The SpaceThis is a great spot for a family with kids. Fits up to four comfortably. Will even consider your "other child" (dog)! Enter in split level tiled foyer - your cozy spot is downstairs. You are welcome to use back deck and fenced in space for four-legged friends. Just down the road is an open dog friendly field for your daily walks. Also you are welcome to light use in the kitchen... Back deck and front yard emanate serenity, and there's tons of wildlife! The area is so peaceful and rural, yet 15 minutes by car, 25 minutes by bike and you're downtown. Another 5 and you're at UM tailgating! Bus route is 4 blocks away and major bike thoroughfare is within a mile! Guest AccessGuests have access to two bedrooms and a private bath all on the lower floor. If there are more than 3-4 of you, there's an additional room with a futon and mattress. Please feel free to relax on our deck off the kitchen and light kitchen use is fine. If you have items that you need to keep cold please use the refrigerator in the garage. Interaction with GuestsWe are available for questions during your stay; you may need to call us if we are not in the house. We are very communicative! The NeighborhoodWe sit on 160 acres of Dept of Natural Resource land - so the air is fresh and it is VERY quiet out here. Getting AroundIt's super easy to get to town - you can be in downtown Missoula 25 minutes on the bike trails or 15 minutes by car (straight shot). Parking is in our driveway!

The SpaceCompletely remodeled 3 bedroom 2 bath log home on 1 acre. In 2014 we gutted our log house and turned it into a home! All new everywhere!! Private setting yet close to restaurants, bars, movie theaters and shopping. The Hiawatha House is our home and we rent it while we travel with our 2 kids. It is available to you to enjoy as your 'home away from home' while visiting Missoula. Sit on the large and comfy couch while enjoying views of Snowbowl Ski Mountain. Open concept living is great for families or small groups. Huge kitchen with family 'heirloom' antique stove and large commercial fridge, wall oven, microwave, and dishwasher. We try to provide all the tools for your cooking needs. There are some spices and condiments and coffee and tea for you to enjoy. The Dining area is open to the main living area and kitchen. Our table seats 6 comfortably and can squeeze up to 8 people. Master Suite has a comfortable queen size bed with great bedding. It is a peaceful place to rest and read a book. Enjoy the huge shower in the attached master bath. Upstairs Bedroom is perfect for kids. We leave lots of books and the downstairs closet is stocked with crayons and paper!. This bedroom has two single beds, one is in the loft! ****In this room we can also de-kid it and add another double bed, upon request. Now it can sleep 4! The first floor bedroom is sweet and cozy with a double bed and a closet. All beds have micro fiber sheets, comforters and quilts. The first floor bathroom is a great place for a soak! Step into our deep stock tank and relax in a hot bath. Extra linens are in the hall closet. There are two entries to the home, through the locked key door or through the back mudroom using the key code. The key code will be given to you prior to arrival. There are lockers in the mud room, making it a great place to take off wet boots, even snow gear and store away during your stay. Guest AccessGuests will have access to: Wi- fi, Apple TV with unlimited Hulu and Netflix streaming, PBS, ABC, CBS, and NBC news and some other networks. Sound system for ipod, mp3 players, phones, etc. Washer/ Dryer Locked closets, cabinets, and outbuildings are off limits to guests. Please do not remove anything from the carport, as this is also off limits. Thank you! Interaction with GuestsWe will most likely not be around during your stay. Depending on the time of year. During summer months we will occasionally come to our property to change out equipment for our business. We will never come into the house, just our carport and barn. We will only be on the property for a short time, changing out work equipment and getting water for our work duties, we own and operate a vegetation management firm. You may see us pull the hose out and fill a landscaping tank, but then we will be gone. Our host will accommodate any reasonable request you may have. If you have any issues or concerns, please, let our host know right away, so the concern may be addressed. We want you to enjoy and relax during your stay here, and are willing to help out in any way. Feel free to ask our host about food and fun recommendations. The NeighborhoodOur log home is nestled in a secluded area just past the hustle and bustle of Reserve St. We are 5 minutes to dining, movies, and shopping. We are 10 minutes from downtown Missoula and the airport. Our acre has great views of the Missoula valley. Our driveway is a private drive with only 3 homes on it. So we have lots of privacy here. You will see lots of birds, some deer, foxes, eagles, and many waterfowl as Grant creek runs just past the property. Our property is close to the Clark fork river, great for floating and fishing. We have lots of great hiking trails just minutes from the cabin. Getting AroundThe Missoula public bus system runs back and forth from Target. Which is 5 minute drive away. You can also ride bikes on bike trails once you get past reserve street. Cabs and delivery of any kind will come to the cabin. Other Things to NoteWe have pets! A dog and a cat. They are outside animals. Our dog will not be present during your stay. However, our cat, Leonardo D' Catrio (Lenny) will be on site. He is our resident mouser and takes his job very seriously. He has a warm bed and food in our barn and is fed by our host. You may never see him, but if you do, you are welcome to say Hello and give him a good pet. Otherwise there is no obligation to him. Our host will make sure he is tended to. Please understand that for stays longer than a week, our host will come by every 5 or 6 days to replenish his feeder. Please do not rent our home if you are opposed to Lenny Cat being on the property.

The SpaceWhen you walk in the front door, you'll know why I think this home is so special. It's warm and inviting, comfortable and open, and best of all, filled with light. It is also located in my favorite part of town- very close to the river trail which connects to downtown. The house was built in 1910 and has since been remodeled... the inner walls were knocked down to open up one big living room / kitchen space. Tall ceilings and hard wood floors. There is radiant heated floors that warm the house. There is a mud room with lots of hooks, storage space, and a washer and dryer. The kitchen has a new stainless steel dishwasher and gas range, and a counter bar that opens to the living room. The bedroom has a queen size bed and the bathroom a large claw-foot tub. The living room has a couch that turns into a bed, and there is also an air mattress. This is just the inside... Outside is bliss. The yard is large and beautifully landscaped... you'll wake up to the smell of lavender outside of your window, there is also a backyard private patio oasis where you can dine or do yoga. There is a grill and I also provide bicycles for your stay upon request. It's important you let us know ahead of time. The bikes are old cruisers, nothing fancy- we keep them maintained best we can, but they aren't perfect :) If you love to explore by foot or bike, you can do it all because you will be so close to the river trail and downtown missoula! If you are interested in a multi-month rental, don't hesitate to contact me. Guest AccessGuests have access to everything in the house and on the property except for the garage. Interaction with GuestsGuests shall allow the owner access to the property for purposes of repair and inspection. The owner shall exercise this right of access in a reasonable manner. Lawn maintenance may occur during your stay. The owner/property manager will always be available to communicate with guests but will not be on the property during their stay unless requested by the guest. The NeighborhoodThe proximity to downtown is wonderful, and the walk to get there is lovely along a river trail. Down the street is Missoula's best natural food store - The Good Food Store, and nearby you'll find wonderful coffee shops (Bernice's and Le Petit), restaurants, and shopping (Betty's Divine!). I've been in Missoula for 13 years and this location is my favorite location in town. Check out the guidebook for my favorite hotspots. Getting AroundYou are within walking distance of the river and downtown. I provide bicycles as well upon request. On a bike you can be at the university in 10 mins and downtown in 5 mins. Missoula also has public transportation and you are within walking distance of the major bus lines. Other Things to Note**Accommodates 4 guests, $25/night per guest extra if more than 2. Up to a maximum of 6 (six) people upon approval. **If you need an additional bed, we have a top rated 'off the ground' air mattress with a pillow top cover in addition to the pull out bed. **Bicycles available upon request. It's important you let us know ahead of time. The bikes are old cruisers, nothing fancy- we keep them maintained best we can, but they aren't perfect :) **Hula-hoops available :)

