The SpaceWalton Grove Cottage is a house in Saratoga’s North Broadway neighborhood, set in a small private garden on a quiet, peaceful street. It is perfect for getting away from the bustle, yet it is a five-minute walk from Broadway’s business district. You can be at the track in five minutes without running into traffic by way of North Broadway and East Avenue. Walton Grove, designed by Washington architect Milton Grenfell, was built in 2004-05 in the Gothic Revival style that was popular in the 1840s and 1850s. Its exterior, painted in accurate Victorian colors of buff, moss green and greenish black, makes most passers-by think it is 150 years old. Its interior is designed for up-to-date comfort. Its first story includes the living room, the dining room, the kitchen, a half bath, and a foyer. The living room is comfortably furnished with a combination of American antiques and upholstered easy chairs, with a wood-burning fireplace surrounded by glazed tile in deep greens and blues. Behind louvered shutters is a flat-screen television with cable service. The south end of the living room is a “winter garden” — a three-sided bay window with clerestory that allows a maximum of natural light to illuminate the room, containing palm trees in pots. A pass-through to the dining room has a CD and LP player on one side, and a well-equipped dry bar on the other. As you enter the dining room through two of the house's six Tudor arches, your eye is arrested by a ten-foot wide mural of the United States Hotel ((PHONE NUMBER HIDDEN)), the 768-room hotel that once anchored our center city. The mural was created by computer wizardry from the architect’s original watercolor, and was applied as wallpaper. A fine period mahogany dining table seats eight, with a eight-candle chandelier above. The kitchen is unusually commodious, with a breakfast area for three overlooking the garden. A new refrigerator offers ice and filtered water; there is a conventional oven and range, microwave, and dishwasher. Lots of counter and cabinet space is supplemented by a walk-in pantry with floor-to-ceiling shelving. The kitchen opens through a French door onto a ten-by-fifteen foot screened porch furnished with cushioned wicker and decorated with Grandma Moses prints of the New England border country. On the second floor, a long hallway gives access to the three bedrooms. The master suite is furnished in American antiques including a queen-size bed with new Tempurpedic mattress, and includes a walk-in closet and tiled bath with large stall shower and “rainfall” showerhead. The "double room" is furnished with twin beds with good mattresses, and has a double closet. The third bedroom has a twin bed with a new memory-foam mattress and a small closet. The second story also has the owner’s library and office, in which there is a window-bed, usable as extra lodging when needed. The house has central air conditioning and central heat. The garden is behind the house, and is completely secluded from neighboring properties, with a high arbor vitae hedge and other screening. Its centerpiece is a small in-ground swimming pool; it also boasts a Jacuzzi behind a fence, and an outdoor “rainfall” shower in a stall. Garden furniture includes a table with umbrella and chairs, and a Chippendale teak bench. The property includes a one-car garage, and the peastone driveway provides additional parking for two cars. There is unlimited parking on the street. Guests receive a free copy of the owner's pocket guide to Saratoga Springs ($8.95 value). This is a house that is more than shelter: though new, it is a landmark and a welcoming environment. You would enjoy your stay at Walton Grove Cottage! Guest AccessYou may use the kitchen, the garden, and the pool. Interaction with GuestsI enjoy greeting guests upon arrival and generally afford them privacy thereafter. The NeighborhoodWalton Grove was developed between 1853 and the end of the century with mostly smaller houses. It is at the edge of the center city but is quiet and peaceful. Getting AroundWe have very good bus service with a stop (Clinton at Vermont streets) about 500 feet from my door.

The SpaceBig kitchen, grill & backyard fireplace with cozy furniture under gazebo to enjoy. We're happy to accommodate neat and respectful guests! BEDROOMS: The master bedroom has a queen-sized bed, "smart" TV (but no cable), a walk-in closet & private bathroom. If you require closet space or a drawer, please request that upon booking. The second bedroom has a queen-sized bed, plus a Murphy-style twin bed (folds up against the wall). If you need extra towels, please request those in advance as well. LIVING ROOM: Great for get togethers! There is a TV with Chromecast set up, and a DVD player. If watching cable TV is a priority for your stay, you might want to stay elsewhere (but hey, it's a cool town - why spend it indoors!). TVs: The living room TV has Chromecast hooked up &/or ability to stream videos, movies or music wirelessly from your tablet, iPhone, chrome for Mac or Windows (you will need to download the free Chromecast app & log in to our wifi). If you'd rather have an HDMI cable & adaptor for an iPad, let us know in advance. The remote control for the master bedroom TV has a button on the remote for Amazon Prime and/or Netflix streaming. KITCHEN: Big kitchen with glass table seating for four (2 extra folding chairs in front closet if needed). OUTDOORS: Grill; backyard firepit and patio heater with cozy furniture under gazebo to enjoy (note: will be removed for the winter). The house is on the second block of a dead end street, so its fairly quiet. UPSTAIRS: This is a two-family home, and there are awesome tenants upstairs. They know to step lightly