The SpacePartridge Hill Farm is a charmingly preserved colonial cape on thirty-two pristine acres of rolling pasture with a lovely swimming pond. Hidden in the hills of undiscovered southwestern New Hampshire, a two-hour drive from Boston and a four-hour drive from Manhattan, the home is a practical get-away for friends and families looking to find refuge from the rat-race vacationing of Nantucket or the Hamptons.
Originally built in 1779, the farmhouse and barn were fully renovated in 2012-14 with special care taken to maintain the buildings’ charm, period details and understated beauty. The new spacious chef’s kitchen has a center island, sitting area, wood stove and modern appliances, including a six-burner Viking stove. A pair of French doors lead off this room to a magnificent stoned terrace with a large, adjustable-tray charcoal grill and views of the pond, pastures, barn and woods beyond. The pond, which was drained and dredged during the renovation, is as deep as 18 feet, great for swimming and has a pier, a floating dock at its center, and is stocked with brown trout.
In the summer months, the large screened-in porch becomes the home’s heart and soul with its generous sitting and dining areas and panoramic view of the property and its wildlife, including duck, deer, turkey, fox, hummingbirds, cedar waxwings, and regular visits from a great blue heron.
During the winter, life returns indoors, to the kitchen and living room with its original wainscoting, large fireplace and span of twelve-over-twelve windows. The master bedroom is located off the living room and is very secluded with a modern bathroom and private access to the porch. Upstairs there are three distinctly appointed bedrooms and a large modern bath with walk-in shower. Additionally, there is a formal dining room, mudroom and home office.
The home’s furnishings are an eclectic blend of contemporary, mid-century and one-off antiques with surprising splashes of vintage wallpaper, all designed for relaxed comfort and coziness. Other items of interests include radiant heat in the kitchen and bathroom floors, an outdoor shower, floppy flower gardens, intricate stone work and walls, a blueberry patch on the far side of the pond, and a terraced herb and vegetable garden.
The barn is a giant open space equipped with a vintage Brunswick pool table, a ping pong table, a custom wrought iron center chandelier, a sleeping loft for overflow summer guests, and a half-bath. It makes a great party room. The property has been used successfully as a wedding venue.

The NeighborhoodPartridge Hill Farm is perched atop a hill in rural southwestern New Hampshire with summer neighbors across the road. At the blinking light a quarter mile away is a cluster of homes and a precision machine shop. Life in East Alstead centers mostly around Lake Warren. It is quiet and slow-paced. Orchard Hill Breadworks, a mile from the house, offers delicious baked goods, eggs, butter, yogurt and milk, and on Tuesdays throughout the summer, hosts a pizza night. The towns of Keene, Walpole and Bellows Falls, VT are all around 15 miles away, and offer anything you would need in terms of shopping and basic entertainment.