The SpaceThis lovely 2nd story studio is spacious and well decorated. It has everything necessary to stay for a week or a month. Looking out the sitting area window through the Maple tree branches gives a tree house feel. The gas fireplace is wonderful to sit by and read or watch TV when it is cold outside. Has cable TV and wireless internet. Dining table and chairs to eat inside, or a bistro table and chairs outside your door downstairs overlooking the garden if the weather is nice. The colors are warm and inviting, and it is a great spot to come back to after a day out exploring Missoula and surrounding areas. Fully equipped kitchen for cooking in, plus washer/dryer for cleaning your clothes. The super comfortable queen size bed will recharge you in a restful sleep each night. There is a state of the art insulation and ventilating system installed between it and the garage below. Since we use this space ourselves at times, we wanted it as nice and pleasant as possible. Everything you need is in the studio. It is very private. The only area in the yards that are off limits is the owner's yard (separated by a wooden fence and gate). We have a couple of protective Chihuahuas, so we keep them in a yard away from guests. The rest of the spacious and beautiful grounds and gardens can be enjoyed Chihuahua free! If the weather is nice, guests have their own bistro table and chairs outside at their door to enjoy their morning coffee, or afternoon glass of wine under the Maple tree. There is a great grocery store just one block away, so you can cook in if you like. The kitchen is complete with cookware and dishes, a lovely vacation condo! We love visiting with guests, but how much is up to them. The studio is completely self contained and detached from our house, so if they want total privacy, that is OK. We are usually around working in the gardens, so can offer entertainment or dining suggestions, if desired. Guests can always just knock on our door, as well! We have lived in this neighborhood for 20 years, and feel it is the most desirable in all of Missoula. Situated in a Historic District, the streets are lined with mature trees and we are within walking distance to downtown, the river, a multitude of hiking/biking trails, the University, restaurants, bakeries, Farmer's Markets, a local brewery, baseball and other cultural and sporting events. Plenty of parking on Chestnut Street. Our home and grounds take up half the block. Can also park on 5th St. Bus stops are 1/2 block in either direction. Bike and walking paths at the river are just down Chestnut Street. Grocery store is 1 block. Numerous restaurants, bakeries, shopping downtown, Big Dipper Ice Cream, and a popular local brewery are just a few blocks walk....this is truly an ideal Missoula location! There is a 2 night minimum for this studio. No smoking, and no pets. Please don't let our cats into the apartment. They are very friendly and curious and will try to come in and make themselves at home if you let them, especially the 3 legged one (Simon). You are welcome to pet them as much as you want outside, however! Guest AccessAccess to the studio is through the yard gate on Chestnut Street, or through the sliding gate on the alley. The door to the studio isn't visible from Chestnut Street. You WILL see the garage, however, since it is right on Chestnut. Just remember it is over the garage, walk around to the back and you will see the door with the address and a key lockbox. I will email or text you the code prior to your arrival if we will not be here when you arrive. Interaction with GuestsWe love visiting with guests, but how much is up to them. We are always available to make dining recommendations or answer any questions. The NeighborhoodThere is public transportation (bus lines) 1/2 block away. Grocery store 1 block away. 3 bakeries and 8 restaurants within a 10 minute walk. River trail is straight down Chestnut St. at the river (5 blocks). Walking distance to downtown, University, bakeries, Big Dipper Ice Cream, and more restaurants, stores and Art Galleries. Snow Bowl ski area is a 25 minute drive. 4 golf courses within a 10 minute drive. Brennan's Wave for kayaking practice just a few blocks away at the river. Getting AroundBus lines are 1/2 block in either direction. Bike trails at the river, and an easy cross town bike path just a few blocks away. Lots of on street parking on Chestnut St. Other Things to NoteAdults only, please. Unit is not set up to accommodate babies, toddlers, or young children.

The SpaceThis space is private and in a GREAT location that is incredibly convenient. It is just one block from Greenough Park, a few blocks from the University of Montana, less than a five minute bike ride from the heart of downtown Missoula, and within walking distance to great hiking--Missoula's open space system on Mount Jumbo and Mount Sentinel, and just a few miles from the amazing Rattlesnake Wilderness area. The studio is attached to the main house in which we live. We have two dogs who are very friendly and lovable. You'll have your own, small backyard space fenced off from the main house backyard. There is a full kitchen with fridge, gas stove/oven, and cooking supplies and utensils. If you request a toaster, coffee maker, or need any other appliances we can provide this at no cost. Guest AccessGuests have access to a small deck and backyard. There is also access to a washer and dryer in the main house. Arrangements need to be made with hosts in advance in order to use/access laundry facilities. There is also a grill in the backyard that you are welcome to use! Interaction with GuestsWe will be available to assist you with any questions and concerns you have about your accommodations and the area as we will be right next door. Just ask! The NeighborhoodEnjoy a leisurely stroll in lovely Greenough Park just one block from your door. As you walk along Rattlesnake Creek, take in the fresh air scented with wild roses, cottonwood, and other aromatic shrubs, depending on the season. The park abounds with lush, green vegetation and it's a great place for bird watching! Resident wildlife include the american redstart, downy woodpecker, dipper, mountain chickadee, bohemian waxwing, screech owl, beaver, deer, and even an occasional black/cinnamon bear! Getting AroundGetting around Missoula is a breeze, especially in this location. There is a Mountain Line (city bus) bus stop a block away and there are tons of restaurants, coffee shops, bars, banks, and other important destinations within easy walking/biking distance.

Our location is what makes us unique. The property is tucked away and borders the north end of Greenough Park, a local favorite. Greenough Park , a preserved natural area, provides opportunities for wildlife viewing, jogging or just an easy after dinner stroll. Some of the best bird watching can be found along Rattlesnake Creek which runs through the park. Also close by are hiking opportunities in Missoula's North Hills and Mount Jumbo, both offering views of the Missoula Valley and an abundance of wildflowers in the spring and early summer. The Rattlesnake Recreation area, just up the road, offers great mountain biking, hiking, backpacking, and cross country skiing. Guest AccessThis studio apartment is located in walkout lower level of the resident's home. Guests will have their own entrance with a small courtyard for grilling and hanging out. Parking is provided just outside the front door. Two 1-speed bikes are included. Historic downtown Missoula is an easy and beautiful ride/walk through Greenough Park. Interaction with GuestsOwner lives just upstairs from the rental space and has own entrance and shared parking area. I am happy to offer my guests information about the local hiking, boating, and biking opportunities in the area. The NeighborhoodOur location offers ease of access to events happening in Missoula. The Historic Wilma Theater, hosting live concerts and movie viewing, is 1.5 miles away = 30 minute walk = 9 minute bike ride. The Adams Center/Washington Grizzly Stadium, located on the University of Montana campus, hosting live music and sporting events, is 1.3 miles away = 27 minute walk = 9 minute bike ride. Getting AroundGuests will have access to two bicycles during their stay. For a leisurely ride through the park or to downtown Missoula - anywhere you might want to go, Missoula is a bike friendly town. Other Things to Note"swimming hole" is 2 minute walk downstream from here. Cold, clean water coming from the Rattlesnake Mts. just north of here.

Walk to a large grocery store in 10 minutes. We're just a couple blocks from the railroad tracks and you can hear Missoula's charming "train thunder" occasionally as trains move through town. The train sounds mostly occur during daylight hours, but there are occasional night noises. Most guests describe this as charming, and we tend to agree. Railroad House is situated on a family-friendly block with sweet neighbors. Mountains are visible from the yard, as is plenty of Montana's big sky. Getting AroundThere is a bus stop 6 blocks away, and it's an easy 15-20 minute walk or 5 minute bike ride to downtown. Cross Broadway to walk along the Clark Fork River Trail to The University of Montana campus in 30 minutes, or drive in under 10 - it's less than two miles away. You can also access trail heads for day hikes in less than ten minutes. There is street parking in front and one off-street parking spot in the alley out back. The NeighborhoodNeighborhood is part of the National Historic register. Within walking distance to downtown. Other Things to NoteWe find most of our guests would like to have movies and unlimited wi-fi, so we've replaced the Direct TV with Netflix and now do have an unlimited wi-fi plan in place.