late at night, but keep in mind that occasional squeaking of floor boards cannot be helped. If noise is EVER an issue, let me know during your stay, so I can let them know! They are super respectful and usually pretty quiet, but then again, we are sound sleepers :) We are accessible for questions and are somewhat local during your stay in our home (depending on the weekend). The house is walking distance to a brand new supermarket , restaurants, pubs, the Beekman Arts District, Skidmore College, shopping and movie theatre - fun whether you go out or stay in! Take a look at the Guidebook we've put together for places to eat and other fun things to do. It takes about 10 minutes to walk to Broadway, and about 15-20 for a leisurely walk to Skidmore. Entry is with a unique code made specifically for your reservation, which we'll send you prior to arrival (we have a keyless lock system). We love our home and it shows in how we care for it - its clean, neat and uncluttered. You'll probably love it too! (and we'd love it if you help keep it that way) Guest AccessHelp yourself to basic condiments in the fridge, and pots/pans. And of course the wifi! Off limits: our private stuff in drawers/closets; my office (with exception of walking through to get outside or lounging in the hammock). Interaction with GuestsInquiring guests MUST have a current and relevant profile (job/school, hobbies, etc) with a validated phone number on airbnb.com, and be able to provide a trip description. Please save us both time and do this BEFORE you send your inquiry, otherwise we'll assume you are not really serious about staying here. Questions are always welcome. Best means of contact is through the Airbnb messaging (the notifications get pushed to my phone so I can respond fairly quickly). The NeighborhoodSaratoga is a fun town, there is always something interesting happening - anything from a Dave Matthews concert at SPAC, to a civil war reenactment in Congress Park, Farmers Markets and Art Fairs. Getting AroundThe train station is only 5 minutes away (daily service to NYC 2x day); Megabus is an option during the Summer; nearest airport is Albany, NY. There are also cabs. Other Things to Note- Entry is with a unique code made specifically for your reservation, which we'll send you prior to arrival (we have a key pad lock system). This locks the door from the outside, so there is no need to turn the bolts on the back of the door (in fact, don't touch them as it'll deactivate the locking mechanism!)

The SpaceLiving in a 3-storied Victorian duplex (built in the early 1800's) has been a formidable and inviting task. This house has seen a lot of growth and a lot of living over the past 17 years! I suppose the most unique thing about our home would be the array of people, especially young adults who have sheltered here over the past 2 decades. The energy has always been welcoming, sometimes chaotic, but never, ever boring. Now we are looking to a new cycle and are welcoming a broader range of folks (like YOU!) to share a moment of your life with us! Welcome to the Spring Street Experience! Guest AccessGuests are welcome to share our common spaces on the first floor, including the front parlor (with piano), dining room and kitchen. WiFi is available in the bedrooms and Rich could be leaned on to share flatscreen time. We are very sensitive to different dietary needs ... please let us know if you'll need access to the refrigerator. The front porch swing might call you to people-watch during the warmer months. And we could make the washer & dryer available, if there was an unexpected need. (Our room and bath is up on the 3rd floor, btw.) Interaction with GuestsRich and I enjoy people. And we have pretty full lives ... We would love a chance to get to know you and to share in what brings you to Saratoga Springs. You should also know that we are sensitive to folks needing space and quiet. We hope to create a welcoming environment that will be comfortable and relaxed and will encourage you to feel free to come and go, as you please. The NeighborhoodWe live on the very settled Eastside of Saratoga Springs, just blocks from the Saratoga Race Track or Congress Park or downtown Broadway. In summer, Spring Street is very alive, with people walking and downtown street music rising on the breeze. During the rest of the year, our neighborhood settles into the hum of "regular folk" handling life, with families and neighbors of all ages and backgrounds. I love that Spring Street has a lot of artists, musicians, builders & craftsmen, teachers & professors, kids going to public & private schools, kids homeschooling, and environmentally- & civically-oriented people. We've got a deli & an Indian restaurant, a upscale tavern, a small music studio, and a rehab-ed school building from the early 1900's, which houses a range of non-profits and local artists & businesses. There's definitely some good energy in our 'hood! Getting AroundThere is public transit that you can walk to pick up (including a bus out to the mall) ... however, you will be able to park your car in our driveway and walk 8 minutes to the Saratoga Race Track or 10 minutes to Broadway, Saratoga's downtown and the beautiful Congress Park. Other Things to NoteWe do have several cats (and still miss our labrador very much). Please let us know if cats are an issue for you. I can clean and air the room and close it off for a few days, which might help the comfort of your stay. PARKING Please note: Alternate-side-of-the-street Parking is available (8 a.m. transition, except for Sundays). It may be possible to work out off-street parking with prior arrangements, but this cannot be guaranteed, given other guests and family accommodations.

