Ramble Trail Preserve and Brightwood Park which is great for peaceful hikes and relaxing nature walks! The home itself is the perfect summer destination! Linens, towels and washer/dryer available for use. The large, spacious kitchen comes equipped with all basic cooking and dining utilities. The open floor plan upstairs allows for a bright and airy living room with lots of natural light and plenty of comfy couches and chairs to curl up with a good book. The living room also includes a 42''smart TV, dvd player, and a plethora of board games for your enjoyment! Conveniently located off the kitchen is a half bath. The living room couch includes a pull out couch with a queen mattress, where additional guests may stay. On the first floor, the master bedroom has queen bed with large, spa bathroom, fireplace and seating area. The house is located half a mile off the main road, which is leading to the towns, ponds and beaches. Most neighbors have huge properties and live here year round. So, the area has a settled in feeling, unlike some of the built-up spec areas in parts of the island. Getting AroundOne can rent bikes and cars on the island. There are public buses getting you from town to town. Taxis - at the ferry terminals, and you can call them. If you want to take your own car, make sure with the Steamship Authority whether you can get a reservation, before booking a room. It can be tricky to get on the boat during the summer. The SpaceSecluded Vineyard house on 1.5 acres, with no visible neighbors, near State Forest bike paths and a 5-minute drive to Lambert's Cove beach. The house is furnished in country antiques, with large living room, separate dining room, eat-in kitchen, hardwood floors throughout; 3 bedrooms, 2 full baths, cable tv, CD-player, high-speed internet, linens provided. Large deck downstairs, smaller one upstairs; beautiful garden. I use this house myself every summer, and am happy to let others enjoy it when I am not here. It's a perfect vacation home, only 3 miles from Vineyard Haven with its shops and restaurants, yet away from crowds, traffic, even the neighbors. Two of the Island's best restaurants, State Road and Lambert's Cove Inn, are even closer, practically around the corner. If you have never been to the Vineyard, a great time to discover it is early September through Columbus Day, when it's still warm enough to go to the beach and swim but easy to get restaurant reservations! The SpaceThe larger bedroom in this second floor two or three bedroom combination has a kingsize bed which is difficult to find on the Vineyard. The shared bath is on the first floor. There is also a mini fridge in the room. Built as a way point for the New York Yacht Club, Station No.7 is a part of Island history. The house has been completely renovated while keeping the charm of the original yacht club including the island stone fireplace. There are two or three bedrooms, depending on your needs, with a shared bathroom. A light breakfast of homemade muffins with honey, jam, sweet butter, peanut butter and coffee or tea is served each morning. Guest AccessHarbor side porch, front porch, use of dock for fishing sunbathing, swimming etc. (boats prohibited), enclosed teak and mahogany outside hot and cold water shower overlooking the harbor (as well as an inside shower), cable TV, wireless internet, private parking. Larger bedroom has a mini fridge. No kitchen privileges. Interaction with GuestsAs much or as little interaction as you want. We know the island and can give recommendations for restaurants, beaches and things to do. The NeighborhoodStation #7 is located approximately 12 feet from Vineyard Haven Harbor between the towns of Oak Bluffs and Vineyard Haven both of which can be walked to. We're a mile from Vineyard Haven and a little over a mile from Oak Bluffs. Eastville Beach is also within very easy walking, about 1/4 mile, if that. We are also on the bus line and across the street from one of the main bike paths. Getting AroundThere is bus service that can be caught in front of our cottage. You just flag it down! No noise from a permanent bus stop. There is also cab service to the house. A bike rental shop is about a mile away. We have private parking for guests who bring their car. Other Things to NoteEasy jumping off the dock for a swim. Great porch sitting, there's always something going on on the harbor. We will provide transportation to and from the ferry or the airport ( if it's not too late). No children under 7 due to the proximity to the water.