The SpaceWelcome to our studio style garden home located in the historic riverfront district. Stained glass windows, hardwood floor, vaulted ceiling and skylight make for a spacious feel to our quiet and secluded cottage. Nicely furnished with antiques and original and local art. You do not need a car and the kids are welcome. A large walk in closet and plenty of hot water for the shower make this quiet and comfortable home ideal for a 2 night stay or a month long sojourn. Surrounded by flowers and fruit trees, you are still within walking distance of bakeries, boutiques, eateries, and cafes. Our spectacular local ski resort is just a 25 minute drive. World class cross country skiing, fly fishing, rock climbing, mountain biking and river rafting and kayaking are within a 45 minute drive. The SpaceDesigned by world famous architect Richard Neutra in 1950, this jewel of a house perched in the south hills has stunning wraparound views of Missoula Valley and the mountains all around. Four bedrooms, two offices, a bright balcony, sunny flagstone patio, big, sweeping lawn, private driveway, new washer, dryer, refrigerator, espresso machine, huge kitchen with views onto Mount Sentinel, lovely breakfast nook, good sledding hill, access to private community park— all make this a unique getaway for ski season, lilac spring or high summer. You can walk onto the Highlands Golf course right above us, or walk down the hill and hike up onto Mt. Sentinel and Crazy Canyon in the summer. The SpaceLovely remodeled university home with beautiful back yard. Last remodel was in 2013. A 10 minute walk to vibrant downtown Missoula and its many restaurants and three Saturday outdoor markets and a 5 minute walk to the University. We live on a tree-lined street in the University historic district, and have two friendly people-loving springer spaniels. Guests have access to a second floor bedroom with a queen sized bed and a private bathroom on the main floor with a jacuzzi tub and shower. Laundry facilities are available off of the bathroom. We cannot accommodate more than 2 guests at a time. The back yard has a large deck, flower gardens, and a shady grape arbor reminiscent of a Tuscan winery. Guests are welcome to enjoy a bottle of wine on the deck. The Rattlesnake Wilderness is 10 miles away and world class skiing at Snowbowl is a 30 minute drive. Glacier Park is 2 hours away by car, and the Mountain Line bus is just steps away. Guest AccessGuests are welcome to use the back deck in the summer months. Interaction with GuestsDuring the academic year, we are frequently gone all day and have meetings in the evening. So, we are not always around much. Guests have their own patio with table and chairs to enjoy their morning coffee, glass of wine, or their own cooked meals. There is a great grocery store one block away, so you can cook in if you like. The kitchen is complete with cookware and dishes, a true vacation condo!     The SpaceOur basic studio apartment was newly constructed a couple of years ago. We strive to keep it stocked with all of the comforts of home. Brew a fresh cup of coffee in your kitchen or walk to the neighborhood coffee shop just 1 block away. Between the queen bed and the full-sized futon in the living room the apartment can comfortably fit 3-4 adults or adults with children. Guest AccessGuests will have access to a shared backyard with a swing set, grill, small trampoline, volleyball net and 3-person hot tub. There are shared laundry facilities in our main house. The studio has Wi-Fi and a 40" internet-enabled television. We do not have cable tv but we do provide access to our Netflix account during your stay. Missoula is very bike friendly. We do have several bikes (youth and adult) that could be made available during your stay should you like to use them. Interaction with GuestsWe are a very social family that enjoys meeting new people. However, we are very happy to provide privacy for guests that prefer it. Please note that the studio shares a backyard with our main home. As we have three young children interactions are inevitable although we are happy to minimize these should you have a time during your stay where you would like to use the backyard undisturbed. We will usually be around during your stay and are available to provide local information as well as a spice, toiletry or other need you may have to make your stay more enjoyable. The NeighborhoodThe Rattlesnake is the gateway to the Rattlesnake Wilderness and many outdoor activities. We are also convenient to the interstate and the downtown area. Rattlesnake Gardens, a fantastic neighborhood restaurant and grocery, is 1 block walk away. Their menu is posted on their (SENSITIVE CONTENTS HIDDEN) page. They also offer espresso, delicious daily lunch and dinner specials, breakfast specials on weekends, as well as some staples for your stay. We are located on a dead-end street across from a horse pasture. There is a great playground and walking path along the river 4 blocks from our home. Getting AroundWe are 1/2 block from a Mountain Line Bus stop making the downtown area or the walking footbridge to the UM campus just five minutes away. Avoid the parking mayhem for the Griz game or event and take the bus! Bus service is free to all riders as of this past spring. Other Things to NoteAlthough the apartment is not officially handicap accessible it is set up to be convenient for guests with limited mobility. It is a short step up into the apartment and the bathroom is wide with a walk-in shower with handrails, seating and a hand-held shower head. We've recently changed our settings to have an official check-in and check-out time. However, this is flexible. The decor is vintage eclectic. The spaces have all been updated, carefully maintained, and well cleaned. The main level of the house has an open kitchen, dining, and living room area. A full bathroom is down the hall, along with a large bedroom that has a mini-crib (pak n play size) and a queen bed. The upper level has the playroom (with twin bed) and the very fun attic bedroom that is large with two twin beds that are built into the attic space, along with a queen bed. The basement has a complete master suite with queen bed (and TV) and beautiful bathroom with walk-in shower and double sink vanity. The laundry room is also downstairs with washer and dryer. With the rooms on all different levels, families traveling together are able to have their own spaces. The family room is located towards the back of the house and opens to the backyard with french doors. It has a couch and loveseat and TV with DVD/bluray player (netflix) and surround sound. The backyard is fenced and connects to the family room with french doors. There is a large beautiful shade tree and a BBQ and seating for your enjoyment. Last minute openings may or may not be accepted depending on the particular circumstances and length of stay. This is a three or four bedroom upstairs ( accessible only by stairs) apartment near the airport If you use the fourth bedroom there will an additional charge. The square footage is more than 1800 square feet. It has a fridge, oven, portable dishwasher,shower, washer and dryer accessible,and a microwave and all necessary items for an extended visit. The rooms are large, clean and simple. There is a 100.00 cleaning fee and a 7 percent state lodging tax added to all stays. It is near the freeway for easy access into Missoula which is about a mile away. Its close to the airport. There is a bus stop within two blocks. The Big Sky Brewery is less than a block away and the Missoula Winery is across the street. The Harley Dealership is a block away. It is not downtown but because access to the freeway is easy, you can actually get downtown in less than 5 minutes and avoid the huge traffic snarl that accumulates in the North Reserve area of Missoula. However if you want to go there, its very quick and accessible to all the mall and strip type stores.       The SpaceEnjoy authentic Montana hospitality at the Cabin in the City. Steps from the university, stocked with local beer, you'll live like a local but enjoy the amenities of a hotel. The property comes with two off-street parking spaces (a rarity this close to campus) and a warm atmosphere nestled in the University District, a leafy neighborhood of century-old bungalows, and views of the nearby mountains and river. Completely renovated, the cabin features a full kitchen, living room, and bedroom. The living room couch pulls out to make a bed sleeping two, and the queen-sized bed in the bedroom also accommodates two. This is a cozy property reminscent of a small cabin in the woods, and the cedar panelling and warm atmosphere reflect that. Heat is provided by an electronic, automated gas stove, conveniently keeping the cabin toasty warm while imparting the ambiance of an old-fashioned woodstove. Air conditioning is also provided upon request in the summer. Guests can enjoy all the amenities of the university due to its location just down the street while also taking advantage of the dining, drinks, and attractions of the University District and Missoula. Two blocks south is Buttercup Cafe and Market, featuring locally-sourced breakfasts and lunches, an espresso bar, and a selection of beer, wine, and prepared meals for takeout. The M trail is on the other side of campus and offers the quintessential local hike. Nights with nice weather bring Missoulians in droves to watch the sunsets. The Rattlesnake Wilderness trailhead is a 10 minute drive away, offering access to hundreds of miles of trails. The banks of the Clark Fork River are a few blocks north of the cabin. We'd be happy to loan out some innertubes to float the river. On warm days it'll seem like half the town is doing it. You should too. The owner lives in the adjacent property and is on hand whenever needs arise, and would be more than happy to provide any help guests require, along with restaurant, trail, or fishing recommendations and directions. You won't find anywhere in Missoula with our level of hospitality, comfort, and proximity to the university. The deposit is NOT applied toward rent; however, it is fully refundable within (14) days of departure, provided the following provisions are met. a)No damage is done to the condo or its contents, beyond normal wear and tear. b)No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay. c)All debris, rubbish and discards are placed in dumpster, and dishes are put away and cleaned. d)Keys are returned as agreed with the owner. (Either left on the bedroom nightstand or put inside a lock box outside the main entry). All charges accrued during the stay are paid prior to departure. e)No linens are lost or damaged. f)No artwork is lost, stolen, or damaged. g)No early check-in or late check-out, if not agreed and approved by the owner in advance. h)The renter is not evicted by the owner, or representative of the owner, the local law enforcement, or the security company employed. Damage Caused by Renter. In the event that renter or renter’s agents cause a casualty as a result of gross negligence or intentional misconduct, renter