Elevator lift or stairs to second level living include remodeled kitchen/dining/great room; 3 bedrooms, three baths including 2 masters en suite (main master suite has vaulted beamed ceilings, skylights, jacuzzi, glass shower, double-sided fireplace and walk-in closet with laundry room and it's own private deck).
Tons of outdoor living space including tiled front porch, 20x24' sun deck (that doubles as 2-car carport), wrap around deck to private area off master, large well-landscaped concrete patio with fish pond, covered bar, bbq area, fire pit, sand beach and 19x8 boat dock on extended iron ramp to the river. Property also has its own private boat launch ramp (often covered with mud, though), 12x16 shed, RV hook-ups, updated septic with drain field, plenty of parking for cars and boats.
Remodel over past two years includes new shaker-style shingle roof, floors, appliances, kitchen cabinets refinished, drywall, paint, bathroom and more. Guest AccessWatch the sunrise over the river from your bed through the wall of windows...walk out the door and down the ramp to your boat... never have to trailer up and down or pack and unpack all your weekend provisions again because it's all right there...and if you need anything it's 10 minutes to Wal-mart...float down river to watch the sunset...catch the majestic eagles soaring overhead - the nest is right around the bend (they had 3 babies this year!)...read a book in the hammock... sit outside in the covered bar area and enjoy the view even when it's pouring rain... get cozy with a fire in the river-side pit... wiggle your toes and make castles on the big sand beach... have a family bar-b-que and seat 24 at the tables... It's a lifestyle... friends & family.... neighbors helping neighbors... everybody waves... spending time on, in and watching the river. Interaction with GuestsThis is our home but it is available for whole house rental. This means our clothes are in the closet and some food might be in the fridge but you'll have the place to yourself.
For bachelor/bachelorette parties, weddings and reunions we offer event services that allow you to be a guest at the party instead of running around taking care of everything. This can include logistic arrangements, set-up/tear-down and clean up, shopping/food prep/cooking/serving, bands/DJ's and other entertainment, decorations, etc. Just ask and we can likely make it happen. The NeighborhoodYou'll feel like you're in the middle of no where with pastures to one side and river to the other but it's only 10 minutes to Wal-Mart. Very limited neighbors makes this location private and quiet and allows you to have a good time without worrying!
You may feel the need to close up blinds but rest assured, no one is looking in...there are no neighbors front of back. The master bedroom has no window covering at all to afford full views of the river. Getting AroundLocated about 15 minutes from Jefferson City. Transportation from the Columbia airport can be arranged but a car is strongly suggested. Other Things to NoteHouse is not 'child proof'. If there are kids in your party feel free to rearrange as necessary to maximize safety, minimize breakage.
Must be able to navigate stairs throughout the house. Please advise in advance of need to use the lift from ground floor to access living level.
Your boats are welcome. Conservation ramp 10 minutes away. Tie up at the dock, plenty of trailer parking.

Some fishing poles and tackle (bring your own bait), life jackets (except for infants/small children which you should provide to ensure proper fit), firewood, grill & charcoal all provided, within reason.

**This home is on a river. Rivers sometimes flood. Water has been in the yard and in the lower level (it's a raised cinder block designed for that purpose). There is always warning so this isn't a safety issue. It has not ever happened during the stay before or during any of our guests but we do want to make it known so our guests understand the risk (however small) of a possible last minute displacement. Unfortunately we can't predict mother nature! In the unlikely event of flooding, all deposits and fees would be fully refunded and we will assist with making alternate arrangements.
This is a river several miles long, not a lake. There is current. There are lots of boats on the weekend. The Osage starts at the Lake of the Ozarks and empties into the Missouri River (big muddy). We are navigable from the Lock and Dam to Bonnots Mill. It's very scenic and usually pretty laid back. Rafting up is a favorite past time.