The SpaceLocated in a secluded out of town area of Vineyard Haven, but also very convenient to Oak Bluffs and West Tisbury and about a twenty minute drive to Edgartown. Hopefully the attached pictures will give you a good sense of the setting, which includes awesome sunsets from the deck. This four bedroom, 2 bath home is a raised ranch located at the top of a small hill within a few miles of Vineyard Haven, but towards the end of a private, heavily wooded road which gives rise to the serene, almost remote atmosphere of the surroundings. The home includes a queen sized bed in three of the four bedrooms and a pop-up trundle day bed in the smallest bedroom. The house is well equipped to enjoy a nice vacation. Amenities include a propane bbq grill, outside shower, outside table and chairs for dining on the deck, 4 person hot tub; large lawn and public bike paths nearby; high speed wireless internet, basic cable tv, small stereos/radios in the rooms, dishwasher, side by side refrigerator with ice maker, laundry with washer and electric dryer, large air conditioner in the living room. And cleaning fees are included. Available for weekly vacation rentals Summer 2015 from app. July 1 through September 30th. Thank you very much for your interest! If the house is rented as a whole, the owner will not be present so interaction between the owner and guests will typically be via email and via the local caretaker for the house. The neighborhood is quiet and family friendly with a serene, nature-filled setting. There is a public transit bus stop within walking distance at the corner of State Road and Holmes Hole Road. There are also bicycle paths nearby. The hot tub - - avoid alcohol and please - - no glass or food around the hot tub. Children must be supervised at all times around the hot tub. Guest AccessThe key to the house will be left on a hook in the outside shower which is at the end of the decking to the left of the front door as you are facing the front door from the walk way (or if the cleaners have just left, the door to the house may be unlocked with the key left in an obvious place such as on the kitchen table. If the house is rented as a whole, guests will have access to all of it save some spots which obviously are intended to store some of the owners' personal items such as clothing and house equipment. Please refer to the detailed house instructions and hints for more details Interaction with GuestsGenerally interaction with guests will be minimal since they will be renting the entire house. If the house is rented as a whole, the owner will not be present so interaction between the owner and guests will typically be via email and via the local caretaker for the house. The NeighborhoodThe house is situated at the top of a ridge with a lovely view over the tree tops toward Woods Hole. On a clear day you can see the Steamship Authority ferries traveling across the Vineyard Sound between the Vineyard and the main land. The neighborhood is very quiet. The house itself is the second last house on a dirt road with only nine houses on it and is across the road from never to be developed wooded "Land Bank" preserve land. So, while you can see the neighboring houses, the area has a very rural feel. Getting AroundWhile the house is within walking distance of the local bus route along State Road (and Holmes Hole Road) and the lovely island bike paths; for most folks, we recommend bringing or renting a vehicle to conveniently explore all that this beautiful island has to offer. Other Things to NoteTo turn the deadbolt locks on the front and deck doors you have to pull the handle way, way, way up and then turn the dead bolt. It is not intuitive and you will hear metal scraping! (This is probably partly because we rarely lock the doors!)

The SpaceDESCRIPTION: This beautiful, upscale, contemporary home was built by a well-respected Island artist and builder and it includes many custom features. It is conveniently located just one mile from downtown Vineyard Haven... yet it is in a very private setting abutting 8+ acres of conservation land. Just beyond the property is a mile long walking trail through undeveloped woodlands of oaks, pitch pines and huckleberries. The interior of the house was completed in 2013 and consists of a bright and airy open living area with cathedral ceiling, skylights, air conditioning plus ceiling fan. There is also radiant heat throughout the house and a fireplace in the living room. The state-of-the-art, fully appointed kitchen has a large island workstation, granite countertops and Jenn-Air stainless appliances. Home is tastefully decorated throughout with a mix of antique and modern furnishings as well as oriental rugs and original artwork. The air-conditioned master bedroom suite has a king bed, 2 sets of sliding doors that open to a private deck, a private bath with beautiful tiled shower plus a travertine vessel sink on a custom made ipe-topped vanity. The second bedroom has a queen bed, 2 sets of sliders and a private bath while the third bedroom has twin bunk beds and a full bath adjacent to it. The lower level is a finished walk-out basement with a TV sitting area with sectional sofa that includes a full size sleeper. There is also a fourth full bath with shower and washer/dryer. The exterior includes a large wrap-around deck in back which is ideal for dining or entertaining. Off the master bedroom suite is a private deck with sitting area and outside the lower level is a patio area with additional seating. There is also an outdoor shower in back and professionally landscaped gardens in front. This ideal vacation home is well equipped with lots of books, games, a Foosball table, WIFI and 3 televisions with cable. It is perfectly located only a 5-10 minute drive to the towns of Vineyard Haven, Oak Bluffs or Edgartown where you will find great shops and galleries, movies, theaters, lots of ice cream shops and many wonderful restaurants. Lovely gardens, picnic table and gas grill in backyard. Off street parking. Minimum 2 night stay on weekends,1 night during weeks that are not holidays. All sheets and bath towels are provided. Beach towels too! Keurig coffee maker and some pods. Bring your favorite pods if you wish. There is a Bose radio with cd player or plug your iphone into the radio. There are some cd's but bring your favorite. You have use of the entire cottage and back yard with