shall: a)have no right to walk away from the situation, but held financially responsible for the damage caused; b)promptly repair the damage (and any insurance proceeds that are paid for such damage shall be made available for such repairs), though owner at its option may at renter’s expense repair any damage caused by renter or renter’s agents; and c)continue to pay all rent and other sums due hereunder and shall be liable to owner for all damages that owner may sustain resulting from a casualty caused by renter or renter’s agents. Damage Caused by Weather, Wear and Tear, or Other Casualty. In the event the condo is damaged by a fire or other casualty, owner is responsible for repairing and paying for the damage in a timely fashion. Renter shall notify owner immediately in the event of any malfunction of any equipment or a condition creating an unsafe condition at the condo. Owner shall make such repairs, unless due to the acts or omissions of renter, renter or renter’s guests, in which case such repairs shall be made by renter, or renter shall immediately reimburse owner, at owner’s option. Payment Payment in full is due to the latest at check-in and can be paid with any major credit card, unless agree with the owner differently. Cleaning Fee A cleaning fee of $35 is required for cleaning of the condo before renter’s arrival and after renter’s departure. Cancellations A fourteen (14) day notice is required for cancellation. Cancellations made more than fourteen (14) days prior to the arrival date will incur no penalty and advance payment and reservations deposit will be returned in full. Cancellations made within fourteen (14) days of the arrival date forfeit the $200 damage/reservation deposit. Neither early departure nor late arrival warrants any refund of rent or deposit. Maximum Occupancy Maximum number of quests allowed is 4 adults and 1 child, 2 people per bed and 1 child in a crib. The condo is furnished with one king-sized bed, one queen-sized pull-out sofa sleeper and one children’s portable crib (pack and play). If agreed and approved by the owner in advance, an additional charge of $40.00 per person per night for guests in addition to four (4) can be assessed. Minimum Stay The condo requires a minimum stay of 2 days/nights. If the condo is taken for less than two days, the guest will be charged the two-night rate, unless agreed differently with the owner. Longer minimum stays may also be required during holiday periods. Maid Service Rates include a one-time linen and towel setup. Maid service is not included in the rental rate. Additional clean linens (two king- and queen sets) and towels for four (4) people are included in the condo. There are also children’s linens and blankets for the pack and play crib available if requested by the owner in advance. The Bab’s Condos LLC does not permit towels or linens to be taken out from the condo. However, there are two colorful beach towels available that can be used for swimming and picnics outside. A washer and dryer are provided in the basement of the Bab’s building and can be used by renters only. Falsified Reservations Any reservations obtained under false pretense will be subject to forfeiture of deposit and/or rental money, and the party will not be permitted to check-in. Parking Vehicles are to be parked on street public parking. Any illegally parked cars are subject to being towed. Applicable fines & towing fees are sole responsibility of the vehicle owner. The condo does have any designated parking areas for the renters. Water and Septic The condo is on city water and septic systems. The septic system is effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at anytime. If it is found that feminine products have been flushed and clog the septic system, you could be charged damages of up to two hundred dollars ($200). Weather Refund Policy No refunds will be given unless the National Weather Service orders mandatory evacuation. Use of Premises No part of the premises of the Bab’s building and the condo shall be used at any time during the term of this Agreement by renter for the purpose of carrying on any business, profession, or trade of any kind, or for any purpose other than as a private single family dwelling. Renter shall not allow any other person, other than renter’s immediate family or transient relatives and friends who are guests of renter, to use or occupy the premises without first obtaining owners written consent to such use. Renter shall comply with any and all laws, ordinances, rules and orders of any and all governmental or quasi-governmental authorities affecting the cleanliness, use, occupancy and preservation of the premises. Alternations and improvements Renter shall make no alterations or improvements on the premises of the Bab’s building or the condo or construct or make any other improvements without the prior written consent of owner. Renter shall not change window coverings, paint the premises or put hardware, nails, screws, bolts into the walls on the premises without the prior written consent of the owner. Non-delivery of Possession In the event owner cannot deliver possession of the condo to renter upon the commencement of the rental term, through no fault of owner or its agents, then owner or its agents shall have no liability, but the rental herein provided shall abate until possession is given. Hazardous Materials Renter shall not keep on the premises of the Bab’s building and the condo any item of a dangerous, flammable or explosive character that might unreasonably increase the danger of fire or explosion on the premises or that might be considered hazardous or extra hazardous by any responsible insurance company. Inspection and Construction Owner and owner's agents shall have the right at all reasonable times during the term of this Agreement and any renewal thereof to enter the condo for the purpose of inspecting or constructing the condo and all buildings and improvements thereon, and for the purposes of making any repairs, additions or alterations as may be deemed appropriate by owner for the preservation of the condo or the Bab’s building. The owner is not responsible for the maintenance of the communal spaces or communal equipment available for the renter in the Bab’s building. Any other owner, who has property in the Bab’s building, is allowed to do alternations, construction or repairs to their property. In case of general construction taking place in the Bab’s building, no refunds will be given. Owner and its agents shall further have the right to exhibit the premises and to display the usual "for sale", "for rent" or "vacancy" signs on the premises at any time before the expiration of this Agreement. The right of entry shall likewise exist for the purpose of removing placards, signs, fixtures, alterations or additions that do not conform to this Agreement or to any restrictions, rules or regulations affecting the premises. Abandonment If at any time during the term of this Agreement renter abandons the condo, owner may obtain possession of the condo in the manner provided by law, and without becoming liable to renter for damages or for any payment of any kind whatever. Owner may relet the condo for the whole or any part of the then unexpired term, and may receive and collect all rent payable by virtue of such reletting, and hold renter liable for any difference between the rent that would have been payable under this Agreement during the balance of the unexpired term. If owner’s right of reentry is exercised following abandonment of the condo by renter, then owner shall consider any personal property belonging to renter and left in the Bab’s building or the condo to also have been abandoned, in which case owner may dispose of all such personal property in any manner owner shall deem proper and owner is hereby relieved of all liability for doing so. Maintenance and Repair Rules Renter will, at its sole expense, keep and maintain the premises of the Bab’s building and the condo in good and sanitary condition. Without limiting the generality of the foregoing, renter shall: (a) Not obstruct the driveways, sidewalks, courts, entryways, stairs and/or halls, which shall be used for the purposes of ingress and egress only; (b) Keep all windows, glass, window coverings, doors, locks and hardware in good, clean order and repair; (c) Not obstruct or cover the windows or doors; (d) Not leave windows or doors in an open position during any inclement weather; (e) Not hang any laundry, clothing, sheets, etc. from any window, rail, porch or balcony nor air or dry any of same within any yard area or space; (f) Not cause or permit any locks or hooks to be placed upon any door or window without the prior written consent of owner; (g) Keep all heating filters clean and free from dirt; (h) Keep all lavatories, sinks, toilets, and all other water and plumbing apparatus in good order and repair and shall use same only for the purposes for which they were constructed. Renter shall not allow any sweepings, rubbish, sand, rags, ashes or other substances to be thrown or deposited therein. Any damage to any such apparatus and the cost of clearing stopped plumbing resulting from misuse shall be borne by renter; (i) And renter's family and guests shall at all times maintain order in the premises and at all places on the premises, and shall not make or permit any loud or improper noises, or otherwise disturb other residents; (j) Keep all radios, television sets, stereos, phonographs, etc., turned down to a level of sound that does not annoy or interfere with other residents; (k) Deposit all trash, garbage, rubbish or refuse in the locations provided therefore and shall not allow any trash, garbage, rubbish or refuse to be deposited or permitted to stand on the exterior of any building or within the common elements; (l) Abide by and be bound by any and all rules and regulations affecting the premises or the common area appurtenant thereto which may be adopted or promulgated by the Condominium or Homeowners' Association having control over them. Attorney’s Fees Should it become necessary for owner to employ an attorney to enforce any of the conditions or covenants hereof, including the collection of rentals or gaining possession of the premises of the Bab’s building and the condo, renter agrees to pay all expenses so incurred, including a reasonable attorneys' fee. Recording of Agreement Renter shall not record this Agreement on the Public Records of any public office. In the event that renter shall record this Agreement, this Agreement shall, at owner’s option, terminate immediately and owner shall be entitled to all rights and remedies that it has at law or in equity. Governing Law This Agreement shall be governed, construed and interpreted by, through and under the Laws of the State of Montana. Severability If any provision of this Agreement or the application thereof shall, for any reason and to any extent, be invalid or unenforceable, neither the remainder of this Agreement nor the application of the provision to other persons, entities or circumstances shall be affected thereby, but instead shall be