The Space...just because. Living in a 3-storied Victorian duplex (built in the early 1800's) has been a formidable and inviting task. This house has seen a lot of growth and a lot of living over the past 17 years! I suppose the most unique thing about our home would be the array of people, especially young adults who have sheltered here over the past 2 decades. The energy has always been welcoming, sometimes chaotic, but never, ever boring. This side of our house is normally rented in 2 cycles: Sept thru June & for the 6 weeks of Saratoga's Horse Racing Season, better known as "Track Season." We are opening the 4-bedroom, 2-1/2 bath home for only a 10-day window ... a "once in a blue moon" opportunity! Welcome to the Spring Street Experience! This home is fully furnished, with living room, dining room, kitchen, small side porch & patio (with grill), washer & dryer, powder room on the first floor, bedrooms #1, 2, & 3 plus full bath on the 2nd floor, and bedroom #4 plus full bath/shower on the 3rd floor. There is a flat screen TV with cable access and WiFi, as well. And, of course, we encourage you to enjoy Spring Street while sitting on our front porch! Rich and I enjoy people. We live on the very settled Eastside of Saratoga Springs, just blocks from the Saratoga Race Track or Congress Park or downtown Broadway. There is public transit that you can walk to pick up (including a bus out to the mall) ... however, you will be able to park your car in our driveway and walk 8 minutes to the Saratoga Race Track or 10 minutes to Broadway, Saratoga's downtown and the beautiful Congress Park. We do have several cats (and still miss our labrador very much), who live on our side. Unless the sneak over to see what's happening, this side of the house is pet-free. Guest AccessThis home is fully furnished, with living room, dining room, kitchen, small side porch & patio (with grill), washer & dryer, powder room on the first floor, bedrooms #1, 2, & 3 plus full bath on the 2nd floor, and bedroom #4 plus full bath/shower on the 3rd floor. The SpaceCute newly renovated house on the west side of Saratoga Springs with a private bedroom and full bath for your use. Bedroom has one queen size bed. The house is one mile from the Saratoga Performing Arts Center (SPAC), 3 miles from the thoroughbred or standardbred race tracks and 2/3 mile from Broadway. Broadway is within walking distance and is home to tons of shops and restaurants. I can recommend several of each! Also, Beekman Street Art District is also walkable and a fun way to spend an afternoon. SPAC has 2 golf courses, walking trails, and in the wintertime you can snowshoe or cross country ski. Of course in the summer the performing arts center has great performances nightly. I am also particularly fond of the Roosevelt Bath and Spa at SPAC, where you can soak in a mineral bath and get a massage or body wrap. I am also a hiker and mountain biker and kayaker and can recommend hikes, bikes or floats in the area. Less than a mile away is the Saratoga Springs train station which is a depot for Amtrak as well as the Saratoga-North Creek Railway, a scenic train ride to the North Country. Muffins, juices, coffee, tea are provided, self serve, in the morning. High speed wireless internet and cable TV are available for your use. I have one cat who minds her own business. Entire house is available for rent during track season. Contact me for details. Guest AccessGuests can come and go as they please, I'll provide a key. The SpaceIn an 1840s-style Gothic Revival cottage built in 2005, this single is charming and cosy, with a good bed and adjacent bath with tiled shower. Walton Grove Cottage is a house in Saratoga’s North Broadway neighborhood, set in a small private garden on a quiet, peaceful street. As you enter the dining room through two of the house's six Tudor arches, your eye is arrested by a ten-foot wide mural of the United States Hotel (phone number hidden)), the 768-room hotel that once anchored our center city. You would enjoy your stay at Walton Grove Cottage! .

The SpaceAn L-shaped home with an open floor plan, light comes in from every side. Originally a Cape Cod style house, in 2012 we added a 1000sf architect designed addition to the back. The first floor has a gourmet kitchen, open to both living rooms. The living room of the cape combines traditional warmth with danish modern furniture. The new living room is 60% glass walled and opens to a large deck. Both rooms have TV, DVD, and wi-fi enabled stereo systems. Upstairs, in the older part of the home, there is one large bedroom with queen bed, an adjacent full bath, and then a combination laundry room and study (the architect made it work). On the second floor of the addition there is a light filled bedroom with corner windows, a built-in desk, and a twin bed with a pull-out trundle. Opposite it is the master suite replete with walk-in closet, full bathroom with two sinks, and a sleeping room with a king-size bed. Ceiling fans are in most rooms if you would rather not use the A/C units. Guest AccessWith the exception of the basement and garage, guests have access to the full house. Interaction with GuestsWe will try to greet you on arrival and say goodbye at departure but will not otherwise be on the property. The NeighborhoodThe neighborhood is a mix of victorian mansions and renovated middle class housing from the turn-of-the century. We are a 5 minute walk to the Skidmore Campus and to its Tang Museum and Zankel and Filene Concert Halls. In the summers there are events most nights of the week. One block away there is a city playground and athletic fields. The home is a five minute drive to the polo grounds and a 10 minute walk to the center of downtown. Across the street is the stop for the bus line that runs across town to the Racino and which also has a stop two blocks from the track. There is no need to have a car but, if you do, there is off-street parking. We have a pizza shop two blocks away but you'll need to walk another two to get to the 12 screen movie theater and grocery store and then one more to get to downtown and all that it has to offer. Getting AroundAcross the street is the stop for the 473 bus line that runs across town to the Racino and which also has a stop two blocks from the track.