gas grill and picnic table. Vineyard Have is a 10 minute easy walk. Beaches and restaurants are walking distance. We live in the house next door so we are available to our guests if they need us. The cottage is in an old quiet neighborhood close to Vineyard Haven. There is wonderful bus service for the entire Island. There is a full kitchen, Silverware, plates, glasses pots and pans. All that you would have in your kitchen. There is a dishwasher (detergent) washer and dryer (detergent). Ice maker in the freezer. Toilet paper, paper towels , bath towels, sheets,etc. There is even a hair dryer. Soap and most other stuff. I can make the bed into a twin size beds, if that is what you would prefer, just let me know. We have a wonderful Vineyard outdoor shower for you to use too! Taking an outdoor shower is the "thing to do" on MV. We live in the house next door to the cottage. We can help with anything you need. Please, only two people. Getting AroundThere is a parking place right in front of Little Lobster for one car. The bus service on the Vineyard is excellent and you can buy weekly passes that will take you anywhere on the island. If you plan to drive over for your vacation, the steamship authority is the only way to get your car to Martha’s Vineyard. If you want to bring a car to Little Lobster please call the Steamship to make your car reservation immediately. It is VERY hard to get your car on if you wait till Spring or Summer. Call them for a reservation ASAP. (PHONE NUMBER HIDDEN) I f you drive and want to leave your car in Palmer Avenue parking lot it is $15. Per calendar day. The SpaceThe Vineyard is our Summer home. We live upstairs and have the ultimate respect for your privacy and enjoyment of your vacation time. Although the space is private with it's own entrance, we live here as well and have a small cottage on the property that we also rent. Please don't expect complete solitude as you will see other guest as well as us on the property, but never in "your space". The laundry room is shared as well as the outdoor shower, although not literally :) Guests also share the firepit area. Guest AccessA BBQ grill (charcoal) is available for the use of all the guests. We plan to upgrade this to a new gas grill for the 2017 season. Golf is a short drive or walk to Mink Meadows County Club which is open to the public.The town tennis courts are a 5 minute walk away. There is that summer classic : the outdoor shower for use of all our guests. A fire pit is on property but use is permitted only while your Host is on the property for safety. Thanks. We are almost always available to help you get the most out of your stay if not in person than through texting or email as we live an active "Island life". The NeighborhoodThis is a super chilled out neighborhood of seasonal and year round residents with lots of vacationers mixed in as well. The convenience of being able to walk to the vibrant Main Steet district of Vineyard Haven, the beach and the ferry is a huge plus. Getting AroundThe VTA bus stop is right at the end of the street and can take you anywhere you want to go on the island. There are also numerous bike , car and scooter rentals as well as taxis and tour companies located right in Vineyard Haven. Go to the Vineyard Transit Authority website for some great detailed info. Other Things to NoteWe have gear for families with babies; Pack and Play, Changing Table etc Please inquire for specifics. We also have tons of beach gear should you need to borrow any chairs, umbrella, toys for the kids , etc.

The SpaceCozy A-frame, post-and-beam house, newly built. The ground floor is an open floor plan, with kitchen, dining and living areas all flowing comfortably. Downstairs is a bedroom (currently used as nursery/child’s room) with a crib, twin bed and trundle. There is one bathroom downstairs, with shower/bath and linen closet. Dining room table comfortably sits 4-8 with custom built bench seating. The living area has vaulted ceilings, wood stove, a sleeper couch and flat-screen TV with On-Demand cable, Netflix, Blu-Ray. Upstairs is a loft for reading, playing, yoga, or quietly enjoying the tree-top views. (Full bed available in this room by request.) The master suite is at the end of the hall, with a luxurious King-sized bed, another sitting area, flat-screen TV, On-Demand cable, Netflix, and a walk-in closet. Master bath with skylight and custom shower with stone tiles. French doors off the dining area lead to a backyard patio, and off the kitchen is a large deck with new patio furniture and an electric grill for cooking out. The fire pit with bench seating is perfect for roasting marshmallows after a long day at the beach! Guest AccessOur home is located in a private community, with access to tennis courts (3 min walk on a wooded trail) and the private community pool, less than 300 feet from our front door! We provide sticker-access to Lambert’s Cove Beach, a serene, private beach just five minutes away by car. State Forest biking and walking trails, West Tisbury Farmer’s Market, and downtown Vineyard Haven all just a short drive away. Kitchen, with gas stove, stainless appliances, dishwasher, coffee-maker, blender and microwave, is stocked with pantry essentials. Crib, high-chair, children’s toys, bikes, pool floats, beach chairs available on request. Interaction with GuestsWe are local and available to assist you during your stay, by phone, email, or in person. The NeighborhoodWest Tisbury is centrally located in the heart of Martha’s Vineyard, convenient to all Island towns. (10 min drive to Vineyard Haven, 15 min to Oak Bluffs, Edgartown, 20 min to Gay Head cliffs.) Renters are provided with sticker access to private Lambert’s Cove Beach, a peaceful cove beach just 5 min away by car. There are numerous walking and hiking trails in the area, including a large network of wooded trails and "ancient ways” accessible at the end of our road. (A two minute walk away.) All of the Island’s attractions, beaches, shops and restaurants are a short drive away. Your Vineyard vacation awaits! Getting AroundThe Island has a great public bus system. However, our home is located about two miles from the nearest stop. Better for those bringing or renting a car. Other Things to NoteOur home is available to rent by the week only, Sunday-to-Sunday, from July 5th to August 30th. Check in time is 3 pm. Check out time is 11 am.