enforced to the maximum extent permitted by law. Binding Effect The covenants, obligations and conditions herein contained shall be binding on and inure to the benefit of the heirs, legal representatives, and assigns of the parties hereto. Descriptive Headings The descriptive headings used herein are for convenience of reference only and they are not intended to have any affect whatsoever in determining the rights or obligations of the owner or renter. Construction The pronouns used herein shall include, where appropriate, either gender or both, singular and plural. Non-Waiver No indulgence, waiver, election or non-election by owner under this Agreement shall affect renter’s duties and liabilities hereunder. Modification The parties hereby agree that this document contains the entire agreement between the parties and this Agreement shall not be modified, changed, altered or amended in any way except through a written amendment signed by all of the parties hereto. Owner shall provide towels, linens, pots, pans, cups, plates, utensils, knives, forks, spoons and other items as commonly used in a bathroom, bedroom and kitchen setting. Toilet paper, soap, dish detergent, laundry soap, shampoos, and other consumables are to be purchased by the renter. No reimbursement will be made for unused consumables left at the condo. If consumables exist at the condo when the renter arrives, the renter is free to use them. The condo has a fire extinguisher installed near the kitchen area. The fire extinguisher was fully charged at last inspection. It is the duty of the tenant to inform management immediately should the fire extinguisher become less than fully charged. Renter agrees to use the fire extinguisher only for true emergencies. The condo has fire alarms installed and they are believed to function properly at the time of rental. Renter will notify management without delay if a fire alarm “chirps” or has a low battery condition. Liability This condominium is owned by the Bab’s Condos LLC and is not responsible for any accidents, injuries, or illnesses that occur while on premises of the Bab’s building and the condo. The owner is not responsible for the damage or loss of personal belonging. The owner is not responsible for any damage or loss that may occur to any guest’s vehicle(s). By accepting this reservation, it is agreed that all quests are expressly assuming the risk of any harm arising from their use of the premises. The owner assumes no responsibility for illness or injury that humans or pets may incur while on the condo. Damage/Reservation Deposit A damage/reservation deposit of $200 is required. This is required in order to book the reservation. The deposit automatically converts to a refundable security/damage deposit upon arrival. The deposit is NOT applied toward rent; however, it is fully refundable within (14) days of departure, provided the following provisions are met. a)No damage is done to the condo or its contents, beyond normal wear and tear. b)No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay. c)All debris, rubbish and discards are placed in dumpster, and dishes are put away and cleaned. d)Keys are returned as agreed with the owner. (Either left on the kitchen table or put inside a lock box outside the main entry). All charges accrued during the stay are paid prior to departure. e)No linens are lost or damaged. f)No artwork is lost, stolen, or damaged. g)No early check-in or late check-out, if not agreed and approved by the owner in advance. h)The renter is not evicted by the owner, or representative of the owner, the local law enforcement, or the security company employed. Damage Caused by Renter. In the event that renter or renter’s agents cause a casualty as a result of gross negligence or intentional misconduct, renter shall: a)have no right to walk away from the situation, but held financially responsible for the damage caused; b)promptly repair the damage (and any insurance proceeds that are paid for such damage shall be made available for such repairs), though owner at its option may at renter’s expense repair any damage caused by renter or renter’s agents; and c)continue to pay all rent and other sums due hereunder and shall be liable to owner for all damages that owner may sustain resulting from a casualty caused by renter or renter’s agents. Damage Caused by Weather, Wear and Tear, or Other Casualty. In the event the condo is damaged by a fire or other casualty, owner is responsible for repairing and paying for the damage in a timely fashion. Renter shall notify owner immediately in the event of any malfunction of any equipment or a condition creating an unsafe condition at the condo. Owner shall make such repairs, unless due to the acts or omissions of renter, renter or renter’s guests, in which case such repairs shall be made by renter, or renter shall immediately reimburse owner, at owner’s option. Payment Payment in full is due to latest at check-in and can be paid with any major credit card, unless agreed with the owner differently. Cleaning Fee A cleaning fee of $35 is required for cleaning of the condo before renter’s arrival and after renter’s departure. Cancellations A fourteen (14) day notice is required for cancellation. Cancellations made more than fourteen (14) days prior to the arrival date will incur no penalty and advance payment and reservations deposit will be returned in full. Cancellations made within fourteen (14) days of the arrival date forfeit the $200 damage/reservation deposit. Neither early departure nor late arrival warrants any refund of rent or deposit. Maximum Occupancy Maximum number of quests allowed is 4 adults and 1 child, 2 people per bed and 1 child in a crib. The condo is furnished with one queen-sized bed and one double-sized pull-out sofa sleeper. Additionally, the condo will have one children’s portable crib (pack and play) available, if requested by renter in advance. Minimum Stay The condo requires a minimum stay of 2 days/nights. If the condo is taken for less than two days, the guest will be charged the two-night rate, unless agreed differently with the owner. Longer minimum stays may also be required during holiday periods. Maid Service Rates include a one-time linen and towel setup. Maid service is not included in the rental rate. Additional clean linens and towels for four (4) people are included in the condo. There are also children’s linens and blankets for the pack and play crib available if requested by the owner in advance. The Bab’s Condos LLC does not permit towels or linens to be taken out from the condo, expect two purple beach towels. A washer and dryer are provided in the basement of the Bab’s building and can be used by renters only. Falsified Reservations Any reservations obtained under false pretense will be subject to forfeiture of deposit and/or rental money, and the party will not be permitted to check-in. Parking Vehicles are to be parked on street public parking. Any illegally parked cars are subject to being towed. Applicable fines & towing fees are sole responsibility of the vehicle owner. The condo does have any designated parking areas for the renters. Water and Septic The condo is on city water and septic systems. The septic system is effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at anytime. If it is found that feminine products have been flushed and clog the septic system, you could be charged damages of up to two hundred dollars ($200). Weather Refund Policy No refunds will be given unless the National Weather Service orders mandatory evacuation. Use of Premises No part of the premises of the Bab’s building and the condo shall be used at any time during the term of this Agreement by renter for the purpose of carrying on any business, profession, or trade of any kind, or for any purpose other than as a private single family dwelling. Renter shall not allow any other person, other than renter’s immediate family or transient relatives and friends who are guests of renter, to use or occupy the premises without first obtaining owners written consent to such use. Renter shall comply with any and all laws, ordinances, rules and orders of any and all governmental or quasi-governmental authorities affecting the cleanliness, use, occupancy and preservation of the premises. Alternations and improvements Renter shall make no alterations or improvements on the premises of the Bab’s building or the condo or construct or make any other improvements without the prior written consent of owner. Renter shall not change window coverings, paint the premises or put hardware, nails, screws, bolts into the walls on the premises without the prior written consent of the owner. Non-delivery of Possession In the event owner cannot deliver possession of the condo to renter upon the commencement of the rental term, through no fault of owner or its agents, then owner or its agents shall have no liability, but the rental herein provided shall abate until possession is given. Hazardous Materials Renter shall not keep on the premises of the Bab’s building and the condo any item of a dangerous, flammable or explosive character that might unreasonably increase the danger of fire or explosion on the premises or that might be considered hazardous or extra hazardous by any responsible insurance company. Inspection and Construction Owner and owner's agents shall have the right at all reasonable times during the term of this Agreement and any renewal thereof to enter the condo for the purpose of inspecting or constructing the condo and all buildings and improvements thereon, and for the purposes of making any repairs, additions or alterations as may be deemed appropriate by owner for the preservation of the condo or the Bab’s building. The owner is not responsible for the maintenance of the communal spaces or communal equipment available for the renter in the Bab’s building. Any other owner, who has property in the Bab’s building, is allowed to do alternations, construction or repairs to their property. In case of general construction taking place in the Bab’s building, no refunds will be given. Owner and its agents shall further have the right to exhibit the premises and to display the usual "for sale", "for rent" or "vacancy" signs on the premises at any time before the expiration of this Agreement. The right of entry shall likewise exist for the purpose of removing placards, signs, fixtures, alterations or additions that do not conform to this Agreement or to any restrictions, rules or regulations affecting the premises. Abandonment If at any time during the term of this Agreement renter abandons the condo, owner may obtain possession of the condo in the manner provided by law, and without becoming liable to renter for damages or for any payment of any kind whatever. Owner may relet the condo for the whole or any part of the then unexpired term, and may receive and collect all rent payable by virtue of such reletting, and hold renter liable for any difference between the rent that would have been payable under this Agreement during the balance of the unexpired term. If owner’s right of reentry is exercised following abandonment of the condo by renter, then owner shall consider any personal property belonging to renter and left in the Bab’s building or the condo to also have been abandoned, in which case owner may dispose of all such personal property in any manner owner shall deem proper and owner is hereby relieved of all liability for doing so. Maintenance and Repair Rules Renter will, at its sole expense, keep and maintain the premises of the Bab’s building and the condo in good and sanitary condition. Without limiting the generality of the foregoing, renter shall: (a) Not obstruct the driveways, sidewalks, courts, entryways, stairs and/or halls, which shall be used for the purposes of ingress and egress only; (b) Keep all windows, glass, window coverings, doors, locks and hardware in good, clean order and repair; (c) Not obstruct or cover the windows or doors; (d) Not leave windows or doors in an open position during any inclement weather; (e) Not hang any laundry, clothing, sheets, etc. from any window, rail, porch or balcony nor air or dry any of same within any yard area or space; (f) Not cause or permit any locks or hooks to be placed upon any door or window without the prior written consent of owner; (g) Keep all heating filters clean and free from dirt; (h) Keep all lavatories, sinks, toilets, and all other water and plumbing apparatus in good order and repair and shall use same only for the purposes for which they were constructed. Renter shall not allow any sweepings, rubbish, sand, rags, ashes or other substances to be thrown or deposited therein. Any damage to any such apparatus and the cost of clearing stopped plumbing resulting from misuse shall be borne by renter; (i) And renter's family and guests shall at all times maintain order in the premises and at all places on the premises, and shall not make or permit any loud or improper noises, or otherwise disturb other residents; (j) Keep all radios, television sets, stereos, phonographs, etc., turned down to a level of sound that does not annoy or interfere with other residents; (k) Deposit all trash, garbage, rubbish or refuse in the locations provided therefore and shall not allow any trash, garbage, rubbish or refuse to be deposited or permitted to stand on the exterior of any building or within the common elements; (l) Abide by and be bound by any and all rules and regulations affecting the premises or the common area appurtenant thereto which may be adopted or promulgated by the Condominium or Homeowners' Association having control over them. Attorney’s Fees Should it become necessary for owner to employ an attorney to enforce any of the conditions or covenants hereof, including the collection of rentals or gaining possession of the premises of the Bab’s building and the condo, renter agrees to pay all expenses so incurred, including a reasonable attorneys' fee. Recording of Agreement Renter shall not record this Agreement on the Public Records of any public office. In the event that renter shall record this Agreement, this Agreement shall, at owner’s option, terminate immediately and owner shall be entitled to all rights and remedies that it has at law or in equity. Governing Law This Agreement shall be governed, construed and interpreted by, through and under the Laws of the State of Montana. Severability If any provision of this Agreement or the application thereof shall, for any reason and to any extent, be invalid or unenforceable, neither the remainder of this Agreement nor the application of the provision to other persons, entities or circumstances shall be affected thereby, but instead shall be enforced to the maximum extent permitted by law. Binding Effect The covenants, obligations and conditions herein contained shall be binding on and inure to the benefit of the heirs, legal representatives, and assigns of the parties hereto. Descriptive Headings The descriptive headings used herein are for convenience of reference only and they are not intended to have any affect whatsoever in determining the rights or obligations of the owner or renter. Construction The pronouns used herein shall include, where appropriate, either gender or both, singular and plural. Non-Waiver No indulgence, waiver, election or non-election by owner under this Agreement shall affect renter’s duties and liabilities hereunder. Modification The parties hereby agree that this document contains the entire agreement between the parties and this Agreement shall not be modified, changed, altered or amended in any way except through a written amendment signed by all of the parties hereto. Notice Any notice required or permitted under this Agreement or under state law shall be deemed sufficiently given or served if sent by United States certified mail, return receipt requested, addressed as follows: If to Landlord to: Jenni and Kurt Rohrbach 536 Rollins Street, Missoula, MT 5980(URL HIDDEN)Additional Provisions; Disclosures Renter is advised that the property contains an electric range, a fridge, microwave, coffee maker, toaster, TV and DVD player, and will seek help from the owner if the proper operation of such items is not fully understood. Owner shall provide towels, linens, pots, pans, cups, plates, utensils, knives, forks, spoons and other items as commonly used in a bathroom, bedroom and kitchen setting. Toilet paper, soap, dish detergent, laundry soap, shampoos, and other consumables are to be purchased by the renter. No reimbursement will be made for unused consumables left at the condo. If consumables exist at the condo when the renter arrives, the renter is free to use them. The condo has a fire extinguisher installed near the kitchen area. The fire extinguisher was fully charged at last inspection. It is the duty of the tenant to inform management immediately should the fire extinguisher become less than fully charged. Renter agrees to use the fire extinguisher only for true emergencies. The condo has fire alarms installed and they are believed to function properly at the time of rental. Renter will notify management without delay if a fire alarm “chirps” or has a low battery condition. Liability This condominium is owned by the Bab’s Condos LLC and is not responsible for any accidents, injuries, or illnesses that occur while on premises of the Bab’s building and the condo. The owner is not responsible for the damage or loss of personal belonging. The owner is not responsible for any damage or loss that may occur to any guest’s vehicle(s). By accepting this reservation, it is agreed that all quests are expressly assuming the risk of any harm arising from their use of the premises. This acceptance includes any/all others who the guest may invite to visit the premises.

We moved the house from it's original location to where it now rest on the banks of the Clark Fork River and turned it into a 7 room guest house. The house boasts a large river front deck and patio with great views, access to river front trails and hiking, all within a close proximity of the University and Downtown. Interaction with GuestsOwner should be available most of the time for questions, and will be easy to get a hold of.       The SpaceThe guest room is a cozy room on the main floor, which is nice and private. It is furnished with a queen-sized bed, a computer desk, two chairs, a shelf, and the room also has a large built-in closet to hang clothes or store your luggage (it's about a 100 sq ft room). It stays pleasantly cool and comfortable in the summer (air-conditioning-free) and warms up nicely in the winter. It is a nice and comfortable 1-person guest room, and also sleeps 2 if you like to cozy up and share the space. Your home base during your visit: My nice, older 3BD home has a large common living/dining room, kitchen, and shared bathroom on the main floor. Share with me and a summer housemate (June-August). Your room is on the main floor, and mine and my housemate's rooms are upstairs. The house has good light and character and there is a nice backyard, with flower, perennial and vegetable beds, a lovely patio, garden table and seating, and both sunny and shady spaces to relax and enjoy your stay. During gardening season I'm happy to share some garden produce with you :) There is also basement storage if you are bringing camping or other travel gear that you would like to stow away during your visit. This is a queer friendly home, everyone is welcome! The NeighborhoodThe North/Westside neighborhood is a vibrant and friendly residential neighborhood, close to downtown. Westside Park and an Elementary School are across the street (with a playground and a kid's water park - a nice place to cool off on a hot summer afternoon). Draught Works Brewery and Freestone Climbing Gym are only minutes away. The neighborhood is also home to the Missoula Community Food Coop, the Burns St Bistro, the Summer Missoula Outdoor Cinema, another local microbrewery, Tuesday evening's “food cart pod”, etc. and there is a large grocery store nearby, and a large natural food store 1 1/2 miles (5 min drive) away. Plus it is only a short walk (bike ride or drive) to downtown: to Missoula's downtown stores, cafes, restaurants, bars, music venues, farmer's markets, gyms, river access and to the North Hills Open Space trails (great sunrises and sunsets) or the Riverfront/Kim Williams trail. I'm happy to offer suggestions if you like to explore . Getting AroundMissoula is a good and convenient walking and biking town, and driving is not a problem either. There's ample parking next to the house on the quiet side street, and parking is not a problem in town either (downtown metered parking, and 2 public parking garages). Missoula's Mountain Line (free public transit) #3 and #2 bus stop is one block away from the house, which brings you to the center of downtown, and/or the transfer center to other parts of Missoula. It is a quick and nice 5-10 min bike ride (or 10-20 minute walk) to downtown, via sweet small side streets. We are also close to the Clark Fork river trails and bike trail system through town. It is a quick (8 min) drive to the airport and just minutes from the freeway. I am happy to show you how to get to the near Open Space trail systems and the nearby Wilderness Area, for hiking, running and mountain biking, and directions for Missoula destinations in town. I also have guide books available if you like to explore the nearby areas and local trails, and maps and info guides to explore Missoula and the area. Other Things to NoteIt's great if you can make your reservation and inquiry at least two days in advance if possible. I can accept same-day and shorter notice reservations if I receive your inquiry in time, and if I am able, I will be happy to accommodate you. Check-in time on shorter notice would be in the evening after work. Regular check-in/out time is on an individual basis, let's talk about what works best. My dog and two cats live with me at the house, who are very friendly and always happy for your company. Treats provided. I keep the guest room pet-free and the bedroom's door closed though to accommodate an animal-free room and would ask you to do the same.

Live a great life in Missoula's best, leafiest neighborhood while I have the misfortune to be working out of state. This really is a uniquely luxurious property and the price reflects that.       The SpaceEnjoy authentic Montana hospitality at the Cottage in the City. Blocks from the university, stocked with local beer, you'll live like a local but enjoy the amenities of a hotel. The property features a warm atmosphere nestled on the edge of the University District, a leafy neighborhood of century-old bungalows and views of the nearby mountains and river. Completely renovated, the Cottage features a full kitchen, an extra kitchen on the lower level, breakfast nook, living room, two bathrooms, four bedrooms, and washer/dryer. There is also a flagstone patio and fully fenced and landscaped yard. This is a cozy cottage built eighty years ago, but with all the latest amenities. Heat is provided by a new in-floor system complemented by an automated gas fireplace, conveniently keeping the Cottage toasty warm while imparting the ambiance of an old-fashioned fireplace. Guests can enjoy all the amenities of the university due to its location just down the street while also taking advantage of the dining, drinks, and attractions of Missoula. Less than 100 yards away is Caffe Dolce, famous among students and locals alike for its good breakfasts, coffee, and great lunch and dinner options. The M trail is on the other side of campus and offers the quintessential local hike. Nights with nice weather bring Missoulians in droves to watch the sunsets. The Rattlesnake Wilderness trailhead is a 10 minute drive away, offering access to hundreds of miles of trails. The banks of the Clark Fork River are a few blocks north of the cabin. We'd be happy to loan out some innertubes to float the river. On warm days it'll seem like half the town is doing it. You should too. You won't find anywhere in Missoula with our level of hospitality, comfort, and proximity to the university and downtown. The Cottage would be perfect for a long weekend, travelers stopping by Missoula, vacationers, or those needing longer-term housing options. Guest AccessGuests have the run of the house and yard. Getting Around10 minutes from the airport and in the heart of town, the Cottage has a wealth of transportation options. But take a walk! Everywhere is within eight minutes. Just bring gloves for the colder months.

      The SpaceChickens, children, mellow happy people. Our space is roomy, w a hearth outside and wood and white mini lights on porch. You are welcome to sit outside, light a fire, and enjoy yourself. Depending on how busy we are, there are always fun surprises here. It is either very quiet or lively during the day. At night after 9pm, usually very quiet for good sleep. Guest AccessThrough main front door(please shut glass door firmly and close gates when you come and go as well as lock front door), walk to private door which leads downstairs, so must be able to walk stairs. 3 rooms( have doors for privacy downstairs, plus a living room w a couch which is an open area. 1 room has 2 twin beds which can be pushed together. The other private room has a twin bed, and cot. There is also a couch which can be slept on and other items for sleeping if needed. Clean, very simple home and family. Bathtub/shower. Basic kitchen w limited amenities but utensils provided, as well as fridge, cook eye, microwave, some tea. 4 smaller sunlight windows. Interaction with GuestsWe probably interact very little, but happy to help out in any way. If it fits, maybe we do chat some, depending on our busy lives. We do welcome you into a loving home. When you walk through the home, you will be greeted by little smiling faces, but they will not be allowed into your private area when you are here. The house is relatively quiet, but we also like to have fun. We have been known to have a glass of wine with particular guests if it fits. We would love to hear more about you, or your privacy is also regarded. Just let us know. You are welcome on the porch w your friends, or partner without anyone bothering you :) The NeighborhoodEast Missoula is very close to downtown. Free Mountain Line bus stop 1 house away, bus comes every hour all day and night. No sidewalks here, so go on a nice walk or even walk down to the river from here and along the Kim Williams trail. Getting AroundMountain Line Public Bus schedule from East Missoula (at corner of Sommers and Montana). Look online for bus schedule. Green taxi and Yellow cab come here for about $12 from anywhere in town. Other Things to NoteWith some guests, we have been known to relax around the fire in winter, or in the yard in the summer. Harvest fruit from our peach, plum, apple, pear trees, or you are welcome to eat raspberries in the garden, or help yourself to veggies. You can cross country ski (with cheap local cross country ski rentals) right out the door around here as traffic is minimal although 3-5 mins from downtown by vehicle. Bike rentals are cheap, as well, in town and we have a bike rack that you may utilize if we are not using it. You can hike up Mount Sentinel for some exercise, the closest trail on this side of the mountain is about a 5 minute walk. For a jump in the clark fork river, a 5 minute walk, as well. $5 extra fee per night for families or groups over 2, per person. Again, sweet simple, good rest, extremely affordable. Nothing fancy.

Your room faces west, out toward the Rattlesnake Wilderness through beautiful aspen trees. Please note, you have a full private bath, however it is up the stairs and down the hall from your room.       The SpaceWarm and welcoming, roomy basement apartment with private entrance in mid-century modern ranch style home. Some might call it unique, cool or hip. Others will experience it as serene and welcoming. It's a vibrant and active neighborhood with lots of places to go and things to do. The beauty of Missoula is all that and more. This apartment is nicely furnished, complete with linens, bath and kitchen supplies, warm and inviting, sleeps 6-8 comfortably with 2 very large bedrooms (one queen and one full), an inner spring futon in the large living room, 2 twin roll away beds and 2 air mattresses that can be placed in bedrooms or large living room. A Pack and Play and high chair are provided for little ones. Lots of TV programming via Roku and WIFI is also included. The efficiency kitchen includes a fridge, two-burner electric stove top, range hood with light, single sink, coffee maker, microwave and small convection oven. All cooking utensils, cookware and even spices are provided. Of course, with literally hundreds of unique restaurants nearby, you'll be eating out most of the time. But when you eat in, there's seating for four at the dining table and seating for four more at the bistro table and island in the kitchen. And there's always freshly ground coffee and special teas in the cupboard. You'll find very large egress windows in the living room and each bedroom for lots of daylight sun. Want to enjoy the outdoors close to home? You'll have easy access to the small side yard with outdoor table and seating. This is the ideal location for getting anywhere in Missoula, from the mall to downtown to the University or walk to the fairgrounds and Glacier Ice Rink, shopping and dining. Some of Missoula’s best recreation areas are right here within walking distance. Spring through autumn, Playfair Park is bustling with activity as families congregate among the soccer fields, tennis courts, and the very modern water park, Splash Montana. Missoula offers free bus service and a bus stop is less than a block away. The Albertson's grocery store complex is a two block walk. There's plenty of street parking in front of this unit and easy access from the airport. The new Kohl's and Cabela's as well as new restaurants are all within an easy walk. Guest AccessGuests have access to the owner's laundry room and half bath in a common area as well as a side yard with seating for guests. Please note that this is a basement space with stairs. There are large egress windows in living room and both bedrooms that let in lots of daylight sun and fresh air. The NeighborhoodThis apartment is located in the Lewis & Clark/Southgate Triangle which is bound by Higgins Avenue and 39th Street on the southeast and South Avenue and Russell on the northwest. It is ideally located for getting almost anywhere in Missoula, from the mall to downtown, conveniently. Staying at close to home offers quite a bit, too. Some of Missoula’s best recreation areas are right here. Spring through autumn, Playfair Park is bustling with activity as families congregate among the soccer fields, tennis courts, and the modern water park, Splash Montana. Getting AroundBus stop is less than a block away and bus service is free. Albertson's grocery store complex is two blocks. Plenty of street parking in front of the home. Easy access from airport from Reserve Street. The new Kohl's and Cabela's as well as new restaurants are within an easy walk. Less Briefly: We're in the heart of Missoula (almost literally; our historic home is a contributing resource within the National Register of Historic Places Heart of Missoula Historic District), at the confluence of the North Hills, Clark Fork River, Crazy Canyon, Mount Sentinel, and Mount Jumbo trail systems and of Rattlesnake Creek and the Clark Fork River. We're a stone's throw from campus - an easy walk over either of two pedestrian footbridges -, and a short river walk to happy hour or concerts at the Adam's Center, Top Hat or Wilma, or ice cream at Big Dipper or Sweet Peaks. Your room is equipped with Montana-interest books, maps and hiking guides; a coffee/tea station; a blow dryer; an iron, and a first aid kit. You'll share the full (4-piece) bath with us. That ends up being very easy - we're up and out very early and very quickly - and it's even easier now that you have your own private 1/2 bath. Guest AccessIn addition to your private room and half bath, you have private use of the cool shaded front porch and shared access to the sunny flower-filled back yard. Standup Paddle Boards for the SUP run - Madison to Higgins - just outside our door, surf boards for the standing Brennan's Wave almost just outside our door, and mountain bikes for the trails that surround us are available at the Trail Head, 2 blocks west, or at Bike Sky Bikes, 1 block east. We like that we can swim in the deep swimming hole under the Madison Street bridge just before bed and walk back to the house in our pajamas. We like that we don't have to drive to hike - our neighborhood is at the confluence of the North Hills, Clark Fork River, Crazy Canyon, Mount Sentinel, and Mount Jumbo trail systems - or to fish - we're just off the confluence of Rattlesnake Creek and the Clark Fork River where the native cutthroat congregate. We like that we're a stone's throw from campus - an easy walk over either of two pedestrian footbridges -, and a short river walk to happy hour or concerts at the Top Hat or Wilma, or ice cream at Big Dipper or Sweet Peaks. We like our funky, diverse neighbors and our spectacular views of Mount Jumbo, Mount Sentinel, and Hellgate Canyon. Getting AroundGetting around is easy - just bring your walking shoes! We'll also provide cruiser bikes for your use during your stay and we're on the public bus system's #1, #5, #7, and #12 bus routes (free beginning Jan. 1, 2015). There's plenty of parking on the side street. Other Things to NoteLight sleepers and country dwellers beware: One previous guest said that our location is busy/only ideal if you like being within walking distance of campus and/or downtown. We live in Montana's version of the urban center. During the winter, when the storm windows are up, traffic and neighbor noise is minimal. It's louder during the summer when we take down the storm windows and put in a window fan/AC unit. You'll want to either run your fan, your AC, or the white-noise machine. Note too that you WILL hear the night trains. Everyone in Missoula hears the night trains; there's no escape in our hill-rimmed town.

      The SpaceAn open floor plan, lots of windows, plus wood and tile floors make the main floor bright, cozy and comfortable. With a very well appointed galley kitchen, the Holmes Cabin is perfect for long-term stays, for business travelers, and for families. The kitchen has everything you might need to feel truly at home (e.g. food storage containers if you will be working in town for a while and want to bring lunches to work; cookie sheets and other baking pans, casserole dishes, mixing bowls, etc.). On the main floor, you'll find one bedroom, a full bathroom, the kitchen and a living/dining area with original softwood floors. The Holmes Cabin has two larger bedrooms downstairs with large windows and good light, another full bathroom, and a washer/dryer. We have an outdoor patio/lounging area which provides great space for a picnic dinner or BBQ (there's a charcoal grill as well). In addition, we have have an outdoor fire-pan/firewood that we can provide (please ask us if if you're interested), which is perfect for summer evenings. Guest AccessGuests have access to the entire house, porch, yard, patio and off-street parking. We have one bike (with helmet and lock) available. There's high speed internet and a TV/roku. The kitchen is very well stocked with dishes, cutlery, pots, pans, all sorts of cooking and baking utensils and basic spices. Guests also have access to a high-efficiency washer/dryer, and an outdoor line for drying clothes as well. Interaction with GuestsWe live right next door, and we will be very happy to provide ideas about sightseeing and things to do, directions and information about how to get around, information about trails, and things to do in the natural areas that surround Missoula. We also have a very large garden and in season, we almost always have extra garden produce to share. The NeighborhoodMissoula's Northside is centrally located, just minutes from downtown and from the north hills trailhead. It's an easy walk, bike or bus ride to campus. Buses are free and the house is practically opposite a bus stop. We live just 1/2 mile from the interstate, which provides very quick access to the airport and to all the great natural areas around Missoula. The Holmes Cabin is just a block from the Northside Community Gardens and baseball field - which hosts community softball games all summer. The Cabin is also just two blocks from the Missoula Outdoor Cinema, which shows movies every Saturday night throughout the summer. A few blocks further and you'll reach the Kettlehouse Brewery where you can check out some of Missoula's finest local beers. And just beyond that is ZACC (Zootown Arts Community Center). The Northside is a great place to be located for a visit to Missoula. Getting AroundThe bus stop is less than half a block from the Holmes Cabin, and it takes about 5 minutes to get downtown by bus - from there you can hop a bus to campus or to many other parts of Missoula. Busses are free. We have one bike/helmet/lock available for use and can probably provide a second if needed. Other Things to NoteWe appreciate both short and long-term rentals. If you are traveling to Missoula for a temporary work assignment, for a visiting semester at the University, or otherwise looking for a place to stay for several months, the Holmes Cabin is a perfect home away from home.       The SpaceYou'll love staying in this warm and inviting space, where you'll have terrific views and are close to downtown and UM. We have recently renovated the entire apartment with fresh paint, new fixtures, and new windows. The bedroom features memory foam mattress and pillows, oversized down comforter, heated mattress pad, and high-thread-count sheets. We have a new queen-sized sleeper sofa, so the apartment can accommodate up to three guests if one person is willing to sleep on the sofa bed. Wireless internet is provided (50+ megabits), and you'll be able to watch cable TV on a 55" HD flatscreen. A DVD player and HDMI-to-Minidisplay adapter are provided. There is a wireless laser printer for your printing needs. During cold months the apartment features an electric fireplace in both the living room and the bedroom. Your hosts live on the lower floor of the house, but have their own separate entrance. Please inquire if you're interested in longer stays - we offer discounted rates on 7 or more nights. ***Please note that children old enough to walk/run ("toddlers" and older) are considered to be an extra guest.*** Guest AccessGuests will have free use of a bicycle during their stay. A laundromat is located two blocks away if you're in need of facilities. Because we use a combination keypad door lock, we specialize in late check-ins - you get the code the day before you arrive, so it's up to you when you want to check-in. Late-night check-ins are hassle-free with this system! (Hint: if it's dark, press topmost button on keypad to light keypad!) The Great Wall O' Coffee: We have a Keurig single-serve coffee maker in the apartment along with enough coffee to jump-start an aircraft carrier. Several hundred complimentary k-cups are provided along with a filter (but not a grinder) so you can bring your own coffee if you are a hardcore coffee aficionado. K-cups for several types of tea are provided as well. And hot chocolate. The kitchen is equipped with pots and pans as well as both disposable and non-disposable plates and utensils. For folks who don't want to wash dishes, there are paper/plastic plates/cups/tableware. Interaction with GuestsI am an introvert, so you only see me when you want to or have a question! I respect people's privacy and generally have no contact with guests unless they request it. I'd be happy to recommend places to eat, drink, shop and that sort of thing if you're interested. The NeighborhoodThe 404 is eight blocks from the University of Montana and six blocks from the Riverfront Trail, the Clark Fork River, and the Hip Strip in downtown Missoula. Walking/biking distance to many restaurants and shopping as well as Ogren Field. A great locally owned restaurant, Caffe Dolce, is only one block away. Getting AroundThere is a Mountain Line bus stop two blocks from the apartment. A bicycle is also available for use while you're staying with us. If you use the bicycle, please make sure to lock it up using the provided cable lock. Other Things to NoteBecause your host works in law enforcement, this is a very secure residence with external video surveillance. Please keep exterior door locked at all times.
